In the twilight world of Reef Boutique’s aquarium gallery and showroom on Dufferin Street in North Toronto, double rows of fish tanks line the walls. Some, with bright-white lighting, recreate a shallow-water reef. Others, pulsating with iridescent coral, emit a dimmer, cooler, nearly ultraviolet glow that emulates a deeper-water environment. I recognize the clownfish, familiar as Disney’s heroes of Finding Nemo. The three white vertical stripes on their orange bodies evoke the colour blocking of a Commedia dell’Arte harlequin costume. I spot another saltwater-aquarium favourite, the tangs, with broad sail-like fins and pouting, bee-stung, Botoxed lips. As shop owner Colin Johansen, a hard-driven young entrepreneur with close-cropped, salt-and-pepper beard, explains, “The clownfish we carry, with their wicked and unique patterns, don’t exist naturally in the wild; they’re a man-made animal.” They were bred specifically for the aquarium hobby to provide clients with rare and unusual, sustainable pet options. Reef Boutique doesn’t carry the wild-caught kind. “Somebody on the other side of the planet in the Indian Ocean collects them from the reef with a net, puts them on a plane and flies them 30 hours across the planet in a little Styrofoam box. It’s more ethical, and healthier for the fish, to avoid this stressful process,” he says.

Then he points proudly to a familiar yellow fish in another tank. “It’s one of the first tank-born yellow tangs on the planet, and the first recorded in Canada. It cost me more than an ocean-collected specimen, but it’s such a prestigious fish to own. It still gives me goosebumps. This is the hobby’s future. It feels better. It’s like keeping a wolf versus a German shepherd, which, outside of specialty programs, belongs in the wild.” He shows photos he snapped during a recent visit to the sustainable farm in Bali where he sources ocean-farmed coral. “The more I scuba-dive and research the animals, the more I feel for them. I’ve never ordered from the Philippines or anywhere else where they are suspected of heavy use of dynamite and cyanide for fish collection.” Colin’s knowledge of saltwater aquariums and his passion for stocking them through sustainable fish capture has attracted a loyal base of well-heeled clients who think of him as “the” trusted 22 FALL 2017 ■

expert aquarium designer in Toronto. He designs, builds and installs tanks in higher-end homes. After installation, he and his team return regularly to service and maintain the tank. “You want an awesome tank that will grow into a large, beautiful, living reef structure, no problem. Reef Boutique will create your aquarium package and ensure its success.” He grew up in Ajax, ON, and studied aquaculture at Sir Sanford Fleming College in Peterborough, then worked as an arborist and cable-puller before studying operations management at Durham College in Oshawa. “I didn’t want to do fish for my whole life,” he says, “wondering what it would have been like to be a bartender,” which was a career he briefly pursued in Australia. But with all that out of the way he felt free to pursue his life’s passion. Colin comes by it naturally, thanks to early years growing up on the coasts of Africa and Indonesia, where he spent much time exploring vast, wild shore reefs. “It’s not necessarily aquariums I’m in love with, but the ocean and all its wonderful creatures.”


What motivated him to create Reef Boutique nearly five years ago? He saw a gap in a growing market. Aquariums had become one of the fastest-growing hobbies on the planet, with high-end reefs gaining in popularity. Although the city had a lot of aquarium shops, he wondered where an enthused customer could go for more than a basic retailer’s opinion of what was needed. “I’m one of the only installers with a showroom, who supplies his own fish. I deliver them and take full responsibility for their health. We’re an extreme specialty company. Everything is custom-tailored for you. You can have a pair of seahorses in the kitchen or a vibrant living coral reef in the office,” he says.

