MUSKOKA Is the Place to Invest By L. Ryan Gobert

T

The District of Muskoka has often benefitted from its geographic location, boasting beautiful natural vistas from the coast of Georgian Bay to the western edge of Algonquin Provincial Park, but recently the area has found itself highly sought after because of its placement north of the Greater Golden Horseshoe (GGH)—and outside of a new tax. Thanks to the Ontario government’s new Fair Housing Plan and a foreign buyers tax, Muskoka is quickly becoming the location of choice to invest in Ontario real estate if looking to turn a profit.

MUSKOKA IS QUICKLY BECOMING THE LOCATION OF CHOICE TO INVEST IN. As housing prices continued to climb to staggering heights throughout Southern Ontario, Premier Kathleen Wynne and the provincial government attempted to curtail the foreign buyers market by putting into effect a non-resident speculation tax (NRST). In other words, any corporations and individuals outside of Canada looking to buy up homes were hit with a hefty 15% tax on all purchases of residential property. The NRST was focused on the GGH area—which includes Brant, Dufferin, Durham, Haldimand, Halton, Hamilton, Kawartha Lakes, Niagara, Northumberland, Peel, Peterborough, Simcoe, Toronto, Waterloo, Wellington, and York. Muskoka, sitting safely north of Simcoe, is not part of the NRST tax, making this naturally gorgeous district even more attractive to potential buyers, both domestic and foreign. It was a cool day when the NRST came into effect on April 21, 2017, the weather almost prophetic to the impact the new tax would have on property sales. The hot market the Greater Toronto Area (GTA) had been experiencing for months began to dip and within the first 30 days of the NRST announcement they saw a 26% decline in sales, reported The Globe and Mail on May 25, 2017. But it’s not just the GTA that is hurting. Some communities—like Newmarket, Markham, and Stouffville—saw declines of more than 40%. Richmond Hill experienced the most drastic drop suffering from a 62% decline in property sales. As the full impacts of the tax are still being learned in the south, the story is a lot different for sellers in Central Ontario and the Muskoka district. While homeowners in the GTA dash to their agents to try and cash out, Muskokans are basking in an actual rise as many investors turn their attention—and their chequebooks—to the northern region. “The traditional kickoff to cottage season is just starting,” says Ray Dickson, Broker of Record for Cayman Marshall International Realty Inc. “We are definitely not seeing any slowdown like the areas under the NRST.” Buying and selling in Muskoka is as fervent as ever. Dickson says Muskoka is actually seeing an increase in the number of properties being sold as well as a rise in sold prices between April 20, 2017, and May 25, 2017, compared to last year’s numbers during the same period. “We are seeing an increase of 34% for the number of sold properties.”

It’s not just the amount of properties being sold, either. While GGH cities are seeing multiple offers on properties dramatically drop-off, with homes being conditionally sold instead of firm offers with no conditions, Muskoka is experiencing an increase in multiple offers and a healthy seller’s market. Properties are being sold with no conditions and spending far fewer days on the market, often being sold within only a few days. Many homes, to the delight of sellers, are actually sold on the first day they are listed. “We’ve had an increase in sold prices of over 14%,” Dickson says, comparing the data from 2016 and 2017. With many foreign buyers looking for new ground to invest in, the data shows that now may be a good time to consider selling if you’ve been thinking about it.

Though May’s 2017 sold property numbers are 4% lower than last year’s, Dickson isn’t discouraged at all, pointing out the stats were taken 5 days before the end of the month. “We anticipate by month end to see an overall increase compared to last year.” The mood of the property investment market in Ontario is in a moment of flux. Despite huge price increases throughout March, this new tax has soured investors on the GGH. If the trends continue, Muskoka may soon find its sales reaching new highs as foreign investors turn their attention northward to the greener prospects of a thriving cottage country. Even over the course of a successful career that has earned an international reputation, Toronto interior designer Lori Morris never completely lost sight of her romantic, small-town-girl roots. So her most recent venture, opening the first Lori Morris Design branch office in the Muskoka town of Port Carling, seemed to her like a completely natural next step. “I love cottage country!,” she says enthusiastically. “My whole state of equilibrium comes from being up north. Just being around nature – the smell of it, the sights and sounds – makes me feel at peace. Not that I don’t love the city too, but growing up in Dundas, Ontario, the country has always been in my roots.” Of course, there’s a practical aspect to it as well. “I’ve been designing and building cottages for clients for many years, and I love doing that. So I thought it would be nice to have a showroom where we could present to clients right there, where they are comfortable, and where we could show another dimension to LMD.”

