EDITOR As we make our way through the beginning of 2019, I trust you are looking forward to warm spring breezes and longer days and nights. The change in season provides a stunning backdrop for all the activities that Oakville, and surrounding areas, have to offer. Take some time to soak up the spring sunshine while exploring your neighbourhood. Looking at the first few weeks of 2019, the real estate market is proving to be stable and balanced. The stabilization of the mortgage rates has resulted in home owners being able to buy and sell with confidence. We are seeing an increase in demand, once again. Immigration remains topical when discussing the 2019 market. With a larger number of immigrants coming into the country each year, the increased need for housing has risen accordingly. Immigration Canada is predicting 341,000 new Canadians in 2020 versus 300,000 in 2017. The real estate market is experiencing a higher number of new Canadians purchasing and renting homes. This activity is mostly taking place in the larger urban cities which offer a variety of new build condominiums and single or multi-family homes.

Given current market conditions and stable mortgage rates, it’s a great time to include real estate in your long-term investment strategy. Purchasing a home in the populated urban areas, including Oakville and the GTA, will result in asset appreciation over time. There is also the option to add an investment property to your portfolio. Doing so will allow you to collect investment income as your asset appreciates. Adding an investment property to your portfolio allows for access to home equity which can be used to purchase additional properties, or invest in alternate ways. An investment property will add diversity to your portfolio and will provide options as your family grows. In January, buyers were faced with a drop in inventory levels by 8% YOY. The good news is with the arrival of the spring market, inventory is expected to rise. We are excited to welcome the spring market and invite you to discuss investing in a second property. There is no part of Karl Lagerfeld’s signature look that isn’t instantly recognizable. From his gloves, to his sunglasses, to his ponytail, the presence of Karl Lagerfeld was undeniable, both in person and in print. In the 1990s, it would’ve been challenging to find a magazine cover without Lagerfeld being adorned by the most famous Supermodels of all time. By all accounts, Lagerfeld was fashion. Born in Hamburg, Germany in 1933 he developed an appreciation for art and fashion. He followed his passion by joining the House of Fendi in 1965. The latest Fendi show debuted in Milan, Italy on February 21, 2019 marking Lagerfeld’s last Fendi women’s Autumn/Winter 2019 collection. Known for his attention to detail, direct criticism and intense curiosity, he was a beloved figure in the fashion industry for over 50 years. His opinion was revered and his ability to create haute-couture ready-to-wear garments is unmatched. His legacy will be forever linked to the transformation and rebirth of House of Chanel, which he joined in 1983. He carried on Coco Chanel’s vision with updated feminine lines that let the body breathe, yet remained tailored and elegant. It is widely reported that he believed one should always look fresh, his Chanel collections reflected that philosophy. Every Spring and Fall, guests would anxiously await the Chanel collections at Fashion Week. Lagerfeld always managed to keep his collections classy and comfortable. He never felt the need to make his models wear outrageous or oversized outfits. The iconic Chanel CC logo was always visible in the show. Afterwards, the CC logo could be seen about town, worn by those who had the means to purchase a little piece of Lagerfeld genius.

His legacy also includes his own brand, KARL LAGERFELD which debuted in 1984. This brand offers beautifully designed pieces at more accessible prices. This brand allows fashion lovers, who don’t quite have the budget for haute-culture, to wear his iconic designs. Many luxury brands create a more affordable line, however, Lagerfeld always kept Chanel high-end. Creating the KARL LAGERFELD brand was a way for him to bring his aesthetic to a new market without compromising the Chanel quality.

Underneath his crafted public persona was a private artist interested in all forms of beauty. Widely known to be a talented sketch artist, he was less known for his interests in photography, interior design, architecture and illustration. Although he rarely spoke in public about his personal life, Lagerfeld shared 18 years with his partner Jacques de Bascher who passed away in 1989. Since then, Lagerfeld has not been linked romantically. He does often express his love and admiration for his cat, Choupette, who has an active Twitter account, two maids and was named in the will. Lagerfeld achieved fame and fortune with the re-popularization of the House of Chanel, a legacy to be proud of. The man himself will be remembered for his fierce intellect and style. He spoke 4 languages, English, German, French and Italian and was well read on a variety of topics. It has been said that to meet him was to meet a fearless soul who was changing the world. The word of Karl Lagerfeld’s declining health had begun to spread, and the news of his death came on February 19, 2019 from Paris, France. His influence will live on in the brands he loved so much. He famously said, “Sweatpants after 25 is a sign of defeat.” He believed one should take pride in their appearance and leave a lasting impression – and that he did.

