TOP CLASS

W

HETHER you think of them as upside down, topsy-turvy or reversed, homes that have the kitchen and living area upstairs are the perfect way to capture a premium view. Taking advantage of a spectacular ocean panorama in Port Coogee, the Horizon by Highbury Homes illustrates the benefits of a reverse living design. As the name suggests, you can see for miles from the kitchen, balcony and voluminous living space with its raking ceilings and big windows. “We took the opportunity to showcase what we could do and show people how to take advantage of potential views they may have, whether it be of the ocean, river or valley,” says Heather Learie, marketing manager at Highbury Homes. “The raking ceilings give another dimension to the home while opening up the area and

giving the kitchen, living and dining rooms an airy and open sense of space.” Highbury’s first reverse-living display, the Horizon also has the master suite on the top floor, freeing up the ground floor for a kids’ zone with three double bedrooms, a home theatre, bathroom, laundry and supersized powder room. “A family with older children or early teens can entertain friends upstairs while the kids have their rooms and home theatre,” says Heather. To take the pressure off weary legs, the Horizon has been displayed with an optional lift that takes the price tag to just over $700,000. Heather says more and more Highbury clients are looking at installing a lift in their new home, including a couple who built a three-storey residence. Other than the lift, it’s pretty much a case of “what you see is what you get” in the Horizon, including the bifolding servery windows between the kitchen and the balcony, the bifolding doors from the living room to the balcony, and the double-height tiled feature wall with its Jetmaster gas fire. There are solid-surface benchtops, wide Omega appliances, a Metaline splashback and high-gloss cabinets in the kitchen, shadowline cornice, picture recesses, high ceilings, Elfa storage units in all the wardrobes and Modwood decking to the alfresco/ courtyard and to the portico. In the ensuite off the master bedroom, the designers have created a large walk-in shower with a frameless glass screen that separates the shower from the oval spa bath that takes centrestage. Heather says visitors to a Highbury display like the fact that the features they see are included in the price. That said, the Horizon has been designed as more of a concept home rather than a straightforward display home to be replicated. Built on a 441sq m corner lot, it offers inspirational ideas for living and entertaining when views are the key design element. “At Highbury, we take people’s ideas and turn them into reality,” Heather says. “Our homes show people the quality we

offer and different ideas, features, designs and layout.” The builder also provides alternative elevations so that buyers can customise the look of their new home from the outside, too. Addressing two street frontages, the display version of the Horizon features the strong lines of Scyon Matrix cladding teamed with a skillion roof and two-tone acrylic rendered walls. Paula Evans

GOOD LOOKS ON A BUDGET

A

USSIE Living Homes believes sticking to a first homebuyers’ budget doesn’t mean having to sacrifice choice and flexibility. The company recognises that young buyers keen to get on to the property ladder still want a home that fits their aspirations and lifestyle, not just their finances. As its name suggests, the Icon by Aussie Living reflects the company’s belief that budget, style and space can all go hand in hand. Featuring expansive living areas, a games room, four bedrooms and a home theatre, it’s

HOME

priced at a little over $160,000 for the display version but can be built from just under $148,000. “The brief for the Icon was to create a home that is attractive in both layout and appearance to first homebuyers and well within their budget,” says Adam Sargent, sales manager at Aussie Living. By choosing the games room as displayed or opting to turn the space into an alfresco at no extra charge, buyers can tailor the living space to suit their needs and their style of entertaining.

Pictures: Adrian Lambert, Acorn Photo

“While our homes are designed with presentation, functionality and affordability in mind, we understand some customers may wish to personalise their home by making a few alterations, which we will work on with them,” Adam says. “Having the ability to easily and economically alter a plan to suit a client’s needs – and often a challenging block – is very important. Finding a practical solution within their budget is the aim.” Adam says ease of entertaining was also a priority when the designers drew up their

plans for the Icon. The open-plan living area and the adjoining games room flow out to the garden, where the builder has added a large freestanding outdoor room to complement the exterior of the home. Taking pride of place in the heart of the house is a stylish kitchen with an island bench, plenty of cupboard space and stainless steel appliances. Pushing the kitchen out under the eaves has added extra space, while extending a section of worktop to create a coffee station or e-nook has added an extra layer of functionality.

He says there has also been positive feedback about the inclusion of the games room, where walls of glass ensure the space is light and bright. “The pool table in our display always receives comments from customers wishing to add one to their home,” Adam says. Three minor bedrooms have been grouped

together towards the back of the home, along with the laundry and second bathroom. Creating a parents’ zone towards the front of the house are the home theatre and the master suite with its ensuite bathroom and walk-in wardrobe. From the street, the Icon boasts striking good looks with stone-effect render, a timber-look garage door and sections of timber cladding. “The unique elevation sits well in the street and has a contemporary look that has appealed to all so far,” Adam says. SHANNON LUSH Queen of clean

Q&A I need help cleaning my windows! We moved into a retirement village a few months ago and our unit had been vacant for four years – and the windows haven’t been cleaned. They have the sea air on them. We have tried using Outdoor Windex, methylated spirits, turpentine and even resorted to Jif. Can you help, please?