Toronto interior designer Lori Morris never completely lost sight of her romantic, small-town-girl roots. Located on Port Carling’s main shopping street, not far from the famous locks that join Lake Joseph and Lake Rosseau with Lake Muskoka, the showroom opens this summer. Divided into rooms something like a cottage, the showroom is geared to offering LMD’s own unique take on sophisticated country-house design. “It’s the same style we’re known for, but in a softer, woods-inspired way,” she explains. “Our favourite colour palettes of soft greens, pinks and blues will be there, but the elements surrounding them are softer, more casual.”

“I wanted to create many different layers,” says Lori of the living room. “This room is designed to appeal to the senses.” The room is conceived as a personal statement in wood – from the hand-scraped wood walls, natural cork wallpaper and generously proportioned Hudson-inspired wood coffee table to the striking burled-walnut chairs.

The showroom is geared to offering LMD’s own unique take on sophisticated country-house design. The smooth wood surfaces contrast with the rich textures of green velvet, linen and sisal, armloads of pillows, and a cluster of wicker pendant lights overhead. Draped over the arm of the sofa is an LMD exclusive: her signature “saddlebag,” designed to hold TV remotes, iPad or magazines, and available in a wealth of colours and finishes. “One of our signature designs is the built-in bench/vignette on either side

of the fireplace,” she says of the den. “It’s really dead space; nobody sits there, because it’s too far away from the main seating, and bookshelves and displays have to be perfect or they look terrible. So this way, they become a little vignette or a place to read a book or curl up. You can apply the idea in so many ways – with mirrors, millwork, what have you.” Here, stunning oval panels from Orro Mosaics (who can recreate any design or image you want) provide the backdrop for a deep colour palette of woods-inspired greens and browns, soft velvet and fur pillows and an elegant marble-and-lacquer finished fireplace. “This kitchen could be done in a range of colour palettes,” Lori explains. The La Canache stove and custom LMD range hood are available in a multitude of colours, such as the soft sky blue shown here. The oval-shaped island makes a comfortable place for friends to gather, with its incredibly comfortable swivel stools upholstered in faux fur and suede. The painting is by renowned Canadian abstract artist William Perehudoff. The front room is a mix of soft and hard, of high design and natural finishes. panels and upholstery, an antique chest of white oak, and a live-edge coffee table. “This is a texture party!” she says. “It’s a perfect sitting area to have cocktails, to read or simply disappear.” The watery-feeling painting is also by Perehudoff.

“It’s the same style we’re known for, but in a softer, woods-inspired way.” Lori calls the bedroom a “pink paradise – every big girl’s dream,” while allowing that perhaps it isn’t for the faint of heart. Indulgent Bella Note linens dress a bed that’s awash in pillows of satin, faux fur, velvet and other luxe fabrics, set against pink velvet-panelled walls. Overhead, a huge French “feather ball” lighting fixture crowns the whole room. The upper lounge has a quiet, subtly masculine feeling, with a tan-stained sisal rug that perfectly complements the deep-brown wood plank walls. “You could add more browns for a soothing, monochromatic look, but I chose to add in some colour, to bring it up a level,” Lori explains. A lighting fixture of textured glass panels casts interesting patterns about the room. F

