nderstanding that home insurance is one of the most important financial protection home owners can purchase is a task that many Insurance companies have an uphill battle achieving, as many home owners view insurance coverage as a ‘necessary evil’ and would much rather ‘wing it’ without the requisite protection. P&S sought to get a better understanding of home insurance and why it is seen as essential in today’s world where having protection offers you not just options but peace of mind.

Unlike car insurance which is mandatory, home insurance is purchased by choice. The principle of home insurance is the replacement of property, or the replacement value of the contents of the home. The premium is therefore calculated in this regard. The cost range is roughly between 0.8 per cent and one per cent for a year’s insurance, hence a home with a rebuilding cost of $5 million would cost roughly $40,000 to $50,000 per year.

Home insurance cost depends significantly on the kind of property one has and the location (whether good or ‘bad ‘neighbourhood) and building material. Nowadays there are so many demands on our limited cash flow, that when it comes down to it, insurance is usually low on the list of monthly priorities and when funds are tight, can even get “scratched off” all together. There is also the general sentiment that insurance is
a waste of good money, as one will not get back anything from paying for home insurance, as a claim can only be made if something actually happens. However, without home insurance, you could be running through a “charged mine-field” praying you do not step on a “mine” because anything can happen, and you do not want to be the unlucky, un-insuredperson it happens to. How often do you hear news stories of properties being completely destroyed and the last sentence usually states ‘the building was not insured’. That sort of scenario is all too common. Home insurance is an intricate business and while most people think of loss of property related to fire, there is also flood damage, earthquake and hurricane to think about. For some homeowners having home insurance is a must, or a compulsory part of a legal agreement for the acquisition of a new mortgage. Fortunately, most policyholders once they have been paying for years, continue to do so, even when their loans have been fully paid off. Educating the public on the importance of home insurance is critical, as few grasp that not just the physical building can be lost in a fire or flood, but all the contents housed within, including furniture, appliances, jewellery, books, clothing etc. The total, or even partial loss of all one’s life savings and accumulated possessions, can be absolutely devastating.

Jamaica is prone to earthquakes and it is believed that we may be overdue for a “big one”, which, according to reports from the Earthquake Unit at the University of the West Indies, could register with a magnitude of up to 7.5. Though our building codes are sound and our tall buildings structurally secure, the consequences of such an earthquake could be catastrophic. When we look at Haiti, Japan, Chile and most recently Nepal and see the utter destruction that occurred in these countries, we have to be proactive, not only in practicing emergency rescue scenarios, teaching our children the proper procedures to undertake if this happens, but ultimately, having ascertained how life and limb can be better secured, we should also contemplate how insurance can assist us in the rebuilding process.

As homes are ultimately the single, largest financial investment one can ever make, the loss of this home would be the ruin of the entire family. Recovery would be a long and arduous process that would, more than likely, take years. A good insurance policy coverage protects buildings and contents against fire, earthquake, flood, hurricane, and several other perils. It is highly recommended that the property be insured for its full replacement value. One should also be mindful to add the value of any out-buildings, as well as walls, gates and fences. Coverage can also be obtained for the cost of alternative accommodation, in the event the home is uninhabitable after a disaster. l

REALTORS VERSUS CRIME
F
irst I would like to make it abundantly clear that is not my intention to drive fear, panic or paranoia into the Real Estate Industry, but to sensitize all practicing realtors - the newcomers, returning and experienced realtors - to the very real challenges of crime that we face in pursuit of our professional endeavours. We therefore have to pay keen attention to the protection of life and limb and property, at all times, and perhaps now more than ever.

Below are some pointers I have listed which will be both useful and informative.

When showing residential houses which are unoccupied, be careful how you enter alone, if you must. You never know what or whom may be lurking on the other side of the door. In past years it was the norm for the realtor to arrive earlier than the client, enter and fully open up the property for its best presentation. My suggestion is to either be accompanied by another realtor from your office, or await the arrival of your client before entering. Trust me, your clients will appreciate and understand your security consciousness, and interest in both theirs and your wellbeing. However, do be mindful that you not be so over-zealous in your security alertness, that you scare away your client/s.

Make sure you have documented all relevant and appropriate information on the client/s with whom you are meeting, including make of vehicle and license number. Cell phone numbers are no longer of much use in tracking anyone, as most are prepaid and cannot be easily tracked, and require a court-order to get the cell phone providers to take any kind of action As an added and necessary precaution, please also ensure that your office is aware of the client/s with whom you are meeting, the time of meeting and the address of the property being shown.

