THE HILL HOUSE
HOME TRUTHS IT’S BEEN A CHALLENGING DAY I’m off to soak in the tub
ne thing (of many) that we didn’t budget for in the Great Rebuild was food. I don’t mean run-of-the-mill toast in the morning and something for dinner. I mean feeding a family of four (and, for one memorable week, a French exchange student) over six weeks, with no functioning kitchen. We hadn’t thought it through. If anything, we recalled moving into the house 15 years previously - when it was an untouched-since-1937 wreck – through a rose-tinted filter: No kids (just one dog and two cats), a microwave and sink to keep us going. We managed fine; the local minisupermarket had lots of 2-for-1 ready-meal offers. We didn’t account for the extra mouths to feed, the fatigue and despair of a build gone wrong, nor the burden of 15 extra years on our energy levels. The microwave lasted a week until we couldn’t stand the taste any more: We got a lot of takeaways, and our local pub-cum-eaterie became our sitting room. I can’t bring myself to estimate the cost.
Really? But what about the environment?
“I realised that good local pubs aren’t just pubs any
We might be having the hottest summer on record, but – just for once – we don’t have a hosepipe ban! Why should I care?
more – they are a vital part of our social fabric” It was an interesting time for me: I’d just taken redundancy from a really big job and was trying to juggle consultancy in among rubble and builders. Our local added a cafe area, which rapidly became my office. And suddenly, after more than a decade in the same house, I got talking to neighbours and parents of the kids' friends as they popped in for a coffee. I found out about people’s lives, work, worries – and how many sugars they took. I met old ladies struggling with shopping, and helped them home. I felt part of a community and realised that good local pubs aren’t just pubs any more; they are a vital part of our social fabric. The pub had been on my mind recently, as the weather got hotter and my girth ever broader with soon-to-be-born Hill #3. Having been teetotal for months now, the heatwave had me longing for a tall, cold drink – maybe a spritzer. I’d promised myself (a very small) one once the baby had safely arrived. I’d been looking forward to it for months. I’ve missed my little community. I’ve got five weeks to go. Then, last weekend, overnight and without consultation or warning, my much-loved local was turned into a junk shop. My long, cold, local drink had gone – replaced by tat. So I’ve been a bit busy this week, tying up the day job (not long to go!), and organising a massive local campaign and protest to reinstate the pub. Never get between a heavily pregnant woman and her dreams – it won’t end well, and she almost definitely has the weight advantage.
Kate Hill
WHAT DO YOU MEAN – I’M NOT THAT DIRTY! Just that, although relaxing baths feel like they’re good for your mental wellbeing, they’re not so great for the environment – and you might not be so relaxed when we have more water shortages and a hosepipe ban!
There have been differences of opinion in recent years about which is the more eco-friendly – a bath or a shower – but nearly all of the time a shower is going to be easier on the environment. Independent authority Waterwise (waterwise.org.uk) has carried out research to compare the two, challenging the idea that power showers are harder on the environment than a bath. According to their study, although the average eight-minute shower uses 62 litres of water – and some power showers can use up to 132 litres, compared to the average bath's 80 litres – most people don’t shower for that long. A shorter shower – around four minutes under a water-efficient showerhead - can use as little as 32 litres of water, making it a hands-down winner.
I don’t think eight minutes is long at all: I suppose you’re going to tell me a shower is more hygienic, too? Well, not necessarily. We do need a good soak now and then to loosen ingrained dirt (lovely!). A shower will wash off what’s on the surface, but it won’t shift any hard-to-remove dirt. You need a bath for that.
OK – I feel really dirty (and not in a good way) – I’m still going for that soak. But how will I end up clean if I’m sitting in my own dirty water? You can still save water by not filling the bath too deep – and a quick rinse under the shower after will leave you totally clean. Just don’t forget to clean the tub afterwards. PORTFOLIO 5

COUNTRY LIFE Single-storey living is on the up in Hurstpierpoint. Laytonfields is the latest high-quality development by Rydon Homes in this sought-after, characterful village
B
ecoming ever more popular with styleconscious homeowners of all ages, the refreshing design of a modern bungalow blends clean, uncluttered living with luxurious finishing touches to make a fantastic living space you can call home. Comprising a range of contemporary houses and, more unusually, three modern bungalows, Laytonfields is the latest high quality development by Rydon Homes in Hurstpierpoint, a collection of just 17 new homes in this sought after and characterful village right near the South Downs National Park. Each of the plots available at this popular development offers a wealth of open plan possibilities with versatile living spaces full of natural light, ideal for both family living and entertaining. The bungalows at Laytonfields really do have it all. Stunning features throughout include a fully fitted designer kitchen by Stoneham, integrated appliances, luxury bathrooms as well as a double garage and generous gardens. Single storey living really does mean you can benefit from the best of both worlds. It has the low-maintenance advantage and simplicity of a much smaller property, but with
the impressive open plan layout and interior space proportions you would expect from a larger house. Adding to the appeal and sound investment potential of single-storey living, the number of new-build bungalows built each year over the past three decades has fallen by a remarkable 90%, from just under 30,000 in the mid-1980s
"The bungalows at Laytonfields are just part of the story, however, as there are also superb four-and five- bedroom homes available" to fewer than 2,500 in 2015. And with over 50% of the new homes already sold at Laytonfields, purchasers are urged to move fast as the fantastic choice of plots still available won’t be around for long. The bungalows at Laytonfields are just part of the story however, as there are also superb four and five bedroom family homes available.
These offer equally luxurious accommodation over two floors with fantastic features such as woodburning stoves, double or triple garaging as well as a 10 year NHBC Buildmark Warranty and Rydon’s two year Homes Customer Care Warranty. Hurstpierpoint is a village steeped in centuries of history and folklore, retaining a charming and fully stocked high street, renowned for its flourishing cultural scene with an annual carnival as well as a theatre and an award-winning cinema. You can also reap the benefits from living on the doorstep of a stunning and varied natural landscape of the South Downs, perfect for Sunday walks and morning strolls with easy road access to Brighton and the south coast a little further afield. With these stunning properties under construction, there is still limited time to reserve and customise your brand new home before completion. Please contact our local agent Clifford Dann on 01273 407901 for more information, the brochure and a full price list. www.rydonhomes.co.uk PORTFOLIO 9

HAMPTONS INTERNATIONAL GIVES THE CAPITAL A TASTE OF THE COUNTRYSIDE Hamptons International has announced the return of its Country Roadshow, which will take place on Saturday, 8th October between 11am and 3pm in the following participating branches: Chiswick, Richmond, Battersea, Muswell Hill and Kensington. The Country Roadshow provides those living in the capital with an exclusive sneak preview of some of the finest country houses to buy and rent through Hamptons International. The hosting London branches will have property experts on hand to offer practical advice to would-be buyers looking to relocate to the country - from finding the most suitable homes to identifying top performing schools, from commuting times to property values. Latest research from Hamptons International indicates that, during the last 12 months, Londoners bought more than 73,000 homes outside the Capital, 20 per cent up on the 61,000 in 2014. The growing trend to leave reflects the temptation to cash in on record house prices in the city and move further afield to get more for their money. With house price growth expectations for London waning, and many expecting price falls, an increasing number of Londoners have chosen 2016 to make their move. If you would like your property to be included in the Country Roadshow, please contact your local Hamptons International branch on 01273 737777 for lettings, or 01273 230230 for sales. 16 PORTFOLIO

ARCHITECTURE
COMPACT CHALLENGE The challenge: The internal and external renovation of a compact threebedroom, three-storey, mid-terrace period property in Margaret Street, Brighton. ARCH-Angels architects take us through the project
The Brief:
The detail:
An internal and external renovation of a compact three-bedroom, three storey, midterrace period property, including new services, windows, patio sliding doors, internal and external redecoration. The brief was to bring light down into the basement kitchen/dining area, which was a dark, compact space. The client also required the provision of a mini-utility room at the rear of the kitchen with a WC. The interior scheme had to create open light spaces whilst simultaneously providing a lot of bespoke storage. We needed to open up the ground floor as one through-space and improve the connection to the rear patio area through full-height sliding windows. In order for this compact space to work as a home, we had to provide contemporary-style storage to the bedrooms and bathrooms, along with a coat cupboard near the front entrance door that also contains shoes and a mirror. This was achieved through designing the storage to be read as part of the walls with no visible hardware.
The coat cupboard, for example, floats above the ground. It is painted out to match the surrounding walls, with a large mirrored panel door to both expand views of the internal room and bounce reflected light around. In this way the cupboard virtually disappears into the wall behind it.

"The overall finish was only achieved by some creative thinking regarding how to maximise every millimetre in the house"
Bringing the feeling of light and space was achieved by designing the stair to the basement in a way that borrows light from the ground floor living area through a glass panel in the stair wall. An existing light well was reclaimed, bringing a sense of space and light to a basement kitchen. A small utility area and WC were created next to this area, using pocket doors and cleverly thought-out storage. The rear of the property was opened out to an existing rear terrace by the incorporation of new sliding, glazed doors. Such features allow the house to be flooded with natural light, while the use of neutral decor allows the internal living space to feel fresh and spacious. By using LED lighting and finishing walls with Farrow & Ball paint, a perfect living area for both entertaining
The single bedroom upstairs had to provide a single bed, a wardrobe and a display area. This was achieved by designing the wardrobe to double up as a headboard for the bed, provide a niche for displaying objects and housing a reading lamp whilst also creating an area of hidden storage behind the bed.
and relaxing was created. Not only was the house compact, but access to the house was limited. Set in an urban environment, within a conservation area, with limited parking and no front gardens, the builders had a challenge on their hands! Getting materials delivered was, at times, problematic
ARCHITECTURE
and getting the materials into the house could be a struggle. The overall finish was only achieved by some creative thinking regarding how to maximise every millimetre in the house. Unused fireplaces and chimney breasts were removed internally, but the stack had to be kept external as the house is within a conservation area. Beams were spliced and hidden within the floor zones and were designed to be as small a possible whilst still complying with regulations, both in terms of strength/loading and health and safety (handling).
Compact sanitary ware was used throughout to ensure space was not wasted without compromising on comfort and usability. Existing drainage connections were upgraded and gulley repositioned. Existing sash windows were overhauled and some were replaced entirely to ensure no draughts or leaks. A new, integrated fire alarm system was installed to ensure the safety of the occupiers within the 4-storey house, which has a stair open to the living space and entrance level at ground floor. Site management was exemplary, given the challenges faced: limited space, no parking, no
skip licences, coupled with a deadline set by the client. Working relationships were good, as was communication with the whole team. The clients were very much hands-on and responsive when asked about changes or confirmation of materials, finishes and the like. The project did overrun a little, but this was acknowledged in advance when it became apparent that the challenge of the site limitations had begun to slow progress. Given the quality of the finish and space created, this was soon forgotten about as the clients began to enjoy and realise the full potential of their dream home.
Client Testimonial “What to do with the ordinary – turn it into the extraordinary. If you’re thinking of refurbishing a property and want to maximise its potential, then using a good team of architects, as we did, makes all the difference. They were able to guide us through the unknown in a calm and positive manner. Richard Zinzan, Co-owner/Director of ARCH-angels Architects took our brief and shared our vision to transform an airless basement kitchen and other dark spaces into a light, spacious home for our family. One dated bathroom of average size was transformed into two 21st century shower rooms, complete with bespoke fitted storage. Green space from outdoors was brought into the living area by adding glass sliding doors - an entirely different perspective on a tiny yard. When lit at night, the Sussex flint wall is transformed into a work of art infused with light and shade. By taking the clutter of everyday living and designing bespoke storage around our needs, Rachael Pigg, architect and interior designer, enabled us to organise and bring order and calmness to all rooms. Pete Sonntag, as project leader, was always there to answer queries and help us navigate through important decision-making processes. Sounds like magic but by sharing your vision with the ARCH-angel’s team your dream spaces are possible. They will challenge and extend your vision to its limits. Although it was tough whilst the work was being done, do try to enjoy the journey as we did and know that it will all be forgotten once you are living in and enjoying your new spaces." Janet Bentley

