I sincerely hope everyone had a wonderful holiday season with friends and family, and that this New Year brings new and exciting opportunities for all. Since 2009, the high-end Real Estate market in Canada (homes over $2 million) have seen their prices decrease. 2014 was the first year since the crisis that we saw some stabilization in the high-end market. We believe that the bottom is forming in this market and we may even see some increase in values in 2015. By contrast, the under $1 million market saw values increase between 8% and 12% in 2014 and we see this continuing. With significantly lower oil prices, we may even see a major increase in both the pricing of homes, and the volume of homes sold in 2015. real estate minute WHAT TO LOOK AT IN 2015 By Christopher Invidiata

IMMIGRATION

This is going to be a very interesting and exciting year in Canadian Real Estate. With new immigration policies and lower interest rates globally, we’re seeing some major changes. This year on January 1st, the Canadian government introduced a new system that will fast track the process for permanent residency. The goal is to bring in young, highly skilled immigrants that will help fill the gaps in our country’s labour needs. The first-come, first-served basis we were previously operating on will no longer be in effect. The government will essentially serve as a headhunter for highly skilled immigrants and Canadian employers. The issue that this new system is going to present is that financial security is no longer going to be a factor when it comes to the decision making process. Wealthy people are not going to be let in or even considered for permanent residency if someone else has skills that better match our immediate needs. The emphasis has moved towards skills that could fit into our society and culture well, but not necessarily skills and attributes that could change our society for the better. By shying away from wealthier immigrants, the Canadian government is missing out on a big network of individuals that could bring more skills and more value than they are getting credit for based on this new system. From a Real Estate standpoint, individuals from this particular network will bring employment opportunities with them; they will invest in businesses and buy properties and we will ultimately benefit from the long-term effects. Canada needs to add new innovations to

their program that will allow immigrants with a higher net worth the same opportunities for permanent residency as the highly skilled individuals. Currently, we are seeing a global interest rate that is barely above 1%. Canada is trying to hold onto a very positive market by not lowering its interest rates, but with currencies dropping around the world, the nation does not have much of a choice. With the fear of inflation growing, CANADA will be forced to lower interest rates within reasonable guidelines. What this will translate to in the Oakville market particularly is consumer confidence and long-term borrowing. We will see more and more people locking in their mortgages at a fixed seven-year rate to ease the anxieties and concerns over future interest rate increases.

INTEREST RATES These lower interest rates will increase the market dramatically for homes under $1,000,000. I am predicting an increase of about 8-12% for homes in this market. For homes over $2,000,000, we will see the market and prices level themselves out this year. The market for homes over $10,000,000 will always be a difficult area to predict. I expect that, much like previous years, the sale homes in this bracket will be entirely circumstantial and dependent on the properties themselves, the location and the features. To summarize, 2015 is going to be a good year to invest in Real Estate.

CANADA PASSES

LEGISLATION TO PROTECT EXPLOITED PERSONS By Carly Romano, [free-them] writer

A

fter the Supreme Court of Canada ruled that Canada’s prostitution laws were unconstitutional in December 2013, Canada’s Parliament was given 1 year to adopt a new model of legislation. After long and involved research, including consulting survivors, those currently in prostitution, various organizations, legal professionals, Justices and the public, the government proposed Bill C-36 –The Protection of Communities and Exploited Persons Act. The Act largely mimics the Nordic Model, originating in Sweden, by criminalizing sex buyers and those exploiting sex sellers, while protecting the rights of those selling sex. It also ensures that the penalties for buying sex from a minor or exploiting a minor are equivalent to those of child sexual abuse. This is a huge step forward for Canada in recognizing that “teen prostitute” is a derogatory term for a child victim of sexual abuse. As the majority of prostitutes in Canada enter prostitution at the age of 14, this Act takes a huge step forward in protecting Canada’s youth. Abolitionist groups across Canada were very pleased that legislative steps were being taken to prevent sex trafficking. Surprisingly, Bill C-36 received strong opposition from the Liberal opposition parties who advocate decriminalization

