Welcome Kiwis aspire to live the rural dream

Many New Zealanders share the lifestyle dream. A high proportion of city dwellers aspire to a view of the mountains or the sea, easy access to nature and a more relaxed pace of life. A lifestyle property, with a garden, a decent sized workshop and a paddock or two to raise stock, grow a crop of something, or give the children a chance to blow off steam, are the factors that draw many kiwis towards a lifestyle property. Friendly neighbours are often easier to come by in the country too.

Equity from elevated urban residential property values and the speed at which technology is bringing the world together, are making a lifestyle property both more possible and more practical for an increasing proportion of our population. Availability of land is the main constraint holding many back from trading in their suit for a Swanndri. Recent Real Estate Institute of New Zealand statistics show the median price for all lifestyle properties sold in the three months to July 2018 was $660,000. That is $80,000, or 13.8 per cent, higher

than the median price for the three months ended July 2017. Three years ago the median price, which now sits at $660,000, was $525,000. Increases like that only happen in any market when demand is strong and sustained The hot lifestyle property markets at present are Northland, Waikato, the Bay of Plenty and Canterbury, while Hawkes Bay, Wairarapa and Central Otago also have strong powers of attraction. If you are considering expanding your horizons, wherever you live, and wherever you fancy moving to, a

member of PGG Wrightson Real Estate’s nationwide network of specialist lifestyle property salespeople is ready to help turn that dream into reality. As New Zealand’s leading rural services provider, we are the logical choice to help and enable anyone looking to buy or sell lifestyle property. Our wider company incorporates most aspects of rural life and business, which makes it easy for us to assist you into any new property in a rural community. If you really want to reach your rural dream, our salespeople are standing by.

Spring into Honey Bee Queen Rearing ANDREW TWIDLE ON REARING HONEY BEE QUEENS, WHETHER IT’S FOR RE-QUEENING YOUR OWN HIVES OR FOR SOME EXTRA POCKET MONEY IN THE SPRING.

The term queen rearing refers to when a new queen is raised within a hive. In nature this occurs three ways: emergency rearing when the current queen suddenly dies, swarm rearing when the hive becomes overcrowded and supersedure rearing when the workers sense the queen is getting old. Queen rearing is best done in spring time when hives are strong and drones are flying (they are needed to mate with the virgin queen). The extra equipment required for queen rearing is minimal: two empty nucleus boxes, frames, a frame with a cell bar, some plastic queen cups and a grafting tool. Andrew’s preferred method for queen rearing is to mimic supersedure conditions as he believes it produces the best queens. He transfers larvae by hand to the queen cups (called grafting) and uses a hive set-up developed by Ronald F. Van Toor as described in the book Producing Royal Jelly: A Guide for the Commercial and Hobbyist Beekeeper. Here nurse bees are tricked into thinking their queen is getting old by the spatial arrangement of the hive (the queen’s scent becomes weak as the nurse bees and queen are separated).

The weak scent then prompts the nurse bees to become motivated to raise a new queen. Once the nurse bees have raised queen cells from the grafted larvae, nucleus colonies can be set up. Note that before you split or share hiveware, ensure the bees are healthy and free of American Foulbrood. If you are not using the nucleus colonies yourself to set up new hives, or for re-queening old hives, the colonies can be sold. Andrew sells his either through word of mouth or Trade Me. He has found a nucleus colony with four to five frames of bees and a freshly mated queen will fetch $200 +, and if demand is high, up to $400!

Andrew Twidle is an organic chemist and bee keeping enthusiast.

