uilder Curtis Wouters found the perfect piece of property for his first speculation home on Sagamo Blvd. in Port Carling. He worked hard to create a spectacular building, signed on with a realtor who assured him it would sell quickly, and then... waited. It was only when he began working with the Cayman Marshall team almost a year later that a stressful situation turned into a success story. Born and raised in Muskoka, Wouters recognized an ideal property when he saw it in 2014: a 1.7-acre piece of flat land with 215 feet of waterfront on Lake Rosseau, southwest exposure and long views. Not only that, but he was able to build just 35 feet from the shoreline because of the existing structure. It was a builder’s dream.
Wouters says the emotional rollercoaster of his first speculation build was worth it to find a business match like Cayman Marshall.
Wouters spent the next nine months translating his vision into reality. “I was constantly tweaking and changing things to make it the perfect fit for the landscape that’s there,” he says. “It was a custom build from start to finish.” With high hopes, he put his masterpiece on the market. But months later, with the summer season winding down, it still hadn’t sold. Wouters decided to take the property off the market and started talking to different realtors, including Todd Adair of Cayman Marshall. “There was no pressure, no ego there,” Wouters says. “Todd just wanted to hear our problems and what he could do. That led to him asking for the listing.” Wouters gave Adair three months to prove himself, beginning January 1. “He sold it in 30 days, in the middle of winter,” says Wouters. “And he sold it to an amazing client
who has since added a bunch of work through me and my trades, which is great for our economy up here. The follow-up business with them has been amazing.” According to Wouters, the Cayman Marshall team’s attention to detail is what sets them apart. “It pays off. It’s like those TV shows: if you listen, you get results.” Take staging, for instance. While the previous realtor had told Wouters the empty building would sell itself, Adair not only recommended staging, but made some calls to arrange for the services of Urban Rustic Living. The results were so impressive that the buyers purchased the furniture, too. Wouters also appreciated Cayman Marshall’s international connections and use of technology for lead generation and marketing. “The buyers fell in love with it online because of the way Todd presented it, and they bought it sight unseen,” he says. The sale of the Sagamo Blvd. property was only the beginning for Wouters. He has since purchased more land on Lake Joseph through Cayman Marshall, and he’s beginning a full-year build there. “Good land is hard to come by, and Todd helped me find it,” he says. “We’ll definitely list with him when we’re ready to sell. I have 100% confidence that Cayman Marshall has got the network in place to look after guys like me.” Looking back, Wouters says the emotional rollercoaster of his first speculation build was worth it to find a business match like Cayman Marshall. “You’ve got to get the right team lined up, not just people who want your money, but who want to work with you, who you see a future with,” he says. “I’m going to work for years with Todd.” Summer/Fall 2016

THE DESIRE
to get away from the city, to entertain guests and to enjoy some precious family time: some things never change for cottage owners in Muskoka. But as people’s lifestyle and tastes evolve, so too does the way they choose to create and present their outdoor spaces. For today’s seasonal residents, high-end urban-influenced landscape design is being combined with traditional Muskoka elements to showcase the best of both worlds. Historically, landscaping in Muskoka has been characterized by a rustic look featuring the natural stone and wood for which the area is known. According to Michael Flint of International Landscaping, clients from Southern Ontario and cities in other areas have begun applying their more urban aesthetic to their cottages. “People are trying to bring the feeling of being at home with them. But they still want a taste of Muskoka, so it’s more of a blending of natural freeform and the formality of new designs,” he says. Recently, Flint worked on the landscaping for a gorgeous retreat on Burgess Road in Port Carling created by iconic architectural designer and master builder Ferris Rafauli. In keeping with the trends Flint has seen, the project featured more straight lines as opposed to natural curves, and a greater formality of materials. “We used cut flagstone, which had more of a tiled look,” he says. “Also, in the tile around the patio and walkways, there was a more consistent colour, as opposed to the more natural variation that is traditional.” Summer/Fall 2016

