eal estate remains Canadians’ strongest investment option
Real Estate, both personal and commercial, has always proven to be one of the strongest investment choices that Canadians can make, particularly in recent years. About half a decade ago, financial planners and advisors were in search of a strong investment option for clients that could yield high returns that didn’t cap at 2% per year. The epiphany they encountered was Real Estate. Real Estate can provide investors with both long-term or short-term profit opportunities depending on the goals of the buyer. For those looking for a quick turnaround, “flipping” a home or purchasing a rental is advisable. For those looking for a more long-term investment, buying in areas that will be desirable to development investors would be the best decision. Development investors are in search of raw land near major cities and highways that they can turn into residential communities or commercial properties. Some advisors estimate a 50% return on these types of sales.

In Burlington, Oakville, Mississauga and Toronto the price of homes has continued to grow steadily for the past decade making them all attractive destinations for Canadians interested in Real Estate. For March 2016, the average price of a home in Oakville was $1,027,834 up from $823,064 in the same month the year before. The REALTORS® Association of Hamilton-Burlington reported a total of 1,482 sales for March 2016 which is the highest the region has every seen. Total number of sales in Mississauga is up nearly 30% from 2015, and Toronto saw nearly 100 homes sell for over $2,000,000. It is safe to say that investing in these areas would yield buyers with strong returns. The luxury sector of the Real Estate market has not seen the same increases in 2016 as other areas. Homes in Burlington, Oakville, Mississauga and Toronto priced above $2,500,000 have not risen as drastically as homes less than $2,500,000. With this in mind, now is the opportune time to buy if this is the market you have been browsing in.

Investing Doesn’t Have To Be Risky Business:
Mortgage Investments may just be the key to greater security and greater returns By Nneka Onwualu
Choosing the right investment strategy can be daunting, even for the most financially savvy and experienced investor. Building a portfolio through stocks, bonds or equity doesn’t always offer tangible security. Seasoned and new investors are looking for a way to maximize their investment returns with balanced risk. They are frustrated as they are not seeing their money grow at the pace they want without having to resort to riskier investments for long periods of time. For greater security and a typically higher return on investment, those looking to diversify or grow their portfolios may just find that mortgage investments are the perfect solution to their investment needs. “Mortgage investments have become a very sought after investment

vehicle over the past several years and have been a successful investment vehicle for decades,” explains Carmen Campagnaro, President, Pro Funds Mortgages, a niche investment brokerage based out of Burlington, Ontario. As for the security of your investment, the loan amount of a typical private mortgage does not exceed 80% of the appraised value of the property. “An 80% loan to value investment provides good assurance that there is enough equity in the property to pay the investors back when the property is sold or refinanced. This is your security,” says Carmen. For private project development lending, loan to value ratios can range from 65% to 90% throughout the duration of the project. These projects involve an active management team to always ensure these adequate ratios are maintained.
So how do mortgage investments work? In a mortgage investment, real estate is the collateral/security. When an individual invests in a mortgage, they will be secured by a registration on title prepared by a lawyer along with a contract that legally requires the borrower to repay the investment along with a specified interest rate. This provides a level of security for the investor knowing that if there ever was a default, the investor would have a recourse strategy and the ability to realize on their investment by selling the property.

But the influence of the equine is not reserved solely for frolic, fashion, fantasy and sport. The vocabulary of equestrianism has informed literature and vernacular, art and artistry. From idioms to colloquialisms, allegory to parable, symbolism to science, the horse is a part of our every day. Its diction is the apparatus of poets, a contrivance of novelists. From the first examples of parietal art to contemporary film, visual art has found the horse a staple, a symbol, a representation that speaks to its cultural significance, universality

and secularism. We were not around the first time a song was sung, but it would not surprise us if the lyrics evoked the equine. An entire genre of music revels in the horse. The equestrian is more than sport or beast. It is a cultural signifier with few peers. You can join the equine world by appropriating its style or becoming a rider, but to fully luxuriate in the culture is an experience unto itself. Ontario’s breeders have given the world some of its most celebrated and accomplished horses. The Canadian Thoroughbred Horse Society of Ontario represents all the racehorse breeders in the province, a governing body of sorts. This September 1st they feature their marquee event, “The Annual Yearling Sale,” a feature for horses a year old that their breeders have brought to market. On its eve they host the “Sales Stakes Event”, an exclusive gala where they showcase graduate horses from their program who have raced competitively and won awards for their efforts. But