Taste a Tamarillo! Looking for vitamins, minerals and antioxidants in a flavoursome fruit which can be enjoyed as it is or added to your meals? Here’s an introduction to tamarillos from the New Zealand Tamarillo Growers Association. The tamarillo is a sub-tropical plant that thrives in warm climates. In New Zealand tamarillos are mostly grown in coastal areas of the North Island where risk of frosts is low. Varieties include red, amber and gold with amber being the sweetest. Plant your tamarillo trees now in spring. These can be grown from seed with the best results coming from planting seeds in a tray containing seed raising mix and placed on a heat pad until the seeds have germinated. Once germinated look for a spot on your property that is sheltered from the elements, including frost and wind, and plant in light, well-drained soil. Tamarillo trees produce their first crop after 1824 months. Be aware the trees are susceptible to the tomato-potato psyllid fly which infects trees with liberibacter, eventually killing them if not treated regularly with insecticide. Harvest tamarillos over the winter months. For signs of ripeness look for full colouration of the fruit, the calyx (stalk) will loosen and the fruit will soften. Tamarillos can be refrigerated for up to two weeks and frozen either whole or pureed.

Here’s some yummy ways of using tamarillos: • Slice raw, peeled tamarillos and decorate flans, cakes and cheesecakes. • Add whole peeled tamarillos to a casserole or any dish (in the same way you would tomatoes). • Try wedges of red and golden tamarillo with a cheese-board. • Toss peeled and sliced tamarillos through salad greens. • Add a couple of peeled tamarillos to stewed apples – the perfect breakfast or quick dessert. • Dice tamarillo and avocado, add a little chopped chilli and onion for an awesome salsa. • Spread a pizza base with sweet chilli sauce and top with slices of peeled tamarillo and green pepper, finely chopped bacon, and blobs of sour cream. • Tamarillos make great preserves, jams, chutneys, relishes, sauces and marmalades.

If you would like to learn more about growing tamarillos commercially or to check out some yummy recipes, visit the New Zealand Tamarillo Growers Association Inc. at www.tamarillo.com.

Peace, fertility and sunsets create unique waterfront dream

Connecting people with property 21

In the late 1990s, Scott Cato found himself the ideal waterfront property, clad in bush and jutting into Raglan Harbour. Inspired by its peace, fertility and dramatic sunsets he developed a vision for a dwelling to complement this idyllic spot. Now, after many years enjoying Waitui, the home he dreamed up on the peninsula that captivated his imagination, his time there is over. “When I first bought the property, I imagined it as a thumb of land poking into the estuary, a peninsula surrounded on three sides by harbour. It stretched itself geographically towards the sun, and the aesthetic I envisaged was to build at the point of the peninsula, on an escarpment area that is the nail of the thumb,” he says. Although that was the logical place to build, obtaining planning permission was a challenge. “This was about 18 years ago, and although what I wanted to do was not possible in the district plan, when I brought the planners onto the property, they could see what I saw, and they endorsed my ideas. “What we created with Waitui is a large bird. Its body is all the living areas of the house, and its wings are the bedrooms and bathrooms. At present, the bird only has one wing. However,

22 A national team of expert locals

the other wing, with additional bedrooms, is designed and has resource consent, so can be added on in future,” says Scott. He engaged Richard Thomson of PGG Wrightson Real Estate, Hamilton to find new owners for the property. Richard says Waitui is unique. “A private peninsula in luxuriant native bush that attracts abundant bird life, with a wellconstructed, thoughtfully laid out home designed to fit the surroundings, this property configures the most eye-catching features into an irresistible package. “Positioned for all day sun, and incredible sunsets, in addition to the house it has a boat shed suitable for extra accommodation, with storage for kayaks, paddle boards and other recreational equipment, which can be launched off the lawn.

“Because of the way Scott successfully negotiated resource consent and planning permission, replicating Waitui now, so close to the water’s edge, would be impossible,” says Richard.

Scott says Waitui has a presence about it that has enabled him, and friends who visit, to unwind.

In his time as Waitui owner, Scott imposed one rule.

“Several people who have stayed here tell me ‘This place just makes you feel you want to relax, away from the hideous pressures of the rest of the world,’” he says.

“I have kept stock off the property for 26 years. That has helped maximise the bird life.

Helping underline that, he has commissioned several pieces of sculptural art for Waitui.

