Shannon’s tip of the week Rather than using a heavy brush to lift lint from winter clothing, put your hand inside the leg of a pair of pantyhose and stroke it over the fabric with your fingers spread – this opens up the weave in the pantyhose and allows it to grab and pull at lint. Not only does the weave grab at the lint but the pantyhose becomes statically charged and removes the tiny particles as well.

Q&A We have outdoor wicker furniture Q which is fading and becoming brittle from being out in the sun. Do you have any solutions to counteract this?

Place four cups of salt into a bucket of A warm water and wash the furniture down. Leave it to dry up to 24 hours before brushing away the salt crust with a soft, clean broom. Wipe the wicker over with a small amount of SPF 30-plus sunscreen on a soft cloth to prevent further damage. We moved into a new home that we Q built 18 months ago and I have been trying since then to get the strong paint smell out of the storage space below the stairs. Though it was designed as a cellar, it is used as a cubby for our daughter. I have tried leaving lemon juice, vanilla and rice in there, and burning fragrant candles all to no avail. Ventilation is poor and the smell just comes right on back. Any suggestions?

Chances are when the space was A originally painted, and because it is in a poorly ventilated area, the layers of paint were not completely dry before the next one was applied. This prevents the base layer of paint curing properly and it can fume for years. It is more important to note that this fume is toxic and is not something your child should be around. Rather than just trying to mask with fragrance, you would be better off heating the

Alternatively, you can use a wallpaper stripper – apply the steam heating pad directly to the wall – over the entire surface, then stand a fan in the opening to ventilate the moisture out for 24 hours. You will know you have been successful not only by the smell but by placing your wrist against the wall – it shouldn’t feel cold at all. While I realise that prevention is Q better than cure, in this case a cure is what I need! What should I do to get rid of that horrible damp smell from clothing and shoes after they have been accidentally left in the washing machine or at the bottom of someone’s bag for a while? Over the years, I have tried soaking the clothes in Napisan, leaving them on the line or using excessive amounts of fabric softener. While at first these solutions appeared to work, they are only masking the problem because as soon as the wearer’s body heats up the clothes, the smell returns.

Using too much soap in your washing machine will actually make the problem worse as protein-based smell is constantly being set into the fabric. Wipe the garments over with methylated spirits before placing them in the washing machine. Wash them on your normal cycle with just a quarter of the quantity of washing powder recommended for a top-

loader or one eighth for a front-loader, and add two tablespoons of bicarbonate of soda. Place two tablespoons of white vinegar into the fabric conditioner slot. When they’re washed, dry them in the sunshine.

I need to know what the stain is made of; what surface it’s on (Is there a varnish? What is the topmost surface that the stain is affecting?); and what, if anything, you’ve already tried to remove it. Each thing you try changes the chemical composition of the stain. Billed as “pure, smart and simple”, the White Series consists of a four-step process that enables buyers to select a floor plan based on one of the four displays. Then they can choose one of several interchangeable elevations and select from a range of upgrades. In the Silk, the designer options include a separate breakfast bar, a scullery upgrade and a drop zone or “mini office” in the kitchen for mum. All three are in the display home. Rob says the kitchen is considered the “engine room” of any family home, yet this all-important area is sometimes a “little underdone”. Not so in the Silk. Driven by feedback from clients, W&B has created an especially large and well-fitted kitchen with easy access from the garage into the adjoining scullery, plus a spot to drop the keys, handbag and mobile phone. “We’ve used elements that people are asking for,” Rob says. “They may not want all those elements but they certainly want to see them demonstrated. There is a nip in the air as the winter chill creeps up on us and it appears that some not-so-friendly household pests are also following suit, warns Jeff Hetherington of Mantis Pest Control