in line with the New Zealand model by recognizing prostitution as a sex industry and legalizing all activities associated with it. A media battle was waged with experiential voices on both sides of the divide speaking for and against the Bill. For a while, it seemed as though the Bill was quickly losing support, but eventually the Conservative majority government won and it was with a sigh of relief for abolitionist organizations that the Bill became law on December 6, 2014. Although [free-them] and other antihuman trafficking organizations are savouring this legislative victory, the battle is far from over. People still oppose the new law and some media outlets have publicly refused to comply with the section of the Act preventing sexual services from being advertised. Even politicians are still attempting to circumvent the legislative process and push the Act into

obsolescence. It has become clear that enforcement of the Act is the next hurdle that will likely be the most difficult one yet. Law enforcement have traditionally arrested all parties involved in prostitution. The sex sellers ended up in jail for a night and the sex buyers received a slap on the wrist and instruction to go to John school. It will take a tangible shift in police philosophy and methods to ensure that sex sellers are protected while sex buyers are arrested and prosecuted. This shift can only happen if political parties, governments, Justices and organizations accept the passing of the law and stop circumventing the legislative process. [free-them] will work with police departments interested in leading the charge with the new Act, but we encourage all other abolitionist organizations to support the law and encourage its enforcement so that it has a real chance of success.

“Purchasing eyewear is not like purchasing a new sweater. People purchase glasses on average every one to two years; it’s a much longer commitment,” explains Amin Mamdani, founder of luxury eyewear brand Squint Eyewear.

Squint Eyewear is constantly and consistently curating an impressive collection of high-end eyewear from all around the world. Hundreds of frames from international designers are housed inside the glass display cases at Squint Eyewear. What makes the brand particularly unique is that only one pair of each frame is initially purchased. Their goal is not to sell thousands of frames, but to ensure that clients find one frame that is comfortable, stylish and the proper fit.

Squint Eyewear carries what Mamdani refers to as artisanal eyewear. He explains that, “the brands that we carry are designed and/or produced by opticians or designers that are soley in the eyewear business.” By curating from only these artisanal brands, Squint Eyewear ensures they offer the most innovative and trendy products available.

Mamdani started his company 11 years ago in Oakville, ON. Shortly after, he was joined by his current partner, and lifelong friend, Adriano Giansante. Their goal is to provide each Squint Eyewear client with a memorable and luxurious experience. They want to ensure each

One Of The Biggest Trends In Women’s Eyewear In The Last Few Years Was The Cat-Eye Design. What We Will See In The Coming Years Is An Adaptation Of This Look That Mamdani Refers To As A Modified Upsweep.

These designs are what mass eyewear manufacturers emulate their designs after in following years. The team at Squint Eyewear is seeing a major shift in eyewear trends for 2015. For the past few years, thicker, heavier and bolder frames have been very prominent in the world of eyewear. This year, Mamdani and Giansante believe that this trend will fade into memory. Plastic designs today are becoming much lighter weight, and the eyewear industry is seeing a great deal more simplistic metal designs. This deviation away from thick frames has opened doors to new innovations in the materials used to craft frames. Mykita, a German designer eyewear

brand, has introduced a new collection called Mylon that falls very much in line with the new slim frame trend. The Mylon frames are crafted using polyamide crystal in a 3D printer allowing for an extremely lightweight yet durable finish. Squint Eyewear also offers frames from Mykita that are manufactured out of surgical steel. These pieces from the Mylon collection are made without the use of screws or solder points allowing for the utmost flexibility in eyewear, while maintaining the same simplicity in design. One of the biggest trends in women’s eyewear in the last few years was the cat-eye design. What we will see in the coming years is an adaptation of this look that Mamdani refers to as a modified upsweep. This new trend is not as extreme as the cat-eye shapes that have been seen in the past few years, but a much softer lift in the outer corners of the frame that is very complimentary to a woman’s features. Squint Eyewear delivers this trend through a Parisian eyewear designer called Face à Face.

