In February, Pyeongchang, South Korea, and the world comes together to celebrate the opening of the XXIII Winter Olympics. As Canada’s sweethearts, figure skating duo Tessa Virtue and Scott Moir, hoist the Canadian flag to lead Team Canada into the opening ceremonies, all those who have experienced what a pleasure it is to be Canadian will feel their hearts swell with pride. Regardless of the medal count, the Olympic games remind us all how lucky we are to call this beautiful country home. As we take our first steps into 2018, the real estate market is seeing a slight slow down. The rise in interest rates in early January, as well as the uncertainty of the NAFTA negotiations, has left some buyers and sellers longing for warmer temperatures before they explore their real estate options. Predictions of a prosperous spring come with news of the upcoming Ontario Election. Election buzz tends to energize the real estate market by getting buyers and sellers excited about the options that have open to them. Although traditional buying and selling has seen a slight cooling,

the investment opportunities with rental properties are on the rise. The GTA market is currently one of the hottest markets in the country in which to purchase an investment property. The rent increases in 2017 were reported to have experienced nearing double digit growth (urbanation.ca), with average rental incomes for a one bedroom unit being reported at just over $2000/mth in high traffic areas. The GTA market demand for rental properties is showing no signs of slowing down, with the demand exceeding the supply, and bidding wars being reported in sought after locations. It is a great time to purchase an investment property and begin to enjoy the benefits of positive cash flow. Looking for opportunities is what Canada is all about. There is always a way to come out on top and using real estate to help you get there is what we do best. As you watch our athletes pour their hearts and souls into their competitions, borrow some of their enthusiasm and reflect on how wonderful it is to live and experience everything this great country has to offer. WHO IS SCOTT WESTLAKE?

I am a resident of Oakville, active member in our community and I am supported by amazing family, friends, clients & referral partners. In terms of business, I worked at one of Canada’s largest financial institutions as a top mortgage specialist. I entered the mortgage broker channel in 2014/2015 and with support, grew a team to over 20 agents and over $550 million in volume. I’m responsible for over $1 billion in mortgage origination, named top 35 under 35 and sit on the board for Luxury Home Mortgage Group. I mentor and train one or two up and coming mortgage agents/year and personally find a lot of satisfaction working on large complicated credit structuring solutions.


WHO’S YOUR TYPICAL CLIENT?

There is no “typical” client in the mortgage industry. Traditionally, I get referred clients with complicated financial needs. Clients that are business for self, executives, athletes & entertainers. I finance a lot of land acquisition and construction financing and work with a lot of specialty products, Condo Hotels, Waterfront Estates and Developments for example. My favourite client is anyone referred by an existing client or referral source. However, people forget we do the day-to-day purchases. We love this business and do an amazing job!

HOW DID YOU GET YOUR IDEA OR CONCEPT?

I felt like the mortgage industry was becoming too transactional. I want to emphasize the importance of relationships and being able to create unique solutions and value propositions for anyone that works with us moving forward.

WHAT SERVICES DO YOU OFFER?

I hate saying everything but we do a lot. I normally ask referral sources what they are having trouble with and create a solution for them. It’s less about us and more about them. We do a lot of residential mortgage lending. Commercial lending is an emerging and growing business segment for us as is non-traditional and private lending with recent regulatory changes. I also have access to some unique lending programs for clients with complex income structure and high net worth lending is certainly a niche we excel at.

WHAT ARE YOUR RESPONSIBILITIES?

My primary role is business development and consultation. Although lending is a big part of our business, I spend time finding ways to help our referral partners and clients. I don’t consider myself a mortgage agent. Lending solutions is a bi-product of the relationships we are creating.

Gelett Burgess’ contributions to the artistic sphere are innumerable. The artist, critic, poet, writer, and humourist was an important figure in the San Francisco literary renaissance of the 1890s and is credited with introducing French modern art to the United States—as well as coining the term, “blurb.” But perhaps most importantly, his infamous quote serves as the guiding principle for how most of us choose art—for our walls, for gifts, to inform and embolden space. Burgess wrote, “I don’t know much about art, but I know what I like” and fewer more truthful or honest words have been written about how we discern taste. Identifying with Burgess’ opinion is easy— learning from it is something else altogether. Art, by its very nature, is intimidating. The possibility of space is infinite. We need to at once marry our budgets, tastes, the tastes of our partners, and our inexplicable inclinations. How we decorate our walls is not only an insight into our very essence, but presents ourselves to the world through visual expression.

