With the way things are swinging with interest rates, more people will be looking to build a new home but will the building industry have the workforce to cope with this increase in demand? A plan to recruit 4000 workers for the resource industry in WA is expected to put another strain on the market, as Master Builders director Michael McLean explains on Page 18. Meaning there’s no time like the present to start building that new home and the New York by In-Vogue on Page 16 is just one of your options.

URBAN HOMESTEAD
L
OVE the spirit of the traditional Aussie homestead but don’t have the rolling acres to put one on? Then the Chittering Lodge by Plunkett Homes may be just the answer. This Woodvale display home takes the essence of the country classic and teams it with modern features to create a home that will slip easily into any metropolitan suburb. Dave Clynk, design manager at Plunkett Homes, describes the Chittering Lodge as a “hybrid” that will appeal to those building on standard front-loading metro blocks as well as those with a rural plot. “The Chittering Lodge is a response to comments that people want an urban version of the homestead,” Dave says. Stretching the living areas across the middle of the house was the key in achieving the homestead-style layout of Plunkett’s newest display, which is just over 17m wide and perfect for many of the blocks available in today’s estates. “This home is ideal for a traditional metropolitan site,” Dave says. www.developwest.com.au The marriage of Contact David on 9431 8113, 0413 994 246 or email davidtims@rossnorthhomes.com.au

the traditional and the modern is evident from the outside, where Plunkett has used a corner block to great effect. One of the two verandas wraps around the front master suite where there are two sets of french doors for that classic homestead charm. Yet the fully rendered walls and the tiled tower element add a modern edge to the facade. “It’s about diversity,” Dave says. “This is a sleeker, more modern look than the traditional homestead done in face brick or a mix of face brick and render.” With its eave brackets, twin veranda supports, timber decking and subtle colouring, the elevation is charming without being overly classic. Inside, a vast open-plan living and entertaining area is defined by the use of feature ceilings and a dual-sided fireplace that divides the cosy sitting room or home theatre from the family and dining space. “A double-sided fireplace is a classic in our homesteads,” Dave says. There are doors direct from the adjoining games room to the alfresco, as well as a sliding door from the kitchen to the outdoor room. Soft silvery greys and heavy drapes emphasise the elegance of the master suite where a
sizeable glass panel and a window seat separate the bedroom from the shower. “The window enables us to open up the ensuite to the bedroom,” Dave says. The large walk-in shower sits between the bedroom and the oval bathtub for a dash of five-star styling. It has a plinth for keeping soaps and shampoos handy and has been kept hob-free and screen-free in line with today’s deluxe designs. “People love hotel or resort-style bathrooms, it’s about having a touch of luxury,” Dave says. There are twin vanity basins and the walk-in wardrobe is big enough to serve as more of a dressing room than a standard storage area. At the top of the entry hallway, double doors lead through to the main living areas where the layout emphasises the sense of width and space associated with traditional homestead designs. To one end of the living space is the kitchen with its sleek contemporary cupboards, island bench, wide cooktop and range hood, wall oven, walk-in pantry, display shelves and no less than 20 drawers. “There has been no compromise at all in the design of the kitchen,” Dave says. home HELP
Shannon’s tip of the week For some reason, convivial occasions always seem to stain the good linen, with red wine, sauce, gravy and oil flying as fast as good conversation. Removing the stains properly and as soon as possible – without interrupting dinner, of course – is very important. Red wine removal seems to be one of the most contentious conversation subjects at the dinner table because everyone has a different solution. Sprinkling with salt is one common suggestion, soda water another, and the use of white wine or soaking in laundry soakers also seem to raise their heads. Though all of them have some merit, none of them is the best way. Salt merely absorbs some of the moisture and doesn’t affect the stain. Soda water used to contain bicarb soda but no longer does and consequently doesn’t affect the stain. Using white wine is simply a waste of good white wine, and laundry soakers can actually set the stain.
HOME
The best solution is simply ply to use paper towels to remove most of the liquid, then sprinkle with bicarb soda. The stain will change colour to pale grey almost immediately. Sponge that with a little white vinegar and it’s gone! Gravy or any other high-protein stain is best removed with cold water and normal facial soap from the bathroom. Fats and oils need to be rubbed with a little dishwashing liquid before putting them in the wash. Soy sauce comes out easily by sponging with white vinegar. Tomato-based sauces need to be sponged with white vinegar and hung in the sunshine as UV rays break down vegetable dyes. When your linen is clean, dry and pressed without commercial or spray starches, fold flat and store in an airy linen cupboard. This will help prevent age or acid marks developing. If the items are going to be stored for long periods of time, store them in an old, clean cotton pillowcase.