Even the area set aside for nighttime fires on the Burgess Road property has a polished, elegant and comfortable feel rather than the more rustic, rough stone with Muskoka chairs surrounding a fire pit. Another trend Flint has noticed that is evident at Burgess Road is the use of more exotic materials. “For example, the dock there is made of a Brazilian hardwood called ipe. It’s beautiful and it seems to weather better.” Barry Justus of Poolscape, an award-winning designer and builder of backyard retreats and experiences, also worked on the Burgess Road project. He says that pools are becoming more popular in lakeside settings because they allow owners to control water temperature, safety and water chemistry while also expanding the swimming season. “The addition of a hot tub or a pool really extends the enjoyment of the outdoors with a comfort level people have become accustomed to,” he says. In particular, Justus notes that vanishing edge pools, also known as infinity pools, are gaining in popularity when it comes to high-end properties. To create a vanishing edge pool, water is pumped into the pool and then it overflows on a level side of the pool and then the water drops down into a surge tank, a secondary tank that captures the overflow. Finally, it is pumped back into the pool. What draws people to vanishing edge pools? “They have a reflective quality,” explains Justus. “The water is perfectly still. No waves develop in

them because they’re spilling over constantly on one side. You’ll see the clouds in the water; you’ll see any trees or buildings or whatever’s nearby reflected in the water, depending on the angle and the sunlight.” When vanishing edge pools are incorporated into lakeside designs, the water-water look is visually stunning, as evidenced by the result at the Burgess Road property.

EDGEWATER AND THE EVOLVING MUSKOKA AESTHETIC

I
t is always a challenge, when designing new buildings for prime Muskoka land, to appeal to modern tastes while also honouring the area’s history and traditions. The new Edgewater development in Port Carling achieves just that – and its creator has even more plans up his sleeve for elevating the Muskoka look. When Simon Hirsh of Hirsh Log Homes and Simon Hirsh Design began the visioning process for the land next to the Port Carling locks, he was inspired by the rich history of the area. “They built the original Dippies there, and the Duke brothers built boats across the river,” he says. “I’ve been collecting photos of what’s been there over the years, and I find it’s amazing to be able to add something to that

architecture and add something to that part of the history of Port Carling.” In his conception of the eight residential units and seven commercial units, Hirsh aimed for a timeless waterfront that was reminiscent of traditional boathouses and traditional Muskoka architecture. To conventionally framed, wellinsulated, efficient buildings, he added Western Red Cedar accents to mimic the look and feel of log and timber construction. Hirsh altered and staggered the buildings so they wrapped around the shoreline and had the diversity of a busy waterfront community. The design included 80 feet of boardwalk space and an additional 100 feet of dock space and boat

LOOKING TO THE FUTURE, HIRSH HAS BIG PLANS FOR BRINGING CUTTING-EDGE DESIGN TO PORT CARLING, WHERE HE SEES A YEARNING FOR SOMETHING DIFFERENT, SOMETHING NEW. parking for the public, making the commercial spaces - only three of which are still available for lease - very accessible. A unique feature of the residential units, which are almost all sold, is the boathouse townhouse design. Owners can boat into their own private boathouse and walk upstairs directly into their four-bedroom dwelling. Townhouses without boat parking underneath still have access to a private dock on the property. “It was really designed as a boater’s alternative to cottaging,” Hirsh explains. “It’s a low-maintenance way to enjoy the water.” Looking to the future, Hirsh has big plans for bringing cutting-edge design to Port Carling, where he sees a yearning for something different, something new. He has worked for many years on projects with the high-profile, internationally-
renowned interior designer. Lori Morris out of Toronto. Their collaborations have pushed him to continue reinventing his concept of real Muskoka style, and now the two have decided to open side-by-side spaces in the Edgewater development to showcase their ideas. “Lori’s fabulous design studio will bring a level of interior design to Muskoka that no one has seen yet,” Hirsh says. “It’s absolutely stunning.” The showrooms will open in July, and Hirsh can’t wait. “It’s going to change the way people think about what a beautiful, luxurious cottage is,” he says. “It’s high-end design, but it’s comfortable and still uses the specific products that make Muskoka fabulous – just in new ways. I can’t describe it. You have to see it. That’s why we’re doing this. We need to show people now what we’re planning, and these vignettes we’re going to have in our office and showroom offer that little bit of a sneak peek.” Summer/Fall 2016