27 October, Branagh Theatre Live: The Entertainer Set against the backdrop of post-war Britain, John Osborneʼs modern classic conjures the seedy glamour of the old music halls for an explosive examination of public masks and private torment. Rob Ashford directs Kenneth Branagh as Archie Rice in the final production for Plays at the Garrick season. Also stars Greta Scacchi. This is a Screen Arts cinema event, broadcast LIVE from the Garrick Theatre in London and screened at cinemas nationwide: including The Connaught, Worthing, the Duke of York’s, Brighton, and Cineworld throughout the county, at 7.15pm
24 September - 29 October Much Ado About Nothing and LOVE'S LABOUR'S LOST Shakespeare’s great romantic comedies, Love’s Labour’s Lost and Much Ado About Nothing were first paired to great acclaim at Stratford-uponAvon in 2014. This innovative doubling is now presented at Chichester in collaboration with the Royal Shakespeare Company. Matching events, characters and themes suggest that these razor-sharp romances belong together. In Love’s Labour’s Lost two sparring lovers, Berowne and Rosaline, are separated; at the start of Much Ado About Nothing (or Love’s Labour’s Won), two sparring lovers meet again after a long absence and continue to quarrel, until they are tricked into acknowledging their love. 25 - 29 October, Breakfast at Tiffany's Breakfast at Tiffany’s, the classic tale of Holly Golightly, written by Truman Capote and so memorably portrayed by Audrey Hepburn in the iconic 1961 film, is being given a new lease of life as a stage play with music in a sparkling, sophisticated production starring Georgia May Foote as Holly, Matt Barber as Fred and Victor McGuire as Joe Bell. Adapted by Pulitzer Prize finalist and Tony- and Olivier Award-winning playwright Richard Greenberg and directed by Nikolai Foster, this tale of vivacious, good-time girl Holly Golightly and her fantastical existence in 1940s New York City is told through the eyes of a young writer, completely fascinated by this exquisite extrovert who every woman wants to be, and every man wants to be with. With memorable songs from the era, this stylish production is set to capture the hearts of audiences and sparkle like a diamond in a Tiffany's window. Theatre Royal, Brighton. Haven’t Got the Blues (Yet) - HGTB(Y) - is the 26th album in his long and illustrious career. In HGTB(Y) Wainwright broadens his scope with a 14-song, genrebounding set (“eclectricity,” he calls it) dealing with varied subject matter, including depression, drinking, senior citizenship, gun control, heartbreak, pet ownership and New York City’s arcane practice of alternate side-of-the-street parking.

Another 2016 Festival production is Gaia, bringing together music and drama from the 16th and 17th centuries alongside film, projections, dramatic lighting and dance. Completing the Festival line-up is a range of innovative programmes, including charismatic recorder player Piers Adams playing music inspired by birdsong, viol consort Fretwork exploring the Art of Fugue and the Society of Strange and Ancient Instruments Sound House project, which delves into Francis Bacon’s experiments with the nature of sound. GET READY FOR WINTER Whether you are a homeowner or a landlord, you can prepare now to prevent problems in your property this winter. Read on for tips on how to winter-proof your home yourself
W
ith colder weather comes a number of risks to properties which can lead to costly problems for homeowners and landlords. The good news is most of these are preventable. If you carry out the basic checks below and take any necessary action now before the cold weather hits - you can enjoy a disaster-free winter. CHECK THE HEATING SYSTEM Now is the time to make sure your heating system is working well so there are no nasty surprises when it gets really cold. It is good practice to have the boiler serviced regularly to keep it in good working order throughout the year. CHECK THE PIPES AND BRICKWORK Check all external pipes for any signs of leaks, breaks or blockages. Serious problems can occur when blocked or leaking pipes freeze during the winter, then expand and burst. When checking that the pipes are in good order, make sure they are secured to the walls properly and at the same time check 34 PORTFOLIO
the brickwork around your property for cracks which could let water in. SWEEP THE CHIMNEY If you have an open fire, make sure the chimney has been swept, you should always always have a suitable fireguard for safety.
“If you take any necessary action now - before the cold weather hits - you can enjoy a disaster-free winter” KEEP THE DRAUGHTS OUT Make sure your property is adequately insulated. Check the obvious draught points and fit draught excluders to any doors and windows that need it. IF YOU HAVE TENANTS Tenants need to be made aware of the steps they can take to protect the property from unnecessary damage during the winter. Don’t
assume that they already know how to deal with the cold weather as many won’t, or may not think about it. Ask your tenants to keep background heating on at a level to avoid extremes of temperature. If they go away during the winter they should leave the heating on a setting to maintain a constant temperature of between eight and ten degrees Celsius to ensure the pipes don’t freeze. They should keep inner doors and loft hatches open to allow the circulation of warm air and arrange for someone to check the property regularly while they are away. An information pack for your tenants which includes this information, plus details of where stopcocks are located, basic boiler operation and steps they can take to minimise condensation, as below, is a good idea. AVOID CONDENSATION Condensation occurs when moist, warm air, such as steam from showering or cooking, comes into contact with any surface of a lower temperature. It can form on any surface and may not be noticed until mould starts to grow or materials show signs of rotting. Thanks to Leaders. www.leaders.co.uk
DO It Yourself
The simplest and most effective way of preventing condensation is to make sure there is adequate ventilation and heating. Extractor fans in the kitchen and bathroom will help, as will closing doors and opening windows when cooking and washing and not drying clothes on radiators. GET THOSE LITTLE JOBS SORTED NOW Most property owners have a list of small issues that need sorting that they simply haven’t got round to. Now is the time to see to those outstanding jobs, from clearing the gutters to fixing that loose pipe or draughty backdoor to prevent them becoming bigger and potentially more expensive issues when the weather turns bad. GET THE RIGHT INSURANCE, PLUS COVER FOR EMERGENCIES You probably already have buildings insurance in place, but it might be worth reading the small print of your policy to make sure you are covered for any winter emergencies. Not all insurance products cover rented properties, so if you are a landlord, it is important to check that you have appropriate landlords’ building and contents insurance in place.

TALK money
TIME TO REVIEW Claire Cook from Independent Financial Advisors Talk Money asks the question: Investments - has your interest dropped?
D
uring their lifetimes people tend to gather various financial products. They receive paperwork throughout the years which sometimes gets filed, and often not! Once people are with a provider they tend to stay with them; it seems far too complicated to change. I disagree with this; for a small amount of effort and time you could get your money under control, understand what you have and make it work harder for you. For most people, financial products such as pensions and investments have been acquired at varying times. They were the best on offer at the time, but many have not been reviewed since. People don’t know if they are in a wellperforming fund, or one which could do better. Most don’t know what charges they are paying and how their performance is being affected. Many people’s funds are languishing in oldstyle contracts, but the financial world has moved on. Charges are often lower and the systems for managing your money have greatly evolved. Online systems allow you to check your values and get more in touch with what you have,
40 PORTFOLIO
whether that is pensions, investments or savings plans. Has your interest dropped? You may have invested in fixed-rate bonds with the bank or building society a few years ago, for which you may have been receiving a comparatively high
“Online systems allow you to check your values and get more in touch with what you have, whether that is pensions, investments or savings plans” rate of interest. Now the bonds are maturing and the new rates are far lower. What is the next step? Either you have to take the lower rate (which may not even keep up with inflation) or take some advice. There are alternatives to investing in the building society, and at the risk level with which you feel comfortable. An Independant Financial Advisor (IFA) can look at other options.
Once your finances are better organised, they are easier to manage. A coherent plan makes things far easier to follow and review. The systems can keep your investments at the risk level that is right for you, so that you are not invested at a risk level that is too high or too low. Often, your money can be invested in a portfolio which has proactive reviews, ensuring your money is constantly looked after. All of this is at your fingertips; all you need to do is gather the paperwork together and see an IFA, such as myself. If you would like advice on any of the above issues, or need independent financial advice, please call me, Claire Cook, on 01273 224667. I offer a free initial consultation and would be very happy to assist. Talk Money is a trading style Aspect 8, a member of Best Practice IFA Group Ltd which is authorised and regulated by the Financial Conduct Authority. The value of investments can fall as well as rise and you may not get back the amount invested.

7. Walking the Llŷn Peninsula Coastal Path
Chilling out in Wales, lying in the long grass, with Shara and our three boys beside me - this is when I am happiest. The rest of our year is so busy, so we tend to holiday, just us, as a family on our small island hideaway in Wales, where we have limited communication and no mains power or water. This nearby coastal walk, also known as the Edge of Wales Walk, is spectacular. www.visitwales.com
Wight I used to run up to Yarborough Monument here when I was training for the military, and some of my earliest, fondest memories are of making boats and learning to climb with my dad on the sea cliffs. These were the foundation stones for all my love for adventure, and that closeness with him. www.nationaltrust.org.uk

