WA’s talented designers are adept at taking their clients’ dreams and turning them into stunning realities. This was certainly the case for the family of keen water polo players who hired building designer Jason Saunders to design an indoor swimming pool area they could use year-round. Turn to Page 30 and see the fabulous result. The team at Western Cabinets expertly created an Indonesian-inspired kitchen and bathroom for a client who spent years working on high-end residential properties and hotels in the region and wanted to re-create a Javanese meets Balinese feeling in his home. ERFECT for families with older children yet to fly the nest, the Savana by APG is almost two homes in one. As well as spacious, light-filled, everyday areas to enjoy together, this Lakelands display has two very separate bedroom wings to give everyone a great sense of independence. The upper level is purely for the parents, with a large master suite leading out to a private balcony. deliberate design decision to make the minor bedroom wing feel very separate from the rest of the house. “We wanted to give the minor bedrooms and second living room a sense of detachment as the children’s wing, without totally separating the rooms,” Leo says. “They still have easy access to the main living areas and the outdoors.” Raking ceilings and highlight windows are features of the open-plan kitchen and living area and help make the most of the home’s long northerly boundary. “You only need to walk into the home to understand how capturing the light with high windows on the northern side transforms the way the home feels,” Leo says. “It’s a great way of maintaining privacy without compromising on the amount of natural light you let into the home and could work for most rooms.” Silky smooth styling in the kitchen is accentuated with warm colours, handle-free drawers and overhead cupboards, a stone-topped island

bench and a bank of stainless steel appliances that includes a built-in microwave and an integrated coffee machine. “The concept of multiple ovens and cooking equipment is becoming more popular and requires well-thought-out space to accommodate the appliances and still make sure the area functions,” Leo says. A sleek induction hob sits beneath an integrated range hood to help keep the styling clean and uncluttered. Even the integrated fridge and freezer are included in the Savana’s display specification so that buyers can easily replicate the whole look. Two sets of stacker doors open up the side of the living and dining area to the Savana’s double-sized alfresco. “Outdoor areas are becoming a mirror of the indoors,” Leo says. “You should be able to sit and eat at a table or relax on a sofa whether you are inside or outside the home. Essentially you have dining and living spaces in both areas.”

A selection of double-storey homes – starting at under $200,000 and designed to fit on smaller blocks – has been launched by MyGen Homes to meet the demand for affordable housing

N

EED to put a two-storey home on your block but not sure your budget will stretch that far? MyGen Homes has launched a new range of designs that may offer the solution. The MyGen2 range is a collection of twostorey designs starting at just under $200,000. Created with affordability in mind, the homes are perfect for the growing number of 10 and 12m-wide blocks available now. “Demand for affordable two-storey homes is on the increase because blocks are getting smaller and a two-storey offers an opportunity for a reasonable garden while still maximising house size,” says Ian Anthem, sales and marketing manager at MyGen Homes, part of the Highbury group of builders. “Many people also have a block with views that they can’t afford to enjoy.” There are currently six designs in the MyGen2 range and this is expected to double by the middle of the year. “There has been a gap between the large MyGen single-storeys and the smaller Highbury product,” Ian says. “MyGen2 aims to fill that gap with a range of two-storey homes priced between $200,000 and $300,000.” Anthony Budimlich, the senior building and design consultant at the company, says the MyGen2 designs are ideal for every generation, from couples just starting out, to families and retirees.

He says the competitive pricing and the contemporary designs with their considered zoning will also appeal to investors, particularly those wanting to build a property that can be rented to several occupants, such as university students or young professionals. At $198,800, the three-bedroom Mod is the cheapest house in the MyGen2 range. Offering 164sq m of accommodation, it fits a 13.9m-wide block but can easily be tweaked to suit a 10m-wide site. At the top of the range is the 240sq m Emporio. Priced at a little under $250,000 with the standard MyGen2 specification, the Emporio is a family-sized home with an activity room, home theatre and balcony, plus a study that could be turned into a fourth bedroom. “The Emporio is perfect for our northern beach suburbs where there is an opportunity for sea views,” Anthony says. The slightly smaller Vibe has a dedicated upstairs kids’ wing, a study and a home theatre, while the Espresso has a rear master suite and an alfresco off the open-plan living area. Mindful of using every bit of available space on a narrow site, MyGen has incorporated a study nook under the stairs in the Studio. There is also a covered alfresco linking the living area and the garage. A good option for investors targeting the rental market is the Rave, which has a large

downstairs master suite and two bedrooms and a study area upstairs. MyGen Homes has picked the Emporio, the MyGen2 flagship design, to turn into a display home. Featuring extra touches such as high ceilings and stone benchtops, the display home will be built in Harrisdale and is expected to open this winter with a price tag of just over $280,000. Paula Evans ✱ For more information, contact MyGen Homes, Kewdale, phone: 1800 806 803.