Most people think the hazy look you A get on salt-affected glass is just a stain you can remove. This isn’t so. When salt sits on glass long enough, it etches into the surface creating thousands of tiny porous bubbles that refract light, giving it the appearance of a white haze or smoky look. It roughens the surface slightly, giving the illusion that it is something on top of the surface of glass and which disappears when wet. This is what we call glass cancer and using the massive array of techniques and heavy chemicals that you have already used is only exacerbating the problem. While you can’t remove the glass cancer without having the glass ground down, you can make it disappear. Clean the glass with white vinegar and paper towels in vertical strips on the outside – so that when rain hits the window it runs down and off – and in horizontal strips on the inside so you can tell when you’ve missed a spot. You will then need to rub over the area with a small amount of sweet almond oil using a rolled-up pair of pantyhose. You really don’t need very much – a few drops is all that is necessary.

I bought a pure linen tablecloth Q with grey markings for embroidery and embroidered it with cream cotton thread. I then washed the cloth in tepid water with dishwashing detergent in an effort to remove the markings but to no avail. I then contacted the store and was informed the design is not meant to be washed away. I have tried white vinegar on a spot with no success, soaked it in Napisan also with no success, tried LOC (Liquid Organic Concentrate) from Amway on a spot, still with no success. Help! Do you have a solution or any suggestions, please.

Hi! Shannon here again to help you with your domestic disasters.

work is white spirit (Murlex) using the same technique. And if neither of the previous techniques has worked, you will need to use some rotten milk. Yes, that’s right – rotten milk. Place 300ml of full cream milk in an open-mouthed container in the sunshine until it goes lumpy and disgusting and smelly. Strain the lumps out with your fingers and use the lumps on the stain. Just place the lumps over a section of the ink and sit back and watch. It breaks down the ink and it bleeds up into the lumps. When you see this happen you will need to wash the ink out in common bathroom soap – not laundry soap – and cold water. Don’t be tempted to use hot water because this will set the smell of the milk into the fabric – not something that you want to do!

The type of ink used in these A embroidery designs varies from stamp Shannon to stamp. You will need to test three different methods to find out which one is going to do the best job. The first is methylated spirits on a cotton bud. Dip a cotton bud in the methylated spirits and spin it on one of the lines and see if any of the colour comes away on the cotton bud. If it does, that is what you should use to remove all of it. The next solution to try if that doesn’t

An easy way to polish silver is to sprinkle it with a little bicarb soda followed by a little white vinegar and rub while it’s fizzing. The best way to rub it is with a pair of old cotton socks on your hands, which prevents the acid on your hands speeding the return of tarnish. To retard this return even further, rub the silver with a couple of drops of sweet almond oil and cover it in a clean cloth before stashing it away.

The sweet almond oil fills all the tiny bubbles and hides the glass cancer and the oil does not dry out so it stays invisible. It also has the added benefit of putting a protective coating on the glass that helps prevent further incursions. You will need to replace the oil every time you clean the windows but you will find that your windows are now much easier to clean and stay clear longer.

expert ADVICE

With the leading banks running their own race on interest rates, it is as important as ever that you find a home that fits your budget, says Switch Homes for Living sales and marketing manager Lee Morris.

I

OFTEN hear first homebuyers saying they won’t be able to break into the property market if mortgage affordability remains at current levels in WA. However, they do have control over their decisions and there are choices they can make to maximise the affordability of their mortgages. Affordability means the cost of the mortgage. It’s about finding a new home and a piece of land that fits within your budget – that is, the amount that you can borrow from your bank or financial institution. But, at the same time, you want your new home to increase in value over time, so you can eventually take the next step into something bigger and better.

Given below are some tips for maximising the affordability of your new home in today’s market without compromising on the quality of your investment. ✱ Is it really cheaper to rent? Do some sums

and find out if you are paying a similar amount or even more than what you would pay for a mortgage. Rental costs are the highest they have ever been and the number of homes available for rent is the lowest it has ever been in the Perth metropolitan area. I recently heard of a real estate agency in Ellenbrook taking 55 applications for three homes on one weekend, with the landlords being offered, on average, $45 a week more than the asking rate so that the tenants could secure

the property. The rental market is becoming even less affordable than the property market. ✱ Shop around for the right home loan. Use an independent broker to help you find the most suitable mortgage. They have access to a number of financial institutions and you don’t have to pay them as they will be paid by the bank that gets your business. ✱ Consider a house-and-land package. You will often save significantly as builders and land sellers have combined forces to bring a product to the market, cutting out a number of costs you would normally encounter when putting your block and your new home together yourself. You can also be sure the home will be suitable for the lot size and shape, reducing the need to make changes to plans, which can cost money. Additionally, builders sometimes throw in bonuses and incentives to tempt you to buy a house-and-land package, such as painting, appliances or the cost of your stamp duty, all of which reduce the amount you need to borrow. ✱ Choose a development or estate that is

relatively new with plenty of land for sale. The more you have in a development, whether it’s homes or facilities and infrastructure, the more it will cost for the land. So the trick is to buy in early and enjoy the benefits of watching land value increase as people start building and amenities appear. ✱ Choose a lot in a development that will have its own infrastructure, such as shops, schools and a community development plan. Your land will hold its value better if there is a quality community life around it, and it will be more enjoyable for you to live there as well. ✱ Think in terms of your life for the next few years rather than your home forever. Very few people stay in the home they build for more than six to 10 years. What will suit you in the near future? Can you get away with three bedrooms or a smaller lot size? You can choose a more affordable home product that will be a stepping stone to something grander. ✱ You can follow the Switch blog for more tips on building a home at www.buildnewhouseperth.com.au.

