To say the past year has been strange would be an understatement to end all understatements. Heading into our second summer and fall of the COVID-19 pandemic demands that we reevaluate our collective wants and needs. After a period marred by isolation and separation, lockdowns and letdowns, many of us are coming out the other side with new commitments – to family, to friends, to community, and to the future. Once an inevitability built on hubris and a sense of immortality, now the fragility of our existence has led to an existential reckoning: How do we provide for our futures in a way that embraces both value and values? How do we build wealth in a world that has just threatened unimaginable tragedy? Adam Batstone has a few ideas.

The founder and CEO of Oakville-based Two Sevens Capital aspires to “transform access to wealth creation,” no small feat even during a normal year, but an enormous undertaking given the unprecedented threat to the global economy brought on by the pandemic. he Two Sevens Capital core values, as presented on the company’s website twosevenscapital.com, resemble Joseph Campbell’s monomyth – a hero’s journey to financial freedom, conjuring curiosity and expanding boundaries and community: stay curious, execute with urgency and intent, operate with care and diligence, deliver excellence, be client obsessed, expand boundaries, and create and contribute to community. The core values create a sense of personalized and localized ambition, with an almost holistic approach to investment. The comparison isn’t what Batstone intended, but he accepts it as part of Two Sevens’s larger mandate and credo: that one size does not fit all in investing, and Two Sevens will work as hard as anybody to fit you. They don’t want their monomyth to echo those of larger firms, to simply be something “we just kind of put in the office and people walk by […]; they aren’t just nice branding that goes on to a flyer or a website or piece of marketing collateral.” At Two Sevens those words hold gravitas; they have meaning and resonance. “We just had our weekly team meeting,” Batstone says, “and of course, in 2021, that means 90% of that is virtual, or 90% of the attendees are virtual. And a standing part of the weekly meeting is recognizing core values. And what that means for us is, [are we] reflecting our core values in what we’re doing? So we look internally, but we also look externally. We try to make it so that we're recognizing it in each other, and/or recognizing it in other businesses.” Though Two Sevens is the new kid on the block, Batstone has over two decades’ experience in the investment

industry. And in a post-pandemic world, he sees the value in being David to the larger firms’ Goliath. “We lean heavily on our technology and those capabilities. [O]ver the last 14 months, there has been every reason why people don't want to interact with other humans – they keep listing all of the reasons why and how hard it is to do business, especially with larger bureaucratic businesses. And, I believe, regardless of the industry, the business or businesses that find a way to treat humans like humans are the ones that are going to win.” The commitment to the marriage of humanity and wealth is “why we're trying to democratize access to some of this wealth creation that really only existed for larger institutions before.” That battle for democracy is rooted in the absence of choice for investors in Canada, where “we've got like, five banks, and three or four insurance companies, and everybody else [is] plugged into them in some way, shape or form.” Two Sevens combines its core values with a broad investment thesis, featuring a fractional investment process meant to sustain “a more entrepreneurialminded marketplace” that until now hasn’t existed in Canada. “And so there are far more options, which means the sophistication of the product available is that much better. We're trying to create capability and access where the incumbents don't want capability and access to be had for the masses.” And the name, Two Sevens? Among a few other numerological and familial considerations, it’s the sweater number Batstone wore playing hockey. It’s hard not to invest in that kind of uniquely Canadian humanity.

Grand trees and forests are a defining part of cottage country, and become a valued part of our family memories when managed and cared for properly. Naturally, trees provide habitat and food for wildlife, while facilitating the cycling of water and nutrients crucial to our lake health. Practically, they can be used for shade, noise dampening and privacy, flood control and mitigation, and aesthetics as well as firewood and timber building supplies. Knowing which species perform best and longest for their desired value is an important part of making management and development decisions over the short and long-term.

