Company History As two engineering students at Virginia Tech, Brett Plano and Ryan Coudon dreamt about creating their own company. In 1999, after a successful experience working for a large general contracting firm, they put those entrepreneurial instincts into action. While managing multi-million-dollar construction projects in the region, Plano and Coudon recognized a need in the market for sophisticated yet flexible contractors to complete smaller jobs. They created Plano-Coudon to bring the mindset of engineers, the sophistication of large contractors and the flexibility of a small company to local construction projects. Since then, Plano-Coudon has built experience and expertise across numerous market segments and across a growing range of project sizes. We have deep expertise in higher education, health care and commercial projects. We have met the formidable and exacting requirements of projects for life sciences, industrial and mission critical clients. We have proven to be a highly responsive and effective contractor in on-call arrangements. And we have shown how to truly care for clients, whether that client is an entrepreneur embarking on an exciting expansion, residents of a seniors’ facility undergoing renovations, or members of a business district recovering from an historic flood.

When a 1,000-year rainstorm triggered devastating flooding in Ellicott City, Plano-Coudon was proud to participate in the rebuilding effort. Through careful research and an unconventional plan to deploy construction equipment, PlanoCoudon successfully restored a century-old, stone retaining wall.

That approach to construction is core to Plano-Coudon’s vision to be a trusted partner and a leader in the construction services industry. Complete gut renovation of five apartment buildings experiencing significant structural disrepair. Project included replacing all exterior siding, windows, roofs and HVAC; repointing masonry; repairing under-slab piping; completely rebuilding the interiors of 60 apartments; and structural upgrades to ADA units.

Installation of modern architectural features such as enclosing the buildings’ staircases in three-story, glass storefront structure systems topped by prominent flat roofs.

Extensive site work, including replacing storm drains to all buildings and adding six bio-retention ponds, three out falls, four parking lots, a community patio area and fresh landscaping. Work also included demolition of a sixth building on-site.

Installation of energy-efficient systems, including occupancy sensors and high-efficiency appliances and heating/cooling equipment.

The project scope included 38 residen al rooms, a new chapel, library, main living room, commercial kitchen, and administra ve office spaces. In addi on, this project included systems and equipment to meet the special needs of the elderly, such as nurse call systems and emergency power.

This project was completed with the CM at Risk delivery method.

As part of an extensive redevelopment in the Sharp-Leadenhall neighborhood, Plano-Coudon completed ground-up construction of a six-story, 72,000 SF commercial office building.

The steel-framed building features a brick and glass facade and a VRV mechanical system.

The project was set on a tight, urban site, surrounded by an active railhead, residential properties, a garage and a busy street.  On several floors of an occupied senior living facility, Plano-Coudon completed major structural upgrades and building renovations to create a new bistro/restaurant and kitchen, a fitness center and four renovated apartments.  To reinforce slabs to support the new design, Plano-Coudon exposed and surveyed the existing Hambro joist system then developed shop drawings, managed fabrication and completed installation of customized angles and bracing.  The planned new restaurant spanned a corridor that connected residents to elevators and a bridge to an adjacent building. Consequently, Plano-Coudon used a series of temporary walls, partial walls and plastic barriers to separate residents from construction work while avoiding any shutdown of the corridor.  Plano-Coudon coordinated closely with building staff to plan and limit shutdowns, and structured work to limit construction noise and impact on occupied apartments.

Howard County Conservancy

At the Howard County Conservancy, Plano-Coudon completed interior/exterior renovations and a 1,500 SF addition to provide the nonprofit with improved program space, administrative space, one large deck, exterior patio space and improved layout and accessibility.

To compensate for unexpected inaccuracies in the building’s original drawings, Plano-Coudon worked with the client and design team to revise construction plans mid-project, installed additional structural and even turned one unexpected construction challenge into a design opportunity. Specifically, crews covered a flaw in the foundation with a multi-colored, river-shaped epoxy that became a design feature.

In a tight and very active space, crews carefully scheduled activities and sited work to enable the Conservancy to continue normal operations, including school tours and wedding receptions.

Despite a six-week delay in obtaining a construction permit and heavy rains during construction, Plano-Coudon completed all work in time for the Conservancy’s planned ribbon cutting and fundraising event.

Crews installed prominent, architectural trusses in the updated dining room, a Nanawall separating the dining room and multi-purpose areas and bold lighting.

To achieve the desired expansion of the multi-purpose room and realignment of offices, Plano-Coudon removed load-bearing walls and structural steel, and installed new steel.

For the safety and convenience of residents, crews used partitions, negative air machines and other precautions. Residents could track the progress of the renovation through a window in the partitions.

Project was completed within a tight timeframe in an occupied building. Plano-Coudon coordinated work with school staff who were conducting summer school and other programs, and with a separate construction team which was replacing the school’s roof at the same time.

Midway through the project, Plano-Coudon discovered serious structural issues in the building’s signature, stained glass, which had been installed in the 1970s. Plano-Coudon recruited a stained glass artist and specialty welder to fix the structure, restore the glass and deliver improved lighting to the library.

In an occupied office building, Plano-Coudon renovated a two-story building lobby, three additional stairwells, internal corridors and other common spaces.

