THE HILL HOUSE

ew year, new baby, same old house. Sleep deprivation and a lack of free hands pose extra challenges when it comes to finishing our renovations (and to typing – its amazing how quickly you adapt to typing one-handed, balancing laptop on one knee whilst you feed baby with the other). I'm really feeling the 12 year age difference between baby girl and her closest sibling - and fast re-establishing my coffee habit. And whilst my joints creak and I wonder if matchsticks really could keep my eyelids propped open, the pile of paint tins is gathering dust. I must attend to more important things - looking after baby, and ploughing through the laundry. It's amazing how much laundry a very small person (six weeks old as I write this) creates. It doesn't feel like simply adding a few extra bits to the wash each day - its more like taking on a medium sized laundrette, and I am becoming Dot Cotton, heaving piles of reflux-stained clothes and covers between washer and dryer.

"If I had a proper utility room, I would be the sort of woman whose washing is always done and sorted, who has time to iron, and who washes socks in those special bags" I actually find laundry quite therapeutic - the gentle rhythm of washing, drying and folding clothes is nearly as good an antidote to tension as drawer and cupboard sorting (no, really). Well, we all coped with 2016 and its horrors as best we could, didn't we, and as I was pregnant for most of it my choices were limited. Thankfully I had had the baby by the time the US election rolled around. It's been such a difficult year that I've found myself fantasising about utility rooms: A space devoted to washer and dryer, storage, a worktop dedicated to sorting clothes and a proper airer would be bliss. In such a space I could shut myself away and go the full Dot, keeping a special tabard on the back of door for my 'therapy' sessions. I could even start wearing a headscarf. Alas, we have no space for this. And that's why (I tell myself) the blessed laundry keeps multiplying and piling up: that, and baby's reflux. If I had a proper utility room, I would be the sort of woman whose washing is always done and sorted, who has time to iron, and who washes socks in those special bags that stop them going astray. Since I must content myself with a utility cupboard and no tabard, I am not she. Instead, I'm the woman sat on the sofa in milk-stained loungewear, feeding a baby and working her way through season three of Orange is the New Black and a bag of Minstrels. I suppose there are worse places to be - baby doesn't care if our socks don't match. I’ll sort it out tomorrow…

HOME TRUTHS FIVE, SIX, SEVEN, EIGHT, OH THAT'S IT I GIVE UP... Give up what? Give up giving up, give up exercising- my New Years’ resolutions. I'm hungry and tired and don't care anymore- pass me the last mince pie! Ah - Having trouble sticking to your good intentions? You're not alone. Research by the University of Hertfordshire has found that only 30% of women and 37% of men stick to their resolutions for two weeks (and some US research suggests that in the longer term fewer than 8% of people will reach their goals). We’re all creatures of habit.. and habits are hard to break!

I’m glad its not just me – but also rather disheartened. I should just give up giving up Don’t do that! Generally, people fail to stick to behaviour changes because they don’t do anything to make it stick - change will only happen if you change something! There are plenty of things you can do before and after January 1st to make sure you keep off the donuts. The same research found that people who tell others about their resolutions, reward themselves for reaching goals and remove temptation from their surroundings are much more likely to succeed.

Reward, you say? The sales are still on... There are less expensive ways of sticking to behaviour changes, though. Guidance published by the National Institute of Health and Care Excellence in 2014 – which gathered evidence on changing behaviour from multiple studies – suggests that setting clear goals for your resolutions, mapping out how you intend to get there, planning for slips and lapses (how to get back on track if you fall off the wagon) and carefully monitoring your progress will all help you stick to your goals more effectively.

Got it – make a plan, tell people about it, keep track of progress and then go to the sales. See? You’ve nailed it already. Let’s sit down with a mince pie and make that plan, shall we? PORTFOLIO  7

BARCELONA APARTMENT This apartment, with its large exterior terrace, is in a new luxury development in the heart of Barcelona and has been created by interior designers ARRCC to function as both an urban retreat and family home

A

blend of African influences combined with contemporary design makes this Barcelona apartment a tactile and inviting space. Created by ARRCC interior designers, the apartment is housed along Passeig de Gracia in a new luxury development in the heart of Barcelona and enjoys views of Gaudi Casa Mia opposite As well as the Afro-contemporary feel, the inspiration draws from the vibrant Barcelona cultural life and high-end fashion. The eclectic palette of rich, quality materials adds integrity and authenticity to the space. Raw wood is mixed with metals, suedes and high-gloss surfaces to create a sensory experience. The apartment - which occupies an entire floor of the development functions as both an urban retreat and family home, and boasts a large exterior terrace. The floor plan functions both for entertainment as well as family life, utilising the space practically and efficiently. The interior architecture and design responds to the desire for open, connected living whilst still maintaining privacy of interior and exterior spaces from the neighbouring buildings.

"Internally, a highlight is the custom-designed suspended brass screening with triangular perforated cut-outs inspired by African beading"

INTERIOR design

Each room in this Barcelona apartment has its own character, with the majority of rooms boasting rich textures and polished raw materials. With stained oak woods, bespoke vertical brass screens, modern cladding and lacquered panelling, this is a smart, harmonious apartment. It is a space which offers a minimalistic, modern ambience with masculine and feminine finishes throughout. Furnishings are an eclectic mix of carefully curated pieces combined with personal artworks from the owners’ collection. “We wanted to create an intimate, warm and moody interior that we found was prevalent in a lot of high-end boutique stores,” says ARRCC partner and project leader Mark Rielly. “Masculine colours and darker woods provide clues to the African rhythms. To build on this, we took a relaxed approach to curved shapes, adding draped leather sofas and details such as the vintage endocrine coffee table.

"The landscaped roof terrace creates refuge from the heat in Barcelona, and is ideal for entertaining" “Internally, a highlight is the customdesigned suspended brass screening with triangular perforated cut-outs inspired by African beading. The screen is visible as an entrance feature separating the entrance lobby from living areas,” adds Rielly. The feature timber ceiling which runs down the rear of the dining table allowed ARRCC to highlight one of the client’s important artworks, which anchored the space and created a focal point in the length of the open-plan living room. In the main bedroom, faceted marble ledges live alongside feminine geometric wall lights. The space has decor trimmings of distressed leathers and plush suedes and soft cream window drapes. This creates a cohesive fluidity and luxurious warmth throughout the room. The main bathroom is layered with beautiful Antolini marble slabs separated by integrated brass strips. The mirror is elegantly suspended in a similar brass material which is bold as well as weightless. The bathroom has a spa-like

effect with a timeless design. In the kitchen, the streamlined elements of textured wood and charcoal stone are in keeping with the apartment style. In the circulation spaces that surround, dark wood wraps onto the walls, contrasted with Venetian plastering on the opposite walls. Further bespoke features include the contemporary take on an African fire element on a faceted ledge in the TV lounge, the playful carbon-fibre organic dining table, OKHA vases by renowned glass blower David Reade, and the jewel-like chain lights which add a feminine touch. A sensuous organic timber sculpture curves like a snake to soften the crisp edges of the space. The landscaped roof terrace creates refuge from the heat in Barcelona, and is ideal for entertaining. Custom-designed umbrella canopies - inspired by the tree-lined avenue of Passeig de Gracia – create visual privacy and provide screening from the neighbours. A double-volume vertical gardened wall adds to landscaping, while the smoky mirrors under the bar reflect the greenery and give a further sense of space. “From an interior designer’s perspective, what may be trouble-free to the eye came with great complexity,” says ARRCC director Jon Case. “We had to adhere to elements of the original plan, including an historical hexagonshaped central courtyard. Our solution was to open the design up and reflect elements of this tricky shape throughout the apartment.” With details crafted to captivate and move, it’s easy to understand why the West African apartment owner returns to this Capetownbased design team for each new project. A global entrepreneur with a keen eye when it comes to architecture and design, he knows precisely what home fits to his lifestyle. The space evidently shows that every ARRCC layout and design is consistently well thought out, with technical intelligence in the interior design combined with a good ‘eye’ in artwork and bespoke décor selection that suitably flatters each space. From planning to implementation, the ARRCC studio creates lifeenhancing spaces that reflect both client and location. Through a refined approach to design, ARRCC has developed a global style focused on detail and substance. www.arrcc.com PORTFOLIO  11

HAMPTONS INTERNATIONAL

Hamptons International Hove Lettings office update us on their 2016 activity and their plans for 2017 MARKET TALK

SCHOOL LINKS

2016 was a hugely successful year for your local Lettings Office in Hove. We saw two out of three tenancies agreed on properties within three viewings, showing not only the dedication and seriousness of our applicants but the importance of full professional marketing. Our busiest months were May and August, when we saw 35% of tenants relocating from London and overseas, proving how effective our branch network is. Furthermore, the average rental achieved for 4-bedroom-plus houses was £3,000pcm, making us the logical choice when looking for the best agent with which to place your property to let. We currently have professional applicants with budgets ranging from £1,000pcm to £5,000pcm, and we urgently require good-quality properties of all sizes. If you want to guarantee the best tenant, the best rent and an efficient and professional service, then appointing Hamptons International to let and manage your property is a great place to start. We would also like to assure you that as a member of ARLA (the Association of Residential Letting Agents) Hamptons are fully bonded and regulated, adhering to a strict code of practice.

Every Christmas we team up with the pupils at Windlesham School for a colouring competition, and 2016 was bigger and better than ever before. Young pupils were asked to colour in our Santa Stop Here card for the chance of winning a popular Mini Micro Scooter.

F&M HAMPERS During 2016, a small selection of Hamptons new Tenants were automatically entered into a draw to win a Fortnum and Mason hamper. This has gone down very well, as you would expect, with our winning tenants.

GOOGLE IT! Don’t take our word for it, take a look at our Google reviews which show over 97% of reviews for lettings scored us 5 out of 5. Just search Hamptons Lettings Hove on Google to see for yourself.

“I've used a few different local letting agencies recently. Hamptons were by far the best - truly outstanding, efficient service, with everything done online to really speed up the process and making everything feel very effortless, super-friendly and a pleasure to deal with.” (David)

SUPPORTING CANCER RESEARCH UK Hamptons International supports Cancer Research UK. Working together with the local community and acting as a socially responsible organisation is something that is incredibly important to us. As part of this exciting partnership, we raise awareness and funds throughout the year to help Cancer Research UK continue its life-saving work. This year one of the events was a Relay Around The Region, and in 2016 we raised over £45,000. Keep an eye on our Twitter page to see when our next fundraising events take place.

ARTISTS OPEN HOUSES & BRIGHTON DOME Hamptons International are proud to sponsor the Artist Open House for the 5th year in a row. This is an exciting event which takes place twice a year, so keep an eye out for our Hamptons Artist In Residence Boards during the months of May & December. We were also thrilled to have sponsored Brighton Dome and The 50th Brighton Festival, which also took place in May.

BUSINESS

NEW PRESIDENT Lynne Edwards talks to Paul Taggart, Associate Director of Hamptons-International, about his role as President of the BHEAA 2017

W

ithout making him sound too old (he’s not), Paul is one of the most experienced and longest-serving estate agents in the City. Which is why he is well qualified to become the new 2017 President. Reminiscing with Paul recently on his career and achievements, I was reminded that, prior to his most recent career at the highly respected Hamptons-International in Hove, he was at Lewis & Co, Mishon Mackay and Fox & Sons (15 years), but also spent time at Austin Gray. Some will also even remember him from Just Flats (now Udens) and John Wilkins in Blatchington Road Hove. Having known and worked with Paul for many years, I am always struck by how passionate he still is about the property business. He runs a large team in Church Road, but he is the one representing the company by insisting on doing the face-to-face market appraisals, meeting the public in their homes and exerting his not inconsiderable force upon the Brighton & Hove property sales market. He’s very good at it, mainly because he loves it! So I’m sure he’ll provide the energy and enthusiasm in his new role as president to help drive the Association forward ever more. “I am keen to inspire a new generation of young estate agents and get them engaged in the local property scene. The outgoing president, Chris Sawyer, has already established a platform of seminars and training to help encourage new recruits and generally raise standards in the industry, and I intend to

20  PORTFOLIO

do more,” says Paul. The Association is also very proud to have recently introduced an estate agency qualification, provided by City College, which will be available from 2017.