or Canadians, the cottage is the backdrop for summer living, and the boathouse is the centre of most activity. It’s here lake neighbours and friends drop by and where everyone acknowledges the blast from the passing Segwun. A sunny cottage afternoon is not complete without a leisurely boat cruise around the neighbourhood. In Muskoka, your neighbourhood may include, Millionaire’s Row near Beaumaris, and not to be outdone, Billionaire’s Row near the north end of Lake Jo. Boathouses in these parts can reach a million dollars and include a helipad or an elevator to and from the cottage. Water tours are a cottage activity staple, because of the unique character of Muskoka boathouses. Often, the cottages are hidden behind a curtain of natural pines and native foliage, so it is the boathouses that become the tour highlight, as no two are the same. Some evoke images of a proud history,

others give off a glitzy Malibu vibe; but each one blends style and function together: quintessentially Muskoka. Judy Ross is an expert on Muskoka boathouses and the author of two books chronicling their history, At the Water’s Edge and Shelter at the Shore. Along with breathtaking photos by John de Visser, she writes, “My summer day begins when the sun rises over Crown Island on Lake Muskoka. Shafts of sunlight ripple across the lake and bounce off the water into my boathouse bedroom. Without moving

from my bed, I can see this miracle of day breaking. I get up and put the coffee on. As the boathouse fills with gauzy light, I pad about in bare feet and enjoy the quiet while others continue to sleep.” You can almost feel the gentle lapping of the water below as an early morning mist dissipates. Today’s boathouses evolved like most modern conveniences, out of need. Ross’ books tell the story of the Muskoka Lakes Navigation and Hotel Company. In the early

1900’s, steamers ferried cottagers and resort guests from one end of the lakes to the other along with all their accompanying trunks, packing crates and the all important women’s hat boxes. It was not uncommon for guests and families to stay for months at a time, requiring, of course, household staff as well. Ross explains, “They (boathouses) used to be more utilitarian. People would bring up as many as 20 servants during the summer, and the upper half of the boathouse would serve as staff quarters.” For some of the FOOFS (Fine Old Ontario Families), like the Eatons, the irregular schedule of the lake public transit would not do. Timothy Eaton made no secret of his need for speed. So, in 1905 he commissioned a steamer for his personal use, which at the time was the fastest vessel on the lakes. The majestic Wanda II carried guests in her mahogany and brass salons and all their luggage. It wasn’t long before others followed

needed: all meant to protect the precious and eroding shoreline. Today’s boathouses are fully equipped with a kitchen, bedroom(s), bathroom(s), sound systems; it’s no wonder they are the heartbeat of cottage life. Upper decks provide space for parties and cocktails or a quiet morning coffee. Sometimes a steep and treacherous rock face may separate the shoreline from the main cottage, so the boathouse is headquarters for the day. Fitbit aside, trudging up and down steps becomes less inviting when every convenience is at hand in the boathouse. As one, third generation Muskoka cottager put it, “The boathouse is where I feel closest to the lake. Just walking down from the cottage triggers every relaxation response in my body.” Whether the boathouse is home to priceless vintage wooden classics or a simple aluminum runabout, the Muskoka boathouse is a piece of vibrant Canadian tradition. It sits like an exquisitely designed piece of furniture between the trees and shoreline. Families gather to watch shooting stars skid around like marbles in a pinball machine. Quietly curled up on a soft window seat, gently swaying with the ebb and flow of a passing wake, you are sitting on top of the water. Stress from the work week feels like that annoying neighbour who has finally moved away. Be sure to wave when the Segwun chugs past. suit and soon dozens of private steamers chugged along the lakes of Muskoka, each needing a shelter. Many of the cottages of the day, had simple shoreline buildings to house pre-steamboat era canoes and rowboats. These evolved into dry-slip shelters with ramps sloping into the water to facilitate launching and winter storage. Early boathouse designs were modest. They needed long slips and high roofs. Tin covered the ceilings, and smokestacks vented the stoking of the wood-fired engines, usually while berthed. Many of these early boathouses succumbed to this fire hazard including the Wanda II, in 1914. The even grander Wanda III launched in 1915. Ross goes on to chronicle that as gas power took over from steam, large waterfront buildings were of less need. Those that hadn’t burned or fallen were renovated to accommodate additional living, storage,