An inside look at the historical landmarks within the Greater Toronto Area.
One of the biggest reasons that Canadians travel abroad is to experience and indulge in the luxuriant histories of other cultures and countries. Europe in particular has a tourism structure built around capitalizing on its various landmarks with historical significance. For those of us who excelled in history class becoming overwhelmed with enthusiasm when learning of days past, we would dream of one day laying eyes upon the Sistine Chapel or wandering the Great Wall of China or perhaps gazing upon the Mona Lisa in the crowded Louvre. And while Vatican City, Dandong and Paris are all worth visiting within your lifetime, many fail to realize the rich history that lies right in our own backyard. The Greater Toronto Area is layered with history. Our landscape is speckled with landmarks that house the stories of our cities’ pasts and continue to help shape their futures. These monuments of historical significance have grown into captivating tourism havens for both local and foreign visitors alike. The Alton Mill, nestled in the rolling hills of Caledon, for example, was originally built in 1881 and went through an extensive restoration process in the ‘90s. Today it’s a haven for Canadian artists and art collectors. Toronto’s Casa Loma is known all over the world for its unique architectural design. Similarly, the Dundurn Castle in Hamilton, ON is a historical, neoclassical mansion that boasts 18,000 sq. ft. of impeccably kept grounds to explore. The Hart House in downtown Toronto is one of the world’s first and most beautiful student centres to ever stand. Lastly, in a Canadian city that is abundant in historical value you will find Chelster Hall, Oakville’s modern day castle. This 38,000 sq. ft. home was completed in 2006 and is one of the nation’s largest and most awe-inspiring estates. Each one of these mesmerizing buildings has a story to tell each of its visitors that unfolds as soon as you step inside their magnificent doorways.
The Jewel in the Crown of the Greater Toronto Arts Scene The Alton Mill, also known as the Beaver Knitting Mill is an industrial stone complex built beside Shaw’s Creek right in the heart of Alton Village in Caledon, ON. The complex is comprised of two main entities, the two-storey mill and the three-storey water tower. Industrialist William Algie, who was affectionately known as the “free thinker”, established the Alton Mill in 1881. Today, it remains the longest-running waterpowered mill on the upper Credit River system as it remained in operation until 1982. In 1988, the mill was acquired by Jack Grant, entrepreneur, social activist and founder of Seaton Group, a land developer that works in small towns near the Greater Toronto Area. Canada was suffering at the hands of a recession in the ‘90s, and the highest offer the Grant family received for the property was a mere $150,000. Their real estate agent advised them to tear the building down as the land beneath it fetched a higher price on its own. Jack and his two sons Jeremy and Jordan, who had taken over management of the company at the time, had a devotion to the building that was unyielding. They were not prepared to give it up so easily. They developed a plan to turn the structure into a unique blend of art studios, workshops, galleries, offices for creative individuals, specialty retail, special event space and a restaurant. With all the
elements in place, this revitalization would a become tourist destination and breathe life back into the Alton Mill. Construction began in 2006, and continued through to spring of 2009. The project was extensive both physically and financially. Restoration included preserving stored energy already inherent in the existing building and adding more modern energyconservation features to help the Alton Mill be not only attractive, but more sustainable than ever before. While the original budget for the project was exceeded, the Seaton Group saw this project as one with long-term benefits that could not be measured in dollars. The restoration and conversion to the Alton Mill Arts Centre has been recognized with National and Provincial local awards. Today, the historical landmark hosts many art exhibitions and cultural activities as well as special events such as weddings, anniversary parties and corporate events. The Alton Mill is proud to be one of the most popular Canadian venues for both young and more established artists. Open year-round, this historical gem is used to showcase regional artists and provide visitors with the opportunity to support them by purchasing local artwork. The centre also offers a café and a number of different classes and workshops that visitors can take in various art forms, including painting, drawing, encaustic and pottery.