A number of the high-end eyewear designers are experimenting with twotone eyewear this season. “We are seeing a great deal more split colours in glasses today. For example, the acetate of the frame on the top could be a much darker shade, and as you get to the bottom it gradually fades into a lighter shade,” explains Mamdani. Volte Face from France released a piece called Calista that beautifully illustrates this two-tone trend. The majority of the frame is a handcrafted acetate in a pastel blue colour, with a pop of bright, contrasting orange infused with glitter around the very top of the lens. The combination of tones is not limited to just colours in eyewear; this year will introduce a great deal of frames that are made with an amalgamation of both plastic and metal. Most commonly, the face of the frame will be made of an acetate composition while the arms will be made of metal. This trend will “re-introduce us to frames that are enameled and detailed much like we saw in the ‘80s,” Mamdani explains. This throwback to the Madonna era

will show us much rounder shapes, particularly in men’s eyewear. For a long time men’s glasses were a very rectangular shape with the vertical measurements much shorter than the horizontal. Currently, we are seeing these frames become more square and much softer in shape. Few names truly define the word "luxury", and one of the leaders amongst them is Cartier. As one of few authorized dealers of this world-renown Parisian brand, Squint Eyewear understands what true "luxury" means. Cartier, like other designers, is experimenting with the mixing of materials. For this high-end name it means solid gold frame arms with panther decals near the rimless glass lenses. For Cartier it means all natural buffalo horn crafted into a smooth, sleek frame. Mamdani and Giansante do not refer to these frames as glasses, but as jewel pieces. Each of these jewel pieces is hand crafted inside the Cartier factory in France. Small, intricate details like the panthers found on the arms of the Cartier designs are also becoming a major trend this

year. One collection in particular that is currently dominating the eyewear industry through its use of handcrafted, intricate details comes from a designer brand called Chrome Hearts. What makes the collection unique are the ornate details that can be found on the frames of each piece. Some frames have exotic wood built into the frame, while others can be found with features crafted of fine leathers. The arms are decorated with precious stones and sterling silver decals. Each product is manufactured in very small quantities with meticulous attention to detail and distributed out of the company’s factory in Hollywood, California. Eyewear is seeing a major influx of colour this season as well. Brighter hues and bolder pigmentation is coming into play in a great deal of designs. One of the biggest trends has been an aquatic theme; blue, navy and azure tones are a major design movement in the eyewear industry as a whole. Classic frames are receiving a fresh overhaul with the use of these shades and are becoming a favoured replacement to standard black frames.

With the vast number of choices in eyewear and new trends developing frequently, one can become overwhelmed. THE OTHER SIDE OF THE MOUNTAIN EXPLORING UNCHARTED TERRITORY WITH CANADA’S JIM SHOCKEY By Nneka Onwualu

THERE IS SOMETHING PROFOUNDLY AWE INSPIRING WHEN YOU HEAR SOMEONE SPEAK WITH PASSION. It doesn’t really matter what the passion is for; it could be for the arts, for food, even for a car. For Canada’s Jim Shockey, his passion is for adventure, for living life fearlessly and for pushing himself beyond his comfort zone. For over two decades, Shockey has done just that, discovering the many unchartered places and territories even the most experienced explorers dare not venture.

For those of you not familiar with this fearless adventurer, Shockey is an award winning wilderness guide and outfitter, known for providing exclusive guided excursions on Vancouver Island, British Columbia, in the wilds of the Yukon Territory, in the African Hinterlands and in the heart of big whitetail buck country in Saskatchewan. Owner of the Rogue River Outfitting territory in the Yukon and Pacific Rim Guide Territory on Vancouver Island,

Shockey is also an accomplished photographer and writer. He has written more than 1,000 adventure articles for the largest outdoor magazines and has produced over 50 DVDs. What Shockey is most known for, however, is being the host of Hunting Adventures and Jim Shockey’s Uncharted on the Outdoor Channel. Such shows have earned Shockey tremendous critical acclaim and several awards, including the annual Outdoor Channel’s Golden Moose Awards, where Shockey

recently won awards for best overall production, best big game hunting, best sound design, and best videography/ camera work for 2014. Shockey has now earned 17 Outdoor Channel’s Golden Moose Awards. Through his TV shows and stories, Shockey has chronicled decades of personal hunting experiences to the remotest and wildest reaches of the world. He has travelled for weeks by dogsled with the Inuit in the high Arctic

and climbed the Sierra Madres of Mexico looking for Coues deer. He’s spiritually “smudged” with the Beaver Cree and travelled the water roads of the Northwest Territories searching for caribou with the Dene First Nations people. He has learned his tracking skills from the Bushmen of the Kalahari Desert in Namibia, learned to live off the land from the Aboriginal People in the Australian Outback and has “faced his lion” with the proud Masai warriors in Tanzania.

