EHIND the edgy exterior of the Lamont by APG is a contemporary home designed to meet the needs of the modern family. From the kids’ lounge and study space on the upper floor to the downstairs guest suite and entertainer’s kitchen, it’s geared for the most demanding of households. “Flexibility is the key to not having to move every few years,” says Leo Callisto, sales and marketing manager at APG. “The Lamont provides so many options for younger or older families and can cater for three generations on the one block.” One of the keys to the success of the Lamont is the fact that the ground floor guest suite and the upstairs master suite are interchangeable. “The brief was for a family home that offered flexibility for the location of the guest room,” Leo says. APG has added even more flexibility by displaying the Lamont in Jindalee with a separate one-bedroom, one-bathroom unit from its MyPod range, which starts at $35,000. “The MyPod is another way to demonstrate how multi-generational living can work by providing separate accommodation on the same block,” Leo says. He says the concept works just as well for stay-at-home children as it does for grandparents who want to be part of the family unit while enjoying a sense of independence. The “pod” has been displayed as a pool house but can easily become a fully functional living space, adapting as the family’s needs change. There’s even more flexibility built into the floor plan of the Lamont. The upstairs study and lounge space can be reconfigured to suit different needs, while the front balcony can easily be shifted to the rear, as can the master suite. APG has also been keen to show would-be buyers how the Lamont can fit on a traditional suburban block and still leave room for a pool and plenty of outdoor living space. Awning windows have cleverly been used as part of the pool barrier to help maximise the space and the pool itself has become a key design feature, with views to the clear blue water from the everyday living and entertaining areas.

The designers have made sure there’s a strong focus on entertaining at home, with a central kitchen overlooking the dining room, living room, alfresco and pool. “Everyone feels connected and accessible regardless of where you are when entertaining and this has been a big plus,” Leo says. The kitchen design brings together clean, smooth lines with the warmth of grain-effect laminate. Integration has been the watchword, with the double oven, microwave, fridge/ freezer, range hood, dishwasher and flushfitting cooktop all integrating seamlessly into the cabinetwork. Loads of drawers, sleek stone benchtops and a lack of handles emphasise the statement look of this all-important work area, family hub and social gathering point. APG has been celebrating success at the recent Master Builders Bankwest Housing Excellence Awards, particularly in the category for display homes priced between $450,000 and $550,000. The ABN Group is channelling the experience and expertise it has in the housing industry to a series of seminars conducted by its newly established business, Investor Assist

ENEWED confidence in property investment is generating strong demand for a series of education seminars hosted by the ABN Group’s newly formed Investor Assist business. Investor Assist general manager Peter Gianoli says the fortnightly seminars, which cater for groups of up to 40 people, are attracting a lot of interest from people who are looking for a stable investment that offered good long-term capital growth. Peter says the seminars are held at the company’s Osborne Park offices, however there are now plans to host seminars catering for more than 100 participants at other locations. The seminars cover a range of subjects, such as buying property through self-managed superannuation funds, financing, housing industry trends and property selection. “Investor Assist shares up-to-the-minute market intelligence which we extract from across the ABN Group so our investors know what suburbs, home designs and property