“Reef Boutique will create your aquarium package and ensure its success.” For $5,000, “You can branch into easier-to-keep coral and fish,” in a 90-gallon, production-line aquarium and stand, “a very nice lighting system,” he adds, and a custom sump, the subsidiary tank where the water is released, aerated and passed through canisters for mechanical and chemical filtration before returning to the main tank. There’s no cookie-cutter, one-size-fits-all formula. Rather, he says, “Each tank will have a unique set of issues, depending on budget, space and the environment it’s built in.” For instance, one tank in his boutique has a profusion of lacy green algae that FALL 2017 23 ■

By night, however, the plants release carbon dioxide, which turns the water slightly acidic. “What if we increase the agitation on the surface? That will release the carbon dioxide, creating a balance,” he says. Maintaining that balance is more complicated in aquariums that mix fish and coral because coral prefer cooler water and don’t respond well to medication. “A fish-only tank is like owning a dog; a coral-reef tank is like having a child. You can’t turn your back on it,” he quips. In engineering, redundancy is the duplication of critical components, such as the triple backups for hydraulic systems controlling wing flaps in commercial aircraft that reduce the likelihood of a catastrophic failure that would cause a plane crash. Colin believes in redundancy, starting with a generator to cope with power failures. “Don’t put all your eggs in one basket,” he advises. “We will have two or three different overlapping ways to keep your tank clean, to create a buffer. 24 FALL 2017 ■

You want an awesome tank that will grow into a large, beautiful, living reef structure, no problem. “If, suddenly, the day before you take the kids to Florida, a pump breaks and in 15 seconds your tank goes from ultra-clean to massive pollution, your personal experience with aquariums will be poor. You’re going to tell your neighbours, ‘It’s expensive and everything died.’ That’s not a good model for growing my business.” Indeed, he intends his aquariums and their rich inner life to last longer than 20 years. “I don’t want to build something big, cool, flashy and let’s hope it’s alive next month. You wouldn’t treat the family pet that way.” He recently built two double-sided eight-foot-long tanks. The first installation juts out, peninsula-like, into a living room. The other is set into the wall between the client’s office and family room. “It

overlaps fish and coral to the extreme,” he says, necessitating a “huge, extravagant” custom-built filtration unit that reminds me the first time I saw what was under the hood of a Ferrari!” “That’s a good point,” he says. “If a customer asks for a big extravagant tank in their front foyer, I’ll remind them that they’ll only get to walk past it. Ideally, the aquarium should be part of the living space, where it can be appreciated on a regular basis.”

I

Harbord Village’s Piano Piano Raises Italian Home-Cooking to New Heights

t’s 4:30 on a Thursday afternoon. I’m seated at a table in Piano Piano, on Harbord Street just west of Spadina, awaiting my hosts, soaking in the atmosphere. Things have changed a bit since the restaurant was known as Splendido, the jumping-off point for Chef David Lee and his partner Yannick Bigourdan, under the guidance of hospitality godfather Franco Prevedello. The trio sold the place in 2009 to a transition team and moved on to establish the exceptional Nota Bene on Queen Street West. By 2013, Head Chef Victor Barry had assumed ownership of Splendido. Three years later, he regretfully ended its run, and turned the venue from a high-brow dining spot into a neighbourhood-friendly eatery specializing in Italian “home-cooking” – pasta, grilled meats and pizza.

He soon partnered up with his lifelong friend and fellow high-school rugby teammate, Brendan Piunno, with Barry supervising the kitchen and Brendan taking over the frontof-the-house. The restaurant was re-branded Piano Piano, after the old Italian saying, a favourite of Prevedello’s: Piano, piano va lontano (“Slowly, slowly we go further”). According to Barry: “That’s the dream… that if we slow down, take time to enjoy one another, great food, great wine, then we all move together further as a family.” Both Victor and Brendan appear to have taken this maxim to heart. They are slow to arrive, keeping me waiting 10 minutes past our appointed interview time. I don’t mind. It gives me a chance to look about and admire the spacious, 14-ft.-high chandeliered ceiling, the wide stretch of barrel vaulting over the south-side front reception and


piano, piano va lontano bar, echoed in a long archway over the western wall’s seating. I sit on an opposite banquette, behind a running series of super-tall mirrors that extend the 3,000-sq.ft. space even further in the imagination. To the north stands an open servery that allows guests to follow the wellchoreographed progress of their meals. The restaurant is open seven days a week and seats 100 comfortably; 150 for a stand-up cocktail reception. For private functions – corporate events, wedding parties and family reunions – the downstairs Piccolo Piano Room can accommodate nearly 30 guests. Kids can entertain themselves in the Piccolo Corner Room to one side, filled with a couch, a bookcase, games, a huge chalkboard, and an old-school Pac-Man machine. A special nutritionally suitable kid’s menu is available, and adult family members are given the option of eating the Italian way, with large platters of food placed down the centre of the table.

