Alight from the paved drive, and enter through bright double French doors to the roomy foyer; the great room rises just to your left. You might choose to warm your toes by the huge, granite-

Down to the lower level, and you’ve found the grown-ups’ playroom: a generous space with two bars, wine cellar, room for a full-size pool table,
and multiple French doors that open out onto comfy seating on the shaded, granite-flagstone patio. On warm summer afternoons, you can open the doors fully to let in the lakeside breezes; on a rainy day, curl up by the big fireplace at the other end and watch the game.
As evening comes on, stroll past the main patio a few steps up to the firepit, and enjoy a drink and a chat as you watch the sun set through the pines. Or wander the other way towards the comfy guesthouse. With its own private living quarters,
screen porch and a wide verandah facing the view, it’s perfect for inlaws, or luxury accommodations for very special guests.
Now that you’re down by the water, stop and listen for a few minutes to the peaceful sound of water lapping against the shore. A few steps along, you’ll come to a clearing by the water that’s specially suited for swimming. At the foot of a small waterside patio with room for a couple of comfy Muskoka chairs, the lake is warm and shallow and the bottom is
smooth rock – a perfect spot for children to play safely, under the watchful eye of mum and dad.
Follow the path back along the water’s edge, and you’ll come to Tall Timbers’ classic update on over a hundred years of Muskoka history: the handsome two-slip Muskoka boathouse. On the more sheltered side is a wide dock, tailor-made for sitting and sunworshipping (and a cool, shaded dining area if you’d prefer!), with deeper water suitable for diving or landing a motorboat or float plane. On the far side, there’s a place to securely moor smaller boats such as canoes, sail-cats or Jet-skis. The upper level features still more dockside seating – you can’t beat the view from up here! – as well as a wet bar for outdoor entertaining (along with washrooms, a thoughtful addition).

A Super-Natural Spectacle
Muskoka is almost as famous for its breathtaking display of autumn colour as it is for its sparkling lakes and prowess as a vacation destination. But have you ever wondered just why Muskoka’s forests look so spectacular this time of year?

It’s little wonder that artists have attempted to capture its grandeur on canvas and film for over a century. But have you ever wondered why Muskoka is host to such a natural extravaganza of colour?
As cottagers, we know too well the shorter days of autumn: the morning chill that lingers longer with each day, or a cool breeze on an otherwise sunny afternoon. Shorter days and colder nights are noticed by more than just the human inhabitants of cottage country. They provide strong signals to the flora and fauna of the area to prepare for winter. Combined with the right assemblage of trees capable of producing a spectrum of colours, Muskoka’s lake-spotted landscape sets the stage for this super-natural display.
THE SCIENCE BEHIND THE DISPLAY
Tree species like sugar and red maples are the true stars of the fall colour exhibition, in part because their leaves contain a range of pigmented compounds. As the relative abundance of these elements vary throughout the year, they produce different leaf colours. Chlorophyll, the photosynthesizing compound within plant leaves, primarily reflects green light, while absorbing light along the blue and yellow-red part of the
Photo: Paul Madden Photographyspectrum. (What we see as a leaf’s colour is actually the light the leaf is predominantly reflecting, not absorbing.) Leaves also contain the compound anthocyanin, which reflects red light, and carotenoids, which reflect yellow and orange light.
In autumn, chlorophyll begins to break down, revealing the presence of these other compounds that are involved in late-season energy recovery by the tree. As fall progresses, the exact combinations of chlorophyll, anthocyanin and carotenoids vary among species and even individuals, creating a diverse spectrum of colours.
SELECTING THE PERFECT PLACE AND TIME TO SEE FALL COLOURS
Determining the best place and time to witness Muskoka’s fall colours is certainly up for debate. Nonetheless, one predictor of the expected vibrancy is the number of sunny days leading into fall. Under sunny conditions, anthocyanin and carotenoids increase in abundance within the leaves, which yields the brightest and longest-lasting displays of colour. Conversely, cloudy days and precipitation tend to result in an earlier start to the colour change, as well as an overall duller and shorter display.
To further complicate the guessing game of timing peak colour, the growing conditions, stress level, and exposure of trees can impact their timing and intensity. For example, trees that are stressed due to water, insects or disease tend to change colour sooner and faster than the rest of the forest. (This can be a great indicator for cottage owners that a problem tree may soon be on the horizon.)