and guest space. In time, as serving staff became less common the second stories turned into children’s sleeping quarters. The Muskoka boathouse was born. It was both a eulogy for a romantic past era and a baptism of an art form - boathouse building. Before 1965 boathouses could be built without size restrictions and some were up to 3,000 square feet with nine or more boat slips and still bear witness today to the every changing shoreline. Ross notes in her books that it wasn’t until the early 1980’s that a renewed nostalgia for “Old Muskoka” cottages and boathouses became the fashion. Cottagers started to restore and build boathouses in the grand old Muskoka tradition. Soon after, around 1989 serious regulation around boathouse construction came into being. Today it seems that newer and stricter regulations appear annually. Permits from several levels of government along with neighbours’ permissions are

Audrey Van Petegem and Scott Harkness. Their enthusiasm is infectious. On a monsoon-rainy day in early May, Bracebridge entrepreneurs Audrey Van Petegem and her husband, Scott Harkness, show how the renovation of Muskoka Foundry, said to be the area’s first non-traditional event space, is progressing. Inside the vast hulking 31,000-square-foot industrial building, piles of foot-thick concrete slabs excavated from the floor line a long trench that will accommodate plumbing lines for the kitchens and bathrooms. The slabs will be recycled to make a patio on the west side of the building. “It will be a pretty cool setting,” Scott says,” and surreal, too, because the track is at about a six-foot elevation. You will see this massive locomotive and cars creeping on past.” Scott chanced upon the space at 101 Entrance Drive, half a kilometer from the downtown, when he was scouting locations to start a new business. “We were just blown away by this incredible unique space. I liked its potential. Our focus will be food, beverage, entertainment and special events. There’s nothing like this in Muskoka all under one roof.”

Earlier, while living in southern California, they were fans of the Lab Anti-Mall in Costa Mesa, which bills itself as “a homey, indoor-outdoor hang out with shops and restaurants geared for the young at heart, and not offered in every mall on every corner.” The venue will open in stages. Foundry Hall, the main event space, will launch first, with a party highlighting local entertainers, food and drink. Tickets will commemorate the year the structure was built by selling for $19.04. Next to open will be the coffee roastery, which will operate year-round.

MUSKOKA’S FIRST NON-TRADITIONAL EVENT SPACE

The couple was inspired by popular shopping venues that occupy recycled vintage buildings. “We love the Distillery area, we go to St. Lawrence Market every chance we get,” Audrey says, referring to east-end Toronto’s Gooderham and Worts Distillery, a complex of 47 19th-century brick, stone and timber structures; and the public market, built in 1845, that served as city hall.

These will be followed by the chippery, offering fresh-made potato chips, and the craft open-market marché-style restaurant, where meals using fresh local ingredients will be cooked at stations in front of waiting diners. Both will be seasonal, May-to-October operations.

They also admire “that whole vibe,” she says, of Toronto’s Evergreen Brick Works, the thriving market and green-related business centre in the repurposed Don Valley Brick Works, a former quarry and industrial site located in the Don River valley.

“WE WERE JUST BLOWN AWAY BY THIS INCREDIBLE UNIQUE SPACE. I LIKED ITS POTENTIAL.” And, slated for the mezzanine level, a satellite studio for Hunter’s Bay Radio (88.7 FM), Muskoka’s only community-based, non-profit radio station. “It will promote local musicians in a very significant way,” Scott says. Visitors will enjoy seeing them crooning and strumming through the studio’s big plate-glass windows facing Foundry Hall. Audrey adds, “We’re thinking of hosting various entertainment events.” Scott chimes in with his own blue-sky notion: “We’re looking at historic car auctions.” A history buff who enjoys industrial and architectural archaeology, Scott pulls out a hand-tinted postcard from a sheaf of old photos and documents. It depicts the building in its original incarnation as Dominion Linen Mills, at the time the only linen manufacturer in Canada. The factory had single-storey red-brick walls rising from a stone-block base, topped by a flat roof with saw-tooth ridges whose windows brought indirect daylight into the factory floor. Later, the brick walls were extended with a corrugated-steel superstructure rising as high as 54 feet.