I am just making a note about the exterior’s explosive floral fresco, so eye-catching on a staid Toronto street, and the way the restaurant’s overall black-and-white interior is subsumed by hot flowered wallpaper and strongly hued bouquets on every table, on the room’s central service island, in the posy patterns of the waitstaff’s aprons, even the entryway’s art installation of floral ties, when Brendan and Victor arrive, all smiles. They apologize. They were busy taking care of something across the street, in their new Frenchthemed bistro, Cancan. We start the interview with questions about their early lives – what took the two of them from their teen years, hanging out together in Niagara-by-the-Lake to respected food-service careers in Toronto? Both reminisce about throwing dinner parties for their school friends when Victor lived on McNabe Road in Niagara-on-theLake, which led to their very first paying gig: a dinner party for a neighbour.

What appealed most to Brendan, now 33, was a mutual love of people and food. This led him to jobs in the hospitality industry, laddering his way up from restaurant dishwasher and busboy to front-of-thehouse manager at Splendido’s. “I’m a people person,” he says. “I love making people happy.” He credits Yannick Bigourdan for “teaching me everything I know about treating customers like they’re guests in my home.” Part of his job is ensuring this knowledge is passed on to Piano Piano’s staff, whom he calls “incredible.” For Victor, 34, it used to be all about the “adrenaline rush” of the kitchen, formed early on when he started working as a teen in his Uncle John’s pizzeria, and continuing through jobs ranged across the globe, from England to Australia to BC, that “satisfied the gypsy in me.” Now, after planting family roots in Toronto’s Harbord Village and opening his second restaurant, he says he’s

enjoying the business side just as much, and has a terrific back-up in Piano Piano Chef Ali Grundman. Victor’s Italian ancestry lends him a deep understanding and love of Italian food. “It’s the number one ethnic food in the world,” he says, qualifying this by joking that the region of Italy he specializes in is “New Jersey,” by which he means North America has added its own spin to Old World dishes. Pizza here tastes slightly different than it does in its country of origin, and that’s just fine with Victor, whose vanity licence plate reads

“PizzaPie.” He boasts his restaurant serves “the best Neapolitan pizza in the city,” cooked in just 90 seconds at 900⁰ in a hand-crafted, wood-fired oven. To make good on this claim, the guys treat me to a glass of Zaccagnini Montepulciano d’Abruzzo wine and a Pretty Woman pizza, crafted from fior di latte, tomatoes, capers, parmigiano cheese, black olives, red onions, anchovies and Sicilian oregano, with a smoketoasted crust. The dish is as colourful as its surroundings and twice as luscious. The side order of bucatini carbonara

they also offer me is to die for – distilled to deliciousness, with an ultra-creamy egg yolk-and-cheese sauce, chunks of pancetta, and custom-made pasta from their local supplier, Famiglia Baldassare. To my regret, my family never ate dinners like this. But that’s the wonderful thing about Toronto – being able to find a restaurant like Piano Piano that feeds you like family and treats you, well, let’s just say better than most real families do. FROM RUSTIC TO REFINED, MUSKOKA GRANITE’S STRIKING BEAUTY ROLLS INTO THE CITY By Iris Benaroia

ost cottages up north sport ubiquitous features: canoe decor, pine-panelled walls and fireplaces made of local Muskoka rock. You can also find that beguiling rock seamlessly integrated into walkways. Chances are if those steps were built out of a chunk of the Canadian Shield before 2012, they were likely processed in Quebec. “It was then sliced like a loaf of bread,” says Seth Rudin, before being shipped back to Ontario to eventually end up as someone’s steps. That process sounds arduous because it was. “There was always a supply and demand problem with granite,” says Rudin, whose Gravenhurst-based Muskoka Rock Company supplies stone to the trades and who uses the term rock and granite interchangeably. “There were few quarries in Ontario and the only way to historically get that granite was through the traditional hand-split process using chisels and hammers.” (Which is essentially like trying to uniformly slice 500 loaves of bread by hand, instead of with a mechanical slicer.) The idea to modernize the Muskoka granite production system happened in 2012. That’s when the local families of the Muskoka Rock Company began processing the granite in Ontario.