I

F you’re looking to build a narrow-lot home for less than $200,000 then the Metropolis by Easystart may well fit the bill. A threebedroom home with light, bright living spaces, a generous alfresco and a study that can easily be converted into a fourth bedroom, it’s a versatile design with plenty of finishing touches. Chris Hopkin, sales manager at Easystart Homes, says narrow-lot homes have traditionally been quite conservative but the Metropolis brings a modern twist to designs for slim blocks. “Our goal was to create a fresh, modern design that will attract buyers who don’t necessarily need a huge home but don’t want to compromise on the functionality of a design and the quality of inclusions,” Chris says. Aimed at a wide spectrum of buyers, the Ellenbrook display home will appeal to young families, couples, investors and prime-timers whose kids have flown the coop. “It’s a perfect home for someone looking for a modern, narrow-lot design,” Chris says. Recent upgrades to the Easystart specification mean buyers don’t miss out on finishing touches such as 900mm Tisira stainless steel kitchen appliances, soft closers to cabinet drawers and doors, and semi-frameless pivot doors to the showers. The new-look line-up of standard items also includes a ceramic laundry trough in a laminated cabinet, a designer front door and a double garage with an automatic remotecontrolled door. “At Easystart we believe offering affordable homes doesn’t mean sacrificing the quality

of finishes and the functionality of designs,” Chris says. Storage has been made a priority, with twin walk-in wardrobes in the master bedroom, built-in wardrobes in the minor bedrooms, a large walk-in pantry in the kitchen and a spacious linen cupboard in the laundry. In the home theatre the Easystart designers have created a recess for a flat-screen TV and finished it off by displaying a built-in unit to hide all the gadgets and gizmos. At the centre of the home is a contemporary kitchen that overlooks an open-plan living and dining area and has a door direct to a goodsized alfresco. “The connection between the kitchen and the corner alfresco has been very popular with our customers,” Chris says. “Easy access to the alfresco from both the kitchen and the living area makes outdoor entertaining much easier.” With versatility in mind, the study has been placed at the front of the home away from the

other bedrooms. Chris says this gives buyers the flexibility to use the space according to their needs and lifestyle. “Young families can utilise this space as a nursery as the room is just opposite the master suite, while others will use it as a study or guest bedroom,” he says. Outside, the Metropolis teams weatherboard cladding and rendered walls with a Colorbond roof and a wraparound veranda. “The wraparound veranda was specially designed to address the corner block of the display home,” Chris says. “It has been popular with customers as it creates an additional outdoor living area in front of the house.” The Metropolis suits 13.5m-wide blocks but the builder has drawn up plans for a version that will suit a 12m-wide lot. There are also versions of the home starting from $154,900, including window treatments and floor coverings, offering a saving of $35,600 off the price of the display model. Paula Evans

OPEN-AIR HAVEN A Dalkeith family is now enjoying spending more time outdoors after Addstyle Master Builders created an alfresco with all the amenities

W

HEN a Dalkeith family wanted to update their home’s basic kitchen, laundry and entertainment area to complement its facade and dress-circle location, they sought the help of Addstyle Master Builders. Owners Martin and Clare Smith told the Addstyle team that they wanted their 2002 home to have a better flow between the indoor and outdoor living areas and they also wanted to be able to entertain friends and family with ease. The couple’s main requirement was for the alfresco kitchen to be closer to the pool. “One of the reasons the connection between the house and the backyard was bad was that it had self-closing doors,” Martin says.

With a growing teenage family, Martin and Clare also wanted to have a year-round outdoor family area. Installing a pizza oven, barbecue, dishwasher, fridge, TV and sink in the backyard helped the couple to create their vision of the perfect open-air retreat. Issey screens frame the area, keeping the bugs away. “It’s great to be able to sit outside and watch TV and also have a second area in which we can cook for the family,” Martin says. A servery, which has bifold windows, connects the alfresco with the kitchen. The outdoor dining area was cordoned off from the pool with glass fencing. Martin says he chose glass over traditional

fencing materials because he didn’t want the pool to feel like a prison. “We don’t have to be worried about small children with the pool,” he says. Martin and Clare also added a brand-new master bedroom and ensuite that overlooks the pool and rear garden. Standout features, such as limestone block walls and hinged cedar bifold doors and windows, were selected to create a resort-style look. Addstyle Master Builders general manager Dominique Travers says the features that were added were chosen to tie in with the natural materials that featured in the original home’s design. That said, incorporating them into the new

building work presented some challenges – one being limited access. “Every limestone block had to be manhandled into position,” she says. “Also, the blockwork was keyed into the existing external blockwork to create a seamless addition. “Everything was of a very high specification and while this can take a little longer to achieve, the end result makes it worthwhile.” Martin says the artificial grass is one of the family’s favourite features because of its low maintenance, plus it allows his daughter to practise ballet all year round. “We definitely spend more time outdoors even in winter,” he says. “The renovation worked out better than we thought.” Alyesha Anderson

