Welcome Many aspire to lifestyle property Those looking to buy lifestyle property generally fall into one of two categories: urban dwellers looking to upsize and move out of suburbia, or farmers looking to downsize and move closer to the city, while keeping all the benefits of country life. For those looking to upsize and move out, an easy commute is likely to be one of the important criteria. Lifestyle developments in reasonable proximity to the main centres therefore tend to carry a premium over and above comparable properties further away. Always in demand, the most sought after lifestyle regions are Waikato, the Bay of Plenty, southern parts of Northland and Central Otago. In the past year to 18 months, some of the heat that was associated with the lifestyle market, which traced back to the strong Auckland residential property market, has eased off. However, although the volume of transactions has dropped, values are still firm, and prices paid for lifestyle property transactions are higher than they have ever been. In the three months to December 2018 the median price for all lifestyle properties sold in New Zealand was $690,000, $34,250 or 5.2 per cent higher than the comparable figure 12 months earlier.

Grow your garden year round Kath Irvine offers a year round planting plan which will attract and keep valuable insects in your garden. There is a wonderful array, in large quantities, of insects who reside in your garden and can assist you in managing pests and aiding pollination. All insects ask in return for this help is a good home and a continuous supply of food! To name a few beneficial insects there’s parasitic wasps, hoverflies, bees, bumble bees, ladybirds, praying mantis, spiders, assassin bugs, lacewings and various beetles. To encourage these beneficial insects to call your garden home Kath suggests how to make the perfect abode. Plant a dense perennial / native area on your section which will be largely undisturbed. Leave or place chunks of logs or wood beneath trees / shrubs so bumblebees, for example, can create their home. This is also a good use of bigger branches you may have recently pruned as well as being a slow release fertiliser.

Advice from Kath on heirloom and wild flowers: FLOWERING UMBELLIFERAE coriander, parsnip, parsley, carrot, celery, dill, caraway, Queen Anne’s lace and bishops flower FLOWERING CLOVER (which offers the added benefit of protection for overwintering insects and nitrogen fixation), vetch, lucerne and lupin FLOWERING BRASSICAS broccoli, mustard, radish and rocket NATIVES such as hebes, olearia, pittosporum, carpodetus serratus and hoheria WEEDS like dandelion, yarrow and hawkbit are much beloved so let your lawn be wild!

Kath’s suggestions for perennials: SUMMER FLOWERING Lavender, echinacea, goldenrod, rudbeckia, thyme, marjoram, oregano, shasta daisy, bergamot

Kath’s suggestions for annuals: Kath recommends borage and phacelia as they are both high in nectar and refill quickly, making them the perfect fit amongst fruit trees and vegetables. They self-seed readily – so just sow them once and they’ll flower nearly all year from a succession of self-sown plants.

It’s important that these insects have a water source – particularly bees. It can be as simple as a bowl of water or a bird bath. Note to protect against harming the insects in your garden don’t spray chemicals or non selective / on contact killers like pyrethrum. Nectar eating insects and pollen gatherers require tiny, open flowers. Modern plant varieties often lack in nectar and pollen, so Kath recommends choosing heirloom or wild flowers. Establishing the different plants that will flower year round in your garden will ensure constant activity in your garden. Watch and see which flowers perform best in your garden. Kath particularly loves the flowering broccoli, coriander or thyme.

Tangy, tasty, tropical! Passionfruit, a tropical fruit which has been adapted to cooler climates including New Zealand, offers a long fruiting season, from Christmas through to late winter. Packed full of vitamins C and E as well as potassium, passionfruit offers a tropical fruit during autumn and winter. Producing a continuous crop, passionfruit flowers and fruits at the same time as the first fruit ripens. This extends the harvest season over several months although frosts can reduce crops. Pruning terminates the ripening season in early spring. There are three passionfruit varieties – yellow, banana and purple. Purple passionfruit is the only variety grown commercially here while banana passionfruit vines are common in northern New Zealand, found in gardens or growing wild in bush areas. In some parts of the country the banana variety has been declared a noxious plant.

Did you know? • When passionfruit is ripe it falls to the ground as opposed to being picked from the vine. The fruit will be an even dark purple colour and is sweetest when left to wrinkle. • Store passionfruit in the refrigerator. It will keep for about two weeks. Left in the warmth or direct sunlight will speed up ripening. • Passionfruit can be frozen – scoop the fruit into a bowl, add a little sugar and freeze in ice cube trays.