"As many regulars to the annual BHEAA dinner will know, it is the highlight of the calendar in the industry" “Our seminars, run by a variety of industry professionals, will be an important part of the Association's drive to improve standards, and hopefully companies and employees will be part of these as they are fantastically interesting. For example, in March, the subject will be money laundering and its impact on both firms and individuals, which will have potentially profound consequences for all of us.” As many regulars to the annual BHEAA dinner will know, it is the highlight of the calendar in the industry. This year it will be held on Friday, 10th February, 2017 and will be at The Grand Hotel, as usual. Paul will shortly be revealing the name of the headline comedian who will be performing at the event, and the ever-popular photo booth will make an appearance, alongside a live band and a silent auction.

It all adds up to an exciting evening of networking with familiar faces, fun and frolics. Throughout the year the Association will also hold regular fund-raising events, the proceeds of which will go to their chosen charity, which this year will be the Clock Tower Sanctuary, a charity supporting homeless young people between the ages of16-25. “The property industry in 2016 has had its fair share of challenges, particularly with stamp duty changes and a Brexit vote, which has had a particular impact on the London market,” Paul admits. “However, there are encouraging signs going forward, and we at HamptonsInternational are finishing the year on a high.” Regardless of the continuing ebb and flow of the property industry, it is clear Paul continues to adore his job: “Every day I get into the office with a smile on my face as I genuinely enjoy what I do, and it still gives me a buzz!” After all the years in the business, it’s great to see the passion he feels for his role at Hamptons and which he will now bring to the role of president of the BHEAA 2017. To book tickets to the dinner, please contact Paul on 01273 230230 or at taggartp@hamptons-int.com

PROPERTY NEWS LAND REGISTRY'S PROPERTY FRAUD ALERT SERVICE Over 50,000 have signed up to the Land Registry’s property fraud alert service following a series of high-profile stories on the subject. The Land Registry says its service helps people to detect fraudulent activity on their property by sending them email alerts triggered by activities associated with the property - for example, a mortgage being taken out against it. The recipient can then decide whether they think the activity is suspicious and act quickly if needed. The alert email tells them who to contact should they be concerned. Since 2009, the Land Registry claims to have stopped fraud worth more than £92m. The Registry says those most at risk are owners who let out their properties, or whose properties are empty or mortgage free. The Registry has a video to explain the service and its fraud helpline is 0300 006 7030.

NEW PROPERTY PORTAL YELLF LAUNCHES IN APRIL A new property portal is to launch in April. Yellf short for Yellowfish Property - has the URL www. yellf.co.uk. Like Rightmove and Zoopla, Yellf says it will major in consumer-friendly information to attract customers, offering price index data, local statistics, crime and transport information, in addition to property listings. Yellf Property Group Ltd, the firm behind the site, says it has “invested time and money in understanding the needs and wants of estate and letting agents.” There will be substantial reliance on social media. A “premium digital marketing strategy package” means agents will be able to use the portal to provide own-branded social media content, including daily updates of Facebook and Twitter.

ONLY 4% OF ‘AFFORDABLE’ HOMES BOUGHT IN 2016 WERE NEW-BUILD PROPERTIES Only 4% of ‘affordable’ properties (those bought for below the stamp duty threshold of £125,000 between January and September 2016) were new-build homes, research by My Home Move, UK provider of mover conveyancing services, has found - suggesting that the Government may be falling short of its own targets. Having analysed Land Registry data, My Home Move discovered that the majority of homes bought in the UK for less than £125,000 are terraced houses or flats. The counties of Durham, South Yorkshire and Merseyside saw the highest proportion of ‘affordable’ homes being sold and bought during the period, accounting for an average of one in two transactions. In contrast, the southern regions of Surrey and Hertfordshire had the lowest number of belowStamp Duty transactions with 1.04% and 1.3% respectively, while Greater London saw just over a thousand homes bought for less than £125,000, 54 of which were new-build properties. PARKS RUN

NFU MUTUAL COMMENT ON TENANT FEE BAN

Parks Lettings have set themselves the challenge of running the Brighton Half Marathon to support the Chestnut Tree House, a local children’s hospice in Sussex. This is an incredible organisation which cares for 300 children and young adults from 0-19 years of age with progressive life-shortening conditions. A donation, large or small, can really make a difference. Associate Letting Director Antony Rummins commented: “This will be a challenge for us as five inexperienced runners, but we’re determined to raise at least £1000, if not more, for this fantastic organisation.” If you would like to donate and help Parks exceed their target, visit www.justgiving.com/teams/Parksresidential.

Commenting on the recent ban on tenant’s lettings agent fees announced by Chancellor Phillip Hammond, Rob Mayo, Property Sector Specialist at NFU Mutual, said: “While this feels like yet another blow to the lettings industry, the reality is also a complete transformation in the structure of the industry and transferal of fee impact between landlords, tenants and agents. Typically, tenant fees make up a large proportion of letting agent’s income, and removing them will cause a black hole in agent revenue that could make it difficult to remain in operation. “Ultimately, the shift will create a handover of fees and responsibilities for landlords and tenants to manage themselves. It will be interesting to see how the process will be managed and governed. For instance, tenants may have to purchase and supply their own credit reference checks, or insurance brokers may be required to provide them for free,” says Mayo.

Buyer Protect is a reimbursement scheme that can protect homebuyers’ money up to £2,050 should a property purchase fall though

However 15% were unsuccessful in reaching a lower house price or getting the seller to consider the survey findings. Additionally, 8% of buyers decided to pull out of the property purchase as a result of survey results. Survey results are just one of the complications that may occur when processing a property transaction. Searches UK provide a unique and exclusive reimbursement scheme to financially support homebuyers and eliminate complications for conveyancing solicitors.

Survey Reports:

A Valuable Bargining Tool For Homebuyers

Recent research shows that the results from surveys are increasingly being used by homebuyers as a bargaining tool to reduce purchase costs and agree property maintenance

A recent survey conducted by ‘Which? found that 56% of homebuyers had an independent survey carried out whilst 15% only had a mortgage valuation survey.

Whether the survey highlights potential risks for buyers to consider or confirms the property is satisfactory and provides peace of mind, surveys are an extremely useful tool for home buyers. In 2016 Which? found that out of 1,831 home buyers, approximately half uncovered problems. Just fewer than 10% of these problems were major.

67% of buyers who found problems with the property they were purchasing, were able to either renegotiate on the price of the property or get the seller to make improvements before contracts were exchanged.

The majority of these buyers went on to use survey findings to their advantage. 43% negotiated a reduced price for the property purchase and 24% got the seller to fix problems with the property.

Homebuyers are increasingly successfully using information from house surveys to reduce the costs of their property purchase.

LEGAL matters

DON’T LOSE TO LAND BANKING! Chris Chapman, a litigation expert at QualitySolicitors Howlett Clarke explains how they can help consumers who have lost money in ‘land banking’ schemes

T

he recent decision of the Supreme Court in Asset Land Investment PLC and another v The Financial Conduct Authority [2016] UKSC 17 is a huge victory for consumers who have invested in ‘land banking’ schemes. It serves as an important reminder that such schemes were often unauthorised or utilised poor practices, and, as a result, consumers may have an opportunity to reclaim their lost investment. At Howlett Clarke, our specialist consumer credit team represent consumers in order to obtain refunds through our knowledge and expertise of the Consumer Credit Act 1974, and have had in excess of 50 successful cases so far. ‘Land banking’ is a practice whereby a company buys up swaths of agricultural or other land without residential planning permission and subsequently divides it into small plots. Individual consumers are then invited to purchase those plots as an investment. In a huge number of investment schemes involving ‘land banking’, misrepresentations by sales people were rife. Armed with professional marketing literature and impressive commercial affiliations, sales people often employed aggressive tactics, telling consumers with utter certainty that planning permission for the plots was guaranteed, that they were earmarked for development and that they would rapidly soar in value once development was given the go-ahead. Unfortunately, the reality for many consumers was very different. Planning permission was never actually guaranteed and had little prospect of being granted as the plots

were on greenbelt land, nature conservations, flood plains or protected land. As a result, the plots turned out to be practically worthless, with the sale price typically concluded to have been 10–100 times over the actual value, leaving consumers out of pocket and unaware of a way of claiming their money back.

"At Howlett Clarke, our specialist consumer credit team represent consumers in order to obtain refunds through our knowledge and expertise" OUR WORK AT HOWLETT CLARKE Our specialist team at QualitySolicitors Howlett Clarke have successfully assisted consumers on many occasions to recover some, if not all, of the amount lost to land banking companies from their credit card providers. We do this by making use of the protections afforded under section 75 of the Consumer Credit Act 1974, which allows a consumer to seek redress from the credit card provider (usually a bank) where the consumer has been subject to either a breach of contract or misrepresentation by the supplier – in these cases, usually the supplier of the plots of land. However, care should be taken before

See more from Howlett Clarke at www.portfoliopublications.co.uk

launching legal proceedings as section 75 is not straight-forward. To seek redress through section 75 you must have relied upon any misrepresentations made by the land banking company, such as the promise of planning permission, and used a credit card to pay between £100 and £30,000 towards each individual plot. For the avoidance of doubt, it is not necessary to have the whole purchase price paid on a credit card. Even in circumstances where only the deposit was paid on credit our clients were successful in recouping the full purchase price, plus interest, from the credit card providers. If you have been caught up in a ‘land banking’ scheme, we may be able to assist you. You will need to act fast to avoid being out of time with your claim. Whether or not you have experienced difficulties in reclaiming your money, or thought that you could not reclaim any money, get in touch with us on 01273 838742 and speak to one of our specialist advisers to see if we are able to help you claim your money back. Alternatively, for just £99, we offer a unique Ask the Legal Expert service, designed to help you decide on the best way forward for you. TIME TO RETIRE?

• Stunning Detached House • Five Double Bedrooms • Off-Road Parking

Claire Cook from Independent Financial Advisors Talk Money looks at the complications of retiring

I

f you are approaching retirement, you may finally be facing that large pile of pension paperwork you have been filing away for many years. Now is a time for careful planning to make sure you get things right for your retirement income. Here are some questions that may need to be answered: Do you remain with the current provider and take income from them? Would another provider potentially pay you a higher income? If you do consider transferring to another provider, are there any valuable benefits which could be lost? If you were to die after taking your pension, is there a benefit paid to your spouse or dependents? Do you require a guaranteed income for the rest of your life or would you prefer more flexible terms? In April 2015 the government introduced radical changes to how people can access their pension funds. From this time people were allowed to access the whole of their pension savings rather than just a limited amount. However, only a certain percentage of the total fund withdrawn would be tax-free. In most cases you will be able

44  PORTFOLIO

to take around 25% of your fund as a tax-free cash sum. If you make withdrawals above this amount, they will be taxed as earned income. You could withdraw the whole of your pension fund (an uncrystallised fund pension lump sum or UFPLS), or you could possibly take a series of lump-sum withdrawals.