features are in demand and will attract quality tenants,” Peter says. “The ABN Group has been operating for more than 30 years and builds more than 3500 homes a year, so Investor Assist has the ability to tap into this experience.” Peter, whose background includes 15 years in property marketing and investing, says the
majority of the company’s investor clients are building three-bedroom, two bathroom ABN homes in infill areas. He says a lot of these homes are built for investors in suburbs such as Ellenbrook, Woodvale, Atwell, Butler and Nollamara. According to Peter, Investor Assist will upload edited versions of the information seminars
on to its website and there are plans to host interactive “webinars” in the near future. A
TRADITIONAL white picket fence sets off the charming cottageinspired elevation of the Eagle Bay by Plunkett Homes South West. On display in Dalyellup, close to the ocean and just minutes from Bunbury, this welcoming family home combines traditional appeal with all the modern must-haves. Cute on the outside with elegant french provincial styling on the inside, the Eagle Bay takes much of what we love about the traditional cottage and combines it with generous family-friendly spaces for today’s buyers. Dave Clynk, design manager at Plunkett, says the overall result is a seamless indoor/outdoor connection that is both stylish and supremely functional. “It’s a MasterChef concept, with the double island benches making the kitchen the central focus point of the home,” he says. High ceilings add extra volume to the living areas, while a dropped bulkhead helps define the kitchen area. Plunkett has wrapped the alfresco around one corner of the house to create both a veranda and an outdoor room for dining and relaxing. “The wraparound veranda and alfresco allows winter sun penetration and winter warmth into the kitchen, but it keeps the living space well protected during summer,” Dave says. “Buyers could extend the veranda if they wanted to but I’ve deliberately kept an open area off the kitchen to allow the sun to get into the kitchen in winter time.” The design effectively means buyers have numerous options as to how they set up and enjoy both their indoor and outdoor spaces.
Dave has also added an elegant and spacious veranda to the front of the house that can be reached from the master suite via double french doors. Brian Garavanta, the general manager at Plunkett Homes South West, says the home is ideal for standard blocks in new subdivisions as well as for rural blocks and will appeal especially to buyers building their second or third home.
“This really is an entertainer’s home and would suit just about anywhere,” Brian says. The magnificent kitchen, the indoor/outdoor connection and the master suite with its french doors to the veranda and its his-and-hers walk-in wardrobes have all been big winners with visitors to the display, which Brian says would also make a great starting point for an individual Plunkett design. ESIGNED to stand out from the crowd, the Mosman by Gold Style Homes has proved to be a talkingpoint property packed with ideas inside and out. The quality of finish has also attracted attention, with the judges of this year’s Master Builders Bankwest Housing Excellence Awards declaring the Mosman joint winner of the best display home award in the $550,000 to $650,000 category. It was one of five major Master Builders award wins this year for Gold Style, which was also named a finalist in three other categories at the 2012 gala dinner. “It shows our ability and our passion – to not stop when you think you’ve got it right, but to make sure you’ve got it right,” says David Goldsmith, general manager at Gold Style Homes. “Master Builders puts a lot of emphasis on the quality of the finish and trade skills.” Set on a relatively small corner block of just 425sq m, the Mosman provides almost 390sq m of accommodation, including four bedrooms, a library, theatre room, upstairs lounge, alfresco, balcony and a spacious kitchen and living area. “This display showcases that on a limited block you can do something spectacular,” David says. He says much of the impact has been

achieved by introducing a lot of light into the house to give a feeling of airiness and space. The staircase gallery, for example, has been designed as a central void teamed with a twostorey glass wall. “It draws in the light and gives that airy feel,” David says. The soft sheen and honeyed tones of blackbutt timber flooring and the clean fresh lines of pale floor tiles accentuate the sense of light and space. Even the staircase has been kept open. It features a steel stringer, timber treads and a glass balustrade and has been set against a wall clad in dark and lustrous Laminam. Capturing views to a park, the house has lots of corner windows. These contribute to a striking elevation that works with both the narrow block frontage and the long side that faces the street. A double skillion roof gives a “butterfly look” to the roofline and this has been matched with strong contrasts and bold shapes so that the house looks great from all angles. “The house has a lot in it – both to capture that initial impact as you drive up the street but also as you walk into the home,” says David. The sense of space created through the use of voids, raking ceilings, super-high ceilings and soaring banks of glass neatly balances the high level of detail in the home, from the
strips of mirrored tile in the bathrooms and the innovative cabinetry in the kitchen, to the shadowline cornice and embossed wallpapers. For $626,000 buyers get features such as the stacker doors, cavity sliding doors and giant pivot front door, plus the up-to-the-minute kitchen appliances, luxe cabinetry and designer taps, baths and basins. They can even be inspired to add the intricate “snakeskin” mosaic wall in metallic pinks and silvers that acts as a backdrop for the freestanding tub in the ensuite bathroom. “You either like it or hate it, but the snakeskin mosaic certainly is a talking point,” David says. With 6-star energy regulations fast approaching, the design of your new home will need to conform to new standards, says Master Builders director Michael McLean
Don’t just choose any design and place it on your block. List the features you need in your home and include them in a well-oriented building for your specific site.
Compare your home with your block: ✱ Where is north? If you have north at the rear