Here’s some introductory points on growing passionfruit successfully: • Select a position in your garden that receives maximum sunlight, is frost free and sheltered from the wind. The soil needs to be free draining – if

the vines are too wet they become susceptible to root disease. Note that heavy clay soils are unsuitable. • Plant the fruit in rows running north to south. • Passionfruit vines are heavy feeders and should be fertilised regularly, particularly during times of high growth or while carrying a heavy crop in spring and summer. • The most common diseases to affect passionfruit is grease spot, which is prevalent during autumn and winter, and brown spot which appears during spring and summer. • To treat both grease spot and brown spot use a copper fungicide spray regularly. If it does appear on your vines, remove all affected fruit (not the whole vine) and spray copper as a protective barrier to prevent the infection spreading.

Passionfruit recipes Easy passionfruit slice What you will need: INGREDIENTS BASE • One cup sugar • One cup desiccated coconut • One cup self raising flour • 125g butter, melted TOPPING One (395g) can of condensed milk One (170g) passionfruit pulp, in syrup

Directions: 1. Preheat oven to 180 degrees celsius or 160 if using a fan-forced oven. Line a 22cm square pan or slice tin. 2. Combine base ingredients and press into prepared pan. 3. Bake for 12 – 15 minutes. Remove from the oven and allow to cool for 15 minutes. 4. Using a bowl, combine the can of condensed milk and the passionfruit pulp. 5. Spread the passion fruit mixture over the slice base and return to the oven for about 12 minutes, or until the topping is just firm to the touch.

Sweet chilli and passionfruit dipping sauce What you will need: INGREDIENTS • Two passionfruits • Juice of one lime • Four tablespoons of sweet chilli sauce

Directions: Combine passionfruit pulp with sweet chilli sauce and lime juice, stir well. Serve as dipping sauce for beef or chicken.

6. Remove from oven and allow to cool until set. 7. Cut into squares to serve.

A grand old lady, re-located twice in her 114 years, and brought back to prime condition by the lavish care and commitment of a couple determined to reveal her full glory, is now for sale in Waikato.

and we had to use dehumidifiers to pump 30 litres of water out of the rear part of the house, which was cold and damp. She hadn’t been treated with the respect she deserved.

In 2007 Marianne and Ian Sanderson returned from two years in Australia. They found a small lifestyle block in Tamahere, eight kilometres north west of Cambridge, with a house that was the worse for wear. Initially they fell for the land. As time went by, they also became beguiled by the house, as Marianne explains.

“Initially, we could see she had good bones and all we intended was to freshen her up. We thought ‘we can cope with this.’ At that stage, we didn’t have any visions of what could be done, though as we progressed, we became more and more hooked into revealing her past glory, and making sure she could serve and be enjoyed for another 50 or 100 years,” she says.

“At first, the state she was in, we didn’t realise how many things had been covered up. The bedrooms were dark, the bathroom was tiny,

it served as a hostelry, one of the over 100 pubs in the township at the time. In 1915 the house was moved by ox and dray to the Firth of Thames, where it was loaded onto a barge and transported up the Ngatea River to a farm on the Ngatea Plains, where it remained as a farmhouse until the 1990s, when the house was re-located again, this time to its current position.

Expertly planted grounds developed to create a native bush feel By the time Marianne and Ian found her, the house was in a dilapidated state. Fortunately, they were exactly the right people to supply the necessary TLC. “We didn’t know where to start, so we started in the bathroom, which was tiny. We took the chainsaw out to cut a hole in the wall. That was how we discovered the walls were made of thick tongue and groove, which was how she had survived. “We went on from there, inch by inch. Our biggest challenge was our lack of knowledge and inexperience. It was three years of solid painting, renovations, cutting holes, putting new carpet in. We put in new windows, added French doors, and fell in love with her as we did it, as we exposed the soul she had always had.

“Even though we spent our life savings, there are no regrets over that. We were committed, and this house deserved it. After all she has gone through, we cannot help but admire her, and we know her personality holds us so safe. She started life as a pub, and we can still sense a lot of very happy drunks in our house,” says Marianne. Acknowledging their time in Australia, they named the house Gumnut Cottage. Now, another piece of good fortune has prompted Marianne and Ian to sell. “About two years ago, Ian received an invitation to purchase raffle tickets from CoastGuard NZ. One of the main prizes was a $10,000 gift card for a new kitchen. I liked the idea of that, and we needed it for the house, so we decided to go into the raffle. There was a deal, if you bought ten tickets, you received one free, so we spent $100 on the raffle, which seemed like a lot at the time. “We received tickets with ten consecutive numbers back, plus one out of sequence. Then, when the draw was made, our bonus ticket was a winner, though we didn’t win the kitchen, we won an even better prize, a $45,000 Haines Hunter boat. Wow! “Anyway, since we have had the boat, we have only had 10 hours use on the engine. We decided that we want to use it more, so being newly retired we are now looking for a beach lifestyle,” explains Marianne. To make that happen, they have brought in Angela and Russell Thomas of PGG Wrightson Real Estate, Hamilton to find new owners for Gumnut Cottage. Angela describes the property as like no other.