SHANNON LUSH Queen of clean
Q&A Q
I have a number of vinyl records which have been in storage for a while and are dirty – general grime and dust but also grime from being old. How I can clean them without harming the records?
Your records are quite easy to clean. A Place a teaspoon of dishwashing liquid into a large plastic bowl of warm water. Then using a soft, fluff-free cloth, gently rinse the dust and grime from the records being careful not to wet the paper disc in the centre. It is important that you rub it in the right direction when you are cleaning the track. To find which direction you should rub, you will need to rinse a corner with a little water from the tap and then run your tongue over that section. In one direction, your tongue will slide easily and in the other it will feel slightly rougher. The direction that you need to wipe is in the smooth direction. Once the records are clean and dry, you can use a small amount of unprocessed wheat bran and a soft blusher brush to dust backwards and forwards across the paper section in the centre to clean any grime and grease from it. If you don’t have proper covers for them, I suggest you make envelopes from acid-free paper to store them in so that cleaning rarely needs to be done.
Hi! Shannon here again to help you with your domestic disasters.
Thanks for all your great questions this week. Keep them coming and keep them specific. To work out how to remove a stain, I need three pieces of information. I need to know what the stain is made of; what surface it’s on (Is there a varnish? What is the topmost surface that the stain is affecting?); and what, if anything, you’ve already tried to remove it. Each thing you try changes the chemical composition of the stain. Include a photograph if you can. Photographs really help the stain diagnosis. Don’t forget, alternative recycling questions are also welcome.

The growing demand for sustainable homes has prompted Arcologic Design to offer pre-designed options to fit specific lots
W
ITH our increasing sense of responsibility towards the environment and the impact we have on it, a renewed interest in sustainable living has building designers thinking outside the box. Jon Damant, director of Arcologic Design, says he has felt for some time that there was a shortage in the number of quality sustainable homes on offer to the public that are different to project homes. “Most people looking for something distinctive and sustainable would have to go the custom-design route, which could be expensive and full of unknowns,” Jon says. “There is a growing awareness of environmental issues linked to a growing refinement in the public’s appreciation of distinctive design. “The idea of a series of homes designed for generic, typical lots based on solar-passive principles was our way of offering a pre-designed product that would be distinctive, sustainable and cost-effective.” Jon says all the homes are designed from a sustainability point of view. Each design is for a specific orientation and plot type, for both standard and cottage lots. “The greatest achievement of these homes is that we are using largely traditional materials

and methods to achieve highly sustainable and energy efficient homes,” Jon says. “You will also reduce your monthly utility bills and the impact on the environment and a well-designed, sustainable home is simply more enjoyable to live in.” The temperatures in a sustainable home are more comfortable and the rooms are lighter and brighter, says Jon. “There is no doubt in my mind that a welldesigned, sustainable home will hold its value better than a standard home, especially if mandatory energy disclosure comes into force, such as in the ACT,” he says. The idea behind this new series of homes is to keep costs down, in part by minimising professional fees on design work. “Our plans will offer a fair choice of layouts and finishes that should satisfy most standard requirements,” he says. “Changes to the plans are always possible but will attract an additional fee to cater for the additional hours spent in the redesign. “We are also constantly expanding the range to offer greater choice for homebuyers. “The homes are contemporary. While street appeal is important, we have given equal emphasis to all aspects of the house.” Jon says he shares the same philsophy as famous American designer Ray Eames who once said, “What works good is better than what looks good, because what works good lasts”. “You need to be designing with materials that will stand the test of time and at the end of their lifespan be able to be recycled,” Jon says. “As a consequence, a sustainable home may cost more upfront, but it will pay back your investment again and again. “I also don’t personally believe that a sustainable home should try too hard to look like every other home. I think it should celebrate its difference and uniqueness.” The homes will cost from $300,000 to $600,000 to build and Jon is hoping at a later stage to cater for the $200,000 to $300,000 market. expert ADVICE
The State Government’s shared home ownership scheme has opened the door for more West Australians to enter the housing market, says Stewart Kestel, general manger for commercial business operations at the Department of Housing
T
HE average cost of a home in WA has now reached a level where low to moderate-income earners have to really struggle to buy a house in the open market. Renting is not a solution as it is also becoming increasingly difficult for people in this income group to find an affordable rental. Shared home ownership provides a solution to this situation by bringing the cost of owning a home down and making it easier for more people to own their home. Becoming a home owner provides the security and stability that many need to create wealth and achieve greater prosperity for themselves and their families over the long term. Through shared home ownership, the upfront costs of buying a home are much
lower – the initial deposit required can be as low as 2 per cent of the purchase price or $2000, whichever is greater. Monthly loan repayments are also low, making it easier to manage cost-of-living pressures. West Australians are fortunate as the Department of Housing offers the largest shared home ownership scheme in Australia. Through the recently launched Opening Doors scheme, the department is like a silent partner who pays part of the purchase price to help eligible applicants become homeowners sooner. The scheme assists in reducing the initial purchase price for the homes by as much as 30 per cent for eligible applicants. Successful applicants, and eventual homebuyers, must occupy the property as their principal place of residence.
They also have to pay the rates, insurance and maintenance on the home, but do not have to pay rent or interest on the department’s portion of the property. The only repayments that are required are those stated under the terms and conditions of the loan offered by the State Government’s lending provider, Keystart Home Loans. Homebuyers are not subject to property inspections as long as the obligations of the home loan are met and the property is maintained. Improvements can also be made to the property as long as the changes are approved according to the terms set out in the loan contract. Homebuyers will also have the opportunity to increase their share in the home over time, based on their financial circumstances and the property they have purchased.

