t is nifty number nine for Places & Spaces as we continue to be your real estate magazine of choice where you source the real estate options best suited for all your residential and commercial needs.
Now three years in, we are even more focused and fastidious about giving you what you want, what the industry has to offer and what is hot and happening from Morant Point to Negril Point and several stops in between. Penthouse A Brilliant Gem in the Heart of the City
W
hen I first heard about this extraordinary Penthouse which was located just off Ruthven Road in Kingston, Jamaica, I was understandably skeptical. When the owner said it was 6000 ft. of exceptional living space, it made me wonder even more! I could not imagine a penthouse of that size, so close to New Kingston and not knowabout it before. When I got there, I saw a rather ordinary-looking Apartment building, which appeared to be about twenty to thirty years old. I entered the lobby and rode the small elevator slowly to the top floor. I got out, turned left and headed for the entrance to the Penthouse.

First impressions are everything in my line of work and I was immediately impressed. The entry-way was well lit and nicely proportioned. I then checked out the first bedroom and bathroom on the left and was fascinated by their sheer size and finish. Proceeding up the passageway to the Master Bedroom on the right, I walked into what felt like one of those luxury hotel suites, with extraordinary spacious capacity, generously designed with lots of windows and seatings, also beautifully, wonderously unexpected. And what would you expect to find in a Master Bathroom that has all the amenities of a posh Resort? Why a Jacuzzi tub of course, along with a bidet, two sinks and brilliant natural light coming through skylight above, to further illuminate this glorious spot. I went back to the hallway and the next room on the right, going through a small hallway with a linen closet on the left and powder room on the right, was the Study, complete with a built-in wooden bookcase, the kind intricately crafted by the best of Jamaica’s world-class Artisans.
First impressions are everything‌ I was immediately impressed.

The Living Room‌ the piece de resistance of the entire property.
On the left, across from the hallway, is another spacious and well-furnished en-suite bedroom with bathroom. From there I proceed to the space that is possibly the piece de resistance of the entire property – the living room! To say I was shocked by the sheer magnitude and magnificence of the room would be an understatement. The room was approximately 740 square feet (about the size of an average one-bedroom apartment) and led into an even larger covered outside entertainment area, to the left of which is is a huge dining room, large enough for a twelve-seater dining table, which leads into the kitchen.

Completing the service area was a laundry room and full Helper’s Quarters with its own bathroom. Stepping out into the covered area I was amazed at the amount of space there. Beyond that was an uncovered area, perfect for outdoor barbecuing and dining. To the left of which was another shocker, probably the biggest wonder of it all… an above-ground swimming pool, complete with viewing windows! When I asked the Owner how they managed to construct a swimming pool on the penthouse floor, she explained that the original Owner, who was the actual Developer of the building, insisted that he have his own pool. The end result is a surprisingly awesome outdoor entertainment area with a pool and an amazing view of the New Kingston skyline. One-of-a-kind properties such as this incredible Penthouse, located in Kingston City, are rare and a sight to behold and even better to live in! Six thousand square feet of plush, refined living, situated a mere stone’s throw from the dense and busy New Kingston business area. In most cities of the world, this is not only top-of the-line prime property, but coveted value all ‘round.
Probably the biggest wonder of it all… an above-ground swimming pool, complete with viewing windows!