The cold air bites, Arriving at Hazelton Hotel brought with it a welcome warmth. I removed my coat and settled in for an evening of food, fashion and a panel discussion including acclaimed Chef Mark McEwan hosted by Toronto Life magazine publisher, Ken Hunt. I was invited to take a seat at the ONE Restaurant bar. Exhale. I had arrived. I sat to the far left melting comfortably into the bar stool. A glass of Pinot Noir was served and I gave a quiet toast to fashion, food and how they inspire greatness in each other.

bringing with it a deep chill. As I stepped out on February 6th, the snow lightly drifted across my leather boots. Ascending the steps from the front door to the driveway, I gingerly held the side railing to keep from slipping on the freshly formed ice. With my head held high and my excitement brewing, I was off to ‘Style Plate’, a Toronto Fashion Week event hosted by Hazelton Hotel in Yorkville.

Moments later, Hani Roustom, General Manager of the Hazelton Hotel, introduced himself. He was impeccably dressed and impossibly polite as he led me to one of the tables set for two. After ordering an 48 | SPRING 2019

espresso, we began to discuss the inspiration and origin behind ‘Style Plate’.

Yorkville is viewed as the epicentre of fashion for Canada. ‘Style Plate’ was born based on an enthusiasm to partner with Winterlicious and bring Toronto Fashion Week to Yorkville. Roustom comments, “The neighbourhood speaks to fashion, luxury and fine dining – that is why we wanted to host Style Plate at the Hazelton Hotel. Style Plate promotes innovation, Canadian fashion and support for the community. As a business operating in Yorkville, we aim to engage the neighbourhood businesses and host events that support the core of who we are.”

‘Style Plate’ is an innovative way for Yorkville restaurants to showcase their personalities. It invites the eleven participating restaurants, which includes Bar Reyna, ONE Restaurant, Sofia, STK, Kasa Moto, Cibo Wine Bar, Sassafraz, Trattoria Nervosa, Amber, The Oxley and Planta, to create menu items based on the Toronto Fashion Week designer that most inspires them.

The inspired menu items are captured in a photo shoot to showcase the unique style of each restaurant. The playful photos create interest in the designers and the menu items, driving traffic to the restaurants and ultimately, the neighbourhood itself. Roustom remarks, “Restaurants come up with a concept that best represents who they are. We send a photographer to capture the energy and

are the new designers and celebrities of our time.” With that, he excused himself. I sat, drinking in the conversation and the last of my Pinot Noir. I made my way from ONE Restaurant to an intimate room down the hall where the panel discussion would take place. The room was set up in two sections. The first section was a cocktail lounge intended for mixing and mingling and the second section had rows of chairs facing a stage set for the panel of two. As I entered the first section, Chef Mark McEwan was greeting guests, creating Instagram posts and speaking to the attendees. He graciously shook my hand and we spoke briefly about how design and presentation have become such an important part of the dining experience – and how beautiful the venue looked that evening. As more guests arrived, I moved to the side allowing him to continue his rounds.

Appetizers were served as we mingled. McEwan Group’s Chef de Cuisine, Darby Piquette, prepared bites of salmon, lobster, crab, falafel and lamb. The food had an exquisite flavour and presentation. I indulged, perhaps too much, to savour each offering as it was presented. The guests settled into the second section as the presentation was about to begin. I took a seat in the front row centre to be able to absorb every word of the exchange. Ken Hunt began by asking Chef McEwan about the intersection of food and fashion, and how it impacts restaurant design. McEwan remarked, “Restaurant design has become a huge part of the food experience. Instagram has changed the way our guests think about and consume food. Social media is an amazing platform for showing the style and personality of the restaurant.” He goes on to say, “Restaurants have become a visual experience, however, the food still has to deliver. As I always say when I’m advising contestants on Top Chef Canada, if my palate

essence of their vision. There is no direction given from myself or the Style Plate team. This year the results were truly remarkable. The photographs were magnificent, beyond expectation.”