The lobby renovation included installation of numerous decorative features – a drop-in cloud ceiling, Interlam wall panels, glass railings along the staircase, wood cladding around the elevators, new lighting and a stone tile floor imported from Italy.

Plano-Coudon upgraded interior walls by laminating drywall to existing panels. Crews also replaced all finishes on other stairways, corridors and common areas.

To avoid impacting daily operations in the building, crews conducted all work at night and tidied away materials and equipment to ensure common areas were available for use by morning. The project was completed within 14 weeks.

Plano-Coudon organized project work to minimize impact on students and other end-users of the occupied building. It also managed work efficiently enough to incorporate real-time water service replacement to the building to support sprinkler design and permitting, and complete the fast-paced project within its five-month schedule.

Ellicott City Retaining Wall

To stabilize a portion of the embankment along the Tiber River in Ellicott City, Plano-Coudon installed a 40 by 16 foot imbricated stone retaining wall. The 90-day project included site cleanup, construction of a temporary shoring wall, sourcing and placing large granite blocks, install grouted rip-rap along stream bed, and back-filing the wall with flowable fill.

The extremely tight site limited crews to positioning heavy equipment on the road above the river. PlanoCoudon and our subcontractors outfitted an excavator with specialized attachments, including an extended boom and grappling claw, in order to maneuver all materials into place.

The work site butted up against a building which housed a gift shop that sold fragile figurines. To ensure that construction did not impact the building or the shop’s inventory, Plano-Coudon brought in an engineer to assess the building’s condition, placed vibration sensors on the side of the building and closely monitored levels.

The project site was surrounded by active physicians’ offices, surgical centers and a cancer treatment center. Consequently, Plano-Coudon followed Infection Control Risk Assessment (ICRA) standards to prevent migration of any bacteria or dust. Plano-Coudon also engaged in strategic scheduling and completed large portions of work outside of medical office hours to maintain the required project schedule.

To meet the client’s schedule, Plano-Coudon delivered the completed facility within three months.

Excavated the exterior of the building foundation, removed portions of the interior slab, drilled 94 exterior and interior piles beneath the foundation, and bolted those piles to original footers in order to stabilize the building.

Prior to construction, Plano-Coudon and partners researched the building’s history, conducted on-site tests and developed a repair plan designed to limit both project costs and downtime at the community center.

Installed new flooring, repainted walls and refreshed other interior finishes to give center a like-new appearance.

Friedberg Concert Hall

At one of America’s oldest concert halls, Plano-Coudon completed a meticulous renovation to both expand the stage and improve the hall’s acoustics. The scope of work included demolition, rough carpentry, finish carpentry, miscellaneous metal work, and upgrades to mechanical and electrical systems.

To improve the hall’s acoustics, Plano-Coudon worked with a sound engineer from Europe who guided selection and installation of materials. Acoustical improvements included the installation of baffles within the HVAC system, renovations to the stage floor and a three-week hunt to locate a textile mill that could supply a specific, cloth underlay for the maple floor.

Plano-Coudon also added two wings to the stage, pushed out the front of the stage by five feet and installed extensive, fine millwork, including custom, curved panels and curved doors.

JHU Bloomberg McQueen Lab Renovation

In an occupied and active scientific research building, Plano-Coudon retrofitted a laboratory to support customized equipment and cutting-edge research.

Crews installed three massive, high-temperature furnaces which had been custom built by manufacturers in Europe and Asia to facilitate creation of and experimentation with crystals used in electronics.

To support the furnaces, Plano-Coudon completed extensive mechanical and electrical upgrades within the 1,300 SF lab, including installing supplemental cooling, chilled water modifications, two lab gas loops, and large safety switches.

Plano-Coudon coordinated with the design engineer to adjust the chilled water upgrades mid-project in order to meet unexpected requirements of the custom furnaces. Plano-Coudon also coordinated closely with building staff and tenants to ensure that work did not impact ongoing research in other laboratories.

Gut renovation of the National Aquarium Gift Shop that included removing and replacing carpeting, drywall, lighting, display units and other interior finishes and fixtures.

Project included installation of an architectural feature on the ceiling. A custom combination of paint, lighting and an oval, three-dimensional grid, the ceiling feature was designed to create a subsea feel inside the retail space.

Completed project within nine weeks to minimize disruption of the Aquarium’s retail activities.


Brady Avenue Storage Shed

At a Baltimore County highways depot, Plano-Coudon provided crews with an improved facility to store and retrieve materials for road patches and other repairs. The project involved building a 20 by 40 foot shed around existing storage bins.

Plano-Coudon brought in a structural engineer to resolve design issues when planned footings for the shed hit obstacles not shown on site drawings.

To meet the county’s pressing need for the new facility, Plano-Coudon completed construction three weeks ahead of schedule.


Fairhaven – Apartment Renovations

At the Fairhaven senior living community, Plano-Coudon completed a series of fast-track apartment renovations. The scope of work included installing all new finishes, flooring and cabinetry, as well as updating bathrooms.

Each apartment was renovated on a four-week timeline. On several occasions, Plano-Coudon accelerated work and delivered finished units ahead of schedule in order to meet desired move-in dates by new owners.

Working in occupied, residential buildings, Plano-Coudon staff and subcontractors tailored work schedules to minimize inconveniences to residents.
