Recently we all witnessed some celestial magic: the total solar eclipse, several super moons and a meteor crash captured our interest. Simultaneously the stars are aligning for PVM and our future through the following: • Strengthening our facilities and organizational capacity • Entering into new management agreements • Connecting with our surrounding communities in new and different ways • Expansion of new business lines in the form of home and community based services. These are all in alignment with our strategic plan and honors our commitment to serve seniors and the communities in which they live. We also continued our community outreach and have engaged with all ages. Thus, we have enhanced our reputation as an innovator and “the gold standard” of quality Senior Living and services (as declared by an Area Agency on Aging executive).

DEAR FRIENDS, Thank you for taking the time to review this Annual Report highlighting some of the many accomplishments that you helped to make possible in 2017. Through your passionate engagement PVM made significant progress toward our shared Vision…To positively transform senior living and services and enhance the communities we serve. Positive transformations were recognized in so many ways. The year began with a high profile public celebration of PVM’s selection as Crain’s Detroit Business Best Managed Non-Profit and ended with winning The Detroit News/Priority Health Holiday Cheers for Charity contest. Much more importantly, PVM served the largest number of individuals, across the broadest range of programs, in the most diverse locations, and with the greatest personal and community impacts in its history. Impacts were achieved via collaborative relationships, community-based programs and facilities; that include: COLLABORATIVE RELATIONSHIPS
• Lakeshore Senior Living (St. Clair Shores, MI); technical consulting, leasing and management services of a new privately developed market rate senior community. • Vista Grande Villa (Jackson, MI); PVM selected by its Board of Directors to manage this non-profit market rate Life Plan Community beginning February 1, 2018. • Numerous other collaborative relationships focused on advocacy, programs and facilities (some noted below).
COMMUNITY-BASED PROGRAMS
• CareSync Solutions LLC (a collaboration with Advantage Senior Living and Homestead Home Healthcare); continued growth with additional services and new locations. • Metro In-Home Solutions LLC (a collaboration with Hartford Development Foundation, Jewish Family Service and Southwest Solutions); expansion of the number of major home renovation projects successfully completed. • PACE Southeast Michigan (a partnership with Henry Ford Health System); continued major growth in

• Hartford Village (Detroit, MI) completed mixed income development, reached stabilized occupancy and held a memorable grand opening that was attended by HUD Secretary Dr. Ben Carson and Detroit Mayor Mike Duggan. • T he Harry and Jeanette Weinberg Green Houses opened at Thome Rivertown Neighborhood (Detroit, MI), dedicated to serving PACE participants. •H illside East opened (Harbor Springs, MI) mixed income development, including the opening of The Friendship Center, an expanded senior center for the surrounding community. •V illage of East Harbor (Chesterfield, MI) tremendous progress on the renovation and new construction of healthcare facilities and common spaces at this market rate Life Plan Community. • University Meadows I (Detroit) planning in partnership with Develop Detroit for a subsidized senior housing preservation redevelopment project near the Wayne State University campus in midtown Detroit. •O ther planning, feasibility and pre-development efforts for existing and new communities.

INDIVIDUAL STARS This Annual Report shines a spotlight on the individuals who are stars aligned with us in our mission. They are the residents, board members and staff who are the touchstones of all that we are and all that we do!
NATALIE BROTHERS – BOARD MEMBER EMERITUS Natalie Brothers, PVM Board member Emeritus, pictured here with fellow Oakman Board member Maynard Timm, has served on the PVM Board and affiliate boards for nearly three decades. She was a major inspiration for building Hartford Village.
“IT’S NEVER TOO LATE TO DO WHAT YOU WANT TO DO” — Madame Pool, 77 Year Old Ballet Dancer & Instructor MAC MCDOUGALL – MACOMB COUNTY CHAIR OF THE BOARD OF COMMISSIONERS, VOLUNTEER OF THE YEAR Mac McDougall was recognized as a Volunteer of the Year by Bob Smith, Chairperson of the Macomb County Board of Commissioners because of his service to the residents of the Village of Warren Glenn. Mac is president of the Board of Directors and a volunteer driver – taking residents on weekly shopping trips, monthly Supper Club dates, periodic trips to art museums and nature centers and to First Presbyterian Church of Warren services and activities. He organizes seasonal work sessions, pairing residents with Michigan Collegiate High School students, to plant and rake flower beds. And he dresses up as Santa at our Christmas Party!