Today, Muskoka Rock operates a number of quarries throughout Muskoka and a production facility in Gravenhurst. (You can actually pick out your stone right from the quarry in person.) For homeowners, this makes the quintessential Canadian material – with its rugged beauty and earthy colours – readily available. Good looks aside, stone, whether it comes from Muskoka or Monikie (in Northeast Scotland), has long been revered. It’s waterproof, easy to maintain, durable and has serious longevity. (Just think of those ancient fortified castles.) Acclaimed midcentury-modern architects like Frank Lloyd Wright and Richard Neutra knew this all too well, and liberally used natural rock for building façades and their interiors to achieve a kind of unfussy beauty. No longer solely the domain of retreat properties, granite now has some downtown cred. For his part, Rudin is excited to see the rock increasingly used in city settings – and not just for landscaping. “We’re now doing considerable indoor work, and we have much more contemporary stone in greys and darker

colours that lend itself to today’s builds,” says Rudin. He lists showers, spas, countertops and wine cellars as places he’s seen the rock installed to exquisite effect. “And we’re doing flooring, where we cut stone to a half-inch thick, which makes it nice and smooth to walk on.” Rudin also points out “the same architects and designers of beautiful high-end homes in Muskoka are bringing the same feel to the city using rock.” One such spectacular project by the architect David Small just wrapped up in Mississauga and showcases the rock as a stunning foil to wood and glass. The airy dwelling boasts more than 4,000 square feet of stone. Six commanding columns wrapped in grey-black-tinged granite rise from the basement to the top of the second storey. The floor-to-ceiling fireplace in the family room is covered in rock, and it also cloaks the wall behind the staircase that stretches up three storeys from basement to top floor.

“The architect wanted to reflect the stone exterior inside. Carrying it indoors creates a greater impact. Outside, the granite can be found as an outline to the garden walls and incorporated into the landscape,” notes Mike Pereira, the Mason behind Greenstone Fine Masonry, who completed the job in three months and who clearly loves what he’s been doing for the past 18 years. “When I’m working with stone, I always feel like I’m taming the beast,”

Pereira waxes poetically. “I take something rough and jagged and make it smooth and pristine and appealing.” Pereira’s meticulous work in the Mississauga home (and elsewhere) is markedly different from the rough and irregular boulder fireplaces heating up cottages up north. “In this project, every stone has been measured and checked to see that the shapes are completely square, so they’re neat and straight and fall into place,” says Pereira, who notes “granite also has a beautiful colour range that doesn’t fade like limestone does.” The iconic piece of Canada’s topography – truly a rock-star material – that is migrating into city homes, has both Rudin and Pereira overjoyed. As Rudin puts it: “That we’re able to supply this unique Canadian product in the city where it wasn’t available in a large-scale way is super exciting.”

What’s your idea of the perfect escape? Golfing on a world-class course, cooled by mild ocean breezes? Fox Harb’r, Tim Hortons co-founder Ron Joyce’s golf and leisure paradise on 1150 acres and 5 km of Nova Scotia’s scenic North Shore facing Prince Edward Island (on a clear day, you can see the PEI shoreline and the blinking lights of Confederation Bridge across the water), offers both executive-suite and townhome rental accommodation, and a gated community comprising fully furnished fractional- and full-ownership homes; there are also a number of custom building sites available. This fall, sales begin on a new community of smaller townhomes, with all the perks the resort has to offer. Fox Harb’r’s founding is a classic local-boymakes-good tale. Ron Joyce was born and raised in near-poverty by a single mother in the nearby village of Tatamagouche. He left for Hamilton, the story goes, with just $5 in his pocket, and rose to join Tim Horton as a partner and the first franchisee in Horton’s then modest coffee shop business. After Horton’s untimely death in a car accident in 1974, Joyce went on to parlay it into a multi-million dollar enterprise that, after a few ownership changes, today has nearly 5,000 locations. Joyce had already used his good fortune to help his small Nova Scotia community, particularly in the area of educational