“Do you require a guaranteed income for the rest of your life or would you prefer more flexible terms?” Alternatively, if you want to take flexible income directly from your fund, you may need to transfer your pension funds to a flexi-income drawdown contract. You could either take all of the tax-free cash up front, investing the remaining fund and drawing taxed income directly from it; alternatively, you could take regular withdrawals as a combination of tax-free cash and taxed income. Always seek professional advice on the tax and other implications when making

withdrawals from your pension fund. Another advantage of taking retirement income in this way is that you can leave your fund to a chosen beneficiary should you die. They in turn can leave it to their chosen beneficiary, and so on. If the current holder of the plan is under 75 when they die, the fund can be left tax-free to the next person. In writing about pension options, we mustn’t forget annuities. Rates are currently low, but some people still prefer a known and guaranteed income for the rest of their lives. Death benefits on annuities are, however, limited and they cannot be changed once set up. If you would like advice on any of the above or other financial matters, please call me, Claire Cook, on 01273 224667. I offer independent advice and would be very happy to help. Finally, I would like to wish all readers a very happy New Year! 25 YEARS

"After a successful 2016 at Parks, we have an exciting 2017 ahead of us as we celebrate a milestone of 25 years." Graham Jasper, Managing Director

Tenant Competition Hampers

Market Demand Throughout 2016 Parks experienced a sharp increase in the number of professional local and London applicants seeking one or two bedroom properties with a quality finish. We believe this is where the market is heading with a demand which is heavily outweighed by the supply. We have found that this applicant base (which has considerably spiked in the past 12-18 months) are willing to compromise on size for an internal contemporary presentation. This is a huge investment opportunity for many landlords considering to expand their portfolio, and those currently undertaking renovation works. We require quality properties to meet this high demand, contact us today for a complimentary rental appraisal.

BOLD AND BRIGHT

Step away from the neutrals! Colour is king for 2017. Whether paint or wallpaper, these tips will give you the confidence to be bold

C

olour is an essential component to any decorating scheme. It grounds a look, providing unity and cohesion. But it also energises us emotionally, having the power to feed the soul and make our hearts soar. Colour authority for the design industry, Pantone, says that colour is going to be bold and bright for 2017. The Pantone Colour Institute have selected ten colours we should expect to see taking centre stage in the spring, many of which have a healthy or nature-inspired vibe. Amongst them, a green called Kale, a denim blue called Niagara, and a sunny yellow called Primrose Yellow. But how to use bold colour confidently and effectively without going overboard? Tricia Guild, founder of iconic Designers Guild, knows a thing or two about how to use colour to its full effect. Here she shares some of her insights... IT'S ALL ABOUT BALANCE. I use a lot of black, white and ecru. I like to use hard floors and layer coloured rugs on them, and I work with white ceilings, which is about creating a calm atmosphere.

46  PORTFOLIO

COLOUR SHOULD BE STRONG BUT SUBTLE. Never garish. That said, one clashing object, like a fluorescent pink lamp in a black-and-white room, will really make a room pop. Educate your eye by making your own collage boards with postcards, bits of fabric, magazine tear sheets. BE FAITHFUL TO THE COLOURS YOU LOVE TO LIVE WITH. For me, it's ocean blues, lime green... It's fun to work with all sorts of shades, but easier to live with cool hues. That's not to say I don't like shots of warm colour, but the main artery is blues and greens - they are like neutral to me.

Italy, where we have a home. I think you find inspiration by looking for it. We go to a lot of theatre and ballet, so I see incredible sets and costumes. And I also love gardening and food. And inspiration can come from anything. It might be a scrap of ancient fabric, an exhibition, an interesting archive, or even a post box. When you get up, and you see amazing blue sky, and wonderful landscape - don't you find that stimulating? It gives me energy.

EXPERIMENT. Although I'll never tire of cool colours against a white backdrop, I do also practice what I preach. I haven't changed my wall colours for 15 years, but I do update my fabrics - cushions, curtains, trims - as often as my mood takes me. INSPIRATION IS EVERYWHERE. Travelling has always been key. I go to India every year, and I also have a passion for

Farrow & Ball’s Tips On How To Use Colour Although there is a myriad of decorating styles and techniques, when it comes to colour choice and Interior design, there are no hard and fast rules; it’s about what you feel comfortable with, and your vision for your home. Below are a few useful interior design tips and techniques for you to consider when decorating. Whether with paint or wallpaper, there are three popular ways of decorating: COLOURED WALLS AND WHITE WOODWORK A traditional style is to apply one colour to the walls and a white gloss on the woodwork. Visually, this is a very clean look, but it can sometimes appear harsh, depending on the contrast between colours. To soften the contrast, choose an empathetic companion colour for the ceiling. This will make the contrast more gradual, and, as a result, the room will look surprisingly spacious. LIGHT WALLS AND DARKER WOODWORK A good way to create light and space is to use the lightest colour on the largest surface area, such as the walls, and a darker tone on woodwork. This works well if you are using a neutral scheme, and gives a more ‘decorated’ feel. The use of a dark colour on skirting boards, not only makes the walls appear lighter in contrast, but it also creates a strong contemporary aesthetic, making everything above feel elongated and lighter in contrast. ONE COLOUR USED ON WALLS AND WOODWORK There is great historic precedent for using one colour on both walls and woodwork, and it is also popular in contemporary settings as it creates a strong, clean look. It generates a sense of calm in a room, as well as exaggerating its size, as there are no contrasts to draw the eye. You can also use colour to subtly create the illusion of greater space , height or light HOW TO CREATE THE ILLUSION OF MORE SPACE Costly extensions and architects aside, colour can be used to alter the shape of a room. When planning your colour scheme, remember that a darker wall colour will bring it towards you, whereas a lighter colour creates the illusion it’s further away. You can also prevent narrow hallways from appearing ‘tunnel like’ by painting the end wall a darker shade than the side walls. The same principle works within a rectangular room that you’d like to make appear squarer.

"The attention to detail in this project transformed a tired house lacking in flow to a unique home full of space and light"

CREATING SPACE AND LIGHT The challenge: A sustainable and contemporary refurbishment in Bristol Gardens, Brighton. ARCH-angels Architects take us through the project

The Brief: This internal renovation was needed after this end-of-terrace house in Brighton had been subject to previous, unsuccessful extension works. At ground floor a former rear extension had turned the rooms dark and disconnected. The owners wanted to create an open-plan living/kitchen/dining space with a seamless transition into the garden. The first-floor accommodation needed to be rearranged to provide an en-suite shower room to the front bedroom and reposition the existing family bathroom. The loft had also been converted with an access staircase in the centre, dividing the room inconveniently through the middle. The owners wanted to extend this space and create a master bedroom suite with roof lights to the front and dormers to the rear.

52  PORTFOLIO

ARCHITECTURE

The Detail ARCH-angels Architects needed to rearrange the layout of the house, to maximise its useable space and light. At ground floor, they enlarged existing openings between rooms and added roof lights, transforming the space into a dual-aspect living/ kitchen/dining room, flooded with natural light. A new entrance foyer and shower room were also added at ground-floor level. At the first floor, the staircase to the loft was re-positioned over the existing staircase and a new dormer extension built to create a new spacious master bedroom. This was carried out under Permitted Development to enable to works to be on site sooner – important for the client, as they were keen to carry out the works whilst they had funds to do so. The en-suite bathroom layout makes the most of the space under the pitched roof, and addition of roof lights adapts a space that otherwise would be unusable.

To ensure the build was sustainable, ARCHangels used low-maintenance and durable materials throughout the build. High levels of natural insulation were used to enusre the fabric of the property would retain heat and allow natural ventilation. The architects researched and specified energy-efficient light fittings and lamps, used environmentally friendly paints throughout and fitted low-flush toilets in the en-suite and family bathroom. There was an excellent working relationship between client and architect, with an emphasis on collaborative working. The clients were very much hands-on and responsive when asked about changes or confirmation of materials and finishes and the like. The attention to detail in this project transformed a tired house lacking in flow into a unique home full of space and light. The project was delivered on time and on budget to a very happy client. The finished house is light, warm and spacious, which allows the owners to experience seamless open-plan living in this wonderful remodel of a family home.

SHARP FOCUS Beautiful look-books and company publications are the ‘must-have’ business accessory right now. We look at one such company, Searches UK, who have used this new form of marketing to great effect

W

hen PORTFOLIO publications were entrusted with producing a business-to-business magazine for Searches UK some two years ago, to promote their company, they had already been successfully providing editorial content to publishers of other magazines. Searches UK Managing Director Andrew Stenning is a familiar face in the property and conveyancing world and therefore was familiar with PORTFOLIO magazine, and it represented the high-end look he sought for their own. “We wanted a publication that we could present to solicitors and other clients that would project a professional image and show the industry that we are market leaders in our field”, says Andrew. They have now achieved this by a combination of providing their own editorial content and adding some great features and interviews supplied by PORTFOLIO publications, which then add interest - and perhaps even a little glamour. “So often trade

publications appear a little dry and boring, and although ours includes some really intersting articles, it helps to have other items to read in a publication,” Andrew adds. “It is a great collaboration. We find the magazine very useful to showcase at events, meetings,

"It is a great collaboration. We find the magazine very useful to showcase at events, meetings, seminars and exhibitions" seminars and exhibitions which we attend with our competitors.” Having their own publication clearly puts them at a commercial advantage. Recently, Conveyancing Focus has undergone a beautiful facelift, and the team at

Searches UK have just unveiled their new-look publication, with an upgrade in paper quality and some lovely contemporary design touches. You can subscribe to receive the magazine at www.conveyancingfocus.co.uk They offer conveyancing searches for both Residential and Commercial property transactions, as well as other valuable products and services. As a market leader in England & Wales, they are dedicated to offering a comprehensive range of searches, and committed to offering their clients innovative and pragmatic solutions to enable fluid and hassle-free property transactions to take place. New art at Nymans Decode the language of flowers on a winter’s trail through this famous Sussex garden. Contemporary artist John Newling has created a new commission for Nymans, near Handcross. The artwork will see visitors follow an ‘alphabet trail’ of twenty six sites taking them on a journey around the garden, exploring the language of its plant species and discovering the origin of each letter. John Newling says: “Nymans inspires me because it is a true material and spiritual demonstration of our desire to learn from an environment that spectacularly shows us that nature is profoundly beautiful.” Nymans is a place of constantly evolving plant designs and rare and unusual plant collections. Project Manager for the commission, Lisa Davies, said: “We wanted to work with an artist who could reflect on Nymans creative history, bringing a strong visual presence to the garden for our visitors to enjoy.” 16 January to 31 May, 2017 at Nymans, 10am to 4pm, usual admission

It’s fascinating to bring them together here and tell the missing chapter in the story.” See paintings by Turner, alongside 34 stunning works by Edward Dayes, John Constable and many others, on loan from the Cecil Higgins Collection, Bedford. 7 January to 12 March, entry is by pre-booked, timed tickets only, £12 members, £15.60 non members from www.nationaltrust.org.uk/ petworth or 0844 249 1895.

HOME tips

TIME FOR BED You spend up to 16 years of your life in bed, so a good mattress is a necessity, not a luxury. Find the right mattress to make sure you sleep like a baby this year

Y

ou spend up to 16 years of your life in bed, so a good mattress is a serious investment. A decent design can mean the difference between a restful night's sleep or a bout of insomnia. But, before you head to the shop to start testing, get to know your options with our essential mattress buying guide.

BEFORE YOU BUY YOUR MATTRESS

A bed should be 10cm longer than the tallest person who will be sleeping in it, so a king-size is the minimum for someone 6ft or more, and wide enough to allow both partners to lie side by side, hands behind heads, without elbows touching. To check if a mattress is supporting you properly, lie down and slide a hand beneath the small of your back. If your hand fits easily, it's too soft; not at all, and it's too firm.