Opting for a bold and dramatic accent colour can balance the understated monochromatic and classic design of the room.
Mirrors: Some rooms in your home may not have natural lighting throughout because there aren’t many windows. Hang an oversized mirror or try hanging a few small mirrors to create a bigger statement. They help to reflect light and positive energy in a space that may not have been noticed. Lamps: These can be fun accessories of different colours, shapes and sizes that bring dramatic effects to a room. It’s the easiest way to add a touch of warmth to a space. Area Rugs: A good area rug can be the highlight of a room. It can make a room look bigger and will add more texture to a space. Property Owner’s Worst Nightmare
O
ne of the worst nightmares a property owner could possibly face is having his property adversely possessed. Adverse possession is the means by which a person can obtain good title to land which he has been occupying for at least twelve uninterrupted years in circumstances where the true owner of the land has failed to assert his ownership during this period. Upon the expiration of the twelve year period, the true owner’s rights and title to the property are extinguished and he is therefore barred from recovering possession.The perception among many Jamaicans is that adverse possession can only take place in instances where Jamaicans returning home after residing overseas for many years discover that their property has been adversely possessed by squatters.
However, this is not always the case. It is possible for someone to adversely possess property from even ‘under your nose!’ For example, a property owner may be at risk of having his property adversely possessed in instances where a neighbour has been using a part of his property for many years without permission or where as a co-owner he is not in physical possession of his property or included in any decisions with respect to same. It is therefore imperative for all property owners to be aware of the key elements of adverse possession and the measures they may take to prevent their property from being adversely possessed.

Key Elements of Adverse Possession
For example, changing the locks on buildings on a property coupled with further evidence of similar nature may be considered as clear unequivocal evidence of the possessor’s intention to dispossess the true owner of his property and to take possession himself.
1. The possessor must have actual and exclusive possession of the property
There must be proof that the possessor has sole physical control over the property and has been exercising his dominion as if he is the property owner. Acts such as planting and harvesting crops, making physical improvements to the property or actually residing on the property are usually indicative of actual and exclusive possession.
2. The possessor must have continuous possession of the property
There must be consistent, uninterrupted control of the property for the duration of twelve year period. It is important to note that the law does not require a possessor to have possession of the property for the entire twelve years himself. A possessor may possibly rely on his predecessors’ periods of occupation provided that the physical occupation of the successive possessors have been continuous and uninterrupted. If this is the case, the successive periods of occupation can be added to make up the twelve year period.
Preventing Adverse Possession Preventing one’s property from being subject to adverse possession claims requires vigilance on the part of the true owner. The true owner may take any of the following actions to assist in preventing adverse possession:
1. Granting permission to the possessor
This will preclude the possessor from claiming that he is in possession of the property adverse or contrary to the interest of the true owner of the property. This may be in the form of a lease, licence or some form of consent; whichever is used it is strongly recommended that it be in writing.
2. Posting ‘No trespassing’ signs and locking access points to property
This may assist in protecting the property and preventing a potential possessor from gaining access to the property.
3. Possession of the property must be open and notorious
The possessor must openly possess the property as any property owner would. It is not necessary to prove that the true owner of the property is actually aware of the person’s possession but it must be shown that his possession of the property is so obvious and generally known that it would constitute sufficient notice to the true owner that he is in possession of the property.
4. Possession of the property must be adverse
The possessor’s use of the property must be inconsistent and contrary to the interest of the true owner of the property. This simply means that the possessor neither sought nor was granted permission to use the property within the twelve year period. Instead the possessor came, saw, claimed and controlled the property as his own in opposition to the true owner’s rights and interests in the property.
5. The possessor must have the intention to possess the property
There must be clear, unequivocal evidence of the possessor’s intention to possess the property to the exclusion of all other persons including the true owner.
3. Periodic Surveys
Property owners, specifically owners of vacant property or undeveloped land should periodically have the property surveyed to ensure that there are no boundary violations or encroachments on the land.
4. Periodic Inspection
Property owners may inspect the property to ensure that it is not being occupied by someone else without his lawful authority. In circumstances where the property owner is unable to inspect the property himself, he may appoint an agent to inspect the premises on his behalf.
5. Seek Legal Advice
It is recommended that a property owner should seek the assistance of an attorney-at-law once he becomes aware that a person in possession of his property has met or is likely to meet one of the aforesaid criteria required for establishing a claim of adverse possession.
It is therefore incumbent on property owners to be proactive: do not let the nightmare of adverse possession become a reality!

