Building their first home can be a daunting experience for many, so it’s important to have a clear line of communication with the builder, says WA Housing Centre sales manager Michael Pell
W
HAT can a first homebuyer expect from their chosen builder? It is important that you know exactly what you’re getting into, so ask lots of questions from the outset about the building process and the things you can expect along the way. It is also important that you should feel comfortable and implicitly trust the sales professional you’re dealing with. WA Housing Centre trains their team of home-and-land specialists to carefully run through all the steps of the building process so that the clients understand the system and have the information they need. The specialists will often have three meetings with clients. The first will be to explain our three-step procedure of “finance, land, home” to see if it works with their individual lifestyles. The second is to visit the community they’re exploring and show them some land options and get a feel for the area. The third is to work through their chosen home design. At WA Housing Centre, each home-andland specialist is put through a stringent sales training course to ensure that they are fully trained to be able to answer clients’ queries.

Sales professionals are constantly educating themselves about the latest land releases from developers, and what home designs can work best for a client’s needs and wants, which ensures they can create the ideal home-andland package for their clients. The home-and-land specialist should also be able to assist clients with information on what government grants and concessions they might be eligible to receive as first homebuyers and, as such, what the bottom-line cost of each home will be. The teams are trained to be listeners so that they can accurately create a home-and-land package that best suits the client. A
FLAIR for horticulture and garden design saw Gardens from Eden win the best landscape display and most innovative display awards at this year’s Nursery & Garden Industry Western Australia’s Garden Week. The secret behind their success was the use of vegetables to add colour in the landscape designs on show. Gardens from Eden managing director Colin Barlow created the award-winning design – titled “A Touch of French Romance” – by using colour, texture, seasonal interest, layering and focal points. According to Colin, there is quite a bit of demand for garden design in the two main markets – new homes and renovations. The main requests have been to maximise a home’s outdoor space and tailor that to the lifestyle of the home and to integrate the indoors with the outdoors. “Blocks these days are getting a lot smaller so you need to maximise the use of outdoor areas when there is so litle space,” Colin says. “In most cases the garden needs to reflect the style and feel of the house itself. A beautiful garden can increase the value of a house from anything between 10 to 14 per cent.” Colin says a good outdoor layout is only achievable with a qualified designer and someone who has good knowledge of plants.
The latest area of fascination in garden design is incorporating vegetables you enjoy at the dinner table into the landscape to add colour and texture. “A lot of people are taking outdoor vegetable growing onboard now. What we have found is that people like the ornamental vegetable garden,” Colin says. “A lot of people are moving away from the grass designs, so flowers and colour are coming back into fashion. “When planning a vegetable garden you first need to think about the vegetables you like to consume and also look at plants that are seasonal.” Colin says Gardens from Eden will trial all the plants they use before they put them in a client’s garden, and they only plant using Australian Standards soils, mulches and potting mixes. When you turn your lights on, do you get a good view of hundreds of dead insect bodies filling your light shades? An easy way to prevent this moth cemetery happening is to take the shades down, wash and dry them, then wipe them over with a small amount of lavender oil before putting them back. When the lights are turned on, they will still attract insects, but the heat warms the lavender oil and the fumes act as both an insecticide and repellent to keep the bugs away.
Because you already know what the ants A are attracted to, the solution is quite easy. Simply mix equal parts grated parmesan cheese and powdered borax and place in small trays close to where you see the ants. The borax is toxic to ants and the parmesan cheese attracts them. It not only kills the ants but it sticks to the carapace so they will take the borax back to the nest and kill the nest. Borax is mildly toxic to mammals so make sure that you place the trays out of reach of children and pets. I wear original wool blend Holeproof Q Explorer socks with my work boots. They are lovely, soft and comfortable
temperature. Instead of using washing powder, use two teaspoons of really cheap shampoo – the cheaper the better because it contains less fruit oil – and make sure that you set your washing machine to warm wash/warm rinse on a gentle cycle. Dry them flat in the shade on a towel and they will stay soft and fluffy for years. I have four wraparound lounges and Q a coffee table made out of banana leaves. They are starting to break down or disintegrate if knocked. I love them and would like to preserve them. Do you have you any idea as to what I could oil them

Place four cups of salt into a large bucket A of warm water and sweep the solution over the surface to clean it. Allow it to dry for 24 hours and brush the salt away. Then seal the surface by polishing with heated beeswax. Place one cup of beeswax in a glass or ceramic microwave-safe container in your microwave until it softens to the consistency of spreadable butter. Add one teaspoon of lemon oil and mix it through thoroughly. Take a small quantity of the mixture and polish it on, section by section, with a soft, large paintbrush. Don’t be tempted to use too much or you will have too much to polish off.