MARINA LIFE
Every day is a holiday for residents at new Brighton Marina apartments
L
iving at the new, luxury residential development in Brighton Marina has turned every day into a holiday for one of the first residents to move in. Jane Evans collected the keys to her brandnew two-bedroom apartment on 19th August and is now enjoying life in a home that offers panoramic sea views from every window, a stylish and modern interior and a prime location in the heart of the marina. Having taken the decision to relocate to Brighton from their home in Epping, Essex, Jane and her partner were searching for a quality home that could offer them comfort, elegance and convenience. They initially considered options in other parts of the UK, but when Jane’s partner was offered a job as a Health and Safety Auditor in Brighton, a move to the south coast was confirmed. All that remained was to find their dream home. “We visited the marina complex in the very early stages and were immediately impressed by what we saw,” Jane explains. “Even though the building was far from completion, we could see this was a development that was being built to an exceptional standard. “Our apartment has a huge outdoor terrace that looks out to sea, and we can also see the pier and the heart of Brighton. It’s a truly stunning
setting and it still feels like we are on holiday. On a sunny day, we could easily be abroad.” In total, 853 new homes are due to be built across 11 towers in the marina – and Jane and her partner were among the very first people to move in. They have let out their family home in Epping and now see their long-term future in Brighton.
"Living in a beautiful home by the sea has made life extremely relaxing. I love sitting on the terrace listening to the boats leaving the harbour, seeing the fishermen return with their trawls and soaking up the sun" Jane says: “Living in a beautiful home by the sea has made life extremely relaxing. I love sitting on the terrace listening to the boats leaving the harbour, seeing the fishermen return with their trawls and soaking up the sun. “The development benefits from a private
management firm and 24-hour security. Although there have been very few worries since we moved in, those small snagging issues we have raised have been dealt with promptly. “It’s also important to me that I am able to quickly and easily reach the shops and independent restaurants in central Brighton. The number seven bus links the marina with the city centre and makes getting around so easy.” Jane chose to move into a furnished apartment, allowing her to leave some of her furniture in storage in Essex. “Finding we could move into a furnished apartment made things even easier,” she says. “We didn’t have to use our time and money to find new furniture that would suit a stylish, contemporary apartment. “Prior to moving in, we decided we would prefer to switch to a larger apartment. We spoke to Greg at Leaders in Brighton Marina and he showed us other properties and arranged for us to take a larger one instead. The service from everyone at Leaders has been great from start to finish.” If you would like to enjoy the Brighton Marina lifestyle, contact our local branch today to arrange a viewing of properties available to buy or rent, or visit leaders.co.uk. PLANNING
On the drawing board On The Drawing Board is our new platform for Industry professionals and the public to discuss issues and ideas relating to planning
“We invite anyone to submit their ideas and get them pinned to On the Drawing Board”
O
n The Drawing Board will showcase planning permissions granted, scheme ideas and ideas for Brighton’s regeneration and future. This month: ZST Architects take over the page and share some of the ideas from their #Bright50 Twitter Campaign. If you are a property professional, or just have a great idea, get in touch on the channels below. SOLAR BINS We were happy to see the Brighton and Hove independent’s article on September 7th about solar powered bins coming to Brighton’s busiest streets. The Bigbelly Bins can hold eight times as much rubbish as our normal street bins as they compact the rubbish inside. The first set was placed at the beginning of September at Brighton station, Queens Road and West Street. 100 of these new bins will continue to be dotted around the city, so be on the lookout. Cllr Gill Mitchell, chair of the environment, transport and sustainability committee, said: “Bigbelly Bins are a fantastic invention that will help us tackle recycling and waste at the busiest hot spots in the city. They will help reduce collections and therefore costs, free up staff to carry out other collections and ensure we have cleaner public spaces, which is a win-win for both the council and our residents.” WEST PIER VIEWS The Friends of Regency Square group has asked BA i360 to allow free public access to some areas of the attraction so that views of the iconic West Pier are not lost. Any thoughts on how this could look?
REGENCY SQUARE GARDENS From 2017 Brighton and Hove council has allocated some of the money it will receive from the i360 ticket sales each year towards improving and maintaining Regency Square gardens. The council has asked Regency Square Society to consult with local residents and businesses to get some proposals drawn up on how this could be spent. Overall, the questionnaire revealed that local preference is for a well-tended garden with facilities for picnics, children, dog walkers and general relaxation. Any commercial activity on the gardens was generally rejected, although respondents were not against occasional theatrical productions or displays of sculpture. The designs generously provided by Dairmuid Gavin were much admired, but considered inappropriate. The need to maintain them was perceived as a disadvantage. ZST architects have their thinking caps on and will be showing some designs in the next issue of Portfolio. We want to invite you to submit ideas for the regeneration of regency Square Gardens. WINNING KITCHENS in-toto kitchens celebrates the launch of its new Brighton design studio with a Masterchef opening event
I
n-toto Kitchens, one of the largest UK kitchen specialist networks, has just celebrated the Grand Opening of its newest design studio with Masterchef: The Professionals winner, Steven Edwards. in-toto was proud to see its top-quality kitchens prove their worth with a cookery master class from the chef who won Masterchef: The Professionals in 2013 and has since acted as a brand ambassador for the kitchen retailer. Steven drew some early interest with his menu of canapes, and visitors were able to enjoy a tour of the bright new showroom with a glass of champagne, exploring the broad range of in-toto colours and styles whilst sampling the delicious starters. A running presentation of current designs demonstrated the capabilities of the designers, who were on hand to offer advice and
ideas for those starting to plan their own dream kitchen. The preparation for Steven’s main course of duck and broccoli was the perfect time for customers to see an in-toto kitchen in action. Steven’s effective use of the Neff Slide and Hide ovens and Quooker boiling water tap, proved that gadgets in the kitchen are not just for show. Those looking to learn more about how an intoto kitchen could be tailored and personalised to their lifestyle took away a brochure brimming with examples, case studies and information. After enjoying a slice of Steven’s freshly baked honey cake and a final glass of wine, in-toto Brighton was officially open for business. ON DISPLAY… The in-toto Kitchens Design Studio Brighton features a range of stunning new displays to show you what your perfect kitchen could look like. Sleek, streamlined and contemporary, the High-Gloss White Vitus display shows how bright and spacious a high-quality modern kitchen can be. On-trend accents are provided by a solid wood breakfast bar and walnut-effect shelving. Take a look in the cabinets to discover in-toto’s range of ingenious storage solutions. With its low-level breakfast bar, seating-storage units and angled island design, the showroom’s Alva and Elea Cashmere and Barrel Oak-effect display is a fine example of how kitchen space can flow seamlessly into the living area. The calm, natural colours are an ideal backdrop for cooking, dining and relaxing. The social layout of the Roma and Sorrento Graphite Matt and Light Grey display used by Steven Edwards at the Grand Opening for his cookery masterclass, invited everyone in to take a closer look at the cooking and to enjoy a glass of champagne at the bar area. The striking use of contrasting colours is a real show-stopper, which is complemented by the bold positioning of top-quality appliances. What makes autumn a great time to sell my home?
A
There is a strong case to be made for autumn being the perfect time of year to sell your home. A variety of factors combine to create ideal market conditions for sellers, including the undoubted beauty of the season that allows people to show off a property at its very best. The earthy tones of autumn provide a fantastic opportunity to present a colourful and charming home. Perhaps more importantly, autumn is a time that also appeals to buyers. Having an offer accepted in early autumn makes it likely that a sale may complete before Christmas, which is extremely attractive to buyers and can encourage them to actively pursue a new home at this time of the year.
Brighton Marina 01273 622007
Buyers tend to have more time available to them in October, with the summer holidays behind them and children back at school and everyone back into a routine. Many people are unavailable for viewings in the summer but are able to pick up their search in autumn, which leads to a spike in the number of viewings requested. By making your home available in October, you will be entering the market at one of its busiest times and stand a great chance of completing a successful sale before Christmas, allowing you to make your next move at a time that suits. STAND OUT FROM THE CROWD Joanne Darroch, Senior Branch Manager of Leaders, Brighton and Hove gives three reasons on how to ensure your property for sale stands out from the crowd this autumn
A
utumn is a busy time for the property market, so sellers must take adequate steps to ensure their homes stand out from the crowd. Many people pick October as the time to look for a new place to live, often swayed by the opportunity to be in their new home in time for Christmas, providing those looking to sell with a
golden opportunity to take advantage of a surge in demand. Joanne Darroch, senior branch manager at Leaders in Brighton and Hove, explains: “A sale agreed in October can be completed in time for the festive season, so it is no surprise this is such a popular month to get moving. “But to capture the attention of this expanded pool of buyers, sellers must prepare their homes in a way that highlights their best features and ensures they are bright, clean and tidy.” Joanne has identified three ways homeowners can present their property to stand out from the crowd this autumn: 1) Ask for a second opinion Homeowners are rarely the best judge of where a property requires improvement. After several years of living in a house, people can be blind to the potential pitfalls that will be noticed by a fresh pair of eyes. A good estate agent will be
able to advise a seller on the areas in need of attention. 2) Speculate to accumulate While this is not the time for high-cost home improvements, investing a small amount of money in sprucing up some of the more unsightly aspects of a property can work wonders. Repainting the garden fence, touching up the paintwork and having the carpets cleaned are relatively cheap, but can have a huge impact on a home. 3) Think about photography Many property searches start online, yet some homeowners still fail to prepare a photogenic scene in many of their rooms. Avoid overflowing waste bins, toilet rolls stacked up in the bathroom, piles of clothes on the floor or cars parked in the driveway that obscure snaps of the ground floor.
THE BEST ADDRESS Western Esplanade is the runaway winner as Brighton’s most expensive streets are revealed
A
s one of the south coast’s most desirable places to live, it is no surprise that homes on some of Brighton’s most prestigious streets come with a hefty price tag. But now, the city’s most expensive addresses have been revealed - and there is a runaway winner. Western Esplanade in Portslade is perhaps best known as the current or former home of a host of celebrities, including Adele, David Walliams, Fatboy Slim and Zoe Ball, Paul McCartney and Nick Berry. With an average property value of £2,880,427, it also holds the honour of being the costliest place to live in Brighton. Joanne Darroch, senior branch manager at Leaders in Brighton and Hove, says: “With its private beach and exclusive surroundings, Western Esplanade is a luxurious and beautiful place to live. Uninterrupted sea views and
proximity to Brighton’s famous pebbles are in high demand so understandably add to the value of any such property.” The city’s second-most expensive street has been named as Montpelier Villas, where a typical property will set buyers back £1,985,757. It was followed by two roads in the idyllic Roedean area - Roedean Way and Roedean Crescent with average property values of £1,971, 538 and £1,811,022 respectively, according to the latest Zoopla figures. In fifth place, one of Brighton’s most soughtafter roads, Dyke Road Avenue, was revealed as having an average price of £1,386,195. Joanne adds: “The good news is Brighton offers something for everyone - and you don’t have to be a millionaire to find the perfect home. There is plenty of value to be found in a variety of areas, whether you are looking for a studio flat or a semi-detached house.”