IRVAC has teamed up with a range of WA builders to offer houseand-land packages in the coastal community of Bridgewater, near Mandurah, with prices starting from $326,990. To sweeten the deal, $14,500 is being provided for fencing, landscaping and an early settlement rebate. The new house-and-land packages are being offered in conjunction with a selection of wellknown builders including Ross North Homes, Domain Homes, MyGen Homes, Highbury Homes, Commodore Homes, National Homes, Wow Homes and 101 Residential. Matt Ford, general manager at 101 Residential, says the “101 Twelve” house-and-land package, priced at $326,990, includes a five-bedroom, two-bathroom home with a double lock-up garage. There’s also the option to upgrade to a larger home or one with a second level. “The home also offers a flexible design so the homebuyer can choose to add an additional level with a further two bedrooms or a spacious guest suite, and is sustainable with a 6-star energy rating,” Matt says. “In addition to the bonuses being offered by Mirvac, for a limited time 101 Residential is also offering a free upgrade package, including Essa Stone kitchen benchtops and 31-course ceilings to the main living areas, worth approximately $10,000. Floor coverings, site works, wall paint, window treatments and landscaping costs are additional.”

Wow Homes sales manager Jon Greshon says the “Zone Ruby” house-and-land package, priced at $342,950, puts the emphasis on location and lifestyle. The family-size home features four bedrooms, two bathrooms and a double lock-up garage. “It is all about lifestyle, so we have designed the living and kitchen areas at the back of the home so they integrate with the garden,” he says. “Along with creating an indoor-outdoor feel, the layout is ideal for entertaining. We have designed the theatre at the centre of the home, with all the rooms structured around it, to further promote that fantastic lifestyle.” Mirvac WA chief executive officer Evan Campbell says the range of new house-andland packages now available at Bridgewater means those looking to buy in the community have a variety of options available to them. “For those wanting a turnkey price and the work already done for them, the home-andland packages are a great option, particularly considering the exceptional value that our partner builders are offering,” he says. “We have also released the remaining homesites in Peppermint Retreat, which means those looking to secure a homesite and build themselves have plenty of choice.” Bridgewater is a five-minute drive from Mandurah city centre and less than an hour’s drive from the Perth CBD. ✱ For more information, phone: 9424 9989 or visit www.mirvacbridgewater.com.au.

Demand for house-and-land packages will send prices up in the near future, warns Aspen Living CEO Brendan Acott

R

ECORD low unemployment, pressure on housing stocks and a tight rental market – these are sure economic indicators that there isn’t a better time than now to buy a block of land and build a house in Perth. These factors lead to a focus on our houseand-land market. It is a known fact that the prices of house-and-land packages have come down over the past couple of years following the boom of the mid-2000s and subsequent global economic issues during the GFC. However, sales are beginning to pick up and will continue to do so in 2012. With the demand for homes increasing, costs are unlikely to drop further. This is based on several key financial indicators.

Interest Rates A strong increase in demand for houses in Perth and, interestingly, the South-West has been seen since the beginning of October 2011 when the

Reserve Bank of Australia first mooted a reduction in interest rates, coupled with the most recent interest cut passed on by lenders in December. These rate cuts are an important factor when predicting future property prices. The last time rates were cut in consecutive months was in September and October 2008 – and over the 12 months that followed we saw the median Perth property price rise from $436,000 to $460,000 in the September quarter of 2009. This provides a positive sign for the house-andland sector in the next 12 to 24 months.

Forward outlook We have experienced a period where sentiment in the global markets has been dictated by fear and has driven people away from the housing market. This, in turn, has driven prices down to the most affordable levels they have been for many years. During this period, the population has continued to grow at near record levels, but people have chosen to rent rather than buy. This has made the rental market incredibly tight and subsequently seen competition for rental accommodation

increase dramatically, which has simply resulted in higher rents. With interest rates going down and housing loans becoming generally easier to obtain, we are fast nearing a point where it makes less sense to rent. With developers and builders offering some good incentives, the arguments to buy a block and build a home are compelling. Australia, particularly WA, is set to outperform other nations, given our proximity to Asia, mining profits and the current investment boom. The Asian region will continue to drive strong growth. Commercial property in WA also has a positive outlook with low vacancy rates and restricted supply. I expect rents will increase and yields will firm up with office and industrial properties set to outperform those in other states.

make significant investment decisions, such as the acquisition of their own home. West Australians are better placed to feel secure in their jobs than most Australians given the national unemployment rate is 5.2 per cent. Thanks to the good, steady economic climate, unemployment rates are forecast to drop further.

Population growth Pressure on housing stock both for direct investment and rental accommodation will strengthen as a result of continued population growth underpinned by strong state economic growth. The Federal Government has indicated a willingness to concentrate migration to the powerhouse states of WA and Queensland. As the US and particularly Europe continue to struggle, the lifestyle and employment opportunities available here in WA will only continue to be attractive to overseas migrants and subsequently see our population grow. Population growth and employment rates go hand in hand and they both increase in periods

Employment WA’s unemployment rate is at near record lows at 4 per cent and looks to remain tight for the foreseeable future. The ability for people to feel secure in their jobs or the fact that they can readily obtain another provides people with confidence to

of economic acceleration. When employment opportunities drop – as they did in 2009-10 – migration also drops at a similar rate. From 2008-09 to 2009-10, overseas migration almost halved due to the diminishing job opportunities brought on by the economic downturn. Where there are more employment opportunities available – which is what we’re beginning to see as a result of the second boom – interstate and overseas migration will increase and put pressure on housing demand, reducing vacancy rates and pushing up prices. Pictures: Mark Griffin, Jacaranda Photography

Supply of housing The supply of housing for direct occupancy or rental accommodation since the onset of the GFC has been limited – all the while our population growth has continued to outpace supply. While the existing owner-occupier and newhome markets have been sluggish, demand for rental accommodation has increased significantly. We are now regularly seeing tenants entering into bidding wars to secure a place to rent, which has in turn driven up rents consistently.

