A Note from The Editors Summer is here, and the weather looks like it’s going to cooperate…at least as of June, as I write this! My summer plans, as always, include spending as much time as possible with my wife and our two children as well as finishing our selling season on a high note. So far our team is almost three times year-over-year in sales volume over last year, which really impresses and excites me since I know the market hasn’t expanded at that rate. One of my goals this summer is to reconnect more with some past clients and friends – I’ll be looking for you out on the water!

Todd Adair* President/Sales Representative

A special thanks to Greg & Laura and the rest of our team for bringing this issue together during our busiest season. Enjoy!

Here come those lazy, hazy, crazy days of summer – the kind we wish would last throughout the year! Alas, it’s only for a blink of an eye, so we savour it all the more. Our team is far from lazy this time of year (but perhaps a bit hazy and crazy) as we expertly play matchmakers between our clients and their dream properties! You will surely enjoy looking at our dream properties in this summer issue. When I read our cottage rental piece, I couldn’t help but think that if you’re currently renting, my wish for you is that one day you will own a “piece of Muskoka paradise.” Alternatively, if you’re considering selling your “piece of Muskoka paradise,” please reach out to us. We’re delighted to help you with whatever your needs are. Enjoy browsing… Laura Morrison* Sales Representative/Editor

COTTAGE COUNTRY: CAYMAN MARSHALL OPENS A TEAM-BASED BROKERAGE IN

TO RO N TO

Cayman Marshall International Realty Inc., the brokerage that has handled your Muskoka properties for years, is coming to Toronto. Starting this Summer/Fall, Cayman Marshall is opening a new brokerage in the city, ready to handle your quality Toronto property needs. Opening a small real estate brokerage in an established territory is a daunting task. At its worst, it’s an uphill struggle that ends in calamity; but at its best, you have Cayman Marshall International Realty Inc. WRITTEN BY L. RYAN GOBERT

“I BELIEVE OUR

CAYMAN MARSHALL READY FOR TORONTO B RA N D I S

OUR BRAND” When Todd Adair, owner and president of Cayman Marshall, opened a new business on the banks of Port Carling in Muskoka in 2012 – with the promise of a new brokerage model built on teamwork – the critics scoffed. They couldn’t believe this small band of energetic people would last twelve months, let alone build a successful brand and one of the largest independent brokerages in Ontario. “It’s all about quality people, not quantity,” Todd says. “We work together as a team. We work on listings together, we operate together; we even take a team vacation every year! When you hire one Cayman Marshall agent, you get the whole team.” Their success story speaks for itself: after only six years in business, already Cayman Marshall has consistently doubled its yearly sales, trading more than one billion dollars in sales since opening its doors, and last

year was named “Canada’s Best Real Estate Agency” by the International Property Awards for 2017/18. Now Cayman Marshall is making another big move: straight into the heart of Toronto. “Our plan is to continue to grow throughout Ontario, and Toronto was the first logical step,” Todd says. “Some 70% of our current clients own property in both Muskoka and Toronto. Now, we can service them where they live, as well as where they play.” It may strike some as audacious to move into such a saturated market, but Cayman Marshall’s Toronto team lead, Steve Haddock – a long-time resident of both Toronto and Muskoka, and self-professed “real estate aficionado” – says the team is ready to strut their stuff. “It only took a few short years for us to become one of Muskoka’s top producing real estate Summer/Fall 2018

19

brokerages,” Steve says. “I believe our Cayman Marshall brand is ready for Toronto – and that Toronto is ready for our brand.” That brand is Cayman Marshall’s trademark small, cohesive, and dedicated team. Whereas other brokerages force agents to compete against one another, the Cayman Marshall way is to build a unified team spirit, which Steve intends to bring to the Toronto brokerage. “As I build the team, I’ll be looking for a group of skilled agents that complement one another, an effective team that enjoys working together and shares a strong bond.” Through this model, he’s confident they can thrive in the Toronto market, gaining significant market share by replicating and adapting their Muskoka success. Using a state-of-the-art marketing system to match selling clients with eager prospects, Cayman Marshall has earned a reputation as the brokerage that “brings the buyer.” More than 70% of its sales come from its internal database, demonstrating a deep and complex understanding of modern buyers’ needs. “Now that we’re in Toronto’s backyard,” Steve says, “we can bring that same service home.” Steve continues to maintain residences in both Toronto and Muskoka, and has a strong knowledge of both markets, making him the obvious fit to lead up Cayman Marshall’s new team. “It’s very exciting and an honour,” says Steve. “Our team model has generated a lot of buzz, which is following us south to see how it fares in Toronto. I take my role very seriously, and look forward to showing Torontonians just what happens when you put your trust in Cayman Marshall.”