“Visiting Morocco inspired me to create terraces. Over there they do amazing things with awkward pieces of land, transforming them to grow almond or fruit trees. I realised I could do the same with what was a scruffy bit of the property. Now, courtesy of some skilled earthmoving by a local contractor, there are three terraces of about 90-metres each that contour the hillside, and a fourth terrace of approximately 30-metres. As a trial, I planted lime trees on the short terrace, which are groaning with fruit, making the most of the fertile soils that flank Raglan Harbour,” he says.

“These complement the natural aspects of the property and the Raglan region. While they are a bit esoteric, they also emphasise the singular nature of the property, which really is like no other,” says Scott. Richard’s marketing campaign was effective, reaching a local couple who had been away from Raglan for many years, and were looking for somewhere with ‘x’ factor. They fell in love with Waitui at first sight, and made an offer. Scott accepted, and now they are preparing to take over his unique creation, and looking forward to enjoying it as much as he has.

Sue and Richard delighted with sale of dream home and avocado orchard

Connecting people with property 37

In 2010 Sue and Richard Wills bought a 1.9 hectare block in Tauriko, Bay of Plenty. It had two horse paddocks and a small avocado orchard. Previously they had bought and done up a series of old houses. This time their children were determined for them to have the best, so building a new house on the property was a family project, as Sue explains. “Our sons, Mark and Simon each had plenty of input. They wanted to see mum and dad in a brand new home for the first time ever and insisted that we put in the best of everything. Our daughter-in-law, Fiona, is an architect, so she had plenty of great ideas, plus took care of the plans,” she says. What they built, Kingfisher Avocado Lodge, is a four-bedroom home with luxurious bathrooms, a kitchen with high standard fittings, plenty of scope for indoor and outdoor entertaining, a separate two-bedroom accommodation unit able to operate as a bed and breakfast, and a

large shed/workshop with space for an office, gym and art studio. After moving into the new dream home in mid 2011, they added to the orchard, more than doubling the number of trees to 227 specimens. Now matured almost to full production, the orchard is estimated to yield 50 bins of fruit this year, with potential to triple this yield in the coming years. Although they have loved their time in Kingfisher Avocado Lodge, and will miss the orchard, earlier this year Sue and Richard

decided to sell, wanting to move north, closer to their children and grandchildren. They called in Andrew Fowler of PGG Wrightson Real Estate, Tauranga. After a three-week marketing campaign, he found motivated buyers, who are excited to take over the property, and the sale went unconditional in September, to Sue and Richard’s great satisfaction. “We couldn’t sing Andrew’s praises highly enough. Although we considered various other property companies, when we met him, we knew we could trust Andrew as the right man for this job. We could tell he would give it

everything, and he sure did, above and beyond anything we could have expected. “In 45 years of married life, we have sold seven different houses. Andrew is the hardest working, most trustworthy real estate salesperson you could hope to find. He always finds the upside in any situation and was able to see beyond any issues and challenges to bring a positive attitude to everything.

have dealt with over the years, he is the best communicator. He is amazing and achieved an excellent result for us. He deserves the biggest pat on the back, Sue says. As well as being closer to the family, they are looking forward to taking life easier with more time to travel overseas and in their motorhome within New Zealand.

“It was our time to move; we were serious sellers. Andrew gave it his all to help us make that move. Out of all the real estate people we

PGG Wrightson Real Estate Tauranga office wins third successive REINZ award

PGG Wrightson Real Estate’s Tauranga branch has won the prestigious Large Rural Office category at the 2018 Real Estate Institute of New Zealand (REINZ) awards for the third successive year. Mike McCullough, Bay of Plenty regional sales manager, said the sustained achievement by the office was down to a team effort by an experienced collection of high performers. “Horticulture plays an important part in our region, and we have several salespeople who achieve remarkable results marketing kiwifruit and avocado orchards.