The latest hi-tech products from Laminex can give your benchtops a stone-look finish – without costing you the earth

C

REATING a seamless look for your benchtops is now easier than ever with innovative products from Laminex that can curve and bend and eliminate or disguise the join lines. Laminex’s Freestyle Curve acrylic product and its DiamondGloss laminate range have been developed to compete with the current demand for stone surfaces in the kitchen and the bathroom. Even though it seems the popularity of stone continues to rise, it has its limitations, and that’s where these products come in. Those looking to achieve the same highgloss look of stone without breaking the bank can now consider Laminex’s DiamondGloss, a high-performance laminate with a mirrorlike surface. “It’s very fashionable to have square-edge and that’s one of the things people like with stone slabs,” says Laminex marketing manager Joanna Baker. “Traditionally with laminate, you either had to have that brown line – the join – or you had to have a rolled bench. “What’s really exciting about DiamondGloss is we have introduced a new type of edging that makes it look seamless and means you can have a square edge without any lines. “And this means you can also mix and match your edging – we’ve had a black gloss benchtop with a brushed aluminium edging and it looks great.” Laminex also offers Freestyle Curve, which is set to replace straight lines with bows and bends to create interiors with a twist. “Freestyle Curve is a 100 per cent acrylic

product. It means you can heat it up to a certain temperature and ‘thermoform’ it, which means bending it into different shapes and designs,” says Marc Paulusz, Laminex marketing manager for premium surfaces. “It can also create a seamless look over the likes of laminate and engineered stone. For example, we can create a 5m or 10m counter or bar with seamless joins. “Or you can use Freestyle Curve to get the product to bend around an edge or curve towards the floor.” Marc says one of the more creative uses he has seen in the product include a specially made benchtop for a kitchen island. “What they did was they heated the sheet up in an oven and they pressed a large mould into the top of the sheet and this thermoformed a sink into the acrylic,” he explains. “What they had in the end was a whole benchtop with no join lines and a sink in-built.” Both products have a range of colours on offer. Your imagination is the limit when it comes to choosing the right shade for DiamondGloss, which can be used both in horizontal and vertical surfaces, with a total of 53 colours in the range, including woodgrain patterns. And later this year four new colours in neutral tones and a grey will be added to the Freestyle Curve collection, taking the total to 10 colours. In terms of maintenance, Freestyle Curve is incredibly strong and durable, and offers excellent stain, bacteria and heat-resistant qualities and is easy to clean. It can stand up to the most

demanding environments and comes with a 10-year limited warranty. DiamondGloss is backed by a seven-year limited warranty and is as hard-wearing as other laminates. “The perception is that is is more fragile than regular laminate surfaces but cleaning is the same and it’s a tough surface as it’s designed not to scratch,” says Joanna Baker. “It’s not more scratchable than the satin finish and using a clean cloth and some general household spray-and-wipe cleaner will keep the finish nice and shiny for years to come.” Arylene Westlake

laundries

CLEANING UP A STYLE ACT Australians are now investing much more on the laundry to bring it in line with the stylish interiors found in the rest of the home

T

HAT most functional of rooms – the laundry – has changed beyond recognition in recent years. Australian homeowners no longer shut the door on a cluttered, utilitarian space – they have brought the room into the 21st century, paying close attention to fixtures, fittings and finishes. Could it be that, finally, the laundry is actually a space where we want to spend time? “Consumers are definitely becoming more design-orientated when it comes to laundries, investing in the look and feel of this space,” says Asko sales and marketing executive Lisa Sutcliffe. “Homeowners want their laundry room to fit in with the stylish interior of the rest of their home, which means an emphasis on high design.” Reece Bathroom marketing manager Belinda Geels agrees. “Homeowners are starting to take more pride in the aesthetics of their laundry. Consumers are looking for visually pleasing solutions with stunning finishes that offer the integrated functionality and practicality desired,” Belinda says. “Cabinetry is becoming increasingly innovative. Modern products are becoming more like furniture – even offering sleek solid surfaces, such as stone tops, and stunning vinylwrap doors.”