Use your phone to adjust your irrigation system and deliver water when & where you need it.

Leonardo had his Mona Lisa and Virgin of the Rocks. Staff members at Inclined Elevation - the Bracebridge, Ont.-based company that designs, manufactures and installs inclined elevators connecting cottage-country dwellings on steep hillsides with their lakeside docks - speak of Lift 7 and Lift 68 as if they were opus numbers for Beethoven symphonies, or children with distinct personalities. Let’s face it, we’re not getting any younger. Long, frequent stair climbs will inevitably become an obstacle to all of us. As John Weinstein, who founded the sixperson firm in 2006, explains, “There are fewer people with legs and money than just legs or just money. You’d be amazed at how different cottage life is when you don’t have to schlepp up and down.”

INCLINED

IF YOU’RE SO

The uplifting story of physicist-turnedtinkerer John Weinstein, who gets cottagers in touch with their lakefronts BY DAVID LASKER

W

hile most of his installations cluster in the Muskoka region, they range from Sudbury, Goderich and Fort Erie in Ontario to the Gatineau and Lake Memphremagog in Quebec. He guards customer privacy, but divulged that his client roster includes the late Ted Rogers, a member of the Montreal Canadiens team, and “the 512th richest man on the planet.” Happy-client testimonials on the company website convey how liberating it can be to have a device, costing $150,000 on average, that transports family, guests, food and drink from cottage to dockside. “With the lift, all the disadvantages of living high off the water become the advantages of living high off the water.” “With the lift, the dock’s another room at the cottage.” “Before the lift went in we’d see them two or three weekends a year. Now the cottage is never empty.” With a lift, you can “buy high.” Steep properties have desirable aspects that shoreline properties may not share, such as panoramic views, greater privacy, less noise, fresh breezes that keep the bugs away, and, often, lower purchase prices because of the difficult access. A marginal property can become not merely viable, but exceptional, once it has convenient waterfront access. Weinstein and I drive to Lift 62, adjoining a cottage perched dramatically above Lake Muskoka, with 180 feet of track inclined at 23 degrees. The motor house, embellished with a whimsical “Grand Trunk Railway” sign, resembles a quaint brick shed.

Opening the door, Weinstein points out the twohorsepower motor and the aircraft cable that pulls the car. “We don’t buy offshore cable. Ours is compactified – run through a machine that removes all the surface imperfections so that the strands lie perfectly parallel on each other,” he says of the procedure that minimizes stress to the cable. “Our competitor uses 5/16th-inch cable; we use 3/8th-inch cable with a breaking strength of eight tons. Their cable wraps on a six-inch winch drum. Our drums are 10 inches, which is gentler and better for the cable because it wraps with less bending.” Opening the gate, we enter the car, which is fitted out with two-person benches at each end. As he pushes the button to descend, I instinctively hunch my shoulders and brace myself for a sudden, bone-rattling jolt. My intuition is wrong; there is no jolt. The start, and subsequent acceleration to a stately 0.8 miles per hour, is smooth and serene enough not to disturb the glass of Chardonnay I had left on the car railing. “We only use three-phase motors,” Weinstein says, explaining that they’re costlier than a standard motor, but worth the extra expense because they ensure jerk-free starts and stops. I enjoy the Chardonnay while silently singing Funiculi, Funicula, the famous Neapolitan pop song composed in 1880 by Luigi Denza to advertise the launch of the Mount Vesuvius funicular cable car that brought tourists up Mount Vesuvius. (A funicular uses twinned cable cars that act as mutual counterweights. They run on parallel tracks, one ascending as the other descends.)