FRAN METCALF – ROSIE THE RIVETER AND NAVY VETERAN PATTY JO BUGH – AUTHOR & PVM RESIDENT Patty Jo is a talented author who is working on her second book. She enjoys her lifestyle as a resident at The Village of Rosebush Manor where she works with student volunteers collaborating on this new book. This is intergenerational engagement at its finest.
Another star in the PVM constellation, Fran served in World War II as an airplane mechanic for the Navy. She was also a Rosie The Riveter and was honored at two events in 2017: Eastern Michigan University hosted the Rosie The Riveter gathering of over 3,500 women which recaptured the Guinness Book of World Records for the most Rosies at an event. Upon meeting her members of Women in Defense invited her to their annual gala and honored her there as well. ran is also an author of a book titled “How To Fight City Hall” and was a caregiver for her parents, in-laws and husband for many years. She too enjoys the atmosphere as a resident at The Village of Oakland Woods.
BRIAN DIMUZIO – DEDICATED STAFF MEMBER Although Brian is one of PVM’s younger and newer staff members in the IT department, he has played a starring role, not simply with PVM stakeholders but also for his country and community. A veteran of the US Army, Brian has been a member of the Presidential Inaugural Honor Guard and this past year joined in rescue efforts for US hurricane victims. Our country is better because of his service.

STARRING INITIATIVES THE VILLAGE VICTORY CUP, PVM’S UNIQUE WELLNESS COMPETITION Great volunteers & philanthropy make it possible! You see them with whistles, stop watches and time sheets. They’re on the front lines at the games. They serve food, they run water, and they’re all-around good people! These are the volunteers at PVM’s senior wellness competition, the Village Victory Cup. The Village Victory Cup is a unique event bringing together 300 PVM residents in friendly competition. Many of PVM’s amazing volunteers for this and other events joined the team through corporate partnerships and sponsors. DIVERSITY AND INCLUSION Diversity involves the various ways that people differ or are unique from one another, such as attributes, values, roles, and the value of it. Inclusion is a practice of ensuring that people in organizations/communities feel they belong, are engaged, and connect through their work to achieve goals and objectives of the organization/community
community, and other stakeholder population. PVM actively works to foster an inclusive environment that recognizes the contributions and supports the advancement of all. The Diversity and Inclusion Advisory Council exists to provide
reflective advice and guidance concerning questions or issues related to diversity and inclusion to administrators, staff, volunteers, vendor partners, residents and families of PVM.

VILLAGE OF EAST HARBOR The aligning of the stars continued with positioning our campuses into the future and remaining true to our mission of providing services to the surrounding communities. The Village of East Harbor, our award winning life plan community, has boldly activated its strategic plan for the future. Thanks to donors, a larger, state-of-the-art Health & Wellness Center open to the community will launch in the near future. This new endeavor will include a rehabilitation therapy space three times larger than the existing therapy space as well as a new wellness gym for ongoing wellness programs. A complete remodel of the building with modern amenities will also be a part of this campus in keeping with its tradition and promise of meeting ever-changing individual and community needs. Philanthropy plays a key role in realizing this commitment to our present and future consumers by raising $1.8 million toward the $2.1 million goal —only $300K left to raise!
CREATING A GREAT NEIGHBORHOOD WITH THE VILLAGE OF BRUSH PARK The Village of Brush Park has been a steadfast anchor for the surrounding neighborhood and has recently welcomed a renewed vibrancy to the community. Major new development is arriving allowing for shopping, office space, restaurants and a walkable community. Brush Park has been very involved whether it be with the neighborhood association, focus groups for business and community organizations or serving on advisory boards. This successful community exemplifies PVM’s dedication not only to seniors but also to their surrounding communities. With ten locations now in Detroit, PVM has become a leader in the redevelopment of the City.