The base will affect how the mattress feels. A sprung divan will make a mattress seem softer than a solid divan or slatted base. Sprung and pocket mattresses are padded with fillings, including cotton, lambswool and mohair. Luxurious options, such as cashmere and silk, will mean the finished product is more expensive. ‘Orthopaedic' is a term that describes mattresses with a firmer spring. While some swear by them, it's more important to choose a mattress that gives proper support as opposed to just being very hard.

TYPES OF MATTRESS Open-sprung mattress An open-sprung mattress contains one long piece of wire coiled into springs. It also has a border rod of wire that gives the mattress a firm edge and helps retain its shape. Great

value for money, they are lighter than other mattresses, so easier to turn, and can be turned in all directions, which extends the life of the mattress. However, as the springs are all connected, open-sprung mattresses are less responsive to your body and, overall, less supportive. Best for: Occasional use, and ideal for children's bedrooms, as they're less expensive, so can be upgraded as they grow. Cost: From as little as £75 Pocket-sprung mattress Pocket-sprung mattresses are more luxurious, with up to 3,000 individual small springs housed in separate fabric pockets. They tend to have hand-stitched sides for strong, stable edges. The springs move independently to support your body and come in a choice of tensions - soft, medium or firm which should mean good support, whatever your weight.

Freshen Up Your Bed The hero products and information you need to keep your bed, bed linen and mattress looking as good as new Wash your duvet twice a year and pillows at least once every two months. Those filled with synthetic fibres can be washed in a machine (a 60˚C wash will kill dust mites), while feather and down bedding will need to be professionally cleaned.

Because of the density of the fillings, pocketsprung mattresses can be heavy to turn. They're usually filled with natural materials, like lambswool, which can potentially exacerbate allergies. Best for: The separate springs make them ideal for two people of different weights. Also available with two sides of a different firmness. Cost: From £600

"The base will affect how the mattress feels. A sprung divan will make a mattress seem softer than a solid divan or slatted base" Memory foam mattress The most well-known type of memory foam mattress is Tempur, a material originally developed by NASA. It's composed of billions of viscoelastic cells, which respond to your temperature and weight. ‘When warm, it moulds to your shape and absorbs your weight, taking pressure off your joints,' says Andy Hills, Managing Director of And So To Bed. ‘And it feels the same on any base.' Best for: Supportive, good for allergy sufferers and

helpful for people with joint pain. It has a unique feel, so you'll love it or hate it. Cost: From £500 Latex mattress Natural latex is white liquid tapped from the trunks of rubber trees. This is blended with synthetic latex and turned into latex foam, using the Talalay process, which produces the finest polymer. Latex is breathable, so you won't overheat. Exceptionally durable, its resilient feel also makes it good for those who prefer a firmer bed. Some think these mattresses have a rather solid feel, and they can be heavy and difficult to move. Cheaper versions can develop lumps and body impressions. Best for: Those with allergies and asthma, as latex doesn't harbour dust mites. It also has natural antimicrobial properties. Cost: From £60. Sprung memory foam mattress A sprung memory foam mattress is a hybrid of a pocket-sprung base and a memoryfoam top layer. A compromise between the responsiveness of a pocket-sprung mattress and the support of memory foam. There's also no need to turn the mattress. The ‘sinking' sensation can put people off, which also means it isn't recommended for young children, in case they roll onto their face and breathing is inhibited. Best for: People who still want the feel of a pocketsprung mattress, without the natural fillings that may irritate allergies. Cost: From £525

Tackle stains as soon as possible, especially on a mattress. Soak the mark with a dry absorbent cloth, then dab it away with cold water and a sponge. Don't use hot water as it will only set the stain, and use a stain remover on stubborn marks. Revive your mattress by sifting bicarbonate of soda directly onto it. Leave it for at least an hour to soak up the smells, then vacuum off. Pre-treat upholstered beds, especially headboards, to avoid marks. Always use a cleaner that's suitable for upholstery to remove stains, following the instructions on the bottle. Wooden bed frames can also become covered in dust - a quick polish will leave them looking as good as new. Create a cleaning cocktail. Fill a spray bottle with vodka (a natural disinfectant) and equal parts water, then spritz directly onto your mattress. Ensure you leave your mattress to air-dry completely before you make the bed again. Preserve your bedding with a mattress protector - go for a design with quilting and extra padding for comfort, or wicking and waterproof top layers for practicality. Just make sure it is machine-washable, so you can wash it with your bed linen. Give your bed an airing every morning by drawing the covers off and letting your sheets and mattress breathe for 20 minutes before making the bed. With thanks to www.housetohome.co.uk

PARK IT Property developers are sitting on enough land to park 4.8 million cars – and now they can make money from it • • •

Developers are earning as much as £100,000 a year extra by renting out parking spaces on empty land; Housebuilders possess enough land to park 4.8 million cars; Renting land for car parking offers developers a lucrative revenue generating opportunity.

P

roperty developers are increasingly turning their undeveloped land into temporary car parks and generating significant extra revenue as a result, YourParkingSpace.co.uk has revealed. Indeed, a number of savvy developers have earned an average of over £30,000 each in the last 12 months by renting out parking spaces on land awaiting development, with some earning over £100,000 in extra revenue. With reports suggesting that housebuilders possess enough land to build 600,000 new homes, or, alternatively, to park 4.8 million cars, YourParkingSpace.co.uk is reminding the industry of the huge financial benefit of renting out land they’re not currently using for car parking. Those with land stocks near to city centres, railways stations and sports venues could benefit the most from YourParkingSpace. co.uk. UK property developers Bruntwood offer retail and office space in the north of England and Birmingham and have been renting out a piece of land close to Salford Central Station in Manchester for parking for the past 18 months. "We were waiting for planning conditions to be cleared before we could start development and the land just sat empty. The site was big enough to accommodate 45 cars, so it made perfect sense to turn it into a temporary car park 68  PORTFOLIO

and rent out the space,” commented Andrew Butterworth, Sales Director at Bruntwood. “Not only did it generate extra income for us, but it stopped the land becoming overgrown and gave local people a place to park in an area that can be notoriously difficult to find a space. YourParkingSpace.co.uk managed everything, so it took up very little of our time, and now that our planning permission has been granted, YourParkingSpace are moving out, and we can start building.”

"YourParkingSpace.co.uk is reminding the industry of the huge financial benefit of renting out land they’re not currently using for car parking" According to YourParkingSpace.co.uk, over 20 property development firms are now renting out their unused land for parking, but Harrison Woods, Managing Director of the online parking marketplace, believes many more are missing out on this valuable opportunity.

“There are many reasons that developers may be delayed in starting development on their land, from lengthy planning processes to labour and material shortages, but that doesn’t mean that the site can’t still be making money. Using the site as a car park also generates footfall, reduces the risk of vandalism and prevents weeds from taking over until the time you want to begin to build,” commented Woods. The increasing popularity of the internet as a booking channel for parking is starting to transform how developers view the opportunity, as highlighted by Mr Woods: “Traditionally, developers have been put off by equipment installation costs, the logistics of cash handling, and the requirement for direct on-site advertising to drive customers to park. Our online digital system, combined with our smart cities access solution, means drivers can seamlessly book online and both enter and exit without the need for any onsite staffing or costly hardware installation, completely streamlining site operation and ensuring that no resources are pulled away from the land owner’s core business focus.” For more information on YourParkingSpace. co.uk or to find out about renting out unused parking spaces, please visit www.yourparkingspace.co.uk.

THE PROFESSIONALS It’s been a busy year for The Kitchen Store. Their expansion into Horsham and investment of £750,000 into a state-of-the-art kitchen showroom have been a great success, drawing customers from as far afield as Kent and Surrey

L

arge new local housing development projects in Horsham mean that there is always a big potential customer base, but great shopping and easy parking also makes the pretty market town an attraction for Sussex residents, with the John Lewis Home Store being a particular draw regionally. And carrying on from the already successful and established Hove and Lancing operations, which are both up 20% on previous years, the Horsham showroom is seen as key to The Kitchen Store’s expansion plans.

Voted ‘Sussex Boss of the Year’ in 2016, Managing Director Alan Margetts was thrilled that the company was also a finalist in December’s ‘Sussex Company of the Year,’ topping off a fantastic year. Although their company success is well known, it is interesting to learn that the company also recently started supporting the Aldingbourne Trust charity near Chichester - helping by raising money for people with learning difficulties. This year the company looks forward to introducing a volunteering programme allowing all The Kitchen Store staff to devote a day every quarter to the worthy project. Always with an eye to expansion, Alan is already planning his next new store but is remaining tight-lipped on the subject of its location. Meanwhile, all his efforts are currently on refitting both the Lancing and Hove showrooms with the latest in kitchen design and adding to his talented team. LEADERS

IN DEMAND Greg Hall, Branch Manager at Leaders Waterside in Brighton Marina, says that properties in Brighton and Hove are in higher demand than ever before

B

righton and Hove’s property market has continued to go from strength to strength in recent months, according to one of the city’s leading estate agents. Leaders, which operates five branches across Brighton and Hove, including a flagship office in Western Road, is currently overseeing about 100 property sales in the local area - a significant increase on the same time last year. Even the Brexit referendum result - which some industry experts suggested would have an adverse impact on the property market - has failed to halt house price rises and sales activity throughout Brighton and Hove.

Andrew Hovey, Area Sales Manager for Sussex at Leaders, says: “Properties in Brighton and Hove are in higher demand than ever before, with an average of 12 buyers for every home on the market. “We have seen tremendous growth in our sales operations in the last six months, with more valuations and instructions leading to more sales. “Despite Brexit, people are still moving and in many cases we are seeing properties snapped up within days of going on the market. What’s more, prices have remained strong, rising by more than 10 per cent in the last year alone.”

Leaders believes prices are likely to remain stable in the city in 2017, making it a great time to move. Andrew adds: “We thrive on the challenge of selling all types of properties, from citycentre apartments to luxury marina residences, historic homes in Hove and family properties in the suburbs. “So whether you are ready to sell or are simply interested in finding out how much your home is currently worth, get in touch today and we can help you make the most of your property.”

GET IT ON Joanne Darroch, Senior Branch Manager of Leaders, Brighton and Hove says, 'Benefit from new year rush by putting your home on the market now'

J

anuary is the perfect time to put a property on the market in order to take advantage of the expected surge in buyers in the new year. Property specialist Leaders is predicting a spike in activity in the sales market in January, as people who put off moving in the second half of 2016 get around to making their homes available for sale. Joanne Darroch, Senior Branch Manager at Leaders in Brighton and Hove, says: “January is a month in which many people get moving, so putting a property on the market as soon as possible is a shrewd idea. “It ensures your home will be marketed effectively and in the minds of everybody who uses the new year as a chance to start their

search for a new place to live. Moving home is a common new year’s resolution, so we expect

"January is a month in which many people get moving, so putting a property on the market as sooon as possible is a shrewd idea" to see a significant upturn in both sellers and buyers coming forward in January. “Major online portals - such as Rightmove

and Zoopla - typically record a huge rise in visitors over Christmas and New Year, so having your property listed in advance is crucial if you are to capture this vast audience of prospective buyers.” Leaders in Brighton and Hove currently has an average of 10 potential buyers for every property on the market, underlining the strength of the market at the moment. Joanne explains: “Our outlook is already incredibly positive, not only for the New Year, but also for the rest of 2017. “The simple fact is, there are still thousands of people looking to move home, and they will not put their plans on hold indefinitely, so we expect to see a high number of transactions in 2017.”