A SECOND HOME in the sun Returning from a fantastic summer holiday can fire up a desire to buy a second home abroad. We asked The Hideaways Club Property Director, Donald Watt, for his Top Tips on how to proceed
R
eturning from a fantastic summer holiday can trigger a decision to buy a second home abroad. There are many things to consider before buying the perfect holiday home, as property expert Donald Watt knows from his many years working for The Hideaways Club, an award-winning shared property fund and exclusive members’ club. Donald heads up The Hideaways Club’s global property search team, previewing property shortlists and recommending properties to purchase for The Club’s funds on behalf of its members. He has just overseen the Club’s latest acquisition, a stunning villa in Corfu. Here are Donald’s tips on how to find the perfect holiday house: A GOOD STARTING POINT Think with your heart and your head. Visit a chosen destination off season to see if you’d want to go in the winter. Investigate potential operating and maintenance costs for the property. Our operations team manages properties year round, but when it’s your own home, the onus falls on you, and the dream house could become a burden of ongoing bills and repair costs that can only be off-set by renting out the home in the summer months, which may defeat the purpose of buying a holiday home in the first place! It can be difficult to manage issues when you are not there in person and perhaps don’t speak the language. ASSESSING VALUES Research prices that comparable properties have sold for; property search websites will give you a good idea of how things are priced. Ask an agent how long a property has been on the market, why the owner is selling, whether they’ve had any offers, and whether these were turned down, or were accepted and then fell through. The more you find out, the better your position when making an offer.
80 PORTFOLIO
THE BUYING PROCESS If you’ve considered all the options and are ready to buy abroad, then view as many properties as possible, working with local agents who know the area. Ask for photos, maps and floor-plans ahead of viewing, so you know if something is definitely not worth your time.
"As a general rule, look for properties no more than 1.5 hours from an international airport and with shops and restaurants no more than a 10-minute drive away" A DREAM LOCATION When considering a particular property, think about the house itself: its appeal, facilities, size and condition, as well as the beauty and attractions of the surrounding area and the range of amenities nearby. As a general rule, look for properties no more than 1.5 hours from an international airport and with shops and restaurants no more than a 10-minute drive away.
THE PERFECT PLOT Privacy and attractive views make the perfect plot. Beware of empty building plots, or ‘land for sale’ signs nearby; you might end up with a building site next door. Ask who owns local land; you could buy a neighbouring plot to protect your view and privacy. Some countries have building restrictions throughout the summer to prevent noisy works carrying on all day. RENOVATE AND DECORATE? If a house has amazing views and a fantastic location, yet lacks aesthetically, then you could make improvements to create your ideal property. Use a local contractor if they’ve been recommended and you can see examples of their work. Ask for a pricing of all the works every week and this will help you keep on top of the project. Try to be on site as much as possible, and follow up every conversation with an email to confirm what’s been agreed. DREAMY DECOR Hard floors are most practical as they stay cool in the summer and are wipe-clean for ice cream spills. Try to buy as many furnishings locally as possible to save on transport costs, so long as quality isn’t compromised. However, many islands import furniture from the mainland, with very long lead times, so you might be better off shipping your own choices. Finding and buying the perfect holiday home can be a daunting, time-consuming task, with high capital outlay. The Hideaways Club is a great alternative as it offers luxury holiday home ownership with lower capital expenditure, with Lifestyle Associate Membership of the Club’s Classic Collection, starting at £88,000. INTERVIEW
WELCOME TO OUR WORLD This month we speak to Ros Edwards, Legal Adviser in the Spanish department at Fortis Law Ros. Firstly, a little background on your career since you’ve been back in the UK. You’ve recently joined Fortis Law: where were you prior to this? I gained most of my Spanish property experience in Marbella, Spain, where I worked for about six years before returning to the UK. Before Fortis Law I worked in the Spanish department of another Sussex law firm, where I was dealing with Spanish property, inheritances and disputes in a similar way as I am here at Fortis Law. You are an expert in Spanish Conveyancing, so what does this mean in practice, and who is your typical client? I have been dealing with Spanish property matters for more than eight years now. Working in a law firm in Marbella has not only helped me build up my Spanish property experience, but also has provided me with invaluable cultural experience, which is such an important factor when negotiating and achieving results for my clients. Interestingly, in Spain there are many regionally delegated laws and therefore the procedures also differ from region to region. Although I was based in Marbella, I was lucky enough to work in a law firm which dealt with property transactions all over Spain, so I had the opportunity to build up my regional knowledge. My client base is varied, but the most typical client for me is probably an individual buying a holiday home in Spain, although occasionally there are also the more intrepid ones who want to move out there. In addition to Spanish property, I also deal with Spanish inheritances and disputes, so I deal with quite a wide spectrum of clients, really. This must be a very specialised field, so clearly there is demand for your services? Of course! Buying a property in Spain is a very attractive idea to many people as Spain has some excellent property investment opportunities, not to mention lots of sun and fabulous food.
Spanish property is a niche area usually only offered by top international London firms. We are one of the few regional practices outside of London that specialise in Spanish property and are able to provide this service at far more competitive rates than our neighbours in London. In addition to our competitive rates, clients know they are in safe hands with us when buying a property in Spain. We have all heard the horror stories! Our clients feel reassured instructing an independent English law firm regulated by the SRA. They also appreciate dealing with a bilingual adviser who can communicate on their behalf and who has their interests at heart.
One reads that buyers should do a lot of research before buying abroad, and the same must surely be true in Spain. Getting this legal advice by an expert in the language and the law must then give a buyer reassurance. To people thinking of buying a property in Spain, my recommendation would be to instruct a specialist like myself before they go property hunting. This way they can go armed with the information they need and can get any support they require while they are out in Spain. This is especially important if they find somewhere they like and wish to reserve the property as this is the moment when clients really need some sound legal advice.
How is the Spanish property market currently, Ros, and has Brexit had any negative impact on your business? The Spanish property market is showing healthy signs of recovery and in fact, as you may have seen recently in the press, Spain is currently producing the best returns when it comes to property investment in the whole of Europe. The full effects of Brexit are yet to be seen, but there is no denying the property boom in Spain at the moment. If we do leave the EU I feel confident that there will be minimal impact to anyone wishing to buy in Spain. The exchange rate initially took rather a turn for the worse after the results of the referendum, but we are already seeing significant signs of recovery. Spain has been welcoming foreign property investment by EU and non-EU investors alike for many years and there is no denying that foreign property investment creates a significant boost to the Spanish economy. A large proportion of foreign property investment in Spain comes from the UK so I can only imagine that Spain will continue to encourage us to buy property and take our holidays there. I have also recently published an article called How Will Brexit Affect Spanish Property Owners? which you can find published on LinkedIn and Twitter.
You are originally from Marbella in Spain, so you must get homesick? Actually, I am British! However, I lived in Spain for a total of 11 years, so I do consider myself part Spanish ...and yes, I do miss Spain, although it is not so far away! How does Brighton compare to Marbella? Well, they are both tourist towns by the sea, but the lifestyle and culture are quite different. You definitely get more for your money when you order a drink in Marbella as there are no measures over there! Dining out in Brighton is a lot more varied in terms of the different cuisines available, but in Marbella the food is also excellent, and you can enjoy some amazing fresh fish. Marbella definitely beats Brighton when it comes to the weather, though, and I do miss the markets in Spain, where you can buy fresh fruit and vegetables, fish, meat, bread, dried fruit and nuts….I could go on!

GARDENS
INTO THE GARDEN Enjoy your vibrant autumn garden. Tara de la Motte, on what to do in the garden this month
A
utumn comes to an end in a blaze of golden hues. The garden is awash in colours of reds, golds and burnt orange. Beautiful foliage on the trees and the autumn berries glisten like jewels on the branches. There is much to be done now to prepare for spring. To provide our gardens with plenty of spring colour, continue planting bulbs. Bulbs are such good value as they provide instant impact. Buy plenty, and make sure there are lots of different varieties. These will provide colour in the garden from late winter right through to May. The summer pots and containers will now have come to an end, so replant with a
selection that will give you colour and interest through autumn and into spring. Use an evergreen shrub as the centrepiece and then surround it with seasonal bedding. October is the beginning of the planting season, especially for planting evergreens. Once you have planted, keep watering for a couple of months, especially if the weather is dry, until the roots are established. A bit of lawn care at this time will give you a beautiful, luscious lawn come spring. Continue mowing if the weather remains dry, but remember to set the mower blades high. Scarify the grass if needed and give it some autumn feed, too.
Things to do this month: •
Remove fallen leaves from lawns, borders and paths;
•
Clean out the greenhouse if you have one;
•
Plant bare-rooted roses;
•
Lift any tender perennials and place in pots, then move them to a sheltered position;
•
Sweet peas can be sown in pots and put in the greenhouse or window sill.
Enjoy your vibrant autumn garden.

FLOATING luxury How do you live in a luxury apartment in the heart of London for just £300,000? We look at the the urban waterfront housing revolution and profile Prindiville Marine
W
hen luxury automotive specialist Alex Prindiville struggled to find a suitable property to buy near his Lime house Marina super car showroom, he came up with a revolutionary solution. Alex gave up his search for bricks and mortar and instead commissioned master boat builders to construct a floating apartment – a fabulous, new-build, 1,000 sq ft, two-bedroom luxury dwelling, delivered within four months of order. Alex was so pleased with the result that he founded Prindiville Marine. With the apartment – now moored in St Katherine’s dock ¬– having proved a resounding success, Alex is convinced he’s hit upon a ground breaking residential concept, and is now taking orders for the vessels from customers. “I always thought the idea of living on a boat was romantic, and my thoughts originally turned towards a Sunseeker-type luxury yacht,” Alex explained. “But whilst they look very sexy, I quickly realised they are designed for the sea, and the amount of internal space and layout doesn’t make them practical to live on.
84 PORTFOLIO
“I also looked at traditional large barges and houseboats, but found that everything on the market was a bit tired and not particularly well thought out. So I found the best boat builder in the UK and embarked on producing this wonderful vessel.”
"You can live in some of the most desirable parts of any city with a waterfront, with the freedom to go up and down the river or the canals, and you have all the benefits of a luxury apartment" Constructed with a hand-crafted ‘Sheffield Keel’ hull, each wide-beam vessel is built as a completely new, purpose-built unit. The configuration provides a fully functional kitchen, fully functional bathroom, living room and two bedrooms. It comes with central heating, hot and cold water, telecommunications systems
and all the modern conveniences one would expect from a luxury apartment. Some of the optional extras include a log fire and additional television units. The design is fully flexible: one of the bedrooms can instead be built as an office - one customer has even used the second bedroom space for a recording studio – whilst the interior, including furnishings, worktops, kitchens and flooring, can all be customised. Outside, the boat is equipped with an al fresco dining area at the rear of the vessel and a sundeck area on the roof. A propulsion unit can also be fitted for those who wish to experience the adventure of travelling Britain’s picturesque canals and waterways. Fully furnished, it cost Alex £300,000, a fraction of the price he would have paid to buy an apartment in central London. Permanent mooring costs are typically £10,000-£13,000, or you can buy a £700 annual canals mooring licence, which allows you to stay in the same location for two weeks at a time. “The floating apartment offers some experiences that simply cannot be captured with traditional bricks and mortar,” Alex explains.

