The soaring panel of silver-vein travertine is an optional extra, while the concealed downpipes help to keep the whole look clean-cut and uncluttered. The first Broadway home to feature all four bedrooms on the ground floor, the Heston boasts a dedicated upstairs entertainment wing. There’s a light-filled retreat or study leading out through glazed double doors to the balcony, plus a particularly generous theatre room with angled walls and an optional platform for tiered cinema-style seating. The angled walls mirror the tapered design of the entry hallway below, where a double-storey void adds extra impact. “There is a real sense of space, which is important from a design point of view,” Peter says. Double doors lead off the entry hallway into the master suite, which features a lobby-style entrance to keep it private. Hotel-inspired luxury was the name of the game when Broadway designed the main bedroom and its open-style ensuite with spa bath, double vanity basins and double-sized shower with frameless glazed door. When it comes to everyday living and entertaining, the Heston has that covered in grand style, too. Two contrasting sections have been used to create the island bench in the kitchen that presides over the big open-plan living and dining area. There are sleek stainless steel kitchen appliances, including a concealed range hood and a built-in wall oven and microwave, a glass splashback, a walk-in pantry, numerous pot drawers and plenty of overhead cupboards with lift-up doors.

Your budget and your expectations are key factors in deciding how you should build, says Scope design and project management director Simon Herbert

Y

OU have found the perfect block or you are considering demolishing your existing home. The question now is where do you begin? If you are thinking of building a new customdesigned home, there are really only two options worth considering – the traditional architect/design approach and tendering out to builders, or the option of going direct to the builder via a display home. Because our company, Scope, comprises architects, interior designers and builders, all working independently for the customer, we are often asked about the advantages and disadvantages of each alternative. Either approach can suit particular customer needs as long as everyone is working towards the same goal. There are certain merits to each alternative and a lot depends on the client’s budget, any potential site constraints and the customer’s design brief and styling. The builder-direct approach has certain advantages, such as being able to walk through a display home and being able to touch and feel the home/products you are looking to include in your design. If the customer knows what they want and a certain display home ticks all the boxes, the design is already determined and you need look no further. This can save a lot of time in searching for that perfect design. While many builders allow for tweaks and

changes to an existing display base model, and may also allow full custom-designed homes with in-house designers/architects, there are other builders who are not as flexible with their designs and selections and generally do not allow too much variance from the initial base model. Many builders have perfectly tailored their businesses to provide a complete one-shop stop for new customers with in-house selection areas, in-house interior designers, and the benefits of streamlined systems and processes. In this regard, the builder-direct approach will be of benefit to certain customers. The independent architect/designer approach also has advantages and disadvantages. One of the major advantages of going down this path is owning the copyright of the design, therefore allowing the customer to go into a competitive tendering situation where multiple quotes can be arranged. Another advantage with this approach is the originality of the design, flexibility in material choices and bespoke construction detailing. Consequently, this approach means that the customer has to have a certain trust and faith in the architect/designer, as without being able to touch and feel products and not having a display home to walk through, they are relying heavily on this person to guide them through the process. A common analogy with using architects/

designers is that there is always the propensity for budget blow-outs. While this can be the case in some instances, if the documentation is concise and the design is “buildable”, this barrier can be overcome. Having an architect or project manager represent the owners through the construction phase also has pros and cons. One advantage is that it allows an independent party to evaluate the works. This can be helpful for customers who are timepoor due to family constraints and business commitments, or even clients who spend a lot of their time abroad. Obviously, there are costs involved and these need to be factored into the budget. Another question we often get asked during the design stage is whether to spend the money on the areas and volumes or on the finishing items. If money was no option you would achieve both, but with a budget in mind our philosophy is to make sure that we get the zonings correct. It is all about getting the spaces, volumes and flow through the home to synergise perfectly. Only by designing with this philosophy in mind, in conjunction with the clients’ budget, construction detailing and prestart estimation/feasibility costs, can the design and construction of a new, custom luxury home be truly realised and afforded.