O

riginally a Martin and Co. bank, the three-storey building on Chapel Road was bought and operated by the Halifax bank for many years before Michael Jones Estate Agents purchased the building in 2008. After waiting for eight years, 2016 not only saw Michael Jones Estate Agents celebrate their quarter-century anniversary in business, but also became the year when all levels of the property were available to inhabit and redesign within Chapelworth House.

Managing Director Mike Jones said: “Our customers told us they wanted our services all under one roof and we listened. We understand how much more convenient this will be for them and we want to achieve a superb working space for both clients and staff. Having all the disciplines under one roof will also give us room to grow over the next 25 years.” Once the building work and stunning refurbishment is complete, the 4500ft2 building will include a property showroom, a coffee shop

for clients, two meeting rooms, and training facilities. The disciplines include residential sales, lettings, new homes, land and development, commercial, property management, accounts and staff training facilities. O

n The Drawing Board will showcase planning permissions granted, scheme ideas and ideas for Brighton’s regeneration and future. This month: we look at some of the developments for our city that took place in 2016. If you are a property professional, or just have a great idea, get in touch on the channels below. 2016 has brought some big development news for Brighton & Hove. Taking information from The City Plan, Part One, as adopted by Brighton & Hove city council on 24th March 2016, we have outlined some exciting developments coming our way. This document can be read in full on the council website. BRIGHTON CENTRE AND CHURCHILL SQUARE AREA. The redevelopment of the Brighton Centre will form part of a comprehensive scheme including the extension of the Churchill Square Shopping Centre and new leisure facilities.

REDEVELOPMENT OF MADEIRA TERRACES AND MADEIRA DRIVE. £30 million plans unveiled to restore the Madeira Terraces and create glass-fronted shops, cafes, offices and even overnight beach huts underneath. HOVE STATION AREA This development is largely industrial in nature, with residential on the periphery. It includes two Industrial Areas, a trading estate and retail park with a range of out-of-centre bulky goods retail stores.

EDWARD STREET AND EASTERN ROAD. The main purpose of the development area designation is to make Eastern Road and Edward Street more attractive for all residents as well as visitors, workers and employers. The development area is underpinned by four strategic development sites: the Edward Street Quarter (including the American Express Site), Circus Street site, Freshfield Road Business Park and the Royal Sussex County Hospital.

TWO NEW HOUSING SCHEMES PROPOSED FOR HOVE The area 'behind' Hove Station bounded by Conway Street, Ethel Street, Ellen Street and Fonthill Road is the subject of a proposal for mixed-use development consisting of offices and 188 flats. It would vary in height from four to 17 storeys. This area is well suited to tall-building development and could perhaps provide a focal 'town centre' for the locals. The former Texaco Garage near to the King Alfred site on Kingsway in Hove has been standing empty for some time. A proposal has been submitted for a 2 - to 9-storey scheme to replace it and neighboring buildings with 55 dwellings and commercial space on the ground floor.

PROJECT DEVELOPMENT IN HOVE The conversion of Hove’s grade IIlisted Holy Trinity Church to a medical centre is at an exciting stage. With a variety of trades currently working together on site, Holy Trinity’s transformation is almost complete. The building was last used as a church in 2008, and Deacon and Richardson Architects began developing the concept of a conversion to a medical centre in 2010. The delivery of this project has only been possible through the collaborative approach adopted by all team players, including doctors, developer, the NHS, the local authority and contractor Westridge. Once complete, the building will provide modern facilities for Sackville Medical Centre and Central Hove Surgery.

SKY LANTERN GETS PLANNING PERMISSION Brighton and Hove City Council has given planning permission for the £4m futuristic skylight expansion to sushi restaurant Moshimo in Bartholomew Square. For more details see www.brightonbusiness.co.uk Architect, Michal Spooner has designed this 5-storey, 85-foot-high addition to the existing restaurant, described by Moshimo co-founder Nicky Rohl as “eye-popping, but subtle,” and suggested that the restaurant would become a landmark building in the city. It is expected that the Skylight could open in early 2017.

VIVA EL VINO!

Perfect Spanish homes for wine lovers are revealed as UNTWO raises a glass to wine tourism

W

ine tourism's position as an important global element of gastronomic tourism has been cemented by the holding of the 1st UNWTO Global Conference on Wine Tourism in Georgia. The event attracted tourism experts, wine professionals and policy makers from nearly 50 countries, all looking to expand upon the considerable success of this global tourism sector. Data compiled by leading Spanish property portal Kyero.com has revealed how wine tourism can play into other factors within a country, such as the property market. Kyero. com's data reveals the ideal second home locations for all those with a love of Spanish wine. The world's third largest wine producer and its biggest wine exporter, Spain has earned a loyal following around the globe for its robust reds, crisp whites and delightfully drinkable rosé wines. Wine tourism in the country is popular among those who want to explore Iberia's culinary delights. Now, Spanish wine lovers can take their passion one step further and pick up the perfect property as well as a wine to match, thanks to Kyero.com, the main source of trusted information on buying a home in Spain. Martin Dell, Director of Kyero.com, comments: “Many of those who visit Spain regularly delight in the country's cuisine and particularly in the wines produced here. We wanted to take this one step further and look at how much it would cost to purchase a home in each of Spain's main wine-producing regions. I think many people will be surprised to find out just how affordable it is to live in the perfect location

for enjoying local Spanish wines within easy reach of the vineyards they came from.” According to the Cámara de Valencia, La Rioja is “considered to be the foremost wine tourism destination in Spain and a world leader in the field.” The area is known for its vibrant, fruity rosé wines and its distinctive, oak-aged reds.

"Kyero.com's data reveals the ideal second home locations for all those with a love of Spanish wine" Yet, according to the Kyero.com data, La Rioja is the joint cheapest wine region when it comes to purchasing property, coming in at an average of just €1,300 per square metre. Those on a budget can pick up a one-bedroom, one-bathroom apartment in the pretty city of Logroño – the autonomous community of La Rioja's capital – for a mere €29,200. That's the same price as just 70 bottles of the region's priciest vintage, Contador. Equally affordable, at €1,300 per square metre, is Cadiz province, in the Andalusian wine-producing region. Prices in the Andalusian city of Jerez de la Frontera – a name which fans of sherry will be familiar with – are even more affordable, at just €1,100 per square metre. But it's not just bargain-basement properties that can be picked up in Jerez. This six-bedroom, three-bathroom country house estate with swimming pool is priced at €768,750. The accommodation is split across two houses, with

excellent equine facilities, including stables, tack storage and a barn for hay and raising foals, as well as extensive meadowland and farmland. Ourense province is the next-cheapest wine region when it comes to property purchase prices, coming in at €1,400 per square metre. Home to the Ribeiro Wine Route and part of the autonomous community of Galicia, Ourense is known for its young, light wines, full of fruity and floral notes. The whites are particularly good and make the perfect accompaniment to shellfish, cured meats and light cheeses – so, perfect for an al fresco lunch in the Spanish sunshine. Wine lovers looking for a base in Ourense will be delighted by this impressive, sevenbedroom 19th-century manor house, which comes with swimming pool, three-car garage and plenty of land, including mature walnut, hazelnut, palm, oak, chestnut, magnolia, fig and cherry trees, complete with automated irrigation system. The property is on the market for €450,000.

OVERSEAS property

At the other end of the price scale in Ourense is this two-storey house with 70 sqm vineyard for just €16,000. Although the property could do with some work, it does have running water and comes with five pieces of land that cover more than an acre, so would make an ideal project for someone looking to take their love of Spanish wine to the next level by owning their own vineyard. Over in Burgos, one of just four provinces where Denominación de Origen Ribera del Duero wines are produced, property prices reach an average of €1,450 per square metre, according to Kyero.com. The area has more than 170 wineries and 18,000 hectares of vineyards, according to Berry Bros & Rudd. The reds rival those produced in La Rioja, with no whites permitted.

"Catalonia's wines are as fiercely independent as its people, according to Wine Enthusiast, with full-bodied reds coming from vines that soak up not just the sunshine but also the minerals of the granite" The Ribera del Duero region is famed for being home to Spain's most expensive wine: Dominio de Pingus, which has an average Wine-Searcher listing price of $898. Not only is the wine produced from a tiny plot of extremely low-yielding tempranillo grapes, but the loss of 75 cases of the already-rare vintage in a shipwreck in 1997 saw the price nearly double. For less than the price of just 37 bottles of Pingus, oenophiles can pick up an 18th century country home surrounded by forest and rolling countryside in Burgos province. The €29,000 property includes three bedrooms and one bathroom. It is in need of total refurbishment. Two further houses on the same plot are for

sale for €50,000, with the owners happy to negotiate for a quick sale, meaning a buyer with the right vision could bag an incredible bargain in this stunning region. Vastly more expensive than the other regions is Spain's priciest winemaking area: Barcelona province. Prices in the province as a whole are distorted by the high costs of real estate in the Catalonian capital city, meaning that the average price is €2,250 per square metre. Catalonia's wines are as fiercely independent as its people, according to Wine Enthusiast, with full-bodied reds coming from vines that soak up not just the sunshine but also the minerals of the granite, fractured slate and chalk soils in which they are grown. Wine lovers looking to live close to the region's vineyards will be delighted by this four-bedroom country house with summer porch and pool at Vilafranca del Penedes, which is on the market for €450,000. The spectacular views extend for miles around – perfect for enjoying some of Spain's best wines in the peace and fresh air of the countryside. Buyers wanting their own vineyard, rather than a view of someone else's, have plenty of choice in Spain. Commercial opportunities include this working Chantada vineyard registered on the Board of the Qualified Denomination of Origin Ribeira Sacra, complete with two-storey property, for €120,000. An operational wine cooperative near Chantada is also for sale, priced at €450,000. The property comes complete with a hectare of vines and a vast array of modern equipment with a production capacity of 200,000 kg. Those looking for a slightly smaller-scale venture will be delighted by this two-bedroom farmhouse with vineyard near Asco and the River Ebro, on the market for €169,000. A tasteful renovation has modernized the property while retaining the original features, and there's even a wine store outbuilding for storing wine produced from the vineyard. What oenophile could ask for more? For further details on the perfect homes to buy in order to enjoy the wines of Spain, visit www.kyero.com. PORTFOLIO  81

INTERVIEW

WELCOME TO MY WORLD This month we speak to Travel Counsellor Mark Gibson Mark, firstly, do let us know how you became a travel counsellor? I started my career in the travel industry at Virgin Atlantic, where I worked for many years, and I also worked at Saga Holidays. I then went to work in the Middle East, and on my return to the UK, I had a chance meeting with a travel counsellor called Karen who told me about her travel business. I loved the idea of providing a personal travel service where I could use my knowledge and expertise to help people book their perfect holiday, and after making some further enquiries, I decided to set up my own business as a travel counsellor. You clearly have expertise and extensive contacts in the travel industry, so who is your typical client and how can you help? I don’t think there is a typical client as everyone has their own personal, individual travel needs. Some people have absolutely no idea where they want to go and some have very specific requirements. I take care of all their arrangements, including hotels, flights and transfers through to airport lounges and Insurance, or indeed reserving a table at a top restaurant. For me it’s all about finding out what the client really wants out of their holiday and making sure they have the best possible experience. I help with pretty well every type of trip, whether it’s a cruise or a holiday to a far-flung destination, a ski trip, city break, even a honeymoon or wedding abroad. I’m an Independent travel expert and I’m not tied to any specific operator, which means I can get the best option for my client. You seem passionate about travelling and have yourself travelled extensively, so we must ask, where is your personal favourite destination, and why? I love travelling and I am very passionate about the life-enhancing benefits that travelling can give, including the opportunity to experience new cultures and cuisine as well as getting some time for rest and relaxation or being more active through walking, swimming or playing sport . My personal favourite shorthaul destination in Europe is Italy as I love the

history, wonderful food, red wine and the warm weather. This year I have been to Taormina in Sicily and Florence, which were both wonderful places to explore and enjoy. My favourite longhaul destination is San Francisco, with it’s eclectic mix of cultures, which remind me of Brighton and Hove. I love the trams for getting around the city, and by travelling just over the Golden Gate Bridge you get to the superb wine country of Napa Valley and Sonoma.