UST over $1.6 million will buy you the understated style and luxury of the Seville by Seacrest Homes. A finalist in this year’s Master Builders Bankwest Housing Excellence Awards, this fivebedroom, three-bathroom Swanbourne display home oozes contemporary sophistication. Glossy cabinetry and clean lines have turned the kitchen into the focal point of the living areas. “We wanted a very modern, streamlined,

good-looking kitchen with as little clutter as possible,” Peter says. “I think people are looking for something very neat and tidy but something that also functions well.” Outside, a water feature has been incorporated into a striking framed and tiled panel on the facade, while frameless glass balustrading edges the wide balcony. “There are a lot of people out there looking for a nice, luxurious home but they are still conscious of the money side of things,” Peter says. “It’s very important to give them something that still represents value.” The Seville can be built from $798,000 but if it’s the complete package with the pool and all the extras that you’re after, then the price jumps to $2.2 million as a turnkey option that’s ready to move into. Is now the time to invest in property? Master Builders director of communications Geoff Cooper takes a close look at the recent international monetary upheavals and WA’s economic future commercial, retail and residential construction. Our CBD commercial office market in particular is already leading the nation. WA is demanding more residential dwellings every year. Net population growth from immigration and births is likely to underpin growing demand for more residential construction in WA for at least the next decade, according to most forecasts. There are currently more than 1000 new arrivals in WA each week. Combine this with slower dwelling construction figures over the past three years for residential housing stock and we can anticipate pent-up demand – a prerequisite for the next boom. An additional factor that may attract investors is the growing demand for residential rental properties. Rents have increased at well above the inflation rate, and some prospective tenants are having to queue for home inspections. This environment gives investors more confidence in their ability to secure a rental income stream from their investment. The tight rental market will also encourage some undecided renters to take the step of building their own home. Property developers will also be considering the current availability of trades and shorter construction
times experienced in the industry. This keeps holding costs down and reduces investment risk. So don’t get too caught up in any media focus on the whipsawing of international financial markets. A-Z BUILDING information You may have various energy efficient fixtures installed in your home but you need to maximise their use to derive all the benefits, says Master Builders technical adviser Romina De Santis
C
OMPLYING with the new energy efficiency standards entails more than just adjusting the design and construction of your home. It also requires you, as the occupant, to maximise the benefits of the fixtures and features installed in your new home. One of the key elements includes the appropriate selection of light bulbs for the fittings in your home. Firstly, if your builder has provided light bulbs, you must ensure that when you have to replace them you do so with the same type of globe. If you have a bank of lights that switch on together, you need to have the same type of
bulbs – using only halogen globes or compact fluorescent lamps (CFLs) in a group. If the globes were not supplied, your builder will advise you on the maximum wattage permitted. The bulbs are installed based on a calculation that determines the required level of lighting that will also maximise the energy efficiency of your home. You may also have dimmers or motion sensors installed and bulbs used in these installations must be suitable for dimmers or they will not last long. In this case, you will need to check the packaging before making a purchase. Brightness is a description of light output, which is measured in lumens, not watts. Light

ECENT political changes in Europe are once again bringing international financial uncertainties before the public’s eye. That will no doubt add to the cautious approach of investors and developers who are yet to return in numbers to the construction market. Cash has been king in recent times as West Australians choose to save rather than spend their money, but smart investors will be considering whether now is the time to invest in a new home in WA. The half per cent rate cut can make the feasibility costings look more attractive. However, this is only one factor, albeit a sometimes key, short-term consideration. Smart investors will focus on the positive long-term trends that will underpin our economy and building sector in WA. Firstly, the resources investment boom is not yet over. Millions of people in China, India, Brazil, Africa and elsewhere are all looking to increase their standard of living. This requires more commodities to supply these economies. Yes, there may have been declining spot market prices for many key commodities but this is missing the point that there has been a strong upward shift in the fundamental level of demand for resources that will help underpin WA’s economic activity in the decades ahead. Resource prices may have retreated, but the volumes haven’t. It is well reported that our major resource companies continue to expand production, demanding more workers both directly and indirectly through support industries in WA. This is great news for industrial,

