S

AY bonjour to the Chateau by Summit Homes – a contemporary family home that is changing the way we see our living spaces. The open-plan family room and dining room face the street in this new Alkimos display, immediately setting the home apart from the rest. Not only that, Summit’s designers have also given this light-filled everyday area access to a spacious courtyard that becomes the focal point for outdoor entertaining and relaxing. Add in a trendy bar, home theatre, study, IT nook, master suite with pool views from both the bedroom and the ensuite, and a host of lust-worthy features and it’s easy to understand why Summit Homes is so proud of its latest showpiece. In fact, sales and marketing manager Tim Underwood is happy to say he thinks it’s the company’s best display home to date. “It was a home that had to be innovative and interesting, but also a home that catered for all the needs of the family, and we believe it does that,” Tim says. “It’s just a stunner.” The design spent many months on the drawing board to make sure that function and form were in perfect harmony. “This home just works,” Tim says. “When you walk in you think , ‘Wow, it’s got a good feel about it’.” The Chateau has clearly separated zones, yet there’s still a great sense of flow and of being able to interact with people in other parts of the house.

What’s more, the decision to cut into the floor plan to create a courtyard means the main bedroom and ensuite, the IT nook, the living area and the kitchen all relate to the outdoor space. Rooms are flooded with natural light, while stacker doors seamlessly merge the everyday living spaces with the courtyard. Even the home theatre has a low window that offers up a glimpse of the garden bed in the courtyard. “The courtyard, being enclosed on three sides, also gives you protection from the wind,” Tim says. Dressed in the display home with an optional electronic shade sail and a funky low island bench featuring a barbecue plate and integrated ice bucket, the courtyard looks out to a lap pool and water feature. All the bedrooms have been arranged at the back of the house, yet the designers have made sure the master bedroom feels separate from the children’s quarters. With a corner window looking out to the pool and a clear, glazed door from the chic ensuite to the pool deck, it’s easy to imagine making every day a holiday. “You can come out of the pool and step straight into the shower,” Tim says. Built-in furniture has been demonstrated extensively in the display home, highlighting trendy cubist lines and creating storage wherever possible. In the kitchen, long, low windows replace the traditional splashback and offer up views to the pool, while the cabinetry design includes no less than nine big pot drawers, an island

bench, wine rack, overhead cupboards and display shelves. A wall in the family room conceals the triple-door pantry and the recess for the fridge/freezer, keeping the look smooth and uncluttered. Tim says Summit’s updated specification also includes an integrated dishwasher and microwave, double underslung sinks in the kitchen and above-counter basins in the bathrooms. The builder has drawn up two alternative versions of the Chateau, starting at about $200,000. One is smaller but with all the finishing touches, while the other is the same size as the display model but the spec has been scaled down. Paula Evans

Shannon’s tip of the week THE COMFY COUCH I love my comfy couch. It’s perfect for snuggling with hubby and family for a movie night, great for an afternoon nanna nap, a comfortable place to get the household mending done, the perfect conversation pit or even a squishy adventure land for the kids when they’re held indoors by rain. As you can see, your couch often gets a serious work-out and it needs to be cleaned regularly. Unfortunately, most people choose these important pieces of furniture by look and style rather than comfort and durability. All of these qualities are very important. My favourite upholstery cleaner for nu-suede or any form of fabric is unprocessed wheat bran and white vinegar. Place a cup of unprocessed wheat bran into a cereal bowl and gradually

HOME

add a drop at a time of white vinegar, stirring thoroughly until the mixture clumps together like brown sugar. It shouldn’t feel wet. Pack the mixture into the toe of an old pair of pantyhose and tie it off tightly (it should look as if it containss a tennis ball). Trim off the excess pantyhose and use it like a big eraserr on the fabric of the couch. Wait 15 minutes, then just vacuum. This cleaning ball can be used againn and again. Simply store it in a Ziploc bag and store it in the freezer. You can just add a couple of drops of vinegar before you use it each time. If you have pets and you want to keep them off your couch, just remember lavender for dogs and camphor for cats. Tuck a little of it down the back of the couch and they will stay off it. If you do end up with pet hair all over the couch, put a pair of disposable rubber gloves on your

hands and wash your hands with soap and water, then shake them dry (don’t dry them on a towel). Wipe your hands across the fabric of the couch to remove the hair. Couches being such a comfy place to snooze or chat inevitably means they get drinks spilt on them. Keep a Slurpex or roll of paper towel tucked underneath the couch for ready use to prevent those nasty stains.

SHANNON LUSH Queen of clean

Q&A Q

We have an enclosed outdoor room (pictured left) with a st strong mousy, musty smell. The ex exterior is steel cladding and inside th there is wood panelling, a foam ce ceiling and carpet over a concrete flo oor. When I pushed the foam up I fo found a lot of mouse poo so I tho thought I would attempt to remove the foam to clean that out. I also pla planned to shampoo the carpet. Wit With visitors coming to stay, I would real really appreciate your suggestions on freshening f up the room and also keep keeping mice away!