"I help with pretty well every type of trip, whether it’s a cruise or a holiday to a farflung destination, a ski trip, city break, even a honeymoon or wedding abroad" Travelling these days has become quite stressful for most of us. How can you relieve some of this? A lot of people do find making travel arrangements stressful and time-consuming to organise. I take that stress away from you so you can simply relax and enjoy looking forward to your holidays. There is nothing worse than returning from a much needed holiday to find that you’ve missed out on seeing some amazing sights or just feeling it wasn’t quite the right location/hotel for you. I make suggestions of where you should go, and, through finding out your likes/dislikes, I can ensure you get the most out of your holiday. I also help with making the journey go smoothly by checking you in for your flight and arranging your access to the best airport lounges so you can have a relaxed time at the airport.

celebrate a special occasion and feel privileged to be part of these special milestones. and I do everything I can to make the trip full of wonderful memories. I recently had clients who married and honeymooned in Mauritius. They had such a great time. they even invited me to their wedding celebration in the UK on their return! You live in Hove, so how does our own City compare to others in the world? I have lived here ever since I went to college and I consider myself very lucky to call Brighton & Hove my home. I love the diversity and quirkiness of our City and the people who live here. It’s amazing that we have the Downs in our backyard and the sea as our front-window view. There are many, many wonderful cities in the world to experience, each with its own unique appeal and charm, but I always look forward to returning to my home City. Have you planned your next trip? My next trip is a City break to Seville in Spain, which, by all accounts, is vibrant and beautiful, and I’m looking forward to finding this out and sharing my experiences when I get back. I’m also planning a trip to South Africa, with its incredible scenery and wildlife. You seem to have the dream job Mark. What makes it so special? I do love my job. I get to talk to people right from the outset when they are first thinking about going on holiday. It’s wonderful to hear about how much people have enjoyed their holidays when they get back and it gives me a great sense of satisfaction to have played a part in tailoring their perfect trip.

“Sufficient sleep is vital for maintaining our brain function, as well as physical and emotional health”

S

candinavian chic is very much in style this season, and with it comes the concept of hygge – pronounced ‘hooga’ – the Danish way of coping with long, dark nights by cosying up in your softest pyjamas under fur throws and eiderdowns, by the fire, on a sumptuous sofa… or in bed. Sounds perfect for this time of year, doesn’t it? While some notable individuals (Margaret Thatcher and Napoleon among them) can get by with a scant few hours' sleep a night, most of us need considerably more. Sufficient sleep is vital for maintaining our brain function, as well as physical and emotional health. Any new parent will tell you that the quantity of sleep we have is vital – and parents of toddlers and older children will tell you that quality is important, too. Fitful, restless sleep and frequent wakefulness are as bad for our health and wellbeing as too little sleep. The right bed – and bedroom – will bring on the hygge, help you to relax and improve the quality of your sleep. PORTFOLIO  89

INTERIORS

TIME FOR BED Beds come in all shapes and sizes, so it is vital that you choose one that’s right for you. A good bed starts with the frame - make sure you choose one with plenty of room, and maybe even room to grow. Size isn’t everything, but stretching out in a huge bed feels wonderful. If you’re starting out with a new partner, or thinking of having children, then opting for a king size bed (or even bigger, if you have the space) might help to ensure things don’t get too crowded later. Different types of bed have different advantages (and comfort levels). Divans beds – a simple, box-like base onto which you add a mattress – are popular and simple. A basic divan has a solid top, a pocket-sprung divan bed will cost a little more but give you extra comfort. Divan can have clever built-in storage or tech features like pop-up TV screens built in, which means they’re great for compact spaces. Bedsteads – basically a slatted frame – come in a huge range of styles and materials (wood and wrought iron are both popular). Try out different styles and slat-types before you buy to see what you find most comfortable. A dramatic headboard – carved wood, or leather – can make a statement piece out of the most humble bed. THE RIGHT MATTRESS A perfect night's sleep is all in the mattress. The trend for comfort, relaxation and all things hygge has been a huge boost to the mattress market, with technological advances bringing a bewildering range of choice. Pocket-sprung mattresses - where coiled springs are sewn into pockets within an upholstered shell – are supportive, and popular. Memory foam mattresses, topped with a layer of heat sensitive viscoelastic material, help to relieve pressure on painful joints. New ‘hybrid’ mattresses that use both spring and foam technology offer the

ultimate luxury – a mattress that keeps its shape but moulds to yours, too. This is one area where you get what you pay for, so its worth making an investment. A good quality mattress topper – memory foam, down or even sheepskin – will help to prolong the life of your mattress and increase its comfort. BEAUTY SLEEP Bedroom style can help you to relax whether asleep or awake. This season, an uncluttered Scandi aesthetic extends beyond simple evenings by the fire and into interiors trends: Simple furniture accessorised with bold colour, furs and textiles create a cosy, calming environment. Alternatively, the more baroque boudoir trend, with rich colour and fabrics, remains strong. No bed is complete (or inviting) without beautiful, fresh bed linen and sumptuous accessories. Good quality Egyptian cotton and pure Irish linen in white or cream are always chic. Alternatively, natural and organic fabrics in a dark, rich winter palette set the scene for hibernation. Throws and cushions in silk or cotton velvets, sheepskin or fake fur, nubby linen and wool in shades of midnight blue, chocolate, black and scarlet. TRAVEL

CALIFORNIA DREAMIN' California sun, wine and a little piece of Denmark: Daniel Frickelton finds them all, perched on the rim of the Santa Ynez valley, in Solvang CA...

S

o, here's a pub-quiz question for you which you will henceforth be able to handle with aplomb: where in the world would you go to find a Danish settlement, complete with Danish national costumes and bakeries, located in one of the world's most prolific wine regions, where stunning, award-winning wines are produced as a matter of routine? The unlikely answer is Solvang, California. The word “sol” occurs in Danish, alone or in combination, in a variety of expressions, perhaps because “solen” (the sun) shines so briefly in Denmark in the winter. They obsess about it to some extent, as evidenced by expressions such as “at slikke sol,” which literally means to lick the sun (bask in or soak up the sun). A “solvang” is a sunny meadow or field, and the abundance of sunshine must have been the most obvious feature of this location to the two Danish gents who founded Solvang at the turn of the 20th century.

What many wine producers have since discovered and profited richly from is the very unique topography of this central coastal region. Santa Barbara County, to which Solvang belongs, is located more or less midway between Los Angeles and San Francisco. Although Santa Barbara is a wellknown beach resort, its beaches are backed by a mountain configuration with a very unusual east-west orientation. As a result, the valleys formed by these mountains open directly to the Pacific Ocean, allowing fog, mists and sea breezes to form one of the coolest wine-growing regions in California, an environment that is ideal for classic grape varieties such as Pinot Noir, Chardonnay, Cabernet Sauvignon, Merlot and many more. Solvang, a mere 30-minute drive into the mountains from Santa Barbara, shares the highest concentration of wineries with the rest of the Santa Ynez Valley. This is very serious wine country.

TRAVEL

The town of Solvang nearly defies description. It has an eclectic mix of boutiques and shops selling everything from more-ish Danish-inspired pastries to high-end shoes, clothing and gift items. There are wine-tasting shops representing all the major growers in the Santa Ynez Valley, restaurants, and a veritable mountain of kitschy, fun-filled merchandise combining functionality with a wink of the eye. Need some battery-powered tea lights for your next party? Head for Solvang. Everything is of a good quality; the shops and streets are right out of Hans Christian Andersen, and may even be made of gingerbread. The staff in many of the shops are tricked out in national costumes, not all of them Danish. Americans say that when you have been to Solvang you can skip going to Europe, which is like seeing the wax effigy of Beyonce in Madame Tussaud's and then claiming to have “met” her. Solvang may have a quirky, kitschy soul, but unlike wax figures and Hollywood 'fifties movie sets, the town nevertheless does have a soul and is a delightful experience, not to be missed when you are in this area. We were the guests of the The Landsby (The Village in Danish) boutique hotel, located in the heart of Solvang. This stunning 41-room boutique hotel, the newest and most innovative hotel in the Santa Ynez Valley, offers warm hospitality and refined, stylish accommodations. The Landsby features a clean, contemporary design, with a hint of traditional Scandinavian aesthetic. The completely remodelled, bright and open guestrooms are finished with blonde woods, brushed brass accents, and elegant but comfortable hand-crafted furnishings, complete with updated bathrooms, 47-inch flatscreen HDTVs, minibars, and stunning artwork commissioned from regional artists. We stayed in the somewhat more private annexe, which opens onto its own enclosed courtyard. The huge fire pits took the edge off the mountain chill in the evening and gave us a chance to have a fireside moment of relaxation before turning in for the night. Mad & Vin (Food & Wine in Danish), the hotel's dining space, is also done in chic, contemporary style, using authentic Danish-inspired furniture, expensive woods and muted colours to create

a warm, relaxing dining ambience. So many restaurants on both sides of the Atlantic seem to struggle with getting the lighting right. Nothing can spoil an otherwise nice dining experience faster than lighting that is too bright or too dark. The Landsby Mad & Vin have got it just right, and the result is a feeling of warmth, softness and intimacy. America is The Land of Choice, and the dinner menu at The Landsby is a good example of this adage (see www.thelandsby.com/dine/madvin-at-the-landsby.htm for more detail). There's something for every taste and wallet. We shared a starter of calamari, comprised of lemon slices, squid and chili, all tempura-fried in a batter so light and crispy that they nearly floated off the plate. Not that they had much of a chance to escape our greedy forks. They disappeared in a California minute.

"The Landsby Mad & Vin have got it just right, and the result is a feeling of warmth, softness and intimacy" We enjoyed the herb-encrusted salmon and seafood hot pot, respectively. Everything was cooked to perfection and accompanied by a bottle of Pinot Gris from Buellton, CA, just down the road from our restaurant. As it happened, Megan, our table server, used to work for Thekla and Richard at the winery from whence our bottle issued, so we got the short version of how this wine was originally conceived and executed. That was a nice touch, and it is a nice memory of our magical time in Solvang. Perhaps counterintuitively, wine is not cheap in California, but the best things about this area, particularly the memories, are still free. Go there as part of a wider wine tour, or continue up the famous Pacific Coast Highway and live the dream. The Landsby, 1576 Mission Drive, Solvang, California. www.thelandsby.com +1 805-688-3121

FENNEL AND FETA WITH POMEGRANATE SEEDS AND SUMAC This salad has all the little ‘bursts of flavour’ we look for in a dish. The little explosions of sweetness from the pomegranate seeds, for example, along with the tart astringency of the sumac. It’s lovely to eat as it is, or else served alongside some grilled fish or roasted meat. If you’re looking for a substitute to the pomegranate but want to keep the colour and sweetness, dried cranberries or sour cherries also work well.