grants. When he saw this large tract of undeveloped oceanfront property in 1987, he first conceived it as a golf course, with a landing strip for the small planes he loved to fly. But it wasn’t long before something more elaborate began to take shape. Fox Harb’r opened in 2000 as a high-end golf and vacation resort, with a residential community on the grounds for cottagers and a few year-round residents.

Fox Harb’r’s main claim to fame, of course, is its beautifully groomed golf course, designed by world-renowned course designer Graham Cooke. A few years ago, the club added a nine-hole “executive course” and another nine-holer is in the planning stages for next year. What makes the course special, apart from the gratifying challenges it poses to expert and novice alike, are the views: every hole has a unique view of the sea or the course’s serene, park-like grounds.

But with so much beautiful Nova Scotia real estate to roam around on, there’s more than enough for non-golfers to enjoy as well. The resort offers a host of year-round activities, from warm-weather pursuits such as tennis, horseback riding, fishing in its private stocked trout pond, boating, clay-shooting, hiking and biking trails and more, to skiing or snowshoeing the property’s 13 km of groomed trails in winter. The clubhouse has a formal dining room and a casual lounge and patio downstairs, a pro shop, junior Olympic-size pool and therapeutic pool, and a fullservice spa next door. And there’s always something going on: an old-fashioned

Maritime kitchen party, speakers and other special events, even the occasional bonfire and cookout on the beach. One of the prime attractions of the resort is its spectacular cuisine. Chef Shane Robilliard felt strongly about earning Ocean Wise certification for Fox Harb’r, meaning that all fish and seafood served there is sustainably harvested. “It’s not widely known in this region yet, but it’s extremely important to me,” he said recently, “especially with the difficulties the province has faced with the collapse of the cod fishery; and now other forms of seafood are threatened as well.” In

addition, virtually all vegetables served in the dining room are grown on the property and certified organic. Even the floral arrangements are grown on the grounds. Ownership offers you full access to resort amenities, including course membership, discounts in the dining room and spa, and free access to virtually all activities. Harb’r Stone Village, the existing community, features single-family homes and townhomes, plus a choice of half-acre lots available for custom building to your specifications ($195K to $385K). The private homes already built range in price from $788K to the sumptuous Douglas


fir-beamed Edgewood (Tiger Woods stayed there when he played the course a few years ago), at $1.6 million. Townhomes offer whole (year-round) ownership, or fractional ownership of one week in four or two weeks in eight. All are furnished, right down to the dishes and cutlery; you need to only pack a suitcase. The townhomes are, on average, 2,800 square feet on two levels; each features three bedrooms, two living spaces and beautifully finished kitchens. Prices compare favourably with Ontario cottage country, especially when you consider that the properties are maintained and secured year round by resort personnel: fractional ownership is about $170K, with full ownership ranging from $539K to $699K.

“One of the prime attractions of the resort is its spectacular cuisine.” The newest venture is Marina Landing, which will be built on a site overlooking the marina. It will feature 12 smaller homes in the 1,750 to 2,100 square-foot range, steps from the water’s edge. Says Fox Harb’r sales manager Eric Lum, “They’re perfect for empty nesters or vacationers who want a smaller home, but with all the attractions Fox Harb’r offers.” Sales will begin after Labour Day, with occupancy planned for late 2018 or early 2019. The District of Muskoka has often benefitted from its geographic location, boasting beautiful natural vistas from the coast of Georgian Bay to the western edge of Algonquin Provincial Park, but recently the area has found itself highly sought after because of its placement north of the Greater Golden Horseshoe (GGH) – and outside of a new tax. Thanks to the Ontario government’s new Fair Housing Plan and a foreign buyers tax, Muskoka is quickly becoming the location of choice to invest in Ontario real estate if looking to turn a profit.