“WITH THE LIFT, THE

DOCK’S ANOTHER ROOM AT THE COTTAGE.”

foliage, an Inclined Elevation lift can be hard to spot from a boat or seaplane. On the other hand, other lift companies favour footings using concrete poured into chunky fat tubular cardboard moulds. The obtrusive, “huge and ugly,” as Weinstein says, profile of concrete footings rules them out on aesthetic grounds alone. “We make sure our designs are elegant and sharp-looking.” Despite its lacy and delicate look, the steel track is a rigid, shake-free structure, thanks to the X- and Z-bracing every 18 inches in all three spatial dimensions. The legs splay inward slightly, a half-inch for each vertical foot, for added stability. The track support structures have a footprint of only one to eight square feet for each 20-foot section of track. Six-inch rebar stakes anchor the footplates into the ground. This is much less than required by flights of stairs separated by landing platforms. The track also lets lots of light through, so vegetation can grow under the track. This is particularly important on sandy hillsides, where the vegetation adds stability to the slope. Even when high off the ground, exposed and traversing a hillside, following a rock face, or peeking through the

Concrete footings are labour-intensive because they require big holes to be excavated, and concrete to be poured, onsite. Within a few years, moisture will likely penetrate the concrete and cause it to spall and flake off. Speaking of moisture, flights of wooden stairs typically rot after 15 years. If maintained properly, an Inclined Elevation lift should last a century. Weinstein and his team look fit. Physical fitness is a must, as they serve as their own construction and maintenance crew, clambering up rocky outcrops of Canadian Shield granite

while dangling from safety harnesses. Heights hold no fear for Weinstein, who earned a pilot’s licence after apprenticing as an aviation mechanic at 16. “I’ve always been good with my hands,” he says. The son of German Jewish parents who led a peripatetic existence after escaping from the Nazi regime, he was born in Sydney, Australia, moved soon after to Fiji, then to Canada. Growing up in St. Catharines, Ont., he attended Ridley College, where he joined the crew team and rowed eights, winning the Princess Elizabeth Cup at England’s famed Henley Royal Regatta. After high school, he got a degree in physics at Carleton University, writing his dissertation on the arcana of delta resonances in mesons. “I’m a theoretical particle physicist, dealing with things that are smaller than a proton.” After six years as assistant visiting professor at the University of Mississippi, he recalls, “I made it to

one rung below tenure track. I just got tired of campus politics.” He moved back to Ontario and eventually stepped into the lift business. After our tour of Lift 62, Weinstein leaves to make a sales call, leaving me in the capable hands of build-team welder Cody Sprague. We drive 10 minutes to Gravenhurst so that I can ride on Lift 47 to learn about a more complicated type of inclined elevator known as a two-pitch lift. After a short initial run with a relatively shallow incline of 30 degrees, the track hugs the contours of a cliff-like drop at a precipitous 60 degrees, as steep as the slope of an open stepladder.

38

Summer/Fall 2018

I confess to an initial moment of panic upon entering the car, which boasts a vertigo-inducing view that would make a rollercoaster fanatic envious. Again, during the ride, there’s no jolt when one expects it, during the change of pitch. The car’s wheeled dolly hugs the track’s sudden curve. However, the passenger cab makes a broad, gentle curve, thanks to Weinstein’s clever design. The cab is hooked to an outrigger that glides along a gradually curving pipe rail attached to and projecting out from the track.

yet. Back in the shop, which is an industrial loft measuring 30 feet high, 30 feet wide and 100 feet long, Sprague shows me a track assembly he welded together during the winter with an 80-degree pitch.

Lift 47 is the firm’s steepest lift to date, but as it turns out, I ain’t seen nothin’

He says, “No two of our lifts are ever the same. Every lift is unique in its own different way.”

Relaxing WITH LIZ @ THE LAKE

Ask Elizabeth Law, founder of the Ontario design firm Elizabeth Interiors, what inspires her personally as a designer, and she struggles to find an answer.