The days of a summer cottage decorated with old family cast-offs is a thing of the past. Instead people are looking for a versatile space that is used year round and is welcoming for a couple or a crowd. The décor is a mix of a contemporary modern edge and cottage traditional. Unique and reclaimed pieces work against a light neutral background. “It is not the place they take leftover furniture from home and try to fit it in at the cottage,” says Tary Roosien owner/ designer of Urban Rustic Living. Designer/owner David MacPhee of Rafters of Muskoka finds the same thing. “It is no longer the catch-all for hand-medowns from the city – and from relatives.” “People are transitioning. It is not ‘just a cottage’ anymore,” says Tary. The Muskoka cottage is often is a second home used all year round. “They are creating a new look for their second lifestyle,” says Tary explaining for many it is an important part of a new and different way of life. As a result the décor is different. “It is much fresher, still very casual – something that will look good year round.” People are building larger homes and cottages with room for friends and family. “This includes entertaining spaces, relaxing spaces – but most important comfortable well-appointed spaces,” says David. “In setting up these places, they are looking for what will suit the whole family,” says Tary. “The cottage is a way to keep the whole family together.” They may not have grandchildren yet, but they are preparing for that too. A large open-concept cottage can have little vignettes to get away privately, plus large family areas too, explains Tary. “The kitchen is the hub of the cottage, we know that, but also in the kitchen there may be a little a spot with comfy chairs, not dining chairs.“ She suggests it could be a place to relax and drink coffee. “It needs to be set up for an onslaught of people, but also work for two,” she says. “A couple doesn’t want to eat their meals at a big harvest table.” It is important that the cottage works well for entertaining. “People entertain a lot more up here, but it is a more relaxed style of entertaining at the cottage, “ says David.

With the large open spaces, the furniture pieces are larger, with a lot of sectionals and sofa chaises that are dual purpose. “They are good for a large gathering and also provide a private spot where guests can chill out and lounge,” says Tary. “People still like leather for the durability, but we are seeing greys, soft creams and even light blues – it is a little more water influenced.” “The cottage is all about comfort and places you can curl up and enjoy the fire and the lake,” says David, adding furniture has changed a bit with square-edged sofas and deep comfortable cushions.
Wood used in cottage décor has changed. “Bleached and natural wood are popular as are large wood pieces with a combination of different species of woods. We use a lot of exotic woods with the natural ribboning. It is way more interesting,” she says. The days of walls, floor and ceiling all in the same honey-coloured pine is a thing of the past. “That was the look of cottages for years,” says David. It is now replaced with greyish tones and warm neutrals. “It is about driftwood, grey and white-washed woods, keeping the blonds fresh and bright. “ David says people are painting out that pine with a white or cream. “It’s a really nice bead board effect,’’ he says. Painting medium density fibreboard (MDF) with a v-groove does the same, gives a lighter

and brighter look but still a cottage feel, he suggests. He suggests a handcrafted artisan-style piece such as a twig console inlaid with different types of bark and wood as a great option for a diverse touch. When people are tearing down a family cottage, there is some reluctance, says Tary. “There are so many family memories. It is really important to find a couple of pieces you can work with in the new place. Even scavenge wood and make a table.” David sees a lot of reclaimed wood used in floors and cabinetry. Metal is making a statement and can update traditional pieces, such as a dining table with metal legs or metal trim. “Chrome has come back huge,” says Tary. “It has a soft coastal look, again more water influenced.” And don’t worry about mixing metals. It’s encouraged when done the right way. “The gold/silver mix, a winter white, it all looks great together, “ says Tary adding, “For lighting, a mix of metals is a big deal.”
“Improved lighting is really key,” says David. “There was a time when lighting was the last thing people thought about. Now that cottages are used four seasons, lighting is more important. When the sun sets at 5 p.m. in the winter, you can lighten up the room.” Today’s Muskoka homes and cottages have many roles and a fresh new unique look. “Cottages have gone in a more modern direction, but we layer it back with wood and vintage pieces to bring balance,” sums up Tary. She suggests a vintage bench adds a spa feel to a master suite with other modern amenities and metal accents. “Eclectics really come into play.” David says about 15 per cent eclectic becomes the feature with a backdrop of neutral walls and furniture. “Pops of colour using cushions or carpets create interest. The eclectic can be sculpture-like, fantastic pieces,” he suggests. The Muskoka cottage is no longer a place for those hand-me-downs. “It is a second home, but all the comforts of home are very important at the cottage,” says David. Summer/Fall 2016