“When you’re standing inside, the portholes and water are at eye-level. The light shimmering off the water is magical, and you’ve got a fantastic outside living area for entertaining guests. “You can live in some of the most desirable parts of any city with a waterfront, with the freedom to go up and down the river or the canals, and you have all the benefits of a luxury apartment. “The boat has a real holiday feel to it. It is very romantic, a great way of de-stressing, and the kids love it,” he adds. What makes it unique is the way on-board space and storage have been maximised – a focus Alex admits proved tricky during the design stages. “My background is in manufacturing and engineering, and I was personally involved in much of the design of the boat,” he said. “How do you maximise the storage space on a boat that has approximately 1,000 square feet? It was very difficult and very challenging, there were hours and hours of reconfiguring the design. Yet from that process we have managed to develop an apartment that is
incredibly spacious.” Although Alex uses his apartment as his primary residence, he says the boat is an ideal solution for anyone looking for a city crash pad, parents with a child heading to university – one couple are buying a boat for their teenage daughters to use as undergraduates – or simply anyone with a love of the water. “We’ve had huge interest from a wide range of people – young professionals, retired couples, divorcees, students and romantics. The demographics really are very varied,” he explained. Prindiville Marine will initially look to supply 15 apartments a year, and already has plans to produce a number of other versions of the boat. This includes a sea-faring version for longer trips, and a larger vessel with 3-4 bedrooms. “Urban property prices continue to escalate, especially in the most desirable waterfront areas. The Prindiville Marine floating apartment offers you a bespoke, luxury lifestyle at an affordable price, and we look forward to continuing to make waves within the property industry with our luxury houseboat offering,” Alex said.

NEW-BUILD EXPERT Conveyancing Executive Lauren Fitzgerald from Healy LLP discusses the process and paperwork involved in new homes developments
A
s a buyer of a new-build property you may well be intimidated by the process and by the volume of paperwork involved. That is where an experienced Conveyancer comes in. Conveyancing Executive Lauren Fitzgerald from Healys LLP really enjoys the potentially fast-paced transactions and level of planning permission issues involved in new homes developments. Lauren is currently involved in several exciting projects. Mishon Mackay has just launched a stunning new development in Hove, ICon and Thakeham Homes have a new development at Valeside Keep in Burgess Hill. Nick Bell, Area Sales Manager at Thakeham says, “Recommending that purchasers consider using Healys for their legal requirements gives us confidence that their purchase is in the safe and professional hands of a quality Conveyancer who understands the demands of a new home purchase.” The legal process of buying a new-build property is more complex than a regular purchase, and instructing a Conveyancer who understands new-build contracts, planning permission, building regulations and adoption of roads and sewers is vital.
You should also bear in mind the following: •
•
•
You cannot fix a completion date for a new-build property because the developer is unlikely to know exactly when the property will be finished. The developer will likely complete upon providing you with ten working days’ notice that the property is ready. If you have a property to sell, it’s wise to discuss this with your buyer at an early stage since they are likely to expect a fixed completion date. Prior to completion, you should be given the chance to inspect the property to prepare a snagging list. Take as much time as possible on this and provide the developer with a detailed list of all unfinished tasks. The developer is likely to stipulate in the contract that they will be allowed access after completion to deal with snagging. Developers will, reassuringly, usually provide a 10-year new-home warranty. For the first two years of the policy all defects are covered. Thereafter, only structural defects are covered. It’s prudent to have a survey carried out before the
•
expiry of these first two years so that any issues can be referred to the new-home warranty if the developer fails to carry out the necessary remedial work. New Stamp Duty (SDLT) rules were recently introduced to try to level out the property market. For purchasers buying second homes, or investors buying to let, there will be an additional 3% SDLT payable on top of the usual SDLT. Some developers will incentivise you to purchase the property by offering to pay your SDLT for you. Always ask whether such incentives are offered.
To make your purchase as smooth as possible, remember to instruct your Conveyancer promptly, choosing somebody with proven experience of new builds. Please contact me, Lauren Fitzgerald, for further information and advice at lauren.fitzgerald@healys.com, or telephone 01273 669115. Lauren Fitzgerald is a Conveyancing Executive at Healys LLP, 8-9 Old Steine, Brighton BN1 1EJ. www.healys.com
POINTS TO CONSIDER WHEN PURCHASING A NEW-BUILD PROPERTY: •
•
Show Home – remember that you are not purchasing the show home and that the developer will have spent a lot of money on finishing the show home to the highest specification. Mortgage – mortgage offers are usually valid for 3 or 6 months, so completion will need to take place prior to expiry of your mortgage offer.
• •
•
New Home Warranty – check to ensure that the property benefits from a new-home warranty. Reservation Fee – you may be required to pay a reservation fee on the property, usually for a period of 28 days. This will be deducted from the purchase price on completion. Affordable Housing – most new developments will include an area dedicated to Affordable Housing.

LIFE IS BUT A dream...
Taking time out from the stunning golf courses dotting the North Norfolk coast, Daniel Frickelton lands in the lap of luxury in the midst of Pigney Wood...
W
e have stayed at some very nice B&Bs and hotels over the years, nor are we strangers to a range of well-furnished self-catering apartments in the UK and abroad, but our recent stay in a luxury lodge in Norfolk, besides being a first for us, was a real eyeopener. La Belle Maison Dream Lodges, Norfolk Park is a substantial community of luxury accommodations carved out of Pigney Wood, on the outskirts of North Walsham. A mere eight miles from coastal Cromer and 12 miles from Wroxham to the south, Norfolk Park is ideally situated for visits to the coastal wetlands and nature reserves to the north and excursions into the watery wonderland that is The Broads to the south. Our two-bedroom bungalow, located in the heart of the estate, was an oasis of restfulness and tranquillity. This very spacious lodge left

bordering our lodge. In fact, the developers have gone to great lengths to preserve the oldest oaks on the estate and to preserve the integrity of Pigney Wood. Norfolk Park also boasts a good-sized outdoor swimming pool with changing rooms, and the Olive Tree restaurant, adjacent to the pool, offers a huge selection of fish, meat and vegetarian dishes that are sure to satisfy the hungriest returning day trippers. There are sharing dishes as well, and a good selection of classic puddings. We headed for the North Norfolk coast, parked up in the charming coastal village of Blakeney, donned our walking shoes and headed out across the tidal marshlands towards the sea. All that trekking in the salty sea air gave us an appetite for some lunch, and we couldn't resist some local crab at a Blakeney pub. Back at our lodge in Pigney Wood, a ten-minute soak in the

On the following day a trip to the Broads was de rigeur. At Wroxham we boarded the Queen of the Broads excursion boat and set out on an unforgettable two-hour trip through a good bit of the 40-odd lakes comprising the Broads. Our captain kept up a running commentary on the huge variety of wildlife and plant life which abound in the Broads. It was a great day out, and we were grateful to be returning to the peace and quiet of our Dream Lodge. Judging by the fact that most of the lodges appeared to be occupied, we were not the only ones to be captivated by these wonderful holiday accommodations. But you will have to head for beautiful Norfolk Park and find out for yourselves. Enjoy...

Based in Turku, Finland, Kudos pride themselves on their creativity and attention to detail in every aspect of the process, specially sourcing and custom-designing each element to fully explore the creative brief and deliver a unique and distinctive project through skilful design and beautiful materials. Pia Litokorpi, CEO, founder and architect at Kudos Dsign, explains: “Kudos was born of a passion for fine design and craftsmanship and is inspired by the elements of nature. Kudos works closely with its clients to share their vision and bring conceptual ideas into reality through the combination of beauty and function, which makes each Kudos project unique and special.” HOTEL WITH, STOCKHOLM Located in the heart of Stockholm’s city centre, Hotel With has been built deep underground, with all 106 en-suite bedrooms sitting beneath the cities renowned, bustling Urban Deli. this custom-designed hotel delivers a modern experience, with no exterior walls or windows, which guarantees total darkness and silence in soundproofed guest rooms. Working within the restraints of this unusual location, Kudos introduced design elements to both enhance and compliment the underground experience. Corridors and public areas mimic a city street - complete with letter boxes and door knockers - for the illusion of outdoor space, while custom-designed carpets act as markers for hotel guests to avoid becoming disorientated while underground. The special lighting scheme simulates natural light, while allowing for total darkness during the night. High-specification soundproofing provides an urban haven of silence and a powerful sound system allows guests to enjoy music or television to any desired volume with no disruption to other guests. RESORTS WORLD BIMINI, BAHAMAS Resorts World Bimini, opened in June 2016, is a brand-new hotel on the remote Bimini Island of the Bahamas. This pristine natural location offers limited land, and required all aspects of development to have a minimum impact on local environment and marine life. Working within environmental challenges of construction on a
remote island, the guest rooms were built and outfitted using a pre-assembly construction process not used before in the hotel industry. Kudos Dsign introduced a number of unique design elements, one of the highlights being a rooftop infinity pool with a dramatic wraparound walkaway, along with the hotel’s signature swimup suites. Special bespoke features created by Kudos include the lobby wine bar with a specially designed glass wall that doubles as wine storage, a two-sided reception desk which also acts as the lobby bar and a unique lobby lighting feature with 75 individual handmade pennant lamps. BURJ AL ARAB TERRACE, DUBAI Dubai’s iconic Burj Al Arab hotel recently unveiled ‘The Terrace’, opened to hotel guests in May 2016. Kudos designed the one-of-a-kind space, which features pools, beach, cabanas and a restaurant and provides guests and members with a unique over-water beach experience. Kudos was involved in every aspect of the terrace’s design and interior architecture, including shape of the spaces, specification of surface materials, as well as custom-designed indoor and outdoor furniture, soft furnishings and interior details. "You’re constantly learning in-depth about new materials, buildings and craftsmanship in this business. I love that"
CAREER LADDER This month we speak to Lori Pinkerton-Rolet PPBIID, IIDA about her company Park Grove, who specialize in Unique Boutique Interiors
L
ori Pinkerton-Rolet is a Director at Brighton-based award-winning Park Grove Design
How long has Park Grove been going, Lori? I started the company back in 1993 with a specialty in high-end residential interiors, but very shortly we were appointed to design one of the very first boutique hotels – the original Sanderson Hotel in Hampstead, London. Every suite was entirely unique, down to the bespoke mosaic shower designs. We know you recently masterminded the (fabulous) revamp of the lounge and bar at The Grand, Brighton. Tell us about that. In the main lounge and bar we took our inspiration from an original pair of paintings of Victoria and Albert, which we’ve had restored. They’re perfect for the period of the building, but to make a contemporary statement we’ve situated them within a very large grid of very small gold frames! In the Victoria Terrace tea rooms we’ve designed the space using a Victorian colour palette with quite contemporary furniture. Hotel guests apparently keep asking to buy the chairs… the ultimate compliment. We also commissioned a display cabinet in order to feature the work of the Brighton-based artists and a new sculpture by Hazel Reeves is being installed shortly. Do you mainly work with hotels? Park Grove works with hotels, with private property owners and developers and on high-end
retirement and care projects. We’ve won or been finalists in international awards in each area… but that’s because we have such an awesome design team, headed by our Managing Director, Carly Gordon. (Perhaps I’m biased?) How long have you been in the Interior Design industry? I’m a ‘designosaurus’ and have been engaged in this industry since arriving in the UK from the United States back in 1990. You’re constantly learning in-depth about new materials, buildings and craftsmanship in this business. I love that. I think creative people have an innate interest in learning new things. I had the opportunity to serve as President of the British Institute of Interior Design (BIID) back in 2008 and currently sit on the committee which responds to government and industry consultations. Was this your first choice of career? I started out in the broadcast industry in the United States, mainly in radio, where I used to produce and direct the Grammy Awards® for the international market. Artists would come off the stage from the TV and come into our backstage studio. I’ve got many anecdotes from this period and quite an interesting old Rolodex! Oddly, the skills needed for interior design are quite similar to really good radio. The key is to be able to take disparate elements and combine them in a new, unique and appropriate way.
What qualifications did you take and where? I studied at Chelsea College of Art and Design (now part of the University of the Arts) and at the Inchbald Design School. As part of the BIID we must continue professional development, with additional credits required on an annual basis. This means we’re constantly expanding our experience, and that’s very much how it should be. Nothing is better, however, than on-the-job training. At Park Grove we are very collaborative in our approach and we invariably learn from other trades, and indeed from our clients, on each and every project. What would you be if you weren’t an Interior Designer? A yoga instructor. I’m always thinking ahead, or reflecting back as part of my working process. Yoga allows time to just… be. Om-m-m-m-m-m. In three words, describe the qualities that you think are most required in your job. Creativity, precision, inquisitiveness. Finally, what advice would you give to a young person starting out today who wanted to get into your profession? Everywhere you go has the potential to provide a learning experience, even if it’s what NOT to do. Be a sponge, keep focussed, and by all means learn as many CAD (computer aided design) programmes as possible… that’s where you’re likely to start. BURNING UP Fire features provide a real focus for any living space. We take a look at what’s hot for hearth and home
T
here’s something about a real fire. Whether it’s a stove or an open grate, a roaring fire means home and comfort. As the nights start drawing in and the evenings – finally – start to cool down, we take a look at what’s hot for hearth and home. THE NEW TRADITIONAL Many local properties have managed to retain at least one original fireplace, and if they’ve been kept in good working order, then perfect. What more do you need? Where homes retain
period features, it’s a good idea, with future retail values in mind, to keep some of that traditional look and feel when you can. We still love period properties, and traditional open fireplaces have tremendous visual and sensual appeal. Worn grates and cracked tiles can be replaced; manufacturers like Fired Earth have tiles based on original designs that work perfectly in Victorian and Edwardian homes. If the fireplaces in your home are longgone and need replacing, it’s a good idea to
be guided by the style of any other period features – if any – to ensure your new hearth looks at home. If it’s a new build, or the original features are long-gone, then you’ve a free rein: ‘hole in the wall’ type fireplaces, with no surround or mantelpiece, can look great in any setting. Where space and chimneys allow, fireplaces as room centrepieces – literally, in the centre of a room space, or as a partial dividing wall between two rooms – can work really well and heat a large area.