SERVES 4 Recipe •

½ pomegranate

2 medium fennel heads

1½ tsp olive oil

2 tsp sumac, plus extra to garnish

juice of 1 lemon

10g picked tarragon leaves

10g parsley, roughly chopped

70g Greek feta cheese, sliced

salt and black pepper

Method Start by releasing the pomegranate seeds. The best way to do it is to halve the pomegranate along its ‘belly’ (you only need half a pomegranate here), then hold the half firmly in your hand with the seeds facing your palm. Over a large bowl, start bashing the back of the fruit with a wooden spoon. Don’t hit too hard or you’ll bruise the seeds and break the skin. Magically, the seeds will just fall out. Pick out any white skin that falls in. Remove the leaves of the fennel, keeping a few to garnish later, and trim the base, making sure you leave enough of it still attached to hold the slices together. Slice very thinly, lengthwise (a mandolin would come in handy here). In a bowl, mix the olive oil, sumac, lemon juice, herbs and some salt and pepper. Add the fennel and toss well. Taste for seasoning, but remember, the feta will add saltiness. Layer the fennel, then the feta and then the pomegranate seeds in individual serving dishes. Garnish with fennel leaves, sprinkle over some sumac and serve immediately.

MARINATED TURKEY BREAST WITH CUMIN, CORIANDER AND WHITE WINE However much we try to ring the changes with the flavours in the sauce, we always return to this no-nonsense classic. It allows the turkey to shine at the same time as not completely dominating all the other dishes it will be served alongside. This can either be served warm or at room temperature. If you do want to try something different, though, serve this sauce with lamb, which also works very well.

SERVES 4 - 6 Recipe •

20g mint leaves

20g parsley leaves

20g coriander leaves

1 garlic clove, peeled

60ml lemon juice

60ml olive oil

125ml white wine

½ tsp ground cumin

½ small turkey breast (about 1kg)

salt and black pepper

Method Put all the ingredients except the turkey breast in a food processor or blender with ½ teaspoon of salt and a good grind of black pepper and process for 1–2 minutes to get a smooth marinade. Put the turkey in a non-metallic container and pour the marinade over it. Massage the marinade into the meat, cover the container and leave in the fridge for 24 hours. Make sure the turkey is immersed in the sauce. Preheat the oven to 240°C/220°C fan/Gas Mark 9. Remove the turkey from the marinade (keep the marinade for later) and put it on a roasting tray. Place in the oven and roast for 15 minutes, then reduce the temperature to 220°C/200°C fan/Gas Mark 7. Continue to cook for 15 minutes, then reduce the temperature again to 200°C/180°C fan/Gas Mark 6. Cook until the turkey is done – another 30–45 minutes. To check, stick a small knife all the way into the centre; it should come out hot. If the meat goes dark before it is ready, cover it with foil. To prepare the sauce, heat up the turkey marinade in a small saucepan and simmer for 15 minutes, until reduced by about half. Taste and season with some more salt and pepper. Remove the turkey from the oven and let it rest for 10 minutes. Slice it thinly and serve with the warm sauce. To serve cold, leave the turkey to cool completely and then slice. Taste and adjust the seasoning of the sauce once it is cold and serve on the side.

WORLD PREMIERE OF FERRARI J50 In Tokyo in December, while commemorating the 50th anniversary of Ferrari in Japan, Ferrari revealed a new, strictly limited series of bespoke cars, the J50

“The Ferrari J50 is a two-seater, mid-rear-engined roadster that marks a return to the targa body style evocative of several wellloved Ferrari road cars of the 1970s and 1980s

MOTORING

T

he Ferrari J50 is a two-seater, mid-rearengined roadster that marks a return to the targa body style evocative of several well-loved Ferrari road cars of the 1970s and 1980s. Created by Ferrari’s Special Projects department and designed by the Ferrari Styling Centre team in Maranello, just 10 examples of the J50 will be built and, in the spirit of Ferrari’s fuori serie tradition, each one will be tailored specifically to the customer’s requirements. Based on the 488 Spider, the J50 is powered by a specific 690 cv version of the 3.9-litre V8 that won the overall International Engine of the Year Award this year. The bodywork is all new and heralds a radically futuristic design language, with a highly distinctive personality that suits the tastes of a clientele that seeks the utmost in innovative styling. The design approach was led by the desire to create a very low-slung roadster, encapsulating intrinsic Ferrari values of nimbleness and agility. To achieve this, a strong dynamic was imprinted on the flank of the car by the converging interplay between two main guiding lines: the slanted top edge of the side window, continuous with the windscreen, and the raked black swage line which dramatically rises from the low-set nose until it vanishes in the air intake aft of the doors. While the “helmet visor” effect, which spawns from the window graphic, is reminiscent of Ferrari’s open competition barchettas going as far back as the 1950s, the black dividing line is a novel interpretation of a recurring Ferrari styling cue seen on iconic models such as the GTO, F40 and F50. Circling around the front of the car below knee height, it is a key element which alters the perception of the beltline, setting it at a much lower height than usual, transforming the J50 into a barchetta. The bonnet section is lower at the centre with raised wheelarch crests giving the emphasized muscularity typical of Ferrari mid-engined

sports cars. Two carbon-fibre air channels in the front bonnet create an even more diminutive and sharper looking front mass underlined by the full LED headlights that feature a specific and very dynamic profile. The J50 benefits from detailed aerodynamic development with a number of significant functional solutions. Firstly, the radiators have been positioned closer together, and the front bumper has been completely redesigned. The windscreen header rail has been lowered allowing more airflow over the aero foil and thus over the rear spoiler. The sophisticated tail section is dominated by the artful interplay of graphic design themes and three-dimensional elements. The engine is framed by a transparent polycarbonate cover which is intricately shaped to provide a visual extension of the two separate roll hoops protecting the heads of driver and passenger. A transverse aero foil projects as a bridge between the hoops, effectively revisiting one of the most distinctive features of Ferrari sports prototypes of the 1960s. The rear is decidedly aggressive in nature, with the quad taillight design widening the car visually under a high-downforce wing profile. The rear diffuser features an extractor shape inspired by jet engine afterburners, giving the car a powerful stance. 20” forged rims of unique design were crafted specifically for this limitededition model. Inside the cabin, specific trim adorns the sports seats, echoing the design of the rear bonnet contour to provide an unmistakable signature feature. The carbon-fibre hard targa top is divided into two pieces which stow conveniently behind the seats. The J50 presented at the launch in Tokyo is finished in a special shade of three-layer red with a red-over-black interior trimmed in fine leather and Alcantara. www.ferrari.com

CHOOSE LIFE The long-awaited Trainspotting 2 comes to our screens this month

I

n January 2009, Danny Boyle had declared his wish to make a sequel to his 1996 film Trainspotting which would take place nine years after the original film, based on Irvine Welsh's tale of Edinburgh drug addicts. He was reportedly waiting until the original actors themselves aged visibly enough to portray the same characters, ravaged by time; Boyle joked that the natural vanity of actors would make it a long wait. Ewan McGregor stated in an interview at the time that he would definitely return for a sequel, saying, "I'm totally up for it. I'd be so chuffed to be back on set with everybody and I think it would be an extraordinary experience." Later in March 2013, Boyle said that a sequel that would likely be loosely based on Porno which he had described as "not a great book in the way that Trainspotting, the original novel, is genuinely a masterpiece." However, Boyle said that if the sequel were

to happen, it would be for a 2016 release. Well, we now know that award-winning director Danny Boyle's long awaited sequel, T2 Trainspotting, will be released later this month, and that Ewan McGregor, Ewen Bremner, Jonny Lee Miller and Robert Carlyle are all set to reprise the roles they first played two decades ago. An online trailer with footage from the original movie sets a release date of 27

January 2017. Carlyle, who will return to the part of "psycho" Begbie, has said that the script for the new film is "absolutely fantastic" and stronger than the first film. 'AMAZING SCRIPT' Robert Carlyle joined Welsh at The Usher Hall in Edinburgh earlier this year to mark 20 years since the release of the original movie, where he said that filming will take place

"pretty much 50-50" between Edinburgh and Glasgow. He said: "I'm basing this on nothing other than the fact that the production office is on Bathgate. There's a clue there. What I will say is that all the characters are exactly where you would want them to be. The strength of this new script is the fact that the narrative is a bit stronger than it was in the original." He added: "You learn a lot about Renton, Sick Boy and indeed Begbie and where their heads are. I think it's an absolutely fantastic script. John Hodge has done a wonderful job, as he did with the original." Ewan McGregor has said he does not have any nerves about returning to the part of Renton. Speaking to the Press Association ahead of the release of his new movie Our Kind Of Traitor, he said: "It's such an amazing script, penned by John Hodge, who wrote the original Trainspotting script, so there's a real excitement about it. Like every movie you do, you have things to think about leading up to them. There is a nervousness about it, but I'm not nervous, because it's a sequel to Trainspotting." T2 Trainspotting is in cinemas nationwide from 27 January 2017

SO... YOU THINK YOU'RE BUBBA WATSON? GolfGuy looks his personal golfing demons in the eye and takes his dodgy driver to the pro, Lee Andrews, at Mid Sussex GC and gets a refit...

T

he first thing we have to get straight is that lots of things with high intrinsic value routinely benefit from a refit: Boeing and Airbus passenger jets, for instance. Bathrooms, boutique hotels and, er, golf equipment. And golf swings. To qualify for a refit, things only need to have high intrinsic value, be getting a little “long in the tooth” in terms of fitness for purpose and declining or stagnating in value over time. This fairly accurately describes the state of my golf game when I rocked up in Lee Andrews' teaching bay at Mid Sussex GC for a fitting session. Only a week prior to this session I had “sorted” my driver at my local practice range, for perhaps the third time this year. When I took my adjusted driver swing to the course, the old fault reappeared and a few new ones joined the fun as well, with the result that I was spraying driver shots all over the place. And therein lies the rub when you're not Bubba, or Lee Trevino, or Matsuyama, incredibly gifted natural talents who famously never needed regular coaching or advice on their paths to golfing brilliance. I am clearly in the other 99% of “improving golfers” who might benefit from a professional assessment of my swing and equipment.

106  PORTFOLIO

“The problem for most golfers,” said Lee (Andrews), “is that you can't actually see yourself at the various stages of your swing. When your club is out of position at the top, your brain senses this and tries to 'fix' things in order to return the club to square at impact.