of your block, then you should opt for a design that has bedrooms to the front, with a garage on the west (or east) side and living areas facing the rear of the block. The west elevation should include low-use areas such as laundries and bathrooms and the garage or carport so that these rooms buffer the main living areas from the hot afternoon sun. If north is at the front of the lot, passive-solar design is trickier to do, but not impossible. Staggering the building so that there are windows facing north and still avoiding living areas in the west are a good start to reducing the amount of work you need to do to fight poor orientation. Eaves and shading need to strike the right balance between providing winter solar access and shading the summer sun. Cross-ventilation helps to cool down your home so make sure you have openings that can capture the southwest breezes. p
Q Often blocks are not oriented so that each side faces the main orientations. Northeast or northwest still provide the benefits of facing north. So consider the best fit for your block and get advice on how you can maximise your home for climate-sensitive design. Difficulties arise when your block is small or an unusual shape, has views or restricted vehicular access. These and other factors may force you to consider designs to accommodate specific site constraints. Less ideal designs can have improved energy efficiency through higher levels of insulation, or by using a higher specification of windows. These items will increase the cost of the home initially, but this should pay back with savings provided by increased energy efficiency.

F you are planning on building your new home this year, you will have to keep in mind that the minimum energy rating for all new buildings will increase to 6-star. Until May 1 of this year, the standard has been an average of 5-plus, so new homes built under this regime achieve a 5-plus star rating. Six-star homes will have a higher standard for insulation, eaves and shading, fewer allowances for glazing and will require artificial lighting inside and around the exterior of the home to meet limits for energy usage. The simplest way to meet the new standard is to start with the right home for the lot you are building on. Designing for climate should not be done through airconditioning but through intelligent building design so that the building itself is passively more comfortable for more days of the year. In other words, you use less artificial means of cooling or heating, or use them for fewer hours of the day. The orientation of the lot should significantly influence your home’s design. Because the Building Code of Australia and House Energy Rating Software tools used to determine the star-rating of the home use passive-solar principles, it makes sense to build a home that has good, site-specific design principles.

We recently bought a home in Quinns Rocks that’s about a year old and noticed a sort of white crusting on the brickwork. The salesman told us not to worry about it, but I am curious to find out what is causing it. Noticing that you live in a beachside suburb, I suspect that what you are seeing is the effect of sea salt corrosion. Salt attack is an increasingly important problem in WA due to our high level of coastal development and a growing salinity problem in our wheatbelt and agricultural areas. Damage to buildings by “urban salinity” or “salt damp” results from salt and water moving through capillary action through the pores of materials such as concrete, bricks, mortar and stone. Evaporation of the water causes crystallisation of the salts on the surface and in the pores of the building material, causing fretting. Typical symptoms in buildings include salt crusting on bricks, concrete and pavers and corrosion of underground services. The Building Code of Australia already makes provision for building within one kilometre of the coast (e.g. a requirement for galvanised lintels) to protect buildings against salt damage. Other common building practices and materials also take potential salt damage into account. The use of Colorbond roofs, PVC and copper pipes, rolled brick joints and black plastic membrane under slab also act to protect the building structure against salt attack.

