APPY childhood memories of holidays by the beach were the starting point for the Sorrento by The Rural Building Company. “The brief was simple. We wanted to build a holiday home like they used to,” says Jay Walter, general manager at The Rural Building Company. “When you drive through holiday towns such as Yanchep, Moore River and Lancelin, you see the original ‘fibro beach shacks’ on poles that people used to build a lot in the ’60s and ’70s. “The Sorrento needed to be the modern-day version of one of these homes but be diverse as to where and how it could be built.” The result is a fabulous “upside down” home with a relaxed holiday vibe that takes in views of the coast or the countryside. On display in Yanchep, the Sorrento can easily be built on a sloping site where the pole and timber frame construction can cut down on site costs. Jay says one client has built the home on a bushland site with views through the tree canopies to create the feeling of a “massive treehouse”. The company has also developed a singlestorey version of the Sorrento for people building on traditional lots or who simply don’t need a lofty outlook. “We’ve also had a number of people enclose the ground level of the Sorrento to provide additional rooms, garage space and games rooms,” Jay says. “For a lot of clients, the Sorrento has been the source of inspiration in creating a customdesigned home that suits their specific lot and requirements.” With just the entrance and lobby downstairs, there’s plenty of room for parking the 4WD, the boat and the trailer.

Upstairs, there are three double bedrooms, two bathrooms and a large kitchen and living area that leads to a huge elevated alfresco deck. The deck connects to the house on three sides, with sliding doors from the kitchen, free-form living area and master bedroom. Opting for bifolding doors would open up the house to the outdoors and the views even more. “When people visit the home and walk out from the kitchen or living room to the alfresco, it’s easy for them to picture kicking back with friends and family or having a lazy Sunday afternoon watching the world go by,” Jay says. “The U-shaped floor plan was about creating a living space where the alfresco would really interact with the living room and kitchen as the home is purely about lifestyle.” The builder has deliberately shunned theatre rooms, studies and activity rooms in favour of big well-proportioned spaces that feel fresh and open. Raking ceilings add to the sense of height and volume in the living space and master suite, while the kitchen and bathrooms are chic and contemporary. Outside, the striking roof pitch, Colorbond cladding, weatherboards and extensive use of timber evoke happy holiday memories of yesteryear. Paula Evans

UILDING your dream home is not only emotional – it can also be complicated if you don’t have an expert on your side. For that reason, my biggest piece of advice is to work with a qualified, experienced building company. In fact, it makes sense to start researching and talking to experts long before you’re ready to take the plunge. The builder you choose needs to become your partner in the building project, someone whom you can trust and turn to for informed advice. For example, your builder can examine your block, its size and orientation and advise on what can and can’t be done. This is a fundamental first step in the building process and a good builder will talk you through all of the possibilities. Appointing a builder with a proven track record is particularly crucial given the introduction of mandatory 6-star energy requirements, which come into force in May for all new WA properties, regardless of size. This is one area where sound advice from your builder will ensure the design of your new home’s efficiency reaches the required standard. Another fundamental point to make is the importance of being open and honest with

