PROJECT EXPERIENCE The ever-changing nature of lifestyles and technology substantially impacts designs and demands of parking structures. As garages are more frequently becoming consolidated mixeduse structures for a diverse array of visitors, trends such as separating garage levels by user group have emerged. Integration of sustainable features, expansion of floor-to-floor height, and offering multiple payment/access systems have all become key trends in garage design driven by needs for greater efficiency.
AUSTIN-BERGSTROM INT’L AIRPORT PARKING GARAGE + ADMIN BUILDING location: austin, texas The new 2.1 million-square-foot, 5,800-car parking garage and 80,000-square-foot office building is a direct result of the need to provide a consolidated location for additional office space and parking for staff and travelers at one of the nation’s fastest growing airports. A speed ramp system was selected for the Garage; key to this system working efficiently is the garage’s length which allows the ramp assembly to access all six levels without switch backs. There will be two ramp assemblies stacked on top of each other; the lower ramp will serve as the entry ramp, and the upper ramp will serve as the exit ramp. In this fashion, all ramp traffic will be one way. By placing the ramp system on the north facade, the parking
levels will be fully flat leading to better customer service as there will be no slope to conflict with viewing and circulation toward the terminal. The design and materials of the garage’s exterior are the result of the site and the garage’s operation. The concept proposes that the Garage’s facades be treated in two ways: the facades most viewable/interactive with customers approaching the terminal along Presidential Boulevard (west and south elevations), strive to portray a sense of ‘Identity’; and the facades along customer circulation (speed ramps on the north and pedestrians on the east), strive to portray a sense of ‘Movement’.
FLORIDA INTERNATIONAL UNIVERSITY PARKING GARAGE 6 TECH STATION location: miami, florida A clear departure from the featureless, single-purpose garages of the past, this seven-level, mixed-use complex responds to multiple campus needs for FIU. The space provides greater access to parking, better access to public transportation, additional options for retail and services, and a visually appealing secondary campus landmark. In addition to 2,100 new parking spaces, the new complex includes master planning for a future transportation hub that will accommodate local and rapid transit buses. At the ground level, the garage has 51,500-square-feet of retail and auxiliary space including a CrossFit gym, optical shop, central multipurpose mall-style corridor, and covered outdoor food kiosk with patio seating.
The garage structure has a scissor ramp system with entrances and exits on the east and west to maximize affordability and space efficiency. Traffic lane direction can be reversed for faster exit during peak usage, and dual entry/exit locations reduce queuing and stacking. A parking availability system gives visitors real time information using vehicle sensors and digital signage at each level and the main entrances. Metered parking with walk-up and pay-on-phone systems provides a shortterm, ground-level access parking option for patrons.
BROWARD COUNTY JUDICIAL COMPLEX SOUTH PARKING GARAGE location: fort lauderdale, florida The design team was challenged to create a much needed, 1,000-space parking garage while preserving the integrity of a historic community treasure: a two-story CocaCola bottling plant from 1938 located on a prominent corner of the 1.9-acre site. The solution: a six-level, 410,000-square-foot complex that embraces the countyowned building on two sides. PGAL repaired and restored the plant’s exterior façade, which was previously named one of the most endangered structures in the state by the Florida Trust for Historic Preservation. The team used careful cutting techniques to minimize the loss of historic fabric. Special cleaning methods preserved the patina that symbolizes the structure’s long history.
The historic plant now serves as an iconic centerpiece for the complex. The project also includes city transportation hub offices, 13,500-square-feet of finished groundlevel space for the Guardian Ad Litem program, and 1,500-square-feet of unfinished shell space for retail use. The design’s careful balance between old and new produced a landmark-style facility that celebrates the past while serving the present and future needs of a fast growing urban area.
MEDICAL CITY DALLAS PARKING GARAGE D location: dallas, texas The new 250,000-square-foot parking garage structure serves the expanding Medical City Dallas Building D. Formerly a surface parking lot, this six-level garage is exposed on each direction with one floor partially below grade. The structure is constructed out of cast-in-place reinforced concrete slabs, ramps, beams, and exterior wall panels to match the existing garages around the campus. It also incorporates two exposed concrete stairwells and a CMU elevator shaft which houses two electric traction machine room-less elevators. Each level is approximately 42,000 square feet and can accommodate a total of 752 vehicles.
Two entry points are provided on the ground level, one with a ticket dispenser’s cabin and a second on the north side of the second level. The garage has three exit areas with paying stations - two on the ground level and one on the north side of the second level. To meet the facility’s critical needs, the project was designed and built within a 13-month accelerated schedule with design-build partners Spawglass.
FEDERAL RESERVE BANK HOUSTON BRANCH GARAGE location: houston, texas PGAL served as Architect of Record for this four-level, 300-car parking garage for visitors and staff.
The project met blast, thermal, ballistic, wind load, and acoustic criteria, as well as sustainability and energy goals.
Garage floor elevations match those of the building, which enabled PGAL to connect the two structures with a bridge. This also allows delivery vehicles to access the second floor of the garage. The wire mesh screening system used on three sides of the garage mimics the building’s large-scale running bond brick pattern to blend in.
The compound required a number of perimeter features, including blast and security setbacks and a screening area to control the movement of vehicles into and out of the site. With security screening areas incorporated into the parking garage, visitors can be screened before entering the pedestrian bridge. The screening facility was prompted by new security requirements following 9/11, and has since become a model for other federal banks.
The complex is designed to meet tough building code requirements for hurricane-prone areas with high wind loads and requirements for shading from the tropical sun.