Our team boasts several immensely experienced salespeople, who have a profound understanding of lifestyle and rural property and numerous connections to the Bay of Plenty’s various rural communities. Their strong professional qualities and ability to find solutions for the buyers and sellers in our region are the basis of the ongoing success of this office,” he said. National Sales Manager for PGG Wrightson Real Estate Camron Meade says the Tauranga office sets the pace for the company. “Tauranga’s enduring success and

the healthy market share the office commands in the Bay of Plenty region regularly sees them at or around the top when our company acknowledges its most successful performers. While they are on the crest of the wave at present, with horticulture and lifestyle booming, that still requires ongoing hard work, and maintaining excellent relationships with growers, farmers and investors, to ensure that transactions proceed, which is where this team really shines,” he said. North Otago rural property professional Dave Heffernan named national ‘Rising Star of the Year’ Oamaru-based David Heffernan began selling North Otago farms for PGG Wrightson Real Estate in January 2017. After completing an excellent first full year in the role at the end of June, his skill as a salesperson was recognised this week with a major national accolade: David was named Real Estate Institute of New Zealand’s (REINZ’s) 2018 Rural Rising Star of the Year.

someone a $4 million farm if they only have a $2 million budget. That is just a waste of time for everyone, and will lead to frustration. I’ve found that, so long as you listen to what buyers and sellers are saying, and can take an inventive approach, you should be able to find a solution that works for all parties,” he says.

He has one word to summarise the approach that has led to his success: Solutions.

According to National Sales Manager for PGG Wrightson Real Estate Camron Meade, David Heffernan’s award is an excellent achievement.

“When you are marketing rural property, your role is to match up buyers and sellers. There is no point showing

the first time. They only have one opportunity in their career to win this award. For those who do, it is a great launching pad. “David has an easy-going style that enables him to communicate effectively with farmers. This, coupled with his strong organisational ability and successful history as a farmer in his own right, suggests this is just the start. He can look forward to finding solutions for many North Otago farmers in the future,” he said. Dave Heffernan | 027 215 8666

South Island Canterbury is the outstanding region in the South Island’s lifestyle property market, though Central Otago and Nelson/Marlborough also feature strongly. Central Otago and the Queenstown Lakes District are the locations for a large proportion of high-priced lifestyle property sales. According to the Real Estate Institute of New Zealand, median prices for Otago lifestyle property rose by 47 per cent between the three months ending July 2017 and the three months ending July 2018, while for the West Coast the corresponding increase was 43 per cent.

Lilies at Christmas WENDY AND DAVID MILLICHAMP ON LILIES. Lilies are an elegant flower which many people associate with Christmas. Wendy and David Millichamp offer some advice on how to help your lilies flourish this spring and summer. As well, they introduce two new lily varieties. • In your garden, choose an area for your lilies that has good drainage. • Plant bulbs immediately after purchasing. • Bulbs are gross feeders and root deeply. After planting, a good mulch of leaf mould or well rotted compost is beneficial. This will keep the soil cool and discourage weed growth as well as eliminating the need for soil cultivation which may hurt stem roots. • Scatter balanced fertiliser over the ground every few centimetres as this helps keep bulbs healthy. Also use liquid fertiliser - Nitrophoska is great in early spring. Osmocote is excellent in pots and soil when planting bulbs. • Lilies need sunlight, but some varieties keep their colours better in a position where they are in filtered sunlight or semi-shade.

• Never plant where other lilies have failed to grow.

Here’s two new lily varieties:

• Lilies have valuable stem roots and require sufficient depth to get the benefit of these stem roots. Bulbs should be planted with 10cm of soil on top, slightly less for smaller bulbs. The depth of soil is measured from soil level to the top of the bulb. • Do not cut foliage on spring bulbs after flowering, let them die down as this plumps up the bulb for the following year. • If lilies have black spots or browning on the leaves it is botrytis. To avoid this spray early spring with Bravo or Thiram.

Pacific Ocean (Scented Oriental) A scented white oriental with strong stems, fine leaves and a large flower.

• Lilies can be planted in pots filled with a good potting mix and Osmocote. Repot every three years, depending on how big the pot is. Add Osmocote every year. • Here’s a good good fertiliser recipe for bulbs: 200grams of blood and bone, 250grams Osmocote (or any other nitrogen fertiliser), 250grams of Potash. Mix together and work into soil. This mixture will do approximately 10 bulbs. Give side dressing after emergence.