the builder you choose, particularly with regard to your lifestyle and how you live. For example, are you a lock-up-and-leave family? Do you love entertaining in your alfresco area? Will you have frequent overnight visitors or interstate guests? Are you a keen cyclist? Do you want your $10,000 racing bike stored in the garage or hanging in the hallway as a piece of art? Asking these questions (and others) is important because the more you think about and share details about your lifestyle, the better the design of your new home will be. Similarly, you may already know that you want a white kitchen and, soon after, it’s very possible that you will be presented with 10 different shades of white. This is when the interior decorator experts in pre-start come into their own with specialist advice. They can help families choose the right shade and also the right materials to suit individual lifestyle requirements. At the same time, always remember there’s no such thing as a stupid question. Beachridge estate in Jurien Bay – developed by the Ardross Group – has received a huge boost with three builders setting up display homes and also offering house-and-land packages priced from just over $400,000
A
TRIO of display homes in the Beachridge estate has introduced homebuyers in Jurien Bay to a wider choice of builders. Summit North West, Impressions the Home Builder and Busselton-based Southbound Homes have all recognised the opportunities in the coastal town after building show homes for Beachridge developer, the Ardross Group of Companies. “These three builders are expanding their businesses to include Jurien Bay,” says Ardross director David Lantzke. David says research has shown that 65 per cent of people buying into Jurien Bay, 200km north of Perth, are based in the Perth metropolitan area. He says teaming up with brands recognised in and around Perth will give buyers more confidence and he hopes it will ease some of the challenges that people associate with building outside of the metro area, such as supervision, sourcing trades and transporting materials. “It’s about providing that higher level of customer service,” he says. “We’re trying to make the building process easier. “Jurien Bay isn’t remote. It just doesn’t have those economies of scale yet.” It could prove to be auspicious timing for builders and buyers alike as Jurien Bay was listed last year as one of nine nominated “super towns” by the WA State Government, with $85.5 million in funding up for grabs. The travel time to Jurien Bay from Joondalup has also recently been cut to just one hour and 45 minutes thanks to the new Indian Ocean Drive, making the town more accessible to buyers looking for a sea change or holiday home. Ardross is acting as matchmaker, bringing together Summit North West, Impressions and Southbound Homes with people who want to build in Jurien Bay. “Most people who come through the displays

David says the Beachridge estate, which is just one of several estates within the Turquoise Coast master planned community being developed by Ardross, has been appealing to retirees, families and fly-in-fly-out workers, as well as those looking for a coastal retreat. The mini display village has just opened on Prevelly Drive in Beachridge, showcasing coastal living that will appeal to this broad range of buyers. Summit North West has built a steel-framed home while Impressions and Southbound have opted for double brick. All three have coastal elevations and a Colorbond roof in keeping with the Beachridge building design guidelines. Landscaping at Beachridge, where 1000 lots of about 700sq m are being developed, has been designed to blend with the natural coastal vegetation. There are more opportunities to build elsewhere in the Turquoise Coast development, including Drovers Retreat where 2000sq m special residential lots are being created. Blocks of two or four hectares will be developed at the Marine Fields estate. Ardross specialises in creating larger than average lots and has developments in Albany, Cervantes and Bunbury. With the Federal Government’s carbon tax coming into force from July 1, Master Builders director Michael McLean looks at how this tax is likely to affect the building industry
Q
I am about to sign a building contract for a house-and-land package. Are there any conditions that should be included to protect me against unexpected events? I am not sure which building contract you are going to use. Master Builders has a “proforma” building contract document, which is used by many builders throughout the state.There are also other standard industry documents that have stood the test of time and include provisions to cover almost any situation that could arise during the building process. Use of these well-regarded documents is, however, not mandatory. A builder may have his own document, which you should, like all legal documents, read carefully and understand before signing. If you do not understand any item, seek advice or clarification before signing. As a last resort you may wish to add that the contract is subject to a certain condition or event. It will be up to the builder whether to agree to this clause or not. There are a couple of scenarios that may arise that could affect parties to the contract and whether the contract will proceed.

ITH blocks of land becoming smaller and homes larger, privacy is constantly raised as an issue by adjoining owners when new buildings are proposed. Two-storey homes with windows and balconies are only limited by the provisions of the planning codes and local policies and these will not safeguard your privacy 100 per cent. Not all development is subject to neighbour consultation as designers can include small or highlight windows that you can see from your property that meet planning code requirements.