“Implement A Buddy System. Don’t Travel Alone.�
Get proper clear and correct directions when making appointments to inspect prospective properties to be listed and placed on the market. Investigate the location and the area you are heading into, to ensure minimum risk to your personal safety. In most cases, the neighbors are aware and may even warn you, for your own safety. Gone are the days when criminals by and large, matched the stereotype and looked obviously like the way you may expect criminals to look. They now present themselves as very charming, intelligent, well spoken, well dressed and well accessorized in nice cars, and boasting top-of-the-line technology gadgets. In some instances, technology and overseas exposure has contributed to the honing of their criminal talent ability, creativity and application. They utilize the element of surprise to their advantage, so at all times, be alert and on the lookout!

The same principles apply when showing remote lots. Try not to go alone unless the client/s are known to you.
Some companies have implemented a “buddy” system where realtors no longer travel alone. Great idea! Use it. It may save your life.

Try to end your work day before dark. Dark varies with the seasons and daylight is definitely longer during the summer. Plus, properties show better in daylight. If you have meetings after dark, in a secure location indoors, the risk is minimized. Do not take unnecessary risks. There will always be tomorrow. So make a conscious and careful decision in your best interest.
Be careful when working during the Christmas season. Robberies tend to escalate during this time of year. In addition, during this period, it gets dark much earlier.
Make yourself aware of the volatile areas. Many neighbourhoods, particularly in the urban areas, have a neighbouring “Bad Area” as they are called, either adjoining or in close proximity. It is very important therefore that you pay keen attention to location directions to avoid potential anti-social encounters. In addition, keep abreast of the current news and emergency announcements to keep you alert to what is going on around you.

Do not travel with original documents in your vehicle. Make copies and keep the originals in a safe place. If your vehicle is stolen along with its original documents, you Could be in for a very difficult “ride” to replace them . Bear in mind too, that some insurance companies may not speedily process your claim and the wait could be “painfully” lengthy.

Invest in an effective alarm system and tracking device for your vehicle. There is no guarantee that your vehicle may not be tampered with or stolen, but the chance of recovery is a lot better and it is certainly less costly and stressful than having to replace your vehicle. With these devices in place, you are considered less of a risk by your insurance company, subsequently your premium should be lower. Ensure that you know what is covered under the policy that you have. Do not be “Sadder but Wiser”.

Make copies of your driver’s license, credit cards, debit cards and any other identification you may travel with and keep those copies also in a safe place. It will be a lot easier if you need to have them replaced. Back up your laptops, cell phones, notepads and I-pods.

This is mainly for the ladies. Do not take around with you any unnecessary or sentimental items which cannot be replaced. Keep them in a safe place.

Be very careful how personal jewelry pieces are displayed when at work. With the continuous increase in the ‘Cash for Gold’ trade and now ‘Cash for Silver’ in recent years, you make yourself an immediate and irresistible target for thieves.

For those of you who are equipped and able to ensure your own personal safety, follow your training guidelines and adhere to the laws of the land. Do not become a victim of your own personal attempt at protection.
With close to thirty years of experience as a realtor in the industry, I have seen its evolution in real time. When I first entered the industry there were very few places I had not gone into and worked on my own, without fear or protection. Regrettably however, this has changed drastically through the years, and now, I have had to make the necessary adjustments in keeping with some of the more unfortunate social realities. I wish safety and success to all realtors. Just be aware, adhere to collective security, keep your eyes open, recognize and be alert to your gut feelings and your street smarts. If you feel as though something is wrong it probably just might be. Just try always to be right by being safe. l

MIRAMAR MONTEGO BAY’S NEWEST RESORT STYLE COMPLEX
T
he second city is known for its wild night life and adventures, beautiful beaches, world class attractions, lush golf courses, fantastic hotels and some very palatial homes. In recent years development schemes have been added to this list of ‘Mobay Must-Haves’, and none is more sought after than Miramar. With its talked about sea-views that are picturesque and stunning, not to mention its edgy architecture that is a definite deviation from the norm, Places & Spaces just had to journey to Montego Bay to see what the hoopla was all about and we were not disappointed. Located just outside of the hustle and bustle of the city, Miramar is the real deal in terms of residential property that is fancy enough to grab your attention with quality finishes that the discerning homeowner can immediately appreciate on their walk through the model units. So much so, that several prospective buyers just purchase the model unit or staged house right after viewing. How is that for love at first sight?