Jantine (Lightly scented Oriental/Trumpet) This beautiful new pink lily is a strong grower.

Wendy & David have been lily farmers for 23 years. David, a delightful, fourth generation nurseryman focuses on production and despatch while Wendy, a floral designer, is responsible for marketing and sales. Their yearly mail order catalogue and wholesale business ensures gardeners across NZ can enjoy their fabulous lilybulbs. Visit their website at www.lilyfields.co.nz.

Calf Care ANDREW DOWLING ON WORM MANAGEMENT IN CALVES.

Weaning can be a time of significant change for calves, potentially causing rumen and intestinal upset, resulting in weight loss and scouring. To help avoid this implementing a progressive weaning process is important as to digest grass the rumen needs to develop. This is initially the role of the calf meal or pellets, then allowing young calves access to high quality grass. Calves do not like a sudden change of diet so do so slowly. Calves with a rough looking coat and scouring are more likely to be suffering from infectious scours like coccidiosis or nutritional upset, as opposed to worms. Calf meals contain coccidiostats and once these decline below 1 kg per calf per day, they are not effective at managing the protozoan parasite. When calves are affected you will see a distinctive circular pattern of faeces around the tail with the faeces being blood stained and containing mucous. Coccidiosis can be diagnosed by taking a dessert spoon sized sample of fresh scours to your vet in a clean container. Many of the organisms that cause calf scours also infect humans so use good hygiene. In most cases it is not until a calf’s main source of feed is grass that internal parasites, or worms, become an issue. Worms will gradually reduce a calf’s

appetite, resulting in weight loss. To control parasites use an effective oral drench. Note the first drench is not required until a month or so after grass is the main source of feed for calves. Before starting calf drenching, have your guns serviced. You can do this yourself by cleaning the gun in warm water and ensuring there are no leaks. Next, check that the gun is delivering the dose accurately using a measuring cylinder. A video on how to set up a drench gun can be found on the PGG Wrightson YouTube channel. For calves less than 100 kg Abamectin can be toxic so it is not recommended as the first drench. Instead a BZ-Lev combination like Combomax is often used. Faecal samples can be taken to your vet one to two weeks after the first drench to ensure it was effective. Calves are then drenched at a minimum of every four weeks using a triple combination product, like Triplemax, until the late autumn where the drench interval is extended. For more information around calf care contact your local PGG Wrightson Technical Field Representative, or visit the PGG Wrightson YouTube channel.

Alpine village offers adventure aplenty

Connecting people with property 65

A Canterbury alpine village is one of the region’s carefully guarded weekend holiday secrets, says the property salesperson who has overseen several recent transactions at the locality.

Karen Hennessy of PGG Wrightson Real Estate, Christchurch, has sold 30 Castle Hill properties in the past three years. She says the village, which began as a development in 1982, provides yearround outdoor recreation.

distinctive limestone rock formations. Well known by Waitaha and Ngai Tahu, Castle Hill was established as a high country lease in 1858. John Reid, the run-holder in the 1970s, first came up with the alpine village concept.

“With four ski fields near the village, Porters, Cheeseman, Broken River and Craigieburn, and the choice of multiple summer outdoor activities, this area has something for everyone and is worth a visit at any time to relax, unwind and enjoy the fabulous vistas,” she said.

“That 40-year-old vision still holds true with the settlement designated as a special living zone, where rules around specific building materials, in specific colours, are in place to maintain the alpine village character.