"The improvements to my swing and my understanding of how technique meshes with technology are down to a fitting session with a pro who knows his stuff" This results in all sorts of re-routing and manipulation of the club that seldom produces a solid, consistent strike. The camera and Flightscope are very accurate, and they allow you to actually see what you're doing.” I had been warming up by hitting a few balls with my seven-iron as we chatted, and that was going fairly well. I grabbed my driver and immediately

blocked two shots straight right and followed this up with two vicious hooks, none of which went very far. Par for the course, really. Lee switched on his state-of-the-art equipment and I hit a few more drivers. When we had a look at the images and data on his computer screen, I was shocked by the incontrovertible evidence collected by his kit. At the top of my backswing I was far too steep and “across the line,” resulting in the club going off plane in the downswing. My awkward outto-in downswing was very clearly sending the ball left or right, depending on how closed or open the clubface was at impact. Lee showed me what he liked about my set-up and swing and then showed me a simple adjustment to my takeaway that would help me “load up” my right side at the top and put the club in a better position, allowing me to approach the ball more from the inside, and with more power, on the downswing. “This is going to feel a bit strange at first,” said Lee. It did, but the result was astounding. Even on slight mis-hits, my launch angle was higher and the ball flight was a gentle draw that went miles further than previously. This all took about five minutes. Miraculous. With the swing corrected, Lee turned to

GOLF

my current state of driver technology. My TaylorMade Jetspeed is probably several years old, and although driver technology has moved on since I acquired it, the club is not exactly a vinyl record in a digital music environment. The clubhead is adjustable for loft, and Lee immediately noted that it was set at the high end, around 13.5 degrees of loft, more than I needed. We cranked it down to 10.5 degrees and I instantly gained another ten yards of distance on decently struck shots. “Manufacturers have recently improved driver models by moving weight back to the heel of the clubhead, installing 'speed cushions' and improving kick points (whatever they are), “ said the guru. “Now,

lots of parameters affect distance and accuracy, and we can only go so far in assessing your current swing and driver tech. There will always be an element of personal feel when choosing the right equipment. Would you like to try some of the drivers that, according to your swing data, might be able to give you a few more yards and better consistency?” I would. I hit some shots with the newest Callaways, Titelists and TaylorMades. The variation in 'feel' among the different models was amazing. We narrowed it down to a couple of clubs that definitely added distance to well-struck shots, but I felt that I had better consistency with my trusty old Jetspeed. It may simply be down to familiarity (better the devil you know etc.), so the jury is still out on this issue, but I will be back to try the newer models again when I feel that familiarity is breeding contempt. I have since taken my “new” swing to the course, and the results so far are very pleasing. Not only are my drives going straighter and further with more consistency, these benefits have also trickled down to all the other clubs in my bag. I am now able to take my club away on a correct plane and feel like a coiled spring at the top. Besides returning the clubhead on a better, in-to-out, plane, I'm now striking the ball more purely and powerfully with a much more predictable result. Listen to this: during my very first round following my session with Lee Andrews, I pitched or chipped the ball so close to the pin on six separate holes, using a variety of wedges, that I wasn't even asked by my playing partner to putt out. On yet another half dozen holes I was within six feet of the pin. If this continues, I may have to make my putter redundant. The message here is clear: the improvements to my swing and my understanding of how technique meshes

with technology are down to a fitting session with a pro who knows his stuff and who doesn't waste your time with irrelevant chat or attempt to dazzle you with technical stuff. All this in a modern, comfortable space and a relaxed, fun atmosphere. You might know someone who would benefit from a fitting session with Lee. Or do you think you're Bubba? Well, do you, punk?

Golf Pro’s Assessment Checklist Lee will take special care to assess the following aspects. He says: I will get them to hit their own to see what the stats show, and we look into the clubhead speed to choose which shaft flex is appropriate. Choosing the shaft with the correct flex will prevent deviations in flex which can hinder a person’s strike. Strike stickers can be used on the clubface to show these deviations. Next I would check to see how much backspin the person produces. Spin is vital to create maximum carry and the main area of focus to control this is the club's loft. The spin rate crosses over quite a lot. When checking the different lofts you will see which spin rate is creating the optimal carry. If a person is hitting the ball too low but the spin rate is good, you could add loft to create a higher launch. This would be wrong as this will increase backspin, which in turn will produce a ballooning ball flight which won’t roll as far. The result would be a loss of overall distance. You would have to look at the person's technique to gain a higher launch. Grip size would be the last thing I would check. To determine which grip thickness would be correct, measure the length of the hand along with the length of the middle finger.

Some 60,000 homes are to have wheelie bins for recycling across Brighton and Hove after a trial proved popular and successful. The council said: “They will go to any property considered suitable after a streetby-street assessment. An exact timescale for the rollout has yet to be fixed, but it is expected around spring in 2017. The new bins would be used to recycle cans, aerosols, card, paper and plastic bottles. Glass and batteries would still be separated and left in a black box.” Councillor Gill Mitchell said: “We must increase our recycling rates and the trial strongly suggests this will help. Our surveying showed people really appreciate the new bins. They store more material and are easier for residents and staff to shift about.” Residents will be issued with 240-litre wheelie bins – equivalent to five black boxes – plus a box for glass. Any properties unsuitable for a wheelie bin can continue with the current arrangements. The collections will still take place fortnightly – the same as for black boxes.

BEHIND THE SCENES AT GLYNDEBOURNE CALL TO TIDY UP GRAFFITI IN THE CITY A property expert is demanding the city council take action against illegal tagging and graffiti across Brighton and Hove. Robert Perry, partner at Stiles Harold Williams, said there has been a lack of urgency to tackle the problem, and he feels there has been a general defacement of buildings in the city. Mr Perry said: "We can all applaud the satirical artistic merit of Banksy and his ilk, and some street art in Brighton and Hove is well done. However, a large proportion of it is just tagging, which is an expensive blight on the city and its commercial and residential property owners. "In 28 years of property management in the city I’ve never known it as bad as this. Repeatedly trying to keep these buildings clean uses up valuable time, resources and money – and we would appreciate greater support from the council and police alike in dealing with the issue.” Brighton and Hove City Council has no responsibility for graffiti on private buildings, although it will clean off offensive graffiti, such as anything obscene or racist. For anything else, private owners must bear the cost in the same way they would for any other maintenance or criminal damage. A council spokesman said: “We do clean public property, such as street furniture and public buildings. There were fifteen £75 fixed penalty notices issued for graffiti or flyposting between February and August this year.”

Indian winter | glacier fashion Contemporary Indian Couture from ASAMANA

"ASAMANA believes fashion is a creative expression of something that starts from within. It is a celebration of individual and cultural diversity"

"Creating an aesthetic through the juxtaposition of contemporary western design and traditional Indian craftsmanship"

A

SAMANA aims to introduce a new philosophy to fashion creating an aesthetic through the juxtaposition of contemporary western design and traditional Indian craftsmanship. Founder and Head Designer Baljit Pal, embodies this philosophy by producing designs that are heavily influenced by her own cultural identity and experiences as a contemporary British Indian. She has set out to create a manifestation of her past and present through the use of nostalgic, vibrant colours, intricate hand embroidery and opulent fabrics in such a way that they work in a western context. ASAMANA believes fashion is a creative expression of something that starts from within. It is a celebration of individual and cultural diversity. Head Designer, Baljit Pal says: “I view growing up in London as one of the best opportunities in the world; it has given me exposure to a melting pot of cultures and a multitude of influences. My creative inspiration comes from that very unique place where my two worlds meet - a synthesis of my traditional Indian background and contemporary western life. Having moved to Brighton two years ago, I have been inspired to design my new couture collection with a non-commercial vision. I would like women to experience this blend of cultures through my interwoven designs.” ASAMANA recently exhibited its new couture collection at a Bridal Exhibition in London Olympia. This was ASAMANA’s first-ever show, which proved to be a great success. It was the perfect opportunity for ASAMANA to showcase its unique designs to a very wide audience. The feedback was immense and extremely positive, namely that ASAMANA can create work that has a balance of grace, sophistication and uniqueness which is within people’s reach.

THE FIRST LADY OF FILM We talk to Natalie Portman about the challenge of playing iconic First Lady Jackie Kennedy

THE interview

A

fter making her cinematic debut at only 12 years of age, Natalie Portman has grown from a seemingly timid target for critics to a worthy Oscar winner, all the while remaining graceful in the constant glare of the Hollywood limelight. Her latest role, however, may well be her most challenging to date and looks set to provide the perfect opportunity for Portman to showcase her new-found maturity and fearlessness. With all the furore surrounding the 2016 US Election looking set to rumble on, Chilean filmmaker Pablo Larrain’s latest feature seeks to capitalise on the world’s preoccupation with the office of President. Promising to wrench open one of America’s most turbulent events, Larrain’s Jackie pulls back the curtain surrounding the immediate aftermath of the assassination of JFK through the eyes of his iconic First Lady, Jackie Kennedy – scintillatingly portrayed by Academy Award winner Natalie Portman. “I was scared when the project was first presented to me,” the 35-year-old actress reveals. “It was one of the most dangerous roles I’ve ever had to play because everyone has an idea about Jackie Kennedy, from the way she spoke to how she walked. “I’ve never thought that I’m particularly

good at imitating other people and you know in advance that people are going to make comparisons. In this case, the idea was to try to look something like her, bring out as much of her real self as opposed to the mythology around her, and find a way of connecting to audiences.”

“Jackie is already generating Oscar buzz, drawing inevitable comparisons with Portman’s intense, award-winning turn in Black Swan" Early footage of Portman as Jackie is almost spine-tingling in its recognisability, with the undeniably beautiful but less-than-identical facial features of the pair fading into the background as the star’s breathy emulation of Kennedy’s manner of speaking takes centre stage. Larrain has effusively stated that Portman has “managed to perfectly capture the essence

of” Kennedy, but the actress herself – who became a Hollywood starlet aged just 12 as the young protégée assassin in Luc Besson’s cult classic Leon: The Professional – is keen to stress the dedication that goes into a performance such as this. “What Pablo and I discovered in studying all the tapes of Jackie was that there was a great difference between the public and private person,” she remarks. “When she was acting as the First Lady and speaking to journalists, she was much shyer and spoke in a very quiet voice. But when you would listen to her in conversation with her friends, she spoke with a different voice and was much less reserved. That was really interesting to observe. “I must have also watched the tour of the White House she did for TV a thousand times. I used that to study her accent, gait, her facial expressions, and also her sense of humour.” Jackie, as one might expect, is already generating Oscar buzz and appears to be the latest Portman performance to appear a shoo-in for critical acclaim, drawing inevitable comparisons with her intense, award-winning turn in Darren Aronofsky’s Black Swan. “I thrive on heavy, dramatic roles,” she explains. “I think that as my life has become more interesting and I’ve had the chance to PORTFOLIO  113

meet so many interesting people, I’m able to bring different edges to my work. I still tend to be afraid of everything – it’s just my nature – but the difference these days is I’m much more able to face up to my fears and self-doubts. I’m learning to just go for it more and worry less. I force myself to be brave!” Having reached her mid-thirties after a lifetime in the spotlight – including a selfenforced break where she graduated in psychology at Harvard University – Portman’s new-found fearlessness is helping her overcome the inevitable focus on how the Jerusalem-born beauty is ageing, both onand off-screen. The star herself, however, is greeting these new challenges with an abundantly positive outlook.

"I think that as my life has become more interesting and I’ve had the chance to meet so many interesting people, I’m able to bring different edges to my work " “I’m happy about getting older,” she beams. “I’m glad I can play more adult roles because in the last few years I feel I’ve finally become more of a woman and less confused in general about life. I think I’m much more in control of my life and where I want to go.” Identifying “a psychological trap” that women who are considered attractive can easily fall into, Portman continues: “You think that all the attention you’re getting is strictly for your appearance rather than your character or intellect or your accomplishments. It makes you question yourself all the time. That was why it was so important that I went to Harvard, where I was in the midst of incredibly gifted people and I felt I could hold my own.” The opportunity to play an iconic character such as Jackie Kennedy, therefore, appears to be arriving at just the right moment for the actress.

“Jackie was already a symbol, but the way she handled everything was also so important and she was aware of her responsibility,” Portman says. “She knew the world would be watching her during this time and how she needed to show her strength even though she was very traumatised and crumbling on the inside.” After all, few women in Hollywood know firsthand the challenges of pre-teen celebrity and cinematic longevity better than Portman herself. In some ways, it could even be argued that both women were thrust into the spotlight, and as Portman weathered a foray of unfavourable reviews during her early career to achieve Oscar success, so too was Jackie expected to remain seemingly unfazed and poised while in the unflinching media glare following her husband’s tragic assassination. Portman – as both psychology graduate and extraordinarily experienced actress – is well aware of how the Hollywood machine works, and how to deal with it. “Because of all the attention you get when you’re in this business, you become very conscious of your public ‘face’,” she says. “You learn to control the impression you create towards other people, rather than letting yourself simply be who you are.”