The name itself is rather interesting, as ‘Miramar’ is of Spanish origin and means “sea-view”. ‘Mira’ also means ‘watch’, hence a loose translation could also be ‘watch the sea’ and residents have certainly been enjoying their fill of this activity, as each unit, regardless if it is a studio, one bedroom, all the way up to three, have a view of the sea that is just a stone’s throw away across the road. Miramar boasts a modern, contemporary design done up in cool, muted, earth tones of gray, brown, cream and beige. Developed by Arqcon Construction, famous for redesigning most of the North Coast hotels, such as Royalton and Secrets, Miramar has only 32 units. This was deliberate, as the the Developer did not want a large, over populated complex, with people cramped in close proximity to each other. Instead, what they have created, are beautiful, perfectly laid out, two-storey duplexes, built on a tier to accommodate everyone getting an awesome view.

Construction began around mid-2013 and was completed close to a year and half later, near the end of 2014. As Montego Bay’s newest gated, Resort style complex, there are just sixteen 3 bedroom, 3 bathroom townhouses; eight 2 bedroom, 2.5 bathroom town houses; with the rest being studios and one bedroom apartments. Featuring a whopping 2,400 square feet of luxury, the three bedroom townhouses are sold for US$375,000, while the two bedroom townhouses with approximately 2,200 square feet of living space, are available for US$345,000. Just 15 minutes away from the Donald Sangster International Airport and 6 minutes west of Fairview Shopping Centre, this gated community is nothing short of today’s luxury-living. Shrubbery and flowers alongside the driveways add a pop of colour. The island features large palms, while a hybrid and very fruitful Tommy Hayden mango tree greets visitors and residents alike when they drive into

the complex. All utility wiring are underground, to prevent unsightly hanging lines and the common areas are powered by solar lighting. The entire complex is very family oriented as the children have their own playground and even their own pool. The studios are situated near the front of the complex. We first took a detailed tour of a two bedroom townhouse and instantly fell in love. The house opened up into the living room where there were lots of windows for natural light. The staircase

leading upstairs to the bedrooms is made of aluminum and tempered glass with the flooring done in beautiful marble. The living room boasts porcelain tiles, ceiling fan with intricate tray ceiling and pod-lighting is used throughout the interior of the house. The dining area can comfortably hold a large table that seats six. The kitchen features double sinks, granite counter top and lots of solid wood cupboards, shelves and storage. A spacious laundry room sits off to the side, with adequate space for a washer, dryer and a built-in washtub for hand-washing all your delicates that you would not dare trust to a machine. All units have a solar water-heater and storage water tank.

In the three-bedroom townhouses, the modern finishes continue to be nicely showcased with the porcelain and marble mix on the flooring. Throughout the house, both fans and air-conditioning units are visible in several rooms, as well as the tray ceiling design. Interestingly, the interior doors are solid black, trimmed with silver.
The bedrooms boast huge window inserts for some amazing natural lighting, giving the house that airy feel and making it seem even larger than it is. Upstairs, the first bedroom we ventured into, had a huge closet with built-ins for your ties, socks, underwear and tons of knick knacks. The room is big enough to hold twin beds with ease and still have space for more furniture without it being cramped. This bedroom also boasts its own balcony, ideal for that much needed morning cup of java outside, while you get in tune with nature and plan your day ahead. Across the way, the master bedroom holds a king size bed and other furnishings and off this room, another private balcony opens up to an incredible view of the sea, as well as the main roadway.

The bedroom however, is not the real star here, because the ‘piece de resistance’ is the absolutely enormous bathroom that boasts granite vanity tops, with drawers for added storage, plus his and her sinks, a jetted jacuzzi tub similar to that which one would find at a spa; and a walk-in closet at the back, with enough built-in compartments for all your clothing. In the centre of this massive room, is a rainforest shower with gorgeous mosaic tile-inserts running down the centre. This is surely the reason why these units have been going like ‘hot bread’. The houses themselves are not the only things people have being ‘oohing’ and “aahing” about, as in the centre of the complex, are both the pool and gym area for the leisure and fitness gurus. The stateof-the-art infinity pool, can warm or cool your spirit with water set for your comfort at 3 different temperatures, enhanced with fiber-optic lighting that helps to create a spectacular view at nights. l

Caribbean PLACE BREATHING LIFE BACK INTO
DOWNTOWN KINGSTON
I
n an ongoing effort to revitalize downtown Kingston, work has begun on ‘Caribbean Place’. If you are unfamiliar with the name, then you would probably recognise it as the former Oceana Hotel, or the Ministry of Health building, on lower King Street. The property was bought by the Downing Street Group in Canada, headed by Jamaican Tony Alberga and is a joint venture with the Jamaica Property Company Limited, a subsidiary of PanJamaican Investment Trust Limited and the Urban Development Corp. At the signing, Stephen Facey, the Chairman and CEO of Pan-Jamaican said that his late father, Maurice Facey, would be pleased to see the emergence of this pivotal initiative, as he had always been a vigorous supporter of the re-development of downtown Kingston.