STOVES AND WOODBURNERS Stoves are an economical, clean and stylish alternative to open fires. Styles vary, from quaint period ‘potbellied’ stoves, to cast iron and traditional, or sleek and modern. They can be adapted for use with a variety of different fuels, and as well as the reduced mess and greater safety afforded by their enclosed design, they can also be more heat-efficient than an open fire, keeping warmer for longer with the same amount of fuel. As with fireplaces, it’s a good idea to be guided by the rest of your property period and style when choosing a stove. The trend at the moment is for very sleek design, in steel or coloured finishes, and stand-alone stoves which aren’t set into an existing fireplace are increasingly popular. This looks great in contemporary spaces but might not work so well in a home that has more period features; contemporary takes on more traditional cast-iron designs work well here, as does making use of existing hearth space. And be mindful of wood storage; although the glossy magazines will have you thinking it's ok to stack logs all around your stove, this is actually quite dangerous and can cause fires. Keep wood in a dry outside space to season until you need it, and invest in a stylish log basket – or build a storage cubby hole near to your stove for safe storage. USING CHIMNEYS AND STOVES If you have a chimney and fireplace in your home already, before you use it for the first time you should ensure it has been swept by a qualified chimney sweep (see guildofmasterchimneysweeps. co.uk for details). Occluded or poorly maintained chimneys can produce carbon monoxide, and there is also the risk of a chimney fire if it hasn’t been properly looked after. Chimneys and flues need to be swept annually – or twice a year if you’re using oldfashioned bituminous coal. If, on the other hand, you yearn for a real fire but don’t have one, it may be possible to fit a wood-burning stove
with a twin wall or insulated steel flue (effectively, a steel chimney pipe running from your stove through an outside wall or roof). There are building regulations that relate to flues and woodburning appliances, so it’s best to use an expert service or qualified stove fitter to ensure that your stove meets them.
“As with fireplaces, it’s a good idea to be guided by the rest of your property period and style when choosing a stove” ECO-CREDENTIALS Wood is actually quite an eco-friendly fuel: although it releases carbon dioxide when it burns, 49% of dried wood is carbon that a tree stores away during its lifetime. This means that as it is burnt, another tree will absorb and store the carbon from the burning tree, with an average release delay of 25 years. This means just burning wood can be carbon neutral, but you can further reduce your carbon footprint by using a local supplier or burning waste wood – and ensuring that it has been properly seasoned (dried), ideally for 2 years, which will improve your wood-burning efficiency, meaning less smoke and waste is produced. EVEN BETTER THAN THE REAL THING? If there’s no fireplace in your place, and nowhere to put a new one – or real fire is simply beyond your budget – you can still get the look and feel of a fire. Electric and gas fires have come a long way since the '70s, and offer fairly credible alternatives to a real fire. More aesthetically pleasing are fire alternatives like bio-ethanol fires – which burn a specially produced and denatured alcohol – or gel fires, which can work in most living spaces, have low environmental impact, and are very heat-efficient.

PORK BELLY WITH NOODLES, CORIANDER AND TOMATOES This pork belly is slow-roasted, then sliced and served in a tasty broth with noodles, tomatoes and crunchy spring onions. You can use the roasting method here for a simple pork belly roast to be served just as it comes. Serves 4-6 Recipe •
1kg free-range bone-in pork belly, cut from the thick end, skin scored
•
8–12 spring onions, trimmed, tops reserved
•
4 garlic cloves, sliced
•
1 finger-sized piece of root ginger, thinly sliced
•
1 red chilli, roughly chopped
•
A large bunch of coriander, stalks removed and reserved
•
Zest of 1 large lime, plus a little juice
•
A pinch of sugar
•
Tamari or soy sauce, to taste
•
200g dried egg noodles
•
A drop of rapeseed or sesame oil
•
200g cherry tomatoes
•
Sea salt and black pepper
Method First, remove the bones from the pork: starting in the thickest corner, use a sharp meat filleting knife to make a cut immediately under the ribs. Keeping the knife tight to the underside of the bones, work carefully and slowly down from the corner, gradually releasing the ribs from the meat until you can remove them, all in one piece. Cut between the bones to release the individual ribs. Place these in a stockpot with the spring onion tops, garlic, ginger, chilli, coriander stems and lime zest. Pour over 1 litre water and bring to a gentle simmer over a medium heat. Cook for 1½ hours. Meanwhile, preheat the oven to 220°C/Fan 200°C/Gas 7. Place the boned pork, skin side up, in a suitably sized roasting tin. Season it well with salt and pepper and cook in the middle of the oven for about 30 minutes, or until the skin starts to blister. This is the beginning of your crackling – don’t be afraid to give the joint another 5–10 minutes at this high heat to get that blistering going (though do watch that the juices aren’t burning). Now turn the heat down to 150°C/Fan 130°C/Gas 2 and add ½ glass of water to the roasting tin. Cook the pork for a further 3 hours. Add a little more water if you need to during cooking to stop the lovely juices from the pork burning. Once the stock has simmered for long enough, pass it through a fine sieve into a clean pan. Season with salt, a good pinch of sugar, tamari or soy and lime juice to taste. Remove the pork from the oven and allow it to rest while you cook the noodles according to the packet instructions. Drain, refresh under cold water, then drain again and toss with the tiniest drop of oil, just to stop them sticking together. To serve, reheat the pork stock. Remove the crackling from the pork and snap it into pieces (you can give it a final blast under the grill if it’s not quite crisp enough). Quarter the tomatoes and slice the spring onions on the diagonal. Tear the pork roughly into pieces. Divide the shredded pork among large warmed bowls and add the noodles, tomatoes and spring onions. Ladle the hot stock equally into the bowls, and finish with some pieces of crackling and a generous scattering of coriander leaves.

CRISPY LENTIL AND ROASTED SQUASH SALAD WITH SALSA VERDE Crisp, nutty, fried Puy lentils complement tender-roasted squash beautifully. You can use sweet potato here in place of squash, and embellish this lovely autumn salad further with some crisp-fried leftover lamb, chicken or ham. In the spring or summer, the crisp lentils and salsa verde go beautifully with some blanched or roasted broccoli.

Method Preheat the oven to 190°C/Fan 170°C/Gas 5. Halve the squash and scoop out the seeds. Place the squash halves, cut side up, in a roasting tin. Place a bashed garlic clove and a couple of torn rosemary sprigs in each squash-half hollow. Season the squash with salt and pepper and trickle over 1 tbsp oil. Roast for 45–50 minutes or until the flesh is lovely and tender. Meanwhile, make the salsa verde. Finely chop the garlic on a large board. Add the parsley, anchovies and capers and chop them all together until well mixed and fairly fine in texture. Transfer to a bowl and mix in the mustard, lemon juice, some black pepper and enough extra virgin olive oil to give a spoonable consistency. As you add these last ingredients, taste and tweak the mixture until you are happy with the balance of flavours. Place a large non-stick frying pan over a medium-high heat. Add the remaining 2 tbsp olive or rapeseed oil, followed by the lentils. Fry, tossing regularly, for 10–12 minutes or until the lentils are really crisp (they will shrink too). Season well with salt and pepper. Peel the warm, cooked squash (or just scoop the tender flesh out of the skin). Cut into bite-sized pieces and tip into a large serving bowl or divide among individual bowls. Scatter over the lentils, then spoon over the salsa verde. Serve straight away.