The Opening Doors scheme is linked to the SharedStart home loan also offered by Keystart Home Loans. Since its launch in September last year, the scheme has proved to be popular and more than 100 properties have already been sold to people who now have an affordable place to call home. The scheme has been set up to help households with an income ranging from $50,000 to $90,000, and $110,000 in the North-West. People interested in becoming a homeowner through the Opening Doors scheme need to qualify for the SharedStart home loan offered by Keystart. Full eligibility criteria are available from Keystart’s website, www.keystart.com.au. Those looking to enter the property market will be happy to know that the scheme is not limited to first homebuyers.

If for some reason homebuyers would like to sell their property and exit the shared home ownership scheme, they can do so at any time. Under Opening Doors, a valuation will be conducted to determine the current market value and minimum sale price. The Department of Housing has the first option to buy the property from the joint owner. If the department chooses not to, the home can be sold on the open market. Any capital improvements made to the property since the initial purchase will be credited to the homebuyer and taken into consideration when calculating the value of the department’s share of the sale price. Shared home ownership offers an affordable way for many people to get on the property ladder. Single people on low incomes, young people living at home with parents but wanting
to go it alone, working families stuck in the “rent trap” and seniors approaching retirement can all benefit from the new affordable homes available through the Opening Doors scheme. At present there are more than 250 homes available under the scheme, including single detached houses, villas, units, and apartments, located in suburbs across the metropolitan and regional WA, including Mirrabooka, Meadow Springs, Balga, Girrawheen, Koondoola, Dudley Park, Osborne Park, Canning Vale, Baldivis, Brookdale, Ellenbrook, Lakelands, Harrisdale, Seville Grove, Alkimos, Aveley, Wellard, Hilbert, Butler, Kelmscott, Parmelia, Greenmount, Beachlands in Geraldton, Dowerin, Katanning and Margaret River. ✱ For more information on the Opening Doors shared home ownership scheme, visit www. openingdoorswa.com.au. LASSIC elegance meets a familyfriendly floor plan in the Vienna by Ultimate Homes. From its enduring good looks to its sensible zoning and indoor/outdoor living spaces, this Lakelands display home promises to stand the test of time. Glenn Stannard, sales manager at Ultimate Homes, says the Vienna has been designed to capture a rear view, whether it’s in the Perth Hills, on the edge of a canal or simply looking out to a fabulous backyard. “The design makes good use of a block and maximises solar orientation,” he says. It’s also an adaptable design. A quick change NEED ADVICE? While the master suite is also an easy swap from the back of the house to the front, Glenn says many buyers love the fact that the main bedroom feels more secluded and private. www.developwest.com.au There are also Contact David on 9431 8113, 0413 994 246 or email davidtims@rossnorthhomes.com.au study

sliding doors from the bedroom to an outdoor retreat. “If you’ve got the space at the back of the house, you might have a lap pool you could drop into, or you might have a courtyard as a place to sit and read the paper and have some private time,” Glenn says. “The design reflects our love of indoor/ outdoor living as we take opportunities to extend our inside spaces outside.” An open-style ensuite adds an extra touch of resort-inspired elegance to the parents’ domain. Separate his-and-hers vanity units have been placed either side of the shower and there is a good-sized dressing room. Wrapping the dining room and family room around the alfresco has created a spacious living area adjoining the smart contemporary kitchen. Both the family and dining room lead to the alfresco, with two sets of sliding doors opening up from a corner post for a seamless transition. In the kitchen, the line-up of features includes an island bench with waterfall ends, stone benchtops, wide stainless steel appliances, overhead cupboards and a generous walk-in pantry.
“This is a home that’s super comfortable to live in and one you’d be proud to entertain in and show your friends,” Glenn says. With a study, home theatre and activity room, the Vienna offers plenty of room for kids of all ages. “Whether you have got a family with young kids or a more mature family, this house can adapt well,” Glenn says. The three minor bedrooms have been grouped together towards the front of the house. By adding in a nifty bathroom and powder room set-up, the designers at Ultimate have turned one of the bedrooms into a guest suite off the study. Outside, subtle detailing has been paired with rendered walls and an elegant portico to create a look that has presence but won’t date easily. Glenn says Ultimate Homes welcomes changes to its designs so that buyers get the perfect fit for their lifestyle and budget. Priced at just over $240,000 if you want all the features of the display model, the Vienna can be built from $195,414. This more budgetfriendly version offers all the space, but with a pared-back specification. Paula Evans