ROM the kitchen garden in a window box, to the study that converts into a third bedroom, the Inception by First Home Buyers Direct is giving visitors lots to think about. Built boundary to boundary on an 11m-wide block of just over 300sq m and with a display price of just under $180,000, it’s a great example of what can be achieved when space is at a premium and the dollars need to stretch as far as possible. With versions of the Inception starting at $139,885, there’s also plenty of scope for first homebuyers who need to work with a smaller building budget in order to get on to the property ladder. “It was important for us to design a home that was efficient with the space we had to work with, flowed well and didn’t feel tight or closed in due to the restrictive dimensions,” says Chris Pottier, general manager at FHBD. Views to a neighbouring park have been captured and there is space for outdoor entertaining surrounded by easy-care, lawn-free gardens. The home may be on a compact site, but it feels nicely balanced thanks to good proportions and an easygoing flow from one room to the next. “We didn’t have a lot to play with, so an

extra 100mm in one room meant we had to take it out of another,” Chris says. “It might not sound a lot but every little bit contributes to achieving a well-balanced home.” Although confident that the Inception’s twobedroom-plus-study format was a winner on a small lot, FHBD has still been pleasantly surprised at the positive feedback from buyers. Chris says there’s been a pretty even split between those opting for two bedrooms and a study and those choosing to enclose the study to create a third bedroom at no extra cost. “We think the study design works really well, which is why we went down that path in the first place, and once people see it as displayed many seem to agree,” he says. At the heart of the Inception is a showpiece kitchen that looks out across the living and meals area to the alfresco. Double-hung windows either side of the cooktop open up to window boxes planted with herbs and vegies. There’s an island bench with waterfall ends and an integrated breakfast bar, a built-in pantry, lots of drawers, 900mmwide cooking appliances and a recess for the fridge/freezer. “The kitchen is very generous in size, as well as packing in a lot of features,” Chris says. High ceilings add volume to the living areas, while sliding doors open up

to the alfresco to provide that vital indoor/ outdoor connection. A separate lounge at the front of the home provides room for quiet relaxation or it could easily be turned into a studio or multifunctional space. Those all-important finishing touches that many buyers look for are again highlighted in the master suite where the designers have added double hanging rails to the walk-in wardrobe and double vanities and a doublesized shower to the ensuite. With energy efficiency and water conservation high on today’s priorities, the Inception illustrates passive-solar design principles and has been displayed with waterwise landscaping and subsurface reticulation. Shannon’s tip of the week HOW TO CLEAN MILDEW FROM CANVAS Add a kilogram of table salt to a bucket of water. Sweep it on with a broom, leave it to dry and then sweep it off with a stiff broom. Rinse with water, adding a couple of drops of oil of cloves to inhibit mould.

I bought this white windcheater Q (Picture 1), which is 94 per cent cotton and 6 per cent spandex with a black logo printed on it. I washed it separately because it was new and it was not until it was dry that I noticed several grey stains on the front, one on the sleeve and also one small mark on the hood. It appears they have come from the main print, however, that has not run at all. I have not ironed the top and have left it to get your advice on how to go about trying to get the stains out. As the more prominent one is on the front of the top, it has spoilt my new hoody. I am so glad you have not ironed it because this will make it so much easier to remove. There is a product called Colour Run Remover, which is made by Dylon. It comes in two forms, one for coloureds and one for whites. You will need the one for whites. Don’t follow the directions on the pack, I have a different and more effective way of using it. Mix one part Colour Run Remover to five parts water and stir it thoroughly.

Place a cotton ball behind the stained area and dip another cotton ball in the solution and rub it in circles across the stain, again and again, until it has been removed (make sure you wear gloves). I often find with a stubborn stain tha it is better to moisten it with the solution and then walk away and leave it for half an hour before going back to rub it again. Once you have removed the stain, wash it normally in a warm wash and dry it on the clothes line and not in the dryer. I’ve had a couple of disasters in Q cleaning the kitchen. Just ask my wife! Our cooktop (Picture 2) appears all cloudy and no matter what we clean it with, nothing helps. We’ve used bicarb soda and vinegar, gumption and other metal cleaners but to no avail. I’m not exactly sure what caused the problem and if it was something our cleaner or I used. Can you help? Also being a male, I did a stupid act one night and used a small metal object in trying to clean the inside of

our very dirty wall oven. Now my wife keeps telling me that I scratched the enamel surface and the bare metal is showing. I have tried to buy touch-up paint from Westinghouse, Bunnings and appliance repair companies but they do not know of such a product. Do you know if you can buy touch-up paint for inside enamel ovens? The reason your cooktop is cloudy is because something you used contained bleach, which has etched the surface. You will need to use some jeweller’s rouge (it is available from the hardware store – it is a kind of very fine grade, red-coloured, cream cutting compound) and a woollen buff that you can place on your electric drill (the kind used polish your car). Apply a very thin layer of the jeweller’s rouge over the metal and then use your electric drill with the buff attached to bring it up to a high sheen. You can do it by hand but it’s a lot of elbow grease and unless the pressure is even you can end up with very shiny places and some not-so-shiny places. To prevent a recurrence of the problem,