Located in the Upper Waimakariri Basin 700 metres above sea level between the Torlesse and Craigieburn mountain ranges, approximately 90 kilometres northwest of Christchurch, Castle Hill is named for its

66 A national team of expert locals

“Castle Hill’s key attraction is its proximity to Christchurch. We have sold homes to people who travel up after work on Friday and head back to town on Monday morning. Being able to stay connected in your second home is another bonus, thanks to the locality’s excellent cell

coverage, which gives people extra flexibility to extend time away from the city,” said Karen. Transactions fall in a range of values. “For the original 1980s homes, prices start around $400,000, ranging through to north of $650,000 in the village’s newer part. We did sell a $650,000 property recently and a few Castle Hill homes would realise more if offered to the market,” she said. Apart from the tracks and climbing routes in the adjacent Craigieburn Forest Park, there are several walks, tramps and climbs in the Korowai/ Torlesse Tussocklands Park; the Castle Hill and Flock Hill limestone boulder fields are worldrenowned for climbing; Cave Stream Reserve is a favourite among local cavers; and the area’s

numerous high country lakes and rivers offer abundant sport fishing. Karen Hennessy says mountain bikers are also well catered for. “Porters Ski Area recently opened a 1.2 kilometre track beside its alpine lodge, with a backdrop of uninterrupted alpine views, while the 24 kilometre Craigieburn Trail connects Castle Hill Village through to Flock Hill Station and the existing trail network within the Craigieburn Forest and Korowai/Torlesse Tussocklands Parks and there are plans for more Castle Hill Basin mountain-bike tracks, she said. Fencing your Small Block MIKE BILLINGHURST WITH AN INTRODUCTION TO FENCING YOUR LIFESTYLE PROPERTY An essential component to any small block, fencing offers security and boundary definition along with allowing you to control grass growth, choosing when stock can go on and off paddocks, gardens or lawns. Whether you’re planning to fence a new property or considering fencing a parcel of land to accommodate new stock, here’s some key things to consider. • There are many types of fencing with decisions on what to build usually relating to the stock being run. For example, if fencing for horses consider a higher fence than required for say sheep. As well, horses chew rail fences, so an electric wire on the rail can protect against this. • Fencing options include post and rail, post and batten wire fencing, netting wire fencing, a combination of styles with rails and wire or possibly electric fencing, having less wires with the stock contained by a shock. • Think about the contour of your land when planning fencing as well as the flow of stock around the property. A central race is a great idea as it allows for stock to be shifted with minimal disruption to other animals on the farm. • Make sure any areas that could create a stock trap, or a sharp corner where animals could damage themselves, is fenced off.

• Fence off waterways and wet areas. Wet areas can be planted or consider a water feature or dam. • For stock protection fence along ridges and avoid creek crossings where possible. • Decide on the size of your house section as well as sheds and stock yards. Consider how to best access these areas from other parts of the property. • Wondering if you should give fencing a go yourself or get a contractor? Mike suggests seeking a professional to help with fencing as the same principle applies as building a house - the most important work to ensure a sound structure is completed underground. After that any maintenance, if you have some knowledge of fencing, can be completed by yourself.

Mike Billinghurst has been a professional fencing contractor for the last 14 years and is a recent past president of the Fencing Contractors Association NZ. Find your local accredited contractor at www.fcanz.co.nz/find-a-fencing-contractor

Zero Waste Toiletries HANNAH BLUMHARDT AND LIAM PRINCE’S RECIPES FOR ZERO WASTE TOILETRIES.

With the increasingly critical message to reduce waste, a couple of young Kiwis founded The Rubbish Trip and came up with some easy, waste free recipes for our toiletries. By making toiletries from scratch you are avoiding the packaging that surrounds store-bought alternatives. To keep the toiletries waste-free though, challenge yourself to source the ingredients low-waste too!

Zero Waste Toothpaste Add one part baking soda to two parts coconut oil. Hannah and Liam recommend making the toothpaste in a glass jar, sitting the glass jar in a pool of hot water to melt the coconut oil, and stirring until a smooth consistency is formed. Tip: Get your baking soda in bulk from Bin Inn or similar. Opt for Trade Aid’s fairtrade, organic coconut oil, which does not have plastic wrapping. Optional extra: If you don’t like the salty taste, add in a few drops of peppermint essential oil (though Hannah and Liam have only found a handful of stores nationwide that offer a refill option for essential oil).