Throughout every one of his adventures, Shockey has developed an unwavering passion for exploration. He credits two famous explorers for inspiring his passion not just for hunting but also for instilling in him an unwavering appreciation for living off the land. “Where does my passion for exploration come from? I’ve been deeply inspired by Ernest Shackleton, an English explorer who led three of four expeditions to the Antarctic in the early 1900s. Shackleton’s 1914

Endurance expedition to the South Pole and his epic struggle to lead his 28-man crew to safety after his ship was crushed in the ice is an incredible story of survival. I’ve also been inspired by J. A. Hunter, a game scout and ranger in Kenya in the 1950s who led many safaris and became a great conservationist. These men were amazing role models – hard men, yes, but they taught me not only about survival but also about how to love the land.” For some, being a hunter may not seem congruent with loving the land, but Shockey explains that hunting is much, much more. For Shockey, hunting is a fundamental part of exploration. “For me, hunting is nothing more than purely living off the land. When you find yourself without enough supplies, like Shackelton, or when you come face to face with huge black bears coming down

Papua New Guinea, the Arctic, the Northwest Rainforests of Canada, and beyond. Shockey has a deep affinity for the untamed and for cultural exploration and discovery. Uncharted turns Shockey’s exploration up a notch, challenging his comfort level and leaving the viewer to question whether he and his team should have turned around when they had the chance. While the show is aptly named “Uncharted” because Shockey and his team truly explore areas never before travelled, Shockey hopes that Uncharted will be much more than just another outdoor adventure show. “The world may be mapped but there are still many uncharted places. I hope that I can illustrate that going to uncharted places is

Each one-hour episode chronicles remote and dangerous destinations – all in the name of adventure and pushing ourselves to the limit.” Produced by Shockey’s son Branlin, who captures both the beauty and rigorous surroundings on video, Uncharted offers audiences a glimpse into the excitement of hunts across faraway locations, such as the formidable mountain ranges of Kyrgyzstan. Shockey and fellow traveller, Corey Knowlton, are put to the test as they tackle some element of risk on their journeys through

Shockey is at home in the primordial swamps, towering peaks and the tepid jungles of the uncharted world.

Shockey likens being in the wilderness to a truly spiritual experience. “No offence to big cities like New York or Toronto, but it’s hard to be spiritual sitting on the corner of Bloor and Yonge Streets. When you become one with nature it’s incredible. We’re most at home and at peace when we’re out in nature – it may be cliché, but it’s true. When you sit below the cathedral of the forest you become a part of nature. No phone calls, emails, texts, no work. There’s not a more pure experience.” While Shockey extolls the virtues of exploration, this world traveller is also a fearless and experienced hunter which has also garnered him immense world recognition and multiple awards. During the course of his adventures, he has taken numerous muzzleloading world records, including Stone’s sheep, bison, Roosevelt elk, Shirus moose, muskox, walrus, white-bearded wildebeest, Grant’s gazelle, steenbok and many more. He is the first and only hunter to date to complete the North American Super Slam and Ultimate Slam using only a muzzleloader. “Hunting big game is a life changing experience,” explains Shockey. “And while hunting is a big part of the reason for our shows, so too is conservation. We pride ourselves on being responsible hunters and when we are truly in the remotest of regions with almost zero supplies, our hunts are about sustenance and surviving off the land. And as outfitters, when we

