Mum and dad will appreciate the spacious master suite, with its five-star ensuite where a glass panel separates the oval bathtub from the bedroom. The designer look also includes a bank of mirrored wall cabinets behind the vanity unit, two square semi-recessed basins and a double-sized walk-in shower with side-by-side shower fittings. “Parents want their room to feel like a retreat, and space in the bedroom, ensuite and dressing room is always on their wish list,” Leo says. APG’s designers have ensured the first floor kitchen is a showpiece, too. Sleek and modern, it features a large stone-topped island bench with waterfall ends, plenty of overhead cabinets arranged in a stepped design, heaps of drawers and stainless steel appliances, including a built-in microwave. A space-saving cavity sliding door conceals a large walk-in pantry with stone worktops, cupboards, a wine rack and open shelving. Completing the upper floor is an open study area that not only enjoys the ocean view and works with the open-plan design of the everyday living area, but also is big enough for two workstations. With the traditional study making way for e-nooks and drop zones, Leo says a study area no longer needs to be locked away but can be incorporated into the main living space to allow for interaction if required. Downstairs, the Panorama includes three double bedrooms, laundry, bathroom and activity room leading out to an alfresco.

Anticipating a growing shift towards independent living on a family block, APG has also displayed a one-bedroom MyPod studio that would add just over $50,000 to the price of the Panorama. A versatile addition to the family home, the MyPod could start out as a hobby room or teenage zone, before becoming an independent living space for grandparents or young adults. “Kids can stay at home longer and save more money without feeling as if they are living in their parents’ pockets,” Leo says. FEAST of inspirational design ideas awaits visitors to this awardwinning display home. “The Onyx is Novus Homes’ showpiece,” says Paul Than, the builder’s senior design and building consultant. “It’s an individually designed home that showcases vibrant design with quality workmanship.” The judges of the recent Master Builders Bankwest Housing Excellence Awards certainly agreed, declaring the Onyx this year’s best display home over $650,000. One of Perth’s most awarded builders, Novus has now notched up 74 Master Builders and HIA awards over the past 14 years, including two national awards. The company is well known for creating individually designed and richly detailed homes that combine luxury with lifestyle, and the Onyx is no exception. “An individually designed home will make the most of a block, whether it is to capture sea views, maximise building on an irregular shaped block, suit a particular lifestyle or reﬂect the persona of the client,” Paul says. He says the Onyx, as the company’s latest masterpiece, responds to demands from homebuyers for innovative design, attention to detail and value for money.

Built on a small corner block, it has a striking dual frontage that marries towering glass walls and a pitched turret with feature wall tiling and textured masonry. A giant glass pivot door swings open to reveal a wall of glass separating the entry from the living area beyond. It’s a sign of what to expect in the rest of the house, which is packed with layer upon layer of inspiring details, including a pyramid ceiling, reverse lighting troughs, frameless glass balustrades, american black walnut handrails, vast designer doors and custom-made cabinetry with polished aluminium trim. Double-height voids with feature ceilings in the entry and in the living area draw natural light into the centre of the home.

“The voids brings a sense of openness and space, combining the downstairs living with the upper floor retreat,” Paul says. A three-bedroom home, the Onyx has a home theatre, study, upstairs retreat, two balconies, and an alfresco and outdoor kitchen reached via bifolding doors from the living area. Tailor-made for entertaining, the centrepiece kitchen boasts a large island bench, splashbacks in glass and stone, a bank of shiny stainless steel appliances, an induction cooktop, bespoke cabinets, a computer nook and a walk-in pantry with custom-made storage. Upstairs, an oversized, veneer feature door leads into the master suite where the openplan design means the bedroom and ensuite bathroom are almost one and the same. Taking its cues from luxury boutique hotels, the ensuite features an oval bath set on a tiled platform, a large shower, two oval vanity basins with freestanding mixer taps and a long stretch of custom-made cabinets. Modular homes can solve some of the problems of cost and logistics of building in regional WA, says Paul Tweedale, general manager of Formas, the Pindan Group’s modular building company