householders “paying twice” in terms of environmental charges when buying a new home or undertaking renovations of existing homes – through the carbon tax and through the higher costs associated with the 6-star energy efficiency requirements. Regrettably, the Federal Government does not appear to adequately recognise that new homebuyers and home renovators are already making a meaningful contribution to carbon abatement in Australia through the minimum 6-star energy rating system imposed on new residential buildings. This regulatory requirement is expected to reduce emissions significantly each year. The impact of the carbon tax will not fall solely on owner-occupier homebuyers, but will also be felt by those in the rental market. Rental investors will be under added pressure to claw back from renters the likely increased cost of providing new rental accommodation, having a regressive impact on lower income
earners who are to receive no direct compensation. The absence of a discrete compensation package for the housing industry, in contrast to arrangements made for other impacted sectors, means the carbon tax is likely to have a greaterthan-otherwise impact on the cost of housing and an adverse effect on housing affordability. Master Builders has recommended that the Gillard Government compensate first homebuyers for the expected cost of the carbon tax and the move to 6-star for residential housing with broad increases in the value of the First Home Owner Grant. Master Builders has recommended that the grant be increased to $20,000 for new homebuyers in the June quarter of 2012, with guaranteed indexation in line with future movements in house-price inflation. All builders will be affected in some way by the carbon tax. How they respond and seek to pass on the increased cost will vary based on their individual circumstances. Consumer protection laws will help to ensure that homebuyers are not penalised by unjustifiable cost increases due to the introduction of the carbon tax.

CCORDING to various analyses and forecasts undertaken and reported by the Treasury, the construction sector will be among the hardest hit by the carbon tax. The gross output of the construction sector is expected to be 0.9 per cent lower than otherwise by 2020 and 5 per cent lower in 2050. Econometric modelling of the impact of the carbon tax, commissioned by Master Builders and undertaken by CIE, found building and construction costs are likely to increase by between 1.4 and 2 per cent by 2020 due to price increases in key emission-intensive materials such as steel, aluminium, cement and glass. Taken as a whole, these findings are consistent with industry estimates that the cost of new housing could rise by at least $1000 to $2000 as a result of the carbon tax, adding further pressures on housing affordability. The carbon tax will also have an adverse impact on the provision of community facilities and infrastructure such as hospitals, schools, medical centres, aged-care facilities and roads, which will not be immune from increases in construction costs whether as a result of wage rises or the imposition of the carbon tax on key inputs. This will have a direct impact on the government’s capacity to deliver much-needed public infrastructure. The imposition of the carbon tax will also see

ANY people prefer a memory-foam mattress for its pressure-relieving comfort, its ability to conform and adapt to each person’s body, and its outstanding motion isolation. Even so, traditional memory-foam technology hasn’t changed much since it was invented more than 40 years ago. So while it can provide great comfort to many, others ďŹ nd that memory-foam mattresses can feel hot, sink in too deeply, or make it hard to adjust sleep positions during the night. HIS City Beach property’s facade is sleek and contemporary, with a travertine staircase leading to the front entrance. The entire house has heated travertine flooring and travertine feature walls in the bathrooms, alfresco and living areas. Tony Tomizzi, of Tony Tomizzi Builders, says the travertine sets the family home off perfectly. He says that the solid travertine treads and risers in the staircase are a standout feature and lend a sense of elegance to the residence. To the right of the entrance is an openplan living area that includes a sleek kitchen, featuring a combination of stainless steel, timber veneer cupboards and stone benchtops against a neutral colour palette. The kitchen, entertaining and living spaces have been designed to enjoy the best ocean views the home’s beachside location has to offer. The opposite side of the first floor contains a private theatre room, spacious guest bedroom with ensuite and a laundry. The property was bought to be prettied up and sold, but building company boss Mark Gethin was so thrilled with the result that he moved in with his family
W
HEN Mark Gethin, the director of Hallmark Developments, started renovating this Mindarie property he had no idea that he’d wind up moving his family into it and calling it home. Mark originally bought the now luxurious house, which was built in the early 1980s, to carry out a renovation and then resell it. “I bought the house in June 2009 and saw the potential for a subdivision and renovation, but because of the way the housing market has gone, we ended up moving in,” Mark says. “It’s a great family home. We’re quite happy to have ended up here.” The house underwent 10 months of renovations in 2010, during which time its dated brick interior and brown tiling made way for more contemporary building materials, not to mention a second-storey addition. Mark increased the downstairs living space considerably by moving all the bedrooms, other than the master suite upstairs. He has also added two extra bathrooms, creating a spacious four-bedroom, four-bathroom residence. A double garage is another new addition and this was achieved by extending the original carport. Mark embarked on the renovation after subdividing the 1056sq m corner block, leaving the original house on 636sq m. He says designing the modern, family home was the most challenging part of the project. “We had to demolish the two bedrooms at the back because of the subdivision, which left us with two bedrooms and a one bathroom, which just wasn’t suitable for a family home,” he says. “This led us to extending the ground floor and we had to remove the roof to add the new second storey.” The existing roof tiles were salvaged and restored, but many modern features have been incorporated into the new design. Stone benches were installed in the bathrooms and kitchen, while the outdoor living HOME
space was enhanced with a sleek, belowground pool and an alfresco area conveniently placed close to the kitchen. Hallmark Developments placed great emphasis on the structural integrity of the project while making significant changes to the original design. “We wanted to work in as much of the existing house as possible, but really hoped to maximise its potential,” Mark says. Cedar detailing creates an eye-catching feature on the home’s facade and has also been used in the roof gables, fence, garage door and window frames. As both builder and owner, Mark had the freedom to explore various innovative ideas. “The cedar designs on the outside are
something I felt were a little bit different and away from the norm,” he says. “They really soften the place to add a welcoming atmosphere.” Wood detailing features throughout the home, which has NSW blackbutt floors downstairs and cedar lining in the alfresco area. Soft, neutral carpets have been laid on the new upper floor, which has three bedrooms, two bathrooms and a sitting room that opens to a balcony with panoramic ocean views. “Now it’s definitely looking like a modern family home,” Mark says. “This was one project where I saw the potential to transform the original dwelling into something really special.” Samantha Leung