In addition, metropolitan Perth’s vacancy rate has diminished to just 2.5 per cent with a median weekly rental of $395. According to a report published by Demographia after a recent survey of 325 housing markets in eight countries, housing affordability in Perth has improved considerably since the height of the market in 2006.

OMMODORE Homes is confident the five-bedroom Corsica is a family-sized home with a competitive price tag. At just over $216,000, it fits comfortably into a 15.08m-wide block, making it a good option for buyers looking to move into many of today’s new estates. On display in Alkimos, this contemporary home may have five double-sized bedrooms but this doesn’t mean buyers have to forgo any of the living and entertainment spaces they want. “Not everyone wants low-maintenance,” says Andrew Shue, brand manager at Commodore Homes. “Some families enjoy a larger living area, especially if they have more than two children. The fifth bedroom can also be an ideal guest room. “With this home, our customers still have the web zone, the home theatre and the alfresco. Nothing is sacrificed.” Andrew says clever design was the trick to getting so much home on the block. “It’s all in the way the home is situated and it’s about making the

most of every available centimetre of space,” he says. The Commodore design team has created a contemporary kitchen in the centre of the house, wrapping a section of benchtop around one corner of the kitchen to connect it to the laundry. Placing the laundry directly off the kitchen is a design feature that is appealing to an increasing number of buyers, especially as it also keeps the hum of the washing machine away from bedroom areas. Stainless steel appliances by Technika, including a curved glass range hood, have been combined with a smart two-tone kitchen cabinetry design, a double-door pantry, a display shelf above the fridge/freezer recess and an island bench with integrated breakfast bar. “Our homes appeal to busy families and quite often that goes hand in hand with lots of social activity, so the kitchen is the command centre,” Andrew says. “It’s important to have a place where people can gather, but that above all is still functional and practical.” The open-plan living and dining area leads straight to the alfresco, creating an extra sense

of space and that vital indoor/outdoor relationship that buyers seek. “Natural light is utilised to its fullest extent, with sliding glass doors out to the alfresco and windows through to the web zone from outside,” Andrew says. The designers have made sure there are some extra finishing touches in the Corsica, especially in the master suite with its big walk-in wardrobe and open-style ensuite with square double vanities and double-sized shower. Positioning the web zone close to the four minor bedrooms has provided a dedicated wing for younger members of the family, yet the half wall separating the web zone from the kitchen means the computer area is not isolated. Dressing the opening between the two rooms with timber shutters offers great versatility. The home theatre can easily be enclosed to become a dedicated movie-watching retreat, while the store in the garage provides plenty of room for stashing toys and sports equipment for outdoor fun. Commodore has also created a scaled-down version of the Corsica to fit a smaller budget. Paula Evans

All the wardrobes come fitted with shelves, drawers and hanging rails, there is a dedicated coat cupboard in the entrance hallway, the ceilings in the entry, living area and home theatre are all 31 courses high, and the alfresco ceiling has been lined with timber. Both the ensuite and the second bathroom feature twin vanities, good-sized showers and designer tapware, and the ensuite has the bonus of a bath, too. Anthony says a bathroom should be a retreat to encourage relaxation at the end of a long day. “The ensuite contributes to this feeling with a mix of openness and privacy inspired by the layout of luxury hotels across the globe,” he says. “The addition of the raised bath adds another element of sheer indulgence and has proved to be very popular.” The focus on uncomplicated luxury is highlighted in the Marque’s front facade where the builder has created a feature pier clad with silver travertine as a subtle contrast to the neutral render of the walls. For buyers who love the layout of the Marque but don’t need all the space or finishing touches, the home can be built from just over $200,000. Paula Evans

A

FEATURE-PACKED family residence designed for entertaining, the Marque by National Homes invites the family chef to take centrestage. The cooktop has been placed in the kitchen island bench to keep the chef in the heart of the action and give this showpiece kitchen celebrity-style status. “With the preparation and cooking areas both facing the alfresco, the chef is no longer ‘stuck’ inside but can interact with family and friends while enjoying the fresh air,” says Anthony Staltari, general manager at National Homes. It’s just one of a number of trends that National has highlighted in the Marque, which is on display in Alkimos. There are side-by-side ovens and a built-in microwave and coffee maker, plus a wine rack and space for a wine fridge in the bar area that has been created to one side of the kitchen. “Kitchens now not only have to look great, but they also need to be thoughtfully designed for functionality,” Anthony says. “This means plenty of bench space for preparation, ample storage and ergonomic placement of appliances, allowing you to cook efficiently.” Anthony says visitors to the Marque have certainly been impressed by the amount of storage in its kitchen, from the number of cupboards and drawers, to the integrated appliance cupboard with bifolding doors that keep essential gadgets out of sight but still easily accessible. For those buyers who need somewhere to set up the laptop and charge the mobile phone, the bar area could easily do double duty as an e-nook. Both the kitchen and the open-plan living area blend seamlessly with the alfresco as the designers at National have used two sets of stacker doors opening out from a slender corner post. “The home was designed with entertainers in mind and the stunning open-plan indoor/ outdoor living space really reflects this,” Anthony says. “It’s unlike anything we’ve ever done before and has proved to be a very popular design.” In the family room, the low-line gas fireplace is included in the Marque’s impressive display specification, which comes in at just over $300,000.