ODULAR homes were once considered inferior to brick-and-tile homes in country Australia, but they’re fast becoming the preferred option as people recognise the cost and availability beneﬁts. For example, a number of homeowners currently rebuilding in Margaret River after last year’s devastating bushﬁres are choosing modular. They recognise that the cost and lead time of rebuilding a traditional home overstretches their insurance payout, not to mention leaving them with nowhere to live for extended periods of time. They also recognise that modular homes are not the shed-like structures they used to be. Most of us are aware that it is expensive and frustratingly slow to build in some

regional areas of WA. Supply doesn’t meet demand for builders, especially in the remote North-West. Transporting building materials is also costly. The good news is that modular homes solve some of these problems. Modular homes cost less than traditional homes and their modern designs are comparable in size and style to your traditional brick-and-tile product. Moreover, they are built to comply with the extreme climatic conditions in regional Australia. They are more readily available and can be transported directly to your homesite. Unfortunately, modular homes don’t always completely solve the time factor. What takes time is often the installation of the home, including services. This can take from four weeks to several months in regional areas. Formas has been able to address this issue,

OBTAINING A CREDIT PASS Avoid what lenders regard as risky behaviour in the lead-up to applying for a home loan if you want to give it your best shot

N the quest to portray yourself in the best possible light with potential lenders, it’s advisable to refrain from the types of “risky” behaviour that financial institutions frown upon. Experts say that in the lead-up to applying for finance, it’s important to consolidate banking with one lender, to avoid frequent address changes, to not make erratic withdrawals from your savings accounts, and to resist offers to take up multiple unsecured debts such as credit and store cards. And, once a decision is made on the lender of choice, it’s a good idea to ensure you qualify for the finance you’re seeking before lodging an application. Bear in mind, each application to refinance is recorded on a credit file. Smartline Personal Mortgage Advisers managing director Chris Acret says it can be damaging when a final application is lodged

if your file includes a number of inquiries over the previous six to 12 months. “Each time you submit a loan application, the lender runs a credit check immediately,” he says, “regardless of whether or not you’re applying with the same lender or another bank or financial institution. Lenders view excessive applications for finance as ‘shopping’ for credit, and regard this as risky behaviour.” Chris says borrowers who are simply curious about the potential savings or benefits of one lender over another are better placed to make their inquiries through a mortgage adviser. He says a mortgage adviser has access to all the necessary information and obtaining advice from them won’t result in an inquiry being recorded on a credit file. Chris says a mortgage adviser can find out what is on a loan applicant’s credit file and advise how lenders will view it. (You can also

obtain a credit file from www.mycreditfile. com.au.) Resolve Finance general manager Don Crellin says that it’s critical for potential borrowers to ensure their fiscal behaviour does not look risky so they can perform as well as possible within the framework of a lender’s credit scoring model. Don says this credit score assesses characteristics that impact both positively and negatively on a borrower’s capacity to repay a loan. Along with multiple credit inquiries, other behaviour that is viewed as risky includes changing your address or job frequently and defaulting on bills, no matter how small. “If you are considering a change to your job just prior to applying for a home loan, it may count against you,” Don says. “Stability is important in a lender’s eyes, especially when it comes to assessing your income. “After all, your ability to make regular monthly repayments depends upon the income generated from your employer.” Independent Home Loans managing director James Pibworth says it’s advisable to strive for the appearance of consistency in a loan application – relating to employment, place of residence, banking and savings habits. James warns against making the mistake of

failing to declare all your ﬁnancial commitments when lodging a loan application. He says failing to declare a credit commitment, regardless of how small it is, does not look good to lenders. Ensure there are no erratic withdrawals on your bank statements and if your banking is split across several lenders, then consider moving to one lender. According to James, homebuyers who are paid in cash must obtain documented proof of regular pay. “We advise clients who are paid this way to ask their employer to pay the cash into their account and to produce three months’ computerised payslips,” he says. Young Investors Club president Ben Dempster says that young homebuyers should do all they can to get into property as soon as possible. Ben says you should get into good savings habits from an early age by putting money aside from any working income, including any casual jobs. Maintaining a clean credit history is essential and Ben advises those who can’t pay their bills to make alternative arrangements with the creditor to avoid a black mark on their credit history. A trifecta of positive indicators have set the scene for more construction in WA, says Master Builders communications director Geoff Cooper and predicted zonings should provide some 44 years of land supply for Perth and the Peel region. There are almost 50,000 conditionally approved lots for developers to construct within the next four years in Perth and Peel. Developers are offering attractive incentives for land purchases in most areas of WA and we are not seeing the queues for land that we saw back in 2007. With strong population growth, rental yields about 5 per cent in many suburbs, ample land supply in the short term and interest rates at historically modest levels, we have the necessary ingredients to drive increased residential construction in WA. Homebuyers or renovators should also be aware that there are still plenty of skilled trades available in areas south of Geraldton. This means that homes are being constructed on time and generally on budget. This situation is not expected to last long with the ongoing movement of trades workers to resource-related projects. A-Z BUILDING information With one in five homes suffering some kind of termite damage, it is wise to take precautions at the building stage, says Master Builders technical adviser Romina De Santis