Dockers forward Hayden Ballantyne has clearly shown that his talent is not confined to the footy field, stamping his mark on his new home

REMANTLE Docker Hayden Ballantyne is well known for his go-getting attitude on the footy field but he has proved that he was just as focused when it came to building his new home. Not only did the pocket dynamo know what he wanted, but he also knew which elements of the project he was happy to let his “teammates” – partner Alyssa Hennessy and builder Shelford Quality Homes – handle for a winning result. Hayden had bought a block at the Port Coogee marina in 2009, the year after he was drafted to the Dockers from Peel Thunder. When the time came to build, he took his ideas for a contemporary coastal home to Mike Conlan, sales and marketing manager at Shelford Quality Homes. “I wanted a big, open living area that opened up to a big alfresco,” Hayden says. “I wanted a big theatre and the master bedroom was to be a feature as well. The rest I left to Mike.” As the home took shape, Hayden spent hours on the internet looking into the pros and cons of various therapeutic hot tubs, picked the kitchen appliances and planned the allimportant barbecue area, but he turned to Shelford’s in-house interior designer when it came to selecting tiles and kitchen cabinets. “That’s not my thing, so I was more than happy to get help,” says Hayden, who shares his new home with Alyssa and her three-yearold daughter, Avarna. Rich brown contrasts with gloss white in the kitchen where the style has been kept sleek and uncluttered. “Alyssa does most of the cooking, including cakes – not that I’m allowed to eat them – but if there’s a roast being cooked, then the kitchen is mine,” Hayden says. In the family room, he added a fireplace and is hopeful that he’ll get round to cutting some logs and filling the wood stack in time for winter. “My grandparents always had a wood fire. I’ve always liked the look of a real fire,” he says. On the bookshelves, the Fremantle forward’s prized crystal Sandover Plate and other footy memorabilia sit among an array of books that includes novels, sports biographies, reference works and cookbooks. Upstairs in the games room with its air hockey table, there are more footy souvenirs, plus racing photos that Hayden, a former track

work rider and the son of racehorse trainer Graeme Ballantyne, proudly displays. Hayden’s favourite room, though, is the home theatre downstairs. This room is about having a retreat where he can unwind and enjoy some down time – not always easy with an impossibly cute and bubbly three-year-old in the house. “I wanted a big couch in the home theatre, with a big TV and big surround system,” he says. “It’s my room and when the door’s shut, it stays shut.” Knowing how much Hayden enjoys his home theatre, Alyssa organised to have a mammoth red couch custom-made. Stretching across one wall of the room, the couch is almost as deep as it is wide. She also tracked down a retro-style popcorn maker that makes the butter popcorn Hayden loves. A glass chess set reminds the couple of the hours they spent playing chess on a recent holiday in Bali. “We’re both really competitive,” Hayden says. He also confesses he now has a taste for building and is already planning a second project with Shelford Quality Homes. “I’m hooked now. I’ll Google stuff all night such as outdoor bits, spas and pools,” he says. Paula Evans