SALSA is a very fast moving dance with many variations along with personalized moves dependent on the dancers. The more advanced the dancers the more differences that will be seen in their style of dance. The basic steps of the dance are maintained no matter how personalized the final presentation becomes. Knowing and mastering the basic steps of the dance is essential and will enable you to go anywhere in the world where Salsa is danced and fit in comfortably. Almost every dance movement is controlled by the hands of the male partner, therefore constant contact is maintained throughout the dance. This applies not only in Salsa but in all of the Latin Dance styles. Many of the moves are show stoppers and consequently many people who come to the various clubs where Latin Nights are held are there to watch and enjoy the dancers. CUBAN SALSA is also very popular and is even faster moving than the basic Salsa. It is filled with creativity and displays the personality of the dancers even more. It’s great to watch but before embarking on this advanced segment it is imperative that the dancers have full control and understanding of the basic Salsa steps. It is an off beat dance and requires more concentration than the basic Salsa. In this dance the female partner can end up in any and every possible dance position even upside down. This however must be done only with a male partner who is capable of these extreme dance moves. It requires not only strength but the proper technique to achieve these eye-catching but very dangerous dance moves. Without proper dance training and much practice these dance moves can result in very severe injuries. It looks great but there are serious consequences if you are not ready and able.

Our Jamaican dancers have perfected the famous “Casino Roll” which is directly linked to Cuba. And, to the amazement and pride of the Cuban community, we have it locked. CHA CHA is very similar to Salsa in the sense that the basic steps are almost the same, so once you have been able to effectively do the Salsa then the Cha Cha will be easier to grasp. It also is a very sensual dance just like all of the others but moves at a slower pace, thus making it easier to master. MERENGUE is the next most popular in Jamaica after the Salsa. It is the easiest of the dances and the perfect introduction for a beginner. The basic side to side movements are again enhanced by more advanced moves which again make it very pleasing to the eye. The pace of the dance can be slow or fast depending on the beat of the music. Merengue is a very close contact dance. BACHATA is again quite similar to the Marengue but with slightly different basic steps. Once you have a good grasp of the Merengue the Bachata will be easier to learn. This style is also danced in very close contact. However there is an unspoken rule and much respect between dancers which allows for comfort in knowing that there are no implications once the music ends.
In regard to Latin Dance and its exercise benefits, it is a fun and fulfilling workout. It simply means that you are having fun while you exercise. You should still maintain your exercise regime but adding a little spice to the mix makes it a lot more interesting and at the same time gives you a good all round workout. We teach all of the above styles of dance, both to our students and to corporate entities who may require in house or private classes. Our policy is to teach you the basic steps to the dances which then allows you to formulate your own personal style and in no way feel compelled to duplicate the every move of your instructor. You are taught to identify the music which accompanies each dance style. Everyone learns at a different pace and as such our classes are designed to give personalized supervision and additional instruction where needed. We have both been dancing for Eighteen and Nineteen years respectively and have taught at many of the popular clubs, also performing at events and private functions. Garlic Nobody wants to be told that they have garlic breath, but we cannot deny the rich medicinal value of garlic. Garlic contains Allicin, which is a natural antibiotic that helps your system fight infection and strengthens your overall immune system. In recent years, garlic has also been found to be a natural remedy for fighting cancer, heart disease, lowering cholesterol, improving blood circulation and lowering blood sugar. Many do not know that when applied topically to cuts and bruises, garlic can take the pain away from scrapes, bee stings, and rashes. Some swear that it can be used to clear up acne and other skin problems if you cut the clove in half and rub onto the affected area. Therefore if you add garlic to your garden, you should, in time, have a healthier household.
Chives Its mild onion flavour makes its leaves perfect for eggs, cheese and potato dishes when it is finely chopped. Sow the seeds in either the latter or early part of the year approximately a half inch deep into the earth and about 9 to12 inches apart.
Basil When you want to add a little spice to your soups, sauces, salads and even an omelet, try some basil leaves in your dishes. It is great on fish as well. In order to get the best results in your garden, plant the seeds in a small container or in your greenhouse early in the year and then move it to your garden during the summer months.
Coriander This herb is very versatile because when it is young the leaves are what is popularly known as cilantro. Coriander is a carnivore’s best friend as it seasons various types of meats beautifully when the dry seeds are ground to a powder-like state and then sprinkled or rubbed on chicken, beef, pork or ham before cooking. The roots, like escallion, can also be utilised to flavour your soup pot. Early March or April is the ideal time for planting the seeds a quarter inch into the ground some twelve inches apart, and later this should be thinned so that seedlings are established some six inches apart.