Hi-tech production and digital-ink technology has changed the look of tiles and the trend now is to replicate natural products such as timber and stone

EW aspects of interior design have changed quite as much as oor and wall tiles, for the simple reason that today’s tiles look like anything but. Wood, stone and wallpaper, yes – traditional glazed tiles, not so much. “The future of ceramics is technologically advanced tiles that reect the texture and look of a natural product,â€? says Sarah Bird from Tile Boutique. “We’ve seen porcelain tiles that have recaptured the natural appeal and charm of wood and stone, yet with all the advantages of technologically advanced and aesthetically innovative ceramics.â€? According to Sarah, tiling technology is now so advanced that manufacturers can replicate the ďŹ nest details for a near-exact reection of natural products. Digital ink technology allows for variation in the colours and tone of the tile to give the closest representation ever possible for a man-made tile. The advancements in tile technology have seen tiles swing right back into vogue, with homeowners keen to take advantage of a product that emulates a natural product without the associated maintenance. “In addition to being hygienic, warm and enduring, digital inkjet technology has opened up endless possibilities for affordable luxury,â€? says Debbie Maxwell, strategic designer for Beaumont Tiles. “We can offer the beauty of natural stone or elegant timber without the added maintenance and at a fraction of the cost of the real thing.â€?
It’s for this reason that the most popular types of oor tiles in 2012 are those that emulate a natural product. “Timber, stone, travertine, marble, slate are abundant,â€? Debbie says. “Industrial chic is evident with an increasing array of polished concrete and cement-look tiles.â€? Debbie says Australian homeowners are increasingly drawn towards products that have matching wall, decor, internal and external tiles in multiple ďŹ nishes. “Large-format tiles are here to stay,â€? she says. “300mm x 600mm, 600mm x 600mm and larger slab options are widely favoured.â€? Wall tiles are also moving away from the more traditional formats and smaller sizes. “200mm x 300mm size is now considered small compared with the norm four to ďŹ ve years ago,â€? Debbie says. “White is still hugely popular in bathrooms

A REAL WORK OF ART Artworks are generally used to complement the design of a home, but Yael Kurlansky has turned things around by creating a showpiece to display a collection that includes Picasso and Nolan

NOCK down the existing dwelling and start again was the deceptively simple brief the owners of this cutting-edge Cottesloe residence gave award-winning building designer Yael Kurlansky when they commissioned her services. “Can you imagine being given carte blanche to deliver an all-encompassing home from the design, construction and furnishings, all the way down to the linen?” Yael says. “From that moment I knew a fulfilling journey of creativity and amazing client contact was about to begin.” Yael describes the project as a “stunning fusion of art, design and family life”. “The owners have an impressive art collection, which includes works by Picasso, Sidney Nolan, Tim Storrier and Pro Hart, so I had to create a suitable home for all of their special pieces,” she says. “I knew I needed to provide a lot of wall space for the art and in some ways I designed the house around the collection.” Even though the owners were aware of the challenges associated with showcasing all of their artworks in one building, they couldn’t resist buying a few more standout pieces during and after the construction process. Yael’s son, Dean, who is the studio manager at Arq Designs in Subiaco, helped the owners source some significant sculptural pieces by WA sculptor Ken Sealey and Chen. “Most of the furniture, including the two textured white acrylic panels that hide the TV screen from view, is also from Arq,” Dean says. Art aside, the clients, their two teenage daughters and their young son, required a spacious home that would accommodate their wide array of interests. Each family member wanted to have a private space, as well as be able to interact in the communal entertaining areas.

“The focus on careful zoning drove the design concept, resulting in a home which offers an extremely high level of privacy and comfort where function and practicality have been exploited,” Yael says. Parking for four cars, a lap pool and spa also featured on the family’s wish list. “The challenging, sloping block forced me to get really creative,” Yael says. “By elongating, terracing and manipulating the house into the block’s 5m slope, I was able to capture the northern sun while creating several interesting indoor and outdoor spaces.” The fact that the block has rear access enabled Yael to create two distinct zones – one for the parents and younger child at the back of the house and one for the teenage daughters at the front. “The rear access way now functions as the parents’ private entry point into the home and
leads them straight from their double garage into a decadent wing that includes the master suite,” she says. “The daughters have a similar set-up at the front of the house, where another double garage opens straight into their wing.” Meanwhile, visitors to the home ascend a sweeping staircase to the front door. Polished plaster and glass, together with an array of textured materials, ignite interest and set the tone for the rest of the design. The state-of-the-art kitchen, with its built-in breakfast/meals nook, is the hub of the home. “The flow between the kitchen, living and dining areas is seamless. They unfold into each other and spill outside to the alfresco dining and entertainment area,” Yael says. “The clients’ needs have more than been met in this spacious, functional and extremely comfortable home.”