eading onto Georgian Bay, Muskoka real estate specialist Todd Adair helps a couple find their year-round home for work, life and vacation time on a recent episode of What’s for Sale? With a View. The founder of Muskoka’s Cayman Marshall visits another luxury real estate markets for an episode of season two of What’s for Sale? With a View. To meet the clients’ goal of endless views of undisturbed beach vistas, Todd takes self-declared beach bums Michelle and Justin to three homes selected especially for them. The tour is featured on the new season of Cottage Life Television’s What’s for Sale? With a View. Cayman Marshall Owner/President Todd travels out of his home base of Muskoka to find the perfect property for his clients. “We want a place that feels like a vacation home that we can live in all year round,” explains Michelle adding they also want space where they can share their love of the beach by entertaining their friends. The two paddleboard and kite board and don’t want to waste any more time hauling
their gear from place to place. It’s valuable time that could be spent on the water – and they want a long beach view. Todd has his work cut out for him. “Long beach views are easy to come by on an ocean, not so much on fresh water,” he says. “I need a house, a beach – I’ve got to find a perfect playground.” With a budget of $1.2 million, viewers and the couple see some lovely places but the long beach view is always the main attraction. And Michelle and Justin are not easy customers. At the first home they visit, Todd is explaining a bit about the 5,400 sq. ft. house as they stand in the driveway. “What about the lake?” asks Michelle after not so patiently listening to about 40 seconds of description. Todd just smiles and says, “It’s there, come on! Wait ‘til you see it.” Of course, as promised the view is impressive. “Doesn’t that view give you the chills?“ he asks. “It gives me the chills.” “Wow, great exposure, “ says Michelle. “That view is spectacular,” adds Justin. Like always, when out searching for real estate with Todd, the couple is left with options and a tough choice. “I don’t think we are ever going to get bored of this view,” says Justin. In Muskoka, Adair has been known to use a helicopter to ensure clients
get the best view. It’s also a focus of the Muskoka episodes of What’s for Sale? With a View. The areas lakefront and larger multi-acre properties’ forests, creeks, granite outcrops and spectacular cottages can often be more easily appreciated from the air. Todd says Cayman Marshall International has plans to continue with more television shows in the future. For this season of Cottage Life Television’s What’s for Sale? With a View he spends time in Niagara’s wine country and, of course, Muskoka. The show What’s for Sale? With a View takes three days to shoot. “They are long days, but we have a great team and producer,” he says. “They make it fun.” Todd says Cayman Marshall International has plans to continue with television shows in the future. “We have some exciting surprises for next year, “ he says. “We are definitely moving forward.” Cayman Marshall International Realty Inc. brokerage serves buyers from around the world, introducing them to the beauty and allure of Muskoka. Four years ago, myself and three eager and energetic colleagues, opened the doors of Cayman Marshall for the very first time. Some of you may remember that these were turbulent times in the market. Terrorisim was on the rise and it seemed like every time something went wrong in the world, our buyers would freeze! Many predicted we wouldn’t last a year, especially in such a competitive market. Our skeptics said we couldn’t start our own brokerage based on a “team model” and many said we certainly couldn’t start our own brand, create our own magazine or succeed in the Port Carling market. Fortunately these people were wrong. Myself and every single person on the team proved them wrong. Together, we have solidified our brand in two magnificent locations as we enter our third year with what is now one of Muskoka’s most successful magazines.