WELCOME MAT Greg Baker has turned his small apartment into a welcoming space where guests can even plonk on the sofa with their feet up
S
ITUATED in Mount Lawley, this beautiful home belonging to renowned Perth interior designer Greg Baker is a picture of casual sophistication. Greg, the owner of furniture store Ambassador de Buenos Aires, says he used quality finishes and textures on his home without going overboard with too many “wow” factors. The two-bedroom apartment reflects elegance with its Art Deco and mid-20th-century references, which, according to Greg, complements the masculine tones of the apartment. The use of tan colours such as burnt sienna – Greg’s favourite shade – combined with aged silver demonstrates his restrained colour palette. The colours blend flawlessly with the raw finishes found throughout the apartment. “I’m quite an introverted person and like to keep things muted and subtle,” Greg says. “I like using a variety of timbers and leather, which show their age and are reasonably honest.” Greg says he wanted an apartment that was welcoming, not pretentious. “I wanted it to be warm and inviting so that people weren’t afraid to put a leg up on the sofa,” he says. “I wanted something that has clearly been
HOME
thought out but casual to a degree where you can move pieces around and have a play.” Working on a strict budget, Greg and his father tiled the apartment and did all of the cabinetry for the kitchen and bathroom themselves. Maximising the available space was also a big priority so Greg opted to remove the wall between the bedroom and lounge room as well as the second bedroom and the dining room. “I’ve actually mirrored the whole back wall of the bedroom I’m sleeping in because it really was quite tight,” Greg says. “It really makes a difference. It’s just a really nice and inexpensive trick to open up the space.” To further maximise space, Greg used a softly defined wardrobe that adds a unique twist compared with the stock-standard option. “I designed a curved curtain track and my dad built the shelving behind that,” Greg says. “I did that because they aren’t huge rooms and I didn’t want a big built-in wardrobe crowding the space. “Doing it this way meant I could get wardrobes either side of the window, so the curtain track and curtain doubles as a wardrobe as well as curtains for the window.” In order to create an entertaining area, Greg
replaced the laundry with a scullery so that the kitchen could be the focal point during parties while food preparation and dishes remain hidden away. He says he also flipped the living room and dining room spaces to take full advantage of the afternoon sun in the lounge room. Several striking pieces of art – done by Greg when he was an artist living in London – add a beautiful touch on the walls. “There is continuity throughout the whole apartment which is important in a small space,” Greg says. “If you start breaking it up it can feel a little bit messy.” Alyesha Anderson

FFORDABLE two-storey living was the name of the game when In-Vogue designed its newest display, the New York in Wandi. With a price tag of just over $350,000, this striking family-sized residence is the builder’s lowest-priced display home. Part of the Residential Building WA group, In-Vogue has made sure the home has all the style and spaces a growing family could want, including four bedrooms, open-plan living areas, a home theatre, activity room and a large outdoor entertaining space. There hasn’t been any compromise when it comes to the kitchen and the bathrooms, either. “Affordability is a big issue at the moment and there are not a lot of two-storey display homes in Perth around the $350,000 mark, certainly not with the look, level of specification and rooms that the New York has,” says Jim Ilias, general manager at Residential Building WA. The New York also has a starting price of $292,000 so that buyers can trim the specification if they need to and get into a two-storey for under $300,000. Jim says the In-Vogue designers used the company’s ever-popular off-the-plan Genesis series of designs as a starting point. “We’ve taken the features that we know people have liked over the years and ensured that they work with this house,” Jim says.
HOME
At the top of the list is the master suite downstairs and the minor bedrooms with a central kids’ activity space upstairs. The activity area at the top of the stairs illustrates how to make good use of space, helping to make the home as cost-effective as possible. “We ensured we used every part of the house,” Jim says. The builder responded to feedback about its most popular displays and included semiensuite access from one of the minor bedrooms to the family bathroom to create a guest suite. Jim says the New York is a design that really works, with plenty of in-built flexibility. “The beauty of this house is that it can easily be personalised,” he says. “The upstairs guest bedroom can become a master bedroom with a little bit of tinkering and the downstairs master could be a guest area.” Buyers have the option of swapping the windows in the living room with sliding doors to match those in the dining room, bumping up the indoor/outdoor factor, while the study windows could be replaced with a door to offer a home office with a dedicated entry. In the rear living areas, the 31-course-high ceilings are complemented by 28-course-high sliding doors for an extra sense of height and volume. Instead of sectioning off a portion of the house to create a standard alfresco, the In-Vogue team has opted for a large veranda-style entertaining
room that stretches across the back of the home. Jim says it’s an arrangement that offers more flexibility in terms of using the backyard and adding a pool. To the front of the home, the skillion roof gives the home strong street appeal that will fit into any suburb, while the soaring facebrick panel and stylish “framed” section create added interest. “There is a bit happening on the elevation without it being too much,” Jim says. GAVAN FORSTER
Rio Tinto’s plan to recruit about 4000 workers in WA will put a strain on the housing market, says Master Builders director Michael McLean
T
to improve for builders and specialist contractors. But will they have the labour to cope with the likely increase in demand in three or four years time? I have my doubts, given the absence of an influx of skilled labour from overseas or radical changes to our training system. Getting resource companies to contribute to the training of building apprentices would be a good start. Houses will get built but the construction periods are likely to increase as labour becomes scarcer. Costs of building will also go up as they did three or four years ago. History has a tendency to repeat itself, so it’s useful to learn from the past. If you’re one of those people recruited by Rio Tinto, good for you. If you’re planning to build a new home, the sooner you get started the better off you will be.
TERMITES These little pests love the negligant homeowner. Regardless of the type of system used to guard against them in your home – such as a chemical spray or a physical barrier such as stainless steel mesh – you still need to have regular inspections to ensure there have not been any breaches. Termite damage is costly and inconvenient so have your home inspected annually.
Though you may not have trees around your home, it is amazing how much debris ends up in your gutters. If this is not cleaned out, it can block downpipes and cause unsightly damage to eave linings and ceilings. If you do have a lot of trees in your area, invest in gutter shields, which allow water to filter through but reduce the amount of leaves they collect. And if you are considering installing a patio or already have one, check where the stormwater is going. The existing gutters are not designed to take more water from the additional roof area so separate gutters and downpipes are recommended for patios or any additions.
WINDOWS Not only do curtains and blinds provide privacy and increase the thermal efficiency of your home, they protect many home finishes, including timber floors, furniture and cabinetry from the damage caused by sunlight. Install window coverings as soon as possible.
Laminated products may be waterproof, but leaving water on benches or splashes on cabinet doors will cause them to eventually swell and lift. Always dry surfaces with a soft cloth.
WIND AND SALT Our love of coastal living brings the burden of corrosion. Although homes are built to withstand prevailing weather conditions, protective coatings and materials need to be free of salt to maintain their effectiveness. Regular washing down of exposed metal will ensure its intended lifespan.