“As well as Gumnut Cottage, it includes outbuildings and a studio flat suitable for an elderly parent, older child, boarder or as a B&B. “Describing Marianne and Ian’s efforts as a labour of love is understating it. They have completely transformed this into a home for all seasons that is virtually unrecognisable from her previous incarnation. “In addition to the complete interior and exterior refurbishment; French doors, big sash windows and native timbers paying homage to the past; a pellet fire, underfloor bathroom heating and a heat pump; a six month old stone-look kitchen and two modern bathrooms fully exploit the grand old dame’s personality and create a sense of comfort that is beyond reproach,” says Angela. Expertly planted grounds developed to create a native bush feel, three paddocks, house gardens and spring sourced water all add to the tranquil picture, as do the property’s resident birds, including tui, ring neck doves, waxeyes, fantails, morepork and pukeko. Marianne says these have created an extra chapter to the Gumnut Cottage story. “Last spring our native birds had a visitor for two weeks. Playing in the kowhai with the tui was a kaka. This bird is on the highly endangered list, and the bird society was delighted, as they have a kaka breeding programme in the Maungtautari Forest, which is 15 kilometres from us. Our visiting kaka was un-banded, meaning he was attracted to the flock up there and doing his bit to keep the species going,” she says.

weather but isn’t too well sealed that it gets overheated and retains moisture. Ventilation is essential so get into the habit of opening the door or flipping open roof vents. Heat, plus moisture, attracts moulds and fungi so create air flow so a build-up of both doesn’t occur. • In cooler months install a heat storage system such as a barrel of water or a stack of bricks that will hold the heat of the day and radiate it out through the night, keeping the cold at bay. You can also cover your veges with sheets of newspaper or bags when it frosts. • Be aware plants can get over exposed in a warm greenhouse in full sun. A tell-tale sign is burned leaf margins. They spend their time between this and another home, in Bangkok, where they are both Asian art professionals. Love first brought Jane and Bruce to New Zealand: originally from the United States, living in South East Asia, and keen to marry without the complication of bringing friends and family from around the world, they decided on a small, simple ceremony, and Marlborough offered the ideal combination of romance and remoteness. A few months after the wedding and honeymoon, looking at deepening the connections they had made to a country they had fallen a little in love with, the opportunity came up to buy what was

already one of Marlborough’s most remarkable contemporary homes, designed by prominent Christchurch architects Kerry Mason and Huia Teriti, and built in 2005. Seeing photographs, Jane and Bruce took the plunge, returning to New Zealand to view the property. A year later, they owned it. “As soon as we arrived, we were absolutely entranced by the spectacular view to the Richmond Range, and we felt completely at home. I had never felt this way about a place or property before. I felt very grounded and a tremendous sense of peace here,” says Jane. That was their inspiration for naming the property Bhudevi, the Sanskrit name for Mother Earth, or the earth goddess. Their years immersed in Asian culture also influenced what they did to make the home their own, adding Indian sculpture features in the garden, and decorating the house with their Asian art. Transforming Bhudevi’s exterior was another challenge. While Jane’s pet project was

turning the 6.3 hectare vineyard organic, Bruce had a vision for the 1.5 hectare grounds. “We came to New Zealand for nature, so the plan was to plant entirely in natives. We wanted it to look like nature undisturbed. There is a calmness about green, which is a constant with New Zealand native species,” he says. Established since 2009, Bhudevi’s grounds now include an outdoor sculpture garden, a native garden along the creek, a secluded rock and fern garden, and an elevated garden with views overlooking the vineyards across to the Richmond range. Birds feature in the native garden, which has many sheltered and open seating areas to enjoy the birdsong, the plants, and the sculptures. Smaller garden rooms adjacent to the house are inspired by formal designs. A citrus garden, bordered by a myrtle hedge, features a pavilion enclosed in wisteria. A small hydrangea garden acts as an extension to the glassed library at the west


end of the main house.