GET THE HANG Swedish-born Ann-Louise Jansson is determined to give wallpaper a totally new dimension with a new showroom in Mount Hawthorn
A
NN-LOUISE Jansson has spent the past four years changing the Australian public’s perception of wallpaper with her eclectic range of Scandinavian designs. Through her company Scandinavian Wallpaper & Decor, she’s managed to dispel the notion of wallpaper as outdated, old-fashioned, difficult to hang and near-impossible to remove. Instead, Ann-Louise has proven that wallpaper can be quirky, contemporary, easy to put up and simple to replace. And, finally, she has the perfect space to show it off – a new showroom on Oxford St in Mount Hawthorn. “People couldn’t find us in our old showroom in Jolimont,” she says. “We felt a lot of
pressure to open up something that was a bit more public-friendly. “We also needed a place where we could display the wallpaper properly. The idea is to change the wallpapers in the showroom every month or so. I think when people see a little swatch it’s hard, but when it’s up on the wall they think it’s fantastic.” Scandinavian Wallpaper & Decor was established in March 2008, after the Swedish-born Ann-Louise noticed there was only a limited range of wallpapers available to interior designers and decorators. Frustrated by the lack of unique and original designs, she set up a business importing and distributing wallpapers from her homeland.
POURED CONCRETE
Four years on, Ann-Louise has a client list that stretches across Australia and a collection of wallpaper designs that runs into the thousands. She specialises in murals, custommade from photos or graphic designs from her collection or the customer’s own collection. “People get inspired when they come in here,” Ann-Louise says. “They may have a traditional pattern in their mind because that’s what they’re thinking of as wallpaper, but we always talk to them. We might suggest using one of their photos, such as a photo of a graffiti wall from Argentina. We’re doing more and more personalised wallpapers.” As well as the murals, Scandinavian Wallpaper & Decor has traditional wallpapers in classic,
contemporary, organic and modern designs, as well as a range of quirky home accessories, including felt cushions and ottomans, and – Ann-Louise’s latest find – Pappelina plastic rugs. “The Swedish plastic rugs are amazing,” she says. “You can use both sides and they’re really good for wet areas. You just chuck them in the washing machine when they get dirty. They’re fantastic for kitchens, hallways, bathrooms, even outdoors.” Ann-Louise returns to Sweden regularly, scouring the shops and trade fairs for the perfect wallpaper ranges and home furnishings to bring back to Perth. “Eventually I would like to have more