TREES FOR SHADE Trees can be used to dramatically impact the heating and cooling costs of cottages in a number of ways. South-facing hardwood trees allow sunlight to reach the cottage during the winter, resulting in passive heating, while also providing passive cooling during the summer by casting shade onto the cottage roof and windows. Sugar and red maples are shadetolerant species and provide the highest level of shade in the summer, while red oak and black cherry can provide a more subdued level of shade, given these species’ canopy structures and leaf shape. Oak and cherry are not as tolerant of shade and require a more open canopy to establish on the forest floor. Conifer trees also differ in their shade tolerance and influence, based on foliage structure and orientation. Eastern hemlock, balsam fir and eastern white cedar, with their horizontally oriented needles, provide some of the highest levels of shade whereas red and white pine produce lower levels of shade, given their more disperse needle orientation and structure. A variety of desired effects can be created around our cottage properties as we learn to utilize these species.

TREES FOR PRIVACY AND NOISE DAMPENING Trees can provide varying levels of privacy and noise dampening from neighbours, waterfronts and roadways. Which trees to protect, prune or remove around the cottage will depend on the desired effect. Species such as eastern white cedar can be planted and pruned into dense hedgerows that provide the maximum level of privacy and noise dampening from neighbours, but require active maintenance to maintain the full look of the trees. Cedar are also very tolerant of pruning, and are adaptable to a wide range of soil and moisture conditions, which makes them a favourite candidate for this purpose along the lakefront, roadway, or property line.

Eastern hemlock and white cedar are some of the most common shoreline trees in Muskoka. As a result they tend to be a popular choice to create privacy from the shoreline, while maintaining sightlines to the lake and horizon. TREES FOR AESTHETICS Trees come in countless shapes and sizes – some with papery, elegant barks, others with gnarled and weather-worn exteriors. For example, eastern white birch and yellow birch both exhibit showy papery bark. The white colour of birch is produced by the compound betulin, which helps to protect these pioneer species from sun scald and frost cracking in winter as uninhibited sunlight warms their trunks. As a result, they are a choice tree for open areas of the property such as the lakeside yard, where their white trunks exist in stark contrast to the browns, greens and blues of the waterfront. Trees such as white and red pines have dramatic bark and grow to impressive size in the region. They are truly the iconic species for our area, and provide not only visual aesthetics through their stature and size, but also auditory benefits as a result of the sound wind makes when passing through their canopies. FLOOD CONTROL AND MITIGATION Trees are a critical part of the water cycle, slowing overland flow while encouraging soil uptake of water. Trees absorb available water from the ground and transpire (release) it into the atmosphere. Some large species like sugar maples and red oak may transpire thousands of litres of water on a hot summer’s day. As a result, trees provide a number of practical uses to cottage owners. Along shorelines they can reduce erosion as a result of wave action; along rivers and creeks they can stabilize banks to resist the effects of seasonal flooding. Around the cottage, they can be used to dry up wet areas, direct water away from infrastructure, and ultimately reduce the chances of rain events and spring melts from negatively impacting our properties. Black spruce, eastern white cedar and eastern hemlock are all characteristic of wet low-lying areas in Muskoka. They play an important role in slowing water flow into our lakes and buffer against dramatic water level change. Ultimately, trees and forests are intrinsically valuable for supporting ecosystem functioning in the region. However, they also provide incredible practical value and use to property owners. OF SUN, FUN & WARM MEMORIES AT CNIB LAKE JOE! Ever since CNIB Lake Joe first opened its doors in 1961, the dream of having a safe, accessible place where people with sight loss and their families could enjoy the magic of camp has been evolving and expanding. The incredible power of recreation and rehabilitation in a community camp setting has been life-changing for thousands of Canadians impacted by sight loss. The first Ontario summer camp for the blind was held in 1948 under the joint auspices of the Canadian Council of the Blind and CNIB at the Lions Club campsite at Ancaster. It proved so popular that CNIB arranged for two camp sessions the following summer. For the next 12 years, the camp hosted two tenday summer holiday sessions, attracting over 2,000 campers. By 1959, demand exceeded the space available, and organizers looked for an alternate location. Recognizing the life-changing role camp plays in the lives of people with sight loss, in 1960 CNIB, in collaboration with the Lions Family of Ontario and the Canadian Council of the Blind, purchased a small piece of paradise from the MacDonald family on Lake Joseph in Muskoka. The property came with a piece of Muskoka history: it was the site of an old Canadian National Railway/ Steamship departure point. Today, the boat dock is located where historic steamships departed to sail on Lakes Joseph, Rosseau, and Muskoka.