T

HE Kimberley by WA Housing Centre shows first homebuyers just how easy it is to pack a lot into a small space. Designed for today’s compact cottage-style lots, it’s a three-bedroom home with generous living areas, plus a home theatre and an alfresco. “The brief for this design was to make the most of every inch of space,” says Clayton Halloran, brand manager at WA Housing Centre. “We wanted the home to flow well from front to rear and give a feeling of light and spaciousness, while zoning the home so everyone had their own place to retreat to when they wanted to.” On display in Ellenbrook, the Kimberley responds to demands from first homebuyers, including young families, for contemporary, affordable designs that really work on a 12m-wide block. “We have recognised a significant increase in cottage-style homesites in the new estates in Perth and smaller ‘infill’ lots in established areas,” Clayton says. Buyers may be working with a compact block,

but Clayton says they still want a thoughtfully designed home with good-sized bedrooms and either a home theatre or study, or both. “For most homebuyers, an alfresco area or courtyard is a non-negotiable inclusion so that they can enjoy the outdoors and allow plenty of natural light into the indoor living areas,” Clayton says. The open-plan dining and living area in the Kimberley connects to the alfresco via a set of sliding doors, creating the all-important indoor/outdoor design element that buyers look for. Big windows to the side of the living space accentuate the openness. Sleek and modern, the kitchen features an island bench with integrated breakfast bar, plus a display shelf above the fridge/freezer recess, a bank of overhead cupboards, plenty of workspace and stainless steel appliances, including a hotplate with wok burner. Buyers who love to entertain friends and family at home will appreciate the easy flow from one space to the next and the ability to create a big party space or separate, more intimate entertaining areas.

“While there’s a focus on creating an ‘entertainment space’ in the rear living areas, we specifically wanted the Kimberley to also have zones dedicated for privacy and quiet time, so the bedrooms and home theatre have been positioned away from the main living areas,” Clayton says. The master suite with its walk-in wardrobe and ensuite is in the front of the home, while the two minor bedrooms and second bathroom have been grouped together. The laundry has been placed just off the garage at the rear. Clayton says having the garage at the back of the house gave the WA Housing Centre designers the opportunity to work with the entire width of the front elevation. The result is a welcoming front facade that draws on the traditional Aussie veranda for extra street appeal. Creating an additional outdoor space to enjoy, the veranda wraps around one corner of the elevation to add shade to the porch and keep the worst of the summer heat off the front windows. The gate may self-close, but must also self-latch without slamming it shut. These are only a few of the most common

An approved safety barrier must be in place before the pool is filled with water. The local council approves the installed barrier. If the barrier is insufficient or found to be non-compliant, the pool cannot be filled with water, so it is best to get the barrier right the first time. Read the requirements carefully (available from your local council) or engage an experienced contractor to ensure the installation meets the minimum standards.

OST people would be aware that approval is required before installing a swimming pool. Concrete, fibreglass or vinyl-liner pools all need approval, as well as aboveground and even temporary pools. The reason for the need for a building permit for swimming pools is not necessarily to check structural or other building compliance requirements, but to ensure the pool has suitable safety barriers in place.

We are thinking about buying a house-and-land package rather than buying the block first and then building. What do you think about that? House-and-land packages are a common form of arrangement in WA. Many builders have close links with major land developers and can offer a package to clients. For “time poor” first homebuyers this can be an effective path to home ownership. There are a few things to look out for when thinking about this type of arrangement.

For example, look at the size and orientation of the block and whether the house design you choose will fit on the block, without major modification. ✱ Look at items such as site costs and how they are treated. Are they fixed or provisional estimates? ✱ Are landscaping, driveways, crossovers and fencing included in your package price? ✱ What about internal offerings such as carpets and curtains? Each package deal is likely to offer different things so be sure to check each offer carefully before deciding on which one you want.

Another important thing to note is that spas are also required to have a barrier installed so that access is restricted, regardless of whether children reside there or visit the home. Is your spa approved? Check with your local council. They are required to inspect pools and spas regularly. ART TRANSPLANT When you pick up an antique or a work of art at Artepodean, owner Gerard Chipper will be more than happy to give you not just the name of the artist but also the history behind it

A

RTEPODEAN owner Gerard Chipper has been collecting art and furniture for more than eight years and says it was only logical that he turned his passion into a business. “My collection had developed to the point where I was happy with selling off some of what I had so I could buy other pieces,” he says. “It forces you to look at what you have and what you like. Some customers ask how I can stand to part with a lot of the items, but that’s the point.” Gerard says he knew of similar businesses in London and the eastern states and felt there was a place for his store in Perth, particularly near the interesting shops and amenities in the neighbouring suburbs of Mount Lawley and Highgate. “I liked the warehouse style of displaying the furniture and the objects and I was just lucky enough to find one in this area,” he says. The Artepodean gallery, which opened in March last year, sells an eclectic mix of vintage, mid-century modern, industrial, Art Deco, antique and decorative objects as well as fine art.