Waterfront property in most capital cities, is the most valuable, and therefore is seen as an avenue to encourage the development of a diverse range of social and other business activities, including entertainment, shopping, restaurants, business offices and, of course, housing. It is envisioned that Caribbean Place will provide the stimulus to realize these possibilities and enable Kingston’s return to the vibrant capital it once was. The hotel is being remodeled in phases and will include parking facilities which have been leased from the adjoining Urban Development Corporation’s (UDC) car park. This will be important, as the ground floor will have 58,000 square feet of commercial rental space. This will be able to accommodate 400 to 500 persons in modern offices.

The cost for refurbishing the ground floor will come in at between US$8-9 million and approximately an additional US$17 million for renovating the rest of the hotel. This was disclosed by Prime Minister Portia Simpson Miller during her presentation in the 2015/16 Budget Debate in the House of Representatives recently. In 2014, a Jamaican-Canadian consortium, Kingchurch Development Ltd. purchased the Oceana Hotel from the Urban Development Corporation for $385 million. According to the Prime Minister, the ground floor, which spans 70,000 square feet, is being fully renovated and will be outfitted with new equipment, fixtures and fittings and actual work is now underway. According to Anthony Alberga, Chairman of Downing Street Realty Partners, Caribbean Place will see a phased refurbishment starting with demolition of the interior and removal of debris and transformation into readiness for commercial use. The second phase will be the upgrading of the facility for use as a hotel shortly thereafter. The sale of the complex was brokered by Deborah Cumming of CENTURY 21 Heave-Ho Properties. l

MAKING JEWELLERY FUN AGAIN

F
or some, the road less travelled is the only way to truly enjoy this journey called life and one such person is jeweller Emily Brown, whose eclectic style manifests itself beautifully through her creativity. Unlike most artists out there, Brown is an intuitive person who has never taken a jewellery making or designing class in her life, but was not only hands-on from an early age, but grew up in a very creative household where her talents and interests were always encouraged. Her many explorations into fashion led her to the door-step of jewellery and has resulted in the birth of her brand ‘Emily B’ accessories, which is basically Brown’s personality reflected in her pieces – free spirited and free flowing.
P&S caught up with her to find out a little more about what makes her tick, think, conceptualize pieces and how she plans to not just create, but market her work successfully into a full-fledged business with a brand that people will gravitate towards, because they are not only ‘wowed’ by the pieces, but appreciate the way the total package is presented.
n P&S: Why jewellery? EB: I started doing jewellery in prep school. I always had a love for anything beautiful and a knack for turning the ordinary into something special. My father had a garment manufacturing company, my sister is a goldsmith and I have always been interested in fashion and things that are colourful, plus my mother Susan Brown, is an artist herself, who does a lot of watercolours and tie and dye.
n P&S: How would you describe your own personal style that is reflected in your pieces? EB: My style has a little bit of structure, but Emily B Accessories can best be described as ‘eclectic chic’ with some shine, some refinement and some free flow. People always notice the pieces I have on, even under all of this hair . . . so that is always a good thing.

n P&S: How lucrative is the jewelry market in Jamaica given the tough economic times? EB: In terms of Jamaica, a new approach needs to be adopted. If your child is creative, you need them to be business savvy as well. They need to know how to market themselves. Personally I have been adopting a new way of functioning in Jamaica and I am looking outside of Jamaica as well, as everything is online nowadays. People worldwide shop around the clock online, so you have to understand the global business mentality and capitalize on it.
n P&S: Tell us a little about your educational and artistic background EB: I went to Immaculate Conception High and recently I completed a BA in Spanish at the University of the West Indies. In between high school and university, I held a myriad of positions. I came to jewelry through the back door, as I never did a jewellery-making class or studied at Edna Manley College for the Visual and Performing Arts, but I have held jobs working as an assistant to other jewellers, learning different techniques such as sheet-metal work etc. I have worked as an assistant to Janice Forrester and Bianca Bartley. All that I have learnt has made me a better artist, as I then took all that knowledge and expanded my own repertoire.
n P&S: What type of jewellery pieces do you create? EB: I started with earrings only but now I do bracelets, pendants and necklaces. I use a lot of wood, glass, pearls and even charms. With the necklaces, people love the very long ones that go below the navel. They are also into hair combs and hair pins and I have done bridal pieces as well, so it varies.
n P&S: What other interests/pursuits do you have? EB: Well I actually played the cello with the Jamaica Symphony Orchestra, now called the Philharmonic Orchestra. Again I never got any formal training so I played by ear. In the future I want to expand into fashion, so I went and did a dressmaking course at GARMEX so I could gain some hands-on knowledge and an appreciation for garment construction.