ERMITES – or “white ants” as they are commonly referred to – cause millions of dollars in damage to buildings and structures in Australia every year. But the majority of the general public either don’t think about termites or don’t seriously consider them when building a new home, carrying out an extension or renovating an existing home. It is estimated that one in ﬁve homes suffer termite damage of some kind during the life of the building. Many millions of dollars are spent annually by homeowners in rectifying this damage and because of the nature of termite activity few, if

any, insurance companies will insure against damage by these pests. With this in mind, it is in the best interests of the building designers, builders and owners to install an effective termite management system during construction that will minimise the risk of attack.

Myths versus facts There are some myths and misconceptions relating to termites that all homeowners need to be properly informed about. ✱ I have a termite barrier in my home, therefore

I’ll never have a problem with termites – wrong! There is no guarantee that termites will not attack your home. The whole purpose

A hairline crack has appeared in a bathroom tile and it appears to be “travelling”. How can this happen as my house is brand new? Cracking tiles are a reasonably common feature in showers, around baths, hobs and spas in new homes. Fortunately, the problem is not usually serious. Hairline tile cracks often occur near internal or re-entrant corners and result usually from minor slab movement, weak consistency of the tile sub-base solution mix and/or use of an inflexible application glue. These cracks can often grow or travel across a tile as the new house adjusts to minor ground or slab movement. A combination of expansion and contraction of cement, mesh and sometimes brickwork can all result in minor tile cracking in wet areas. You need to be careful not to replace the cracked tile too quickly after the home is completed. New homes need time to settle and early replacement of cracked tiles may need to be repeated. You should also use a Resiflex-type glue. Although this is more expensive, it will provide some “give” and allow for ground movement without damaging tiles. Tilers can also assist by preparing a strong sand/cement solution sub-base where minor slab cracks are evident. Remember to keep a number of spare tiles stored away after you build. Replacement tiles are often difficult to find because of fashion changes and some production lines ceasing. There is a “tile library” service which is located in metropolitan Perth that carries a good range of replacement tiles. But if your tile is unavailable it can be an expensive process to have to retile a whole shower when only one or two tiles need replacing.

OUSE building in WA has been subdued for the past year or so, but this seems set to change. First, we now need to house more than a thousand additional people every week in WA, as revealed in an Australian Bureau of Statistics report. Our state is the fastest growing in Australia and people are moving here in droves for our