MUSKOKA IS QUICKLY BECOMING THE LOCATION OF CHOICE TO INVEST IN. As housing prices continued to climb to staggering heights throughout Southern Ontario, Premier Kathleen Wynne and the provincial government attempted to curtail the foreign buyers market by putting into effect a non-resident speculation tax (NRST). In other words, any corporations and individuals outside of Canada looking to buy up homes were hit with a hefty 15% tax on all purchases of residential property. The NRST was focused on the GGH area – which includes Brant, Dufferin, Durham, Haldimand, Halton, Hamilton, Kawartha Lakes, Niagara, Northumberland, Peel, Peterborough, Simcoe, Toronto, Waterloo, Wellington, and York. Muskoka, sitting safely north of Simcoe, is not part of the NRST tax, making this naturally gorgeous district even more attractive to potential buyers, both domestic and foreign. It was a cool day when the NRST came into effect on April 21, 2017, the weather almost prophetic to the impact the new tax would have on property sales. The hot market the Greater Toronto Area (GTA) had been experiencing for months began to dip and within the first 30 days of the NRST announcement they saw a 26% decline in sales, reported The Globe and Mail on May 25, 2017. But it’s not just the GTA that is hurting. Some communities—like Newmarket, Markham, and Stouffville – saw declines of more than 40%. Richmond Hill experienced the most drastic drop suffering from a 62% decline in property sales. As the full impacts of the tax are still being learned in the south, the story is a lot different for sellers in Central Ontario and the Muskoka district. While homeowners in the GTA dash to their agents to try and cash out, Muskokans are basking in an actual rise as many investors turn their attention – and their chequebooks – to the northern region. “The traditional kickoff to cottage season is just starting,” says Ray Dickson, Broker of Record for Cayman Marshall International Realty Inc. “We are definitely not seeing any slowdown like the areas under the NRST.” Buying and selling in Muskoka is as fervent as ever. Dickson says Muskoka is actually seeing an increase in the number of properties being sold as well as a rise in sold prices between April 20, 2017, and May 25, 2017, compared to last year’s numbers

during the same period. “We are seeing an increase of 34% for the number of sold properties.” It’s not just the amount of properties being sold, either. While GGH cities are seeing multiple offers on properties dramatically drop-off, with homes being conditionally sold instead of firm offers with no conditions, Muskoka is experiencing an increase in multiple offers and a healthy seller’s market. Properties are being sold with no conditions and spending far fewer days on the market, often being sold within only a few days. Many homes, to the delight of sellers, are actually sold on the first day they are listed. “We’ve had an increase in sold prices of over 14%,” Dickson says, comparing the data from 2016 and 2017. With many foreign buyers looking for new ground to invest in, the data shows that now may be a good time to consider selling if you’ve been thinking about it.

Though May’s 2017 sold property numbers are 4% lower than last year’s, Dickson isn’t discouraged at all, pointing out the stats were taken 5 days before the end of the month. “We anticipate by month end to see an overall increase compared to last year.” The mood of the property investment market in Ontario is in a moment of flux. Despite huge price increases throughout March, this new tax has soured investors on the GGH. If the trends continue, Muskoka may soon find its sales reaching new highs as foreign investors turn their attention northward to the greener prospects of a thriving cottage country. Our achievements are modest and our company is still adolescent in the grand scheme of things. On the other hand, 5 years in a business that is rapidly changing and evolving is an achievement that we can be immensely proud of! It means that we have established ourselves – in fact, what we have done is build one of the largest Independent Brokerages in Ontario and certainly the fastest growing.

From our humble beginnings in 2012, we now trade in excess of $200 Million per annum with our new goal to hit the $300 Million mark for 2017. Last year while considering this editorial I was watching a children’s movie called “The Jungle Book” and I was inspired by this quote: “For the strength of the Pack is the Wolf, and the strength of the Wolf is the Pack.” This seemed to say what I was feeling perfectly. I could have never accomplished all of this on my own and this business is truly fun and rewarding when you surround yourself with people that have your back and share your victories.