bulb manufacturers include this information and the equivalent wattage on the packaging. Common terms used are “warm light 60” and “60-watt replacement”. Incandescent globes, which are the older-style light bulbs and are no longer available for purchase for standard fittings, are highly inefficient when you compare the power consumed for the light or lumens they produce. As much as 90 to 95 per cent of the energy used by incandescent globes is lost in the form of heat and only a small portion is converted to light. If you are changing your lighting layout, or adding different fittings, check with a
My home has a leaking shower. How can I fix it? Ninety-five per cent of all shower waterproofing problems involve a leaking shower base or leaking through the shower hob. They can be very annoying and time-consuming to fix. You will first need to check the condition of the tiles. Are any of the tiles hollow or cracked? What is the condition of the tile grout and sealant? Next, examine if the shower, shower screen or adjacent plumbing or drainage system is leaking. The shower screen may not be properly installed and sealed. The screen can be fitted flush with the inside face of the hob. All plumbing fittings should be checked and plumbing pressure tests may be necessary. Also check roof drainage connections for signs of leaks, particularly after heavy rain. A damaged or incomplete shower tray may be the problem if the shower is in an older home. This can be tested by plugging the waste drain, filling the shower with water up to 25mm from top of hob or 10mm from top of step down. Check for leaks over a 12-hour period. If the shower tray has failed, the entire shower base and bottom wall tiles may need to be removed, checked, waterproofed and retiled. Another thought is that the leak could be coming from the top of the hob if the seal between the screen and tray is incomplete. The shower screen and tiles on top of the hob should be removed and checked for leaks. If your shower is all tile on a concrete base with a waterproof membrane on the walls, a re-grouting job at various joints may be all that is necessary. Some tiles may need to be removed and the shower resealed with waterproof membrane and retiled. Remember to make sure that you have enough tiles to do this task before you start. IRST homebuyers are more aware than ever of what’s on their wish list, as the Aria by Affordable Living Homes illustrates. Larry Scamaton, sales and marketing manager at Affordable Living Homes, says it’s these areas that are the priority for many first-time buyers whose approach to design has matured in recent years. “People understand they are probably going to be owning the home for a little longer and there is a lot more thought process going into the actual design of a home now,” Larry says. On display in St Leonards, the Aria meets demand for a large alfresco and living areas to the rear. It’s the first time the builder has added such a sizeable outdoor room to a display home, giving buyers opportunity to create individual spaces for alfresco cooking, dining and relaxing. “We wanted to generate a floor plan that matched the wonderful West Australian lifestyle that we have,” Larry says. Both the family room and the kitchen flow
out to the alfresco, which includes a recess perfect for an outdoor kitchen. By including two sets of sliding doors across the back of the home, the designers at Affordable Living have created a seamless indoor/outdoor transition. These “promo” designs trim up to $54,000 off the price, making it a good option for new buyers who love the layout of the original but need to keep a keen eye on the dollars. Larry says the company predominantly deals with “two-tier first homebuyers”. NORTH STARS Clever, sustainable design and painstaking attention to detail have seen two builders take home several coveted Master Builders awards for the Kimberley-Pilbara region

