Maintenance services are available seven days a week.

FREQUENTLY ASKED QUESTIONS WHAT SERVICES WILL YOU PROVIDE FOR MY HOME? Our management services include marketing and promotion of your rental, trained and motivated reservation staff, 24-hour front desk services, housekeeping and maintenance services, inspections, mid-week cleans, monthly accounting of rental income and related expenses, and more. ARE THERE ANY SPECIAL ADVANTAGES FOR OWNERS? Our owners receive a complimentary membership of Premiere Golf Membership while in program. This allows them to enjoy the many benefits of being part of the South Seas family, the pools, the fitness center, beach amenities at South and Sunset Beaches, on-resort transportation, preferred tee times, complimentary tennis court time daily, and discounts at all food and beverage outlets (including alcohol) and rentals. WHAT ARE THE MANAGEMENT FEES? We have multiple management agreements. Understanding that each property is unique and every homeowner’s needs are different, we will be glad to go through your options to select the best program that fits your needs. Understanding your specific needs helps us to craft the most efficient structure tailored to you and your home. WHAT ARE THE UP-FRONT FEES? We provide linens for all homes on our program. Owners will be charged for linens upon joining the rental program. There is also a one-time fee for installment of the front door lock to our standardized “KABA” electronic lock system. In order for us to market your property across multiple digital channels, we charge for professional photos to be taken. If your home is not already equipped with a resort compatible phone line, one will be installed for a nominal fee. DO YOU PROVIDE MAINTENANCE? - NO HIDDEN FEES Our team of trained maintenance engineers responds to a variety of guest and owner service calls. For a flat monthly fee, the Minor Maintenance Program covers the cost of maintenance labor for things such as light bulb replacements and annual home inspections. Specific information on cost and coverage is available from our Property Management team. HOW LONG IS THE RENTAL CONTRACT TERM? The initial contract term is for 3 to 5 years, with automatic renewal on an annual basis. The agreement may be terminated with at least a 180 days notice prior to the expiration date. WHAT IS YOUR ACCOUNTING CYCLE? Each month, we will provide owners with an accounting statement of income and expenses. Statements are sent by mail 20 days after the end of the month.

Our on-site reservations department is responsible for ensuring that guests’ reservations are booked accurately, quickly, while up-selling resort amenities. The department operates 24/7. Through a rate and restrictions yield process, revenue for homes and condos is maximized on a daily basis via our dedicated revenue optimization team. And our thoroughly trained sales representatives work tirelessly to ensure group and meeting business during our shoulder and off seasons to fill homes and rooms. DIGITAL MARKETING South Seas Island Resort’s internal marketing team provides expanded reach to target audiences beyond what other rental agencies can offer. We connect to tens of thousands of booking engines and travel agents worldwide via a Global Distribution System. We sell homes and condos on travel sites such as Expedia, Booking.com, Airbnb, VRBO, and more. We have a strategic digital marketing plan to drive bookings to Southseas.com, our proprietary website that’s comprised of search engine optimization, advertising, electronic customer relationship management program (eCRM), strategic linkage partnerships, and social media initiatives. ADVERTISING & GRAPHIC DESIGN South Seas Island Resort uses mostly digital advertising efforts as it drives more targeted marketing and provides for a higher ROI (return on investment). The resort uses an attribution modeling system to determine the most effective combination of ads to serve users to get them to make a purchase (whether online or through our call center). We have partnered with companies like Visit Florida and more for referral advertising initiatives. We provide print and digital advertising in publications like the New York Times, Chicago Tribune, Boston Globe, Star Tribune, and more.

Our team regularly responds to the leads that fit the resort, and a variety of these targeted, qualified leads turn into stories, both online and in print. Additionally, the resort has a strong social media presence, with campaigns designed to build brand identity, engage with Facebook, Instagram, and Twitter followers, and persuade the audience to book with us. The team also works to ensure we are generating a high volume of positive customer reviews to build credibility of the service experience with potential new guests.

If you have chosen not to rent your home through South Seas Island Resort but are looking for an experienced team to look after your home, we offer different levels of Property Management to add peace of mind that a reliable and expert team is available to inspect, supervise and closely monitor your home and all service providers that you may have already hired.

The program allows ownership of a vacation home to those who don’t have the financial resources to own one outright, who can’t warrant the purchase of one due to limited vacation time, or who simply do not want the bother or additional cost of being a landlord. The Owner Relations Department is superb. The current director, administrator and property managers are dedicated to making the resort’s relationship with the owners a true partnership.