The linen mill operated until 1912. Then the space sat vacant until 1917, when local businessman Mungo Park McKay (1870-1937) relocated his Muskoka Foundry there from Bracebridge Bay. (He subsequently donated his bayside property to the city. It lives on as Kelvin Grove Park, where the Rotary Club presents the annual Canada Day fireworks.) The file folder includes a 1923 invoice from Muskoka Foundry Limited, Engineers, Machinists, Iron and Brass Founders. The contact-information header on the left proclaims “Phone 29,” which poignantly demonstrates how quickly the near past morphs into the remote and unfamiliar. The foundry created cast-iron and brass parts primarily for the forestry industry, which was a leading economic driver in Muskoka in the early 20th century. In a process known as sand casting, the metal would


McKay’s descendants ran the operation until 1950. Then the factory sat empty until 1961, when the Wilson family purchased the building and moved their steel fabrication business in. This layer of archaeological strata is indicated by the yellow steel trusses, made on site, framing the tall, nave-like inner space that support the three heavy cranes. A treasure trove of original moulds, whose sculptural quality evokes bas-reliefs, decorate the premises. Similarly lending vintage atmosphere is the road sign on loan from a Bracebridge museum, the only one of three made here in 1925 that survives, inscribed with “Happy to Meet,” “Sorry to Part,” and “Happy to Meet Again” on one side and “Bracebridge, Hub of the North” on the other. There are a pair of charmingly folk-art painted fanning mills, circa-1890: turning the crank would remove weed seeds from coarse grains like wheat, oats and barley. Leaning against one wall is the gold-finished, steel-framed sounding board from a baby grand made by Toronto’s long-lamented Newcombe Piano Company.

The Muskoka Foundry (formerly Dominion Linen Mills) after. be heated in the big, coal-fired furnace, then poured into a box filled with sand and clay that had been compacted around a mould. When the molten metal in the mould cavity cooled, the sand and clay would be removed, et voilà, there was your saw blade or other new part.

The coolest artifact, however, has got to be the lengthwise slice of a 1962 DeSoto Adventurer sedan, with tail fins tall enough to grace a space ship. (The other half of the car hangs on the outside of the building.) Chrysler could accessorize the land cruiser with their Highway Hi-Fi, a 16.66 RPM-r.p.m. vinyl record player that was the world’s first in-car music system. Talk about obsolete audio formats!

“WE’RE PRESERVING THE ESSENCE OF THIS BUILDING.” Audrey takes pains to stress that “We’re preserving the essence of this building.” Scott says, “Any of the older things in here, like these electric panels dating back to whenever electricity came in here, will stay.” Surfaces will be pressure-washed, but not repainted; stains—or patina, depending on your viewpoint—will not be removed. “If these walls could talk. We don’t want to insult them by painting over,” Audrey says. A garland of leaves left over from a wedding-fashion photo shoot adorns the north end of the building. Wouldn’t the place make a fabulous party setting? The couple tested the venue with a concert that drew nearly 350 people. “We had a community gathering,” Audrey recalls, “whereby we could showcase the building in its current form [before the renovations] and provide people with live music provided by three local bands, experience incredible food from the chefs that are going to be part of the restaurant and take in the ambiance of this wonderful building.” Summer/Fall 2017

As Andrea lay on the operating table awaiting breast reconstructive surgery, her nurse looked down and said to her: “Picture yourself somewhere relaxing.” The year was 2016 and Andrea – a mother of two little girls – had just survived breast cancer, though many obstacles still lay in her path to recovery. Undoubtedly the nurse’s request could have surfaced memories of the pain and intense stress of battling cancer, where relaxation feels like a lost dream.