ORTH-WEST-BASED Eaton Building wowed the judges at this year’s Master Builders Bankwest Kimberley-Pilbara Building Excellence Awards, taking out a total of 10 prizes – of which six were for their impressive property at Moynes Court in Baynton West. The home, built for the local plumber, not only won the prestigious Best Country Home award but it also took home a new award for Best Karratha Home. The distinction is one of two new honours introduced this year, with the Best Broome Home gong going to H & M Tracey Construction for their Coconut Wells dwelling, which also took out the prize for Excellence in Energy Efficiency. “The idea of having an award for Best Karratha Home is a fantastic initiative because there are different styles of houses in each town, especially between Broome and Karratha,” says Paul Eaton of Eaton Building. “The little things we did throughout the home – from the mirrors in the bathroom to the carpentry – were all very good and just very interesting to look at, so we’re very proud of the team.”
The double-storey residence also won awards for Excellence in Wall & Floor Tiling and Best Appointed Bathroom for the travertine-lined master ensuite. Over in Broome, H & M Tracey Construction’s work on a client’s home in Lawrence Rd, with its uninterrupted views to the Indian Ocean, was a clear winner from the start. “The owners had lived on the five-acre property for more than 10 years so the palms and natives in the garden were all really established,” Harold Tracey, owner of H & M Tracey Construction says. “We actually got a surveyor in and then built the house around the trees and gardens. “When the home was completed, it looked as if it had been there for about 10 years because all the greenery was wrapped around the house.” The country home is also totally solarpowered because it sits outside the Horizon Power energy grid. This had a big impact on the design and also saw the home exceeding all energy efficiency requirements with its 7-star rating. The stunning layout also incorporates bifold doors and windows that feature a breezeway
louvre system as well as a fully covered alfresco area with wood-fired pizza oven. FROM SHED TO BED Taking a design cue from some old farm sheds on the property, these two new “farmhouses” provide a flexible, modern living space for the owners
T
HIS is nothing like your traditional farmhouse. Designed as a “weekend getaway” for the owners, this SouthWest home flips conventional design on its head with the ability to expand and contract in size when needed. The owners’ brief was simple. They wanted a weekend retreat where they could enjoy working on the garden and it had to be something that could accommodate just two people as well as a larger group on occasion. According to architectural practice Coda, which created the retreat, the setting in rural Vasse is what gives it its character. The property’s design was inspired by a series of existing farm sheds on the property that were originally used for painting, shearing and maintenance. Two new buildings were constructed to fit in with the landscape – one of which contains a bedroom, living area, dining room, library and kitchen, and functions as the main home; and the other north-facing “farmhouse”structure has three bedrooms and a bathroom.
“This means that when the owners are down there by themselves, there is no need for them to open up, heat and clean a large space – they can just use the smaller area,” Coda managing director Emma Williamson says. The main house wraps around two sheltered courtyards to maximise the connection of the property with the landscape. “It’s a contemporary Australian farmhouse,” Emma says. “It’s a quirky combination of a traditional farmhouse and a much more modern take of what architecture in a rural setting can be, in the way it can open up and embrace the landscape. “The design takes a lot of its cues from sheds you find on rural properties. “It’s a very robust building type. It’s quite big and heavy and the design has orientated it away from the wind and ensures the openings are protected.” The connection between the interior and nature is continued throughout the home with a red theme in the kitchen and greens

and pinks used in the cut-outs of the roof that create light wells. “We have used these colours to reflect the sometimes surprising ways these colours are used in nature,” Emma says. “It also creates glowing spaces in the interior, and the reflective green light in the living room makes the landscape feel even closer.” In keeping with the naturally rustic feel of a rural property, the farmhouse has aluminium sliding doors and windows that have been powder-coated in gold, and uses recycled jarrah and industrial-style materials such as Colorbond steel framing and plywood. STAMP OF EXCELLENCE You don’t have to go out and buy new furnishings and fittings to make a home look good, says Collected Interiors stylist Lisa Ewart who has turned the old Claremont post office into a bright and airy family space
T
HIS was once the old Claremont post office. It has now been converted into a stylish and modern family home that combines classic, modern and organic furnishings – without going over the top on budget. Collected Interiors stylist Lisa Ewart was commissioned to transform this home through its furnishings and finishings into a comfortable yet stylish home that could accommodate the owners and their children. “The house once had an Art Deco feel, and previous owners had carried out an extension,” Lisa says. “The new owners simply wanted a comfortable family home that was airy and bright.” Lisa says the owners wanted to use a mix
of timbers, install feature lighting, and have white walls with splashes of colour. “For a start, the owners put all their daggy furniture out on the verge – they really needed to update their furniture as it was all a bit old and dated,” she says. To modernise the look in the home, Lisa incorporated basic products with higher-end furniture. An elegant modular lounge and ottoman took centrestage in the lounge room. “I did a lot of online shopping because it is cheaper and there is more variety,” Lisa says. “It’s always good to mix things such as a little bit of Ikea with online products. It’s not always the price, but how things are put together.” Not only did Lisa use online shopping and cheaper items to create a comfortable yet
modern family interior, she also ventured into up-cycling old furniture already in the home. “The owners wanted a Parisian theme for their daughter’s room,” Lisa says. “I had her old chest of drawers and bedside table painted and changed the handles. “The mirror had an old style, so I painted it blue to tie in with the rest of the room, which made it old and modern at the same time.” Lisa has also added some distinctive “wow” pieces to contrast with the neutral colour palette. Some of the most noticeable features are the fireplace and the large light fitting in the dining area. “I like the light fitting because I think it makes a huge impact,” she says. “And I just love the mood the fireplace creates.”
Lisa doesn’t believe that new items make a home’s interior look great. “I think things in a home should be a collection of items bought over time. You just can’t go out and buy everything,” she says. “The furnishings in this home will be a base for the clients to build on. Households turning to the sun to heat water can save between 55 per cent and 90 per cent of energy consumption, leading to huge savings on power bills
I
T may not be the most glamorous of subjects, but the question of how you heat your water can have far-reaching implications for both your energy bills and the environment. That’s why, increasingly, homeowners are demanding systems that heat water quickly, quietly and super efficiently. “Ultimately, Australians want to know they will always have a hot shower when they want one and all systems need to be designed with that in mind,” says Stephen Cranch, Solahart’s sales and marketing general manager for renewables. “Escalating energy prices have meant households are looking for the most efficient water heater. The hike in gas and electricity costs has seen increasing numbers of Australians switch to solar water heaters to save on their energy bills now, and protect themselves from further rises in the future.” Australians have a choice of four types of water-heating systems – electric, gas, solar and heat pump. Electric water heaters typically use overnight or off-peak electricity to heat the water in the storage tank and, according to Stephen, can account for up to a quarter of a household’s electricity consumption. Gas water heaters have a gas burner that heats the water either in the storage tank or as it is pumped through for immediate use.