strong employment opportunities. Our new residents have to live somewhere and our rental market is already tight. One large national property developer has gone so far as to say that WA is facing a rental crisis, citing less than 1 per cent vacancies within its developments. The team at Dale Alcock Homes has certainly noticed this and says consumer interest in affordable and sustainable new homes is stronger than ever before. According to Dale Alcock Homes sales and marketing manager Cameron Lade, the term “affordable green living” is used regularly when it comes to discussing home design. This term can mean many different things – from water-saving devices to native gardens, reduced greenhouse gas emissions and even the life cycle and cost of building materials. it’s good basic design and building principles that need to be at the core of any environmentally sustainable home. “For example, ceiling and wall insulation are the most effective way of reducing heating and cooling loads, and thankfully these are generally standard in most homes,” he says. “But focus should also be given to what is termed thermal performance, which refers to the way a building exchanges heat and energy with its environment, and this should absolutely be at the heart of any intelligently designed home. “Good thermal performance controls heat flows and harnesses solar design. From our perspective, intelligent home design is all about crafting a healthy, comfortable, naturally lit environment to enhance lifestyle in the most cost-effective way possible.” Cameron says clever passive-solar design can also be implemented to ensure living areas are located towards the north of the property, with bedrooms and “night” rooms – for example, a home theatre or home office – to the south. In addition, airflow can be equally important as it has a cooling effect, and while it doesn’t necessarily reduce temperatures, it is very effective in drier, less humid climates such as Perth. “Making sure that windows and sliding doors are well located certainly doesn’t cost any more, and yet their careful design can mean that sea breezes are harnessed to enable crossventilation,” Cameron says. “And in the same way, high ceilings are fantastic in terms of cooling down room temperatures – 31-course ceilings in the living area may cost a bit extra, but can be a worthwhile inclusion and can give a great feeling of spaciousness as well as helping to keep areas naturally cool.” Cameron points to the Oslo – the latest design from Dale Alcock Homes – as an example of a home which has “affordable green living” at its core and is packed with environmentally sustainable options and energy-savvy products. I DID IT MY WAY Adding his own style to the Mirvac-designed apartment didn’t mean Warren Ki was just hanging a few paintings on the wall. He turned the dining room into a piano room and even replaced all the taps

HEN Warren Ki bought his new home in the Aquarius Tower of the Peninsula Apartments at Burswood, he liked the existing design, but wanted to add his own individual style and eye for detail. The retired pharmacist and interior design enthusiast says the apartment – designed and built by Mirvac – gave him four walls within which he could let his imagination run wild. Warren describes his home, which he shares with his two dogs, as “individual, creative and contemporary”. “The Mirvac design was great. It already had really good quality finishes, but I wanted to add something a bit different,” he says. Warren moved into the apartment last July and then started adapting the layout to reflect his own taste and design preferences. By January, he had all of the final touches in place. “I don’t cut corners. I use things that suit me, even down to the water taps,” Warren says. “We pulled out the existing taps – even though they were brand new – and replaced them with taps I liked. “I wanted to strike a balance between contemporary fittings and comfort. Some home interior designs look fantastic, but I wouldn’t feel comfortable living in them.” Warren says the overall look of his home is distinguished without being over the top. “It is modest and I enjoy the quality of the furnishings,” he says. There are more than 12 pieces of artwork in the apartment by renowed artists, including Stormie Mills, Peter Mars, Alexandra Lekias and Mugurel Barbulescu. “The artworks are one of my favourite features,” Warren says. “They are soothing to look at and I sourced a lot of my paintings from street artist Stormie Mills because I think he is unique. He is so special – you hardly ﬁnd other artists doing what he does. Everyone has a different interpretation of his paintings and for me his art means something.” Warren’s approach to interior design saw him replace the standard dining room with a piano room, which he says is a precious gift to himself. He also transformed the balcony to make him feel like “I’m not storeys high, but at one with the Burswood golf course”. Laying artiﬁcial turf to re-create the lush green of the golf course below and placing sand and earth-coloured furnishings to resemble the sand traps helped Warren pull off this task with aplomb. To make an impression with your own home, Warren says you need to set trends, not just follow trends. He also attributes the success of his interior design concept to using good quality materials he sourced locally. “I like to support the local community business as I, too, once owned a business and depended on local support,” he says.

Warren says his friends did a double-take when he revealed the changes to his home. “Even last week I was getting requests from Mirvac agents who wanted to bring people through my home to see the changes that have made the apartment unique,” he says. Alyesha Anderson

REATHTAKING ocean views can be seen from almost every room in this renovated Marmion residence, thanks to the handiwork of boutique builder Hallmark Developments. The once-dated four-bedroom, four-bathroom dwelling was transformed over an eightmonth period into a spacious, contemporary family home. Mark Gethin, the director of Hallmark Developments, says 60 per cent of the existing walls were knocked down to create a light and airy ground floor. “There was a focus on maximising the potential for ocean views, which previously could only be seen from the kitchen and one upstairs bedroom,” he says. The new design allows for a magnificent flow-through where rooms merge seamlessly into each other, giving the impression that the outside is merely a continuation of the inside. Glass bifold doors now ring the downstairs living rooms, giving the occupants clear views out to sea.