According to Lisa, the location of the laundry room has evolved, leading to this change in design principles. “Traditionally, most homes place their laundries in the basement or away from the general living areas of the home,” she says. “These days, people are incorporating them into key parts of the house, eliminating the need to carry heavy loads over long distances. This may explain why homeowners are keen to spend more time and effort making the room more design-focused.” More than most rooms in the house, the laundry has to “work”. It’s no use having a pretty laundry if there’s no room to stack the washing, do the ironing or dry the clothes. “Homeowners need the laundry to be highly functional and pleasing, providing an efficient space that makes laundry enjoyable,” Belinda says. “We’re seeing innovative storage solutions for irons and ironing boards as well as integrated bins with automatic lids and slide-out laundry baskets.” Lisa has similar views. “While laundry rooms are evolving in terms of design, the space also needs to be fully functional, incorporating key areas such as ample storage,” she says. “Efficiency is also in high demand. Homeowners need appliances that can deliver

superb results while being energy and water efficient at the same time.” Appliances that are energy and water efficient are a key feature of the modern laundry. Even better are those that save time for the busy Australian homeowner. Kim O’Donnell, Whirlpool’s Oceania product manager for refrigeration and fabric care, believes laundry advancements are largely being led through innovation and design. “We’re finding that consumers are now, more than ever, seeking smart appliances in the home and above all want appliances with time-saving technology,” Kim says. Iris Schaden, Miele Australia’s product manager for laundry and care, says the market is seeing an increased focus on large-capacity appliances that offer greater convenience and flexibility, with intelligent program options that meet a wide variety of laundry needs. “Even more important to consumers is efficiency,” she says. “They are looking for products that save time, money and resources.” Lisa Shearon

WHEN you walk into a room and find yourself wanting to leave it as quickly as possible, you know it’s time to call in the renovators. That’s how Yvonne Amphlett felt about her 18-year-old laundry – a tired, cramped space that was the very opposite of inviting. While the rest of the Kallaroo home – designed and built in 1994 by Yvonne and husband Geoff – had stood the test of time, the laundry had dated badly. “It wasn’t working for me, Yvonne says. “I had a big fridge-freezer in there that dominated the space. I didn’t have built-in cupboards so the laundry was lacking storage, which meant the benchtops were always cluttered with laundry baskets. “It wasn’t a space where I wanted to spend time. After scouring magazines and visiting display homes, Yvonne came up with the design for a new laundry – a clean, uncluttered space where she would feel comfortable washing, ironing and sorting. “I knew what I wanted after living with the other laundry for so long, she says. “I wanted plenty of bench space. I wanted the fridge, the washing machine and ironing board to be integrated, and I wanted drawers for the laundry and the ironing, as well as wall cupboards along the length of the benchtop. “The old laundry never looked tidy. I wanted this one to look the opposite. Today, high-end fixtures and fittings make the revamped space feel less utilitarian and more inviting. “I went with a white china sink instead of a stainless steel trough to make the room less laundry-like, Yvonne explains. “White CaesarStone benchtops were chosen for the same reason. Double-lacquered white gloss cabinets and floorto-ceiling white wall tiles give the small space a light, bright and ultra-modern appearance. To contrast with the white walls, Yvonne opted for brown floor tiles, which help make the space look less clinical and more inviting. Her favourite element of the new, improved laundry is also the most ingenious – a clever pull-out ironing board from Hettich. “It’s a must-have, Yvonne says. But she says there’s a downside to having an ultramodern, ultra-efficient laundry. “With the laundry now looking so contemporary, the bathrooms look dated and I’ll have to renovate them next, she says, laughing. master BUILDERS

GAVAN FORSTER

Gavan Forster from Master Builders answers readers’ questions about home building issues.

Choosing a builder from the myriad companies in WA can be mind-boggling. Master Builders director Michael McLean has some advice

S

another builder. Many builders would probably recommend someone if this was the case. Depending on how close the relationship is between you and your builder, some builders even go out of their way to help previous clients. Examples of this include commercial builders agreeing to build one-off homes for their corporate clients or their family members. There are probably about 1500 builders across WA who are actively involved in the building industry so, as a prospective homebuyer, you have an incredible number of options for your next project.

Choose wisely and carefully. Some of the things you may wish to take into account include: ✱ Previous projects built by that builder ✱ Are they a Master Builders member? ✱ Has the builder won any industry awards for

their workmanship such as a Master Builders Housing Excellence Award? ✱ How long has the builder been registered and been in business? ✱ Have you inspected any of the builder’s previous projects or spoken to their clients? ✱ What type of projects does the builder specialise in? ✱ For a regional/remote project, has the builder worked in that region previously? ✱ Have you met and are you comfortable with the person who is going to supervise your project and be your main contact point if you have any queries? ✱ When can your preferred builder start the job and how long will it take? Building your dream home should be an enjoyable experience and having confidence in your builder will enhance this experience and reduce stress. As it is a major investment, spend time at the outset checking details about your builder and you will better enjoy the process ahead.

Q

generally, they are not company employees but independent contractors. As builders are responsible for the site, they can order on-site contractors to comply with regulations. Most builders value a “word of mouth” reputation and would be anxious to maintain good relations with neighbours. If the noise occurs before 7am on Sundays or public holidays or continues after contacting the builder, then you have no choice but to lodge a complaint with your local council.