Many of the pieces in the store have a Scandinavian style or influence. A vintage Eames lounge chair with ottoman and a vintage Chesterfield lounge, which was originally sold at Harrods in London in the 1960s, are among Gerard’s favourite pieces. He says the Eames lounge chair and ottoman are particularly interesting and “quite rare” in Perth. “There are so many bad copies out there that are being made,” he says. Gerard says he also carries antiques in the store because many of his customers have a keen interest in them and are looking to add something different to their homes. “Many customers have extensive antique collections and have started to mix in Scandinavian pieces, which, when done correctly, works well,” he says. Gerard is also interested in modern design and supporting local artists. Perth designer Marc Ferreira has a credenza and his “What Is the Time?” clock on display in the store. “There are some really unique pieces coming out of Perth,” Gerard says.

Artepodean’s customers like the fact that each item has a “bit of history” and that Gerard can tell them about the artist who made it or the era it came from. “Rather than just selling them a lamp, we try and place it in the period it came from,” he says. Kristy Symonds

SHANNON LUSH Queen of clean

Not on display

It doesn’t matter what type of surface your outdoor area walls and uprights have, they can all do with a good wash at least once a year. Always start by sweeping them down with a clean, soft kitchen broom to remove dust and prevent runnels of dirty water dripping down your surfaces. Most surfaces such as brick, paint, timber, sheet metal, fibreglass, plastic, composite or polycarbonate will respond well to simply being washed down with a little dishwashing liquid in a bucket of warm water, applied with a soft, clean kitchen broom. Don’t forget, when the surfaces dry, to apply a small amount of lemon oil to keep spiders away. Two drops of lemon oil wiped across the head of the broom and swept over the entire surface will keep spider webs at bay for anything up to three months. Cleaning the exterior of windows and glass doors with a little white vinegar and paper towel is by far the best way I have found to make them sparkle. Always clean the outside in vertical stripes so that if rain hits the windows it runs down and off rather than leaving track marks (this means you don’t have to clean your windows as often). Cleaning window and door frames is just as important. To clean your unpainted timber frames or aluminium frames, put a couple of used teabags into the toe of a pair of pantyhose and wipe them over. Tea is a great cleaning agent and degreaser. In the case of the aluminium, the tannic acid in the tea removes aluminium oxide (that white powdery stuff that collects the dirt and jams up the sliders and tracks). In the case of untreated timber, the tannins replace the lost tannins in the timber bringing its colour back to the original. For painted timber sills and frames, use your lavender spray (one teaspoon of lavender oil per litre of water in a spray bottle) on a pair of rolled-up pantyhose to clean off all the muck. Cleaning up the floors is next on the list and because we have so many different kinds of floor types it’s best to follow the directions given in the table on the left.

interiors ✱ Available in six stone patterns ✱ Suitable for kitchen countertops,

Long-lasting and hard-wearing engineered stone is now the most sought-after surface for benchtops and is fast becoming a standard feature even in the most basic new home

B

ENCHTOPS have changed immeasurably over the past decade, taking their place as the focal point of many an Australian kitchen and bathroom. Where once we were satisfied with bullnosed laminates in a limited range of colours, homeowners are now demanding hard-wearing, long-lasting surfaces in a myriad colours, textures and thicknesses. This is due, in no small part, to the rise of the engineered stone surface. Comprised primarily of quartz, engineered stone is designed to mimic natural stone slabs such as marble and granite, without the associated maintenance. Engineered stone surfaces have cornered the benchtop market over the past few years, and are now included as standard in even the most basic display homes. The popularity of stone-looking surfaces has not gone unnoticed by manufacturers of laminate and acrylic benchtops, who have moved quickly to produce their own versions. These too are set to be popular over the

coming years, offering as they do a slightly cheaper alternative to engineered stone but with a similar stone-slab look. “Stone provides classic beauty and continues to hold its place in the marketplace as one of the most desired surfaces,” says Laminex marketing manager Jared Dinneen. “Until now, the technology has not been available to replicate a pattern that captures the intricacy and visual drama of a real stone slab.” Meanwhile, new colours, textures and patterns continue to hit the market. “Lighter colours have always dominated in Australia, however, we’re certainly seeing a steady demand for greys and, on the other end of the spectrum, brighter colours,” says Gary Isherwood from Cosentino Australia. “With the influx of contemporary furniture designs, these colours are increasing in popularity as they better complement the look.” According to Andrew Dixon, CaesarStone Australia sales and marketing manager, there

CULTURED CREATION The North Beach home has a strong Javanese vibe and the challenge Simon Cox and the team at Western Cabinets faced was to design and build a kitchen and ensuite to complement this theme

H

AVING spent many years working on high-end residential properties and hotels in Indonesia, the owner-builder of this North Beach home had an excellent knowledge and love for Javanese culture and style. In order to re-create the peaceful and serene lifestyle that Javanese and Balinese homes offer, the owner approached the team at Western Cabinets to come up with kitchen and ensuite bathroom designs that complemented his vision. Western Cabinets designer and sales manager Simon Cox says fittings, furniture and sculptures were imported from central Java and Bali for this inspirational home.