n P&S: Any major shows? EB: I did a trunk show in December and another show just last week which both went very well. I also recently did a collaboration with Mary’s Child, a home for young girls, as one of their mentors is a friend of mine who mentioned that they received quite a bit of beads from overseas and asked if I was willing to work with them. We made quite a few pendants and over 200 pairs of earrings with the girls and sold them for Mother’s Day and they were able to raise enough money to refurbish a bathroom there, so I am very thrilled about that.
n P&S: What would your advice be to someone interested in starting a career in jewellery making? EB: It you have a 9 to 5, nothing is wrong, as you can use it as a platform to multi-task and work on your craft while supporting yourself economically.

You can take your time and grow gradually and spread your wings as an artist. It allows you not to be a starving artist as there is a good financial springboard, so while you work, you can attend functions and events and network and get your name out there.
n What medium do you like to work with and why? EB: Shells. You can do a lot of glamorous stuff with shells. Plus it represents Jamaica and the Caribbean so well and everyone has access to them at the beach. It is awesome if you do it right.

hen some people think about wallpaper, childhood memories of their grandmother’s bedroom readily spring to mind but truth be told, wallpaper has evolved significantly since those gaudy floral patterns. Back then, some wallpapers just sucked the energy out of a living space...right along with that hard and lumpy settee that always had the plastic wrapping on it to ‘preserve’ it from stain! Like the saying of the popular 80s ad campaign, wallpaper has ‘come a long way’ from the ugly pictures of cows and roosters that took over kitchens and made our heads spin when we got bored as children trying to count how many roosters it took to complete a room! Today’s wallpaper designs are trendy, decorating features with a modern twist, that can give your home a contemporary flair if done right.

For most decorators, wallpaper never went out of style. Indeed it may have gotten a particularly bad rap for decades, but actually wallpaper can really transform a room with pattern, texture and color in an instant. It is great if you have the right space to pull it off and if you start to think outside of the box, can be amazing in a tray ceiling, on an accent wall, or to ‘pretty up’ a powder room. Today’s wallpaper features cool designs, plus easy-to-use adhesives, to make light work of putting it up. If you are on the clumsy side however, just choose the design and let the experts hang the paper for you. Now deciding on the right wallpaper is the main issue and this is determined by WHERE you want to decorate. That goes a long way in determining which wall and which pattern. Wallpaper should generally be used in small, contained spaces, as an accent to your home’s overall design. In other words do not do your entire 20 x 20 ft living room! If the room has a nook in the wall or a built-in, then it may be great in that space if you want a festive pattern that makes the room ‘pop’. It however, would be a nice surprise that would give your guests that ‘wow’ factor, when they come over and inadvertently look upward. HOW DO I GET A REPLACEMENT?
WHO CAN MAKE THE APPLICATION
T
he Registration of Titles Act allows the registered owner to apply for a new Certificate of Title where the duplicate Certificate of Tile is lost or destroyed. The personal representative of the registered owner or a mortgagee exercising powers of sale (including a Strata Corporation) may also apply for a replacement Title. The application must be made by all the registered owners.
What if the other registered owner is dead? Can I still apply for a replacement title If the registered owners are joint tenants, the surviving owner will have to submit an Application to Note the Death of the other proprietor at the same time that the Lost Title Application is being made. In order to have the death noted, the surviving proprietor will have to provide the Registrar with the following:• Application to Note Death; • Certified copy of Death Certificate; and • Stamp Commissioner’s Certificate which proves that transfer tax on death has been paid on the deceased’s one-half interest in the property.
If the registered owners are tenants-in-common, the Lost Title Application will have to be made by the surviving owner and the Personal Representative of the deceased owner. WHY? Where persons hold property as tenants-in-common, on the death of one of them, his interest passes to his estate and not to the surviving proprietor as in the case of a joint tenancy. As such, the Lost Title Application will have to be accompanied by a copy of the Grant of Probate or Letters of Administration obtained in the Estate as well as the following:• Transmission Application which is an Application by the Personal Representative to be registered on the Title; and • Stamp Commissioner’s Certificate which proves that transfer tax on death has been paid on the deceased’s interest in the property.
PROCEDURE This Application is made by way of Statutory Declaration explaining the circumstances of the destruction or loss of the Duplicate Certificate of Title. The purpose of the Statutory Declaration is to satisfy the Registrar of Titles that the Title is indeed lost or destroyed. Therefore, the Statutory Declaration must contain the following information:

When, where and how the title was lost or destroyed. If the Title was destroyed in a fire and a report was made, the Fire Report must be attached to the Application. If the Title was stolen and this was reported, the Police report must be attached to the Application. When, where and by whom the Title was last seen. This is [even more] important in instances where the Title was lost or destroyed outside of Jamaica. If the Title was last seen by someone other than the registered owner, an accompanying statutory declaration is required from that person.