Picture: iStockphoto.com/sqback

HOULD you choose your builder before you decide on your new home or renovation? The short answer to that is, “It depends”. You see, most builders tend to specialise in one or more segments of the housing industry. For example, they may focus on the first homebuyer market, twostorey, display, individually designed, luxury or even transportable homes. All builders in WA are registered with the Building Commission, so they are qualified to build any type of home or carry out a renovation or addition for you. These builders know their capabilities extremely well and have, in most cases, developed their expertise over many years in the industry. Many of them have also developed excellent relationships with their clients and have attracted repeat business or referrals from them, so if you have used a particular builder previously and have been happy with their service, I suggest you inquire about their willingness to build your next project. interruptions that building a home or undertaking a renovation bring. Of course, we must remember that all the homes on the street were once construction sites and there needs to be a level of tolerance so the project can be completed. It is not an offence to start work on a site before 7am, but making unacceptable levels of noise is. Unfortunately, painters are probably the only safe trade to be on-site before 7am! Before you ring your local council to complain, ring the site supervisor or the builder direct and follow up the phone call with an email or letter. Their contact details are listed on the building signage on the site. Often the builders are unaware what time their tradespeople are on-site as,

S the days become shorter and the weather cooler, construction noise starting before 7am has become less of problem. However, it can still cause a lot of distress for neighbours when contractors insist on arriving on-site early and undertaking work that requires the use of power tools or is generally noisy, or by switching on their radios. This can be a real problem if you are in one of the first homes on the street to be completed in a new subdivision. But the issue presents itself equally on quiet, established streets in suburbia, where everyone is used to the peace and quiet and therefore not appreciative of the material dropoffs, contractor vehicles and other inevitable

We want to build on a small, narrow block. Can you give us any advice on issues we need to consider? The move towards urban consolidation and home owners subdividing their existing properties has meant that more new homebuyers are building on small, narrow blocks. There is also a general trend to build larger two-storey homes on smaller land areas. Houses are getting bigger, but blocks are getting smaller. There are a number of specific issues that you need to consider. Building costs per square metre may be higher due to the need for additional cavity walls. Building on smaller, narrow lots usually involves the construction of more perimeter walls than internal walls, which will lead to higher building costs. Site access could also be a problem for delivery and placement of building materials.

to less than 50 per cent of block width. If the block is less than 12m wide, it probably will be impossible to erect a double garage. ✱ A requirement for neighbour consultation. Neighbours are often required to sign off their approval on new buildings which involves zerolot lines, setbacks and overlooking adjoining property issues. ✱ On sloping sites, restrictions on floor height. Local governments can often impose their own restrictions on house size and design in order to preserve, as they see it, the amenity of the street or surrounding area. You may also have particular design challenges depending on your lifestyle. Incorporating courtyards and outdoor living areas into smaller lots can be difficult. You should also contact the MBA for advice about your potential builder and their experience in dealing with small, narrow sites. ✱ For more information on building, visit the Master Builders A-Z Building Information Directory at www.mbawa. com. renovation: BEFORE & AFTER

GLORY DAYS The Federation home was originally built in 1897 and the present owners were determined to restore it to its historic past

T

before

HOME

HE successful renovation of this South Fremantle home has transported the once-dreary Federation foundations back to its heyday and created a functional family home for the owners. When this beautiful and classic 1897 heritage home was bought by its current owners it was in a state of disrepair, but now the home is a striking reincarnation of its former self. The original features of the home were not making the statement a Federation home should have and the owners wanted more space. With the help of the team at Interstruct, the idea of a renovation became a reality. “They wanted a larger home and they wanted to restore the home to its former beauty,” Interstruct director Richard Dalton says. “This was the family’s home, so you could see they wanted to do it right.” The three-bedroom, two-bathroom home was completely restored with traditional building methods to blend with the original facade of the home. “We used lime mortar, lime renders and lime paints in the renovation – the same as what was used about 100 years ago,” Richard says. The original brick and stone of the home was hidden under render, so the render was removed to reveal an elegant and historic finish to the exterior. To correlate with the existing elements, the owners also used a neutral colour palette to create an open and light facade and accentuate the high ceilings of the home. According to Richard, the once dull and dreary extension at the back was transformed into an “airy and elegant extension”. The biggest challenge during the renovation was the installation of the underground cellar – during high tide it is below water level, making its construction extremely difficult. “The most difficult part was the design and the main reason it was difficult was because we couldn’t chemically grout the underside of the fittings – the sand and silty foundations were too compacted,” Richard explains. Owner Gloria Karageorge says another issue was working within a small block. “We had to keep things in proportion,”

Gloria says. “We had to design the house well to maximise every square inch.” The new kitchen has all the latest appliances and the large island benchtop has an in-built stovetop to add a more modern touch. While she wanted to restore the house to its former glory, Gloria says she also wanted the house to have a contemporary feel. “The existing windows were retained and restored and stained glass was added to complement the Federation era it was built in,” she says. According to Richard, the owners were heavily involved in the renovation right from the beginning. “They took a lot of care to restore it back to its original state,” he says. Says Gloria: “My husband, Pete, worked really closely with the Fremantle Council heritage officer to have it restored properly. “One of the most beautiful things about the house is that it has a really nice aura about it and I put that down to the big, happy Italian family that lived here before us. “We love the result and three years on, we still love it. We really enjoy living here.” Alyesha Anderson

The company, which has been operating for the past six years, opened its first showroom in October last year, offering customers a onestop shop for their outdoor decorating needs. Owners Anna and Matt Stafford say the idea for the showroom was born from a trip to the eastern states, after which the couple felt Perth lacked an outlet for quality outdoor features. The store is now run by a small, dedicated team with more than 20 years of combined retail experience in the creation and maintenance of water features and garden products. “We also offer a personalised service you may not receive elsewhere,” says Anna.