clients. What is alarming, however, is that workforce levels in the WA building industry are at about 130,000. This is almost at a high, even though the industry is 30 per cent off its peak. With a large company such as Rio Tinto able to offer lucrative remuneration packages to attract about 4000 workers to WA, it is definitely going to have an impact on the housing industry here. The pool of labour to draw from is limited, which means that more employers will be competing for this same labour. With apprentice commencements in the building industry also 30 per cent down over the past 12 months, the pipeline of workers being trained for the building industry is less than what it should be. With interest rates decreasing by 0.5 per cent, more people will be keen and able to build a new home, meaning business will soon start
Paying regular attention to the maintenance of your home can save you a lot of money in the long run, says Master Builders technical adviser Romina De Santis
A
We’ve just bought an old house and want to tear up the carpets to show off the jarrah floorboards. Any tips? Timber flooring is a popular and attractive treatment, however you have some work in front of you to achieve your desired result. Sanding the old floorboards is the first task you face. Remove the existing floor coverings, replace any split boards, remove any protruding tacks and punch in the nails holding the boards. Use coarse, abrasive sandpaper and make sure that doors to the remainder of the house are sealed and windows are open as the amount of dust produced while sanding is excessive. Also wear a dust mask. Once sanding is complete, use an appropriate filler for nail holes and cracks. Make sure that your chosen board colour is compatible with existing fabrics, wall colour and furniture. Darker colours are more suitable for formal areas. Lighter colours are best for a country or contemporary look. Once the polyurethane is applied, it is important that you allow sufficient time for curing so that a tough and durable surface is produced. Regular maintenance of your floorboards is very important. While water and wood do not mix, it is important that there is sufficient moisture in the wood to reduce the chance of cracking. In high-traffic areas and near exterior entrances, the use of rugs or mats is encouraged to prevent dust and sand, which can damage the floor and reduce its attractiveness. Excessive noise is also a factor to consider if you are installing timber flooring in high-traffic areas near sleeping quarters. You might also wish to contact the Australian Timber Flooring Association (www.atfa.com.au) for further advice.

STITCH in time saves nine, so the saying goes. With our time-poor, fast-paced, gadget-filled lives, what will it cost us to neglect the maintenance of our home? In one word – thousands. We lock and leave our homes to pursue work and social commitments every day and, no doubt, do not need more items on our already overloaded “to do” lists. But there are some small, cost-effective ways to maintain your home that will save you thousands of dollars worth of preventable damage.
An excellent achievement.

HE Housing Industry Forecasting Group – of which Master Builders housing director Gavan Forster is a member – has predicted that about 18,500 dwelling units will be built in WA this financial year and 20,500 next year. The state’s building industry has the capacity to build more than 25,000 dwelling units over a 12-month period. So, at the present time, WA’s housing industry, like in all other states and territories, is building significantly less than what it is capable of doing. This is reflected in excellent construction time frames, quality trades being readily available and some extraordinary deals being offered to homebuyers by builders. Although the housing industry is currently operating at 30 per cent below capacity, construction work in the mining and resource sectors is at a record high and growing. This has contributed to large numbers of building industry workers in Perth and major regional centres being attracted – or in some cases poached – to work in resource-rich communities such as Port Hedland, Karrratha and Onslow and on Barrow Island. While the housing industry is experiencing its current downturn, the exodus of skilled labour is hardly noticed by builders and their