That strong smell you get is mouse T A uurine. Horrible, isn’t it? Mouse urine contains a very strong marking pher pheromone to attract other mice to the area so it’s very important to get rid of all of it. You will need to wash all of the areas that have been affected by mice down with white vinegar but this can be difficult when you can’t always see the urine (it doesn’t always have a visible stain). You will need an ultraviolet light (available from electronic stores and lighting specialists). It’s inexpensive and rather like a pen. Alternatively, you can get Dr Who’s sonic screwdriver – the blue one (it will make cool noises while you’re using it) – a stick of chalk and a dark night. When all is dark, shine your ultraviolet light around and the urine will give off a bright yellow glow. Mark all of the yellow that you can see with a chalk outline

rather like GSI (grime scene investigation). This will show you where to clean with the vinegar the next day. Inhibiting those mice and cleaning the carpet all in one go is easy if you follow this recipe.

Hire one of those steam cleaners from the supermarket and use the following formula added to hot water in the reservoir: ✱ Half the quantity of their recommended soap ✱ Two tablespoons of bicarb soda ✱ Two tablespoons of white vinegar ✱ Two tablespoons methylated spirits ✱ Two teaspoons of eucalyptus oil ✱ Two teaspoons of glycerine ✱ One mothball ✱ One teaspoon of lavender oil (this one is optional, it is merely for fragrance and inhibiting flies and mosquitoes)

Clean the carpet in a crosshatch pattern – not just backwards and forwards. When you have finished cleaning the entire carpet, use the machine over the carpet again, but this time with nothing in it, not even any water. This sucks all the excess moisture out of the carpet and it dries in 2½ hours or less. Not only will your carpet be lovely and clean but the residual camphor odour from the mothball inhibits mice. If you are concerned about mice getting back into the cavity between the metal and the timber, just place one mothball

into a litre of warm water in a spray bottle and mist around every opening you can find. It only needs to be a mist, you do not need to soak it. Because all of these products are very diluted, the smell is not overpowering for us but it is for mice. Don’t be tempted to use the formula any stronger than what I have suggested because so-called natural products are much stronger than anything that you can buy pre-prepared in a supermarket. This sounds like a lot more work than it is because the method is quite specific and needs to be detailed but it really doesn’t require a lot of elbow grease or actual work.

Q

Could you please give me some advice on the following: I have a twin-cab ute with a fibreglass canopy on it and due to carrying some spare tyres in the back, I now have black scuff marks from the tyres on the underside of the ceiling of the canopy. I have not tried to clean the surface yet as I know from past experience that it can be hard to clean off tyre and rubber scuff marks off some surfaces, and am looking to you for advice. Hope you can be of assistance.

There is, indeed, a knack to removing A rubber marks but it is easy once you know how. Fill the toe of a pair of pantyhose with a few tablespoons of cooking salt and tie it off like a small sack. Next dip it in a little glycerine and wipe over the rubber marks. You’ll find

Hi! Shannon here again to help you with your domestic disasters.

that they come off easily with very little rubbing.

Thanks for all your great questions this week. Keep them coming and keep them specific. To work out how to remove a stain, I need three pieces of information. I need to know what the stain is made of; what surface it’s on (Is there a varnish? What is the topmost surface that the stain is affecting?); and what, if anything, you’ve already tried to remove it. Each thing you try changes the chemical composition of the stain. Include a photograph if you can. Photographs really help the stain diagnosis. Don’t forget, alternative recycling questions are also welcome.

REIGNING SUPREME

H

OMEBUYERS Centre has taken elements from some of its bestselling display homes to create the Crown in Ellenbrook. “We have had numerous display homes with a similar layout to the Crown and it remains functional, popular and, most importantly, affordable to our clients,” says Josh Crowe, sales manager at Homebuyers Centre. Priced at just over $180,000, the Crown includes carpets, vinyl flooring and vertical blinds so that cash-strapped first homebuyers have less to worry about. “First homebuyers are wanting a complete product,” Josh says. “They understand that it can be difficult to come up with the cash to finish a home off when they have moved in and are making regular repayments on their loan. “First homebuyers are now less concerned about a huge house on a huge lot and are being smart about their choice in budget, design, location and complete finish.” Josh says the must-haves for first-timers are flooring, blinds, paving and a great kitchen and bathroom. The Crown certainly delivers, with the added bonus of a super-sized alfresco, an activity room for the kids, a theatre room and a smart front elevation with a raised portico, limestone-look feature panels and a planter box.