With a range of products, from classic to contemporary, on display, the showroom provides inspiration for customers to find the right feature for their home. According to Anna, the most difficult part of shopping for outdoor spaces is getting the right advice and this is where Water Garden Warehouse comes into its own. “We try to educate our customers to make the products easier to use and to make sure they last,” Anna says. “We are about having quality pieces that are different to normal store-bought features, so they really add class to any area. “We also have a complete range of accessories so if a customer says they love a particular look, we can make it happen.” The showroom stocks planter boxes, bowls, cast-iron fire pits, wall features and screens to add that quality finish. “We even stock fish and pond liners so we

can help customers create a custom-designed pond,” Anna says. The couple also work with Perth’s top landscapers, recommending products based on the needs of each project. “Matt has landscapers ask him for advice on how to approach some of their jobs because of his expertise,” says Anna. “We also network with a lot of people to source trends that are coming up. “We maintain regular contact with our numerous suppliers to keep track of the different trends emerging from Australia to America to Europe.” With their determination to stay ahead of the game, Anna and Matt make sure the range of products at Water Garden Warehouse is continually changing, constantly travelling to keep an eye out for the best products they can source for their customers. TIME TO SHAPE UP

G

ARDENING is such a seasonal activity and the next four weeks will be very important in keeping your yard looking great over the next few months. After what began as a very good growing summer season, the late hot and dry spell has meant many plants are looking a little ragged and slightly stressed by the extremes. But there’s a lot you can do to get them back into shape for the coming season. Plants that have grown strongly will need shaping now. Pruning to shape means removing any extra long branches, trimming odd-shaped shrubs to a more pleasing habit, and getting hedges back into order. Don’t prune your roses yet and avoid pruning winter-flowering plants such as some natives and camellias and azaleas. Cutting these beauties back now will ensure you won’t see very much flower in winter and spring. Trimming trees now is a good idea. Avoid cutting ornamental deciduous trees until they have dropped their foliage, but evergreens and particularly those near power lines should be pruned. If they are shaped as smaller plants they will be more compact naturally and it will be easier to prune yourself. If they’ve escaped and grown quite large, get a professional in. A large number of accidents that occur in a garden involve falls from ladders or out of trees. Picture: iStockphoto.com/imageInnovation

HOME

All the trimmings from these plants should not be sent to the tip as landfill. They should be chipped and shredded and returned to your own garden as mulch or added to your compost heap. The fertilizer and water you provided to get these plants established is still in the wood and leaf matter, so by shredding and chipping it and returning it to the garden as mulch you return the nutrients and moisture you applied to your plants back to the soil as well. Feeding is pretty much pointless now. If you are going to do anything, use a slowrelease lawn fertiliser such as lawn builder and a controlled-release plant food such as Osmocote, as they will both release nutrients slowly over a four to 12-month period, which is in line with plants’ ability to draw up that nutrient as they need it. This means excess nutrient will not leach beyond roots in the soil and make it into our groundwater or streams and rivers causing nutrient pollution. One thing you must do now is add blood and bone (look for pure blood and bone only), hoof and horn, or worm castings or juice to soils that are in productive gardens. This means vegetable, herb and spice gardens and orchards all benefit from this addition now as these ingredients are rich in microbes that consume raw organics in the soil and turn it into nutrient the plants can use as food.

As we move into autumn proper – and in Perth you could say that will include the month of June – the soil moisture levels rise and the ability to sustain large populations of microbes increases. Adding these beneficial soil improvers now will do a world of good. Another soil activity that works very well now is adding a composted organic garden mulch. At this point in time, the obsession with waterwise mulches can be dropped as we will mulch now to hold moisture near the plants roots but really focus on smothering weed seeds and improving soil nutrition. Adding lucerne and pea-straw mulch is something you should do in Perth and the South-West. Finer mulches such as the new Droughtbreaker fine mulch from BioWise will work absolute wonders for your soil’s health and ensure you do not have a garden full of weeds at the end of winter. Finally, now is the time to plant. Adding WA native plants is something you should consider if that’s your garden’s style. Seeking advice from professionals is a wise move and visiting a specialist garden centre such as Zanthorrea Nursery (www.zanthorrea. com), or contacting the Friends of Kings Park (www.friendsofkingspark.com) about their next big plant sale is a good idea as well. There are many edible plants that should be planted now. As far as fruit goes, you will not get a better time to establish citrus, avocadoes, olives, passionfruit and tamarillos – and these are just some of the plants you should consider. Planting tropical varieties such as mangoes will be more of a challenge this time of the year and you’re better to wait until October, although buying your tree now will ensure it has the chance to acclimatise to its future home. As for vegies, there’s a wide selection of varieties you could consider. Beans, particularly broad beans, should go in now and they will provide a good crop through winter. Plant them in June and they will be too slow. Beetroot, broccoli, cabbage, kale and carrots are all good to go in this weekend. Salads such as lettuce are brilliant now and peas and snow peas will do well – just remember to stake them up. Another water lover that will go well now is celery and don’t forget the root vegies such as