HOME

Simon says the client was very clear about wanting a sleek, modern kitchen with an Indonesian-inspired vibe. The state-of-the-art kitchen in the home is deceptively simple. Two integrated fridge/ freezers, semi-integrated dishwasher, slide-out range hood and microwave behind a pneumatic lift-up door minimise the visual, sometimes cluttered impact appliances can make. “Hiding all this within the cabinetry gives the kitchen a clean look,” Simon says. An under-mounted sink was chosen to enhance the benchtop design and smaller appliances are neatly hidden away in an appliance cabinet, which has bifold doors. Simon says the kitchen has also been

equipped with an incredible amount of storage space. “A row of extra-height cabinetry was added to create enough storage space for items that are not used regularly,” he says. “Drawers form the main system for storage in the kitchen with ample room for things such as pots, pans, spices, oils and sauces close to the hotplate.” The double-door pantry, with internal pullout drawers, is perfect for storing food while a large twin bin and under-sink drawer system with removable bins can be used to store detergents and dishwasher tablets. “To further streamline the appearance, the base and overhead cabinets have been designed without handles while the tall cabinets have

simple, yet elegant chrome handles,” Simon says. “The sink was placed on the same bench as the hotplate to leave the island bench totally free for food preparation and socialising.” CaesarStone benchtops in buttermilk and burmese teak add warmth to the kitchen. “The combination of the clean, minimal lines with the soft, natural tones gives the kitchen a contemporary feel and does not take anything away from the rustic charm and beauty of the imported furniture and fittings,” Simon says. Although the kitchen is “reasonably large”, it is yet simple in form and quite understated. “A special feature about this kitchen are the surroundings,” Simon says. “The moment you walk into this property you are in a different world – one where it’s almost impossible to feel anything but relaxed. “Everywhere you look there are signs of the Javanese and Balinese style and culture.”

Simon and the team at Western Cabinets were also responsible for the design and manufacture of the stylish ensuite in the home. The bathroom is similarly storage-smart. The two vanity cabinets are suspended and the overhead mirrors are set away from the wall to create storage behind as well as a feeling of lightness and space. The cabinetry fronts and benchtops are made from tasmanian oak with a dark stain and finished with a matt polish. The soft shapes of the Villeroy & Boch Loop and Friends basins complement the natural tones of the travertine marble floor and wall tiles. “Filled with natural light and soft tones, this ensuite sets the scene of peace and tranquillity,” Simon says. The Hillarys home designed by Jason Saunders of Arc Seven.1. Pictures: Andrew Pritchard Photography

A SHORE WINNER Building designer Jason Saunders of Arc Seven.1 moved a mature frangipani tree from East Perth to Hillarys to make the courtyard of this seaside home a standout feature

T

HE desire to take advantage of picturesque ocean views while catering to the needs of a growing family determined the design of this threelevel home at Hillarys. Building designer Jason Saunders, director of Arc Seven.1, says the weather conditions in this seaside location – including strong southwesterly winds and hot afternoon sun – meant creating a U-shaped design to provide spacious living areas that were protected from the wind and the glare of the sun. A centrally located, north-facing courtyard is one of the standouts of the design. It features a frangipani tree that had belonged to the grand mother of one of the owners. The tree was transplanted from East Perth to the Hillarys site to create soft, dappled light in summer and also offer some privacy. “It really opens up in winter when the leaves drop and takes advantage of the sun,” Jason says. The owners and their three teenage children are all keen water polo players, so a west-facing indoor swimming pool was installed for the family to train all year round. Jason says that the position of the louvred windows on the east and west-facing walls in the pool area took advantage of the wind to create natural cross-ventilation in the room. Slate cladding was used in the pool surrounds to create a soft yet contemporary look while the cedar-lined ceilings, which also feature in

HOME

the alfresco area, added the homely feel the clients were looking for. “We didn’t want to create something that was just seen as the fashion,” Jason says. “It really feels warm and comfortable despite being a huge home.” Arc Seven.1’s Nicole Tollman orchestrated the warm and contemporary interior design. The remainder of the ground floor houses the main living areas, guest bedroom, bathroom, study and a tiered home theatre. The owners prefer to do a lot of entertaining at home and enjoy cooking and using the kitchen area. For this reason, a lot of attention was paid to designing the open-plan kitchen, dining and outdoor spaces. “This entire space can be opened up and used as one area for a large party,” Jason says. “It was designed this way to allow for full use when needed or closed off.” Jason says the well-planned and workable kitchen was designed to be both functional for the clients and a space where their children could interact comfortably. He says a 1.8m-wide connecting gallery space that leads to both the main living and outdoor areas was an important part of the home. “We didn’t want the passage to be a little space. We wanted it to be a transitional space that felt comfortable to walk through,” he says. The three children’s bedrooms and ensuite bathrooms, the master bedroom with ensuite

and dressing room, a children’s entertaining space and a balcony are all located on the second floor. A loft on the third level functions as a parents’ retreat, which is predominately used as a library and music room but is flexible enough to be changed in the future. Jason says he was afforded the opportunity of revisiting the project since it was completed and, like the clients, was very pleased with how it all turned out. “Retrospectively looking at it, everything has worked out perfectly,” he says. Kristy Symonds ✱ This home was a finalist in the Building Designers Australia WA 2011 Building Design Awards Best Residential Interiors category and an entrant in the Single Residences over 450sq m category.

