WOODLAND HOLIDAY PARK nestles just off the B1159 coast road, between Cromer and Mundesley. We’re ‘off the beaten track’ – something you’ll very much appreciate once you’ve slowed to the relaxing North Norfolk pace of life – and the holiday park is approached by its own private drive which passes through farm and woodland. Our tranquil surroundings offer you the ideal place to soak-up the warm sunshine (nearby Sheringham is on record for having the most hours of sunny weather in the UK), take in the fresh, sea air, forget your worries, put the rest of the world into perspective and enjoy yourselves – just what Norfolk holiday parks are about!

ERHAPS YOU'VE VISITED North Norfolk before and can't wait to return. Or maybe a friend has been raving about their last holiday here and you've decided to find out what all the fuss is about. Whatever your reason, North Norfolk is a very special place begging to be discovered and enjoyed. It's a place where everlasting family memories are made. North Norfolk is renowned for its spectacular coastline, fantastic wildlife, miles of glorious beaches, seaside communities and a beautiful hinterland of rolling countryside and picturesque market towns and villages. Between the lively seaside resort of Hunstanton and the pretty town of Sheringham is a spectacular coastline, most of which is designated as an Area of Outstanding Natural Beauty. Here the landscape of tidal marshes, creeks, shingle spits, and sweeping golden beaches is backed by Christmas-scented pine woods. It includes the Holkham Estate, and its beach at Wells-next-theSea, voted the best beach in Britain. Further to the East is the imperious Victorian clifftop setting of Cromer, with its Victorian pier striding proudly out to sea. The coastline then meanders southward to the secluded beaches of Mundesley and Happisburgh, and inland to the traditional market town of North Walsham. The magic of north Norfolk is that as the seasons and tides change, it offers completely different qualities and scenery. Head inland and you'll discover an undulating countryside with a rich agricultural past and home to a host of small and award-winning food producers. Pretty market towns are also waiting to be found, including gems such as Holt,

Aylsham, Fakenham and Stalham. Their historic streets lined with independent boutiques, galleries and delis are perfect for a day's ambling. The area is rich in heritage and culture too - grand stately homes, museums, festivals and theatres are in abundance, as are popular and unique family attractions, walks and boating tours. Popular National Trust properties including Blickling Hall and Felbrigg Hall, with their extensive grounds, restaurants and shops are perfect for a day out. As are the independently-owned, and therefore unique, houses of Holkham Hall, Houghton Hall and the royal home and estate at Sandringham (now home to Prince William, Kate and George). North Norfolk is also alive with an abundance of fauna and wildlife. The coast, with its RSPB nature reserves at Titchwell Marsh, is renowned for its birdwatching opportunities, rare sightings and impressive seasonal migrations. You'll also discover winding country lanes and woodlands ripe for a spot of foraging, seas perfect for fishing and rock pools calling out for nosey children with nets and buckets in tow! There's a whole other world waiting to be discovered all within easy reach of Woodland Holiday Park.

Food Woodland Holiday Park caters for every taste, with spacious eating facilities that suit the whole family and all age ranges.

We offer a wide range of delicious food and refreshing drinks from our clubhouse bar and restaurant, from morning coffee – made from freshly ground beans – to a light lunch, to a full three-course dinner. Everything we serve is of highest quality, freshly prepared, locally sourced and

represents excellent value for money. To quench your thirst you can relax with a drink in our bar and enjoy the regular live entertainment to round-off the day. Even our clubhouse bar is completely familyfriendly and we welcome well-behaved children of all ages.


LUNCH Available Monday to Saturday, from 12 until 2, featuring a selection of light meals and sandwiches with traditional and continental breads. A traditional carvery Sunday lunch is also available throughout the year so you can still experience that ‘home from home’ feeling – without the washing-up afterwards.

DINNER We offer an excellent selection of English and more cosmopolitan dishes using the finest and freshest local produce. We also offer an all-day menu during the peak season.

Our North Norfolk woodland gives you the chance to break away from the hubbub and get back to nature amidst traditional, natural woodland of the kind that used to be common all over the country. It’s the kind of environmentally-friendly Norfolk holiday that you don’t quickly forget.

Follow our trail and learn something of the wildlife, flora and fauna surrounding you – from rare species of butterfly to the gentle miniature deer that frequent the woods.

BEACH WALKING & RUNNING

There’s nothing quite like fresh, sea air to inspire a bit of healthy exercise and work up an appetite. There’s the space and variety of options to go off in a different direction every day of the week and you can explore to your heart’s content, whether you’d like a leisurely stroll or a fullblown walking holiday in North Norfolk.

INDOOR POOL & SAUNA

Our lovely, heated indoor pool is open every day, whether you’re looking for exercise or a splash about (there’s a children’s splash pool too), and the sauna’s there for that extra relaxation. Please bring your own towels.

FRESHWATER FISHING

Our fishing lake provides yet another form of relaxation for those with the patience to land that big one. It’s stocked with a variety of freshwater fish, from Roach to Carp – all waiting to challenge your skills, whether you’re a beginner or a veteran of fishing holidays in Norfolk.

The seaside wouldn’t be totally complete without those slot-machines, so here’s an alternative way to while away the time for an hour or 2 on a rainy day.

Your only ‘extra’ is caravan insurance which you are free to purchase from any insurer / agent; we will be happy to assist with any contacts if you wish.

These charges are for ground rent, mains water and sewage (payable in full or by Direct Debit over 8 months – charged pro-rata if the sale is made after the season starts) VAT included. Electricity is metered and invoiced twice yearly in March & September. The charge is the unit cost as invoiced by the electricity supply company, VAT at the current rate (presently 5%) and is subject to a £10 (per 6 month) service charge levied by Woodland Holiday Park.

These are the 2015 prices and are subject to increments on an annual basis.

SITING CHARGES

When choosing a plot to site a brand new caravan of your choice, a deposit of £3000 will be requested to confirm the order and reserve your chosen plot. This deposit is for an option to purchase outright your chosen caravan and is non-refundable. Any deposit paid will be credited against your chosen caravan. The chosen plot will be held until your caravan is due for delivery and siting – if this is longer than 3 months from the date the plot is reserved a proportion of the current ground rent will also be charged, being deducted from the deposit paid. When having a holiday home sited on your chosen plot, a one-off fee of £3000 is charged for the siting, blocking & levelling of the caravan plus any axle support stands required along with connections to mains water, drains and electricity. Gas service is by bottle propane (purchased from reception).

OPERATIONAL DATES FOR CARAVAN HOLIDAY HOME OCCUPATION

Your holiday home may be occupied during the period starting early March through to the first Sunday/Monday of the following January. This 43 week ‘season’ means you can enjoy Christmas & New Year with us ! ‘Marlings’ clubhouse opens every day from 8.30am (special opening times operate over Christmas & New Year period). Holiday Home owners enjoy 10% discount off published charges for the swimming pool and sauna.