HE same way we feel the need to rug up and stay in a warm and cosy area, so do pests – rodents in particular – that attempt to share your home in winter. Rodent activity in your roof spaces can increase during the cold months due to the warm and comfortable spaces it offers compared with the outdoors. But, that said, rodent activity can generally occur all year round. There are a few telltale signs you can notice that you have rats or mice in your roof or in and around your home, with droppings being the most obvious. You may also hear them scratching within your roof space as they burrow under the insulation, and you may see stains on the plasterboard where they have urinated over a period of time. Rats and mice can cause damage to many

different materials with their gnawing, such as wiring within your roof space, books, food containers and skirting boards. Worse still, if these pesky vermin chew through wires and cables, it can result in a short circuit. This can lead to equipment being damaged, which can cost a lot of money to repair, and in really unfortunate circumstances can even cause electrical ﬁres. Rodents can also transmit diseases to humans in many ways. For example, kitchens are a real hot spot for hungry pests and food or utensils can become tainted with their droppings or urine. Among the variety of diseases rodents can transmit, the most common and widespread would probably be the salmonella bacteria, which causes food poisoning. Another sign that you may have rodents is

a change in the behaviour of your pets. Most animals are territorial and sensitive to foreign odours and noises. Dogs may become excited with the intrusion of rats and mice, scratching and barking around areas they may be active. And with the average life expectancy of a rat or mouse sitting at about one year, the problem is certainly not going to ﬁx itself. So how do you make sure they don’t end up destroying your house? The most permanent method of rodent control would be to make alterations to your home to help eliminate any opportunity of entry into the dwelling. Potential entry points should be blocked, but not with timber or plastics as these can be gnawed through easily. It is also advisable not to have trees hanging over your house as they can use the branches as a direct route to the roof and gain entry

give that rustic look,” Brian says. “It’s a total feature and even has a firewood box on the other side in the alfresco.” The design of the Bunker Bay is based on Plunkett’s hugely popular, award-winning Millbridge Manor, which used to be on display near Bunbury. “By popular demand, the house was reintroduced as the Bunker Bay,” Brian says. Features such as the fireplace were included in the new version, the ensuite was given fivestar styling, the kitchen was upgraded and the elevation was changed slightly. But Brian says the Bunker Bay still has “all the fantastic feeling” of its predecessor. High raking ceilings and white-painted exposed rafters add extra detail without detracting from the contemporary styling of this big, resort-inspired family home. The raking ceilings run through to the alfresco to continue the feeling of height, light and space, while glazed double doors either side of the fireplace lead outside. TAPPING INTO RAINWATER WA is facing a grave future with dwindling water supplies and the Department of Water is urging all households to take steps to capture rainfall and adopt other recycling methods to reduce dependence on quality scheme water up to 20 per cent of a household’s water needs. As a guide, an average household in Perth should consider installing a tank with a 2000 to 3000-litre capacity where indoor and outdoor use is considered. The general cost ranges between $2700 to $3900 and includes installation. A plumber will be required to connect pipework from the rainwater tank to your house for indoor use, and will typically incur additional costs. Another option for using fit-for-purpose water can come from greywater captured from used household water from baths, showers, bathroom basins and laundries. Due to its origins, greywater recycling is not for everyone and must be properly managed to protect human health and the environment. Greywater systems can be installed for less than $1000, and there are two options to choose from, namely diversion devices and treatment systems. The best option will depend on the amount of greywater you produce, the size of your garden and your budget. While there are a range of water recycling options available to the average home builder and homeowner, there are common beliefs that the most basic of systems, such as rainwater tanks, are too costly to install, too time-consuming to maintain and difficult to implement in the average home. “There are definitely misconceptions about how complex the approvals are for these on-site systems,” Aaron says. To make it easier, the department has an online resource with all the information you need. The Waterwise Community Toolkit on the Department of Water’s website provides information on water-saving options available to householders and developers. It also provides information on wastewater, greywater, rainwater, stormwater and