“In a functional design, first homebuyers are looking for open spaces, multiple living zones and a great street-front facade – something they can be proud of when they have their friends and family round,” Josh says. Optional sliding doors allow the theatre to be closed off from the entry hall, while the master bedroom has its own entry foyer. The hotel-inspired bedroom chic is enhanced by the design of the ensuite, where the separate toilet and the shower have been set behind the vanity unit. The layout effectively does away with the need for a shower screen and creates the walk-in arrangement that many of today’s design-conscious young buyers look for. Homebuyers Centre has also provided a good-sized walk-in wardrobe that runs the length of one of the bedroom walls. The three minor bedrooms have been grouped together in a separate zone, along with the children’s activity space, the second bathroom, the laundry, toilet, and a linen and broom cupboard. Anchoring the floor plan of this family-orientated home is the kitchen, everyday living area and double-sized alfresco. “This size alfresco gives buyers the opportunity to create a real outdoor living zone,” Josh says. “It can comfortably fit an outdoor kitchen

and a full-size outdoor dining table as well as a comfortable lounge or daybed area for relaxing.” There’s inspiration aplenty in the display home, where Homebuyers Centre has added an extra pergola to extend the outdoor living space even further and show what can be done on a traditional block with space to either the front or to the side, or both. “The outdoors plays such a large part in our lives these days that our clients are always looking to get that functional and comfortable feeling of flow from inside to out,” Josh says. major mining and gas projects up North come on line. West Australians can have the peace of mind if they build now, that tradespeople are available to work on housing sites. This means right now you will receive high-quality work standards and none of the delays we saw at the height of the boom. There’s also good choice when it comes to land supply, with many quality and affordable home sites available in award-winning communities. I’d go as far as to say there are currently fantastic opportunities available for West Australians looking to secure a good deal on land and who are keen to take advantage of competitive builder packages. On top of these factors, the continuing resources boom is fuelling WA’s steady

FROM

T

HE Reserve Bank’s assessment to leave rates on hold has quite rightly generated much media interest, especially given the failure by banks to pass these cuts on to homeowners. In fact, the decision by Australia’s big four banks to lift interest rates is nothing short of arrogant, in my opinion. But despite not having the extra impetus that an interest rate cut would have provided, the reality is that there will never be a better time to build in WA for a variety of reasons, and I firmly believe that now is, in many ways, the perfect time to construct your new home. The reality is that, despite the headlines of the past few weeks, interest rates remain historically low and they are stable. In addition, we are likely to experience a skills shortage again in the next two years as

population growth and strong employment forecasts. And let’s not forget that the rental market in WA continues to tighten, partly due to population influx to support mining projects, which is pushing up rental returns for investors. This is culminating in a very low rental vacancy rate of about 2.3 per cent in Perth, which is well below average. So my feeling is that, despite not gaining any help from the banks this month, we are still presented with a very good time to build. I believe that all of these factors give prospective home builders added impetus to build today and benefit from future upswings in the housing market tomorrow. In fact, by acting now, West Australians who want to get on the first rung of the property ladder have the opportunity to reap the rewards of the next market upswing and that means relaxing in their new home sooner, without the stress and pressure of building in a boom period. LTIMATE Homes is confident the Yarra ticks all the boxes for today’s busy families. One of the builder’s newest display homes, it has wellproportioned spaces, a family-friendly floor plan and many of the finishing touches that buyers look for. Glenn Stannard, sales manager at Ultimate Homes, says it’s a design that reflects how we want to live today. It also illustrates the Ultimate Homes mantra of style, value and function. “Many don’t known what ‘function’ means in terms of design but it’s essentially the ability to live in a home with ease,” Glenn says. The free-flowing floor plan has been sensibly zoned with the kitchen, openplan living area and alfresco forming the heart of this display home. To the rear of the home are three minor bedrooms and a kids’ activity room. To the front are the master suite and home theatre. “There are areas

where the family can go for some private time and areas where they can come back to and enjoy time together,” Glenn says. “The big thing about the design is that there isn’t the feeling that you have to go through 10 doors to get to where you want to be. It’s still got that openness.” Buyers looking to spend just under $250,000 will also appreciate the extras in the Yarra, from the dropped ceiling and designer island bench in the kitchen, to the coffered ceiling and dressing room in the master bedroom. In the kitchen, Ultimate Homes has upped the ante by adding a scullery with storage, worktop and a sink. “It’s a great prep area,” Glenn says. Marrying a rich timber-look laminate with fresh white, the kitchen features overhead cupboards, wide stainless steel appliances and storage on both sides of the island bench. In the ensuite, Glenn says the aim was to maximise the feeling of space. With this in mind, the Yarra features an open-plan bathroom with a large shower and twin vanity units separated by a section of wall

where the designers have added a ladder-style towel rail. “The ensuite has been designed so that if you don’t want it open, you can put a door on it,” Glenn says. “You could also use a shutter or a cavity sliding door.” The dressing area has also been designed with flexibility in mind. It’s been displayed as open to the bedroom and includes a section of storage behind mirrored sliding doors to one side and space for a chest of drawers to the other. “You can simply take the sliding doors from the one side and put them across the opening at no extra cost,” Glenn says. The addition of a sliding door opens the ensuite to the gardens. This gives the opportunity to create a resort-style private courtyard. From the front, the Yarra, which can be built from $194,564, displays subtle street smarts with a modern mix of render, stone and steel. “This is the sort of home that will still feel new in two or three years time and will still be relevant in five or six years time,” Glenn says. Palais display home by RiverStone in Mosman Park.