Picture: iStockphoto.com/WimL

The autumn months are ideal to do a bit of trimming and get the garden into shape and also plant fruit and vegetables to enjoy in the months to come

Picture: iStockphoto.com/mtnSnail

turnips, parsnips and radish. Perennial vegetables such as asparagus, artichokes and rhubarb should also be bought now. Herbs and spices are brilliant this time of the year to go into pots or garden beds. Add horseradish now for amazing sauces with winter roasts. Rosemary and thyme always work well with lamb roasts and adding dill and lemon balm will ensure any winter fish dishes are flavoursome and moist. Aquaponics systems need a little work, too. It’s time to harvest your barramundi if they are 500g or larger – or else add a heater to the water – and it’s time to buy your trout for a winter crop. You can source trout from www. woodvalefishandlilyfarm.com.au along with marron and freshwater shrimp. But before I leave you with all your big planting duties, there is one serious message I have: It’s now time to turn off your irrigation systems. Trevor Cochrane

Lorraine Duncan, of Halls Head, writes that she has three satin bush shrubs she planted just before Christmas. They’ve become scraggly and she wants to trim them but she wants to know when she should do it. The trouble with pruning in the first six months of the calendar year is these shrubs produce flower buds during this time and if you cut them back before spring, you miss the flowers appearing. I’d wait until late October after they finish flowering and then trim them. Just out of interest, this is a naturally compact shrub normally and would only ever get leggy if it was in shade or a spot that is not ideal for it to grow in. If they are, consider transplanting them at the same time as the prune, soaking them in Seasol and replanting in a sunny place.

Charmaine Jones writes, via email, about one of life’s great mysteries – fig trees that don’t deliver. Her fig has fruit that drop before ripening and she’d like to try just one. The tree has performed the same for three seasons. The answer to this question also remains one of life’s great mysteries. I have had similar challenges and while sometimes the problem is related to the tree being a seedling and just not a great fruiting plant, more often than not it’s just a misbehaving tree affected by unusual weather or environmental conditions. My solution has been to lean an axe against the tree and to then prune it heavily in the winter. This year has been the best ever and I suspect it’s the hard pruning and not the threat of the axe that is doing the job. However, if yours continues to disappoint,

CREVECOEUR

6

The Le Poisson d’Or’s executive chef shows us his favourites 1

Ocean

If I had my way, I would live on a boat. My wife may take a different view! At least I get to look at the ocean when I come to work each day. 2 Cheese and chocolate I love all kinds of cheese but, being from Normandy, my favourite is camembert. As for chocolate, it is wonderful to cook with and even better to eat. There’s always a place for Belgian and du Barry chocolates in my kitchen. 3 Seafood This is the future of gastronomy. Whether it is poached, seared or eaten raw, there are so many ways to prepare it. We are lucky to have a great source of interesting seafood from these unpolluted waters. There is no limit to what you can create from this wonderful food that is also good for you. 4 Fresh food and time to prepare it Why eat or cook with anything less than the freshest of produce? Good French cuisine takes time. I often put in a 12-hour day and start preparations early. The result is worth it. 5 Passport Travel is a great teacher and enriches our lives. Since leaving France, we have lived in New Caledonia, California, Vietnam and other parts of Australia. Living in a place allows you to really experience the lifestyle and its people.

The restaurant Restaurants allow me to make a living from my passion for cooking. My dad wanted me to be a mechanic and as a 14-year-old in Normandy I started an apprenticeship at a local garage. Itt d was a disaster. Fortunately, I obtained an apprenticeship as a chef in the best restaurant in Dieppe. I loved t. cooking as a teenager and still love it. Le Poisson d’Or, which sits right on he Fremantle Fishing Boat Harbour, is the perfect place to work. I get to cook with the freshest local seafood and enjoy beautiful surroundings. 7 My family My wife,Veronica, and my children, Sandrine, 30, Alexander, 29, Sebastian, 24, and Julie, 21, are the greatest. We’ve travelled a lot together and they’ve been fantastic throughout it all. 8 Fremantle This is where I work and plan to settle. The climate is perfect, the city is vibrant and the harbour and ocean are breathtaking. 9 Wine Good food has to be enjoyed with great wine. You can join me for wine tastings at Le Poisson d’Or. 10 Golf clubs Playing golf is great fun, very relaxing and you can play it anywhere. You can find me on the golf courses around Fremantle. 6

âœą Didier Crevecoeur serves up some of the world’s best produce, accompanied by an awardwinning wine list, at Le Poisson d’Or from Wednesday to Sunday, noon-3pm for lunch, and 6pm-9pm for dinner. For more information, phone 9430 5050 or visit www.lepoissondor.com.au.