groundwater as non-drinking water sources for single households and new urban developments, and for irrigation of recreational areas. It also lays out supply options, approval requirements and planning considerations, and links to relevant policies and guidelines from other government agencies, water service providers and the water industry. “To go beyond a simple rainwater tank for the garden, there are a few steps you need to take, depending on your option, such as approval from your local government and in some cases approval from the Health Department,” Aaron says. “The kit provides information and links to resources such as the Department of Health Code of Practice for the reuse of greywater in WA and provides extensive information on greywater reuse on their website, as well as a list of all approved greywater systems.” Aaron said that people can also consider buying a home in a new residential estate that is waterwise. “New residential estates such as the Brighton development by the Satterley Property Group have won awards for their initiatives to encourage new homeowners to incorporate other waterwise practices into the design of their new homes,” he says. The Green at Brighton features a third pipe system

which supplies groundwater for irrigating private property and public open space from a community bore that uses an automated, central system connected to a weather station, with moisture sensors determining whether soil conditions necessitate watering. “Developers are considering the idea of more non-drinking water systems not just to save valuable scheme water, but also because many of the areas that are left around Perth for future development tend to have highly constrained groundwater resources,” Aaron says. ✱ For more information about water reuse in the home, see the Waterwise Community Toolkit under Tools & Data on the Department of Water’s website at www.water.wa.gov.au, or email recycling@water.wa.gov.au.

he drying climate trend in the state’s South-West and the rising cost of water means that the use of ﬁt-for-purpose water supplies and the implementation of appropriate water recycling systems have become increasingly important components of any home. It is estimated that about 40 to 60 per cent of average household water use does not need to be drinking quality and could be substituted with non-potable sources. The Department of Water promotes the use of non-drinking water where highly treated scheme water is not required, such as in garden irrigation, laundry and toilets. “One way to offset scheme water use is to actually plumb rainwater tanks into your toilet, and the best and the most cost-effective time to do that is when you’re designing your house,” says Aaron Compton, the department’s acting branch manager for water recycling and efﬁciency. “Capturing rainwater is the traditional way to take advantage of a natural and free source of freshwater, providing ease of use combined with a high impact on your household scheme water use.” The practicality of using rainwater increases with tank size, connected roof area (the portion of roof area where rainfall is collected) and if the system is linked to in-house use. “Given the seasonality of rainwater in Perth you’re not really going to get much value out of it if you use it only for garden irrigation and that’s where it’s strongly recommended – or essential – that you have it plumbed in,” Aaron says. Depending on the right tank size, a 100sq m connected roof area – approximately 50 per cent of an average house in Perth – can collect about 50,000 litres of water a year, supplying

WATERWISE TIPS ✱ Involve your builder in the efforts to incorporate waterwise

design into your home from the start. Thoughtful building design, such as locating laundries and toilets as close to one another as possible, will assist in laying the proper groundwork for these systems. Your builder will be able tell you the best way to retain the efficiency of your water-saving devices while giving you the layout you desire. ✱ Decide where you intend to use non-drinking water. Is keeping your garden alive in the dry season your biggest concern, or would you like to offset your impact on the environment and minimise your demand on scheme water supplies? What is your budget and how much space do you have to dedicate to water storage? Discuss your requirements in the planning stages so that allowances can be made in the construction plans. ✱ Think about how you will implement your water-saving devices. For example, watering your garden via sub-surface irrigation will help reduce wastage. Using rainwater in the cold water tap in your laundry increases the functionality of your harvesting system as opposed to one only plumbed into your toilets. ✱ If you are looking to save water, your local government authority should be your first port of call for information regarding the rules in your local area.

The importance of good design in the construction of a new home or the renovation of an old, become increasingly evident as the weather gets colder, says Master Builders director of communications Geoff Cooper builder what sort of insulation has been used. Renovations and additions are likely to require higher levels of insulation from next year. One of the simpler things to do in winter is to ensure that your home is well sealed. Check your doors, windows, skylights, ceilings and any unused chimneys to see if there are any means for warm air to escape. Consider gap sealants, door seals and doorstops to prevent drafts. Also consider upgrading window treatments that can reduce heat loss through glazing, which is a poor insulator. Insulating your hot-water pipes can also save you unnecessary water heating costs in winter. The impact of cold fronts and cyclones that regularly cross the WA coast requires solid construction techniques to ensure that buildings hold together and keep out the weather. All reputable builders will adhere to this or jeopardise their registration. Storms can cause water ingress and this can have costly implications and may also involve considerable hardship if repairs are needed. Roof gutters and valleys need to be checked for potential blockages. The regular winter storms in the south and

cyclones mostly in the north further require homeowners and builders to secure materials such as outdoor furniture or construction products that can become airborne missiles and damage your property. We get regular squalls and tornados, so it is worth keeping a watch on your property, especially between May and September in the southern areas. A-Z BUILDING information Thermal mass is often said to be important for passive-solar design, but what does it actually mean? Master Builders technical adviser Romina De Santis explains