Mint We use it a lot making tea, especially when we are sick or think we have ‘gas’ but mint can do so much more. Many are unaware that it can also garnish cold drinks. Just ask a Cuban national who will be happy to make ‘mojitos’ for you which heavily features the magic of the mint leaf. Mint is generally used to make sauces or jellies and can be dusted either fresh or dried onto meats for a unique taste that refreshes your palate during eating. To tend to it in your garden, plant the roots two inches deep and give it lots of water.
Sage Though we do not traditionally celebrate thanksgiving on the island, we do stuff our birds, especially chicken when we want to do something creative on a Sunday, rather than serve the usual baked or fried chicken with rice and peas. The sage leaves are ideal for this and can also be used on pork and sausages. When planting, a green house would be good for this herb and planting should take place in spring time which is early March for us and seeds should be given adequate spacing of approximately one foot.
Thyme Great for its antifungal properties, thyme is great both for cooking as well as in a tea. Whether fresh or dried, it can be used in almost everything you can think of, from seasoning meats to stews, soups and even in your rice. Add to your garden by sowing the seeds in shallow rows one foot apart.

Be Informed Living “Tiny” in the Big City I n practice, I have received an increased interest in tiny homes due much in part to the resurgence of city living and the so called “tiny house movement.”.
“The Tiny Life”, a website dedicated to tiny living describes it as a social movement where people are choosing to downsize the space they live in with houses less than 1,000 sq ft. The reasons most often cited for this decision, and the popularity of the movement are affordability and energy efficiency – affordability, as most tiny houses are built without traditional residential financing through mortgages and instead are self financed by cash or credit; and energy efficiency, as with smaller spaces we are able to reduce our environmental footprint by using significantly less resources and energy.
Simply put, tiny homes are more than just houses of limited or reduced square footage. Rather they are high efficiency homes with utility often made multifunctional to maximize every volume of internal space. Tiny houses are usually free-standing, mobile, adjoined or apartments of 400 sq ft or less. In cities around the world, smaller spaces facilitate greater densities which allow the similar amenities of much larger residences but within walking distance to parks, shops and offices. As many have shown interest, they want to know how we can apply this to the Jamaican context. Typical “starter homes” sold by the various housing agencies easily fall within the scope of tiny homes. Similarly the average apartment sizes are well below 1,000 sq ft, and the planning guideline issued by the Ministry of Water, Land, Environment and Climate Change recently revised the definition of a studio or an efficiency apartment as “a self-contained dwelling unit of one room that has a kitchen and a bathroom and whose total area does not exceed 400 square feet.” It is pleasing to see the interest in highly functional tiny living, especially as examples of excess – living considerably beyond our means in a big house on a hill, with much of it left vacant – have become all too typical. Tiny homes provide a refreshing alternative, especially for those content to live in apartments, choosing convenience of location over square footage. And with more housing proposals planned and under construction directly in our cities, specifically Downtown and New Kingston, utilizing the increased allowable density, tiny living will be an appropriate option for many Jamaicans. t is hard to live in the corporate area and not be aware that the residential landscape is radically evolving. Indeed, all over the Jamaican parishes of Kingston and St. Andrew, and in other predominantly urban centres in other Parishes across the Island, we see zinc-fenced construction sites where once a sigle residential dwelling stood, and when removed, reveals a compact and impressive multi-storied structure, beautifully structured, with architectural model precision, which beckons, not one, but several potential home-owners to come and well therein. What has been transpiring in residential real estate over the past twenty years or so, is a “metamorphosis” of sorts, from single-family houses to multi level apartment complexes. The frequently emerging cases of elderly couples whose children have either migrated or moved to more affluent neighborhoods, who are approached by Real Estate Developers, who either offer them cash for their property, or cash plus one of the future units that will be constructed, if they sign on the dotted line. These individuals see these investments as financially prudent, given their aging status and their diminished economic and social circumstance. The stark and uncomfortable realities of limited or non-existent Pension, inadequate financial resources to properly maintain a large home and expansive grounds, and increasing concerns regarding personal life and property safety, has sealed the deal on many of these Real Estate development offers. Communities in Kingston, such as Charlton Road, Annette Crescent, Norbrook, Three Views, Liguanea and Barbican, to name a few, are increasingly making way for these new Apartment –style or Town-house complexes that has transformed one home on a quarter or half acre of land into several homes, usually completed, from start to finish, in a relatively short space of building time, contingent on the requisite approval of building codes and zoning laws by the Kingston and St. Andrew Corporation (KSAC) and Financial Institutions. Not everyone is thrilled about these Complexes going up, as surrounding neighbours will now have to contend with noisy construction with the ensuing dust and inconvenience that goes along with it. Upon completion too, there may be increased traffic, garbage disposal and other uncomfortable social issues, that comes along with having more densely populated spaces, whether located “uptown” or “downtown” . Since 1923, when the two parishes of Kingston and St. Andrew were amalgamated, the KSAC had the sometimes