T

hat’s because, she says, her inspiration doesn’t come from her, but from each individual client. “It’s not about me or my style, but about you,” she insists. “It’s all about your preferences – in colours, your favourite rooms, your favourite memories, and favourite pieces. After all, we’re only there for a few weeks, but you have to live with it for years. So it’s very important that it be comfortable for you.” It’s a principle that has worked beautifully for the more than 30 years since Law founded the company in Burlington, southwest of Toronto. In that time, it’s grown from a tiny 900-square-foot shop, which she opened soon after graduating with a fine arts degree from the University of Toronto, to a full 25,000 square-foot showroom and two satellite locations:

Liz @ Home (also 25,000 square feet in size), featuring a more casual, up-trendy vibe; and her newest venture, opened just last year in the Muskoka town of Port Carling, Liz @ The Lake. While her background and education are in art, Elizabeth says she’s had an intrinsic eye for good design all her life. Even before she opened that first shop, she had always been interested in renovation and décor. She and her husband used some of their wedding money to buy an old cottage, which they renovated and sold, starting a sideline that has continued to this day, renovating commercial properties as well as residences. “I’ve always had an instinct to want to make things better. Whenever I look at something, a piece of old furniture for example, I always ask three questions: what is its original function? Can it be repurposed? How can I make it better? That may be as simple as moving it to another room, or completely refurbishing it.”

better.

The new venture, Liz @ The Lake, brings the firm’s services to cottage country, located on the Port Carling riverside. Inside, the main floor is chock-full of inspiration, loosely organized by colour and mood rather than by room. A bed might be covered in pillows, more than you’d ever put on your bed at home, but designed to offer plenty of enticing choice. Dining tables groan with silverware and table linens, and accessories and finishing touches abound. And throughout are plenty of original touches and unusual pairings, like a display of silver pieces placed next to deer antlers. “The store is geared to a more tactile, natural feeling than our locations down in the city,

more sympathetic to the surroundings,” she explains. “In Muskoka, our designs might be less layered, more practical – you might even leave the rugs off the floors or have lowermaintenance bedding and fabrics like cotton and linen that are dirt-resistant and machine washable.” The emphasis is on easy living; you don’t want to be worrying about maintaining your décor when you’re at the cottage. “It was really a natural outgrowth of serving our clients here in the city,” she continues. Many of her city clients had begun engaging the firm to do their cottages, she says, and having a local base was simply more practical than bringing items up from the city, especially

as demand grew. Now, they serve a wide range of year-round clientele as well as cottagers. This year, it’s expanded another 1,000 square feet, bringing it to 7,000 square feet on two floors, and will be adding outdoor furniture and gifts. “The location was very inspiring to me,” she says. “It’s located right in the centre of town facing the river, with a view of the locks and the rock outcroppings that are all over Muskoka. I was so attracted by the natural surroundings and topography that it actually has a strong influence on my colour palette for the store: grey stone, tan sand, white clouds, blue sky and water.”

Summer/Fall 2018

61

The main floor of the shop may be a design browser’s delight, but there’s a special section that’s only available to clients who engage the firm’s design services, which comprise the lion’s share of the business. Upstairs, the top floor is decorated like a home, with carefully curated room displays that offer inspiration and a way to help clients focus on what they want in their own homes. The displays are changed completely, like the store as a whole, every summer and winter, with a smaller updating at spring and fall. It means that even for regular visitors, there’s always something new to see. Liz @ The Lake, and the two Burlington showrooms, may be a paradise for local design lovers, but the heart of the business is its complete design services. The company employs ten full-time designers who provide everything from updating a single room to full-home design from top to bottom. It starts with a comprehensive interview: what does the client love? What are her colour and style preferences? What pieces have meaning for her? From there, they build a program that is an enhanced version of what, essentially, the client might create for herself, if she had the time and inspiration. What’s the best part of what Elizabeth and her team do? The big reveal, of course. “Making the client happy is always the greatest part! The design process can be challenging, if a certain fabric is out of stock or a piece arrives and it’s the wrong size or shape, but when all that is finished, seeing how happy they are at the end is really the reason we do this.”

62

Summer/Fall 2018

Decor TRENDS 2018

We couldn’t resist asking Elizabeth what she sees as the main design trends for this year, both down in the city and for cottagers. She emphasizes that good design isn’t about trends, which always date quickly – but that having been said, there are a few things we can add to our homes and cottages to give them a refresh.