FAMILY BENEFITS
R
EDINK Homes looked closely at how families really live in their homes when it drew up plans for the awardwinning Baltic, on display in the Swan Valley. With a host of features that make day-to-day living easier and more efficient, this family-sized showcase has won many admirers, including the judges of this year’s Master Builders Bankwest Housing Excellence Awards who named it top display home in the $230,000 to $260,000 category. “The Baltic is made for family living and entertaining,” says Terry Evans, marketing director at Redink Homes. There are separate zones for adults and offspring, big living spaces and a family-sized kitchen leading out to the alfresco, while under-appreciated areas such as the laundry and second bathroom have been designed to be especially user-friendly. “As builders, the whole industry is under increased pressure to deliver a bigger, more functional household for modern living, but on an ever-decreasing plot of land,” Terry says. As well as overhead cupboards and storage under the workbench in the laundry, there is a wall of linen storage and a door direct from the garage for easy access with beach gear or muddy sports kit. “The laundry is what I call ‘real’,” Terry says. “If you’ve got a couple of kids who play sport, you’ve got a laundry that will cope.” Terry says the same real approach applies to the family bathroom, which has been separated into three zones, with a large shower and bath in one area, a vanity unit in another and the toilet in the third area. “It’s a design feature that is in quite a few of
our displays. It just makes the family bathroom very flexible and far more efficient,” Terry says. He says the layout was introduced following feedback from buyers, especially mums who face the daily prospect of getting several kids ready and out the door in the mornings. Younger members of the family have their own activity room with a door to the alfresco and there’s a separate home theatre with double doors so that it can be shut off from the busy family areas. With the three minor bedrooms grouped together away from the main bedroom, the zoning is good for youngsters, but especially good for teenagers looking for a sense of separation and independence. “It works when your kids are young, but it works even more so when they’re teenagers,” Terry says. Adding a door at the top of the passageway to the minor bedrooms would enhance the zoning even further. The Redink designers have made sure Mum and Dad also have their own sanctuary in
the master suite. Featuring a corner window arrangement overlooking the front gardens, the main bedroom has his-and-hers walk-in wardrobes and a chic ensuite with a large shower and double vanity. At the heart of the Baltic’s design is a spacious kitchen and living area with direct access to the alfresco. “It’s a really good-sized alfresco and the interaction with the kitchen is outstanding,” Terry says. “It’s a lovely, simple hub for summer or winter.” Appealing to downsizing buyers as well as growing families, the Baltic has a starting price of $191,990 that delivers a similar footprint but has a scaled-down specification. “There’s a lot of precise tweaking that goes on,” Terry says. “A lot of our customers know what they’re after and they’ll start with a base price and then add $30,000 to $40,000 worth of bits and pieces to the home to get it exactly the way they want it.” Paula Evans

KIVIK Features
SWITCHED ON TO HI-TECH Modern technology has transformed the way the home theatre has evolved from the days it was used to screen hired videos
O
NCE considered a luxury, the home theatre is now a standard addition to the modern Australian home. It’s a phenomenon that Surround Sounds director Mark Jeisman believes is more than just a passing fad. “The home theatre as a designated space for those who can spare the room is part of many modern home designs. It is a space the entire family can enjoy all year round and has a multitude of uses,” Mark says. “With the hindsight of time, we are also finding the market becoming more educated, with people and their building designers spending more time on getting fundamental aspects right when considering a home theatre room, from cabling allowances during construction through to the comfort level of the space.” Where years ago it was all about the movies, home theatres in the digital-connected age have become multifunctional hubs. “Pretty well every new home theatre piece of equipment available today is connected to the internet or connected to other digital devices in the home to allow the user to enjoy a raft of content like never before,” Mark says. “Whether it be gaming with mates on the
PlayStation, watching a concert music video in 7.1 surround sound or streaming high-definition video content from the other side of the globe, home theatres can adapt and evolve as technology and content allows it to.” According to Mark, with the National Broadband Network looming and with a large majority of video content being viewed via media servers, it is important that your home theatre system is ready to deal with the new formats being delivered. “Make sure your system is compatible for high-definition right the way through – from the TV, cabling and main AV receiver unit. This will allow you to benefit from the best that can be delivered to your doorstep,” he says. Mark also suggests having your home theatre room hardwired, as this will give better performance than wi-fi if you are streaming content. He says the single best investment for the home theatre, however, is an all-in-one universal remote control. “Simplify those head-spinning five or six remote controls down to one, and have it programmed professionally so it can turn on your system in a flash all from one button,” Mark says. THE MAKING OF A SHORE PIECE With no truck access, materials had to be brought in by wheelbarrow or by hand, but the builder says it was well worth the effort
W
HAT began life as a 1980s beach pad has turned into a contemporary family home with large open spaces and natural light to bring the outside in. The project began when the owners of this Cottesloe property wanted to transform the once-tired home into a more functional space to accommodate an older family. “The owner is sporty and outdoorsy and the home is really a reflection of her lifestyle,” says Colour Lust owner Victoria Merendino, who created the colour concepts for the home. Using the original structure as a canvas, builder Michael Walsh of Venue Construction used building styles similar to those in the
HOME
existing home to allow for a seamless transition from old to the new. “We used bagged brickwork and then painted it to match the original features and keep with the original era and also contrast with the more modern design of the home,” Michael says. He explains that the most difficult part of the entire renovation process was that the site wasn’t accessible by truck and everything had to be brought in by wheelbarrow or by hand. Walking through the home, you get a feel for the family’s appreciation for art, with the walls painted white like a blank canvas. Throughout the home, you are greeted by fine art beautifully put on display thanks to the drop pendant lights, which give the space the feel of an art gallery.
The builder has incorporated a casual beach house vibe by using lime-washed timber floorboards and door frames. In order to accent the naturally beachy look, skylights were also installed in the lounge and kitchen to enhance and open up the space in these areas. Two built-in gas fireplaces were installed in each living area. A beautifully landscaped rear alfresco area has a pergola with shutters that open and close to enhance light and, best of all, self-close when there is rain. Perhaps the showpiece of the renovation is the granny flat that was built on top of the garage. It has its own laundry, bathroom and open living space. The lengths to which the owner has gone to in designing the granny flat is immediately evident. “The entire flat was handpainted with a timber wash to give it a natural beach look that ties in well with the rest of the home,” Victoria says. Another unique feature in the home is the kitchen splashback, which was created by sealing wallpaper with a beautiful forest motif under glass panelling. “I’ve never done something like that before, so it was something new and a bit of a challenge,” Michael says. “The owner is very happy with the renovation and what we were able to achieve.” Alyesha Anderson

