A NOTE FROM THE EDITORS

I’ve been at this real estate game for over a decade now and there’s something that’s been on my mind for a long time. It feels really good to just come out and say it: the real estate industry is broken and it’s bound for a major implosion. Check out my article on page 90 to see what has led me to believe this.

You see, I’m obsessed with finding new ways to deliver value for our clients here at Cayman Marshall. Whether that looks like starting

complementary companies like our full-service design studio or keeping an eye out for new ways to enjoy Muskoka, I’m always thinking about how we can serve our clients better.

There’s lots more to enjoy in this issue including some other amazing editorials and some of the most beautiful listings in the world. Thanks to the editorial team for putting together another awesome issue and I hope you enjoy a great summer ahead!

In this issue, agent Cat Brown speaks of cottager stereotypes - which made me think about which stereotype my family is. When I was four, my parents worked in the GTA where we lived on a small city lot. With two stubborn children who liked to do things “by ourselves,” Mom suggested moving into the cottage to allow us more outdoor freedom - something she enjoyed as a child. With this thinking, my family soon moved from the GTA to a remote work-from-the-cottage lifestyle in Port Carling (Thanks Mom & Dad - best decision ever).

T.S. Eliot said, “We shall not cease from exploration, and the end of all our exploring will be to arrive where we started and know the place for

the first time.” Though I acknowledge that I’m still unintentionally ignorant of some privileges I enjoy, after reintegrating from four years of studying in Ottawa and living the city life, I have an amplified appreciation for Muskoka and I see it with greater perspective than I did when I left. Muskoka is worth its weight in gold and will continue to be where I invest the majority of my time, money, and memories.

Living and working in Muskoka has given me the opportunity to meet a wide range of people over the years. While my cottaging experience began when I was two and a half years old, you might be new to the Muskoka region and lifestyle.

Your recent or aspiring cottage purchase likely will depend on what type of cottager you are. Here are the five cottager stereotypes:

OneTHE FAMILY COTTAGER

You’d like to find the perfect place for the family to get together: spending time at the cottage together, creating the perfect gathering place while experiencing the outdoors, enjoying quality time with family and friends, and creating a hub of activity for the whole family. Family cottagers can be further sub-divided into two categories: The first is the young family looking to create memories and expose the kids to swimming, canoeing, watersports, and the slower pace of life. The second is the grown family, seeking to create the perfect vacation location for grandchildren coming to stay for the week, and adult children returning to spend time together. Whichever group they fall into, family cottagers are looking for lots of space for everyone to visit: roasting marshmallows, singing campfire songs, playing board games, playing on the beach…

You’re looking for a cottage in the centre of activity –like Queen West, but with trees. Entertainment is key, so being close to restaurants, shops, and golf courses is high on your list. You’d like a cottage on the same lake as your friends, enjoy evening cruises from dock to dock and dinners on the lake or at the golf club. You plan a morning surf with friends, or stand-up paddleboard tours around the bay. Your friends are always thrilled to get the invite for a weekend!

THE NATURE LOVER

You want to be close to provincial parks and hiking trails, or even find a lake surrounded by Crown land, where you can head out for the day to walk through the woods and keep an eye out for moose, foxes, maybe a beaver or owl. Not only do you love to walk in nature, but often spend time canoeing or kayaking on the lakes, inspired by your surroundings. You are quite creative: an artist, builder, writer, or maybe a photographer. You take in the granite outcroppings, the pine forests, and the sparkling blue waters, and create your own art with nature as inspiration.

While life in the city is a driving force for success, it is also busy and fast-paced, often noisy, and doesn’t provide much privacy. You’re looking to escape your daily norm and spend time relaxing in the peace and quiet that Muskoka has to offer. Your goal is to enjoy an early morning on the dock, listening to the loons as you sip your coffee. You see the calm waters, quiet forests, and relaxing afternoons reading in a hammock as the way to spend weekends unwinding. But keep the WiFi handy, as well as the nightlife. You’re escaping the city, not life!

THE INVESTMENT COTTAGER

You’re looking for a property to rent out or flip. There are great opportunities in Muskoka for you, as we can’t build more Muskoka lakes, just two hours north of Toronto. Muskoka has been the vacation destination for Ontarians (and those beyond) for over 100 years, and we expect that will continue for as long as the wilds allow it. You’re looking for a turn-key property that is ready to rent out right away, or a beautiful property with a building that is in need of updates and repairs. With many older cottages on the lakes, we can always find a great fixer-upper for the handy investor. And in reality, all cottagers are gaining on their properties, with increases in waterfront property values year over year.

While I personally relate the most to the Family Cottager, I’d say I’m a bit of each with my love of nature, photography, backyard maple syrup production, desire to spend an afternoon reading in a hammock… and I’m always happy with a good investment!

Camouflaged custom doors and cabinetry, skillfully crafted with elegant woods, natural stone, and striking in-floor lighting features, merge with sleek fixtures to bring spaces to life. Additionally, grooved designs are often added on the front doors, and exterior panels like louvres are also incorporated to blend with feature walls on the interior.