◆ Colour: “I’m looking forward to seeing more colour coming back into homes. Greys and neutrals are nice, but it’s really time for colour to come back.” ◆ A cleaner look: After several seasons of pattern and detail, people are paring back their décor for open, calm, less busy interiors. ◆ Tactile, natural fabrics such as cottons and linens. ◆ Less polished wood pieces, with more natural finishes, exposed grain or even unfinished, such as teak roots made into occasional tables ◆ At the cottage: standalone entertainment pieces, such as mobile bar carts ◆ Canadian animal motifs used as accents: antlers made into furniture or accessories, or even iconic bears, moose, deer or beaver ◆ Unexpected pairings: silverware next to antlers ◆ A more sophisticated, upcountry look for cottage décor, but still focused on comfort and relaxed living

THIS YEAR’S SUMMER VACATION PAID FOR BY... YOUR

Cottage By L. Ryan Gobert

Many of us remember the days when our families would pack up the station wagon with as much stuff as it could possibly hold. With suitcases packed with decks of cards, board games, comic books and eight-tracks, we felt like we were about to embark on the voyage of a lifetime. As we pulled out of the driveway, we kids would immediately start arguing about who got the top bunk this year, and guessing at who else would be on their dock that summer. Mom and Dad would be playing I Spy With My Little Eye for hours just to keep the peace in the back seat and deter us from asking, “Are we there yet?”

It’s not surprising to the owner of Cottage Vacations, William Wallace, that many folks can trace their family’s

FIRST COTTAGE EXPERIENCES BACK TO RENTING A SUMMER PLACE ON THE SHORES OF A NORTHERN LAKE.

Regardless of having to sit jammed between sleeping bags and the cat carrier, there was something deeply nostalgic about the situation. Knowing that your family was one of hundreds of families heading north for the summer, all of you anticipating similar lake adventures and experiences, had you feeling part of something larger. I think we all can agree that spending summers at the cottage was a pivotal part of our youth, and held many rites of passage. However, it’s only now that we can appreciate its importance and the impact it had on our lives. More importantly, we now ask ourselves, how did our parents make it happen?

It’s not surprising to the owner of Cottage Vacations, William Wallace, that many folks can trace their family’s first cottage experiences back to renting a summer place on the shores of a northern lake. William hears similar stories time and time again when asking new clients how they found Cottage Vacations. “Our family has rented a cottage every summer, and have now purchased our own and we want to keep the tradition going, so we sourced out your company.” Renting has existed since the first cottages were built on the shores of Lake of Bays, Rosseau, Muskoka, and Joseph.

“RENTING REVENUE can even be used to finance other trips –next thing you know, your cottage is sending you to India next summer.” William’s experience was not any different. “My family rented cottages in Quebec when I was growing up in Montreal. We got the cottage bug through renting, and now, three of my siblings own cottages in Muskoka.” William continues to draw on examples, speaking fondly of his 93-year-old Muskoka neighbour and community

member since her teens. “She came up to work on Bigwin Island as a teenager and fell in love with Muskoka. She met her husband there, whose family was renting a cottage in Dorset in the late 1930s. Once married, they rented cottages off the local notice board at town hall. They did that for years until they could afford to buy – and

have been owners on Lake of Bays ever since.” It’s this circle of cottage life that continues today, although nowadays it looks a little different. Perhaps the most obvious difference is the amount of technology found in today’s cottage. Whether it’s all the luxury features one

“WE ARE IN THE BUSINESS OF HELPING FAMILIES BECOME PROACTIVE AND TAKE A FINANCIALLY RESPONSIBLE APPROACH AROUND THEIR COTTAGE,

in order to make cottage ownership possible and sustainable for generations to come.”

would find at home, or the numerous amenities just outside your doorstep in town, we’ve come a long way from having to bring piles of assorted batteries and dozens of mini cereal boxes up from the city. Other noticeable changes are the purchase price points, and more importantly, the number of dollars required to maintain its upkeep. When William bought his place in the ’90s, he was paying $600 a year in property tax; today, his taxes are just under $6,000. This enormous shift in expense has caused some families to avoid purchasing a cottage, with others having to sell the family cottage they have inherited. They’re worried that the only way to maximize their investment is to spend weekends

and summers on the dock, and refrain from travelling anywhere else for years to come. Whether it’s dread of maintenance or the angst of being tied down to one place, both are eliminated when the purchase is approached by the buyer with a financially beneficial investment mindset. William states, “We are in the business of helping families become proactive and take a financially responsible approach around their cottage, in order to make cottage ownership possible and sustainable for generations to come. Renting revenue can even be used to finance other trips – next thing you know, your cottage is sending you to India next summer.”

