A Note from The Editors Spring means longer days, sunnier skies, greener grass and a healthy look ahead to summer. It’s a hopeful season – filled with encouragement, change and a sense of something new. 2018 has certainly been new for the Cayman Marshall Team, as we have just celebrated a very large victory as our Port Carling Brokerage wins “Best Real Estate Agency in Canada” at the International Property Awards; something I couldn’t have dreamed at the inception of this brand six years ago. The Spring issue is full of good things: We’ll explore some beautiful spaces with Tamarack, some design ideas with Urban Rustic Living, and as always we’ll explore the most beautiful real estate that Muskoka has to offer. As for the market: In Muskoka, we are still experiencing a shortage of inventory and increasing demand pushing from the GTA and abroad. Cayman Marshall as a whole is three times where we were versus last year in sales volume (April 1st 2018). Please read my market report for more details on the market. Baby boomers are eager to start their golden years and our foreign buyer markets have doubled every year for us for the last three years. If Muskoka suffers in sales volume this year, it will be due to the lack of good inventory, and so values will likely rise again by year end.

ogether, the words urban and rustic may sound like an oxymoron. But just as in life where opposites can and do attract, the same can be said for home decor, where sometimes a little tension is a good thing. Based in Huntsville, Urban Rustic Living is both a journey and a destination, cottage decor that pays homage to the distinctive beauty that is Muskoka: natural textures, and a range of hues that speak to both the shifting Muskoka skylight and the dramatic Georgian Bay rock face.

Cottage decor can run the gamut from eclectic to kitschy, but above all, cottage decor shouldn’t take itself too seriously. With a conscious effort to be environmentally friendly, their tastefully curated showrooms fill a nineteenthcentury two-storey house as well as a studio housed in a former church next door, on Main Street. The inviting home settings mirror cottage life that is all about relaxing with family and friends.

Bring On The Colour When asked about cottage trends, Tary notes that all-white great rooms that conjure up images of cloudless skies and cool water will always be popular. Exposed beams, wood planks, and white beaded board are timeless; however, she says that cottage decor is starting to lean into darker colours. “In great rooms, it’s important to carve out niches to establish smaller intimate spaces within the larger space.” Accent pieces such as weathered leather chairs and oversized ottomans in rich reds and deep browns anchor smaller conversation areas and add an interesting pop of colour to neutral background palettes. Colour is also gaining ground in cottage kitchens. “We’re seeing more coloured cabinets again: nautical blues reminiscent of Nantucket and moody slate greys such as Benjamin Moore’s Stone Cutter and even pops of red.” She says that sleek oversized kitchen islands are not going away anytime soon, but unique tiled backsplashes are adding texture and character to cottage kitchens. Feature walls are popping up in almost every room in one form or another, and not always painted or wallpapered. “We’re seeing what we like to call ‘earthy-chic,’

which while being usually of a lighter palette, incorporates texture with materials like stone and wood. Before, we would put up barn boards, but this takes it to another level.” Just as most cottages have an enduring family history, so do their furnishings. Cottages will always hold family heirlooms and mementos. A mix of old and new is not uncommon, so when it is time for something new, it’s all about natural fabrics and design elements that work alongside personal family treasures. Family photo walls will always be popular, but in a twist on the usual gallery, Tary says they are now doing more full walls of stretched canvases with action shots that tell a story, alongside traditional portraits. Life in Muskoka is simple and connected to nature. Casual, low maintenance and easy care are the words most used when people describe their cottage style. That, Tary says, should be reflected in decorating choices.