HEN the building industry refers to thermal mass, it’s talking about a home’s ability to maintain a comfortable temperature inside, even if the mercury is fluctuating outside, by trapping, storing and using collected thermal energy in the form of heat. Achieving thermal mass in WA homes is easier than you think, purely due to the materials we prefer to build with. The use of concrete floors and brick walls largely aid in the provision of thermal mass in our buildings, but we must also make sure that it works for us rather than against us. The performance of thermal mass elements of a home can be enhanced through floor

coverings, colours and even the textures you select. A matt, dark-coloured floor tile laid on a concrete floor is more effective than a lightcoloured carpet that insulates the concrete slab from the heat. The same goes for a dark paint colour on an internal brick wall that faces a window collecting the warmth of the sun – it is far more effective than a light or reflective colour in achieving maximum thermal performance. In winter, opening blinds and curtains will allow the floor and walls of your home to absorb the heat. As the outside temperatures fall at night, closing window treatments means the stored thermal energy in your walls and

floors is trapped and will heat up the indoors, counteracting the colder external conditions. Obviously in summer, the opposite is true. The thermal mass will absorb heat during the day but at night you can easily ventilate your home by opening up windows so that the heat is released, keeping your home cool. Of course, in terms of thermal mass, savvy passive-solar design plays a big role in making your home more comfortable, and reduces the use of artificial heating and cooling. But even with that, you as the occupier will also need to ensure that you know how to use your home’s features in order to maximise the efficiency of your home through the way you live.

STORMY winter’s night or cold morning can highlight the benefits of a home that captures and retains warmth. A well-designed house or addition should be properly located on a block to allow living areas to have north-facing windows. Family rooms, kitchens and outdoor entertaining areas should be designed to allow these rooms to benefit from the light and heat of the northern sun. The north orientation will allow the sun in winter to heat the building’s thermal mass using the sun’s radiation. The thermal mass will then emit heat over a period of time to keep the home warm. With rapidly escalating energy bills, the correct orientation will save you money on heating costs every winter. So talk to your builder or designer to ensure that your new home or renovation can achieve the required northerly orientation. But correct orientation is not the only feature that can help keep your house warm. You will also need adequate insulation. You can have loose fill, such as cellulose fibre or mineral wool, simply pumped into the roof space, or sometimes a wall cavity. Since there’s no cutting, fitting or stapling involved, it’s one of the fastest and easiest insulation methods to be used. You can also use bulk insulation products, usually supplied in prefabricated sizes, foil or rigid, pre-cut board. New homes will normally have good insulation levels due to the 6-star requirements that commenced on May 1, and you can ask your

I’m just about to move into my new house, which my builder says is at “practical completion”, but there are lots of things not finished. Practical completion occurs when the house is “fit for habitation” or “fit for its intended purpose”. This is not to say that each and every job is 100 per cent complete. Upon practical completion, the final payment becomes due to the builder. Many people threaten to, or do, withhold part or all of this payment because of their mistaken view of what practical completion means. Failing to pay at the time you have agreed to exposes you to interest and penalties for late payment. Remember that the builder has a contractual obligation to complete the job that he has agreed to do. Upon handover, the builder or his supervisor will usually make a list of outstanding items to be completed. At practical completion, it’s important to ensure you have suitable house and contents insurance because at this time the builder’s insurance expires. Every new home has a maintenance or defects liability period (usually three or four months) during which you should make a list of any repairs that need doing or defects that emerge during your initial occupancy period. Many builders prefer this method rather than the expense and inefficient method of attending to each item as it occurs. Items such as cracking cornices, paint chips, grout replacement, cracking tiles and so on are common and should be noted. Under the new Building Act, a builder must complete a “Notice of Completion” and submit this to the permit authority within seven days of completing the work. This notice does not necessarily mean that practical completion has been achieved, only that all the terms and conditions of the building licence have been met. ✱ For more information on building, visit the