Luxury furniture and distinctive works of art were a natural choice to complement the architectural elegance of the Palais, RiverStone’s showpiece display home

A

CLASSICALLY designed home in a stunning riverside location demands the very best interior styling – as the Palais proves. RiverStone’s flagship display in Mosman Park showcases the finest furniture and artworks, carefully selected by interior designer Emily LeCras to complement the home’s grand architecture and surroundings. “In the Palais, the artwork and furniture were considered very early on in the selection process, as I think they are vitally important to a display home,” Emily says. “They enhance the home much more than people might realise. They create an instant atmosphere and feel in the home when people first come in.” Emily hand-picked each item of furniture, and worked closely with Elaine Devereux,

chair reinterprets the nostalgia of the wingbacked chair from the past, yet today stands with modern lines, increased comfort due to technology and design, and the surprise and delight of brass nail detailing. “We have also brought in pieces with a strong personality, such as the zebra ottoman and London stool, which instantly draw the eye and bring a smile to the face through their sense of style and fun.” The walls of the Palais are adorned with distinctive artworks provided by Artsource, WA’s artists foundation. The Britt Salt’s commissioned 3D work, Double the Length, Half the Distance, takes pride of place in the grand entrance niche (pictured above). “Double the Length, Half the Distance is the first thing people will see when entering the

Palais,” Emily says. “We wanted to make an impact on people as soon as they enter and the artwork will definitely achieve that.” Artworks by David Giles, Kim Maple and Susanna Castleden also feature in the main living area, entrance passageway and study. “I absolutely love the two large pieces by David Giles we have used in the living room,” Emily says. “The bold colour really adds a lot of character to the living room and reflects the cool and calm of the river outside. “We tried to achieve a sense luxury in the Palais. However, I believe the home still feels realistic and livable. We wanted to create a homely feel and this could definitely have not been done without the furniture and finishing items like artwork.” Lisa Shearon

Elaine says working with Emily to select and design pieces for the home was particularly enjoyable. “The Palais has a grand, classic presence with open-plan rooms and soaring ceilings and windows that look over the Swan River, particularly in the upper level,” Elaine says. “It needed strong furniture that would hold its own in the space and create intimate zones within the large volume of the various areas. “While taking its cue from grand homes of the past, the Palais adds floor-to-ceiling windows, modern comforts and elements of surprise. “Our Sebastian Alexander furniture follows that same aesthetic. GAVAN FORSTER

Master Builders director Michael McLean looks at ways housing affordability can be improved through targeted government policies

LEXIA ELEVATION

REEN vanadium staining occurs on cream bricks and white eforescence occurs on red face bricks. This is a reaction that takes place and generally stabilises with time. Eforescence is a natural phenomenon. It is due to soluble salts rising to the surface of a cement-based product. When they dry out on the surface, the remaining salts appear white and powdery. South-facing elevations are the most likely to show a prolonged eforescence and staining. We are not sure why it can appear in one area, and not on another under seemingly identical conditions. The only things that we do know is that it happens when Portland Cement is present and that there is no real cure for it. After a few wetting and drying cycles, the effect diminishes. Eforescence does clear up over time, unless there is an ongoing issue with rising damp.

At a State Government level, the State Housing Affordability Strategy contains many good policies such as Shared Start to improve access to home ownership. But more needs to be done, particularly in the area of fasttracking public housing construction while private building activity is quiet. Master Builders has lodged a detailed submission with Treasury in the lead-up to this year’s Federal Budget in support of each of these policies. Collectively, these initiatives will assist in making housing more affordable for all of us. That outcome would beneďŹ t our economy and community considerably.

Treat green staining with caustic soda. Washing red bricks with water will diminish the white powdery residue. Similar to brickwork, a white powder can form on grout, especially on oor tiles. The grout is the weakest link in the oor surface, so that is where the salt migrates to the surface. As it dries, an annoying white powder remains on the surface. One suggested solution is to brush the grout with a stiff bristled brush and vacuum away. Repeat this from time to time and eventually it should just stop recurring. You may also wash the area with a 50/50 mix of water and phosphoric acid. Apply, leave for two minutes and then rinse thoroughly. Some advocate brushing the salts away and then applying a grout sealer. While these are great products and are worth using because they will help keep grout clean and seal out dirt, these products generally won’t always stop eforescence.

âœą Urgent reform of inefficient and costly

LAST CHANCE! YVIL

Master Builders advocates the following government policies to boost housing affordability: infrastructure charges and levies Review of stamp duties Reforms to increase land supply Reforms to the planning and development processes to reduce costs and delays Mandatory minimum energy efficiency standards not to exceed six stars (which will commence in May this year in WA) Provision of an appropriate level of public housing Maintenance of the tax-exempt status of the family home Retention of current negative gearing provisions Restructuring of the First Home Owner’s Grant scheme from $7,000 to $20,000 for new homes and $15,000 for existing homes ($8,000 being subject to a “green retrofit) with both amounts being indexed annually.