STYLE
CONFERENCE CALL Samantha Wilding on acheiving sartorial success at business conferences
P
arty conference season has just ended, which always puts me in a reflective mood. I spent a decade on the annual TUC-LibDem-Labour-Conservative conference merry-go-round; not just the main ones, but also the regional sessions too. (Scottish Labour Party conference in Inverness, anyone?). The conferences were fun, although desperately unhealthy – late nights, bad food, not seeing the outside world for about four weeks – but they always presented a sartorial challenge. Spending long days in meetings and fringe events, then heading out for drinks receptions and dinners with MPs and clients, with barely five minutes to breathe, is not conducive to looking your best. So whatever conferences or business trips you may have in your diary this autumn, how can you look great and meet every eventuality stylishly? PACK AS LITTLE AS POSSIBLE I know this is hard, but your aim should be to take as little as you possibly can, particularly if you are away for a week or less. Whether
102 PORTFOLIO
you’re travelling by plane, car or train, you do not want to be overburdened with luggage, and end up not wearing half of what you brought with you. And let’s face it, unless you’re heading to Outer Mongolia, there are very few places these days that you can’t buy a tie, a pair of socks or an extra shirt should the need arise. And you can, of course, make use of hotel laundry facilities.
“Whatever you wear on your business travels, please make sure that it fits” Your objective is to pack a ‘capsule’ version of what you would normally wear to work; one with several outfit combinations that will help you meet any occasion with aplomb. To achieve this, prioritise your most classic pieces
in neutral colours (grey, navy, white, black, tan), adding accessories that work across many of these. This will help ensure that everything works together, keeping your luggage light. START WITH A SUIT The first item you may need, depending on the nature of your trip, is a suit. I would advise taking the Gallic approach (daring in these post-Brexit days, I know) of a crisp black or dark grey suit with a white shirt. The Financial Times recently described French business leaders’ monochromatic attire as ‘understated, but elegant and brimming with confidence.’ A great look to aspire to. You can either wear the suit jacket while travelling (ideally with dark jeans and a plain shirt or polo), or pack the suit and wear a smart-casual blazer. Wearing the suit jacket will mean it won’t get creased in your case. If you do this, hang it on the jacket hook as soon as you board the plane (or ask a crew member to hang it up for you).
“Your objective is to pack a ‘capsule’ version of what you would normally wear to work; one with several outfit combinations that will help you meet any occasion with aplomb” IN ADDITION TO YOUR SUIT, YOU ARE LIKELY TO NEED: • A pair of chinos (ideally beige, navy or grey) that can be worn with your suit jacket for a formal meeting, or with a t-shirt and blazer for an evening drink; • Another pair of more formal trousers, to give you another option besides your suit trousers. These should be in wool or flannel for autumn/winter (but cotton or linen if you’re heading somewhere hot); • Wear slip-on shoes (loafers are great) for air travel and pack one pair of smart lace-ups (derbys or brogues). Add a pair of stylish leather trainers, depending on how casual your trip will be; • A few shirts in colours that go with the trousers and jackets you’re packing, along with a two or three ties; • A neutral v-neck jumper is useful for chilly planes and in air-conditioned venues further afield; • A pair of dark navy or black jeans for informal meetings, downtime or the trip home. Now, I know you’ll want to steer clear of the baggy, creased, ill-fitting suit look sported by so many of the MPs I used to see at the party conferences. Whatever you wear on your business travels, please make sure that it fits. Not just jackets and trousers, but shirts too. The FT says it best: ‘If you remove an Englishman’s jacket, you will probably discover a spinnaker billowing under his arms.’ Let’s change that.
HANDY HINTS FOR STRESS-FREE BUSINESS TRAVEL: •
•
• • • www.styleandgrace.eu @alwayschicUK
Make a list. Yes, really. Not just the clothes you’re going to pack, but also flight numbers, hotel addresses and work documents. This not only relieves pretravel stress, it also gives you a useful record if anything goes wrong. Pack a few necessities in your carry-on bag, in case your hold luggage goes astray (toothbrush, change of underwear, socks, clean shirt). Think of this as your wardrobe back-up. When travelling, wear something that can be worn again (perhaps in a different combination) when you arrive. Stick to natural fabrics (cotton, wool) or blends which will be comfortable to travel in, and crease-resistant too. Unpack as soon as you arrive. This is better for your clothes and you’ll feel more settled and ready to get on with business.

TV – The BIGGER picture
HISTORY BUFFS Two major new TV series begin in October, each with international leading actors, Sam Neil in Tutankhamun and Jude Law in The Young Pope
TUTANKHAMUN “The past isn’t a game. It tells us who we were, and who we are. It’s all of human endeavour and truth and beauty hidden and waiting to be discovered”(author/reference) Max Irons and Sam Neill join forces in the new, epic four-part mini series Tutankhamun, produced by ITV Studios. Tutankhamun is based on the compelling story of Howard Carter, played by Max Irons (Woman In Gold, The White Queen) and his discovery of the tomb of one of ancient Egypt’s forgotten pharaohs, the boy-king Tutankhamun. Sam Neill (Peaky Blinders, The Tudors) takes the role of the dashing and eccentric Lord Carnarvon, who keeps faith with Carter and continues to back his expeditions when no one else will. The story, written by leading screenwriter Guy Burt (Jekyll and Hyde, The Bletchley Circle, The Borgias), focuses on the legendary personal story of Carter, a solitary man on the edge of society who became an iconic figure and an unlikely hero. Set against the great sweep of ochre sands, looming cliffs and baking heat of Egypt’s Valley of the Kings, the story unfolds in 1905 when Carter, an eminent British archaeologist, whom we meet in his early 20s, is fervently leading an expedition. Amidst the chaos scattered across the Valley floor, Carter’s grim determination to find lost antiquities is only too apparent. He has an easy manner with the Egyptian men who work alongside him, but when tempers
fray, Carter is hot-headed and puts the dig and his career in jeopardy. With his license to dig revoked by Cairo’s Antiquities Service, Carter spends years ostracised, dishevelled, living rough and resorting to selling previously discovered archaeological relics to buy food.
“After years of searching for the tomb, Carter and Carnarvon successfully discover the last resting place of the boy-king in 1921, against all odds, and at great personal expense” A chance meeting with the privileged and fast-living British aristocrat, Lord Carnarvon, brings a change of fortunes as the enthusiastic amateur needs an experienced archaeologist to help him with a series of random excavations. Carter and Carnarvon begin the most unlikely friendship, in spite of their differences in background and character. After years of searching for the tomb, Carter and Carnarvon successfully discover the last resting place of the boy-king in 1921, against all odds, and at great personal expense. October, ITV.

THE YOUNG POPE The 10-part series, directed by Academy Award-winning filmmaker Paolo Sorrentino and starring Jude Law, will be broadcast on Sky Atlantic in five countries Paolo Sorrentino, Creator & Director, says: “Lenny Belardo, aka Pius XIII, is the first American Pope in history. Young and charming, his election might seem the result of a simple and effective media strategy by the College of Cardinals. But appearances can be deceptive, especially in the place and among the people who have chosen the great mystery of God as the guiding light of their existence. That place is the Vatican and those people are the leaders of the Catholic Church. And the most mysterious and contradictory figure of all turns out to be Pius XIII himself. Shrewd and naïve, oldfashioned and yet very modern, doubtful and resolute, ironic, pedantic, hurt and ruthless, Pius XIII tries to walk the long path of human loneliness to find a God for mankind. And for himself.” An international cast joins two-time Academy Award nominee Jude Law, including award-winning actress Diane Keaton (Sister Mary), Silvio Orlando (Cardinal Voiello), Scott Shepherd (Cardinal Dussolier), Cécile de France (Sofia), Javier Cámara (Cardinal Gutierrez), Ludivine Sagnier (Esther), Toni Bertorelli (Cardinal Caltanissetta) and James Cromwell (Cardinal Michael Spencer). From 27th October on Sky Atlantic.

CAMPAIGN LAUNCHED TO SAVE DYKE PUB AND KITCHEN Locals have started a campaign to keep a pub in the community. Staff and regulars at the Dyke Pub and Kitchen on Dyke Road, Hove, were shocked when the pub closed without notice and later reopened as a furniture shop. The pub, owned by Pub and Kitchen Ltd, closed in August, and regulars now want to have a say in the future of the pub. The campaign group Save the Brighton Dyke have organised a rally outside the pub and have a Facebook group calling for the pub to be kept open for the community. The group is seeking legal advice to attempt to list the pub as an asset of community value - allowing them a chance to bid for the pub if it is sold. Owner Martin Webb, who ran the pub for seven years, said the pub was struggling to make a profit over the last 18 months. He said: “We’ve done absolutely everything we can to keep the pub going. I’ve used my whole 30 years of experience to try and make it work, but it still hasn’t turned around. If you went there on a Saturday evening, it was a ghost town - that was the problem.”

JOHN LEWIS PLANS John Lewis put its plans for its Brighton store on public display in September. The department store firm has bought the Boots site on the corner of Queen’s Road and Dyke Road, opposite the Clock Tower. The firm invited people to see its plans, which include a rooftop terrace café and a blue and green glass frontage. Andrew Mills, the senior acquisitions and development manager at John Lewis, said: “We have held a long-term ambition to build a new department store in Brighton, and we want to hear local people’s views on our proposals. We have developed an outline planning application so that we can establish the scale of our new shop. We are also sharing sketches showing what the shop could look like, and we want to hear what people would like to see in the department store.

We want to hear the views of Brighton and Hove residents to allow us to deliver a shop that is right for the city.” An outline planning application is expected later this year, followed by a detailed application next year. No date has been given for the opening of the store, which is expected to employ about 250 staff. However, Boots is not expected to move out before 2018.