“It was important to the owner that you could enter the house and look right through to the pool. The removal of walls and the new glass doors really make this possible,” Mark says. The living and sleeping spaces were deliberately separated to create a private bedroom zone on the second storey, while the downstairs rooms were dedicated to entertaining. In order to achieve this “separation of spaces”, the house was substantially extended upstairs. Two new bedrooms were constructed while the pre-existing bedroom, ensuite and study were altered to create two bedrooms and one large bathroom. Another two ensuites, three spacious walk-in robes and an extended balcony complete the ﬂoor. The owner had been planning to overhaul the home since moving in four years ago. “We really liked the position and being so close to the beach but we’d always planned to renovate,” she says.

â&#x20AC;&#x153;As a large family, we eventually just ran out of room.â&#x20AC;? Stone benchtops and limestone tiles were chosen for their ability to withstand regular wear and tear. Luxury items were also included in the design brief. Porcelain tiles feature in all of the bathrooms, while a sound system runs throughout the entire house. A security system with sensors on the glass in the windows and doors was another must-have on the ownerâ&#x20AC;&#x2122;s list. The theatre room was retained from the original house while the carport was transformed into a big garage. Mark says renovations can often be a challenge and embarking on a home improvement project is a completely different experience to building a new house. â&#x20AC;&#x153;Itâ&#x20AC;&#x2122;s a 1970s property, so with all these older houses you never know quite what youâ&#x20AC;&#x2122;re going to ďŹ nd,â&#x20AC;? he says. â&#x20AC;&#x153;And, of course, you always have to be careful about the structural integrity of the existing home.â&#x20AC;? Despite the challenges, Mark says the ďŹ nal development was a great collaboration between Hallmark Developments and the owner. â&#x20AC;&#x153;She had a really good idea of what she wanted but wasnâ&#x20AC;&#x2122;t quite sure how to put it all together, so we worked hard to achieve that,â&#x20AC;? he says. â&#x20AC;&#x153;Theyâ&#x20AC;&#x2122;re a fairly tall family so we tried to accommodate that by installing higher benchtops and raised sinks, while all the new doors put in were of a greater height.â&#x20AC;? MAGICAL SAFARI With her African roots, Adri-Ann Brown has been able to source some unusual products, uccts, including vases handmade in Rwanda and sculptures made from old coins in Chad

PASSION for all things edgy, unique, natural and stylish led interior designer Adri-Ann Brown to open her own haven in North Fremantle for people with similar interests. Adri-Ann’s Blu Peter outlet will intrigue you from the moment you enter – the smell, the music and the variety of homewares and furnishings on display are all captivating. Blu Peter is rapidly becoming a popular shopping destination among savvy homemakers who are in the market for internationally sourced, one-off pieces that can change the look of a room or simply complement their existing furniture. “Working as an interior designer, I found I was looking for items I just couldn’t ﬁnd in Perth,” Adri-Ann says. “A lot of the furniture and homewares around Perth are similar many of the stores go to the same suppliers for products. You don’t ﬁnd too many items that are handmade and there is a gap in the market for natural, earthy textures, so I decided to go for it.” Some of the most unusual items currently in store are handcrafted vases made by the Tutsi

tribe in Rwanda and sculptures made out of old iron currency from Chad. “I travel a lot and as I meet like-minded people along the way, I am told of items to check out,” Adri-Ann says. “I have pieces from Mexico, India, the Philippines and all over Africa.” Adri-Ann’s South African roots have left her with an appreciation for textures, natural woods and colours from every aspect of nature. “A lot of my clients are from Europe and they really enjoy the look of different textures,” she says. “The lighting I have is very popular and because they are a mixture of raw textures and neutral colours, they can be used in most interiors.” Perhaps the best thing about this shop is the expert advice you can get from Adri-Ann, who often works with clients as both the interior designer and supplier. “If I know a client is going to be buying a few things, I will offer my services because I think the last thing you want is to take something home and ﬁnd that it doesn’t work,” she says. “I’ve had so many people who have come in and said they wanted a particular product only

to have them take it to their heiir homes and ﬁnd it’s not compatible. But if the clients need my help I can tell them what will work instead. “I don’t want to have a client moving something around the whole house wondering where it will ﬁt in.” Alyesha Anderson