A light sprinkle with bicarb soda (you don’t need a snowstorm; a light dusting is all that you need), followed by a light spray with white vinegar (again, you don’t need a thunderstorm; a mist is plenty) on a cold cooktop and when it starts to fizz you rub it with a pantyhose rolled in a ball. As far as your question about enamel touch-up paint, you can purchase hightemperature resistant enamel that is non-toxic when heated and is designed for engines. Sometimes it is difficult to find and you may need to use the internet to source it. However, as an alternative, you can simply paint the area with cheap vegetable oil and heat the oven until the oil starts to fume. Then allow the oven to cool and wipe the area. This seals the metal and prevents rusting. The area will however be more susceptible to collect dirt.

UDGET-CONSCIOUS buyers looking for plenty of indoor living and entertainment space are becoming big fans of the Nicholson. BANKING ON RECOVERY The rebounding of the housing market in WA will hinge on the major banks making loans more accessible and local authorities following the eastern states with regard to building regulations, say the experts

H

OUSING industry experts are calling for new attitudes from banks and planning authorities to help boost recovery of the first homebuyer market. Along with renewed calls for efficiencies in approving building applications, experts want WA’s local authorities to embrace some eastern states’ regulations on setbacks and site coverage. They’re also calling on the major banks to make use of their strength by showing more flexibility and support to low-deposit lenders. A shift in thinking is needed from the big banks to boost the recovery of the first homebuyer market, says Sean Quartermaine, sales and marketing manager for Aveling Homes. Sean says the fortunes of the housing industry in 2012 hinge on a greater willingness among the major banks to lend to the masses, rather than just “blue chip” borrowers. “The constant downgrading of land valuations, disputes over minor bill payments and different definitions of job security are damaging the industry’s ability to break free from this five-year downturn,” Sean says. “It is obvious there is a groundswell of potential first homebuyers, but a number of things need to happen before they start committing.” Sean says the housing industry’s ability to

provide affordable homes partly depends on the willingness of local authorities to adopt more flexible approaches to building setbacks and site coverage. Housing industry leader Dale Alcock says new generations of homebuyers will benefit if the state follows Victoria’s more generous allowances for site coverage and reduced housing setbacks. Dale, managing director of the ABN Housing Group, says regulations for housing setbacks from a side boundary should be reduced from a 1.5m minimum in WA to match Melbourne’s minimum requirement of 1.2m. He says Perth homebuyers will also benefit if regulations for building coverage on land match those of Melbourne’s. In Melbourne, site coverage is 70 per cent for single-storey homes while in WA the standard is 50 per cent. “Our regulations mean that in WA we are having to purchase more land to fit the equivalent size home on a block,” Dale says. “I cannot believe that the land development industry in WA has not pushed for this to be addressed.” Dale says he welcomes the April 2012 introduction of private certification for WA – a development allowing builders to use private assessors to certify their building applications

rather than wait in long local government queues. However, he says it is likely that a lot of residential developments will still need council approval. This contrasts with regulations in Melbourne where private certification has been in effect for more than a decade and a builder can check compliance with a private certifier and then be on site within a week. “At this stage it looks like private certification will be of more value to commercial rather than residential builders,” Dale says. Urban Development Institute of Australia WA chief executive Debra Goostrey says although improvements are being made for planning approvals in WA, there is still a long way to go. Debra says all levels of government must contribute to affordability by eliminating delays, which translate into additional costs. She says there has been a massive 28,000 “under-build” of homes in WA over the past decade and continued effort is needed to supply affordable housing. Debra says the most recent report of the National Housing Supply Council shows only 22.4 per cent of homes in WA are affordable to low and moderate-income households. She says the housing industry has developed entry-level homes that cost less than $300,000.