HE annual Melbourne International Flower and Garden Show reached new heights this year. The first thing I noticed was that plants are now taking centrestage in the show garden category with some incredible use of new-release varieties, as well as a strong focus on sustainability. The major award winners for 2012 included an inspirational design from first-time show garden entrant Marnie Lewis who used Nordic lifestyle concepts to create her garden, Nord, which was a sensual interpretation of an outdoor living room for a cold climate and came complete with an alfresco dining room and even a hot tub. Nord was declared the joint winner of the City of Melbourne Award of Excellence for Best in Show. It also won a Gold Show Garden Award and the Mark Bence Construction Award. The standout design for me was the amazing Tree and Shrub Growers of Victoria’s garden, called Home.Life, which included an actual house in the design, complete with a “growing bed” and more than 10,000 plants with 2000 varieties used. The garden was huge, which made it an even more difficult project to pull off, and its house and deck along with its glasshouse and Yates garden shed provided structural features that visitors gravitated to. The garden this team built for last year’s show had few problems or issues, with the exception of congestion as thousands of people streamed through it. This year’s effort had an intensive planted garden feel while still being open and spacious and incredibly relaxing. Its use of new and improved plant varieties was so exciting to see and the selection of plants was truly inspiring. Colour, architectural foliage and structure provided interest at every turn and the occasional art piece brought attention to focal points throughout the garden. For new plant lovers, this was the display to see. The edible plants – such as the new licorice herb, espaliered olives, apples and native fruits such as the lime “Desert Finger” – were all attracting heaps of attention. Home.Life was the joint winner of the City of Melbourne Award of Excellence for Best in Show (along with Marnie Lewis). Horticultural Media Association Award for Best Use of Plant Life and the Gold Outdoor Exhibit award were the other honours it received. This year I joined forces with the Victorian Government, Melbourne Water, Savewater! and the very talented Phil Johnson to present Equilibrium, a sustainability garden that won both a Gold Show Garden Award and the Ford Sustainability Award. Our original plan was not to enter as a show
garden, but to focus on the sustainability award. Then the judges asked us to enter the show garden category as well because they thought the display was spectacular. The design pitched a typical home and garden against its potential as a sustainable billabong-inspired garden that recycled rainwater and was environmentally considerate but visually stimulating at the same time. It presented the reality that with a typical suburban block you could accept the normal scenarios we all usually set up and live with or, with some careful planning and thought, you could create something that looks incredible and achieves many sustainability outcomes at the same time, including producing food at home. Bay Road Nursery, Semken Landscaping and Candeo Design won a Gold Show Garden Award for their brilliant Surge design and Daniel Piper Landscapes produced an amazing terraced garden, called Rejuvenate, that received a Bronze Show Garden Award. The Melbourne International Flower and Garden Show is one of the most frequented garden exhibitions in the world. Its location in front of the UNESCO World Heritage Exhibition Building in the beautiful Carlton Gardens on the edge of the city makes it one of the most spectacular locations. Sadly, the location is coming under pressure to be changed and I’m sure that it will not be the same event if it were held elsewhere, so it might be worth planning to see it in 2013 before the venue changes. I can’t live day by day without my diary. I just like to have everything written down and I don’t like typing things into my phone. iPhone From a design perspective, always being able to save and look at pictures, go on websites such as Style.com, check my emails regularly and update my Facebook page for work is very convenient. Ring My aunt gave me this ring for my 21st birthday. She actually gave me three diamonds and I got to design it and have it made up. Juvell jewellers in Cottesloe made it. I’ve always really liked snakes and I love how in jewellery they wrap around the finger. Its eyes are made of rubies, which are my birthstone. Hong Kong This is my favourite place. I go there every six months on work and also on holiday. It’s my favourite city and I really love the shopping there. It is a really vibrant, exciting city and one of my favourite getaways. Bone I am into taxidermy and human biology. I have a collection of bones and this is a human leg bone from that collection. I think it is a beautiful piece and don’t look at it and get grossed out or anything like that. I think that about most taxidermy and biological pieces.

His name is Panda and d I really love him. He is my little aying companion. Pip gave me one of the piece pieces es for my 21st birthday, but it was part of a set, so I bribed her into giving ng mee the other one with some clothes es so that I could have both pieces. 8 Handbags When it comes to o mples p clothes, I usually wear all my samples so I end up spending most of myy money buying handbags. 9 Necklace This is a necklace under der my label and can be obtained onlyy ion, at my shop, Poppy Lissiman Addition, in Claremont. It is a handwoven chain and diamante necklace. It is my favourite piece from my latestt collection and I love it because it goes g. with everything. 10 Fluoro yellow w There is just something about have ut this colour. I hav ve always loved it. I have quite a few things in the colour lour and it is probably my favourite. vourite. I am like a bowerbird. d. Every time I see something ething in fluoro yellow wI have to have it.