CURTAIN CALL FOR PROGRESS Motorised blinds and remote-controlled drapes are in demand as technology begins to dictate trends in window coverings

ESIDES their obvious practical benefits, window treatments also have a large part to play in defining the character of a room or even a whole home. “Textiles make people’s lives richer, and their homes more human, more exciting and joyful,” says Kirsty Walker, visual merchandiser at Ikea, Innaloo. With homeowners keen to stamp their personality on their surroundings in 2012, people are choosing window treatments that announce their presence rather than blend into the background. Whether blinds or curtains, the trend this season is for window treatments in dramatic colours, patterns and textures. “While we have long been asked for plainer fabrics that can work well in all situations, we now see a strong direction back to texture and fabrics that can make a statement on their own,” says Paula Dawes, national marketing manager at Vertilux. As in other areas of the home, window treatments are becoming more technologically advanced by the day. Automatic and remotecontrolled blinds, curtains and panel systems are growing in popularity and changing the way we think about window treatments. “Motorisation options mean you can now control the window fashions throughout your home at just the touch of a button,” says Jenny Brown, national marketing manager for Luxaflex Window Fashions. “This will be a very attractive feature for potential buyers and could give you the edge you need to sell your property faster than a similar property in the same suburb.” When shopping for window treatments,

homeowners are increasingly being drawn towards sustainable products. Consumers are seeking out products made using sustainable materials as they gain a greater understanding of environmental issues. People are also learning that window treatments are able to act as insulation, stopping heat from escaping the home and saving you money over the long term. “Research has revealed that up to 30 per cent of the heat in your home is lost through windows, meaning that all the electricity you are spending on warming your home is then being lost through poorly insulated windows,” says Jenny. A GARDEN OF EDEN Dario and Michele Franzinelli are never short of fresh produce on their kitchen table with more than 480 edible plants transforming their spacious backyard in Maida Vale into an “Eden”

OCATED on a typical, old-fashioned quarter-acre block in Maida Vale is the remarkable Jetto’s Patch, which is a prime example of the way we can all take control of the food we eat and reduce our household food bills at the same time. Dario and Michele Franzinelli are undoubtedly passionate foodies who demand the freshest produce for their modest kitchen table, but the way they’ve gone about supplying it has become inspiration to a huge network of friends. So much so that many of their admirers have become Facebook friends with the Franzinellis, who record and share their garden experiences every day via the online social network. The garden is home to more than 480 edible plants, which have slowly overtaken the old lawn and transformed it into an “Eden” of sorts that can feed a family for about 20 weeks. I’ve got to admit to loving the passion these two characters have for their backyard and I recently had the opportunity to help them out as Michele was looking for a mountain pawpaw or babaco – a plant I was growing at home. So I took a cutting and gave it to her. Dario, in turn, sent me home with kilos of fresh pecan and macadamia nuts and Michele loaded me up with some unusual purple artichoke seeds I had been looking for. During our latest visit to Jetto’s Patch, we ﬁlmed some stories for The Garden Gurus on GEM television. One of the ﬁrst things we noted on arrival was that a beehive had been added to the garden, ensuring pollination improvement and a supply of several litres of honey each year. The Franzinellis’ approach to establishing this garden has been a step-by-step approach whereby they’ve slowly added edible fruit, herbs and vegetables to every square metre of the garden. The design of this garden is very organic. There’s no intense science here – Dario is a