64,700 sq. ft. Gothic-Revival-Style Estate in the Heart of Toronto There are few things as magical as a castle. When you’re a young child and you hear of knights slaying dragons and princesses losing their glass slippers, they always take place in the shadow of some grand enchanting castle that you dream of one day visiting. That same magic, that same feeling of wonder you had as a child comes alive once again when visiting Casa Loma in Toronto. Casa Loma is Spanish for hill house. The building itself is a gothicrevival-style house located in midtown Toronto that now serves as both a city landmark and a museum. Original construction of the castle took place in 1911, commissioned by financier Henry Pellatt. Pellatt enlisted architect E. J. Lennox to design the 64,700 sq. ft. building. The entire project cost roughly $3,500,000 and took 300 workers and three years to complete. With 98 rooms, it was the largest private residence in Canada once complete. During the depression that followed the First World War, Henry Pellett suffered severe financial hardship and was forced to sell the property in 1923. In the late ‘20s private investors operated the castle as a luxury hotel. It became a popular venue for wealthy American tourists during the prohibition. The City of Toronto took control of Casa Loma in 1933, purchasing it for just $27,303. By this point in time the building was extremely run down and had lost its mystery and luster that once drew in visitors. In 1937, the venue was leased to a company called the Kiwanis Club of West Toronto,
which later became known as the Kiwanis Club of Casa Loma (KCCL). They operated the castle as a tourist destination for the following 74 years, during which time Casa Loma underwent a 15-year, $33,000,000 restoration, funded largely by the City of Toronto. In 2011, the city resumed control and ownership of Casa Loma and began welcoming bids from the private sector in its search for a new operator. Two years ago, Liberty Entertainment Group, under the leadership of President and CEO Nick Di Donato, entered a long-term lease and operating agreement with the City of Toronto which stipulated that the company would invest $7,400,000 to continue the castle’s restoration. The project would include implementing air conditioning, enhancing the special events and dining experience, and integrating new technology for school and cultural programming. With Casa Loma having returned to its original beauty and glory, it has become a popular destination for Hollywood filming. The 2000 Marvel Comics blockbuster X-Men utilized its vast halls and grand entryways as the location of Professor Xavier’s School for Gifted Youngsters. It was also temporarily transformed into the well-known school of witchcraft and wizardry, Hogwarts, for Harry Potter and the Deathly Hallows. Naturally, it has become one of Toronto’s most popular wedding venues as well. Who wouldn’t want the most magical day of their lives to take place inside a castle straight out of their favourite childhood stories?
The Lavish Hamilton Residence Telling the Stories of the War of 1812 This magnificent estate in Hamilton, ON was completed in 1835 by architect Robert Charles Wetherell. The building totals 18,000 sq. ft. and took three years to build for $175,000. Once complete, it took no time at all for Dundurn Castle to gain a reputation for its lavish entertainment. In fact, Sir John A. Macdonald and King Edward VII are amongst its many frequent visitors. The City of Hamilton purchased the estate property in 1900 and 60 years later, Dundurn underwent an extensive restoration process. The restoration coincided with the Canadian Centennial so it became known as one of the centennial projects. It has since gained designation as a National Historical Site of Canada.
Dundurn is now home to the Hamilton Military Museum. The outer building of the grounds now houses exhibits that tell the stories of people who lived in the area during the War of 1812. There is a specialty exhibit entitled Blood Ties to a Gentle Landscape that is used to showcase historical figures that lived near Dundurn Castle. It includes documentary evidence, period artifacts and stories passed down through generations. If you’ve ever wondered what the life of a soldier during this era was like, Dundurn invites you to explore the Hamilton And Scourge –Sunken Sunset exhibit. Through film, artifacts and images, guests get a strong sense of what these battles were truly like for those involved.

The Toronto Landmark Inspiring Change and Provoking Conversation Since 1919 The University of Toronto is an integral part of the city’s cultural landscape, and at the “heart” of that landscape lays Hart House. Hart House is one of the first student centres to ever exist. Originally built in 1919, the building was gifted to the University of Toronto by the Massey family through the Massey Foundation. The family wanted to create an environment where the students could gather to partake in extra-curricular activities together. of residing in Oakville’s legendary lakefront property, Hugo and Tracy Powell have decided to start a new chapter in their lives and allow a new owner to continue the story of their beloved Chelster Hall Estate. Since it was built, Chelster Hall has become an integral part of the fabric that makes up the Oakville community. Hugo Powell and his family have appointed Christopher Invidiata and the Invidiata Team with finding the perfect new owner for this Canadian icon.