COMMUNITY
DREAM OPPORTUNITY A talented group of 11-year-old footballers, PDSA Sussex (Pro-Direct Soccer Academy), have a once-in-a-lifetime opportunity to compete with some of the best European football teams in Germany
T
he Scharr Nations Cup, held in Stuttgart, Germany in June 2017 have invited these Sussex stars to strut their stuff at this high-profile event, which will be a dream come true for these youngsters. They will however be relying upon donations and contributions from the local community and businesses. It probably all began when a German exchange student graced the home of Gurjinder “Biddy” Nandhra and his footballing twins, Joshua and Kian, who had just returned from the Barcelona Football Festival, having beaten Barcelona in the group stages along the way, finishing in third place overall. Their German guest must have been mightily impressed at this accomplishment, and he told Biddy and the boys all about the prestigious Scharr Nations Cup, an annually recurring tournament involving some of the very best teams from around Europe. Like most of the parents of PDSA Sussex, Biddy is a passionate supporter of this local football team, and he was immediately determined to make the dreams of these lucky, talented lads come true. With an invitation to the Scharr Nations Cup secured, the next step was to enlist the services of a top coach. So Biddy approached Del Tobias, Regional Director of PDSA Sussex, who took the youngsters under his expert wing and has
generously shared the skills gained by 12 years of coaching experience at regional level. Del admits, in his understated way, that the PDSA Sussex boys are a quality group of players, and he has agreed to take the boys to Stuttgart.
"The Scharr Nations Cup, held in Stuttgart, Germany in June 2017 have invited these Sussex stars to strut their stuff at this high-profile event, which will be a dream come true for these youngsters" Of course, a magical journey such as this will involve expenses, and their hope is that business and the local community will support them. Biddy Nandhra has worked tirelessly to secure sponsorship from local businesses and individuals to defray the costs of participation in Stuttgart. So far, Howdens Kitchen Joinery, Shoreham-by-Sea branch, have generously donated the cash necessary to acquire needed
football kit. Interestingly, Maurice Verheijen, Head of International Sales & Operations at Schweerbau Rail, a German company who are responsible for resurfacing the running rails on the underground, has also made a significant cash donation. However, more is needed to cover the costs of flights and hotel accommodation for 11 eager footballers. Whether you have a local business or are an individual wishing to make a donation, this is an opportunity to help make the dream of these very talented youngsters come true. The Scharr Nations Cup is a prestigious tournament (www.turniere-am-schwarzbach. de/u11-scharr-nations-cup/) and will have top teams from all over Europe competing in it, including professional clubs like Bayern Munich, Borussia Dortmund and FC Zurich. It will be a great opportunity for these talented boys to play against some of the best teams in Europe and a life-changing experience they will remember forever. If you are interested in supporting PDSA Sussex in their football adventure, or if you just want a chat with the organiser, please contact Biddy Nandhra at biddynandhra@gmail.com or give him a call on 07921 677039. GOLF
BACK ON COURSE
On-course playing lesson with the pro: Golf Guy and Portfolio Magazine's very own Lynne Edwards take on Lee Andrews, General manager and professional at Mid Sussex Golf Course, in a glorious nine-hole Duel in the Downs...
O
ne of the most satisfying aspects of a busy golf professional's working life – besides all the lovely free lunches served up by the catering staff – has got to be picking amateurs up on their swing faults during an on-course playing lesson, and watching them hit a far more solid shot on their next attempt. One of the most exhilarating experiences for an amateur, on the other hand, is the rare opportunity to take the pro's money and laugh all the way to the bank. Truth be told, it didn't begin that way. My tee shot off the first left me with a gentle 50yard sand wedge to the green. So keen was I to impress the pro with my chipping skills around the green that I overshot the pin and watched helplessly as my ball bounced twice, caught the slope at the back of the green and
110 PORTFOLIO
disappeared into a watery grave, never to be seen again. Lee and Lynne, on the other hand, had birdie putts, Lynne's approach shot ending up just six feet or so from the hole. As we approached the second tee my heart was thudding like a jackhammer and my knees
"For us, Lee's easy, unobtrusive manner on the course was very confidence-building" were knocking like the valves in a clapped-out Studebaker. Two things accounted for this rush of adrenaline: I had been driving the ball very inconsistently recently, with lost balls off the tee costing me valuable shots; the other thing
was fear of making a fool of myself in front of the pro. As it happened, I needn't have been concerned. My tee shot split the fairway, leaving me with a hybrid to the green on this very demanding and long par four. Lee laughed out loud at the beauty of this drive, said something sarcastic about this Golf Guy who claimed to be unable to find a fairway, and I began to feel my anxiety melting away. Lee told me a couple of stories about good golfers who fell apart during playing lessons, simply due to “the pro factor.” According to Lee, many amateurs try too hard to impress the professional and end up hitting some of their worst shots. For us, Lee's easy, unobtrusive manner on the course was very confidence-building. Lynne is a very solid golfer, but it's safe to say that bunker shots are her Achilles
GOLF
heel, so she was actually fairly chuffed to be demonstrating her nemesis shot to the pro with a tee shot that trickled into the corner fairway bunker on the long dogleg second. She hit it fat on her first attempt, moved a mountain of sand out of the bunker and her ball a couple of feet forward, still in the bunker. Lee asked her to notice the position of her hands in the finishing position: in a cramped position, too close to her left shoulder. He asked her to try it again, this time extending her arms through the swing with a feeling of reaching for the ball. The result was amazing: her ball soared out of the bunker, ending up in the middle of the fairway. Her next shot, a full, confident hybrid, rolled up to within six feet of the pin. This is a lady who previously was willing to waste shots in order to avoid heading into a bunker, so much did she
fear and loath them. Two holes later she was once again in a bunker – this time, green side – after slightly mishitting her approach shot. Remembering Lee's earlier advice, she popped
"As we approached the second tee my heart was thudding like a jackhammer and my knees were knocking like the valves in a clapped-out Studebaker" it out and onto the green on her first attempt. Cue fist pumps and high-fives all around. Although I was enjoying a dream round, hitting every fairway from the tees and putting
into what seemed like two-foot holes on every green, I duffed a three-metal off the ninth fairway, sending it pathetically short and right, where it narrowly missed the long hay. My next shot (from the short rough) had to travel 199 yards, avoiding the lake on the left and a series of beckoning bunkers on the right. Lee and I were chatting about my duffed fairway shot. “You get through the ball well enough,” he said, “but I noticed that when you're looking at where your ball is heading, you tend to fall back on your right foot. Try holding your finishing position on your next shot.” Dear reader, it should no longer come as a surprise that Lee's advice left me but a few feet from the green. I hit my 22 degree hybrid nearly 199 yards, a first for me, avoiding all the rubbish along the way. What a coach. What a day.

LIFE OF BRIAN If Science is the new Rock and Roll, then Professor Brian Cox is its undisputed superstar, and he embarks on a live stadium tour next month
“You might not understand it all, but Professor Cox will break it down to a level that you can keep up with, so that you will definitely walk away having learnt something Daily Mirror
THE interview
C
oming to venues across the UK in autumn 2016 is the hotly anticipated tour by Professor Brian Cox, OBE. Cox is best known to the public as the presenter of a number of science programs for the BBC, boosting the popularity of subjects such as astronomy and physics. Brian Cox is one of the world’s foremost communicators of all things scientific. His innate ability to make highly complex matters entertaining and easy to contemplate has made his science television shows ground breaking in their audience reach and accessibility. Part of his appeal is that he refuses to dumb down. “You can easily target your television way too low,” he says. “I get told: ‘The audience won’t understand that,’ and I think that is bollocks. I think that’s a recipe for boring television. When I watch TV, if I understand every sentence, it means it’s below my intellectual capacity. So pitch higher.” Professor Brian Cox Live will take the audience on a dazzling journey through space and time, delving into ‘high science’, freewheeling on the edges of the known cosmos, and offering a fascinating insight into the workings of our universe. Whether avid science readers or total novices, Professor Brian Cox Live will test the limits of our knowledge and make highly complex ideas accessible to all. There’s also the chance to get up close and personal with the man himself in an interview hosted by his The Infinite Monkey Cage co-host Robin Ince. Cox is a British particle physicist and a
Royal Society University Research fellow. He works on the ATLAS experiment at the Large Hadron Collider at CERN, Switzerland and is a Professor at the University of Manchester. As a broadcaster, Cox has presented a number of highly acclaimed science programmes
“Cox is different. Scientists who can capture the popular imagination come along extremely rarely…an almost perfect snapshot of the combination of academic science and childlike wonder that Cox provides” Daily Telegraph for the BBC, garnering a host of accolades, including two Royal Television Society awards for Wonders Of The Solar System. He has also authored a series of best-selling books, including the widely acclaimed Human Universe, and is recognised as an effective and exciting communicator on the ways in which science affects us. Cox exploded into the nation’s consciousness
in his debut TV programme, Wonders of the Solar System with his unpatronising and relaxed presenting style and his pop star good looks. Did the sudden interest in his appearance take him by surprise? “It was a big surprise,” Cox reported to The Guardian, recalling the 2010 broadcast. “I’d done a couple of Horizons. I was still very busy, basically a full-time academic at Manchester. Suddenly you’re a guest on Jonathan Ross. Suddenly you’re famous. I didn’t like it very much. You’re no longer anonymous. It’s not paranoia when everyone is looking at you. It’s odd, at first, and then you get used to it.” Cox’s image and presenting skills had been helped along by a stint as an actual pop star. Raised in Oldham, Cox was busy studying Physics at Manchester University when he was sidetracked by the pop industry, famously playing keyboards for D:Ream, whose hit, “Things Can Only Get Better”, was later used as a New Labour election anthem. But science was always going to take first place. Cox remembers taking science books on tour with him, and returned to study physics at Manchester, the university that has been his base ever since (“For half my life”). Interestingly, Cox revealed on The Jonathan Ross Show that he performed poorly on his Maths A Level: "I got a D ... I was really not very good. I found out you need to practice!” Professor Brian Cox Live is at the Brighton Centre on Saturday, 19th November, 7:30pm. www.brightoncentre.co.uk PORTFOLIO 113

ASTON MARTIN ZAGATO
Aston Martin announces the launch of the striking new Vanquish Zagato Volante at Pebble Beach
T
o accompany the North American debut of the Vanquish Zagato Coupe at the Pebble Beach Concours d'Elegance, Aston Martin is proud to announce a striking partner for this very special car: the Vanquish Zagato Volante. Driven by overwhelming customer interest in the previously revealed Coupe, the Vanquish Zagato Volante will be strictly built to a limited production run of 99 cars at Aston Martin's headquarters in Gaydon, England. Vanquish Zagato Volante is the latest creation to emerge from a collaboration that reaches back over nearly six decades, beginning with the beautifully muscular DB4 GT Zagato race car of 1960 and includes the DB7 Vantage Zagato of 2002, 2011’s V12 Vantage Zagato and the most recent Vanquish Zagato Coupe, announced earlier this year. Previous Aston Martin Zagato convertibles have included the striking V8 Vantage Volante, first shown in Geneva in 1987, and the DB AR1 in 2003. Developed as an open-topped Zagatobodied DB7 and also limited to 99 units, DB AR1 was similarly designed for the North American market and is today considered an established collectible by automotive connoisseurs worldwide. The Vanquish Zagato Volante will be a powerful addition to the Aston Martin and Zagato lineage, embodying Aston Martin's 114 PORTFOLIO
inherent refinement and capabilities, as well as Zagato's characteristic design details. Both cars share an enhanced version of Aston Martin's iconic V12 powertrain, increasing its output to 592bhp with a projected 0-60mph time of 3.7 seconds.
"The Vanquish Zagato Volante shares its proportions with the Coupe, a quintessential Aston Martin form with a classic Zagato twist" The Vanquish Zagato Volante shares its proportions with the Coupe, a quintessential Aston Martin form with a classic Zagato twist, evoked by round tail light reflectors that use the same 'bladed' LED technology as the Aston Martin Vulcan supercar. The twin cowls on the rear deck blend into the leading edge of the luggage compartment, concealing a bespoke folding hood derived from the mechanism used in the Vanquish Volante. Carbon fibre sills around the lower body create a pronounced horizontal emphasis that runs from front to rear.
“Just like the Coupe, we have emphasised the way surfaces change and intersect to create a muscular form. We’ve endeavoured to create an elegant, flowing shape that really works to emphasise the car’s sculpted rear haunches,” says Aston Martin’s EVP and Chief Creative Officer, Marek Reichman. Inside, the Vanquish Zagato Volante continues the fine tradition of Aston Martin craftsmanship. Aston Martin's specialist 'Q' division can add further personalisation and enhancement to a cabin finished with rich and highly luxurious materials, including herringbone carbon-fibre, anodized bronze detailing and the finest Bridge of Weir leather. The Volante features the unique signature ‘Z’ quilt pattern stitch on both seat and door sections, as well as the celebrated trademark Zagato ‘Z’ embossed on the headrests and stitched into the centre console. “The Vanquish Zagato Volante illustrates the ways in which Aston Martin design can evolve in collaboration with such a trusted and longstanding partner," says Reichman. “Vanquish Zagato Volante continues Aston Martin's new century of innovation and creativity, strengthening the association between these great automotive marques in the process." Customer deliveries are set to begin in 2017. Further information available at www.astonmartin.com.