“They are more energy efficient than electric heaters but aren’t environmentally friendly, burning large amounts of gas, which is a nonrenewable energy source,” Stephen says. According to Steven Linton, service and marketing manager at Dux Hot Water, gas hotwater systems installed for use with bottled LPG can have very high running costs, typically between $700 and $900 a year. “Although the upfront cost may be cheaper than a solar hot-water system, solar quickly becomes the better option,” he says. Heat-pump water heaters use heat from the air to heat water using a refrigerant gas. “If you live in a home that does not have natural gas or suitable roof space and orientation for the installation of solar collectors, then a heat-pump water heater is the next best option if you are looking to replace an old external electric storage heater,” Steven says. By far the most efficient of the hot-water systems is solar, which uses the sun’s energy to heat the water, boosted by gas or electricity on cloudy or rainy days. Research from Rinnai shows that the annual emissions of a standard electric hot-water system is 4.5 tonnes, which is reduced to just 1.5 tonnes a year with an electric-boosted solar hot-water system and to as little as 0.5 tonnes with a gas-boosted solar hot-water system. “If you are looking at reducing your carbon
h i the h best b footprint, then a solar water heater is option,” Steven says. “Switching from an electric to a solar water heater can save between 55 per cent and 90 per cent of a home’s water heating energy consumption, leading to significant energy savings.” According to Solahart, 48 per cent of Australian homes at the moment have electric water heaters, 40 per cent use gas and 12 per cent have solar or heat pump water heaters. In WA, the split is 60 per cent gas, 25 per cent solar and 15 per cent electric. “Over a number of years, the government has legislated against electric water heaters due to their high energy usage, giving rise to the increased popularity of gas, heat-pump and solar water heaters,” Stephen Cranch says. “Current legislation in all states bans the installation of electric water heaters in new homes. There is also proposed legislation from the Federal Government to gradually phase out electric water heater installations in existing houses, however the implementation date is unclear at present.” The government also provides generous rebates for solar water heaters. In WA, up to $500 is available if you switch from an electric system to solar natural gas and $700 if you switch to solar LPG. Lisa Shearon