so it was a natural progression that led to opening The LightHouse. Just as in decor, there are lighting trends. “We’re seeing an update on the still popular mixed metals of the past few years. Gold is returning and mixing with polished nickel, chrome, copper and bronze for a modern feel.” When January rolls around, it marks the start of a hectic shopping season. Tary hits all the major design shows to bring

surprising decor and lighting options to their stores, including one of the largest lighting shows in North America in Dallas, Texas. Once back home, showroom vignettes change every two weeks to keep things fresh. BRIGHT, LIGHT & BEACHY • TAMARACK NORTH MAKES IT LOOK EASY • BY JOHN ELLIS When homeowners Don and Irene decided to build on their vacation property at Centre Beach in Georgian Bay, the brief to their go-to Toronto architect, Wayne Swadron, was clear: The home was to be “bright, light and beachy.” It also had to make the most of a narrow property, conform to strict building codes, preserve a majestic pine tree in the back yard, and adhere to a construction schedule that would result in the least possible inconvenience for their new neighbours. Swadron and his team knew that it was critical to work with a builder experienced in the types of architectural and structural challenges one faces when building on a waterfront. For president Chris Madden and his team at

Tamarack North Ltd., this would literally mean building on a beach. Swadron’s firm had worked with Tamarack in the past; he knew they were among Muskoka’s finest builders of seasonal homes and custom residential lakefront estates. He also liked the approach proposed by the employee-owned company, and knew they had the kind of experience that would be critical to success. “Local knowledge is essential when assessing a beachfront project,” says Tamarack North’s project manager, Jim Atchison. “You need to know the territory and what’s possible when you are essentially building in sand. You also need to understand local rules and be prepared to provide municipal representation for your clients.”

As the Tamarack team had suspected, core samples from the site revealed an abnormally high water table, and soil conditions that would almost certainly result in water issues over time. To compensate for the lack of a basement for storage and utilities, the entire team worked on innovative solutions to make the most efficient use of space within the two-storey structure. Open spaces and large window glazing were the key to creating a spacious feel and answering the call for “bright, light and beachy.” The kitchen, living room and dining room flow into one another to create an open and communal atmosphere.

“Contemporary design puts a lot of pressure on the builder,” says Swadron. “To create open spaces and make use of so much glass, there’s simply no margin for error at any stage of construction.”

Tamarack North was chosen for the assignment because of its reputation for planning and precision. “The design of this home is simple, clean and airy. But beneath that simplicity are layers and layers of challenges that you must meet ahead of time with a lot of math and science,” says founder Chris Madden, who now proudly co-owns the firm with his senior employees. “You look at a feature such as the sliding glass walls in the Muskoka room, and you know that it’s your job to make sure everything fits, but also to make sure that it works for Spring/Summer 2018

Tamarack North is also one of the few builders capable of year-round production, thanks to the company’s 17,000-square-foot warehouse in Rosseau, Ontario, which hosts Tamarack North’s in-house paint department and offers climatecontrolled storage for clients should the need arise. The structure is also home to a team of full-time trades, who can assemble components year-round and store materials for just-in-time installation. “Everything had to happen on time and in a very precise order,” says Madden. “The owners were very respectful of their neighbours and didn’t want construction to be an inconvenience for anyone. We broke ground in September and the family moved in the following June – exactly on schedule. It was a huge team effort all around.”

BRIGHT Keeping the interior bright and casual was a big priority for the homeowners, who had chosen Centre Beach because of its friendly, small-town atmosphere and the hospitality of the locals. They already had friends in town and looked forward to entertaining as much as possible. To minimize the presence of the modern kitchen, minimalist cabinetry was built into the exterior wall, and island chairs keep things friendly and casual.

We arrived at the Toronto Fairmont Royal York at sunset, fading light casting rich shadows across the 88-year-old hotel. As we wandered through the building to the main mezzanine it was hard not to feel dwarfed by the building’s presence and its place in Toronto and Canadian architecture history. We smiled as we found our table beneath a sparkling chandelier, while colleagues and friends from across the Americas milled around us on all sides. As the presenter for our category took the stage, a palpable excitement rose from our

table. It was a privilege even to be considered, but as the winner was announced a deep pride swelled inside our collective chest. “Cayman Marshall!” the presenter said, and our president, Todd Adair, rose to accept the award. A SOLID FOUNDATION Nordcap Steel Docks owner Philipp Spoerndli,

who has driven over 10,000 piles as support for his permanent steel docks, offers some lessons for the lakeside.