You can buy collard greens as seeds from specialist grocery stores. They are a member of the brassica family which includes cabbages, broccoli and kale and are some of the most important nutritional vegetables you can have in your diet. It’s been discovered that one serving of these vegetables dramatically reduces your chances of getting stomach cancers. HOME

Some minor modifications will help, but in some cases you might be wise to consider retrofitting and installing a subsurface irrigation system. Applying a fine humus top dressing can improve water-holding capacity and add a valuable nutrient boost. If you’re thinking about rolling out a new lawn it’s wise to wait until the hottest days are behind us. Autumn is a terrific time to get a lawn down because the warm soil and dew-heavy autumn mornings help it get established. Now’s the time to check out the best grass for the location you’re in and then to improve the soil you are planting into. My top three are Empire Zoysia, Palmetto Buffalo and the toughest lawn in the west – Village Green. Between them, there are options for almost every garden environment and doing some research or talking

Titin Wijata, of Winthrop, has a seven-year-old nectarine that doesn’t produce fruit. It flowers profusely, but they never become fruit. There are bees around the flowers during springtime. The store Titin bought it from has offered a refund for the tree, but it’s now very big and lush and impossible to return. What can be done?

I suspect the tree needs a shakeup. This can be done by stressing the tree and there are several ways to do it. The most effective will be banging some rusty nails into the trunk at various points. Try stressing it in late winter by laying plastic over the area under the canopy, which will force the tree to set fruit. If this doesn’t work,

Y now your grass may not be looking too green. The past weeks of hot weather have been scorching and if your water supply to the lawn has been limited, your grass is probably showing the signs of scorch. This is the time of the year to leave your lawn to grow longer, effectively shading the roots more and reducing evaporation. It’s also the time when obvious problems start to impact, such as thatch build-up. Renovating your lawn by de-thatching is not a bad idea because the dead grass that builds up around the roots dries out, becoming water-repellent and creating dry pockets that end up as large dead patches. It’s these symptoms that are often mistaken as african black beetle infestation damage and cause people to apply chemicals needlessly. The best test for african black beetle is to select a small area of lawn and flood it just before it gets dark when the grubs and beetles are most active. The best test for thatch-caused dry spots is the same, though you will discover there are no grubs, just dry pockets of soil. The solution to thatch-caused dry spots is to remove the dry material in a renovation and apply a wetting agent and lawn fertiliser so the lawn recovers quickly from the damage. Applying wetting agents now over dry lawn areas is a smart move, though checking your irrigation system’s coverage is just as

I hope you can help. We have just sealed a new concrete benchtop (pictured) with Livos Meldos Oil. We were sold the product as a safe sealer for a food preparation area and perfect for concrete sealing. As you can see from the photo, our beautiful bench is now patchy where the oil has sunk in deeper in parts. We followed the instructions and have now put on four coats, but as soon as it dries it goes back to being patchy. Is there anything we can do to improve the look of this?
The product you are using is designed to A be used on porous surfaces, is quite high in linseed oil and is non-toxic. However, if the surface you are using it on is unevenly porous – as is your concrete benchtop – you will find that it takes quite some time to get an even saturation of the surface. You can think of it like this: If you cover half a slice of bread with butter and pour milk over it, the unbuttered side is going to absorb lots of milk while the buttered side will stay relatively dry. Strange as it may seem, the lighter areas on your concrete bench are those that are absorbing faster. The darker areas have already become saturated with linseed oil so it is necessary to pay particular attention to the lighter areas. I often find when using linseed oil that it is a good idea to increase the surrounding temperature while you are using it. The linseed becomes more fluid and is absorbed faster. So pick a time when you have sunshine on your bench and you will find that it absorbs much quicker. You may need to recoat several more times before you get an even finish. If you find when you have finished that some areas feel tacky or sticky to the touch, you can use a little methylated spirits polished on with a rolled-up pair of pantyhose to remove the excess linseed. It is also important to remember that linseed oil needs lots of ventilation to harden properly, so leave it several days between coats.