strong believer in listening to Mother Nature and using the resources she offers to sustain the garden. Every leaf, branch and organic scrap produced on the property ends up back in the soil and this approach has turned a sandy soil atop a clay pan base into a lush oasis of food production. Michele dropped the magic word “permaculture” during our discussions and while they embrace permaculture principles, they have a less militant adaptation of them. They basically work with nature and learn as they go to deliver incredible results. Highlights during our filming trip included the dragon fruit additions to the purple variety they already have. They now have the white dragon fruit, which were grown from seed collected by Michele and a rare yellow variety that I haven’t tried yet. The purple dragon fruit is much rarer than the white and Michele’s plant has already produced fruit. The plant was in bud when we visited and the huge fragrant flowers open at night and are best pollinated by hand. The fruit is pink and the flesh succulent and juicy. It’s a favourite of my five-year-old, Harry, who gorged himself on them when he had the opportunity during visits to the tropics. The unusual thing about this fruit is the fact it is a cactus, so its ability to produce fruit and be waterwise is unique, making it ideal for our challenging garden conditions in Perth. The macadamia was full of fruit, the goji berries were ripe and the blueberry crops were just about finished for the year. Pears and quinces were bagged in homemade fruit bags to protect them from fruit fly attack. The more I foraged through this garden, the more I found. Eugenie, the couple’s 21-year-old daughter, amused me no end as she watched us shoot the stories for this episode with her mum and dad. She sat quietly watching proceedings

while munching away on purple chinese apples (lilly pilly) from the tree in their front yard, something I’m not sure many 21-yearolds would realise possible, yet alone crave. Dario and Michele have reduced their personal grocery bill from $60 a week for fresh fruit and vegies to just $10. I think an important message I took home from Jetto’s Patch is the importance of eating when plants are in season. It is good for you and the environment because there are no distances involved in shipping fruit or vegetables from one side of the country to the other and you get to vary your diet. There are three adults in the Franzinelli household and as you might imagine, their food supply can be way beyond their demand so being a friend or family member has its advantages. Everything else seems to end up pickled, jammed or dried for ongoing supply. The Franzinellis are some of the most passionate, but practical down-to-earth people you will ever meet. Their Facebook home page, “Jetto’s Patch”, provides a dynamic opportunity to share ideas and thoughts and to ask questions. Nola Costa, of Mirrabooka, says she has the biggest crop of mangoes ever, but the fruits are small and she wants to know how to make them bigger. The answer is you have to sacrifice some fruit to allow the others to get bigger. Of the 175 you had on the tree this year, removing 75 would have ensured the rest were bigger. That said, mangoes tend to naturally drop small fruit during dry conditions so picking the fruit off is a little difficult. As the tree matures, you will get bigger fruit naturally and my suggestion is you accept the little ones alongside the bigger ones because they all taste the same – delicious!

There are dogs whose bite is worse than their bark, but teaching your pet “bite inhibition” will be a good way to control the pressure it exerts

UPPIES and some older dogs are unaware of the strength of their bite. They do not come hard-wired with the knowledge that biting can cause pain. They need to learn to use their mouths, to interact with us – and other dogs – without inﬂicting pain. “Bite inhibition” is how they learn to moderate their bite strength. Pups have very sharp teeth, but a weak jaw. Like human babies, they will teethe. This can cause discomfort when they’re mouthing or biting you. The teeth of adult dogs are not as sharp, but they develop powerful jaws that can cause considerable damage if they bite. There are ways to teach bite inhibition to your puppy.

Here are some of the tools that can help train your pet to moderate its bite pressure: YOU HURT ME, I STARTLE YOU Promptly yell “Ouch!” after an unacceptable bite. Most pups will back off, at least for a few moments. Sound like you’re serious, but bear in mind that the aim is to interrupt bad behaviour, not give the pup a cardiac arrest. Then recommence interacting with your puppy, telling it, “Be gentle”. If it continues to use inappropriate bite strength, say, “Ah-Ah”, firmly, followed by, “Be gentle”. This reminds the pup that you’re monitoring its biting – teaching it that humans are more sensitive than other pups, and that it really hurts us when they bite.

YOU BITE ME, I’M OUT OF HERE If you have said “Ouch!” and reminded your pup to be gentle in a convincingly assertive tone but it still mouths with more force than is acceptable, immediately remove yourself from its presence. The message here is play nice or play alone. When you return to engage with your puppy once more, be calm. Take note of and praise good behaviour, but make it aware of any misbehaviour. SUPPORT PUPPY GENTLY AND FIRMLY The “Ouch!” method usually works well with most puppies. Over time it should result in gentler mouthing. However, occasionally, it can have the opposite effect, with some pups actually increasing their bite fest. If you have one of the more determined puppies, refrain from using this technique. Instead, hold your puppy securely upright, taking care to avoid its teeth and wait until it has finished with the temper tantrum. Keep quiet, calm and relaxed. This isn’t an exercise to punish your pup, but one to settle it down in a humane way. Gently and slowly release once it has stopped wriggling.