WHAT COLOURS TO EXPECT FROM YOUR TREES
As you look out at the colours this fall, you will notice the shades of green produced by conifers like hemlock, pine or cedar; the browns of oak leaves; the golden yellows of tamarack (the only conifer to lose its needles), poplar, birch, beech and ash; as well as the the oranges and reds of maples. Together they form a backdrop of spectacular diversity that can brighten and fade by the day.

Consult this checklist before buying your next gift. The more times you can say “Yes,” the more likely your gift will be heartfelt and meaningful – not dramatized and discarded.

But, inevitably, those courts would suffer the wear and tear of the Canadian climate or just go unused, as cottagers and their kids’ interests shifted to other recreations. But, when properly installed and maintained, a Sport Court can add spiritual and financial benefits to your property.

Why, then, can we upgrade our daily devices en mass, when life-saving medical equipment remains technologically stagnant for nearly two decades? Think about it: if you were to walk in to the office tomorrow, and each computer had been
important documents, securely store files, and communicate coherently with colleagues would prove challenging under the best of circumstances. That’s not even taking into account the extra time wasted awaiting the ever-so familiar Microsoft ding that occurs when, after what feels like a century, the computer finally finishes starting up. I don’t miss those early 2000s cube computer days.
We at West Parry Sound Health Centre rely solely (90%) on philanthropic, generous donors to keep our hospital reliable, efficient, and as up-to-date as possible. In certain scenarios, mere minutes of diagnostic assessment can determine whether a patient lives or dies. And when we’re working with technology that is seventeen years old, the minutes can add up, risking sometimes fatal impacts. As such, it is imperative to ensure the Parry Sound community is protected, by upgrading our equipment at West Parry Sound Health Centre as soon as possible: ideally, by 2023.

Contributing funds to West Parry Sound Health Centre’s urgent need for upgraded diagnostic equipment is truly a noble pursuit. Since the beginning of Covid, the Muskoka market has witnessed a massive influx of new buyers; the market has been so hot that anything associated with the waterfront has been considered a good investment. But what happens when Covid becomes a distant memory? Does the mosquito-infested swamp at the end of a 10km seasonal road still sound like a good investment?
As these shifts begin, we will all be quickly reminded of the fundamentals in real estate. You know the old saying – the cliché that everyone knows, but some have forgotten about during the Covid era: Location, Location, Location.
I spent an entire day at a cottage for sale in Port Sandfield on Lake Joseph. I explored the area and all its unique amenities. Here’s a taste of what life looks like, living in perfectly located Port Sandfield.
My day starts by grabbing my gym bag and heading down to the dock. I’m going to take the paddleboard and go over to the Lake Joe club for a workout. The convenience of this property is that it’s located right across the lake from the Club, and only takes a few minutes to paddle over. When I leave early, I can take a direct route straight from the cottage dock to the dock at the Water’s Edge Wine Bar and Grill, where it’s a short jaunt to the Shock Fitness gym!
This outdoor gym is for those who love experiencing fitness in the beauty of cottage country. The gym features great personal trainers, as well as massage therapy; the staff is always super supportive and the whole place has a friendly vibe. And there’s great scenery, with multiple views of Lake Joe to enjoy while you are working out. As a world-class destination, the Lake Joseph Club also has all of the other essential activities like tennis, golf, kids’ programs, and dining at the Water’s Edge Wine Bar and club house. All of this is only a paddleboard away.