BOOKS Pest-repellent Plants
Australian Grasses
THIS ever-popular A-to-Z handbook of pestrepelling plants is back in an expanded new edition, with extra chapters on how these plants work and new strategies on how to use them. Author Penny Woodward also helps you to find quick and easy organic solutions to other common garden, personal and household pests – from traps and barriers to sprays, oils, dusting powders and washes made from common pantry items such as molasses, coffee and bicarbonate of soda. Perfect for the all-natural household.
WHEN grasses took the Australian gardening world by storm in the 1980s, exotic species quickly came into favour, leaving native grasses relatively unknown to most. Australian grasses are as beautiful, if not more so, than many foreign species and are undeniably better adapted to our varied Australian climates. Learn how to garden with these native grasses, sedges and rushes and how to propagate and maintain them. With about 200 species listed and illustrated in an extensive section of this book, you won’t run out of ideas for your next droughttolerant garden project.

With this service, The Rug Establishment ment has helped fill the gap for exceptional service vice and quality in floor coverings. “What we are trying to bring to the market are custom rugs that are affordable for everybody,” Arlene says. “You shouldn’t be scared of the word ‘custom’ because all that means is getting the rug that suits you and your environment, and it doesn’t mean it has to be the most expensive rug in the world. “Our biggest sales are to people who want to produce a rug that is individual and suits their circumstance.” Customers are spoilt for choice at this store, which offers rugs from shag to cut-pile wool and antique styles. One of the latest trends taking off in Australia, according to Arlene, is antique Turkish and
Persian rugs which have been cut up and hand-stitched h back together and then colour-washed. “It just suits so many environments because it can go in a traditional or modern contemporary home,” she says. The small team of three women at the shop are from various parts of the world and have a great eye for design and bring their different experiences to assist customers. The Rug Establishment also has its own factory in Bhadohi, in northern India, where more than 800 people are employed. “All our rugs are ethically produced – we support the charity GoodWeave,” Arlene says. “It’s a charity that actively works to combat the use of child labour in the carpet and textile industry.” Alesha Anderson

A CLASS PROJECT Students will be taken out of their classrooms and shown how to grow food, breed fish and raise chooks in a new program on sustainability initiated by our own Trevor Cochrane
O
NE of the latest projects I’ve taken on is designed to help students learn about the broader principles of sustainability in an outdoor classroom environment. It’s been an ambitious project that is evolving as we continue to build these new outdoor learning facilities. The first schools to receive their Sustainability Classrooms have been Carey Baptist College in Harrisdale and Roleystone Community College. We chose these schools under the strict criteria of the location being suitable and secure for the kind of design I had developed, and the strong desire from teachers and parents to introduce this kind of learning in the school. The schools also needed to be part of the Australian Sustainable Schools Initiative and they had to be a practising and registered school
under the Water Corporation’s Waterwise Schools Program. The design incorporates every aspect of education, allowing teachers previously confined to classroom-based curriculum to take the students outdoors and apply the theoretical learning in a practical sense. The garden starts with the basics – every school has or is trying to introduce a vegetable garden. The garden in Roleystone Community College has 10 vegetable beds made of recycled, UV-stabilised plastic made locally by Bushy Tanks. The beds will have different varieties being grown according to the seasons. The vegetable gardens are home to perennials – things such as artichokes, asparagus and rhubarb to name a few – and will give students the chance to taste-test vegetables they haven’t tried before, making it is a culinary experience as well as a learning opportunity.
The learning experience attached to this garden, apart from the basics of growing seasonal vegetables and harvesting in season, also focuses on the health benefits they bring. For instance, kale, a member of the crusifer family which includes cabbage, broccoli and mustard, is the highest source of antioxidants of all plants. A small serving every day of this plant is believed to reduce the risk of stomach cancers by 95 per cent. There are an additional four beds dedicated to a range of culinary and medicinal herbs and another one dedicated to spices, which are rarely grown at home. Mainstream herbs such as thyme, lemon balm, basil, rosemary and sage are all there along with horseradish, galangal, ginger, garlic, chocolate mint, bay leaf and coriander. The herb, vegie and spice gardens sit alongside the berry beds, which hold a wide range
of fruits including raspberries, blueberries, strawberries and the world famous goji berry – the highest source of antioxidants of all fruiting plants. Around the outside edges of the sustainability classroom is the urban orchard. This consists of 34 different fruiting plants, including tropicals such as mango and tree tomato, stone fruit such as dwarf peaches, nectarine and apricot, and pome fruit such as apples and pears. The orchard will offer students the chance to learn about seasonals, fruit tree care including pruning, pest control and, most importantly, when and how to harvest fruit in season. The urban orchard will be producing 1600kg of fruit by the fourth year, which will give the school the chance to educate students on issues such as fruit preservation, drying and pickling. Students will also learn about pollination and cross-pollination, as well as the importance of animals in the successful life cycle of plants, in the urban orchard. This opens other opportunities for teachers to expand the learning; for example, expanding the discussion of food sources to include managing beehives and harvesting honey. The urban orchard and plant food areas are situated in front of the outdoor classroom, which sits before an outdoor kitchen made by local commercial fit-out specialists Ferguson Corporation. This kitchen area allows teachers to work with students, preparing food and then eating it! It takes home economics to a new level as students grow, harvest and learn about the nutritional benefit of crops before actually turning them into meals they consume.

