Thank you so much for inviting me to appraise your property and for asking me to prepare a comprehensive marketing plan for your review.

It would be my/our absolute pleasure to be able to represent you in the process when you are ready to go to market, and to prepare and implement a strategy that will ensure that no stone is left unturned in our quest to find you the very best possible buyer.

The purpose of this preliminary proposal is to provide you with my initial thoughts on this development and to introduce myself, my team and my company and to let you know that I am open to working with you on any requirements you have beyond this.

I have been reviewing and analysing the development details and have a good grasp of your site. I have identified a proposed strategic method of sale given the supply and type of land on offer.

I have a strong, experienced team specialising in developments working closely with developers, councils, builders, valuers, surveyors and other professionals. We have also sold many blocks

of land off-the-plan, and I have a lengthy list of developers who have expressed interest in future developments which I will roll into your campaign.

A well thought through approach and representation to selling this development is critical for its success, including keeping the range of digital and print marketing up to date and fresh, and reporting back to you through daily updates on the project sales status. I will be the point of contact for this project to ensure the start to end sale process is seamless and successful…working with you/your central point of contact, buyers, builders, lawyers and other stakeholders as required – 7 days a week.

I will ensure the comprehensive training of all sales staff on this development across our 6 offices, including the set up and display of marketing material at each office.

One other critical factor will be to market the property in a way the buyers can ‘feel what the finish product will actually look like’ – via video and photos of the proposed finished product – this will give us the best chance of instant buyer engagement providing them with confidence to submit competitive written offers. I am able to work with experts regarding this or other material you may have or alternatively I can propose some options for you to consider. A simple plan, basic pictures will limit the success of the campaign and ultimately the end result.

I will also ensure each of our 6 offices and agents across Greater Hobart (Glenorchy, New Town, Sandy Bay, Lindisfarne, Howrah and Kingston) will be comprehensively trained and have all the materials ready for agents to promote to their buyers to take offers and have a display centre set up out of each Petrusma office. I qualify buyers rigorously to ensure I have genuine written offers that will execute and not fall over.

Review what has sold in your surrounding area taking into consideration comparable, inferior and superior properties as well as current properties for sale. We will review various industry reporting guides also.

Provide advice, strategy and sales for subdivisions and off-the-plan developments.

Review my buyer qualification system to demonstrate that any offers I will obtain with a finance clause will be assessed. This is a critical part of my offering and you will understand via me the ins/outs and likelihood of a buyer obtaining finance.

How I negotiate offers from a-z. You will hear stories such as ‘it was sold before it hit the market’ or ‘x person received 8 offers.’ I will let you know how I work each offer and the actual strategies of getting the best out of each buyer…

ONCE LISTED

• Discuss and implement a business plan which will outline the timing of any needed property maintenance, agreed marketing activities and proposed inspection dates.

• Proceed with getting the photography, draftsman and video teams through the property.

• The next step is for me to introduce your property to the Petrusma sales team (6 offices in greater Hobart) via digital presentation, so they can contact clients on their database about your property.

• Then we advertise the property on realestate.com.au, Facebook and Instagram as a “coming soon listing” and invite enquiries. We also advise qualified developers registered on our company database via email and text message. When all interested buyers have been qualified, we hold an off market inspections. This is with the intention to not just to sell the property, but to create a “buzz” around the property, and to collate information from these buyers and my sales team to ensure we have created an educated sales campaign around the right price guide before going live to market.

• Please note that all marketing activities and final marketing price to be approved by the vendor.

• Lastly, we go live to market on all agreed marketing platforms such as online, social media and print.