BUT HOW DO WE CHOOSE?

How do we decide what will occupy our permanent peripheries? In the era of Instagram, art is quite literally everywhere. How does one wade through the endless sea of options and artists? One option is to go to the artists themselves. Derek Evans is a GTA-born artist living in Montreal. Evans is part of an exciting emerging generation of ambitious artists who honed their craft in formal university programs and now find themselves navigating the temperamental waters of their industry and discipline. Now a decade removed from his BFA from Concordia University, Evans’ work hangs in galleries and homes all across Canada. Working with glue, resin, and wax, Evans builds labour-intensive sculptures, manipulating the compound into a piece of indeterminate size, purpose, and composition—the result at once natural and artificial, defying the tropes and expectations of the eye. The work is familiar, and yet somehow otherworldly.

But how does Evans—and other artists in a digital age of near infinite artistic options—find his way onto your wall? In considering what buyers should be aware of when purchasing new works, Evans says obvious factors such as “budget, transport, size and weight of the piece” figure in, but the “lighting in the space where the work will live” is imperative. “Then the big question,” Evans asks, is: “Do you want the artwork to be a conversation piece or a piece meant to tie a room together. These are the broad strokes which will guide buyers to which galleries and artists to look at.” The real challenge for an artist is getting their work into the public’s consideration at all. “Getting your work into a gallery for a show or representation is a challenge, as is getting accepted into an art fair or any other public viewing. Standing up to all the different feedback you get from the public is like standing naked in a booth being poked and commented at.”

pieces spanning painting, photography, etching, and multimedia.” Owners and curators Susan Hoeltken and Kelly McDonagh understand as well as anyone the inherent complications and intimidation in entering the world of visual art, but take great pride in guiding their expansive clientele through the process. The two see it as a participatory

endeavour, an adventure that they facilitate, asking clients to ask, “What they like and why they like it, and educate themselves. We’re here to provide information—to hold their hands in introducing them to new artists. It’s a longer process, not one we encourage them to do quickly.”

Another gallery that proudly outfits spaces throughout the GTA is Mississauga’s Crescent Hill Gallery. For over 25 years Crescent Hill has been introducing established and emerging artists to walls throughout Ontario and have been “instrumental in bringing enjoyment and beauty into the homes of its discerning patrons.” They have a well-earned reputation for providing a “professional, objective opinion and exceptional value” resulting in a fiercely loyal client base. The deceptively large space is almost its own small museum of contemporary art nestled into the confines of the Credit River Valley, in the literal but not figurative shadows of Toronto.

“A house isn’t a home until there’s art on the walls.”

But what’s most the important quality Hoeltken and McDonagh hope for in their clients? Simple: “Be fearless and with an open mind. Art is instinctual. Become comfortable with the artwork, take it home, spend some time with it.” The two pride themselves on knowing their artists and clients intimately. Their role is to curate a collection for each client, for each home, to understand that each client and space is unique. In fact, they’re not curators as much as their “connectors,” vehicles for bringing artists and the public together.

Like Evans, Hoeltken and McDonagh suggested, trust and an innate openness are key components to choosing work to complement and inform your space. Gabriele Cole is Crescent Hill’s director, and oversees the vast array of art and artists whose work is on display at the Mississauga gallery. Some commercial galleries have just one show, while Crescent Hill boasts three shows annually, setting them apart to both their artists and patrons. Cole preaches a “less formal approach” and wants her clients not to be intimidated by their experience. Cole’s own background is in curatorial studies, which is apparent in the manner in which Crescent Hill’s collection expresses community and commonality. At any given time, the work in the gallery “should make sense together,” she says. “As you look through the gallery you should see sightlines and conversations.” The congruence is evident, and lessens any feelings of intimidation when perusing the works. “A house isn’t a home until there’s art on the walls,” Cole adds. “It brings such warmth and life.” Most of us don’t know much about art, and what we like is easier to point out than it is to describe. It’s important to remember that people like Evans, Cole, Hoeltken and McDonagh share a passion for visual art, for artists, and for introducing both to the public at large. The process of curation is not one to take lightly, or on your own. Finding an artist or gallery in whom you can place your faith as they guide you through a mostly foreign experience is paramount to finding that piece that doesn’t just bring a room together, but completes and complements the very essence of what you envision your space to be. Be fearless and open. And trust your instincts. Art is, afterall, subjective. They’re your walls. Fill them with what brings you joy.