RESCUE MISSION It is one of the oldest homes in Mosman Park and was in such a state of disrepair that it was in danger of being demolished, but Maek director Jon McComish infused new life into it
T
HIS Mosman Park mansion – built in the 1930s – was once a combination of disjointed themes, but now is a cohesive, contemporary dwelling. This was achieved by Maek builders after painstakingly redesigning, rebuilding and extending the home. “The original house, having been subject to multiple major additions throughout the years, was suffering from general neglect and a collision of multiple styles,” Maek director Jon McComish says. “The property is one of the oldest residences in Mosman Park and originally had a neoclassicism style that was influenced by the English fashions of the 1930s.” To save the house from demolition and to restore it to its former beauty, Maek and a group of designers came together to map out a major revamp. What the owners were looking for was a stylish modern home with the focus on living areas that suited a young family. “Of primary importance was to bring the functional areas of the house into the 21st century and to upgrade the building services to an exceptional standard,” Jon says. “We demolished some of the existing structures and replaced them with new formats in many areas. “This also provided an opportunity to review the general planning of the house to ensure
the arrangement of the rooms reflected a contemporary, cohesive arrangement.” The original property was rather dark and gloomy inside, according to Jon, so rooms were opened up to make the most of the skylights that were installed. “The house was completely redesigned, removing many small rooms to provide functional living and entertaining areas,” Jon says. “The home now has a wonderful ambience about it – it is welcoming and elegant and feels just like a home should. “Underneath this facade, it is unassumingly hi-tech for perfect harmony between old and new. It is a credit to the design team and to the craftsmen who worked on the project.” The builders have made the kitchen and dining area the hub of the home with the other living areas arranged around it. According to Jon, a complete overhaul of the soft and hard landscaping has transformed how the owners of the property use the indoor and outdoor areas. “We built a deck over the entertainment and gymnasium area that can be enjoyed directly from the kitchen space,” Jon says. “The colour scheme consists of soft, neutral wall tones that are offset by stronger, darker tones – this palette sets a calming base for the crisply defined landscaping and external works. to the pool area which is a modern system where plants are grown horizontally on the face of the wall.” Jon says the hardest part of the renovation was working under and around the ageing foundations. Alternative Structural Systems were commissioned to help in this work. The finishes incorporated in the home include wide-format timber flooring and stone sourced from Italy. “The most unique feature of the home is the new life injected into what was once a grand and important house that had contributed to the architectural fabric of the suburb over the years,” Jon says. “It looks a beautiful period home but internally is full of hi-tech building management systems and is fitted with comforts that could not have been imagined at the time of its original construction. “The owners are thrilled with the outcome and we have turned a building that was close to being demolished into a desirable family home.” Alyesha Anderson

SELECT MARKET Owner Kate McKie tries hard to be different and takes pride in saying that a majority of the items found at William Topp are not available in the bigger chain stores

F you are looking for that unique finishing touch to your home decor, then look no further than William Topp. The quaint little store, on the William St shopping strip in Perth, offers handy homemade homewares, with modern offerings from Italy, Scandinavia and around Australia. Owner Kate McKie opened the outlet in 2008 with the intention of creating a homewares store that supplied products not available elsewhere in Perth. The store, however, has become a hit not only with people seeking alternative homewares for themselves but also with those on the hunt for gifts. Kate got the inspiration for the store when she was in Melbourne many years ago. “I thought this was something that was missing in Perth,” Kate says. “The idea behind it was to provide Perth consumers with products that weren’t readily available and also products that were interesting and useful. “None of the products you find in my store is in any of the bigger chain stores, and we have a
mix of items we fit together in different ways. Nearly all of the products we have are of real use to consumers.” From vases and glasses to jewellery and wooden toys, this shop has something for everyone. To keep up with new products and current trends and to also extend her contact base of designers, Kate travels to Sydney and Melbourne several times a year and also makes a few trips overseas on buying missions. Kate also likes to incorporate recycled and up-cycled products to add diversity to the store. “We attract a wide cross-section of ages but usually it is people with an interest in design,” Kate says. “Usually our clients are people who are a bit jaded with what the mainstream stores have to offer. We also have lots of people who buy online coming here because we stock items usually only found online, but when they come here they can actually see and feel the products.”
According to Kate, the sales girls in the store love to talk about the products and offer help. “We can assist customers find items within their price range and depending on what sort of things they like, we try to match our products to the person,” she says. Kate has also started a pop-up store as part of the 140 Project at 140 William St, where you can see a variety of products from William Topp on offer. Alyesha Anderson