With First Home Owner Grant applications now at their highest since the end of the boost and only 4 per cent down on the 10-year average, Debra says there are signs confidence is returning. However, the increasingly risk-averse attitudes of banks towards home lending are continuing to hurt the residential property industry. “The National Housing Supply Council’s latest report showed WA had the lowest proportion of low-income households in mortgage stress of any mainland state, potentially indicating the opportunity for more flexibility in finance,” Debra says. Satterley Property Group chief executive Nigel Satterley says a change in attitude among lenders will come as competition increases in the lending market. Nigel says second-tier lenders are now becoming increasingly active in pursuing home lending business, a move which will make it easier for more first homebuyers to obtain finance. He says some local authorities still take too long to approve developments, but he is hopeful the introduction of private certification will bring greater efficiencies. Evelyn Duffy

Q

I am debating with my builder about who has to pay for a stolen water meter. Me, the Water Corporation or the builder? Stolen water meters are a significant annoyance to all parties involved in the construction process. This crime is blamed on either organized gangs or petty thieves who onsell the metal to scrap merchants. Alternatively, the culprits can be individuals who use the stolen meter for their own water-consumption purposes. Our estimate is that about 700 incidents occur every year – and at an average cost of about $200, the total cost of the theft is not insignificant. Industry groups are working with the Water Corporation to seek a solution to this problem. A number of possible solutions have been canvassed, including use of plastic materials, installation of meter locks or reducing the amount of saleable metal in the meter. Liability for the cost of stolen water meters will depend on the contract documentation in place. The Water Corporation insists that documentation specifies that they are not liable for the cost of stolen meters and that the cost must be met by the builder or the owner. This is despite the fact that the Water Corporation owns the infrastructure. Builders will either pass the cost on to their client or bear the cost themselves. Usually the item is too small to claim on the builder’s insurance policy as the excess is usually higher than the replacement cost. Clearly the solution lies in overcoming the cause of the problem rather than the symptoms.

HE Master Builders Association was formed in 1898, primarily as a builders’ organisation to represent the interests of its members in their dealings with governments, statutory authorities, unions and the general public. As a membership-based organisation, the Master Builders Association relies on representative groups of dedicated members – primarily builders – to guide its direction. These groups form committees and meet regularly, including in major regional centres, to discuss topical issues that are relevant to the industry. A majority of members of the MBA work in the residential sector, across a diverse range of housing styles, including the growing renovation and transportable homes sectors. The rest work in the commercial, industrial and civil engineering sectors. The association is headed by a president and the peak decision-making body is the Board of Management. Robert Shaw, a director with building company Daly & Shaw, has been re-elected for a second year as the president. Robert is also the representative on the MBA’s National Residential Builders Council, which comprises each of the states and territories. This year, the following builders were

NFORTUNATELY the time when we would leave our cars and homes unlocked and sleep on the front veranda on a warm summer night are now part of the stories grandparents tell their grandchildren about the “old days”. Our need for security seems to increase as we age and when we feel vulnerable in our home. There are some key areas to think about when reviewing the security of your home. The weakest points of a home are doors and windows. Quality window locks and deadlocks to doors restrict access, as do security screens. Perimeter fencing should be a balance between security and surveillance. Maintaining visibility from the street is as important as providing a secure perimeter. A property with high walls all around may

look secure, but once a person has breached the perimeter, they can wander around without raising the alarm of neighbours. Motion sensors on exterior lighting are good for security and are also an efficient way of providing lighting when it is needed for safe movement around the exterior of your home. A security alarm also gives people a higher level of comfort – in particular, if it is monitored. Alarms can be room sensors that detect movement or detect perimeter breaches when sensors are installed to doors and windows. Surveillance cameras and intercoms for visitors are also increasing in popularity. Keep bikes and other valuable items out of sight, doors and windows bolted and your storage shed locked at all times. Being vigilant with security is required for the

items installed to do their job. Storage sheds not only contain valuable possessions, but also tools that are useful to break into your home. In a fire or an emergency, deadlocks and security screens keep people in the building as effectively as they keep people out. Along with the hard-wired smoke detectors, there needs to be an escape plan and everyone needs to know where the keys are or have them readily available if an emergency occurs and occupants are required to leave quickly.