Gabion also applies passive design strategies such as creating alignments using natural light, which blends the outdoor environment effortlessly with the indoors. Ventilation and proper orientation help to minimize the need for artificial heating and cooling.

As city dwellers, we often find ourselves caught in the fast-paced rhythm of urban life, leaving us feeling drained and craving a positive change. With soaring skyscrapers and the constant hum of traffic, it's easy to feel disconnected from the serenity of nature. A move to a place like Muskoka promises an opportunity to reconnect with ourselves, our families, and the environment. But first, it's crucial to truly understand our motivations and desires and to be honest with ourselves about what we hope to gain from a move to this idyllic region.

MY JOURNEY FROM THE GTA TO MUSKOKA: A LIFE-CHANGING LEAP OF FAITH

Like countless others, I fantasized about escaping the relentless pace of city life for the serenity of cottage country. It was a daunting prospect, and I understand the trepidation and uncertainties that accompany leaving behind the familiar comforts of the city. However, embracing this change was the best decision I ever made.

My move from the GTA to Muskoka was not without challenges. I was concerned about adapting to a new lifestyle, finding work, and forming friendships. However, I quickly realized that the rewards far surpassed the risks. Since moving to Muskoka,

my life has transformed in unimaginable ways. My family and I are now part of a vibrant, close-knit community that genuinely cares for and supports one another.

The stunning natural beauty surrounding us has inspired a more active and fulfilling lifestyle, offering endless opportunities for outdoor adventures (after work hours, or even to break up the workday).

Muskoka's awe-inspiring landscapes have allowed us to partake in hiking, boating, and fishing. During the winter months, we enjoy skiing, snowshoeing, and skating on natural ice. This connection to nature has enriched our lives, restoring a sense of balance after our lives in the city.

Spending time at my cottage has been one of the most rewarding experiences of my life since relocating. We’re laying down new traditions here, such as making time to disconnect from technology and (try to!) create lasting memories. These moments have brought our family closer and cultivated a deeper appreciation for life's simple joys.

Most importantly, my children are flourishing, growing up surrounded by nature, far removed from the stress of urban life. They can explore the great outdoors, learn about the environment, and develop a strong sense of independence and resilience.

hen you think of outdoor summer dining, what’s the first thing that comes to mind? Many people have great memories of celebrating the warm weather and entertaining outdoors, and we’re no different. While we’re always eager to welcome the start of summer, in our books it doesn’t officially start until we are able to entertain in the traditional southern French style with a Mediterranean lunch.

In the south of France, the main attraction of any Mediterranean lunch is the farm-to-table aspect of the meal.

Before you begin preparing Grilled Loup de Mer (European sea bass), Deconstructed Niçoise Salad, or extravagant crudités baskets, recognize that it’s important to use ingredients that are as fresh as possible and grown as close as possible to home.

While this menu can be enjoyed as lunch or dinner, we like to combine the two with “linner,” and let the meal move slowly and indulgently. Our favourite thing about a casual Mediterranean lunch is that while it may begin as early as 1:00 pm or as late as 3:00 pm, oftentimes we find ourselves still drinking, dining, and laughing around the table into the early (or sometimes late) hours of the evening.

Because of the laid-back aspect of this meal, we use it as an opportunity to invite some of our dearest friends and family to join us in celebrating summer, including our good friends, the Doerges, who introduced us to the term linner!

In our family, it goes without saying that no Mediterranean or Saint Tropez– style lunch would be complete without rosé! Though we drink rosé simply on ice, over the years we’ve been introduced to a few rosé-based cocktails that are definitely worth trying.

TABLE SETTING

When you’re planning a lunch like this one, creating the right look is often the most important part of the table setting. It will absolutely set the tone for the entire event. Before you take out your favourite plateware, do a quick search to see if you have anything that would tie in nicely with a Provençal theme. Décor from the south of France is eclectic with lots of different patterns, textures, and colours, so don’t be afraid to mix and match your serving pieces.

Smaller bouquet arrangements of artichokes, lemons, and lavender spread across the table are an easy way to evoke the Mediterranean seaside.

We like to incorporate a large centrepiece of fresh crudités on our table. It’s a fun way to add colour to the table, but because fresh crudités are also a staple at many of Saint Tropez’s most famous beach clubs, it also serves as an authentic first course for the meal.

This option can also be in lieu of traditional canapés, when you kick off your Mediterranean lunch with a platter perfect for sharing.Though you can’t make a wrong choice when deciding what vegetables to include, we like to feature a mix of field carrots, tomatoes, cucumbers, fennel, cauliflower, and mini radishes.

Use whole vegetables with the stems still on for that fresh-from-the-farm feel.

For a nice touch, and to help with those extra hot summer afternoons we love creating personalized paddle fans, which we place at each setting.

s your guests nibble on the selection of crudités, it’s time to bring your Deconstructed Niçoise Salad to the table. Since the ingredients in this dish can be similar to the crudités, it’s important to make sure you include new vegetables like beets, mini potatoes, and romaine hearts for some variety. The dressing should be served in a smaller bowl off to the side for guests to help themselves (we served a Classic Aioli + Lemon Vinaigrette).