CNIB Lake Joe, originally known as the Canadian National Institute for the Blind Lake Joseph Adjustment Training and Holiday Centre, hosted its official opening celebration July 21, 1961, and formally opened its doors to campers on August 17, 1961. The camp continued to grow and flourish, making memories and in more than a few cases, changing the

The Great One, Wayne Gretzky and his father Walter Gretzky, were the philanthropic catalysts for the founding of the SCORE program (Summer Computer Opportunities in Recreation and Education) in 1985, to improve access to technology for teens who are blind, partially sighted or Deafblind. Over the years, SCORE has evolved into the Skills, Confidence, & Opportunities through Recreation and Education program, and in 2000, included CNIB Lake Joe as part of the curriculum. The program is now part of CNIB Learning Academy, a transformational program designed to prepare youth

Since 1991, CNIB Lake Joe has also been the home of the Lake Joe Yacht Club (LJYC), a community based, volunteer-run, non-profit sailing club, founded in 1967. With over 100 family memberships, the LJYC provides a great opportunity for local

The Lake Joseph community at large rallied together to help fundraise and rebuild the facility. The “Restoring the Spirit Campaign” raised nearly $8 million to transform CNIB Lake Joe into a new, fully accessible and safe facility where people with sight loss can participate in fun camp activities, and access life-changing experiences.

Joe Finley, a Toronto resident and Lake Joseph cottager, was a strong supporter of CNIB Lake Joseph Centre and a member of the Restoring the Spirit Campaign Cabinet. In 2009, Joe created the Blind Guys Tri Team, engaging blind and visually impaired athletes in sporting events across Ontario, including an annual triathlon at the CNIB Lake Joseph Centre. Joe passed away in 2010. In 2013, the road at the entrance to CNIB Lake Joe was renamed Joe Finley Way in recognition of Joe's commitment to live life to the fullest and give back one hundredfold – an inspiration to all to pursue life the “Joe Finley Way!” AN IMPORTANT MILESTONE CROSSED It seemed by 2011, the camp had come full circle, when special guest Walter Gretzky helped CNIB Lake Joe celebrate its 50th Anniversary and officially unveil the camp’s brand-new facilities. CNIB unveiled the "Walkway to Independence" and surprised some Lions with a special "Salt of the Earth" brick, honouring Lions who have made significant and meaningful contributions with their time and efforts to CNIB Lake Joe over many years. First introduced at CNIB Lake Joe in 2012, Camp Abilities is a goal-based athletic program modelled on the Camp Abilities program founded in New York, and now offered worldwide. The program focuses on athletic development, with participants receiving one-on-one coaching from instructors who help guide athletes to achieve their performance goals through specialized sports programs, like sailing or triathlon (swim, bike, run). CNIB celebrated its 100th anniversary in 2018, and CNIB Lake Joe, of course, was in on the celebration. One of that summer’s highlights was the CNIB Muskoka Clam Bake, featuring live entertainment from Canadian recording artists Miss Emily, Shawn Brady, and the Northern Sons. The CNIB Lake Joe Vision Team launched the Second Century Capital Campaign, to raise $3.2M to support the camp's capacity to serve people with sight loss for years to come. That same year, a donated boathouse was floated over from Lake Rosseau and installed at CNIB Lake Joe to increase opportunities for participants to get active through waterfront sports and activities.

CNIB LAKE JOE GOES TO THE DOGS! Ambassador Dog Willow joined the CNIB Lake Joe team in 2018. As a puppy, Willow travelled from Australia to be placed with a puppy raiser in the CNIB Guide Dog program. As Willow was not comfortable travelling, she had a career change to become an ambassador dog, partnered with a CNIB Lake Joe staff member to promote CNIB Guide Dogs. Willow's role is to raise awareness about guide dogs, introduce people to the benefits of guide dogs, recruit volunteer puppy raisers for puppies-in-training and connect with individuals who may be interested in sponsoring the program. In the summer of 2019, CNIB Lake Joe welcomed 30 handlers and their guide dogs – a record number of guide dog teams onsite at one time – from across the country for the Guide Dog AdvoCamp. Generously sponsored by Royal Canin, the event brought guide dog handlers together to network with their peers and strengthen selfadvocacy skills. In August, the camp also hosted “CNIB Muskoka: Taste of Country,” with host Joan Kelley Walker, live country music by Beverley Mahood and friends, a mechanical bull, spectacular fireworks – and much more. It was truly the event of the summer. Even though the camp, like everything else in the country, was shut down for the pandemic, 2020 marked the year that the Dining Hall and Lounge – the camp’s social gathering hotspot – got a facelift with an acoustic retrofit and brand-new ceilings to reduce noise and make conversations clearer. This was made possible from a generous donation from the Ontario Trillium Foundation and CNIB Lake Joe supporters.