HE owners of this character Swanbourne residence yearned for a more spacious and brighter home to help them to get even more out of their coastal lifestyle, so they commissioned building designer Mario Tascone, of Tascone Design Team, and the Australian Renovation Group to combine their skills to deliver what was required. One part of the project involved building an addition to one side of the property containing a new study and laundry, while an existing toilet was converted to an access hallway for these areas. The house is built on a sloping block and the original laundry was in an undercroft and was cramped and difficult to access. The new laundry is light and spacious, providing plenty of storage space for the family’s wetsuits, surfboards and bicycles that go with their beach lifestyle. Similarly, the large and airy family study has ample cupboards and pin-up-board space

above a long built-in desk and ensures there’s no excuse for unfinished homework. The second part of the renovation involved stripping out the old kitchen and installing a fresh one in its place. Liza Hutton, of Australian Renovation Group, says the cabinetry throughout the new laundry, study and kitchen is one of the renovation’s strongest features. She also says the addition of skylights throughout the home was effective in making it feel lighter and more spacious, especially in the kitchen and hallway. “The clients were keen to make the home a lot brighter,” she says. Additionally, the extensive use of white, with bright splashbacks in coastal colours, creates clean lines in the kitchen and ensures it feels roomy and welcoming. Another highlight for Liza are the improvements made to the front elevation and the seamless way the addition of a double carport blends with the existing home.

Replacing a pillar and remodelling the front veranda and brickwork were all designed to match the home’s Californian bungalow style and flow through to the interior. “They look as if they’ve always been there,” Liza says. Australian Renovation Group’s focus on continuity between the old and new elements of the house is also evident in the extra tiling that covers the additions to the bathroom. Liza says the tiles were sourced to provide a match that was as close as possible to the original product and they decided to tile a greater area than originally planned in order to guarantee a seamless join. “We aimed to tie the new in with the existing to achieve the best possible finish,” she says. The additions and alterations also ensure the family home is “on the right scale” compared with the rest of the street. Liza says the owners wanted to make sure the house wasn’t “swamped” by big neighbouring properties on either side.

Essentially, the project was about retaining the charm of this character home, while renovating it to provide more light, storage and easier access to frequently used areas. The home now suits its owners’ beach lifestyle perfectly, with the additional spaces creating light, bright areas that are open and inviting – ideal for a family living on the coast. Kate Dromey

OPTING FOR A SLEEPING BEAUTY Bedrooms have evolved from just a place you go to sleep at night to relaxing havens with furnishings now providing hidden storage space

NCE considered solely a room for sleeping, the bedroom is now thought of as a sanctuary and retreat, with interior designers treating it as just that. Bedshed’s national merchandise manager Les Sevel says the bedroom should be designed as a peaceful place where you can relax. “Don’t view your bedroom as just a place to sleep. It should be a sanctuary you can retreat to for down time,” he says. Adrian Galiazzo, Snooze’s furniture and lifestyle product manager, agrees. “Because we spend such a great deal of time in our bedrooms, it’s important to make it a pleasurable space to be in and not just a room in which you sleep,” he says. As homeowners look to transform their sleeping spaces into relaxing retreats, there is a resulting trend in what Adrian calls “customised comfort”. “This simply means allowing customers to have input and control in creating the bedroom suite that meets their needs,” he says. “New ranges allow customers to be involved in choosing the colours, fabrics and materials of the bed – ultimately creating their own personal design.” Consumers are also demanding multifunctional pieces of bedroom furniture that offer both top design aesthetics and practical storage solutions. “Hidden storage within furniture is a new

concept for bedrooms, which is stylish yet functional,” says Les. According to Adrian, a bed frame that offers practicality without compromising design is a must-have in the bedroom. “Good design incorporates practical needs such as storage,” he says. Ikea Perth interior designer Chantelle Penny believes the secret of a successful bedroom is organisation and good storage. “Keeping the bedroom clutter-free will help to create a relaxing environment. Maximise the use of space with smart solutions that come with built-in storage,” Chantelle says. “You can also make use of space under the bed with storage drawers or a storage box.” Those in the industry believe 2012 will see the return of luxurious bedding and textiles, as people strive to create a comfortable hideaway. “I think we’ll see a return to the light and romantic style with the soft layering of textiles and the use of a bright blue, white and soft grey colour palette,” Chantelle says. BARING HER ROOTS Yvonne Larsen Wiltshire has Norwegian roots and when her father was diagnosed with cancer she travelled back and forth to Norway and got the idea of marketing their products here