Jeannine Barr, of Mindarie, has some boab tree seedlings grown in gravelly soil in individual pots. The seedlings are now 10cm high. She wants to know how she can continue to grow them successfully after transplanting them to bigger pots. Now is not the time to transplant them – keep them in a warm, dry place through the winter months. In November find a hot location and, using gravelly soil, transplant them in 255mm pots. It’s a great idea to add a gravel mulch to the surface of the soil and water twice a week. The following year, you will need to do the same with the aim of getting the trees to grow in a 25-litre pot. It’s important to step these plants up allowing them to acclimatise and develop a strong healthy root system. The vine is healthy and climbing everywhere, but he wants to know when it will start flowering, and if it will flower more than once a year. The choko needs a long growing season to establish but will flower and produce fruit once the vine is mature and ready to support the fruit crop. The soil is the ultimate measurement of garden health and this is the time of year to get down and dirty to make sure your back or front yard has all the nutrients your plants need

ECENTLY, via our Facebook site and other online gardening blogs, I’ve read a number of people saying organics are not good for your gardens, and more specifically that humus has the potential to pollute waterways. I couldn’t work out for the life of me why anyone in touch with nature or who understands home garden soils in WA would suggest any of these ideas. Gardening in Perth is a big challenge but it’s not an impossible task. In reality, our sandy soils need amendment with organics to slow moisture and nutrient movement through the soil, allowing plants to absorb them before it moves into our surface water table. There is a school of thought suggesting that clay-amended sand, covered with a coarse irregular particle mulch, is the solution home gardeners should use to get great results and that organic humus should not be added as it’s a potential pollutant. Let’s address the theory that humus pollutes waterways first. A home garden that grows exotic plants – that is, any plant not indigenous to our local environment, including grevilleas and other natives commonly sold in garden centres that originate from other states or regions – needs the soil amended.

Home gardeners are not responsible for polluting the Swan River. Until authorities address the issues associated with stormwater drainage being channelled straight into our waterways, we are not being honest with ourselves and we will not resolve many of the pollution problems that come from sediment build-up in our river systems. Let me clarify also that I am not knocking clay amendments. In fact, I think they are a great innovation, but I think we have to be careful of the types of clays we use. For a start, bentonite clays are usually imported from the eastern states and the mere fact they come with transport miles attached leaves me asking why we wouldn’t be focused on local clay sources. Local clay sources will always be better for your garden and the environment as they will be rich in the minerals your garden is desperately in need of, not to mention from a carbon miles point of view. Clay is something every new garden should incorporate and adding clay at about 7.5kg to 10kg/sq m is going to change the soil’s structure forever, so it’s an important additive, but doing it without organics will have little impact on water and nutrient leaching.

It is also well documented that clay has the potential to absorb and draw to the surface toxins such as pesticides, so adding it without humus is risky as soil microbes are able to absorb these nasties. Mixing clay into the topsoil is good, although it has to be included into the topsoil profile thoroughly at a depth of 20cm. And because the clay particle is smaller and fine when cultivated into sand, it binds coarser sands together making a loam-like soil structure. Adding composted humus or soil conditioner installs a microbial base that allows toxins and excess nutrients to be consumed, processed and absorbed into plants and locked up to reduce pollution. Bring the clay and humus together and you are likely to have a super soil and super results, particularly with edible plants that are nutrient-hungry and need soil moisture consistency. The most important time to do this work is winter when our soil moisture levels are at the peak. So my advice is quite different to a push by some. Add clay, such as Soil Solver, at 7.5kg to 10kg/sq m. Incorporate a 10cm layer of soil conditioner, such as BioWise soil conditioner, now and cultivate it into the top 20cm of soil.

Then mulch with a nutrient-rich mulch h such as pea straw or lucerne. This is the only time of the year you’d really apply these kinds of mulches and they will enrich the soil with nitrogen, and worm activity will never be better. Apply them now in conjunction with each other and you will experience the most amazing spring garden growth results. I provide this advice not as a theoretical belief – this is a practice I apply in my garden and the plants’ performance after four years of hard work are amazing. I recently had my friends Dari and Michele visit the garden and they marvelled at the number of plants reseeding themselves naturally – things such as lemon balm, parsley and even carrots. This didn’t happen four years ago and the major reason for an ever-increasing supply of productive plants in my garden is the hard work put into the soil. This is the ultimate measurement of garden health. So don’t be scared to add organics – lots of humus and a little clay could make the difference this spring between green fingers and a black thumb! While ignoring the bossy barking, it’s only fair to acknowledge your dog when it has quit being a “try-hard”. WHAT TO DO AFTER THE EXTINCTION BURST When your dog has finally settled down, calmly tell it, “Good dog”. Avoid prolonged eye contact, as this can be the fuel that restarts another extinction burst session. Fleeting glances and a calm acknowledgement of your dog’s good behaviour are sufficient feedback. However, it should take prolonged, quiet behaviour for the dog to earn its ticket to get inside the house – and then, only if you wish it to. While some dogs can persist with attention seeking until the cows come home, this process is effective in shaping desirable behaviour. If you have a particularly challenging pet, there may be some history associated with the dogged persistence of its behaviour.