In response to the COVID-19 pandemic, CNIB Lake Joe reimagined its programming, launching virtual programs under the banner CNIBLakeJoe@Home, featuring everything from coffee chats to arts and crafts, trivia sessions and campfire singalongs. In addition, Camp-in-a-Box was created for kids to enjoy at home. PARTYING WITH A PURPOSE The pandemic showed how friends of the camp were ready to step up for a great cause. “CNIB Muskoka: Dock-to-Dock: Party with a Purpose” made history as Canada’s first and largest socially distanced, synchronized dock-to-dock party. The celebration welcomed more than 350 “Dock Hosts,” donors, sponsors, and volunteers. Joan Kelley Walker, Rod Black, and a fantastic lineup of musicians featuring Beverley Mahood added star quality! This event was organized by the 2020 CNIB Lake Joe Fundraising Committee: Nancy Simonot (Chair), Tracey Burton, Tom Cross, Marie Hewitt, Helen Hunt, and Michaela Hutchison.

The event allowed CNIB Lake Joe to purchase new camp “Wish List” items and increase camp bursaries for next season. Along with additional funding from the Ontario Trillium Foundation, the event funded a new accessible climbing tower, which stands 32’ high with a 12’ wide climbing surface and leadingedge safety equipment. Installed by Challenges Unlimited, this tower will be a star attraction in CNIB Lake Joe’s new Adventure Zone. The year 2021 marks 60 years of fun, sun and friendships at the camp, with special celebrations planned throughout the summer. And while the pandemic is still keeping some plans on hold, one thing is clear: “Warm Memories and Bright Futures” is the theme for many years of fun at CNIB Lake Joe – past, present and future. In some cases, a corporation can be used to hold legal and/or beneficial ownership; the shares of the corporation can be sold or passed down to children or other beneficiaries, often without the need to pay provincial Land Transfer Tax. With proper estate planning techniques, the shares can sometimes be passed down to beneficiaries without the requirement to pay estate administration tax.

One thing is clear: legal and tax planning for your getaway property is becoming more and more important, particularly as the value of waterfront properties in cottage country continues to climb. It is imperative for you to discuss your current and future goals with a professional legal advisor like Hoos Law, to ensure you have a plan in place.

WHAT ABOUT TAXES AND LIFE INSURANCE?

ARE THERE DIFFERENT KINDS OF OWNERSHIP? There are actually many different ways to own your property, each with its own advantages. The property can be held in the name of the owner or owners personally; or it can be held in some other manner, such as through a corporation, or a family trust. In the case of personal ownership, if there is more than one owner, the property can be held as joint tenants or as tenants in common. The primary difference between the two is how the property transfers by right of survivorship on the death of the other joint tenant(s). While a right of survivorship is often desirable when holding title with a spouse,

METHOD: 1) Put the ribs bone side up and separate the tips from the rest with a boning knife. Remove excess fat and turn to the meat side. Cut between the membrane and the bone and grab a piece of the membrane. Slowly pull it away from the ribs. 2) Mix salt, pepper, garlic and two teaspoons of thyme to obtain a homogeneous compound. 3) Mix the mustard, apple vinegar, lemon juice and the remaining two teaspoons of thyme in a small bowl then whisk it to make a vinaigrette. Season to taste and pour in a squeeze bottle. 4) Pour the vinaigrette all over the ribs. 5) Place the ribs vertically in a rib rack and into a roasting pan and bake at 170°C (340°F) near the fire.