Next, it’s time for the most exciting part of your Mediterranean lunch: the fresh fish! Although any whole white fish will work well, if you have the opportunity to get a whole Loup de Mer (European sea bass), branzino, or sea bream from your local fish market, we would highly recommend trying them.

If none of these are available, ask your fishmonger for a white fish alternative, but make sure you tell

them whether you’re planning to grill the fish on the barbecue or bake it in the oven, as that will affect how the fishmonger prepares it. For grilling, you want the scales left on so the fish stays together when you flip it; for baking, the fish can be descaled.

One of our favourite dishes to pair alongside this fish is Rice with Compound Butter. It’s a beautiful accent for the Loup de Mer and doesn’t overpower the flavours of the fish. Whether you follow our recipe, or adjust it to make your own, compound butter is an easy way to upgrade standard butter with lots of added flavour.

Compound butter can be made months in advance and stored in the fridge or freezer. Use it to flavour rice, chicken, fish, or potatoes, or spread it on a warm baguette.

THE IMPLOSION

REAL ESTATE MODEL

Imagine if you bought a fancy new car, but the dealer you bought it from had no service department, no showroom, no after-sales service of any kind at all. The only service they offered was to take your money and hand over your keys. And yet they charged you a hefty fee for the privilege.

In a way, that’s basically what a lot of brokerages do these days. I don’t think that’s reasonable, and I don’t think it’s a recipe for long-term success, either. I’m not going to pussyfoot around what I believe is the truth: in the modern world of real estate, the traditional brokerage model is broken, and it may not be fixable. It feels good to finally just say it. Now I’ll explain

why I believe the entire industry is overdue for a complete shakedown.

For years, most standard brokerages worked something like this: a seller hired the brokerage firm (or an individual agent who hung their license at that particular brokerage), and they provided the necessary services to sell your house. But often the best things they had to offer were

1. A good location (i.e., their office);

2. MLS (Multiple Listing Service), which was contained in a fat binder that the agent usually carried around with them in the car; and

3. the brand and training that supported the brokerage. That was a big deal in the ’80s and ’90s!

But over the years, that model has eroded. Access to MLS listings is now widely available to the public (with some exceptions). Many agents have come to negotiate more perks and concessions from the brokerage, and engaging many of the usual services –staging, home inspection professionals, etc. –on their own (and often charging their clients extra for these services). In many cases, the brokerage has become little more than a shell or clearing house – while still taking a nice cut of the commission you pay.

These days, that’s simply not good enough. When you’re selling a multimillion-dollar property, your most qualified prospective buyers may not even be looking on MLS. (In addition, Canada is the only country in the

world that I’m aware of that has a national MLS. So where are you looking if you’re a foreign buyer?) Buyers today are much more sophisticated and intelligent; they’re going to need more than just a fresh coat of paint and maybe some nice flowers in the front porch urns to be impressed by your property.

Here’s the kicker: many brokerages today have gotten themselves into a corner that there’s really no getting out of. If the agents in a particular brokerage have negotiated such generous commissions for themselves that there’s little profit left over for the office, the opportunity to offer added value to clients – even if the brokerage owners were so inclined – is diminished. The result is a model that’s pretty much doomed.

Okay, so what would it take to change this scenario? What if you completely broke that model, and started out from a completely different standpoint? How about actually adding value that the consumer can see and feel; services they can’t easily go online and get for themselves, instead of a lot of flashy sales talk?

I think we owe it to our clients to work hard to offer genuine value, genuine expertise, and services that work in their best interests, not just in ours. Let me give you a few examples.

I started my career as a young man working in software development, and early on I recognized that the future of this industry lay in mastering technology. So from the day we opened our doors, making use of technology to further our clients’ needs has been at the

heart of many of our breakthroughs here. Cayman Marshall operates no fewer than 16 unique websites, a proprietary algorithm that precisely, accurately and consistently matches sellers and targeted buyers, and a sophisticated lead generation system that ensures the properties we are entrusted with marketing are brought before a constantly expanding audience of interested parties.

As our company has grown, we’ve added an array of in-house services that are automatically available to the clients who list with us. Cayman Marshall magazine has come to be regarded as one of the finest magazines of its type in Canada. Our exclusive listing services are another way we work to add demonstrable value. Some sellers choose to place their property only in our proprietary database, forgoing MLS altogether. We use powerful lead-generating software to bring that property to the attention of highly qualified buyers, who are pre-screened before our agents make an appointment to have them visit the property. It’s a boon for clients who value their privacy, or simply don’t want to be bothered with the feeding frenzy that can occur when a highly desirable property goes on the market.

A lot of consumers today are angry at our entire profession; there’s a pervasive sense that real estate agents get obscene amounts of money for basically nothing. That’s a model that cannot sustain for much longer. I truly believe this is about much more than than staying competitive; it’s about survival.