What searches and enquiries have been made to locate the Title and the outcome of the searches and enquiries. Who had access to the Title. If someone other than the registered owner had access to the property, an accompanying declaration is required from that person. Whether the Title has been deposited with a financial institution as security for any mortgage.
The Applicant must also undertake to deliver the duplicate certificate of title to the registrar if it should ever come into his possession, custody or control.
If the Registrar does not accept the Application as submitted, she will issue a requisition for further information or amendments to be made. When the Application is approved, the Registrar will issue a Notice with instructions to advertise the application in a local newspaper. The local advertisement must be published once per week for 2 successive weeks. If the Title was lost or destroyed overseas, the advertisement must be published in a newspaper in the jurisdiction. After 14 days have passed since the date of the last advertisement, the Registrar must be provided with the relevant pages of the Newspaper containing the advertisement. When all is in order and the relevant registration fees are paid, the Registrar will cancel the previous Title and issue the replacement Title. l

ears ago my mother and I were busy eating ice cream and chatting and afterwards she went back into the kitchen for a spoon and a bottle of apple cider vinegar which she says is her secret weapon against gaining weight after being ‘bad’ with a tub of ice cream. She swore that just two teaspoons kept her svelte and sexy. Therein began my curiosity about this food ingredient that is so often overlooked. Over the years I found out that there are many benefits to using Apple Cider Vinegar (ACV) that most persons are oblivious to. Who knew that it can do more than just dress up your salad! The following is a list of everyday uses. See how many you knew about.
1. Great bug repellant You do not need harsh chemicals like insect spray that can have you coughing and gasping for air. It can kill ants and other teeny tiny nuisances that love to invade our homes.
2. Makes your hair shine ACV works as a great rinse for your hair after shampooing, plus improve its overall body and shine. Use an old shampoo bottle, then fill it with 1/2 tablespoon of apple cider vinegar and a cup of cold water. with a little creativity Have a theme. Firstly, try to give the room
a cohesive theme that you can decorate around. Themes make the work fun and should reflect your personality or the place you currently are in your life e.g. newlywed, nature lover, punk rocker etc. You can make it as romantic and as soft as you want, or bold and brash if you so choose. Be mindful that bedroom decor should be soothing, so do not overdo it with shocking colours and definitely stay away from anything neon!
Less is more! Most people want to wrap
themselves in comfort, so go for bedspreads and drapery that are light and airy. Pastels usually work very well and nature scenes are also popular. Avoid patterns that dazzle the eyes, because if you stare at it too long, you run the risk of getting a headache, which is the exact opposite of what the things in your bedroom should cause.
Get you creative juices going.
In a bedroom your dÊcor can encompass small knick-knacks that are sentimental, such as family pictures or maybe your grandmother’s rocking chair that would go great near that big open window where you sit and meditate. Try a large wall mirror with a cool chrome edge or a nice rug at the foot of your bed, to make it even more friendly and festive. Just go with what feels right to you.

Try a plant or two.
They do not have to be big. In fact, make them small, with one fitting on your window sill that you can water after your morning workout. Plants facilitate a relaxed setting in a room and also removes some toxins from the air by absorbing them.

Do not be afraid to mix and match pieces, as long as they do not clash and are practical and sturdy. Furniture should be appropriate to the size of the room and not too cumbersome, which makes getting around the room difficult. Clutter is never a good look.
Love your lighting.
We cannot express enough how natural lighting is important. Sunlight makes you feel good, alive and happy. It just does. Make sure your bedroom has some great, big windows and if possible, ensure that the view from the main window is scenic and inspiring especially since you have to wake up to it every morning. If huge windows are not an option, then invest in lights that set a nice atmosphere that is conducive to privacy and rest. Also get some cool lamps as they help at bed time.
Wish for some window treatment. Now this is how you make the
room beautiful while affording you all the privacy you need. Curtains or drapes should be good with fabric that allows air to pass through easily, so cotton or lace is always a smart choice.