While considering this editorial I was watching a children’s movie called “The Jungle Book” and I was inspired by this quote: “For the strength of the Pack is the Wolf, and the strength of the Wolf is the Pack.” This seemed to say what I was feeling perfectly. I could have never accomplished all of this on my own and this business is truly fun and rewarding when you surround yourself with people that have your back and share your victories. Strength really IS in the pack! TODD ADAIR* President/Sales Representative Todd made a name for himself in real estate back in 2011 when in Todd’s first year of selling, he earned the spot as the #1 Remax agent in Muskoka. That motivated him to continue on and become President of Cayman Marshall International Realty in 2012. In 2013, he became the majority shareholder and recently decided to purchase the entire company and dedicate 100% of his efforts into taking Cayman Marshall to the next level. Todd has created, built and sold various IT companies. Throughout his career, he has been known for breaking the mould and always moving against the grain – never satisfied with the ordinary but striving for excellence. Todd firmly believes that real estate isn’t about excelling at sales, but rather about being great at solving problems and caring for clients through exceptional service. In Todd’s down time you will find him buying, building or renovating his own real estate projects, on the water wakeboarding and kite surfing, or hacking up the fairways of a local golf course. Todd’s most important job is being a husband and father to his family of four.
DAVE BEMMANN** Broker Growing up with a family cottage on the lake, Dave developed a strong passion for the Muskoka area. After graduating from the University of Guelph in 2006 with a Bachelor of Commerce degree, Dave’s focus then turned to his professional career as a commercial real estate broker in the GTA with Colliers. Dave spent eight years servicing clients in the Toronto area with expertise in industrial facilities. In 2013, one of North America’s largest landowners recruited Dave to join their acquisitions team. Dave’s career accelerated quickly as his team completed over $150 million in land acquisitions across North America. During this time he also managed a portfolio of 14,000 acres of development land in Ontario. He left the development industry to pursue his new goal of becoming a top selling real estate agent in the Muskoka area. His passion and commitment to customer service, professionalism and honest advice, provides his clients with an enjoyable and successful real estate experience in Muskoka.
CAT BROWN Office Administration Growing up in Waterloo, Cat was fortunate enough to spend all of her summers at her family cottage on Lake of Bays. Not wanting to leave the area, Cat chose to work at Lumina Resort to continue to spend her summers in Muskoka. After graduating from Conestoga College in Business Administration Marketing, she moved north and started working for Pride Marine Group. Travelling around Muskoka with Pride gave her the opportunity to build relationships and expand her knowledge on the lakes. Cayman Marshall has sought after Cat for her enthusiastic, positive attitude and is proud to have her act as our Real Estate Deal Secretary and Customer Service Representative. MICHELE CURRY** BROKER OF RECORD Michele is a life-long resident of Muskoka. Participating in many aspects of real estate when buying, selling and leasing property, both residential and commercial through corporations and personally. She holds a Masters Degree in the field of Education and a Broker’s Certificate for real estate. In 2013, Michele transitioned from her teaching position as an elementary and secondary school teacher, in both Trillium Lakelands District School Board and Simcoe County District School Board, to pursue real estate sales. Michele’s love for the Muskoka Waterfront quickly became a full-time profession. As a dedicated learner, the evolution from real estate sales to Real Estate Broker was imminent. STEVE HADDOCK* Sales Representative As a child, Steve spent summers at the family cottage in the Almaguin Highlands, which fostered his love of cottage country. Prior to selling real estate, he has built or renovated over a dozen personal properties, including cottages on Lake of Bays and Lake Muskoka while working in Operations within the Electrical Utility Industry and then as a Sales and Marketing Executive for a medium-sized engineering firm. He has extensive experience in design, build and development of properties in Toronto and Muskoka. Steve is best described as a strong relationship builder, honest, with an extreme dedication to customer service. He has a passion for cottage architectural and interior design and is very familiar with many of the lakes in the Muskoka Region and their associated building by-laws. He maintains residences in Toronto and on Lake Muskoka and has close ties to both communities. His hobbies include running, cycling, golf and boating.

JESS KAYE* Sales Representative As a local, being born and raised in Muskoka, Jess prides herself in having a career where she can work within all the communities across Muskoka. Spending summers on all the different lakes and winters on the snowmobile trails Jess has gained a lot of knowledge on all areas of Muskoka. Having graduated in advertising and marketing she immediately jumped into a regional marketing coordinator position, which took her out to live in Vancouver and then to Toronto. After living away from home for a few years she realized that her heart was in Muskoka, so she came back to build a family and career. At home you can find her out on family adventures with her two wild and very busy young boys or helping her husband run their family stone masonry business.