Q&A The garden employs more holistic food production and waste recycling measures as well. Every garden also has a chicken house for varieties of heritage chooks. We chose these speciďŹ cally because of the biodiversity and genetic lessons available from these ancestors to the modern-day Isa Brown and Hy-Line chickens, which make up about 90 per cent of all chickens in Australia. The opportunity to understand the value of these heritage breeds to the long-term health and diversity of chickens is important. The breeds we have chosen include meat bird varieties and breeds that provide green, blue and even speckled eggs. The second role chickens play is the consumption of food waste and scraps that cannot be composted and turning them into plant food by way of their manure. This is a valuable lesson in natural recycling and the ability to see this while collecting eggs is unique. The fact chickens are intelligent, affectionate creatures will also become apparent and this allows teachers the chance to explain how commercial production practices are sometimes less than fair on chickens. Recently, the definition of free-range chickens went from a maximum of 1500 chickens a hectare to 20,000 chickens a hectare. Understanding this and its implications is important. The school also has the opportunity to expand the lessons to breeding chickens as well – something all students will beneďŹ t from. We have also established an aquaponics system that produces 120kg of top quality ďŹ sh for consumption every year. This is again a chance for students to grow

Anita writes, via email, that she has gazanias that looked fantastic until recent times when they started to deteriorate. Gazanias are amazingly waterwise but even they will suffer when temperatures are high and conditions too dry. You will find your gazanias will recover naturally in the next month as moisture levels increase in the soil.
breeds such as barramundi, silver perch, murray river cod and trout for healthy eating. The system will also be home to marron, yabbies and potentially freshwater shrimp and mussels. Plants are used to clean the water and we’ve chosen edible water plants such as watercress, taro, kangkung and water parsley to name just a few. Understanding the role recycling plays and how animals such as chickens, worms and ďŹ sh can all supply a source of nutrition that plants beneďŹ t from, and understanding the role micro-ora and microbes play in converting greenwaste to humus are vitally important. New plants will be grown on-site thanks to a greenhouse, which allows for education on plant propagation and allows out-of-season plants to be grown early. The greenhouse is next to a garden shed that stores not only equipment but also acts as a seed bank allowing students to harvest seed for next year’s crop from open-pollinated plant varieties. All of the different areas in the garden will have supporting custodian sponsors. The suppliers who manufacture or manage the various products have committed to mentoring the school’s teachers and supporting the students learning in an ongoing relationship. The sustainability classroom is a unique learning opportunity for all students but particularly those who struggle to learn in a strictly theory-oriented learning environment. As a student, I tended to gaze out of the classroom window at the trees, oval and daydream about doing things outdoors, so I know this environment is a sure way to engage students at all levels. Gail Douglas writes, via email, that she has two philodendrons in pots and wants to know if they can be broken apart and repotted. Absolutely. Most philodendrons can either be split apart or cuttings taken from them. The best way to find out what works best is to embark on a trial and error exercise as it’s hard to go wrong either way. Removing most of the foliage to access them easily and take pressure off damaged roots is smart. A good idea is to use a handsaw to cut through the root mass and carefully dissect the plants. Eight-time WAMi Award nominee and lead singer of Perth band Split Seconds shows Alyesha Anderson his favourites 1
London Underground map A friend found this at a roadside collection and because he was moving all over the place at the time he gave it to me to look after but hasn’t taken it back. The map is cool because it’s an old one – even before the Olympics line was introduced.
2
Routemaster London bus mug My mum bought this for me from England and it’s just a cool mug. Everybody has to have a favourite mug and I don’t know what I would do if I lost this – I am really attached to it.
3
The Sopranos Family Cookbook I’m a huge fan of the
show and this is a book with all the recipes that they use in the show or just appropriate recipes. I can’t really cook but whenever I try to I choose something stupid out of this book. 4 Eagles guernsey I was wearing this at the Inglewood Hotel when we won by a point against the Sydney Swans during the 2006 Premiership. It is one of my favourite five minutes of my life – I just had no idea what was happening. 5 Vietnamese straw hat I bought this while holidaying in Vietnam with some friends from a lady who had only one arm. She was making these hats using her solitary good arm and it’s pretty well made considering she could use only one arm.

The Dirt by Motleyy Cruee
It is at they got just amazing to read wha what up to in their heyday. It’s ridiculously graphic and off-the-hook. I found it super entertaining. 7 Guitar from eBay It is so good for travelling and I use it for gigs all the time because it just has such a good sound. I had never found a guitar with such a good acoustic sound before. 8 Magazines My dad is a big music collector and he has been collecting these magazines for the past 20 years. Every now and then he will give a pile to my sister and me. They are good to have around the house – good reading material while in the toilet. 9 Bob Dylan records My dad has also always collected records and because he has just moved he halved the collection and gave it to my sister and me. They are just incredible records that have kind of influenced my life. 10 Lanyard from Homebake This was one of my favourite gigs. It’s this massive festival over in Sydney and it has always been a big deal to play at it. In fact, it was one of my lifelong dreams to play there.