Hugo Powell was born in India. He spent some of his years in England where he studied at Charterhouse School prior to emigrating to Canada in 1971 where he became the president of Labatt Brewing Company. During his time in this role, a Belgian company called Interbrew SA purchased the company. A few short years after, Hugo Powell was promoted to CEO of Interbrew, at which time he, Tracy and their beloved daughter Britany relocated to Belgium. After he retired, they returned to Canada. Upon his return, Hugo Powell wanted to create a new home for his family that would endure the disposable nature of today’s modern society. He wanted Chelster Hall to be an estate that would stand the test of time and become a lasting legacy for both his family and the town of Oakville. THEINVIDIATAMAGAZINE.COM
“My dream from the very beginning was that the home would play a role and be involved in the community,” Mr. Powell explains. Mr. Powell entrusted luxury real estate expert Christopher Invidiata to find the perfect destination for this exciting project, which was not an easy task. A singular plot of land large enough for his envisioned home did not actually exist. Christopher advised that purchasing three properties to be combined as one was the best route for Mr. Powell to take, to which he replied enthusiastically, “Let’s get started!” Once Hugo Powell had decided on the 10-acre plot where the magnificent home now sits, he turned to architect William Hicks to design the estate of his dreams. Throughout their life, Hugo and Tracy would find themselves taking trips back to England, and when they did, they often visited Blickling Hall in Norfolk, a small county where his mother had retired. They have told many that this English estate was the inspiration behind Chelster Hall. Blickling Hall was built over 450 years ago, but the Powells marvelled at what wonderful condition it was still in. This is what they wanted to achieve with Chelster Hall. “My dream is that 450 years from now, a young family visits as I did at Blickling Hall and says ‘Gosh, this home is 450 years old, it looks great! It only looks about 100 years old’ and that it will have not aged a day from when it was conceived and it is being enjoyed by the community and the public in some appropriate way.” The construction of Chelster Hall was not without roadblocks. William Hicks has said that the trickiest piece of the puzzle was obtaining permission from the Town of Oakville to construct such an impressive building. The home’s original design would have been a total of 54,000 sq. ft., but was eventually scaled back to approximately 38,000 sq. ft. to meet the Town’s regulations.

It’s built to last. Once approval was received, William partnered with Fil Capuano on the construction, who felt it was both an honour and a privilege to be a part of the Powells’ beautiful vision. In order to ensure that the main goal of the project was met, Fil constructed the entire home out of concrete, 2800 cubic metres of concrete to be exact. Hugo and Tracy are well known supporters of the Oakville and Milton Humane Societies. The design of their home features a separate, private chapel, the Chapel of Saint Francis of Assisi, where their family could go for prayer and silent reverie. The name of the estate is rooted in their love for animals as well. It’s a combination of Lady Chelsea and Manchester, the names of their family’s beloved golden retrievers. To reflect Hugo’s love of history, a two-storey library was incorporated into the design. On the first floor you will find a collection of Mr. Powell’s 3000 plus books, and up the winding staircase you will find a collection of artifacts and treasures he’s collected throughout his fascinating lifetime. Other features of the home include an indoor and outdoor swimming pool, a bowling alley, a home theatre, a state-of-the-art wine cellar, a sauna, heated floors throughout and much, much more. When asked to describe Chelster Hall Hugo says, “Unique. Which is a word misused, unique means there’s only one, and there is only one.”

And while Hugo Powell and his family have loved Chelster Hall from the time it was nothing more than an idea and a vision, they are now ready to allow others to love it the same way. He knew this day would come when he built the home he hoped would last 450 years, and after a decade of residing within its elegant hallways, he is ready to see what happens next. “It’s built to last. There will be new stewards. They will make their changes and additions, and the dream will flourish. That makes it easy for me to imagine the future.” One of the most wonderful attributes of Chelster Hall is its vast potential. While for the past ten years it has been operating as a home, there are so many roles it could play and so many services it could fulfill. There are a number of other landmarks throughout Ontario that are similar in nature to the Powells’ impressive estate that are used for very different purposes. Alton Mill in Caledon, for example, has become a haven for local artists to display and sell their artwork. The Paletta Mansion in Burlington is owned by a hospitality company and has become one of the city’s

number one wedding venues. In Toronto, Casa Loma is a tourist destination that draws quite the crowd from both within Canada and the United States. The possibilities are quite literally endless for what Chelster Hall could become in years to come.

Climbing Wall: Climbers of all ages can test both strength and agility on the Blue Mountain Climbing Wall. Located in the Blue Mountain Village, this attraction is fully supervised with trained and highlyskilled staff to ensure safety. Wind Rider Triple Zips: Soar up to 50 km/hr. from platform to platform high above the Blue Mountain Village with the Wind Rider Triple Zips. Each zip line is 122 metres long and up to 15 metres above the ground. With three parallel lines, you and two friends can take flight together. Timber Challenge High Ropes: Arguably the most adventurous attraction available on the mountain, the Timber Challenge is comprised of seven rope courses, featuring suspension bridges, ladders, cargo nets, zip lines and much more. There are 75 aerial components throughout the challenge, some reaching as high as 50 ft.