I was in awe of the creativity surrounding this event. I quickly understood that the design process starts deep within the imagination. In both food and fashion, it is something you feel rather than something you do. The ‘Style Plate’ panel was to begin shortly. Roustom explained, “The themes of the panel discussion can be broken down into 4 main parts – how design affects food, how media affects food, you are what you eat and chefs 50 | SPRING 2019

doesn’t finish well, neither will you.” Presentation is important, but the ultimate goal is taste. Chef McEwan adds with a smile, “For a Chef, the best Instagram photo is an empty plate.” Hunt makes comparisons about food and fashion based on their parallel in quality. The food itself doesn’t have to be fancy, but it does have to leave a lasting impression. Having an understanding of how flavours work together is not dissimilar to understanding how fabric and colour combinations influence design. In each case, you have to know how to maximize the experience for the consumer. McEwan remarks, “Food needs to be clean, well constructed and professional, as does fashion.” As the discussion continued, I was struck by how important it is to have a love for your craft. The dedication to craft, design and visual appeal are all part of the creative process. Chefs spend years perfecting their palates and presentation skills, and fashion designers spend equal time studying thread, movement and fabric choice. The ‘Style Plate’ event taught me how mastering any discipline comes back to the dedication, hard work and passion for what you do. As the discussion was winding down, I took a minute to take in the crowd. This intimate group was equally composed of men and women who were in all manner of dress. There were jeans and suits, sneakers and heels, and an array of every colour in the rainbow. I concluded the yearning for impeccable style is universal and can be appreciated by all walks of life. The applause ended, I gathered my things and thanked the event planners for their efforts. Walking out of the room into the quiet elegance of the Hazelton Hotel, a feeling of joy bubbled over within me. I felt privileged to have witnessed such passion for creating beautiful things. As the guests shuffled out, the fourth ‘Style Plate’ event came to a close. Hazelton Hotel in Yorkville will once again host ‘Style Plate’ in February 2020. I will be there, front row centre to once again drink in all the magnificent style.

Toronto Fashion Week returned to Yorkville Village in February with one mission: to support its homegrown

and the debut of Style Night, a dynamic retail event for consumers and fashion week attendees, which included fashion presentations by MICHI x Equinox, Andrews x Greta Constantine and ELAMA x The house of Brand, a skincare presentation by Victoria Radford of Radford Studio and trunk shows at TNT and Judith & Charles x Dean Davidson. Then, of course, there were the runway shows. Featured designers this season included regulars such as David Dixon, Christopher Bates, Mikhael Kale and NARCES, as well as buzzy newcomers like Mani Jassal, Lesley Hampton and ROCK ‘N KARMA. The homegrown talent made their country proud with their distinctive looks and noteworthy productions fit for a world stage. Toronto Fashion Week x RE\SET returned to its new home at Yorkville Village in February to celebrate and feature some of Canada’s most talented and promising designers. The bi-annual showcase has undergone many makeovers over the years but seems to be finally finding its footing with its new model: a three-day showcase featuring runway shows, special presentations and speaker series to celebrate Canadian fashion and present fall/winter 2019 collections to buyers, media and consumers. This season’s TFW x RE\SET schedule was jam-packed with events attended by the city’s fashion elite. Highlights included a live recording of the Fashion Talks podcast which saw host, Donna Bishop, and trend forecaster, Carly Stojsic, discussing the relationship between fashion and cannabis,

Head to any of Toronto’s biggest social events, and you’re bound to see a woman or two in NARCES. Over the past few years, the Toronto-based brand, which is designed by Nikki Wirthensohn Yassemi, has quickly become the Canadian fashion crowd’s go-to label for elegant eveningwear and bespoke bridal gowns, with notable individuals like Schitt’s Creek star, Anne Frances, YouTube personality, Lilly Singh and ET Canada’s Sangita Patel sporting its designs. Though Wirthensohn Yassemi has no formal training in design (she’s an MBA graduate), she was surrounded by fashion at an early age, as her mother worked with esteemed 104 | TORONTO TOP 5


ONE TORONTO FASHION WEEK And, indeed, the NARCES fall/winter 2019 collection was anything but matronly. For the collection, Wirthensohn Yassemi took inspiration from Sophia Loren’s looks from the late ‘50s and ‘60s and took a bit of a different direction than usual, opting for less lace embellishments and more focus on structured tailoring. And while the nods to Old Hollywood glamour were obvious, it was clear that the collection was made for the modern-day woman ( just look to the puffy-sleeved jumpsuit or the show-stopping finale look complete with a white floppy hat for proof).