Although they have loved the property, and are committed to Marlborough, where they have made many friends, they have decided to reduce in scale. Ginny Langmuir and Ross Grainger have lived in their Lansdowne Valley home since 2008.

• As the Valais originate from the mountain areas of Switzerland they are used to cool and dry conditions. So here in New Zealand, in a wetter climate, care needs to be given to the sheep’s feet as they can be prone to foot scald and foot rot. In contrast in warmer climates, be aware of fly strike and the sheep will require

twice-yearly shearing and shelter from the heat. • A Valais diet is similar to a goat’s, enjoying herbs and plants found in the mountains, along with grass and clover. In addition to ordinary pasture, the sheep love high protein muesli or nuts. • Lamb fleeces are very soft with fibres that average 28 – 30 microns in diameter while the adult fleece is coarser at an average of 38 microns. Spinners tend to mix it with other fibres such as alpaca. The wool is excellent for felting and the fleece is white and fluffy, offering a “cuddly toy” appeal. • Both New Zealand and the United Kingdom’s breeding adheres to the original Swiss Breed Society Standards. This means, in New Zealand, imported embryos have genetics that can be traced back to the original Swiss parentage.

It’s a Dog’s life The hugely popular ‘A Dog’s Show’ first appeared on our televisions in 1977, introducing dog trialling to urban dwellers. John Gordon, presenter and producer of the show, has had a life-long love of dogs. So with a great knowledge of working and training dogs, John who is also a lifestyle block owner, offers advice on preparing dogs for small farm living. As John says dogs are very much a part of New Zealand’s countryside. Wanting to have one on your block is natural and will give you and your family a lot of pleasure. The better you train it to fit your lifestyle, the greater the pleasure. The breed of dog suitable for lifestyle living is varied. The key is a breed that can be easily trained. Not necessarily to work livestock, though it can be useful, but a dog that obeys commands so your family, your pets and livestock live together peacefully. Your relationship with your neighbours is important too and another

reason to train your dog well. For a great relationship with your neighbours your dog needs to understand that fences are boundaries and to respect that. The most desirable trait in a dog is a calm and friendly nature, along with enough brains to understand commands and to respect them. John says new lifestylers are often tempted to get a large, freerunning dog to match their new and larger territory. That’s fine so long as the dog is trained to stay within the property. If it doesn’t, while in small part that may be due to the cross or breed, most of the problem stems from a lack of training. If you bring a puppy onto your small farm it is important to teach them not to chase stock and encourage children to respect dogs and be confident with them. You can also consider having an older dog

join your family as they are often already trained and therefore will behave around children and livestock. This is particularly true of adopting a semi-retired working huntaway or heading dog from a bigger farm. With the nature of lifestyle living, with neighbours in closer proximity, it is important for a dog to only bark when required. As John says, “you cannot complain about a neighbouring canine chorus if your dog also serenades the moon or passing clouds.” The key to teaching silence is, as with all training, insist and be consistent. As for shelter John suggests whatever option suits you as a family - basket in the house or on the porch, kennel outside; whatever, as long as they are contained at night and whenever you are absent.

Richard says the peace, sunshine and birdsong make it difficult to leave the house for work in the morning. “Bishopgrove is walking distance from the university, the hospital and much of Dunedin’s CBD. “Our grandchildren have a wonderful time whenever they come to stay. What is unusual for a stately home, particularly in Dunedin, is that it remains close to its original design. Even so, it has all the modern amenities, including dual system central heating, contemporary plumbing and bathrooms, three-phase underground power and an indoor and outdoor integrated speaker system, plus a large modern kitchen,” he says. Samuel Nevill was the first Anglican Bishop of Dunedin, consecrated in 1871, and Primate of the church in New Zealand from 1904 until 1919. He lived in the home from its construction until his death in 1921. From 1931 to 1971 Bishopgrove was used as the bible college of the Associate Churches of Christ, as Christine explains. “Many graduates and associates continue to return to this day, drawn back by close ties and fond memories. Prominent among the students were Sir Garfield Todd, former Prime Minister of Southern Rhodesia, and Dr Fred Hollows, the famous eye surgeon, whose work with the disadvantaged is legendary,” she says. Christine’s research into Bishopgrove’s history also underlines the enduring influence of its