TREVOR COCHRANE the garden guru

TIME TO MOW ON In the final of a four-part series on how a waterwise garden was built from the ground up in Kings Park, Trevor Cochrane gives the lowdown on plant food and maintenance systems

A

LL the hard work invested in designing and building the ultimate waterwise garden will be wasted if you don’t maintain it properly. Maintenance is one of the most critical factors in having a beautiful garden and in making sure it’s waterwise. When you apply a synthetic fertiliser you are genuinely feeding the plants and stimulating instant and strong growth but you’re not building up the soil’s health – if anything, you’re depleting it. Synthetic fertilisers, or granulated fertilisers as we often see them sold, do have their place, but smart gardeners will use a combination of organic fertilisers with the occasional supplement of synthetic ones. To feed the gardens we have revamped around Mount Eliza House in Kings Park, we will be using a combination plant food called Lawn Builder Plus Organics. This clever product is a slow-release lawn fertiliser enriched with composted manure, seaweed, fish and organic biostimulants which helps build the soil’s health as well as the lawn’s health, ensuring a better looking lawn. Possibly the most important aspect of garden care is making it easy and using the best equipment. The maintenance of this lawn will be done using the legendary WA lawn mower, the Alroh. These mowers have been made in WA since 1951 and I know many people who have original models still working beautifully, which says to me they are a lifetime investment. The Alroh cylinder mower provides a clean,

HOME

precise cut that leaves the lawn looking sensational. Its scissor action means there’s less damage to the grass blade in cutting and because this lawn’s appearance is so important, we will use a dedicated mower to maintain this location. The lawn will not be cut by a mower that has mowed other weed-infected lawns. That means no introduced weed seeds, pests or diseases will affect the lawn, which is a common problem for people who get their lawn mowed by someone who also looks after another 20 or 30 lawns in the district. The original Alroh factory was in Subiaco and Alroh mowers are still made in WA today in Bayswater by MEY Equipment. There’s little doubt that an Alroh mower is something that can be handed down to younger generations as the quality of the machinery is magnificent and the maintenance it requires is minimal. These reliable, quality machines are for the serious gardener, but they don’t cost a fortune. One reason I wanted an Alroh lawn mower for this location was due to the many contours of the site and the size of the lawn. With its self-propelled drive, the Alroh makes caring for a lawn easy and because they are a cylinder mower with a roller they create the ultimate finish. There is some edging required here and there, but the majority of the maintenance required in a garden with this kind of layout is mowing the lawn and caring for it. The various shrubs, such as the Westringia fruticosa hedge, will require regular pruning

once mature, but apart from the odd trim of the roses it’s a low-care garden, something every gardener strives for. The design and the infrastructure introduced to this 100-year-old garden will see it look better and use far less water. I estimate it will use 50 per cent of the water it once did, once established. To test my theory, we’ve installed a water meter to measure just how much water it does use. It’s now on two drinks a week so we will see very quickly as summer and the exposed position does its best to dry out the soil and plants. Critical six-monthly maintenance will involve applying wetting agents and soil tonics such as Seasol. Doing this in the beginning of autumn and the beginning of spring is like an insurance policy for your lawn and gardens.

Using special treats as rewards can fast-track your dog to follow instructions and show good behaviour

W

HEN training your dog, it is important to have a sound grasp on how, what and when to use reinforcers. This improves and escalates training. It also builds a firm foundation of friendship with your pet. Exchanging food for preferred behaviour is an important way to teach your dog, as are other reinforcers that he/she finds desirable. Knowledge of what makes your dog tick is also necessary for successful training and behaviour modification. There are several methods to follow when attempting to modify dog behaviour. Here are some of them.

Q

Alison Goode, of Bornholm, has 60 rose bushes that have been seriously impacted by black spot – a terrible fungal disease. What can she do? Firstly, you need to take into account the environmental factors with the roses. Roses that are shaded or receive water over their foliage at night often suffer badly with black spot throughout the year. Roses that are planted too close together and do not get enough ventilation from wind passing through the foliage will also suffer badly. There are numerous sprays available through garden centres for these problems, but make sure you have the environmental issues sorted first. You won’t have to worry until spring but make sure by September you’re spraying as per directions and have resolved any of the issues I raised above.

Q

Maureen Winstanley, of Mandurah, says her wisteria has been growing well for six years, but doesn’t flower. It’s highly likely the climber is getting too much nitrogen, which encourages lots of lush growth but sadly not a lot of flowering. You can trigger flowering by making sure it gets very little water from May until June. This shock to the system should trigger a stunning flower display in spring. Trevor Cochrane

Like humans, dogs have their food preferences. Using top-quality food rewards is a quick way to ensure your dog puts in a good effort. Freshly baked lamb’s liver, roast beef, chicken, polony, sausages, frankfurters, other delicious fresh meats and cheese fall into the desirable category. Although your dog may normally enjoy dry food, using special treats will fast-track the learning process.

WHAT DOES YOUR DOG WANT? Your dog is the best barometer in determining what reinforcements are appropriate. Remember, it’s not always food. There’s a wide array of incentives to reward good behaviour and create the desired outcome.