ICTURE this: Your dog is outside, barking to get your attention. It’s an attempt to get inside. You know it’s not right to reward this demand barking, so you decide to ride it out until the barking stops. You wait, only to discover that your dog is making even more effort to grab your attention. It’s now barking louder, longer and with increased intensity. You continue to ignore it, but notice that the intensity and volume of the barking is getting worse. The ante has been upped and now the dog has begun to scratch at the door for extra effect. You are normally a patient person, but you find yourself reaching breaking point. Giving into annoyance, you shout out, “Rover, be quiet!”. Your dog momentarily stops, expecting that its persistence has paid off and that you’ll oblige its vociferous request. When you don’t, it starts up again with even more gusto. You’ve already had a neighbour breathe down your neck about your dog’s barking. So after some hardening of determination on your dog’s part, and increased stress levels on yours, you give in and reluctantly allow your dog inside. Bingo! The dog got what it wanted – the barking worked. What you have just experienced with your dog is an “extinction burst”, or what is more commonly known as a temper tantrum. Extinction bursts are annoying emotional outbursts and, as with humans, occur in response to unfulfilled desires or needs. In the short term, they are temporary inconveniences. But taking a long-term approach to handling doggie demands will be worth the time and effort.

Car This is my baby. It’s a 2011 MY12 Subaru WRX. It’s the first brand-new car I’ve ever bought and I’m proud of it because I saved and worked hard for it. iPad With all the travelling I do, my iPad is essential. It’s easy to carry around and I can watch movies and upload photos with ease. It is definitely one of the best gadgets ever made! Crime books Ever since I read Chopper Read’s book, I’ve been hooked on true crime. It’s so interesting that all of this goes on in the streets and a lot of people don’t even know it’s happening. I also majored in Modern Australian History at university so I love learning about the likes of Abe Saffron and the happenings in Kings Cross. My TW Steel watch I like that it’s different to your normal watch – the big face makes it easy to read and it’s also very fashionable. Exercise Living with cystic fibrosis means that extra sticky mucus is created in my lungs. I feel as though exercise is the best medicine as it strengthens the lungs, and by doing exercise you can move the mucus that is stuck and try to get rid of it. Rather than getting physiotherapy, everyday exercise can become a substitute. It is fun and it can keep you healthy. Steak Who doesn’t love a good steak? As a rugby player, meat plays a very important part of my diet. For me to keep my weight on and build muscle, meat and protein are vital.

Rugby
It is one of the most important aspects of my life. I have been playing since I was five years old and always knew I wanted to be a professional rugby player. It’s something that brings a lot of enjoyment to my life and I’m lucky to have a career doing something not everyone gets to do. I also get to hang out with my best mates and throw the pigskin around. What else would you want to do for a job? 8 Family My family is extremely important to me.They have made a lot of sacrifices for me so I could follow my dream of playing rugby. Growing up, they would drive me all over Sydney so I could play. They’d pay for overseas rugby trips and stay strong for me through my ups and downs. I am so lucky to have such a supportive family. Even though I don’t tell them all the time, they know how much I love them. 9 Dreams by Gabrielle This is my favourite song. It’s very inspirational and the lyrics, “Dreams can come true�, align very closely with my personal motto that if you work hard, your dreams can come true. 10 Cystic Fibrosis WA CFWA work tirelessly to raise much-needed funds for research and work to provide a better life for those affected by the genetic condition.The favourite CFWA event I have attended is Convicts for a Cause. In this event, participants opt to be “locked up� in Fremantle Prison and must raise a minimum of $500 to post bail and be released. The aim is to raise as much money as you can – while having a good time.