take adventurers on guided expeditions, we only hunt game in seasons and in areas that have been sanctioned.” Of all the places he’s travelled, we asked Shockey to try to name his favourite and surprisingly he names an area close to home. “My favourite place is the MacKenzie Mountains in the Yukon near my home. From my private place I can see the ridge that turns into miles and miles of the most magnificent flat valley. I’ve been to the Himalayas and the high Andes, but in all my travels, I’ve never seen anywhere more beautiful.” There is only one other thing that surpasses his love and admiration for the beautiful outdoors – his love for his family. “I’m extremely close to my son and daughter, Eva and Branlin, who both work with me, and I’m madly in love with my wife, Louise. Family is the most important thing to me and everything else pales in comparison to being a father and husband. At a young age, most children have aspirations that don’t often translate into a career later in life. As a child, Falbo was always inspired by history and curious

As a homebuilder, her first project was a French Chateau in Oakville, designed to replicate a home similar in Paris, France. teens she was interested in property development and real estate; growing up in downtown Toronto, the family’s favourite picnic spot was the courtyard at Casa Loma. “I was inspired by the detail and the history of the castle,” she explains. Falbo’s first foray into the real estate and home building industry began in the mid 1980s. She started investing in real estate and renovating homes. “The first home I bought as a renovation project,” she recalls of the home, which was located in the Beaches. A quick success, the home was fully remodeled and resold within 30 days of being on the market. After becoming a Tarion Builder, which is mandatory in order to be able to provide purchasers with a warranty on their new home, she says the process of writing the exam was educational and also helped in her own personal development. “Being the only woman in class was a certainly interesting,” she remembers.

one word of English, what Falbo says they did bring with them was their work ethic, which was passed down to her. While it’s obvious Falbo loves working with bricks and mortar, she equally enjoys the experiences she has with her clients, from start to finish. “I’ve had the opportunity to work for CEOs of large companies to everyday hard-working business people. I respect and strive to do my utmost best work for each and everyone,” she says. “I really enjoy working with all my trades, I bring out the best of each and every one every day and I thank them every day for a great day’s work.” Falbo admits that custom construction building isn’t for everyone. “It has many challenges to overcome, but the fulfillment of the work done is very gratifying,” she says. I’ve found that working in construction is no different than any other business: you need to be organized and must have the leadership skills to enforce every day.” She says that part of her job is to minimize and to maximize. “In every home I look for functionality, comfort and beauty.”

In 1997 she became partner and CEO of a high-end importer of luxury furniture, home design and accessories, creating beautiful spaces for high-end homes in Canada and the USA, hotels and banquet facilities.

Falbo’s work can also be seen in Toronto’s Avenue Road and Lawrence area. Today you’ll find Falbo creating grand homes in Oakville with her husband as they develop three lakeside homes in West Oakville on Westdale Drive. She says they’ll be built in 2015-2016 and are currently for sale. “They’ll have panoramic views of Toronto Skyline and Lake Ontario,” she describes. “These

Obstacles and challenges come with rewards too. “I enjoy everyday challenges; they become ongoing learning experiences and growth in personal development with my company.” Just like Falbo had a chance to admire French architecture up close and personal while travelling, she enjoys knowing that the homes she has built with quality and detail will be around for generations to come here in the GTA and adds that “one day my grandchildren and great grandchildren will drive by and say ‘my grandmother built that’!”

Falbo isn’t afraid to don a hardhat and work boots and be on site six days a week if she needs to. When evening comes she can be found creating floor plans and project designs. She is an adept multi-tasker who strives for quality, innovation and creativity on and offsite. Quality time spent with friends and family is also a priority. “I have four children and four grandsons that I’m proud of and I hope one day they’ll want to build with their grandmother,” she says, adding that she loves to cook, entertain and always find the time to help friends and family. “I never say ‘no’ to anything,” she admits. “I always say if there’s a will I will find a way.” And given the opportunity to create stunning homes with equally impressive interiors for her clients, she definitely will. What does Falbo do when she’s not working or spending time with family? She puts her hardworking, focused and project-driven energy into staying on top and ahead of the next trend alongside fueling her passion for the beauty of architecture worldwide and loves living in Oakville. Oh, and another thing she does when she's not working, travelling or entertaining? Buying real estate, of course. What else?

People from around the world naturally gravitate to Naples’