After a great workout and a brief paddle back to the dock, I cool off and freshen up with a quick swim in the clearest water in all of Muskoka, followed up by spending a little time soaking up the sun on the large dock. This property has the most amazing private beach, with 700 feet of beautiful hard-packed sand and a dock that would rival a small resort.
It’s only noon and I’ve already been paddleboarding, had an amazing workout and a leisurely swim on a gorgeous private beach; now it’s time to refuel with some local eats. Although this cottage has a charming eat-in kitchen for cooking all of your favourite meals, I decide to go for a short walk, just over the scenic bridge, and hit up Silverstream Farms for one of their famous summertime sandwiches.
Visiting Silverstream Farms is a summertime tradition in this area. Whether you are just boating through Port Sandfield and want to grab one of their famous deli sandwiches, homemade blueberry donuts or you already cottage in the area, it’s nice to be able to take advantage of this super convenient micro grocery store. Grab ice cream with the kids, fresh produce or get fresh goodies like the Muskoka blueberry donut straight from the oven (mentioned again, because it’s that good)!
After lunch, I walk around to check out some of the local boutiques in the area. Port Sandfield is such a small village that if you’re driving through and happen to blink, you might miss these little gems. I personally recommend visiting the retail shop in the Port Sandfield marina. They have some beautiful boats on display right inside the retail shop, and you can even see fish in the crystal-clear waters of Lake Joe, as you explore their great inventory and pick up some summer essentials.
With entertaining a big part of cottage life, it’s rare to find a property that offers privacy, great views, space to entertain, and that is still close to town if you forget something. With guests arriving for the weekend, I head into Port Carling’s LCBO, an enjoyable fiveminute drive, along a smooth asphalt road to stock up. You just can’t beat the convenience. There’s even an EMS (paramedic) station and a fire station just minutes away from this incredible Peninsula Road address. This is definitely not one of those inconvenient cottage locations where you’re afraid to forget something. You can make it to the hardware store, clothing shops, the pharmacy, post office and great restaurants, all within a very short drive to the trendy and growing town of Port Carling.
By the time I get back from Port Carling, the weather conditions are pretty much perfect for a little tour on the Seadoo. I decide to get out on the water and head north on Lake Joe to do a little sightseeing. Less than ten minutes later, I find myself surrounded by a cluster of islands that look so pristine and perfect that I decide to stop and put on my diving mask to take a look at what lies beneath these crystal-clear waters. Taking a different route home, I cut through the Joe River into Lake Rosseau, before landing right back at the dock on Lake Joe. It’s amazing to have two premier lakes to choose from, only seconds after leaving the dock.
Now back at the cottage with enough time before my guests arrive (mostly by boat), I warm up in the hot tub, which is perched brilliantly at the edge of Lake Joe, and enjoy the gorgeous view. I spend the rest of the evening chilling on the dock with friends and family and watch the sunset before heading up to the main cottage for a proper summer barbecue feast.
That’s what I consider a day well spent cottaging in Muskoka. Combine this with 700 feet of beautiful beach, sandy shoreline and big boat access via the three-slip dock, the local conveniences of Port Sandfield and Port Carling, and you’ve got the perfect property to experience the best of what Muskoka offers.

GREAT ROOMS
By Martha Uniacke Breenor many cottagers, their favourite room in the house is the great room. Looking out those big windows at the sun glinting off the water, hanging out with the family in the evening, or just stretching out for an afternoon nap – it’s the place we all tend to gravitate to. Tary Roossien and Meredith Parsons, principals with Cassis Design Studio, offer the following advice for making your great room not just great, but cozy too.
WHERE DO I START?
Most great rooms or large living areas have room for more than one function, so start by asking yourself what you want the room to include. A comfy space for everyone to relax by the fire? A place for playing Monopoly for hours? A quiet reading nook? Do you have existing furnishings or favourite pieces that you want to put in the space?
THE PERFECT BACKDROP
The colour of the walls is very important for establishing mood – generally speaking, a neutral setting makes the perfect backdrop for favourite colours or textures. (Relying on accessories like pillows, throws and décor pieces to layer in texture and colour makes it easier to change with the seasons or when you want to update your space.) Tary’s go-to favourite shades for walls include Chantilly Lace, a pure crisp warm white; Balboa Mist, with its misty undertone of grey; and Collingwood, a timeless, warm greige (all shades by Benjamin Moore).
Accent walls add personality and are a great way to define a smaller focal area or to create
design interest. Consider Naval, a muted navy; Urbane Bronze, a rich chocolate, Mossy Oak, a delicious creamy sage (both Sherwin Williams); or Wrought Iron, a complex off-black (Benjamin Moore).
IT’S ALL IN THE PLANNING
It’s good practice to sketch a plan on paper to help establish the flow of your space, positioning the various centres you would like to create. Measure the dimensions of your room and the placement of windows, doors and any other special features. Measure any existing furniture you have as well.
Establish the room’s main focal point – this is its foundational, or anchor, space. For most great rooms, this will be the fireplace, but it could also be a great view or even the TV (or a combination).
BUILD YOUR FOUNDATION
Define the boundaries of the anchor space by adding a large, plush rug. This adds a sense of human scale, and helps organize the room logically and visually.