original resident. “Bishop Nevill was a widely travelled man with a love of botany, which explains the origins of the many magnificent trees, past and present. One tree was reputedly the largest kauri in the South Island. Unfortunately it allegedly ‘fell over’ prior to our family’s arrival here. “There was also a Glastonbury Thorn, reputedly grown from a cutting Dr Nevill acquired from the original thorn tree at Glastonbury Abbey in England. Legend has it that the original tree grew from the staff of St Joseph of Arimathea, which he plunged into the grounds on which the Abbey was built. Many have searched for traces of this tree at Bishopgrove, so far without finding it. However, there is a copy of a letter from the Bishop’s widow describing his pride in this tree and its approximate location. “Legend also surrounds another of the trees, one that we still have, a Cedar of Lebanon. Reputedly, this was also brought here by the Bishop, who acquired a seedling from Lebanon during a visit to the Middle East,” she said. As the Farry family themselves originate from Lebanon, Christine says this tree has a deep and meaningful significance. Birds that share the cedar, and the property’s many other trees with the Farrys include wood pigeons, cranes, fantails, tui and paradise ducks. Bishopgrove’s grounds also feature a delightful free flowing stream, says Christine.

“Pine Hill Creek flows through the property, fed by a beautiful waterfall. Glow worms abound along its banks, fresh water crayfish and baby trout enjoy its waters. The remnant of an old dam still exists, a reminder of the days before town supply of services such as water and electricity,” she says. Community project delivers on Fiordland’s affordable retirement housing needs An innovative community project first conceived 25 years ago is now coming to fruition in Te Anau. Murchison Villas is a 23-unit village providing affordable retirement housing on north-facing plots with mountain views. Previously in the area, residents who were no longer able to stay in the family home had to move over 100 kilometres away, to Invercargill or Winton, distant from friends and family, for suitable accommodation. Bev Coppin is set to be one of the village’s first occupants. A Te Anau local for the past 26 years, she has seen contemporaries with no choice but to move into retirement villages outside the district, and was delighted when the opportunity came up for her to stay in the town. “As far as I am concerned, we have everything we need here: good medical services, shops, and a pleasant community. I have friends who have moved out of Te Anau into retirement accommodation elsewhere and apart from being so far away, although they have nice units, they can be like living in Coronation Street, all joined together. That wasn’t for me. I much prefer this complex and my stand alone unit. “There are no steps in my new place. I use a walker, so moving in and out of my current

house, I have to lift the walker up and down the steps, which is not easy, and it will be great not to have to do that any longer. Mind your own Beeswax Cornelia Holten of KoruKai Farm shares her beeswax food wrap recipe. Living in rural or semi-rural areas can mean recycling and removing waste from your property is trickier than for those residing in the city and surrounds. Here’s an easy and effective way of reducing your plastic waste by eliminating the need for plastic wrap from your home.

What you will need:

• 100% cotton fabric • Pinking shears to cut the fabric and prevent fraying • Small paintbrush, unused (then keep for this purpose only) • 100g beeswax • 20g coconut oil Method: 1. Wash and dry the fabric you would like to use BEFORE you cut it into desired pieces. Cornelia says she made the mistake of cutting it into pieces and then washing it and by doing so caused the fabric to fray. So wash then cut the fabric so fraying won’t occur. 2. Place coconut oil and beeswax into a double boiler. Cornelia used a Pyrex jug and a pot with water in it to melt the beeswax.

4. Once the wax is melted and the cloth pieces are hot remove the baking tray from the oven and brush each piece with the wax and oil mixture. Simply wax one side of the cloth and then place another one on top and brush it again on the top side. Always supervise children when doing this step as the wax can be very hot. 5. Once painted with the wax and oil mixture, return to the oven for 1015 minutes for the whole fabric to become infused with wax. 6. Remove from oven and quickly hang each piece on a clothesline. Be fast! As it prevents the beeswax from cooling and the pieces from sticking together. If this happens, simply reheat the remaining pieces in the oven. 7. After just a few minutes of drying, the beeswax food wraps will be ready to use.

Tips for use: To use a beeswax wrap firmly press it around your food or bowl. The warmth of your hands activates the mixture and the cloth will stick. Wait for your food to cool before using your wax wrap. Don’t place beeswax wraps in the oven, dishwasher or microwave as they will melt! To clean the wax wraps use cold water and mild soap (eco-friendly is best). Either immerse in cold water and dish soap or sponge off with a dishcloth. Air dry on a dish rack or use a tea-towel to pat dry. Some oils and sauces may stain your wax wrap, but your food stays fresh.

3. Place cloth pieces onto a clean baking tray and place in an 80° oven for about 10 minutes.

As they can’t be washed with hot water, do not use them to cover raw meat.
