FEATURE/ LYNEMOUTH POWER STATION

NORTHERN POWER FOR MAJOR ENERGY PROJECT ONE OF THE LARGEST CIVIL ENGINEERING PROJECTS IN THE UK, THE US$400M CONVERSION OF LYNEMOUTH POWER STATION, IN NORTHUMBERLAND, INCLUDES A HUGE INVESTMENT IN NEW INFRASTRUCTURE AT THE PORT OF TYNE. Once complete, the formerly coal-fired Lynemouth Power Station will generate 420MW of electricity each year, enough to power 450,000 homes.

The Port of Tyne has been leading developments in handling wood pellet in the UK since 2009, and in 2016 it was selected by Lynemouth Power Ltd (LPL) to handle, store and transport up to 1.8 million tonnes of wood pellet per year.

The investment of US $400m is significant by LPL, owned by Energetický a průmyslový holding (EPH). Some £38m is also being invested by the Port in extending its quay capacity and in new specialist equipment.

Following the construction of a 125m quay extension at the Port, three major storage silos, with a total capacity of 75,000 tonnes, are being constructed by the main contractors C Spencer Ltd, along with 1,364 metres of enclosed connecting conveyors and dedicated rail infrastructure. Two new ecohoppers costing a combined £4.5m are also being built.

Approximately 1,000 people are currently working on construction at Lynemouth and at the Port and once complete, it will support around 130 full-time jobs.

Neil O’Hara, Chief Executive Officer of UK Operations for EPH, says: “We are building significant infrastructure in partnership with the Port of Tyne as part of an innovative technical design solution for a full conversion of the power plant to run on biomass.”

EPH is a leading Central European energy group operating mainly in the Czech Republic, Slovakia, Germany, Italy, UK, Hungary and Poland. It owns 40 companies including the 2,000MW Eggborough Power Station in North Yorkshire.

The wood pellet cargo will be sustainably sourced from Canada, the US and Europe and brought by ship to the Port of Tyne. Wood pellets will be offloaded mechanically to the new silos, each capable of storing 25,000 tonnes of material, and discharged via conveyors to be taken to Lynemouth Power Station by train.

The investment and infrastructure required has meant that Port of Tyne had to be involved from an early stage.

“The Port of Tyne is a huge part of the project,’’ says Neil. “As soon as we got involved with the acquisition of Lynemouth Power Station, we were talking to the Port because we needed them to start construction work with us as soon as possible. What’s being built at the Port is staggering.’’

SPOTLIGHT ON PORT COMMERCIAL PROPERTY WHEN GLOBAL TRAVEL AND TRANSPORT RUN SO SMOOTHLY, IT’S EASY TO FORGET THAT THE UK IS AN ISLAND THAT NEEDS TO IMPORT AND EXPORT GOODS AND RAW MATERIALS TO KEEP THE ECONOMY GOING. About 500 million tonnes of freight moves in or out of the country each year and almost all of it - 95% is transported by sea, making our ports absolutely vital for trade and economic growth.

Its commercial property portfolio has increased to 250 hectares each side of the Tyne, including 80 hectares of development land, 4,000 sq m of office space and 95,000 sq m of industrial accommodation.

But as well as having the right terminals and berths for shipping, and facilities to load and offload cargoes, there are two more vital elements to port infrastructure: commercial land for manufacturing, industry and storage; and fast connections via sea, road and rail.

There are now 100 commercial tenants on the Port’s estate. The tenants range from those occupying small offices in multi-occupied buildings and detached single storey units of up to 465 sq m, which can themselves be used for single occupancy or be split between two or three tenants. At the other end of the spectrum are industrial buildings used for warehousing, manufacturing and other commercial purposes.

Traditionally ports were designed and planned from a maritime perspective, with the emphasis placed on access to the sea, the depth of the water and availability and capacity of the quay.

The development of global logistics chains has had a major impact on the function of ports and nowadays, a more holistic approach is needed.

Ports that can provide a hinterland for development, available commercial property and efficient access to transportation corridors have a competitive advantage.

The Port of Tyne, one of the top 20 UK ports, has long emphasised the importance of its Estates business area – investing well over £120m in its infrastructure in the past decade.

The Port’s own operational areas include the International Passenger Terminal, three car terminals, a customs cleared container terminal and 3,420m of quays.

The Port is marketing two new development sites - Tyne Dock Enterprise Park on the South Bank and Royal Quays Enterprise Park on the North Bank.

Government grants for superfast broadband and certain tax reliefs for investment in equipment.

The Enterprise Park also has 550 metres of direct riverside frontage.

The Royal Quays Enterprise Park comprises 30 hectares of land with Enterprise Zone status.

“It is ideally located for industrial development, right by the Tyne Tunnel, close to the International Passenger Terminal and our deep water operational quays,’’ says Andy Kahn, Port of Tyne’s Head of Estates.