S

CANDINAVIAN Exposure’s second pop-up showroom has brought its varied collection of homewares, furniture and clothing to the Northbridge area, following on the success of the first outlet in Claremont late last year. That pop-up opened for just a week, and owner Yvonne Larsen Wiltshire says customers said they wanted to be able to peruse her eclectic wares for a longer period of time. The Northbridge showroom, which opened early this month, is focused on educating people about clean, functional Norwegian design, according to Yvonne. “The biggest part for me is having a functional design – having something you can use that won’t just sit out on the shelf collecting dust,” she says. Yvonne says one of her favourite brands in the store is Funkle, which specialises in “more masculine design” as opposed to traditionally feminine things such as roses. The brand does a range of bed linen, cushions and blankets and it works with Egyptian cotton, silks and other natural materials. “They are coming out with a lot of new

products and they are telling a story with every design they have,” Yvonne says. The store will play host to the designers from Funkle next week when they travel from Norway to take part in a special promotion and talk about their new design, Gullfuglen, and Norwegian trends. Yvonne says she also loves the cutlery sets by Skaugum and its use of teak wood. The set she has on display in the store is a gift her parents received on their wedding day in 1971. Customers can place orders in the store for their own set. According to Yvonne, she began bringing Norwegian products back to Australia when her father was diagnosed with a rare form of thyroid cancer in 2007 and she spent a lot of time travelling back and forth to Norway to see him. She intends contributing part of her profits from Scandinavian Exposure to the charity Thyroid WA. Yvonne says she is now keeping up to date with the current Norwegian trends by looking at Norwegian blogs, talking to designers and keeping a close eye on their websites.

She says that sourcing wares from Norway is something she loves doing and she is passionate about each product she brings into Australia. “It is a way for me to keep in touch with my country – I just love all the products. I wouldn’t have any products I didn’t like myself,”she says. “I am always trying to find new things.” Yvonne says works by local Norwegian-born artist Helga Kleppe Holthe are also on display in the store, with some available for sale. The pop-up showroom will be open until February 29. Yvonne also hopes to sell her wares online in the future. Kristy Symonds

PASSION BEARS FRUIT Gallery Interiors director Samantha Stoveld always wanted to design and build her own home and when the time came for her to realise her dream she put into practice what she preached

H

AVING spent many years harbouring a passion to design and build her own home, interior stylist and decorator Samantha Stoveld can now unequivocally say that she loves everything about her double-storey Karrinyup residence. The director of Gallery Interiors says she began her project after buying a block of land, demolishing an old duplex, subdividing the lot and keeping a 380sq m portion for herself to build on. “Being a small block and an odd shape, I wanted to make use of the entire block in the best way possible,” Sam says. “I am very fortunate that my partner is Claude D’Alonzo of D’Alonzo Developments who built the home.” Knowing this would not be her “home forever”, Sam says she wanted to ensure that she used all the features necessary to build a

home with a flexible design that would suit more than one demographic. The main living and entertaining areas of the home wrap around a rear courtyard that houses a plunge pool and a cabana, which shelters the area from the strong afternoon sun. “Everyone comments on the layout,” says Sam, who had a hand in the overall house design. The master bedroom is located on the ground floor, along with a sitting room/study area that overlooks the front courtyard. The master bedroom also opens to the back courtyard, which Sam says makes her feel as though she is “on holiday” every morning when she wakes up. “It makes it hard to leave the house to go to work,” she says.

The remainder of the floor houses the living, dining and kitchen areas, plus the laundry. Upstairs, there are three large bedrooms, one of which Sam uses as an office but she says the design of the room is flexible enough that it could even be used as a home theatre sometime in the future. There is also a sitting area/retreat with a TV and a lounge which, along with two of the front bedrooms, opens to a balcony. Sam says that in the future the home can easily be zoned to suit different types of owners, such as a family with teenage children who can use the upper level as their retreat. With her love for interior design and decorating being the driving force of the project, Sam says she has decked out her home by evolving her own version of “modern glamour” and introducing decorative items

such as wallpaper, curtains, fabrics, rugs and lighting. Some of her favourite decorative pieces include the red chandelier that hangs over the dining table, the mirror in her bedroom, the Carrera marble vanity and glass mosaics in her ensuite, the panel screen in the staircase and the black and silver wallpaper. “I love decorative pieces. I start with a neutral canvas and build from there,” Sam says. The exterior design is Sam’s take on “a Balinese or European villa”, with features such as an existing frangipani on the block transplanted to the front courtyard and a brick water feature sitting behind the cabana. “My clients often visit my home and I like showing them that I practise what I preach,” she says. “I love everything about this house.” Kristy Symonds