Muskoka is to Toronto what the Hamptons are to New York,” The New York Times has declared. “Except that in Muskoka, everyone is on sparkling blue lakes and the curb appeal is from a boat.” To reach that boat from the rocky shores of Ontario’s most famous lake district, you need a dock. Cottage owners can choose from three types: floating, lift-out, and permanent, explains Philipp Spoerndli, owner and founder of Bracebridge-based Nordcap Steel Docks. Spring/Summer 2018

We interviewed the region’s go-to man for permanent steel docks at his office near the town’s scenic waterfall on the Muskoka River. “They drag it over with a boat and anchor it in place with ropes or chains,” Spoerndli says about floating docks, which must be pulled onto shore before winter and pushed out the following spring. “The big drawback is that on a choppy day, you feel like you’re on a ship. You get seasick because it constantly moves. You can’t relax.” A lift-out dock has a lightweight aluminum frame with levelling feet that sit on the lake bottom. The framework gets lifted in and out, and the planks locked in and removed, each autumn and spring. It won’t make you seasick, but the semi-annual, day-killing install/ remove ritual is quite the chore. “I’ve had numerous calls from people after they’ve done it 10 or 15 times,” he says. “They’ve got to mobilize their whole family and drag their teenage kids out, who don’t want to help, and their uncle and who knows who else,” he adds with a laugh. He acquired one customer who was fed up with being hostage to his lift-out dock. “He could only get to his cottage when the dock was in. One year, his contractor said, ‘I’m not going out there, there’s really high water.’ That’s when he decided to call us.”

IN 1991,

Spoerndli became one of the first in the area to build a permanent steel dock. Another dissatisfied lift-out customer approached him, pleading, “Either you do a permanent dock for our island or my wife will make me sell the cottage.” During Spoerndli’s 27 years in business, he’s had to innovate. There was no one to mentor him. He was, of necessity, a pioneer in his market niche. Born in Davos, the Swiss resort town famous for its Alpine ski slopes and chi-chi World Economic Forum, he retains a slight German accent that bestows an authoritative tone to his words. He originally

intended to go into farming and went to an agricultural college; he happened to visit Canada to get some out-of-country experience. “I liked it so much I moved here,” he recalls. What impressed him about the land of maple syrup? “The space and the room here; it’s not super-densely populated. Even though I grew up in the mountains, you needed to fight for everything: a parking spot, a bench to sit on when you go hiking, even a table at a restaurant, because on a nice day they’re


the steel sub-structure would eventually rust. (The sleeper is the short 2X4 wall fastened atop the steel stringers, to which the dock surface joists are fastened.) Rusting nails wouldn’t be a big deal if water levels in Muskoka’s lakes remained constant. However, they’re lowered in winter at the dam in Bala, to allow for spring flooding. “Last year, they didn’t drop the water level enough, so ice floes were floating around six to eight inches above dock level,” Spoerndli says. “You get something like that slamming into the wall of a boathouse, and the ice will collapse it.” During a flood, the buoyancy of the wood pushes the dock upward. Carbon-steel nails are vulnerable to rust; the upward pressure can snap their grip in the steel and cause the entire dock to suddenly float up. “You’ll see people out there putting garbage cans on their dock and filling them with water to weigh them down and keep the dock from floating away,” Spoerndli notes.

always packed. It’s the same with jobs. You’ve got to pay your dues and line up and wait 10 to 15 years before you’re promoted – or maybe not. It’s all kind of set.” While attending an Alberta governmentsponsored farming program, he decided that the carpentry apprenticeship program at Lakeland College in Vermilion, Alta., offered brighter prospects. Several years later, he and his wife volunteered at Beacon Bible Camp in Torrance, Ont., near Bala. They liked the Muskoka countryside so much they built their home nearby. The career shift away from carpenter was serendipitous, Spoerndli recalled. “Because I was a carpenter, people would ask me to fix their crib docks.” In this method of construction, which typically lasts 25 years, pairs of logs are laid parallel, then others laid over them to make a rectangle; the process is continued upward in a style of building like

log cabin construction, to form a crib that is then filled with rocks for stability.