INNOVATIVE TOUCH This Cottesloe Beach home was designed to make the most of its magnificent coastal location, but architect Tom Brooking also came up with a clever way to beat the wind and the weather

ITH stunning views to one of WA’s most popular beaches, this Cottesloe home masters a blend of casual sophistication with clever technology to create a revolution in beach house design. The home, owned by Rick and Lindy Brine of R. K. Brine Master Builders, was designed with the idea of year-round outdoor entertaining in mind, set against the backdrop of the freeﬂowing coastal landscape. What they ended up with is a modern-day dwelling with light, airy spaces and great ﬂexibility. Intelligent elements were used within the building fabric to enable the occupants to control and adapt to weather conditions in order to achieve maximum comfort. “Being on Cottesloe Beach, there was a big requirement that the owners have a terrace overlooking the water,” says architect Tom Brooking, from Brooking Design Practice. “At the same time, there was a need for some level of protection from the elements and the ability to be able to control the wind.”

The solution the architect decided on was glass balustrades that could be raised or lowered to enclose the open area on the second floor. This innovative design uses vertical panels of glass on a motorised system that rise to close up the alfresco space, shielding the area from wind and wet weather. “Effectively it can become a room, a balcony or a terrace – it can shut out light and wind or it can be opened and become a beautiful area on a calm day,” says Tom. “And to control the sun, we have blinds that drop down – and they’re also motorised.” The list of the homes’s many features does not stop there. High-quality, durable surfaces and finishes were used throughout to make the products last longer against the harsh seaside conditions. “The entire roof is zinc, which is used extensively in Paris and Europe – a material which is designed to last hundreds of years,” Tom says. “And there are two piers with stone cladding and they form the signature features that run on the front and anchor the building.” According to Tom, the first level of this

unique beach house is designed as a lock-upand-leave apartment, while the third storey is a roof deck to take in the breathtaking views of the Indian Ocean. And it is this roof deck that dictated the formal shape and style of the building, Tom explains. “It really let us push the building up to its maximum height,” he says. “And the neutral palette – such as soft seashell and off-whites – used in the home is inspired by the beach. “Everything we have done has been in response to the environment around the home.” Alyesha Anderson ✱ This home is an entrant in the Australian Institute of Architects’ 2012 WA Chapter Architecture Awards, Residential Architecture – Houses category. FFICIENCY is the new buzzword when it comes to heating your home for the winter. Home heating – and cooling – account for about 40 per cent of the average annual household energy use, and with the associated costs rising sharply we need to look for heating systems that will help to keep household bills down. “As energy costs continue to increase, many Australians are now looking to heat their homes more efficiently,” Jeff Collins of Real Flame says. “This is evident in the number of consumers now asking about star ratings.” For the really energy-conscious who are also looking to heat their entire home effectively, central heating systems such as ducted gas are ideal. Ducted gas heating distributes warm air throughout the home within minutes and is cheaper to run. The latest ducted gas heaters on the market also have “zoning” systems that divide the home into separate areas, giving homeowners the flexibility to vary temperatures from room to room. “Most Australian homes connected to the natural gas grid are using high-efficiency ducted systems for whole-of-home heating,