Since 1999, Cottage Vacations has been a part of that experience, and continues to lead the industry by providing outstanding customer care. “Our business model is built on responsible rental,” says William. Cottage Vacations is proud of the role they play in continuing the circle of cottage life, bringing people together and creating memories for generations to come. It’s a perfect time of year to reach out to them, and add your cottage to their portfolio for the 2018 season. Visit www.CottageVacations.com today or call them at 1-877-218-5370.

Wondering What Makes an

Exclusive Listing Exclusive?

The Muskoka real estate market is hotter than ever and common advice from ordinary brokerages tells you to advertise to millions on multiple websites. Your property is neither common or ordinary, so how do you keep your listing from getting lost in the thousands of other listings? It deserves the premier services of a Cayman Marshall exclusive listing; designed to deliver proven results. An exclusive listing with Cayman Marshall is a level of service uniquely created to get your luxury property front and centre to interested buyers: quality over quantity. Our dedicated team of agents know the difference between simply whipping up attention for a property and establishing credibility with serious buyers and sellers. We know that the exact buyer you need is the one who wants the inside track on only the best available properties. These are the buyers who have neither the time nor inclination to sift through hundreds of similar sounding descriptions on MLS. A Cayman Marshall exclusive listing means our agents will pre-qualify prospects and eliminate the “recreational” lookers and

nosey neighbours. For higher end properties, we may require bank documentation to prove serious interest before we show it. Our agents may work on a negotiated reduction on commission. Our clientele may desire very specific showing instructions. These are examples of specific and/or custom conditions that are set out in the listing agreement that are available to our exclusive clientele. This ensures that every one of your expectations are met. We at Cayman Marshall don’t believe in a onesize-fits-all approach to selling luxury Muskoka real estate. An exclusive listing starts with a personalized marketing plan rolled out to the more than 27,000 people in our database and visitors to our website. When you list exclusively with Cayman Marshall our team will have the sole right to showcase your property for the duration of the listing. Concessions can be made for other brokerages, but only for genuine, qualified prospects. Regardless of whether you’re a motivated buyer or seller, an exclusive listing with Cayman Marshall is a great option for those that want an alternative to MLS.

THE CAYMAN MARSHALL

Advantage

“Strive not to be a success, but rather to be of value.” – Albert Einstein When we opened the doors of Cayman Marshall International Realty Inc. as a small boutique Brokerage firm to serve the Muskoka Real Estate Market in 2012, we did so with the intention of redefining the level of service that clients could expect from our Real Estate Professionals. Since then, we have grown into an impressive team of top-producing Realtors and Brokers committed to ensuring our clients receive the highest level of service when buying or selling property in one of Canada’s most sought-after luxury destinations. We at Cayman Marshall have been entrusted with the most prestigious waterfront properties in Muskoka. Jeff entered into real estate in 2008 facing a down market and a recession in the echoes. Overcoming the odds, Jeff has now become a “top producer” in his industry. Raising his 2 boys alongside his wife and getting the occasional golf game in is what Jeff enjoys most when he’s not out selling.

TODD ADAIR* President/Sales Representative Todd made a name for himself in real estate back in 2011 when in Todd’s first year of selling, he earned the spot as the #1 Remax agent in Muskoka. That motivated him to continue on and become President of Cayman Marshall International Realty in 2012. In 2013, he became the majority shareholder and recently decided to purchase the entire company and dedicate 100% of his efforts into taking Cayman Marshall to the next level. Todd has created, built and sold various IT companies. Throughout his career, he has been known for breaking the mold and always moving against the grain – never satisfied with the ordinary, but striving for excellence. Todd firmly believes that real estate isn’t about excelling at sales, but rather about being great at solving problems and caring for clients through exceptional service. In Todd’s down time you will find him buying, building or renovating his own real estate projects, on the water wakeboarding and kite surfing, or hacking up the fairways of a local golf course. Todd’s most important job is being a husband and father to his family of four.