Now everybody is into hardwood floors, because they are really beautiful and durable. Also, if you or your children are asthmatic, then carpets would not be ideal for you. Snug as a rug? Persian rugs are ideal for
an elegant room. If your pocket cannot stretch that far, then solid color rugs are also a popular option, as they work well with a patterned bedspread and curtains.
Paint your passion.
Choose shades that are light and except for an accent wall, stick to one harmonious colour, as too many colours and shades can make the room seem disorganised.

ou do not have to be a ‘tree hugger’ in order to consider yourself energy-efficient. We all want to protect this one planet and leave it in some semblance of order for our children and grandchildren so the easiest way to go about this is to start in our own small corner – at home. The great thing about being more efficient in your use of energy is that you not only feel better about your efficiency footprints in this world, but you can actually save yourself some money in the process. Those and other good reasons, should inspire you to start being more practical and aware of your energy efficiency management. . Simple things like not leaving the faucet running when you are brushing your teeth; switching lights out in rooms that are unoccupied; pulling unused phone chargers out of the wall socket; and more, all go a far way in being more energy efficient. Below are a few more steps that can positively turn around how you interact with your environment. Over time, you will experience the positive changes and your wallet will enjoy the big pay-out.

Invest in a rain water collection system.
A rain water collection system facilitates you collecting this precious yet often ignored resource that would otherwise be wasted as “run-off”. That harvested water can then be used as irrigation water for your lawn, plants, flushing toilets, washing cars and a host of other practical everyday uses, that we would otherwise have turned on the pipe for. Save yourself some money, use the ‘free water’ God provides.
Plant shade trees and shrubs around your house. Especially for older homes,
some good old fashioned landscaping should do the trick. Deciduous trees can save you energy, especially if planted on the house’s west side. In summer, the foliage blocks infrared radiation that would warm the house, thus you do not need to be running the air-conditioning, or the fans 24/7.

Change to compact fluorescent lamps (CFLs). CFLs can save three-quarters of the electricity used
by incandescents. Most people do not think about the fact that the electricity to run a light bulb costs much more than the bulb itself. CFLs can last 10,000 hours and use only a few watts to generate as much light as a 100-watt incandescent bulb. So the lighting cost of the CFL is less than one-third of the cost for the incandescent. The best targets for replacement are 60 to 100 watt bulbs used several hours a day.
Replace your old, worn refrigerator. If when you have
replaced almost every major appliance in your home and your light bill is not budging significantly, start sniffing around your refrigerator. Not because the contents in it smell funny but because usually this is what is costing you money. Old ‘fridges’ are notorious for being energy suckers. When the rubber around the fridge door starts to go, it is time for it to go as well. Yes you may have sentimental attachment to the ‘old dame’ but a new fridge, particularly one that is Energy Star rated, can cut your electricity bill by up to 30% with the added bonus of no frost and all the ice cubes you can handle.

Add solar panels. Adding solar
panels to your house can help you cut down on energy costs because you are producing your own electricity, hence your utility bills will be lowered to the point of being almost non-existent. PV systems can last for 25 years or longer and therefore provide long-term protection against rising electricity rates. A PV system can also increase the value of your home and produces electricity without emitting any pollution, including green-house gases. l

Located in the cool climes of St. Ann, just outside of Ocho Rios before you get into the resort town itself, Shaw Park Ridge Estate is a postcard perfect property that will make you instantly delete the word ‘troubles’ from your vocabulary in favour of the more agreeable ‘tranquility’ as this is what it promotes with abundance. Owned by Harry Chong, the estate was built over thirty three years ago, just after the upheaval of the late 1970s and has been immaculately preserved and remodeled since then. It sits on a full acre of land and the house
itself is a sprawling 7,000 square feet mansion and according to Chong, took just about nine months to complete as the work crew was not only large but highly skilled and enthusiastic about doing a fantastic job so that their particular expertise and skill sets would be highlighted. They achieved just that. The design of the home was done by the same architect who crafted the luxurious San Souci Resort in Tower Isle, St. Mary and on the outside, the similarities are easily spotted not only in the colour but the feel and overall ambience of the tiered property that
boasts four bedrooms and five bathrooms on two levels with a pool and a huge area downstairs, ideal for a home gym. Chong was delighted to share with us that the estate has seen its fair share of celebrity guests including minor Arabic royalty, actress Queen Latifah as well as local celebrities such as DJ Bambino and former Miss Jamaica Universe Gina Hargitay. This is quite understandable, as it feels like a home away from home and definitely the kind of place you can make your own quite easily.