EASY ON THE EYE An open-plan layout and glass doors enabled building designer Daniel Lomma to create a home where the owners could monitor the movements of their young children

ISUAL accessibility dictated Daniel Lomma’s design of this Applecross home for clients who wanted to be able to keep an eye on their young children throughout the day. Daniel, building designer and director of Daniel Lomma Design, says it was important for his clients to be able to see most of the living, dining, alfresco, pool and activity room areas from the kitchen. He says the open-plan design, location of the children’s activity room next to the kitchen, and cavity-slider doors with translucent glass to both the kitchen and activity room allow his clients to prepare meals while being able to watch what their children are doing. Outside, the pool, as well as being in full sight from the kitchen, has a shallow kids’ area and a concealed electric underground pool cover that can be closed part way so that the children can play without having access to the deep end. “With young children using the pool, the owners were really concerned about security and surveillance,” Daniel says. A portion of the upper floor of the two-storey home cantilevers over the pool, which also has a water feature, to provide shade to the shallow area. “It’s located under the master bedroom, so in summer the kids can still use the pool without being in the sun,” Daniel says.

With the father of one of Daniel’s clients owning a winery in Margaret River, a cellar was an important feature in the design to allow the owners to store and share fine wines with family and friends. There is a special viewing window in the cellar that provides an underwater vantage point to view the pool and also lets some natural light into the area. The home’s alfresco area, with its mosaic tile feature wall, wood-fire pizza oven and barbecue hotplate, can be closed off from the weather and used all year round. “The alfresco area can be used in winter as the bifold doors can be closed to retain the heat in the area,” Daniel says. The entry area is designed to obscure views through to the rest of the home, but the lightfilled foyer has full-height windows through which you can see out to the pool. “It all comes down to privacy. They wanted to be able to open the door without people looking into the entire house,” he says. “The full-height windows and double-storey glass in the home add a lot of natural light, keep it bright and modern and, most importantly, give a sense of space.” A double-storey stone feature wall with a built-in fireplace and television is one of the highlights of the home, according to Daniel. There is guest bedroom on the lower floor near the entrance to the home, but the other

four bedrooms are all on the upper floor so the owners can be close to their children. The children’s bedrooms are set towards the front and the parents’ retreat, with the master suite and balcony, are across a walkway at the back to give a feeling of separate zones. Daniel says it was important to his clients that the street view of the home did not appear too extravagant, so simple rendered brickwork and an uncomplicated facade form the understated street presence. “They wanted something understated – something that didn’t look over the top in terms of the wow factor,” he says. Sally Tubb, of Augusta, is looking for help for a fern that has a fluffy small insect in mass populations. She’s tried Eco-Oil without luck and recently Folimat, which proved effective to some extent, but she is reticent to use it because of its toxicity. What should she do? Try spraying it with Defender MaxGuard. It’s a new pesticide that is low-toxicity and incredibly effective against mealybug (the pest you are describing here) in direct contact and in the roots where the plague will be emerging from. It’s relatively safe to use (always read the instructions) and you should only need to spray twice to control the pest. Your fern will need a feed with a liquid plant food over the foliage. I’d recommend using a fish-based fertiliser for best results.

ROPICAL plants such as frangipanis, hibiscus, the canna lily and climbers, including the Purple Wreath vine, can make a stunning addition to any garden in the coming months. If you love tropical plants, the next couple of months will be an absolute treat. Right now the princess of tropical trees – the frangipani – is in full bloom and these days there is an amazing choice of colours to select from. It’s worth noting that the best fragrance comes from the flowers that are white with a yellow centre but pretty much all forms have a fragrance of some sort. Some people believe that exotic plants cannot be waterwise but nothing could be further from the truth and the frangipani is a classic example. These trees will tolerate poor quality sandy soils, an occasional water in summer and survive better than most trees. They will grow much faster and develop quickly if watered two or three times a week, depending on what your water supply and watering roster allows. But don’t feel guilty if you’re growing one of these trees. They are tough, hardy, smallgrowing features and this year seems to be one of the best in memory for them to flower in Perth. Growing them is also easy and cuttings taken in winter when they are dormant are the best way to go. The branches are heavy and cutting off pieces about 60cm long is the ideal way. It’s best to avoid the sap touching your skin. Once your cuttings have been removed, lay them in a dry place for a day to let the sap dry and harden. This is one plant that doesn’t need a special propagation mixture. It will drop roots perfectly well in a 200mm pot filled with potting mix. It’s also the perfect plant to test your greenfinger skills as it’s almost impossible to fail with. Every cutting should drop roots into