HOMES challenging tasks of regulating the growth and development of the capital city. With an ever expanding population, due both to births but more so to migration from rural areas, Kingston has for generations, opened up its relatively limite space , to accommodate persons desirous of living and making a living. The ever-growing throng of persons, jostling for space to live, work, and do business has put a tremendous strain on the capacity to facilitate everyone effectively. An outgrowth of which has entrenched and increased the growth of so-called “inner-city” communities and informal / “squatter” settlements and/or “tenements”, that are everpresent , often-times right alongside some of the most affluent and sought after neighbourhoods. With a population nearing 700,000 and an area of just over 185 square miles, the municipality struggles to adequately provide proper housing with accompanying infrastructure of piped water, sewage treatment and solid waste disposal facilities, hence these complexes are in part a much needed solution to alleviate the housing crisis, as they are also a visual improvement on the

entertainment/barbecue areas, Gazebos, Laundry area etc. are often features of the more opulent complexes. More modest Units may not have these amenities. On the other hand those who occupy more opulent dwelling face stricter Strata Regulations and higher maintenance fees. Living in a Complex may not suit everyone. If you are not comfortable or inclined to live with strangers above, below and beside you with a myriad of sight, sounds and smells, plus a lot prying or curious eyes, then this is not where you need to be. Additionally, if you have one ‘bad apple’ that plays loud music or a couple that fights and curses a lot, it can be an unpleasant living experience. If you live in a one bedroom Unit in a Complex, and you require, for one reason or the other, an upgrade to a 2-bedroom apartment on the same complex, you may have the flexibility and ease to do so, since most Unit in a Complex, provide a variety of floor plans to facilitate expansion or other amendments as per size. With a single-home location however, it may not be so easily or quickly facilitated.

Some of these complexes, especially for those who have a need to create the illusion of being “far from the madding crowd”, feature designs that make them appear “tucked away” and almost hidden especially if they are located alongside a main road that is highly trafficked both day and night. What is found within the walls is largely dependent on one’s spending capacity. “Got money? Get Benefits”. The more luxurious complexes, boasts lavish green spaces and common areas, with children play area with slide and swing set, lots of parking for both residents and their visitors, swimming pools, tennis courts and maybe even a gym. The most distinguishing feature between a moderate complex and an opulent one is the overall security and recreational features. More expensive complexes will have a low or high-end security, featuring physical Guards or electronic facility. Swimming pools tennis or basketball courts,
Convenience is a big plus in the property management process of some Complexes. The majority of Complexes will have a manager or committee to respond effectively to diverse and myriad emergencies, as part of the service included maintenance fees. The enhanced feeling of “security” is also another big plus for choosing to live in modern complexes. The phrase ‘there is safety in numbers’ holds true, especially since most modern multi-tiered complexes possess several layers of entry including a main door, a side door and then the door of your personal home. This makes it more difficult for potential criminals to get access to your space, especially if the complex has a foyer with security cameras. The added benefit of living with so many individuals around too, is the extra eyes and ears to “keep a watch on things”