I had some building plans drawn up which a builder has priced. He now claims ownership of the copyright on the plans although I supplied them in the first place. Is this correct? Being a creative work, building plans are subject to copyright legislation. Unauthorised copying of a builder’s plan can result in costly legal claims against the offending building and owner. There are many cases where builders have sued for loss of profits when plans have been copied. Having said this, there are nevertheless various “shades of grey in applying these principles to real-world situations. It is not clear from your question whether your drawings were purely sketch drawings outlining your ideas or full architectural drawings, which the builder has priced. This distinction is important in determining who owns the plans. If you have paid an architect or draftsperson to draw up plans for you, which the builder has priced, then it would be difficult for the builder to claim ownership. However, if you only supplied sketch plans or the original plans were modified by the builder, then your ownership claim is weaker. I am often asked by new-home buyers how much a builder’s plans must be changed so as not to breach copyright laws. There is an “urban myth around that by simply changing 10 per cent of a builder’s plan avoids any copyright problem. This is not correct. The critical issue is whether the original plans have been copied or not, rather than what percentage of the work is changed. Obviously in the project-home market many homes are similarly designed so the water becomes even murkier. If you decide that you like a builder’s plans but wish to modify it slightly and get it priced by another builder, you should tread warily. Most builders will refuse to price another builder’s plan. The safest thing to do is to discuss your intentions with the original builder whose plans interest you. If you do not wish to build with him, you should inquire whether he is willing to sell the plans to you. As you can see, copyright of builders’ plans is a Pandora’s box. Many builders zealously guard their building ideas so it is important that any legal rights are not infringed, even inadvertently.

WHU[Y`

Discolouration of bricks and tiles is a natural occurrence and can be treated, says Master Builders technical adviser Romina De Santis

Australians, federal, state and local governments have a number of policy tools at their disposal to alleviate affordability concerns. Master Builders welcomes the Federal Government’s range of initiatives for dealing with housing affordability, including infrastructure assistance to local governments, subsidies for rental investment properties, setting up a special savings fund for ďŹ rst homebuyers and releasing commonwealth land. These are important and immediate ďŹ rst steps but by themselves are not long-term sustainable solutions.

H

OUSING is a critical part of the country’s economic and social fabric. As a nation, Australia has one of the highest rates of homeownership in the world. More than two-thirds (68 per cent) of Australians currently own or are in the process of buying their home, and for older Australians (those aged 65 or more) the home ownership rate is about 82 per cent. Federal, state and local governments of all political persuasions have contributed to our healthy level of home ownership. But, like the housing industry itself, governments are being challenged to make affordable housing within the reach of more Australians. Government-imposed costs have pushed up the price of new house-and-land packages, dissuading many people from committing to the purchase of new houses, thereby constraining growth in Australia’s stock of houses. An inadequate housing stock, in turn, leads to higher prices for established homes. The government’s own National Housing Supply Council has estimated the cumulative shortfall in new housing at about 186,000 dwellings with the demand/supply gap projected to grow. Master Builders regards poor housing affordability to be, in part, a reection of governments’ failure in the form of insufďŹ cient land supply policies and practices, poor tax design through the imposition of inefďŹ cient developer charges and stamp duties and a cumbersome development approval process. While there is no single “silver bulletâ€? that would easily resolve the housing affordability problem confronting many ordinary

GRAPE INVENTIONS Australia’s love for wines is flowing through to homes with temperature-controlled wine storage units fast becoming a standard feature in the modern kitchen

T

HE Australian kitchen has become increasingly hi-tech over the past decade, as more people seek to re-create the restaurant experience at home. This has seen wine cabinets become the latest must-have appliance in the modern kitchen. In fact, according to Thomas Benhamou, group marketing manager at Vintec, eight out of 10 new, high-end kitchens now include a wine cabinet. “Over time, the number of appliances built into kitchens as standard fittings has increasedconsiderably,” Thomas says. “First came the fridges, then the dishwashing machines, five to seven years ago the coffee machines and now the wine cabinets.” It’s a well-known fact that wine needs to be stored in a climate-controlled environment to protect it from spoiling.