British tailor to the Royal Family, Victor Edlestein, who is renowned for creating some of Princess Diana’s most iconic gowns. Since launching her collection in 2011, Wirthensohn Yassemi has established NARCES’ signature aesthetic of feminine cuts, sheer silhouettes, flirty embellishments and, of course, lots and lots of glamour.

“I wanted to interpret [Loren’s] look with that NARCES aesthetic, and basically make it relevant for today,” she explains.

Christopher Bates describes his decision to pursue a career in fashion as a “eureka moment.” Though he fostered a love for fashion at an early age and was “always sketching,” the Canadian menswear designer, who hails from Vancouver, B.C., initially started out in marketing and advertising. But travels to Northern Europe inspired Bates to quit his job, sell his apartment and move to Italy to study design at the internationally-renowned Art and Design Institute, Maragoni, whose alumni include Domenico Dolce, Franco Moschino and Alessandra Facchinetti. 106 | TORONTO TOP 5

“It was crazy… I didn’t actually have a lot of practical skills like sewing, pattern making — even illustration I wasn’t very strong in,” the designer, who now spends his time between Toronto and Milan, recalls. “It was a shock, but it was also very stimulating and exciting.” It’s for this reason Bates keeps his ties to Italy intact, with his eponymous label proudly made in the fashion capital. “[It sets us apart] because we’re using really world-class materials and artisanal-level craftsmanship to create a product that is on par

or superior to some of the best brands in the world,” he says.

Bates visits Milan twice a year to source fabrics, and once he chooses his materials, he begins to conceptualize his collections. (“Once I source fabrics I really like, a story starts to emerge in my mind,” he says). For Bates’ fall/winter 2019 collection, the navy, black and grey colour palette evoked the idea of the night sky. “The colours, patterns and textures spoke to me like space…lunar landscapes, shooting stars, things like that,” he explains. “There’s also a bit of alpine skiing mixed in, which is something I touched on last fall. That fits well because I like to blend the contemporary tailored style with athletic influences and skiing is kind of the perfect fall/winter sport.”

Mani Jassal’s eponymous label may only be five years old, but it’s already making waves in the Canadian fashion industry. Her 2013 graduation collection for Ryerson School of Fashion’s Mass Exodus fashion show was an instant hit, with orders flooding in for Jassal’s unique take on traditional South Asian bridal and eveningwear. Flash forward to 2019, and Jassal now has a namesake boutique and showroom in Yorkville, and celebrity fans such as poet Rupi Kaur, singers Bebe Rexha and Madison Beer, and New Girl actress Hannah Simone. Jassal’s one-of-kind aesthetic is what has contributed to her success. She has a knack for bridging the gap between contemporary and traditional and marries both her Indian heritage and Canadian upbringing. Though many of her pieces take inspiration from traditional South Asian garments, they have a rebellious twist 108 | TORONTO TOP 5

Jassal’s spring/summer 2019 collection, “With Love,” featured a more romantic and ethereal take on her designs. Inspired by the feeling of falling in love and the song “So Into You” by Tamia, the garments featured floral motifs with a soft colour palette and intricate beaded embellishments. We live in one of the most multicultural cities in the world – why would I not want to reflect that in my shows?” she says. “This is a representation of our city and the people I’m surrounded by. This is a reflection of my clientele. I don’t see it any other way – this is the norm for us.”

There is no other designer quite like Mikhael Kale. The student of London’s Central Saint Martins (whose alumni includes Alexander McQueen and Stella McCartney) launched his eponymous label in 2007 and quickly became known for his conceptual approach to fashion and his exceptional 110 | TORONTO TOP 5

“I wasn’t even completely conscious of it,” he says, “but that’s kind of where [my love for design] stemmed from.” The construction of garments was key for Kale’s fall/winter 2019 collection. After receiving “crazy amounts” of pastel tulle from a fabric supplier, the designer was faced with the challenge of creating looks that would fit his streetwear-meets-high fashion aesthetic.

“At first it was like… ‘How do I make this pretty?’” Kale recalls with a laugh, referring to the “pasty yellow” tulle he was provided. “How do we make pastel sexy and hard, but soft at the same time?” The solution? Constructing simple tulle shapes with boning and corseting and juxtaposing it with edgier materials like latex layered underneath. The overarching theme was Victorian-inspired, but it definitely had a Mikhael Kale twist to it. “It was such a refreshing way of building a collection,” says Kale. “I hadn’t done it like that before.”