secure and wrap it up. You can even make it look like a bonbon. The rolls also make great kindling for barbecues and fireplaces (they burn slower than newspaper). If all else fails, your local pre-schools often use toilet rolls for craft, so ask if they’d like your excess ones. All these things you can do with them mean less garbage in our landfill. An extra tip: You can cut back on toilet paper use by slightly squashing the roll so it doesn’t turn as easily on the roll holder. This is particularly helpful if you have young children in the house.

We installed ceiling fans throughout the house last summer and the one in the kitchen appears to have absorbed fat on the edges. The blades are white. They are not made of metal so I am assuming they are made of some type of wooden material. Can you tell me how I can clean the fat that has absorbed along the edges of the blades? I tried to take a photo, but the fat would not show up in the photo.

blade. As it spins through the air it picks up not only fats and oils, but dust that sticks to the greasy statically charged surface of the fan blades and they get grotty quickly. It is important to keep them clean and to clean regularly to keep on top of the problem. I suggest you stuff the head of a clean kitchen broom down the leg of a pair of pantyhose and tie the excess leg of pantyhose around the handle to secure it. Spray the head of the broom with a mixture of lavender oil and water (one teaspoon of lavender oil for a litre of water) and sweep along the edge of the fan each time you sweep your kitchen. Lavender oil is not only antibacterial, it is also wonderful for breaking down grease and inhibiting flying insects, which love to land on fans and leave their calling cards behind. In addition to a lovely, clean fan, you get the added bonus of a delightful fragrance when in use.
Thanks for all your great questions this week. Keep them coming and keep them specific. To work out how to remove a stain, I need three pieces of information. I need to know what the stain is made of; what surface it’s on (Is there a varnish? What is the topmost surface that the stain is affecting?); and what, if anything, you’ve already tried to remove it. Each thing you try changes the chemical composition of the stain. Include a photograph if you can. Photographs really help the stain diagnosis. Don’t forget, alternative recycling questions are also welcome.

FISCHER The international polo player and captain of the Perth Polo Club shows us his favourites 1
Tiffany & Co saddle blanket
I was gifted this by Polo in the Valley last year. Hopefully, it’s a sign that I’m going to be chosen to play in the Tiffany & Co Cup this year. 2 Photo This is a great photo of my grandfather, whom I wish I could have spent more time with while he was still with us. He was one of the first polo players in WA and an exceptional horseman. 3 Mallet The mallets I use are all specially designed and handmade by a guy in the US called Tato. I took a trip there last year to play polo in Florida and went to visit him and his workshop. It was great to be able to see the craftsman in real life. 4 Gidgegannup Bulldogs
Football Club team jumper The team have won The
Hills League Premiership for the last three years. “We’re the boys from Gidgegannup, we’re the dogs red, white and blue ...” As you can imagine, the boys have given me a bit of flack lately about the press surrounding polo, both on and off the field. 5 Grister I have several polo horses but Grister is an absolute superstar. He has won a couple of champion pony prizes and he’s taught me more about the game than anyone.

6 3 Cufflinks
I was given these cufflinks on my 21st birthday – along with a 2.5-litre bottle of whiskey – by my godfather. Only one of those gifts is still in existence. 7 Trophy This is the Youth Focus Cup that I won at the Polo in the Valley charity match last year. It is also made that much more memorable because I won MVP (most valuable player) in that game. 8 Rufus (Red Dog) He’s getting on a bit nowadays but he’s a great old dog. He comes out running whenever I’m working the horses. One day we worked out he had run over 40km. He is an important part of our family and incredibly loyal. 9 Boots These boots were made to measure from Anastazi and are old military-style boots such as the ones worn way back in the English Cavalry days. 10 Helmet I bought this in Argentina, the polo capital of the world. Considering it once stopped a ball from belting me in the head and probably knocking me out, I figure it’s good luck and I have been wearing it ever since.