SERVES 6 INGREDIENTS:

• 2+2 tsps. thyme

• 2 whole racks of pork ribs

• 4 tbsps. mustard

• 1 tbsp. salt

• 4 tbsps. apple vinegar

• 1 tbsp. black pepper

• ½ lemon

• 1 tbsp. garlic powder

• ½ glass of lemon juice

6) When the ribs are golden, rotate the pan for even cooking. When they are golden all over, take the pan out of the oven. 7) When the meat is tender enough to almost fall off the bones, now it’s time for lunch! 8) Cut into 3-4 rib portions, dress with vinaigrette and garnish with chopped parsley.

Our ongoing series, Building A Dream, follows along as a family undergoes the complicated, sometimes frustrating, but ultimately rewarding process of designing and building their dream Muskoka cottage, and what we can learn from their experience.

In this instalment, we begin the process of deciding just what the dream cottage will be like, and all the many, many details that go into making it unique to your needs – which is one of the most rewarding parts of building any custom home, whether it’s a multi-room mansion, a modest bungalow, or anything in between. Having at least a rough sense of what you want your new cottage to include starts very early on in the process of design and construction – ideally, even before you buy the property.


One of the most logical – not to mention fun! – places to begin is by compiling a portfolio of images, whether magazine clippings in a file folder or an online Pinterest or Instagram account. Gathering a thick sheaf of images you like not only helps communicate your tastes and ideas to your design team, but it helps you yourself develop a focused eye for what you like and don’t like. Don’t worry if only one or two elements in a given image appeal to you, or even if there are things that you hate. (Actually, that can be just as instructive.) You may find that as you go along, your tastes evolve; that’s quite normal too. But the more pictures you have, the easier it will be to visualize your cottage and help the team bring your dream to life.

Your Way. Aesthetics, of course, are only one dimension of the hundreds – even thousands – of decisions that will go into creating your dream cottage. Right at the start, of course, you need to know how many bedrooms you’ll want; whether you prefer one or two storeys; basement or lower level with a walkout; and other basics like that. But that’s just the bare bones. There are other decisions, even at this early stage, that are just as fundamental. What kind of cottager are you? Do you see the cottage as your retreat from the world, to enjoy quiet time with family

and occasional guests, where you can relax, sit on the dock in the sunshine, read or snooze in a hammock? Or do you see it as a place to entertain friends every weekend, throw swim or boating parties by day and barbecues and firepit gatherings at night? Are you going to use the cottage all year round, or just in the summer and occasionally in spring and fall? Or do you see your country house as your retirement or principal residence, and plan to trade your city house for a small condo or apartment to use as a pied-àterre only when necessary?

Are you and your family very active and want lots of recreational spaces, like a tennis or basketball court, a dock with a diving tower, boathouse for a motorboat, Jet Skis and wakeboard, and a place for the kids to play? Are you a morning person who enjoys sunrises, or a night owl who prefers afternoon sunshine and great sunsets? From there, think about how you foresee spending your time in the cottage. That can help you visualize what kinds of spaces it should contain. Are you (or another family member) a passionate cook? Will multiple cooks share the kitchen to put together great meals, treating it as a form of entertainment in itself? Do you want a butler’s pantry

for extra food storage? Or do you prefer simple meals or takeout? Will you be spending most of the day outside, or like to stay inside as well, in a home office, TV/audio/home theatre space, or stretched out on the couch reading or napping? Do you like the idea of an open-plan, where everyone gets to spend time together, or more defined rooms so that family members can be alone when they want to? Are there small children in the family? (Grandparents may like the idea of a private wing, where they can tactfully enjoy some peace and quiet when the grandkids are visiting.) Another major decision you need to

make right at (or close to) the beginning is budget. Schedule a meeting with your financial professional for advice; consider being pre-approved for a mortgage or building loan, to find out how much you can afford. Be sure to plan for unforeseen expenses, which almost always happen in any construction project; set aside at least 10%, and more if you can manage. Once you’ve made these early decisions, start thinking about what the cottage will look like and how it is oriented on your property. Both your architect and designer can be helpful in advising you, but there may be certain views or features that you really loved when you first bought the property, or a certain design or architectural style that