Indeed, he recalls, “The most embarrassing moment of my dock-building career was when a customer called me in a panic and said, ‘My neighbour just saw my dock floating by in front of his cottage. He went out and tied it to a tree.’ I thought, this has got to be a joke. We went out to investigate and, sure enough, it wasn’t.”

To use the letter-to-the-newspaper-editor’s favourite phrase, Spoerndli was shocked and appalled at what he saw, because to repair a crib dock’s rotting wood, the boathouse perching on it would have to be lifted and temporarily supported. “Typically, the outside rots before the inside. I was just shaking my head. Why such poor design? The wood dock was not built to be serviced. You literally had to lift up the boathouse and rip everything apart to fix it. I said, ‘There’s got to be a better way.’” So it was, in 1991, that he became one of the first in the area to build a permanent steel dock. “There were plenty of naysayers: ‘Oh, this is not going to work; it’s not going to last.’” The critics had a point at first, because the carbon-steel nails used to fasten the sleepers to

The wild card is the depth of the overburden (the soil or rock lying over the bedrock). “We always have to go to bedrock with our piles,” he states. “Where there is clean bedrock, we drop a pin that goes 12 inches or more into bedrock, to keep the pile in place.” And, he adds, some Muskoka shorelines drop steeply. “We’ve done docks for $110 a square foot where we were in 40 feet of water. It’s like building a tower underwater, with 200-plus pieces of bracing. It gets very involved.”

ALL-INCLUSIVE as much as possible. Fortunately, all the nails had failed at the same rate, so the entire dock, including the fascia (the front-facing horizontal planks), floated away as a single, undamaged unit.

area vulnerable to rust, so Spoerndli prefers tubular hollow structural steel. He displaces oxygen on the tube’s interior by filling it with concrete onsite.

“So we went over there and pulled the dock over the supporting structure, just in time. The water had already started to recede. We waited for it to go down completely. Then we lifted every third or fourth plank and refastened the sleepers to the steel with tech screws.”

He specifies tubing made by a single steel mill in the U.S. that places the newly made tubes, once they’ve cooled, in an acid bath to remove any mill scale. Then the tubing is sealed with epoxy primer to eliminate surface rust.

He soon switched to stainless-steel tech screws for all the firm’s installations. They’re a vast improvement since they are rustproof and slightly malleable, which makes them flexible enough to “give” without breaking. However, the metal is soft and unable to take a point, so holes must be pre-drilled and the screws threaded at low RPM, making them a little trickier to install. As for the underwater steel piles, some builders use standard structural-steel I-beams, whose configuration offers a wide surface

When the tubing arrives at Nordcap, it receives one to two additional layers of epoxy coating, depending on its position on the dock. Bare metal steel is also sandblasted, to enhance the adhesion of the epoxy sealer. The process gives his docks a service life of at least 60 years. As for costs, “We price our jobs so that we don’t have to charge for any extras. We’re all-inclusive as much as possible. Our typical price ranges from $50 to $70 per square foot, depending on pile length, accessibility, type of planking, and other factors. A large dock, 2,600 square feet, say, can have 30 tons of steel, not counting the structure on top for a boathouse.”

The other variable is the deck material. Synthetic lumber is increasing in popularity because it doesn’t require staining or painting, but the initial cost is higher than typical lumber; it also expands and contracts more than wood in response to temperature changes, so it requires different installation procedures. As for cedar, “Just since last year it’s gone up in price by 20 percent. And if you don’t oil it every two or three years, it deteriorates quickly. You may get 15 or 20 years out of your deck, depending on the maintenance you do. Pressuretreated cedar costs another 13 percent, but it’s more resistant to decay and will last several years longer than non-treated cedar.” For those who want the very best, “Ipe or Brazilian walnut is the ultimate outdoor decking. If you choose not to treat it, it will turn to a silver grey and hold up for 50 years or longer. It is very dense and absorbs less moisture than softwoods.”

