Welcome Region’s rural and lifestyle property markets in excellent shape. Welcome to the first edition of what will be a regular e-publication following trends, stories and relevant developments in Northland’s rural property sector. It also includes a selection of the region’s best rural property and lifestyle listings. Rural property activity in Northland was strong during the autumn, especially in the Kaipara area. Several sales of smaller farms, priced between $1.5 and $2 million, were concluded. At a larger scale, a 430 hectare Kerikeri dairy farm sold notably in March for $8.4 million. Earlier in the year, a 121 hectare Helensville farm, changed hands at close to benchmark values, while a 244 hectare Kaipara property, rated one of the region’s best, sold in January. More information about the latter sale, and the admirable story of hard graft put in by the exceptional Zwaans family, who sold it, is on page 4. With fortunes in the dairy sector turning around, some recent purchasers have been first time dairy farm owners, while others are consolidating or reconfiguring their holdings, focusing on one area, rather than having farms spread wide. Among recent dairy property sales, prices have ranged from $9,000 to $28,000 per hectare. Compared to elsewhere in the country, our region offers excellent value for lower input dairy farming. We frequently attract farmers from other regions looking to take advantage of that. Elsewhere, with meat schedules so favourable and plenty of autumn grass, a few dairy farms have sold to intensively farm beef. Otherwise, Northland sheep and beef farms have also sold positively in recent months, ranging from $6,000 to $10,000 per hectare. Heading into winter, the market is short of rural listings, particularly between Whangarei and Rodney. With plenty of unsatisfied demand, any Northland farms listed for winter or spring sale should attract enthusiastic scrutiny. Meanwhile, previously operating at record levels for around 18 months, the lifestyle property market has cooled slightly, albeit still sitting well ahead of what we previously thought of as ‘normal.’ Virtually any lifestyle property listed for sale should attract multiple offers and is likely to sell quickly. This has been partly driven by the booming Auckland residential property market, and our proximity to Auckland does create a ripple effect through Northland, which the local lifestyle market is benefiting from. Plenty of buyers are active in the market, and their eagerness to purchase would see even more sales progressing, if there were more properties offered. Love, family, farming – a dream combination Four days after their wedding, in 1960, Ben and Ria Zwaans left the Netherlands for New Zealand. Ben was a townie, the son and grandson of a coal merchant in the city of Tilburg, though farming was in the blood, and the green pastures of Northland beckoned.

“I was the oldest grandchild in the family, and it was presumed that I would be the next coal merchant. However, abundant oil and gas had been found in the North Sea, and the bigger customers of the family business, like the hospital, the police station and schools, were all going away from coal and switching to oil or gas. I could see the future of coal wasn’t there. I had always loved farming, and I had uncles and great-uncles who were farmers. Going farming was what I really wanted to do. “At school, I had done well at accounting and business subjects. Once I learned not to talk too much, I topped the class. With the prospects for coal looking poor, my dad wanted me to go accounting. I had other ideas, and New Zealand gave me the opportunity to realise those dreams,” says Ben. However, there was a hitch in the plan. Although a farmer’s daughter herself, Ria, then Ben’s girlfriend, was not keen to leave the Netherlands. Her father’s farm had been selected as land for urban extension and, subject to a compulsory purchase order, the family had three options. “They could either buy new farmland that had just been reclaimed from the sea, migrate, or buy a small plot and become

chook farmers. Ria’s father talked to the children about the choices the family had. Ria said to him, ‘You do whatever you like; I’m not migrating.’ “That made it difficult for me. I didn’t talk to Ria then for a whole year. I had to go into the army for compulsory service. One year later, I came out of the army and said to Ria, ‘We should go.’ This time, she said yes,” says Ben. Ben and Ria applied for visas. That included a visit to the New Zealand ambassador in The Hague. “He personally wanted to see all the migrants. We told him our story. He said, ‘New Zealand needs farmers.’ I said, ‘What does New Zealand expect from me?’ He said, ‘New Zealand expects you to be a successful farmer and to become part of the community.’ That has always stuck with me. In Holland, I had no chance to be a farmer. I am so grateful to have had the opportunity here,” he says. So far, it has been a 66-year career. They started in Ruawai, in Northland. Ben worked as a farmhand for two years, then became a herd manager. They thought they would have to go elsewhere to take the next step, then the farmer they were working for financed them into sharemilking and, in 1969, they bought the farm at Aratapu,

which was then a 75 hectare parcel. Once again, they had generous help. “We saw about 40 farms and we didn’t have the money to buy any of them. When we looked at this one, the bank offered us a first mortgage and suggested we approach the owner for a second mortgage. He said no to that, though then he said, ‘Come back and see me tomorrow.’ When we came back, he offered to fully finance us, without the bank, so that was another piece of good luck,” says Ben. From 1962, Ben and Ria’s children arrived: sons, Rex and Ton, and daughters, Annamarie and Corinne. Twelve years after they purchased, the debt was paid off. Eldest son, Rex had left school and joined Ben on the farm, which had been his aim since he could walk. Then, after showing no interest in farming, their second son, Ton, had a change of heart. “He said he also wanted to have what Rex had: a car, a motorbike and all the rest of it so Ton started farming as well, and we had to make room for two boys. “Just as we had paid off the farm, the neighbour’s property came up for sale. I had promised Ria that, when we had no more debt, she could spend money on whatever she liked. However, then the neighbour’s farm came up

