PROJECT CONTEXT RIVERFRONT DEVELOPMENT, SANTA CRUZ The project is located adjacent to the existing San Lorenzo River Levee to the east and Front Street to the west. Front Street runs one block east of Pacific Avenue, the main commercial street in downtown Santa Cruz. Cathcart Street connects Pacific avenue to Front Street and as proposed continues eastward as a pedestrian thoroughfare to the levee and beyond. The existing development in the area sits behind or in front of the levee, depending on your vantage point, and does very little to connect the community to the river. The proposed development seeks to integrate this connection in a manner that is both respectful of the setting and in many respects setting the tone for future riverfront development. Approach: In developing conceptual thoughts for the Riverfront Development in Santa Cruz our team felt the intent of the development is the strength of the development – connect residents to the river. Our plan seeks to support and enhance this ideal. One which is sorely lacking in my community of Santa Cruz. We see this project as both a private yet very public project. The success of the project is the integration of the public with the private spaces in a manner that hopefully is not a straight line or involves a solid fence.

PROJECT APPROACH RIVERFRONT DEVELOPMENT, SANTA CRUZ

On Front Street, we see a new streetscape which integrates circulation, site amenities

At the upper level, we are greeted by a landmark sculpture again reflecting the presence

and vegetation in a carefully orchestrated manner. New sidewalks of colored concrete

recycling containers. Street light or building mounted lighting will offer both visibility for evenings but also to celebrate the architectural character of the facades. The Cathcart pedestrian connection is a visually and physically important one to establish a relationship from the river to downtown, which is also sorely missing. Connections, visually and physically, are important and will be the components that will make the project a success in the eyes of the public. Beginning at the intersection of Front Street and Cathcart we propose a tabled intersection allowing a seamless pedestrian crossing – one familiar to locals along Pacific Avenue. Looking east at this intersection one will see the retails spaces on the ground floor spilling out in to a plaza space with tables and chairs. The ground plane in this space transitions to architectural unit pavers to bring both texture and color diversity to the space but also a qualitative presence. As one looks east at this point, a set of stairs leads upward to the levee, which is broken up by trees and a green edge creeping in “over” the stairs. The north wall adjacent to the stairs utilizes artwork to start making connections to the rivers with a textured wall

For the community a new proposed view deck would extend over the river not interfering with the flood plain but further reinforcing our idea of connecting users to the river. The residential units each would have their own small outdoor patios which connect via stairs and a walkway to the river walk. The adjacent public spaces can be programmed for any number of uses from seating areas and lawn to small playgrounds to gardens. Further to the south we introduced another river overlook which sits on the side of the levee and provides both a small performance space and quiet reflective area. The river walk in the area of the project would be re-envisioned as a concrete walk reflecting the permanence of the river and the community’s connection to it. Site lighting, trash urns, benches, bike racks and narrative signage continue to reinforce the quality of the space. The roof top areas can be developed to serve multi-function roles for seating areas with fire pits to bocce courts and vegetable gardens. A rooftop bar in this location would be hugely popular with the view to the river and beyond.

SITE FURNISHINGS & MATERIALS RIVERFRONT DEVELOPMENT, SANTA CRUZ The selection of materials and site furnishings aims to develop a cohesive palette of colors and textures to create a dynamic and inviting live-work environment for both night and day. The modern aesthetic of sharp linear forms is softened with comfortable furnishings made from natural and man-made materials with warm tones and textures. Minimalist railings keeps views of the river and interior spaces open. Tables and chairs are combined with modular bench seating to create a uniform style while giving each space its own unique character. Materials on the ground plane, which include precast pavers, stone pavers, wood decking, decomposed granite, and colored concrete, help to delineate public right-of-ways from private and semi-private areas. Spaces have been designed to include a variety of site amenities such as play equipment, fire pits, and game tables that activate the spaces during both day and evening. All of these components, working in tandem with the architecture and natural elements, form a series of distinct spaces, both programmed and informal, that are seamlessly stitched together to create a dynamic waterfront experience for residents and visitors.