HOME

“It doesn’t matter how much wine you drink or keep, as even an occasional wine drinker needs somewhere to keep their wine and to protect it from fluctuating temperatures, insufficient humidity and excessive light, especially in Australia’s hot climate,” Thomas says. Louise Paynter, product manager – cooling and dishwashers, at Miele Australia, agrees. “Consumers who appreciate fine-quality wine know how important it is to store it correctly. Wine is alive. As such, it reacts positively or negatively to its environment. Ideal conditions are required to ensure that wine will mature properly or keep without spoiling.” With underground cellars being expensive to excavate, insulate and build, wine storage cabinets are often the best way to protect your collection, according to Thomas. His advice is to opt for wine cabinets as opposed to fridges. “Wine fridges and ordinary refrigerators

generate intense cold and remove ambient ent humidity, which will affect your wine over ver time. Wine cabinets, however, are climatetecontrolled cellars that are designed to repliplicate the conditions found in the best natural ural underground cellars,” he says. Temperature is the most important factor for wine storage, says Louise. “As the optimum temperature for storing wine is between 10-12C, any change in temperature on a daily or weekly basis can have a detrimental effect on the wine and cause it to age prematurely,” Louise says. When shopping for quality wine storage, Thomas suggests looking for units with a humidity-management system (to preserve corks), dark interior, soft LED lights, tinted glass for protection from UV light and wooden shelves to absorb imperceptible vibrations. PARADISE FOUND The addition of a cafe and courtyard to enjoy an “awesome” Free Trade organic coffee is making Chinta a popular place for eclectic homewares

W Chinta ✱ location:

251 Scarborough Beach Rd, Doubleview ✱ phone: 9242 8887 ✱ open: Monday to Friday, store 8.30am-5pm, cafe 8.30am-4.30pm

ITH a bustling coffee shop and a large, relaxing garden area now forming part of the eclectic store, Chinta has certainly blossomed in its new Doubleview surroundings. Staying true to the store’s reputation for providing a mix of stunning wares, including a range of furniture, water features, statues, candles, giftcards and fashion items, the new premises have allowed the family business to take its “cheeky but chilled” vibe to another level. Owners Robyn and Graham Smith say the coffee shop and 150sq m courtyard have formed an integral part of the new shop, which opened late last year. The courtyard houses a 50-year-old frangipani that Robyn and Graham bought and relocated to their store. “It’s like a hidden paradise. People stay there for hours,” Graham says. With Fair Trade organic coffee and loose-leaf tea prepared by trained baristas, Robyn says

the cafe has become very popular among customers who often drift in after browsing through the store. “The coffee is awesome,” she says. “Everybody loves it and we get a lot of compliments.” Chinta’s cafe also serves a range of fresh juices, including “The Hulk”, which has a mix of baby spinach, apple, celery and lemon. Robyn says it’s her favourite drink. “It’s served over ice so it is very refreshing on a hot day,” she says. The cafe also serves a shot of ginger root and a range of fresh food, including muesli, muffins, burritos and tuna patties. “We put a lot of effort into the presentation of the food and drink,” Robyn says. “We are very passionate about what we do here.” Chinta packs a lot into a relatively small area and many of their own product designs are imported from Indonesia. While the selection of casual, resort-feel fashion items has expanded, homewares still play an integral role in the store. Robyn says they search “high and low” for

beautiful cheese knives, platters, champagne flutes, and red and white wineglasses. According to Robyn, there is a focus on lighting and Chinta’s range includes pendant lights and floor lamps. There is also an extensive range of candles available, including soy candles which are made in WA exclusively for Chinta. “We light more than a 100 tea candles a day in the store for ambience,” Graham says. According to Graham, Chinta also sells a selection of “cool, chill-out music” from Germany and around the world – which you can hear while browsing the store. Kristy Symonds

MISSION FULFILLED It was a narrow, tapering block that called for creativity and designer Adrian Fratelle was equal to the task, producing a home that exceeded the expectations of the owner-builders

D

ESIGNING a comfortable, wellventilated home on a narrow and unusually shaped Karrinyup block presented quite a few challenges, but the final outcome well exceeded the expectations of all those involved in the project. Building designer Adrian Fratelle, director of architectural and design practice Fratelle Group, says the owner-builders wanted a residence that had good airflow and connectivity between the interior and exterior, but were concerned the narrowness of the site would make the home feel too compressed. “It was a very awkward block to tackle,” Adrian says. “The living areas at the back of the home were going to be tapering, so we had to come up with a design that would work to that shape.” According to Adrian, the solution was to have a layout in which after weaving through a relatively constricted passageway, the house opened out from the dining area to an airy courtyard, making the area appear more spacious, and also maximising connectivity between the indoors and outdoors.

The washed concrete in the courtyard matches the polished concrete inside the home. “The polished concrete floor kind of blurs the line between the dining room and the courtyard, creating the illusion of a much larger space,” Adrian says. The main central courtyard provides good light and allows extra winter sun to flow into the home. Incorporating a number of openings from the home to both the central and rear courtyards create the connectivity the clients desired, according to Adrian. Adrian says a central staircase next to the opening also acts like a ventilation chimney, allowing air and heat to escape through louvre windows cleverly placed above and below the staircase. The owners were also keen to take advantage of the striking ocean views by adding a balcony to the upper floor, but the strong sea breeze posed a significant problem. “What the owners had in mind was a balcony that could actually be functional and be used all year round with some sort of protection from the wind,” Adrian says.