for sale. She said, ‘Go and buy it. ‘While I wanted to very much, I knew that would mean going back into debt. I said to her, ‘Do you know what you are saying?’ She said, ‘Yes. My kids are not going to work for other farmers.’ So we bought the neighbour’s farm and the boys sharemilked each property. It grew as a family farm and, as sharemilkers, they made good money and I could leave them to it,” says Ben. With Rex and Ton taking care of the farm, Ben had the chance to pick up the ambassador’s request from 1960, and take a greater role in the community. He served as chairman of

the pony club and the school board, and on the local Hobsonville Council, as well as the board of their local co-operative, Northland Dairy Company, which later became part of Kiwi Dairy, and is now part of Fonterra. He also had a spell on the regional council after local body amalgamation, though recalls, “Wherever I went, I always loved being home again, amongst the cows.” With Rex and his wife, Lisa Marie, fully taking over in 2007, while Ton and his wife, also Lisa, farmed the neighbouring 170 hectares, last year, the family decided the time was right to sell what had become a 244 hectare property. They engaged Megan Browning of PGG Wrightson Real Estate, Dargaville. She was pleased to market such a widely admired gem of a farm. “This is a beautiful property, which has a well-deserved reputation as the best dairy farm in Kaipara. In the Zwaans family ownership for approaching 50 years, it has been conservatively farmed. Superbly wellappointed dwellings, high-standard farm buildings, well set out races and paddocks, fertile flats and some of the most productive soils in the region combine to give it genuine appeal.

“Around 15 years ago, with a higher stocking rate, winter milking and split calving, the farm produced up to 214,000 kilograms of milksolids from 600 cows. More recently, milking 480 cows, the six-year average has been 174,500 kilograms of milksolids,” she says. Interest was strong and the Zwaans agreed a contract just before Christmas, passing the farm over to a long-established local farming family. Ben was pleased with the sale and commends Megan’s work. “Selling a farm this size, when we have put so much into it over nearly 50 years, that is a big challenge. Megan worked hard for us. She kept us informed, every week, how many enquiries, what this one said, what that one asked. We have tremendous admiration for Megan. She did a fine job,” he says. Looking back on his farming career, Ben reckons he has been fortunate with timing and with people, particularly his nearest and dearest. “I suppose we took on a big challenge. We came to New Zealand to be dairy farmers and New Zealand gave us the opportunity. Growing the farm was important. Overall, I have a feeling of being grateful. Each time, things turned out the way we wanted, like

when the next-door farm came available at just the right time. Every time we wanted something, it was there for us, just in time. Then we were extremely fortunate to have two boys who both wanted to go farming. Having two sons at home, we could do just about anything,” he says. Ben has no doubt, however, about his greatest piece of good fortune. “Persuading Ria to come to New Zealand, that was my biggest victory. A farmer’s daughter and a home science teacher, she was the most perfect woman to take farming in New Zealand. Not just a bloody good looker, she has also been a perfect mother and homemaker. I am very lucky to have met her. I have an overwhelming feeling of gratitude that we have been allowed to have good health, and could work and raise a family in a beautiful spot, doing what we loved to do,” says Ben. With Annamarie and Corinne now living and working in Whangarei, Ben and Ria were tempted to move there, though decided instead to settle in Dargaville. Rex and Lisa Marie plan to pursue drystock farming on the family’s run-off block, which is 10 kilometres south, where they will also build a new house.

Growing up, Jo Kane always wanted to move to the country. Now Jo, husband Sean and their four young children are living the dream on the Kaipara Flats.

“This was always our goal. When we were firsttime buyers, it was a spec house in Warkworth on a small 600 square metre section. Our plan was to make some money then buy further out. That worked out and we sold for a lot more than we bought it for, giving us the scope to go to the next level,” says Jo. Although Jo and Sean planned to buy some land and build new, Scott Tapp of PGG Wrightson Real Estate, Wellsford came up with an alternative option: a renovated sunny 1950s weatherboard farmhouse on one hectare, surrounded by farmland. “While this wasn’t what we had in mind, we quickly worked out that it was going to be ideal for us. At first, we weren’t looking at rural houses; we’d decided we were going to build. Then Scott showed us this and we realised, ‘Why would we build when we can move straight in?’” Sean is a sales manager for a company in the medical sector. He commutes to the North Shore, which takes 40 to 45 minutes most days. Jo has her own business in Silverdale. “It’s a 10 minute drive for me. On our first time out here with Scott looking at the property, I thought ‘I’m not driving that far.’ Since we’ve been here, though, I couldn’t believe that would have stopped me and I hardly even think about it now,” says Jo.