FOR MANY YEARS, MUSKOKA HAS BEEN VIEWED AS ONE OF THE MOST DESIRABLE REGIONS IN THE COUNTRY FOR VACATION PROPERTIES, AND NO WONDER... WITH ITS SPARKLING LAKES, UNSPOILED NATURAL SCENERY AND YEAR-ROUND ATTRACTIONS. MUSKOKA’S BEAUTY CONTINUES TO BE REFLECTED IN PROPERTY VALUES, WHICH RISE STEADILY YEAR AFTER YEAR. 114

Real estate professionals divide the high-demand cottage sub-markets in Muskoka into two categories: those in which the market absorption rate is good, cottage prices are continuing to rise year after year, and sales are very solid; and a second category, where inventory levels are closer to balanced with good sales inventory. Both of these categories are excellent for both buyers and sellers to consider, depending on needs and investment resources. The absorption rate refers to the percentage of total cottage inventory that’s being sold vs. the number of properties being listed; it’s used to measure the temperature, in a sense, of the market. So, for example, if there are 100 active listings in an area and 60 of those listings are sold in a month, that’s a 60% absorption rate.


FROM A REAL ESTATE VIEWPOINT,

THE ENTIRE REGION OF MUSKOKA CAN BE BROKEN INTO SEVERAL SUB-MARKETS, EACH WITH ITS OWN CHARACTERISTICS AND ASSETS. LAKE MUSKOKA, ROSSEAU AND JOSEPH Without a doubt, The Big Three – Lakes Muskoka, Joseph and Rosseau – continue to be the hottest market in Muskoka, driven primarily by location, big-lake boating and amenities. The absorption rate on the Big Three is by far the highest-scoring Muskoka market based on our calculations. A waterfront cottage on any of these highly desirable lakes has long been considered the “it” location for longtime Muskoka cottagers and newcomers alike, and it is reflected both in prices and demand.

HUNTSVILLE CHAIN OF LAKES The chain of lakes near Huntsville comes in a surprising second place for waterfront absorption rate. Many buyers are shocked to find out that the drive time from Hwy. 400/401 to Huntsville is approximately the same as the drive to Port Carling, and its year-round amenities help drive ongoing demand among baby boomers.

THE SMALLER MUSKOKA LAKES Coming in at a respectable third place is the smaller lakes market. Along with the Big Three, Muskoka abounds in beautiful smaller lakes, such as Skeleton Lake, Kahshe Lake, Muldrew Lake, Three Mile Lake, and many others. Cottages on these lakes are growing in demand not just because they offer prices that are in reach of many typical cottagers, but because they offer the traditional cottage experience that many of us remember from growing up: great swimming, fishing and unspoiled nature, and they are largely free from the jet ski and power-boat traffic that traverses the larger lakes.

LAKE OF BAYS It’s surprising that Lake Of Bays lands in fourth place in terms of sales, since in my opinion, this region is the most undervalued in Muskoka – yes, this lake is in the boundaries of Muskoka. Lake Of Bays is one of the cleanest, clearest lakes in Ontario, and offers excellent amenities, including

world-class golf and dining, along with all the unspoiled nature and views that have made Muskoka famous for generations. Lake Of Bays is my dark-horse pick to be back on top at this time next year.

BORDERING MARKETS Muskoka’s bordering markets also should be included when considering the overall Mukoka regional market, since they are often a consideration for buyers from Toronto and the GTA who want to purchase central Ontario vacation property but are looking for an alternative to Muskoka. These markets include, for example, Georgian Bay, Parry Sound, and the lakes just north of Huntsville. As prices and demand in Muskoka continue to rise, these markets will continue to reflect increasing demand as a wonderful (and often, still affordable) alternative.