Upon entering the foyer, gorgeous parquet flooring is evident and one cannot help noticing that the chandelier is lowered for dramatic effect. The entryway also boasts a circular mahogany table with a potted white orchid plant that is spectacular yet simple in its beauty. All along the foyer are lovely chair railings and ornate patterned antique chairs on each side of the area, plus an end table. The foyer opens up into the main living space that features Italian marble tiles. Throughout the living room are crown moulding said to have been done by Cuban craftsmen. This expansive area is a fusion of old world charm and modern furnishing, all based on a basic white theme carried through out with just the right amount of colour spattered throughout on the wing back chairs and cushions. To complete the look, the rest of the living room is decorated with a chess table, baby grand piano, traditional glass bookcase and a bamboo built-in bar. The living room however is not the most popular room on the main level. That honour belongs to the patio and once you walk out onto the patio you realise that this is the gathering area and the main relaxation spot on the property for one simple reason – the view. One can clearly see the town of Ocho Rios laid out below and it is gorgeous. The breathtaking view captures the harbour, cruise ships, hotels, malls and the resort town in all its glory. It is safe to say that Mr. Chong, his family and many guests have witnessed the unfolding, development and expansion of the town over the past three decades. But the view is not the only thing that makes the huge patio the ultimate chill spot. Boasting beautiful French doors and elegant white wicker furnishing interspersed with white bamboo pieces, the patio seems straight out of a Home & Garden magazine and the huge ferns and gorgeous fuchsia potted orchids add a nice touch to the overall dÊcor scheme. Off the right side of the patio down the steps is the pool which by a pool’s standard would seem basic, with its red tile deck, customary umbrella and lounge chairs. However what makes you take a second look is the large bougainvillea tree overhanging one side of the pool that easily transforms it from plain to picturesque.

Back indoors, one bedroom is located on the main floor which is quite large and features a huge four poster bed that dominates the room and this focal piece has matching floral cushions, drapes dust ruffles and even a stool to give the room a coordinated look. Matching lamps, chaise lounge and hassock rounds out the furnishing in this room. Additionally, the bedroom’s window overlooks both the pool and the well-manicured gardens that wrap around to the front of the property below the patio area. On the opposite side of the estate is the formal dining room with its polished parquet floors and another exquisite chandelier. This room is painted in a deep burgundy colour with Japanese artistic décor adoring the walls. The table seats six comfortably and has ornate carvings on the legs of the chairs which speaks to its quality and styling. The kitchen also has seating but this comes in the form of high chairs ideal for a quick breakfast. Done all in white, the kitchen flows and functions superbly because of its simplicity as there is none of the clutter of excessive gadgetry and chrome, yet it has everyday modern appliances and conveniences including a mounted television. To top it all off, the lighting is muted with low hanging LED illumination. Throughout the estate are a myriad of paintings capturing various moods and scenery, the bulk of which centre around Jamaican rural scenes or some historic significance, South American homes or the quaintness of the English garden or countryside. The many paintings and antiques carry over to the second level as well where the three main bedroom suites are located. Each suite is large but distinctly different. What was formerly the family room converted into a fourth bedroom is a lovely and spacious mint green suite with mounted television, large closet, a view that is to die for and all the other features that makes the room soothing.
The central bedroom suite boasts a manly cobalt blue with similar dynamics and features but here there is another large four poster bed. The ‘girly’ room with its pink overtones in the bedding and drapery is actually the master bedroom that in addition to possessing a killer view from its personal balcony, has a bathroom straight out of a luxurious spa with jetted tub, a huge bay window and a potted plant to give it some definition and richness. Additionally, if you are overseas you can buy building material online and actually have it sent to the construction site instead of leaving it to a relative to do and run the risk of your being money is used for something else other than what you wanted. CHN has partnered with Jamaica National to facilitate the payments for architectural design via a homeowner mortgages over the life of their mortgages for the first time in the history of Jamaica. They have also recently collaborated with Tuff Gong Pictures to shoot ‘Do It Yourself’ videos targeting homeowners, especially
women as many have in the past been the victims of unscrupulous tradesmen/workmen who provide shoddy, inferior services. The DIY segment will also feature new products available on the market. “We are also connecting people with a ‘construct card’ like a rewards card so when you go to buy tiles, windows etc from suppliers, you get a discount. As a member of CHN, homeowners qualify to enjoy additional benefits gained through using the CHN-Construct Card. Also based on the value of the purchase made, they can earn points that can be accumulated and redeemed for any of the architectural designs developed for CHN which can be used personally or even transferred to anyone else in the network for usage.” l