These foundational pieces are the most important ones in the room, so they tend to be the most substantial. Sectionals are a great choice, simply because they are so versatile and can be customized to fit the configurations of your seating area.
Another option is to place two matching sofas facing each other, either perpendicular to the fireplace or in an ell-shape, or a sofa facing two chairs.
Depending on the size of your sofa(s), balance the arrangement with the addition of one or two armchairs; if you use just one, opt for an oversize version. Swivel chairs are a really useful option, especially in a large, open room, as they have the ability to swivel and address any area of the room. Finish with a coffee table, side or end tables, and perhaps an ottoman or one or more poufs, for putting your feet up or extra seating.
SUPPLEMENTARY SPACES
Once you’ve set up your anchor seating, chances are you’ll have a lot of extra room around the sides. This is where you will add smaller-scale, multi-function spaces to make your great room even more inviting!
Find a corner outside the large seating space – one that entices you to come sit down and chill out for a minute, have a coffee, read a book or get caught up in the latest gossip rags. Think of it as a mini-version of the large seating group: two chairs, end table, floor or table lamp, pillows, poufs and/or a soft throw. Often this becomes the most favourite hangout of all.
Another popular supplemental space is a games table: four chairs arranged around a square table, perfect for a puzzle or a game of cards.
LIGHTING
Lighting is incredibly important in any room, but especially in a great room. Keep in mind that most great rooms, with their big windows, will be very bright during the day, but need a lot of lighting at night.
A big chandelier is an effective way to add a statement to your entire great room and further define your foundation seating area, but it’s usually not enough on its own. Add intimacy with table lamps (ambient lighting), whether to illuminate small seating areas, or to add extra lighting in your main seating area. Finally, use task lighting to light specific areas. A floor lamp is an effective way to illuminate book pages for a reader; sconces can add supplemental lighting along the walls.
FINISHING TOUCHES
It’s the final touches that give your spaces personality and make a room your own. Fill the room with coziness, layering pillows and throws throughout the spaces, especially in soft materials like alpaca, faux fur, lambswool and cashmere wool blend.
Large-scale artwork adds instant character and interest to a room; no room should be without it.
Layering in natural elements, wood pieces in various finishes, greenery (real or faux), pottery clay vases or stone elements work to neutralize, calm and warm any design.
Note how texture and natural materials add warmth and coziness to this room.
A rustic-style console table placed on a wall behind the sofa provides a surface for supplemental lighting and fills an empty space without crowding. Above it, a large framed map used as artwork adds visual presence to the grouping.
Even a boathouse can have a mini-great room! In this example, the view is the focal point, so the main seating area orients towards it. A dining table grouping and small desk and chair form separate centres to break up the space. Coordinated pillows and throws, along with lots of natural textures, add coziness to the room.
In this multi-function, open concept space, rugs help to define different centres. It’s a perfect example of how useful a swivel chair can be in a large room: this one (foreground) can be turned towards the fire for a quiet read, turned to the right to join in a conversation with folks sitting on the sectional, or faced forward to catch up on TV.
It doesn’t take a lot of elements to make a cozy, polished-feeling centre. Here, a comfy chair (upholstered in a nubbly bouclé fabric), pillow, and side table are all you need for a perch where you can warm your toes by the fire, catch up on your reading or simply relax and drink in the view.

1 | RUGS
The use of rugs is the easiest and most effective way to define space while creating a warm welcoming feeling. Large rugs work best in large spaces.
Tip: In most cases, your rug shows best when it extends 12-18 inches beyond the front legs of your furnishings.
2 | SCALE MATTERS
In large rooms, fewer larger pieces are almost always preferable to a lot of smaller pieces. Opt for pieces that are oversized in length, with fewer but larger seat and back cushions.
Tip: Depending on your sofa size, layer two 22- to 24-inch back pillows; a second layer of two 18- to 20-inch pillows in a contrasting fabric; then top with two lumbar pillows, 16- to 18 by 20 inches.
3 | MAINTAIN A FLOW
For comfort and to make navigating around the room easier, leave plenty of room to maintain smooth traffic flow between and through each furniture grouping.
Tip: For the most efficient traffic flow between centres, leave a minimum of 18-24 inches, ideally 30-36 inches.
4 | THE PERFECT BALANCE
When too many visually heavy things are on one side of the room, the entire space looks unbalanced; try to keep both sides fairly evenly matched.
Tip: Sofas tend to take up quite a bit of visual space; balance them with two upholstered club or swivel chairs, or even another sofa.
5 | DEFINE ZONES WITH A SOFA TABLE
Another option for creating multiple seating areas is to section off a large living space with a floating sofa or sectional in the middle of the room, and place a sofa table behind it.
Tip: Your sofa table should be at least half the length of your sofa, and should be lower than the sofa back pillows.

Mark Payne is new sales representative here at Cayman Marshall. Mark comes to the real estate world after selling an awardwinning marina on Georgian Bay which he owned for 25 plus years. Mark has a passion for customer excellence in which is one of the main things he attitudes his success to. Mark both lives and cottages in the Parry Sound/Pointe au Baril area where he enjoys boating and cottage time with his wife and daughter.