and are now looking to high-efficiency gas log fires to heat the living areas and exclude bedrooms during the day,” Jeff says. “This not only saves on energy costs but also creates a great focal point.” And speaking of fireplaces, biofuels have also prompted something of a design revolution in recent years. Without the need to install flues and gas connections, designers are creating fireplaces that are less appliance and more work of art, which just happens to heat the house pretty effectively too. “Once primarily the domain of houses, open fires are now a viable solution for apartments and condominiums thanks to the evolution of environmentally friendly bioethanol,” says Stephane Thomas, one of the founders of The Fire Company, which designs and manufactures EcoSmart Fire. Stephane says ethanol is a clean and environmentally friendly fuel that creates an aesthetic flame that burns for a long time, and the fact that no flues or other connections are needed has really opened up the design possibilities of fireplaces. Peter Havey, writes via email, that he has several frangipani trees around the garden of his home in Ellenbrook, but they are not flowering. He has given them Seasol liquid solution. What is wrong? For a start, Seasol is a soil tonic – it is not a plant food or flower promoter and frangipanis will naturally flower if they are exposed to dry, extreme summer conditions. They tend to abort heavy flowering when there is lots of water and warm humid conditions, so keep them dry and try not to feed them unless you want to promote foliage growth. That should deliver outstanding results.

Naomi Gunders sends some questions, via email, about her oranges. The peel at the flower end of the fruit splits; it looks as if the skin is too tight and can’t cover the whole fruit. She wants to know the reason behind this and how can she solve the problem. This is usually a result of the fruit receiving extra water and nutrient after the fruit has set. Basically the fruit was designed to be a certain size at fruit set and this was determined by the tree’s nutrient and moisture availability. If the nutrient and moisture levels increased after fruit set, the tree will absorb it and pump it into the fruit with the final result being the fruit splits towards the point of ripening. The trick is to make sure you don’t add any extra food or water once the flowers have been fertilised. Trevor Cochrane

SPILLING THE BEANS This is the time to uproot tomatoes, basil and other summer crops and put in beans, potatoes, carrots and root vegies such as parsnips and turnips for your winter dishes

ARDENING in winter is a wonderful opportunity to get a head start. Higher moisture levels in the soil activate microbial activity and these tiny micro-organisms bring soil to life. Adding organics now and boosting nutrition can turn lifeless sand to a great growing medium for most plants. If you haven’t done it already, now is the time to rip out old tomatoes, basil and other summer herbs and vegies, and replace them with winter vegies. In Perth, potatoes, beans, onions, carrots and other root vegies such as parsnips and turnips are great to add now. Adding crusifer vegetables such as broccoli, cabbage, cauliﬂower, mustard and kale will bring great results, too. You basically have a couple of weeks to get your brussels sprouts in while the soil is still relatively warm or else wait until September for a late crop. Citrus are coming into their own now and mandarins and oranges, along with some lemons, will be producing big crops of fruit.

Make sure you leave them on the tree until the last minute and then harvest at full colour. The extra ﬂavour and goodness this delivers is amazing. Immediately after harvest, give them a feed with an all-purpose plant food such as Osmocote Plus Organics for Citrus to get best results. We start spending a lot of time indoors now and this is a very important time to move warmer climate pot plants such as ﬁcus, dracaenas and spathiphyllums from shady spots outdoors to indoor positions. Bringing these plants in will save them from being set back through the coldest winter months and then taking a long time to recover afterwards. And, apparently, it’s also very good for you. There is a lot of science that says indoor plants act like an airconditioner, cleaning impurities out of the atmosphere and injecting it with all-important oxygen, which is especially useful now that we’re spending a

vast majority of our time indoors. So it makes sense to stock up the house with colour plants and foliage plants from June onwards. Orchids such as cymbidiums are now starting to flower and a liquid plant food will keep them growing strongly. One of the other things you should do this time of the year is prune. Shaping shrubs and trees keeps the plants looking good and reduces the risk of branches breaking in storms. The plants you shouldn’t prune until they have finished flowering are natives and winterflowering shrubs such as camellias and azaleas. One more task for this time of the year is splitting up clumping plants such as dianellas, kangaroo paw, agapanthus and day lilies. Do this now and you can quickly double their numbers in the garden, thereby doubling the impact of their spring and summer flowering effect for nothing more than a little digging and splitting with a sharp spade. And don’t forget to turn off those sprinklers – if you haven’t already. Trevor Cochrane