But instead, more pleasant memories came to mind. “I thought back to drinking tea with my husband on the dock overlooking the water,” Andrea later told us, “and snorkelling with my daughter.” Those memories were created earlier that year during a week in cottage country near Parry Sound, Ontario– all thanks to an organization called “Cottage Dreams Cancer Recovery Initiative”.

its inception. From the lips of thousands of people has come a sigh of relief as they soak up the beauty of cottage country and put weeks, if not years, of hospitals and sick beds behind them. Often, it was in those very hospitals and care facilities that survivors learned about Cottage Dreams and how they could apply to have their vacation wish come true. But it’s the cottage owners who make dreams reality. “This program wouldn’t work without our generous cottage owners,” said Debbie Farrell, who has been the Program Manager at Cottage Dreams for 9 years. “They believe in our charity.” So does Cayman Marshall. “Our love for Muskoka and giving back to the community is so wonderfully demonstrated by the love and care of people like Debbie”, said Laura Morrison. “It’s why we’ve chosen to feature Cottage Dreams.” In an interview with Cayman Marshall, Debbie went on to share about the hundreds of people who donate their properties from one to 12 weeks each summer across Ontario and Quebec to help provide cancer survivors with a safe place to recuperate. With over 800 cottages in their database, Cottage Dreams has been able to place 150 families in week-long cottage vacations this year alone. The non-profit, founded in 2003, exists for people like Andrea: those who have fought cancer, survived, and simply need a safe, affordable getaway to reflect and celebrate recovery. “Our four- and six-year-old daughters spent the week swimming, fishing, building in the sand, chasing wildlife, and having family time around the campfire,” Andrea said. In the meantime, she and her husband Dave were able to put their feet up and relax.

Much like Andrea and Dave’s getaway, Cottage Dreams helps create space for entire families to recuperate. From little ones to elderly survivors, the non-profit has served over 10,000 people— along with their families and friends—since

Alongside the generosity of property owners, Cottage Dreams has also seen success because of their efforts to make the process as simple for owners as possible. The non-profit takes advantage of the fact that many cottages lay empty during the week. By booking families to stay from Sunday afternoon through Friday, cottage owners are still able to rent their properties out to vacationers on weekends during the busy summer season.With Debbie as liaison, the process is simple and straightforward for both survivors and owners—not to mention the donation is tax refundable; there is no cost to the family that is placed in a cottage, and a tax receipt for the cost of a full week rental is issued to participating property owners. “I can’t imagine how our program would work without them,” Debbie said.

WOULDN’T WORK WITHOUT OUR GENEROUS COTTAGE OWNERS.” Cottage Dreams makes the safety of survivors and cottage owners a top priority at every step along the way, from requiring a physician’s report to ensure that applicants are healthy enough for a week away to requiring cottages to be within reach of care providers in the case of an emergency. From start to finish, Cottage Dreams is designed to serve and care for the needs of cancer survivors—they know what it’s like to feel the devastating effects of cancer. “I lost my brother-in-law several years ago,” Debbie shared. “We had a corn roast on August long weekend at our adjoining cottage properties. After Labour Day we had a funeral. Cancer touches everyone.” But thankfully, generous volunteers, cottage owners, and communities across Ontario and Quebec are joining with Cottage Dreams to help survivors recover from the fight. Fortunately these people were wrong. Myself and every single person on the team proved them wrong. Together, we have solidified our brand in two magnificent locations as we enter our fourth year with what is now one of Muskoka’s most successful magazines. It feels as though it’s been both a long time and a short time, our achievements are modest and our company is still adolescent in the grand scheme of things but…. On the other hand, 5 years in a business that is rapidly changing and evolving is an achievement that we can be immensely proud of! Laura is originally from Oakville but moved to Muskoka to become a Realtor. Laura currently ranks as one of the top-producing agents in Muskoka with $50 Million in sales in 2016 specializing in luxury waterfront. Growing up in Toronto, Amanda spent summers going to camp in Muskoka and always enjoyed the atmosphere and beauty the area had to offer. With over six years of experience in customer relations, Amanda is an ideal fit for the Cayman Marshall team.

As Todd’s personal assistant, Kristin oversees a variety of real estate contracting and building projects, office management including accounts receivable and payable and media relations for real estate TV shows. Her experience in operations and retail management has proven essential for the daily needs of both the Huntsville and Port Carling offices.