The challenge for the Port is having the money to deliver them. There are many things that the Port has to invest in any given year so having a partner in these developments would help us move forward with our plans.”

In the meantime, the Port has warehousing and office accommodation available and is happy to talk to anyone with specific needs and who could benefit from being based at an international gateway site, offering easy access to worldwide and UK markets.

The next phase is infrastructure investment in both enterprise parks at Tyne Dock and Royal Quays.

Products are sourced and shipped from Asia, South America, and the Baltics in both breakbulk vessels and in container shipments.

International Plywood imports a wide range of forest products, including: plywood, MDF (medium density fibreboard), OSB (oriented strand board), flexi products, door blanks, blockboard, hardboard and chipboard.

With demand growing, the Gloucesterbased company looked for a logistics solution to ship products in bigger quantities and reduce the shipping costs in the process.

Identifying the need for a northern hub for its operations, the search was on for a port operator that could accommodate shipping, providing handling, sufficient covered storage and office accommodation on site.

They found the solutions to their unique logistics requirements at the Port of Tyne.

International Plywood Director Stuart Watts, explains: “We needed a northern distribution centre to cover the M62 corridor and northwards right up into the Scottish Highlands so we wanted a port that allowed us to bring in deep water break-bulk shipments, along with container shipments and the ability to bring product in by road as well.

In total, International Plywood brings in 30,000 cubic metres of product every month from around the world, but primarily from Brazil, Chile, China, Malaysia and Europe, importing around 20% of these products through the Port of Tyne.

Products are largely sold to the construction industry via third party distributors such as timber merchants.

As a business the company has grown from an annual turnover of £14m in 1998 to £130m today.

“If the activity levels within the UK construction industry are strong then we benefit from that,’’ says Stuart.

“We deal with commodity products so we have to try to second guess that market. We’ll purchase stock with a good idea of what’s going to sell over the next two to three months.

We keep huge stock holdings in the UK.’’ It is a particularly demanding market at present with the fall in the value of the pound since the Brexit vote.

He adds: “Port of Tyne’s customer service is very good indeed, they are very attentive; I can just pick up the phone and sort things out quickly and easily.”

Stuart, who hails from East Yorkshire, enjoys being based at the Port and jokes that he sees himself as “an honorary Geordie.”

VISITORS WILL BE HOOKED BY NEW EXHIBITION A new exhibition is due to sail into South Tyneside in May. “Shiver Me Timbers - Pirates on Page, Stage and Screen” will replace the highly successful Ridley Scott exhibition in the Port of Tyne exhibition space at The Word, the National Centre for the Written Word, from 27 May. A celebration of pirates and their iconic seafaring adventures, the exhibition will showcase a huge array of pirate stories as well as the authors and actors responsible for their enduring appeal.

It will feature Daniel Defoe, author of Robinson Crusoe and Captain Singleton, through to 20th century fiction turned into film, including Sea Hawk and Captain Blood, as well as famous stage plays from Pirates of Penzance to Peter Pan, not forgetting Pirates of the Caribbean.

The Port is proud to sponsor the exhibition spaces at The Word in support of South Tyneside Council’s innovative community, culture and leisure programmes.

DURHAM CRICKET CLUB ANNOUNCE EXTENDED SPONSORSHIP DEAL The Port of Tyne’s relationship with Durham County Cricket Club has strengthened at just the time the club needs the region to get behind it.

The Port will continue as the club’s Royal London One-Day Cup shirt sponsor for the next three years, in a partnership that also supports the club’s charitable Foundation working in schools. Despite a successful season in 2015 the club was relegated to division two but has taken on the challenge with a sustainable plan in place.

The Port has become the recognisable face on Durham’s One-Day kit and will continue to use the brand positioning it provides to help promote the business around the world.

ON THE CREST OF A WAVE Port of Tyne recently received a highly commended award for Best UK Departure Port in the second annual Wave Awards - organised by Real Response Media, publishers of World of Cruising magazine.

Although Port of Tyne just missed out to the Port of Southampton – the judges said their final decision was so difficult that they thought the Port of Tyne worthy of an Award of High Commendation.

The Port has made significant steps to improve its position as one of the best UK departure ports for cruise ships - welcoming record numbers of passengers and supporting cruise operators.

As a result the Port expects to set a new record in 2017 with 40% more calls, new cruise lines and more departures.

The Port of Tyne has appointed Steven Clapperton as Harbour Master.

A Master Mariner with 20 years’ experience in the maritime industry, Steven joins the Port from the oil and gas consultancy sector where, amongst other high profile projects, he was responsible for managing upstream marine operations for a major UK oil company. Prior to this he was a Pilot at the Port of Tyne having previously been at sea as Senior Officer on-board various offshore construction vessels with Subsea7 and others.