As rural newbies, a few things are surprising, at least to begin with. “We found it really dark at night, and quiet,” says Jo. Having always aspired to be rural, though, and live on a farm, Jo, Sean, plus sons Max and Jude, and twin daughters Eden and Scarlett, have been quick to make the most of it. “I’ve always liked the idea of living off the land, of gardening, and bottling fruit. Our orchard has a fantastic range of fruit trees, including olives, all different types of citrus, apples, pears, plums, peach trees, guavas, gooseberries, grapes and feijoas, so we have plenty to look forward to with that. “We also have plans to keep some animals, probably chickens and a pig, plus either cows or sheep. “Eight-year-old Max has found a nine-yearold neighbour with a small quad bike, so he absolutely loves it here, and we will probably all buy bikes at some point. Meanwhile, the younger children are all playing outside much more than they ever did when we lived in town,” she says.

Soil fertility pH AND LIME

The pH primarily affects the soil by controlling the availability of soil nutrients. For example, at a very acidic pH, phosphate availability will be restricted, while the availability of toxic elements like aluminium will be increased. As the pH increases, the availability of phosphate increases while aluminium decreases. • In order to get the best out of the nutrients in the soil, you need to ensure your pH is between 5.8 and 6.2. If soil has a pH below this, then production can be affected. If you have any questions or require further information on pH and lime in your soil, please contact your local PGG Wrightson store or technical field representative.

• Soil pH can be increased through the addition of lime. • Lime contains a compound known as calcium carbonate. Calcium carbonate is used to neutralise the acids in the soil and thus bring the pH up.

• The average soil in New Zealand is going to need approximately one tonne of lime per hectare to increase the pH by 0.1 units. • It takes about 18 months for lime to break down fully and completely change the pH so it is best to apply lime regularly to ensure you are always at a good soil pH.

Worms worth their weight in gold COLIN McPIKE ON WORM FARMING

Worm farming is a fantastic way to fast-track your kitchen scraps and garden waste into valuable, nutrient-rich fertiliser. Worm castings and worm tea are an all-natural treat for your soil and plants. Castings have great water retention abilities, act as a natural soil conditioner, and are rich with soil-friendly micro-organisms, bacteria and nutrients. Worm farms work well for both small and large amounts of waste. • Kitchen scraps can be “worm-farmed” with a bought worm bin or you can make your own by recycling a bath or bins. The structure needs to be rain-proof, vermin-proof and have easy access to the base for collecting worm tea. Colin McPike is Operations Manager of Worms R Us (www.wormsrus.co.nz), specialising in solutions for organic waste recycling for homes, schools and rural and urban businesses.

• If you have large volumes of organic materials, for example animal manure or aged bedding, recycled baths are a great option.

• Composting worms are able to eat their own body weight in food per day and can double their population every 12 weeks. However, they regulate their population to the size of the worm farm. • Worms can be fed daily or up to fortnightly for larger farms. They also need water regularly so they don’t dry out. • Age freshly treated (intestinal or antibiotic) animal manures for four weeks before adding to a worm farm. Try a small amount in one area and check a week later to see if the worms are happy before using it. • Castings can be used at a ratio of 1:5 parts soil or compost. Worm tea should be diluted with water at a 1:5 ratio.

• Worms eat most things that were once living, although a few foods such as oils and citrus are off the menu.

Animal welfare ANDREW DOWLING ON KEEPING YOUR LIVESTOCK HEALTHY

Good health is essential for livestock to thrive. Some simple measures will ensure your stock remain healthy and happy. Like people, animals need the right conditions to remain fit. Here are some tips for keeping your livestock in prime health: • Facial eczema is a fungal disease that can have severe effects on your livestock. Time capsule zinc boluses provide reliable protection. • Blowfly can cause problems that will become serious if not addressed promptly. • Fresh, clean water is a must for all livestock. Keeping your water troughs clean is an important step towards thriving, healthy stock. • Trying to feed your stock on a small space can be problematic. Keeping dairy goats as a hobby

Goats can make great pets for a lifestyle block, with their friendly, quirky personalities and the added bonus of providing milk for the household. Goats are affectionate, intelligent, mischievous characters and are easy to handle. They are happier as part of a group so two is the minimum for a new herd. Be warned, however: once you come to know these friendly creatures, you might not stop at only two! • Allow 2,000 square metres of good quality land for each in-milk doe. If you stock more intensively, you will probably need supplementary food. Standard fencing is adequate, provided it is in good condition. Goats need some form of housing to protect them from the elements. • For their size, goats are highly productive. Dairy does can provide an average of 2.5 to 3.5 litres per day. A usual lactation is 270 to 300 days.

• Although goats may be mated from seven months old, it is safer to wait another year. They are seasonal breeders, mating between February and August, with a gestation period of five months. • If you borrow a buck for mating, it is vital to check its health status as well as your doe’s. All owners should test for caprine arthritic encephalitis, a lentivirus similar to AIDS, which affects only goats and is widespread in New Zealand. • Goat milk is more digestible and produces fewer allergies than cows’ milk. It also makes great cheese and hypoallergenic soap. • There are about 70,000 dairy does in New Zealand.

• Goats need ongoing care, including regular drenching, foot trimming, treatment for external parasites, annual vaccinations and daily milking for in-milk does.