“The design we came up with was to have a good part of the balcony tucked in behind the master bedroom so that the owners could sit and enjoy the ocean views through the corner of the bedroom window and also remain fairly well protected.” According to Adrian, both the aesthetic and functional aspects of the final creation exceeded the owners’ expectations as their wishes for an airy home serving their love for the outdoors were quickly realised. “The owners made various suggestions during the time building was taking place and their suggestions were taken aboard and it all came together fabulously,” Adrian says. SHEER ARTISTRY If works of art are found in abundance in Alessandra Rossi’s home in South Fremantle, it’s not just because she’s an artist – she supports many of her friends by displaying their works as well

W

ALKING through Italian-born local artist Alessandra Rossi’s breathtaking two-level South Fremantle home is almost like walking through a warm and personal art gallery. The walls of the house showcase works by a number of local artists – friends Alessandra likes to support – and also a collection of her own works, which she feels holds some significance to certain points in her life. “I like to hold on to my paintings sometimes. I don’t necessarily sell all of my work,” Alessandra says. From the front, the typically Fremantle-style home appears deceptively small, but inside the renovated and extended residence opens up to a collection of spacious and light-filled areas. A winding wooden staircase leads to a second level that has been added towards the back of the home. A large, open-plan kitchen/living/dining space, adorned with hanging artworks, smooth woods and stone, quaint brickwork, soaring ceilings and splashes of bright coloured furniture, is filled with many trinkets, treasures and hidden nooks. “When we renovated the house we kept in mind that we needed a lot of wall space,” Alessandra says. Glass doors open to the backyard which has a paved area with a wooden table and a large shade umbrella, a grassed area and a double-storey art studio towards the back of the property.

HOME

A portion of the exterior wall of the kitchen/ living/dining area features aluminium sheeting, which Alessandra says reflects the moonlight beautifully at night. “We’re quite casual about our furnishings but we’re a bit more experimental with things such as cladding,” she says. The exterior of the studio, which replaced a small shed during the renovations, has a patchwork look formed by pieces of recycled marine-grade wood, which Alessandra says was her husband’s idea. Alessandra, her husband, Piero, and their two children, Leonardo, 10, and six-year-old Artemisia, all enjoy being creative and the studio is an important space where they can all keep busy on their projects. The lower level is set up like a workshop and the upper level is a space for painting and completing smaller projects, Alessandra says. Some of Alessandra’s most recent works are housed in the studio, including a collaborative piece she recently worked on with indigenous artist Josie Boyle. “I’ve always been interested in Aboriginal culture and this collaborative piece sees the merging of two cultures,” she says. Alessandra will be exhibiting her interactive installation, titled Comfort Zone, in the eighth annual Sculpture by the Sea at Cottesloe Beach from Thursday to March 19. She says she will be using more than a thousand bags of sand to create an outdoor living

room space where people can sit and discuss various topics. “I am reflecing on climate change and how this material, the sandbags, could possibly become quite common items in everybody’s life,” she says. Alessandra says the piece also questions what comfort actually means to us. “Being comfortable can actually change from one moment to the next,” she says. “I like to make people think with my art. I’m not just interested in the form or shape. I really think my artwork is more of a dialogue.” Some of Alessandra’s previous exhibition pieces, such as Fisherman’s Tears, which uses netting and handmade glass balls, can be found around her home. According to Alessandra, she started out as a painter, but felt restricted by its two-dimensional nature. So she began painting entire walls, floors and rooms, before eventually beginning to incorporate sculptural elements. Much like her art, her home, she says, is always evolving and the family’s renovations, extensions and decorating will continue. “It’s a work in progress,” she says. DAMAGE CONTROL If your plants have suffered from the recent heatwave and are showing signs of fatigue, watering with Seasol and mulching may be enough to stimulate growth again

B

Y now you are probably seeing a fair bit of scorching in garden plants that are suffering after our recent hot spell and getting them through the next few weeks will be critical to their survival and keeping your garden looking good. There are a several things you can do for plants that are suffering, including applying a thick layer of mulch across the surface of the soil that acts much like sunscreen on skin, shading and cooling the surface, which is where the plants’ roots grow. Watering Seasol into the soil’s surface helps heal the damage drying out causes, stimulating new root growth and recovery from the harm done. Usually a combined approach of watering with Seasol and mulching is enough to save your favourite plants. Another option is applying anti-transpiration sprays such as Droughtshield from Yates. This is a polymer material that leaves a fine covering over the leaf surface, reducing the evaporation or transpiration of moisture from the leaf and its surface into the atmosphere. This takes the pressure off the roots to draw moisture from the soil and it’s particularly important for large-leaf plants such as philodendrons and monstera. It’s also very good for newly planted seedlings, particularly vulnerable varieties such as impatiens. I’ve seen it applied to beds of impatiens and

HOME

plants that would normally be flattened by dry, hot weather, yet after treatment they manage to withstand extremes without any sign of heat fatigue. Now is not the time to prune trees and shrubs. It’s best to wait until late March or early April and if you have to remove limbs, leaving bark open to potential sunburn, painting the trunk with a water-based white paint will save the tree from serious burn damage. Speaking of burn damage, should you be unlucky enough to have had some plants damaged by fire, it’s a good idea to leave them alone and not prune them. Applying mulch and Seasol and getting some water to the plants will help but nature needs to take her course and the plants’ survival will be determined when the first rains of autumn arrive in the not too far distant future.