Frank Lloyd Wright’s sprawling utopia has reached its zenith. The architect, who detested cities, dreamt of a lush, suburban landscape populated by mass transit and American’s affection for their cars and attachment to the automobile industry as a uniquely American achievement. Wright once opined that, “To look at the plan of a great City is to look at something like the cross-section of a fibrous tumor.” He found cities to be confined sicknesses, plagued by over-population and the human temperament that accompanies claustrophobia. 102 | SPRING 2018

The new urban landscape requires the same sort of ingenuity that has come to define the digital age.

Wright subscribed to an idyllic ideology, the notion of a rural/ urban marriage that would mimic his simple midwestern upbringing. He believed that cities required structure, a division of space to counter confinement. As the New Yorker noted in 2014, upon the opening of a MOMA exhibit dedicated to Wright’s never-realized urban template, “Broadacre City,” “For Wright, implicit rules for ‘proper spacing’ were simply true and universal. They were cosmic rules, written into the land from time immemorial. As an architect and urban planner, Wright’s job was simply to translate these rules into plans for the building of structures and cities.” What Wright didn’t foresee, what no one could predict, was the effect that digitalization and globalization would have on our urban populations. The sprawl that he romanitized came to be characterized by big box standardization and mass-produced townhouses, a realization of the Stepford nightmare. According to StatsCan, in this decade the “proportion of people living in rural areas in Canada (18.9%) is among the lowest

cities such as Toronto and Vancouver have seen their populations outgrow their urban capacity, and housing crises have plagued them. of the G8 countries,” while its population growth is the fastest among the G8. Fittingly, the testbed for Sidewalk’s urban ambitions is Toronto. Canada’s largest metropolis is one of the world’s most multicultural and socioeconomically diverse cities, the perfect place to assay and imagine the city of our future. In order to combat rising rents, dwindling opportunity, and the inherent challenges of mass transit, the new urban landscape requires the same sort of ingenuity that has come to define the digital age. Sidewalk Labs describes itself as an “urban innovation organization.” The ambitious project is part of Alphabet, Google’s parent company. And what better outfit to lead the urban revolution than the one that continually redefines the digital revolution. Google became a verb—it changed how we search for answers. Sidewalk Labs aspires to those answers, and similar vernacular influence. As Google CEO Larry Page puts it: “Sidewalk will focus on improving city life for everyone by developing and incubating urban technologies to address issues like cost of living, efficient transportation and energy usage.” Sidewalk Labs is headed by Daniel L. Doctoroff, the former deputy mayor of 104 | SPRING 2018

New York City and former chief executive of Bloomberg—a pedigree that befits his organization’s. In an op-ed for The Globe & Mail (co-authored by Eric Schmidt, an Alphabet executive) Doctoroff said that Sidewalk was formed, “with the belief that emerging technologies could help tackle the world’s toughest urban challenges.

This will be the very definition of a “smart city,” a template for how urban centres will evolve in order to “blend people-centered urban design with cutting-edge technology to achieve new standards of sustainability, affordability, mobility, and economic opportunity.” But Sidewalk Toronto is not designed to be a bubble of suburbia within the skyscraper condos that have come to define TO’s globule of urbania, but rather a complimentary neighbourhood that not only embraces the city’s character and diversity, but aspires to grow and adapt with it. Sidewalk Toronto has a community commitment that they believe is essential to the success of the model city they hope to build, which includes:

As the Lead Agency for children’s mental health services in Halton, ROCK’s Burlington centre is responsible for the mental health care of 1,700 children and families per year. The current wait time for some services is as high as 700 days. The expansion of the Pearl St. location will help ROCK serve an additional 4-5 clients per day.
