DRONE VIDEO AND PHOTOGRAPHY With technology always changing, we strive to stay ahead of the competition by implementing any and every form of media that will improve how consumers view your home. Whether you have a great backyard, lots of land, or breathtaking views, drone aerial video provides the potential homeowner to see the full scope of these items in a much more sophisticated way than still photos.

MATTERPORT 2D/3D MODELS Matterport is a 3D Model which allows you to view a floorplan from the outside looking in. With the click of your mouse, you can jump into any room in the home and navigate room by room as you would in person. Matterport technology also creates a birds eye view floorplan (to scale) including furniture and finishes.

Once you’ve chosen a room in the home you’d like to view, you can then click and choose which locations you’d like to view the room from as you would with Google Maps.
From any stationary spot in the home, you can turn 360 degrees to get a full feel for the room and layout. You can not only move from floor to floor with a click of a button, but you can also pan up and down to see the ceiling height and what’s above or below any room.

VIDEO Our approach with all of our media is to determine how we can not only showcase your home in it’s best light, but also how can we tell your home’s story the most accurately to consumers. The one-off videos we create tie in your floorplan, finishes, drone footage, and also community highlights.

Knowing where buyers find the homes they purchase is crucial when selling your home. As I’m sure you’re aware, the internet plays a huge role in today’s market. Over 95% of buyers start their home search online. The statistics shown represent where the buyer found the actual home they purchased and live in today. As you can see, the internet and their agent represent over 3/4 of home sales today. Our marketing has been geared towards showcasing your home online and to other agents in it’s best light possible.

INTERNET
PRESENCE The first place to start when it comes to marketing your home online, is the MLS. This is our database for Realtors that show our entire inventory of homes with live and up-to-date information. Many
agents set up their clients with automatic searches with homes that fit their criteria in the MLS, so we make sure yours stands out.

PREMIER AGENTS If you’ve ever looked online at homes, I’m sure you’re familiar with Zillow, Trulia, and Realtor.com. These are the largest and most viewed websites within the real estate industry. Not only do we make sure your home is on them, but we pay thousands of dollars a year to make sure they are what is considered “featured’ and that we are “premier” agents with them. What this means for you: Your home will always be on the 1st page of search results I will be the only point of contact, not 4 other agents who have never seen your home Your home will get maximum exposure with features such as Coming Soon and Special Offers

OUR DATABASE
One of the things a lot of agents try to portray is a surplus of buyers for your
home, but odds are, they don’t have anyone for your home at all. While I’m not promising I have a buyer, we do have an extensive database of buyers, networking partners, and access to almost any residential phone number in your area. We use our full time Inside Sales Agent whose only job is to call potential buyers for our sellers 40 hours a week to try and find the right consumer for your home.

CIRCLE PROSPECTING
How many times have you had a friend come over to your home who said “Wow, I love your home. I would love to live in this neighborhood”? You’d be surprised how many times we find a friend or family member of one of your neighbors who has been waiting for a home to come available. It is because of this, that we started
“circle dialing”. How it works: We pull a list of phone numbers for your 500 nearest neighbors We call to let them know we have a home in the neighborhood coming to the market We invite them to the Neighbor’s Only exclusive Open House We tell them to bring anyone they might know that is looking for a home in the area

We live in a day and age where cell phones and social media are bigger than ever. There is no exception when it comes to their involvement in Real Estate. Creating great marketing materials such as drone video, 3D models, and professional photos means nothing if you can’t get it in front of the right buyers. We utilize all of the popular platforms on social media to get maximum exposure for your home. You may or may not be aware, but we can actual “target” our audiences when we are paying for advertising on these sites to pick and choose who we want to see the ads.

When looking for a home, buyers are looking at much more than just your floorplan, how many bedrooms there are, or what kind of granite you have. They’re really looking at the lifestyle they would have if they lived in your home.
They might like a particular neighborhood because of the great schools, the walkability, or its proximity to their job. We feel that one of the most overlooked aspects when marketing a home is the community and what it has to offer prospective homeowners. It’s for that reason that we have brought in drone video and photography, add local businesses and attractions to our videos, and make sure to spotlight anything in the community that might increase the desirability of your home.