Gardening is difficult this time of the year and planting new trees and shrubs in these conditions is not recommended. It is, however, the perfect time to sort out your irrigation properly by reviewing areas that look dry and revisiting the type of sprinkler you are using to ensure better and more consistent delivery of water across the area where your plants’ roots live. Give your sprinkler system a runthrough and repair or replace faulty sprinklers. In garden beds, consider retrofitting with drip line, which delivers water direct to the soil and can be buried below mulch to reduce evaporation to minimal levels. Trevor Cochrane

Q&A Q

IF you are serious about gardening, this comprehensive guide has tips on growing your own organic food. It details everything from garden design, effective watering, soil care and weed control to growing fruit, herbs and vegetables and has tips on how to make animals feel at home in your garden. Whether you are just starting out or already have a green thumb, this book is packed with invaluable advice from more than a dozen experts and is certain to have you reaching out for the shovel.

A

✱ Organic Gardening in Australia: The Complete Guide to Natural & Chemical-Free Gardening, by Pauline Pears, Dorling Kindersley, $49.95.

Tim Devereux, of Ellenbrook, writes that he is about to mulch his garden. He is considering a rubber mulch because it stays black where organic mulches start black but bleach in the sun. He wants to know what’s best? Organic mulches are always best. Yes, they fade, but they continuously break down, enriching the soil, building its ability to hold moisture and nutrients near your plants’ roots longer. Rubber mulches super-heat in summer, sometimes as hot as 80C, and this sterilises the topsoil, killing all the beneficial microbes we are working so hard to retain.

Q

Andrew Matherson, of Rockingham, sent in some photographs of a dark, green-leafed shrub with red fruit over it. He has had all the local garden experts look at it and no one can identify what it is. It’s being grown as an espaliered feature against a fence and looks very healthy.

A

Well, Andrew, it’s a member of the ficus family. I could work that much out from the blurry close-up pictures of the fruit, but it’s hard to tell what form exactly it is. It is likely it will have a vigorous root system that may prove to be a problem later on as it’s up against a fence. The fruits are food for some birds and present no hazard for anyone. My advice is to pull it out in May and pop it in a pot. Trevor Cochrane

made by renowned US buckle-maker R.L. Shelton. Actor Tom Selleck presented it to me for my work on the feature film Quigley Down Under – a film shot in Alice Springs and Melbourne. My long board This Len Dibben-made long board, a great symbol of time away from the pressures of staging events, is a great favourite. It’s cleansing for the soul to sit out the back of waves, escape the mobile phone and dream about the sorts of stories associated with the ocean that Tim Winton writes about. My girls Marina, my wife, an artistic director, and daughters, Renata Marie, a National Institute of Dramatic Arts graduate and TV presenter, Daniella, a Sydney-based dancer and choreographer, and Isabella, who at 10 has spent as much time onstage as at school, are the joys of my life. Gi While working on films with lots of fight sequences, one of our stunt fighters introduced me to Zen Do Kai martial arts. I started training relatively late in life and although it was a struggle, I eventually worked my way up the ranks. Clapperboard This was used on The Young Doctors television show back in the early 1980s. This was the first TV show I floor-managed in Sydney and in working with the likes of Australian actors such as Alan Dale, Gwen Plumb, Mark Holden, Bill Kerr, Abigail and Cornelia Frances, I really earned my stripes. The people working on this show were tough and demanding, however, I am grateful as the experience made me a good floor manager.

Telethon certificate APAN, through

its artistic direction and production, has had a long association with Telethon. I’m proud to be part of something which has contributed so much to the WA community. This framed certificate of appreciation from Telethon for our work means a lot to me. 7 Salami My beautiful wife, Marina, introduced me to true Tuscan-style Italian food and through her family links with Del Basso Smallgoods, the best salami I have tasted. My mother-in-law Barbara Del Basso’s legendary handmade Tuscany ravioli is another favourite. 8 Didgeridoo An indigenous elder gave this to me after working on the miniseries Women of the Sun. During filming of the series I became great friends with the Gapuwiyak people from Lake Evella in Arnhem Land and they told me they wouldn’t do future movies unless I came to get them personally. 9 Next Step poster APAN will host shows for this exciting group of 12 male dancers performing a fusion of tap, jazz and hip-hop at the Regal Theatre. Directed by Tap Dogs creator Dein Perry and featuring a live band, the shows will include support acts from APAN members. It’s great to be part of this outfit. 10 Film crew photos I have hundreds of crew shots from films and television shows I have worked on. The photos remind me of challenging locations, some demanding stars and long, long hours. I also feel privileged to have made so many friendships with exceptional people.