Coconut Oil!
or decades Jamaicans were told that coconut oil was bad for our health . . . it would make us SICK! For the most part, Jamaicans heeded the warning and much of the general public would have nothing to do with coconut oil in cooking or other purposes. Substitutes such as corn, canola, soya bean, vegetable and olive oil emerged as the preferred “ingreasement” in meal choices. Crack the nut open later in the 21st century and the truth was laid bare for all to ingest . . . Coconut oil is a “must have” SUPER FOOD ! Scientific Research and the medical profession have concurred that coconut oil had been erroneously and regrettably vilified and given a bad rap all these years. In fact, far from been “bad”, coconut oil, as even Granny knew, is a not just good, but an EXCELLENT, food with amazing properties that can significantly impact our health in myriad positive ways. In the past coconut oil was considered the ‘devil’s food’ because it was known to be high in saturated fat. Saturated fat, called Medium Chain Triglycerides (MCTs), are fatty acids of a medium length. These metabolize differently and head straight to the liver from the digestive tract where they are used as a quick source of energy, or are transformed into ketone, which can have therapeutic effects on brain disorders
such as epilepsy and Alzheimer’s disease. It also contains vitamins E and K plus minerals such as iron. So, the “fat” fact is that far from being “bad”, coconut oil is very good.
It also appears to be especially effective in reducing abdominal fat, which lodges in the abdominal cavity and around organs and is a leading factor in several lifestyle diseases.
In countries where the population consumes a regular diet that include coconut oil, the citizens are said to be amongst the healthiest, with several generations of “long livers”. The Tokelauans in the South Pacific are prime examples, as they get approximately 60% of their calories from coconuts, yet have no evidence of heart disease.
Now, if all of the foregoing wholesome truths about coconut oil haven’t made you go “nuts” over it yet, here are a few other truths to consider as you shout “gimme dat good, good coconut oil!”
The truth is that the fats found in coconut oil actually aid rather than harm the body, it helps in burning calories and provides much needed energy. Approximately 50% of the fatty acids in coconut oil is lauric acid which fights harmful pathogens like bacteria, viruses and fungi. Women who are prone to yeast infections are encouraged to include coconut oil in their diet, and make coconut oil one of their new best dietary friend. When not fighting pathogens in your system, Coconut Oil can also fight your ever present food cravings. Yes indeed, coconut oil can help to reduce your hunger, thereby causing you to eat less with very little effort.
1. Coconut Oil reduces the risk of heart disease. By now we know there is good and bad cholesterol and coconut oil is full of the former, so its raises HDL (the good) and converts the LDL (the bad) into something that is benign and harmless. 2. Coconut Oil Is a natural sunscreen and hair restorer. Research has found that coconut oil can do your body good, even without ingesting it, as it functions as a moisturizer, sunscreen and can also prevent your hair follicles from breaking. The lipids in the oils can improve your skin’s appearance while as a sunscreen it blocks the harsh ultraviolet rays of the sun by up to 20%. It also delays the appearance of wrinkles and sagging of skin, which normally accompany aging. Imagine not needing all those costly skin care and cosmetic items monthly.
3. Coconut Oil boosts brain activity in Alzheimer’s Patients. After the ‘Big C’ (Cancer), Alzheimer’s is said to be the most feared disease in western societies because it is the most common cause of dementia worldwide, affecting mainly the elderly. For Alzheimer’s sufferers, there is the reduced ability of the brain to produce enough glucose for the energy it needs to function effectively. The ketone bodies in coconut oil have been found to supply an alternative source of energy for the brain, reducing malfunction and relieving symptoms. 4. Coconut Oil contains great antioxidant properties. This prevents degenerative diseases and can be used to treat several skin problems including psoriasis, dermatitis, eczema and other skin infections. This is why the oil forms the base ingredient of various body care products like soaps, lotions, and creams that are used for skin care. 5. Coconut Oil prevents lice!