Sugar Body Scrub Mix together two parts natural exfoliant (sugar, coffee, salt, oats or combination) to one part oil. If desired, add one to two tablespoons natural herb (like lavender, rosemary, mint) and/or one to two teaspoons of spice (say, cinnamon or ginger). Tip: Hannah and Liam use Trade Aid’s fairtrade organic sugar which comes in paper bags that are re-usable. Source coffee, salt, oats and spices at your local bulk store. Use fresh coffee grinds, rather than used grinds, unless you use the scrub straight away, as the water in used grinds reduces the shelf-life considerably. Remember everyone’s bodies are different so any homemade recipe may require tweaking. So tweak and find what works for you!

These recipes have been developed over the last three and a half years while Hannah and Liam have been on their zero waste journey. To learn more about The Rubbish Trip go to therubbishtrip.co.nz. Hannah and Liam offer FREE zero waste presentations and workshops to community groups and schools across New Zealand on how Kiwis can reduce their waste footprint.

Contemporary and Stylish FRUITLANDS PROPERTY MIXES HISTORY WITH A CONTEMPORARY HOME

Ten years ago Dianne and Stuart Duncan lived in Parnell, Auckland. Although they were happy in the city they called home for 40 years, having both grown up in small towns they fancied a change of pace. After looking around at what other regions had to offer, they opted for Central Otago. “We loved the climate and the landscape. Being close to Wanaka, Queenstown and Dunedin gives us plenty of options, and when we weighed up this region against the other parts of the country we looked at, we decided Central Otago was our preference,” said Dianne. Heading south, they met Jo Priebee of PGG Wrightson Real Estate, Alexandra. Realising how much the Duncans appreciated old buildings, Jo found them a small lifestyle property in the historic settlement of Fruitlands, between Roxburgh and Alexandra. As well as its outstanding views to the Old Man Range, the

property was the site of the historic Cape Broom Hotel, comprising several old stone buildings. Dianne says she and Stuart initially intended to renovate. “These buildings date back to 1870, though the main hotel structure suffered serious fire damage in 1910, since then it was only repaired sufficiently to use as a shearing shed. When we bought the property, we had a refurbishment project in mind, though decided there was more involved in that than we wanted to take on,” she says.

After doing some maintenance to tidy up the historic buildings, which also include a heritage listed hexagonal stone dairy, they built a contemporary home on the property. Now they are ready to down-size, and have again asked Jo Priebee to offer the property to the market. She describes the house that Dianne and Stuart built as ‘one out of the box.’ “Its quality and design features are in keeping with an upmarket Auckland suburb. With seamless outdoor flow, the generous sliding doors ensure superb views of the incomparable Central Otago landscape. Offering prospects as either a bed and breakfast retreat, or a family home, or both, this high quality house is wonderfully set up for outdoor living and entertaining,” she says. Since developing the house, Dianne and Stuart have spent plenty of time in the garden, as Dianne explains.

“Half is in lawns and mature trees, including a line of heritage oaks dating back to the days of the hotel, plus various other deciduous trees, which look particularly spectacular during autumn. Around the house are cottage style plantings, with flower gardens, roses, peonies and an extensive vegetable patch. We have also planted a small olive grove. “Compared to Auckland, the conditions are much colder and drier. We are at the highest point between Queenstown and Dunedin, so it snows regularly. That enables us to grow things we couldn’t in Parnell, such as roses and bulbs, which are fantastic, with no mildew or black spot to contend with,” she says.

we all get together a few times each year,” says Dianne. Jo Priebee says the property will provide outstanding lifestyle living. “Its combination of impeccable modern upmarket residence, superb outlook to the Old Man Range, immaculate landscaped grounds and the potential of the historic buildings, in a friendly authentic local community, set this up as entirely unique. Dianne and Stuart have fashioned a wonderful lifestyle here and now the scene is set for someone else to make the most of it in their place,” she says.

They are also active in the local community. “We have a great mix of people, including long term locals and others who have moved to Fruitlands from various parts of the country. There are about 20 properties in the valley and
