Project Overview Landscape Architecture, produced the Downtown San Jose Street Life Plan to improve the public realm and cultivate activity in targeted areas of the Downtown District. As a step in fulfilling this plan, the San Jose Downtown Association selected Verde Design to provide design services for the median and streetscape improvements along portions of South Almaden Boulevard. and

The project area is a broad vehicular-dominated boulevard encompassing a cross-shaped swath of Almaden Boulevard - extending between Santa Clara and Grant Streets - and Park Avenue - between Market and Delmas Streets. This stretch contains an array of office buildings, banks, residences, and surface parking lots, along with the Center for the Performing Arts, Tech Center, and the San Jose Convention Center. Many of the buildings are oriented with their service entries facing the street, creating an unpleasant if not non-existent pedestrian experience. The

a creative, sustainable, and easily maintained, planting and material palette to both reflect the identity of Downtown San Jose and create a lasting aesthetic for the area. Aside from the aesthetic considerations of the design, a primary goal was a net reduction of overall labor and maintenance costs. The design for Almaden Blvd. accomplishes this with three guiding principles:

improving tree health The stretch of Almaden Blvd. is home to about 183 Californian Fan Palms (Washingtonia filifera) that are susceptible to Gliocladium blight (or pink bud rot, as it is commonly called). This fatal palm disease is exacerbated by overwatering, which, given the water requirements of the existing turf, makes it a widespread problem. Currently, a chemical treatment is applied to the trees annually to prevent it, which requires extensive time and money. By proposing a minimum of 3’ between the palm trunk and adjacent irrigated planting area, the risk of death by disease is greatly lowered. In addition to saving the labor and material cost of annual treatment, the use of chemicals is minimized and the replacement of trees due to overwatering will be much less likely to occur.

Reducing Landscape Maintenance consumption reduction has a major emphasis in the creation of a sustainable and low-maintenance landscape design. Eliminating the existing turf grass and replacing it with a mix of droughttolerant and low-maintenance grasses and succulents goes a long way towards reducing the frequency of maintenance and resource consumption. The proposed planting palette, which includes bunch grasses and other non-hedged plantings, requires minimal maintenance, with trimming suggested just 1-2 times per year. Strategic Material Use Working with the above strategies, the use of recycled materials such as crushed stone and tumbled glass helps keep planted areas away from the palm tree trunks while contributing to the visual appeal of the medians. The selection and application of materials aim to mitigate the spread of particulates resulting in minimal, if not nonexistent, maintenance of hardscape areas. Taking into account areas of increased traffic– at crosswalks for example– various design strategies are employed to keep loose materials in place and outfit highest traffic areas with more permanent solutions, such as precast pavers. The net reduction of planted areas minimizes irrigation and maintenance costs, however, by providing textural and visual contrast to the planting design, the materials are elevated to a design feature rather than a mere cost-saving measure.

Preliminary Cost Analysis Upon approval of the conceptual design, Verde design was tasked with providing a rough order of magnitude cost analysis for the project. This included coordination with local vendors and contractors to provide relevant, up-to-date pricing for a project of this type and size. The overall cost analysis takes into account the demolition of existing landscape, irrigation, and site utilities, and the installation of new drip irrigation, planting areas, groundcover, hardscape, and project signage. The cost analysis also includes design and construction contingencies to compensate for unexpected costs that may come up in the finite design, permitting, and construction process.