appeals to you. But equally important considerations might include where you want to place rooms in relation to the sun or the view – for example, a great room that frames a perfect sunset over the water, or a principal bedroom with a beautiful view of woods or the sunrise. Now that you’ve thought about all these questions and built up a portfolio of images of how it will look, you and your design team are ready to begin creating a plan. You’ll formulate an idea of where rooms should go, how they relate to each other and to the outdoors, and what day-to-day life will be like there. Once you see a plan down on paper, even if it’s just a rough sketch (or what’s called a “bubble plan,” with circles representing rooms, their relative sizes and relationship with each other), you’ll begin to get a sense of what your new home will feel like. It’s surprising what even these preliminary sketches can reveal: the best placement of closets or bathrooms, and even such seemingly small details as where you should put electric outlets or ceiling fixtures. Slowly but surely, your dream is starting to take shape. In our next instalment we’ll begin deciding on the many details and specifics that will make it perfect for your family. We’ll also check in with our homeowner and his family, who have been going through this process themselves, and get a glimpse into how their dream cottage is starting to come together.

fter a year indoors, it’s no surprise that Canadians are beyond ready to get outside. Whether you’re a Bear Grylls-esque hiker, or glass of wine on the patio in your yoga pants kind of outdoorsy, all of us are craving some of that, sweet, fresh summer air. Naturally, we flock to cottage country. Regularly, summer nights up north are spent with friends - dinner parties, camp fires, boating. Hosting at the cottage is

truly an art to be mastered. But in a world of restrictions, lockdowns, and ever-changing rules, how do we do so safely? Well, we get creative! This year, entertaining is going to require a little more preparation than usual. But, you’re already a stellar host, and with our help, you’ll truly become the hostess with the mostest. Welcome to our guide to entertaining safely this summer.


Keeping It Clean The first thing to keep in mind when planning a small gathering is cleanliness. No, I don’t mean precise vacuum lines satisfyingly engrained in the carpets, sparkling kitchen countertops, or meticulously karate-chopped throw pillows. Those are all bonus points, but your guests can’t appreciate them from the outdoors. This summer, cleanliness is all about hand washing. Setting up a hand washing station outdoors is imperative for safe entertaining. An area reserved for hand sanitizer, paper towels, soap, and a garden hose is really all you need to cover your bases. When your guests feel clean and germ-free, you’ll all be able to relax and safely enjoy each other’s company.

Drinks & Apps With everyone clean and healthy, drinks and apps on the dock are a favourable way to start your afternoon. It’s one of those summer essentials that are still doable this year, so long as we do the proper prep. Your guests will be blown away by the thoughtfulness and creativity you’ve (figuratively and literally) brought to the table. The secret to keeping this gathering safe? Individuality! Everyone gets their own servings, and they’re all served contactless. The night before your guests arrive, ensure you’re stocked up on skewers,

glassware, and plates. Appetizers like individual shrimp cocktails in a jar, skewers of veggies, and little baggies of popcorn are all options of snacks to serve your guests, that prevent sharing and cross-contamination. If you have little ones around, you can include them in the fun by investing in disposable cups and markers. Kids can write individual names or fun designs distinguishing each cup for the guests. Even sans kiddos, decorating and labelling plates and cups is a fun way to satisfy your inner child.

The important thing to keep in mind is ensuring your guests all live in the same household. You don’t want to be gathering multiple households quite yet - hopefully by next summer! Having one other household in your bubble can be safe, so long as social distancing is maintained. When your guest list is sorted, simply set up two tables. If available, place a smaller table between the two to allow for more space. Then, get creative in the kitchen! If wanting to serve dishes on a platter, make one per household. Desserts can be served in fun individual portions - cupcakes, fruit skewers, or even a mini chocolate mousse will safely satisfy your tastebuds.

Begging For S’more No cottage trip is complete without a campfire. Ditch the big communal bag of marshmallows for smaller, individually portioned s’mores kits! S’mores kits can be crafted affordably, and are seriously adorable treats for you, your family, and your guests. Include chocolate, graham crackers, and marshmallows. Label or decorate the box for each guest, and tie to a roasting stick. You can make similar boxes filled with other goodies like popcorn, veggies, and chips, so your guests have a variety of options to choose from. Your guests will be begging for s’more!