Here are some examples: ✱ Adopt a positive, upbeat attitude when you pat

FOOD DELIVERY COUNTS It’s often more effective to reward worthy efforts by offering a number of small pieces of desirable food, in close succession. Do this while saying “Good dog!” and “Well done!”. The upbeat rewarding process is more enjoyable than handing over a single treat that fails to engage the dog. Training behaviour using positive reinforcement is all about being generous – not cheap or stingy. Use food in every new environment until the preferred behaviour has been established. Offer a variety of even better food treats with increased frequency when distractions abound.

VARIABLE AND UNPREDICTABLE Keep your dog interested. Don’t be too predictable or boring with your treats. Once the desired behaviour is learnt, become a bit more varied and unpredictable. Change from food to patting; play to praise or seek rewards. Keep your dog guessing about what good things could be coming next. Be smart with reinforcements throughout the teaching phase. Have patience and continue on through the countless repetitions it takes to achieve muscle-memory of the task. This will set you on the right track to getting the best out of your dog.

WATCH YOUR DOG Dogs that are able to ignore distractions and pay attention usually have interested, creative, energised handlers – people who are attentive to the dogs, to their environment, and who are aware of potential triggers. Do not miss or ignore opportunities to strengthen good behaviour. Pay daily attention to your dog and you will be rewarded with a good, respectful relationship. Obedience exercises are made up of a series of behaviours that aren’t inherently fun to repeat over and over again. However, if you have a sound understanding of what makes your dog tick and put this knowledge into practice, you will lift your training to a higher echelon. It is your relationship with the dog that takes over when the food rewards are no longer present. It is the previous reinforcement practise and guidance, as well as the consistent handling and management that will motivate your dog to perform at its best. You may think that only a keen, dedicated dog owner who is totally committed could achieve more than average results by applying these tips. But even making minor efforts can reap major rewards. Your dog is worth it! ✱ Check out Kathy’s website for her popular Intensive Workshop dates and other exciting seminar announcements, www.kathysdogtraining.com.au.

and praise your dog. ✱ Find the dog’s favourite spots to scratch. ✱ Offer toys and play with your pet. Involve

yourself in the play, not only by throwing balls. ✱ Give your pet opportunities for adventure,

such as sniffing out new places and interacting with new dog friends. ✱ An opportunity to run off-lead (or on a long line) is a favourite choice for many dogs. Using food is an important tool, but it’s also necessary to be more aware of what “turns your dog on” at any given time. While food shouldn’t be discounted, become more perceptive as to what motivates your dog and offer it in return for the desired behaviour.

GETTING MORE GOOD BEHAVIOUR The sensible use of various inducements that matter to your dog fast-forwards the learning process. However, this is not the same as giving your dog something that you think they should want.

Here are a few examples: ✱ You pat your dog but it shrugs you off. It

prefers the treat that you have. Therefore, the treat is the desired reward and the one the dog will work best to obtain. ✱ You give your dog food they normally enjoy, but it is much more interested in investigating a tree in the park. The tree has become the desired reward. ✱ You pat and food-reward your dog, but it wants to play with another dog. The companionship of the other dog is the most desirable reward. Don’t waste your time giving the wrong inducement. Basically, dogs, like humans, will perform acts if they have satisfactory rewards. The key to training success is to know which rewards your pet values and to use them in encouraging the

Stuffed proboscis monkey

I got this little critter last year while on holiday in Borneo. My friends and I went on a river cruise and managed to spot a family of them in the wild. They are amazing creatures. Electric frypan This is the No.1 kitchen tool I rely on for a quick and easy dinner. But when I’m cooking for a few people or I get a special request, I’ll use it to whip up my famous chicken nachos. Running shoes These runners were a splurge item and, as you can probably tell, they get a bit of a work-out. They’ve got a little extra cushioning in there to reduce the impact on my dodgy knee. The injury keeps me from running, but it doesn’t stop me enjoying a nice walk along the river. I’ve recently been introduced to the walking tracks around Heathcote and Applecross, which take in what has to be one of the best views in Perth. Ball gown I got a great deal on this ball gown while visiting London last year. It fits perfectly. Now I’m just waiting for a special occasion to wear it. Necklace This necklace was my grandmother’s. She died in New Zealand when I was very young. My dad inherited it and passed it on to me as something to remember her by. Ring It might look like a plain silver ring, but it really is a whole lot more than that. I had the phrase “This

too shall pass” inscribed on it to remind me to appreciate all of the wonderful things in life while they last, but not fret too much about the bad things as every situation is temporary. 7 Peanut butter This is easily my favourite food, but I must admit I’m pretty fussy about the brand and type. By the time you read this, the jar (pictured) will probably be long gone. 8 Galileo thermometer While it’s more decorative than scientific, it can give a good idea of what the temperature’s like within a few degrees. My aunty bought me this for my birthday when I first developed an interest in weather. I was about 10 years old and had just watched the movie Twister. 9 Cushion cover This is probably the quirkiest item in my home. I picked it up at a little stall in London’s Spitalfields markets. My boyfriend, who is a firefighter, had a good giggle when I brought this back from my trip. 10 Guinness Book of Records collection I started collecting these books in the mid-1990s. They are great reference books, but also something interesting to browse through when I have a few spare moments. The Earth records are a favourite. It’s hard to fathom just how extreme the weather can be in some places.