the potting mix and an all-round prune of a tree could produce hundreds of cuttings and new plants. Other feature plants worth looking at right now are hibiscus and the ever-reliable canna lily, which moves into heavy flowering mode in March and gets better and better as we move towards winter. Hibiscus is an old favourite of mine, as a result of spending many years working for prominent breeder Alby Passmore and seeing him grow these hardy beauties. These days, some of the more exotic-looking varieties are becoming rare to find, with few growers producing them, but they are worth hunting down and collecting as the flowers produced by these hardy shrubs are spectacular. The canna lily is one that lost a bit of popularity as a virus impacted many plants in the 1970s and ’80s, reducing the size of the plant and the flower displays. But newer varieties such as the Tropicanna have been introduced that are virus-free and look amazing, in flower or not. Climbers are always important in a tropical garden and there are some stunners you should look for when visiting your local garden centre. The Purple Wreath vine is an amazing feature flower in its own right with long panicles of mauve and purple flowers and bracts, which are truly lovely. It is rare and you are going to have to hunt it down, but it’s worth the chase. Another tropical beauty that I love is the Rangoon Creeper often known by its genus name of Quisqualis. This red-flowering climber takes a while to establish, but once it does it produces masses of clusters of red flowers that are exotically perfumed in a very pleasant way. The flower’s oils, which generate the perfume, are released late in the day and the fragrance is almost intoxicating on a balmy night. If it’s drought-hardy brilliant colours you are looking for, then bougainvillea is the way to go. These hardy woody climbers do best when planted now and if you are looking for growth, watering regularly and feeding heavily now will see strong growth by early autumn. If you are looking for masses of colour and no excess growth, turn the sprinklers off and let your bougainvillea dry out. The plant will produce incredible colour displays when stressed and this is the time of the year to do it. Trevor Cochrane

Jewellery The eternity ring was

a gift for my 30th from my husband, Nick.The necklace and the earrings were a Christmas present from Nick last year for recognition of my achievements for getting on Excess Baggage.The blue represents the colour of my team. Family photo This is one of my favourites as it has all five of us in there and it’s a great, recent family photo. There’s my husband, Nick, my three sons, Riley, Blake and Lachlan, and myself. Monopoly collection Monopoly is a game I’ve been collecting for a number of years and I now have 55 sets. Family and friends know me well enough that they give me sets as gifts. My go-to set for a game is the Deluxe Edition. Big photo board My husband and I have been together since we were 15 and this photo board has a lot of photos of us growing up together. We put it together for our combined 30th birthday party. Concert souvenir guides I love going to concerts and theatre shows and every time I go I purchase the program as a souvenir to remember each event by. My favourite, by far, is Britney Spears in 2009 where my friend and I watched the show at the front of the stage from the Love Seat. My brother won us the tickets by dressing up as Britney for a competition run by 96fm.

Caravan As a family, we love going

camping and as we’ve grown we wanted to be able to travel around Australia together. We use the caravan as often as we can.The last trip we took was to Hoffman’s Mill, which is a favourite spot of ours. 7 Wedding dress Nick and I have been married for 10 years, come April, and this is my special memento from the day. I’ll keep it forever. 8 Kids’ artwork I just love showing my kids’ artwork. I hang it up in their playroom in the house. They work hard to make them and they like seeing them up on the wall as well. As they get older, they’ll look back at how they used to draw things and see how far they’ve come. 9 Thermomix This is an amazing kitchen appliance. It makes really healthy meals. It can make anything from dips to sorbets and even chicken curries. My signature dish is a delicious mango sorbet. 10 Photo with Kevin This is a picture of Kevin and myself from Excess Baggage in the Kimberley. I’m glad I’ve got a partner who is very cool and calm. I think we make a good team.There isn’t much fast-paced yelling and screaming. I’m a big Britney fan, but I don’t like to prod Kevin with questions about it as that’s his personal life.