At six, he started to play around with his mother’s sewing machine – initially it was just to figure out the mechanics, but shortly after, he began to teach himself how to sew. “I didn’t grow up with a TV or cable…so I started playing on the machine, simply out of boredom,” Kale recalls. “So, when I was indoors, that’s what I would do, just hang out by the sewing machine.” Since he was surrounded by women, Kale began to study how garments looked on them, and how they were constructed.

Without a doubt, David Dixon is one of the most respected fashion designers in the country. Despite the challenging Canadian retail landscape, the Toronto-based designer’s namesake label has enjoyed a 24-year run, and his looks have been seen on celebrities such as Meg Ryan, Pamela Anderson, Jennifer Love Hewitt and more. Over the past few years, Dixon has used his platform to bring awareness to important causes such as ovarian cancer, a disease that claimed his sister’s life in 2015. 112 | TORONTO TOP 5

“I love to raise awareness for a pervasive issue using the medium I love most: fashion,” says Dixon. “I believe fashion designers and public figures should do their part in creating awareness for causes they care about. One of the things that ignites and inspires me is the invisible, that is; things that are unseen to the human eye, but you know are there.” For Toronto Fashion Week, the designer partnered with Osteoporosis Canada to debut his Bübl x David Dixon collection which is inspired by the two million Canadians impacted by the incurable bone disease.

TORONTO FASHION WEEK “I’ve always believed that fashion is a language and a conduit for conversation, and after hearing about some of the staggering statistics in Canada on Osteoporosis, I was keen to help. Like most of us, how often do we consider our bones?” he says. To convey the message, Dixon used bubble wrap (a universal symbol of protection) to highlight areas of the body where osteoporosis tends to be most prevalent, such as the hips, wrists and spine, and used photo prints of bone x-rays as the patterns on certain garments. “We don’t ever see our bones, but we do need to protect them,” he continues. “Part of protecting them is knowing our risk and a big part of this campaign is raising awareness for the fact that we can start to assess our risk in our thirties.”

UMBRELLA INSURANCE Who needs Personal Umbrella Liability Insurance? You do. Accidents happen and we all need to be prepared. The standard liability limits on insurance policies range between $1,000,000 and $2,000,000, but is that enough if you are sued? Personal Umbrella Liability insurance increases the liability limits for all of your underlying personal insurance and works to protect against events that could impact a substantial portion of your future earnings and assets. Legal awards and expenses can escalate quickly and what appears to be a minor incident could develop into a major lawsuit. A Personal Umbrella policy not only pays the court-awarded amount up to the limit of coverage purchased, but covers the legal costs in addition to those awards. Personal Umbrella insurance also provides additional coverage that is typically not included on other personal insurance policies, such as coverage for libel or slander, defamation of character, wrongful eviction, etc. Therefore, If you are a volunteer director on a condominium or homeowners association or a volunteer board member for a non-profit organization, or own rental properties, Personal Umbrella insurance can offer coverage you would not otherwise have. Standard accident benefits offered by auto insurance in Ontario has reduced dramatically over the last several years, forcing those who have been injured as a result of a vehicular accident to sue for damages to cover the costs of their medical expenses and care. A Personal Umbrella policy offers added protection to the defendant if sued successfully by an injured party. As well, it can offer increased limits of coverage to the policy holder who carries a family protection endorsement on their own auto insurance and successfully sues another party for injuries caused in an auto accident, when that party’s own insurance is insufficient.

If you own a home, vehicle, a boat, have a pool, own a dog, like to entertain, or have firearms, you should consider the higher limits offered by a Personal Umbrella policy. If you have an annual household income in excess of $200,000, have an occupation with increased public exposure, have

luxury vehicles or residences, or travel outside of Canada frequently, you may be at greater risk for a lawsuit. Average limits for Personal Umbrella Insurance range from $1,000,000 to $5,000,000, but limits as high as $10,000,000 are available. Some carriers are able to offer this coverage in conjunction with your home insurance, but separate Personal Umbrella policies are also available. Although the annual premiums are determined by the limits chosen and the extent of the underlying coverage, it is also very affordable and will offer you and your family a much greater peace of mind for the cost. We recommend that you contact your Insurance provider to best determine the right amount of coverage for you.