MAKE BETTER CHOICES Divert your pup’s attention by giving it something else to do. Ask it to “sit” and calmly reinforce the good behaviour. Give the pup more attention when it behaves well, instead of focusing too much on the biting misbehaviour.

SATISFY YOUR PUPPY’S URGE TO CHEW Give your pup something appropriate to chew on. Offer a teething puppy a chew toy, instead of your hand. Puppies need safe outlets to satisfy their chewing instinct. Any toy that keeps their attention while they’re in “chew mode” will reduce the amount of negative encounters.

ALLOW YOUR PUPPY TO MOUTH YOU Mouth contact does not have to be avoided. Some gentle gumming of your hand can be permitted. However, if the pup begins to lose self-control, take appropriate action. Interrupt it or remove yourself. Teaching a pup what is an acceptable amount of tooth pressure is important. Judge the strength of each bite and determine what is an acceptable level. Praise your pup when it displays good selfcontrol. Be proactive and disengage when your puppy bites too hard.

AVOID REACTING BADLY Provide your puppy with productive feedback. This does not include holding their mouth shut, scolding, scruffing, turning them on their back and growling at them. Nor does it include pointing your finger at them while growling “No!”. Do not engage in any behaviour that could compromise your bond with your pet and provoke more undesirable behaviour. Inappropriate reactions can be interpreted as a licence to continue. It can make them defensive and quite often increase the biting. Realise that some puppies are sensitive and easily intimidated by threatening behaviour. Ease up – you don’t do any favours by frightening it.

TUG GAMES Dogs need outlets for some of their normal drives. We enjoy playing a game of tug, just as our dogs do. It works as an outlet for normal dog behaviour. Play tug with your puppy, but add some important rules. It needs to learn to restrain itself to acceptable human levels. Any breach of this rule, or any escalation in excitability stops the game. Recommence once composure has been re-established. But don’t fail to communicate that you’ve been hurt when your pet bites you, albeit unintentionally. Bite inhibition training isn’t a guarantee that your dog will never bite. In case of a backslide, a dog that has learnt some self-control doesn’t do as much damage as one that doesn’t know how to use their jaws. Given the right – or wrong – circumstances, any dog can bite. Nevertheless, teaching bite inhibition is a step in the right direction.

Wedding ring

I spend heaps of time away from home and it reminds me of my wife. I got it made by the same guy in Dubai who crafted my wife’s wedding ring, which makes it extra special. Mum’s cooking I crave for it, especially now that I have left home. She makes the best aglio olio and roast dinner. We are always hanging out for leftovers to take with us after a family dinner. Grandpa George’s belt This belt belonged to my wife’s grandpa, who passed away about three years ago. It’s really cool and we were really close to him so it helps us remember him. We think he was ahead of his time in fashion. Ride Oz bike I love cycling. My wife’s dad and I do big rides together. It’s great fun finding new places to ride. Racing helmet I own heaps of helmets. Every driver has his own helmet design and that is his identity in racing. Sonic the Hedgehog features on all of my helmets and each time he is doing different things. It started because I used to race for a team called Sonic and have continued using him on my helmets. Now that I race for Jim Beam, Sonic is holding a bottle of it in the picture on the back of my helmet.

Penfolds 2002 bin 389 and 407 These are from my dad. He had a big clean-out and gave us some bottles. For me, it’s more than just wine – it represents my family and good times at Sunday lunches.

Masai Mara animals These are from

Africa. I love having them around and being able to look at them and be reminded of my honeymoon and how amazing it was. Plus, they are just really funky and cool. 8 Shoe rack I dig shoes. I don’t know why, but I try to buy different shoes no one else has. I like to buy them on my travels not only to give me different shoes, but also to remind me of the places I’ve been. 9 Ford car Obviously I love cars. I like nice things and I like nice cars. Lynford has provided me with a car for two years now – it’s been great. 10 Coffee machine I love it because during the rare opportunities I get to wake up at home, my wife and I go straight for the coffee machine. We really like using it on the weekends.