“ C REATIVITY IS CONTAGIOUS. PASS IT ON...” —Albert Einstein THE WEINBERG GREEN HOUSES® AT THOME RIVERTOWN NEIGHBORHOOD 2017 marked the completion of the Weinberg Green Houses® at Thome Rivertown Neighborhood. The first of its kind in the country, it provides integrated care in a community setting. PACE participants are residents and have total access to services at their fingertips. Many thanks to The Harry and Jeanette Weinberg Foundation for making this a reality! Green House® residents are living and receiving care in an ideal setting.
The Village of Hillside completed a total renovation and welcomed its residents back to a beautiful living arrangement and better access to community engagement. The renovated Friendship Center is now permanently housed within Hillside and residents do not even need to step outside to enjoy the great atmosphere at the center. Seniors in the surrounding community have found a new and beautiful home for their many activities and programs.

HARTFORD VILLAGE GRAND OPENING MARKS MILESTONE FOR DETROIT’S NEIGHBORHOOD REDEVELOPMENT

From Day One Hartford Village has been heralded as one of Detroit’s most unique and modern senior living communities. Hartford Village combines the elegance of a private gated community with easy access to cultural amenities that only life in the City can bring. A collaboration between Hartford Memorial Baptist Church and PVM, the community drew national attention for its well-attended grand opening. It also garnered tremendous support from community, church and government officials for providing a quality living experience which keeps seniors in Detroit and also brings them back to the City. A vibrant group of Hartford Village volunteers also has helped over the past year to maintain a quality of life for all to enjoy.
MANAGEMENT AGREEMENTS As the stars were aligning for PVM throughout 2017, an important part of this alignment has been additional management agreements. PVM has long been recognized as an innovative organization and has enjoyed a reputation as a premiere housing and services provider. By utilizing this knowledge and experience, PVM has expanded opportunities for the organization as well as for the seniors and communities which we serve. These new management agreements included:
THE PARK AT TROWBRIDGE Management of The Park At Trowbridge by PVM began at the end of 2016 and went full force beginning in 2017. This community has been a part of the Southfield landscape for many years. With 299 apartment homes and services this location is situated nicely and is completing renovations which will showcase as a modern and elegant senior living community in alignment with The City of Southfield and modernization of the entire surrounding landscape. VISTA GRANDE VILLA

Vista Grande Villa (VGV) and Presbyterian Villages of Michigan (PVM) have announced the signing of a Management Agreement for Vista Grande Villa in Jackson. VGV opened in 1972 and operates as a non-profit, locally sponsored life plan retirement community. It is the only life plan retirement community in the area and has a comprehensive range of accommodations, services, programs and care available, currently serving over 300 residents. VGV’s continuing care/lifecare agreements provide a unique opportunity for consumers in that it guarantees care for a lifetime while remaining on the same campus. VGV also provides short stay skilled nursing and rehabilitation care for individuals recovering from various medical conditions.
LAKESHORE SENIOR LIVING Lakeshore Senior Living broke ground in August 2016 on the grounds of a former church and school. With immediate support of the local pastors and officials, Lakeshore Senior Living was welcomed with open arms by the community. PVM provided development support, design and pre-leasing services and will continue to provide management services. Many events were held throughout the last half of the year. By the end of 2017 this new community was ready for the first residents to move in right after the holidays. Rave reviews were noted for the beautiful design and amenities which residents will be enjoying for many years to come.

STARRING INITIATIVES An integral part of alignment with the PVM Strategic Plan has been the continued expansion of home and community based services. Metro In-Home Solutions remodeled 50 homes over the past two years to allow seniors to remain in their homes. The projected goal for the coming year is 45 additional homes. This has not only helped these senior home owners but has also helped to stabilize the surrounding neighborhoods to prevent vacant homes.
METRO IN-HOME SOLUTIONS Metro In-Home Solutions (MIHS) provides quality and affordable home modifications that enable seniors and persons with disabilities to live safely, independently, and comfortably in their homes. MIHS is a partnership of four leading and trusted nonprofit organizations: Southwest Solutions, Presbyterian Villages of Michigan, Jewish Family Service of Metropolitan Detroit, and Hartford Community Development Corporation. MIHS provides quality services at reasonable cost, and in some instances can help customers with securing low-cost loans. These services may also be made on a private-pay basis. MIHS on track to retrofit 45 homes in 2018 — double the previous capacity.

PACE The Program of All-Inclusive Care for the Elderly (PACE) is a unique health plan funded by Medicare and Medicaid that provides integrated care and services to eligible seniors. It is ideal for seniors age 55 and older who are living with chronic illness and who want to remain independent in their own homes. PACE Southeast Michigan is a non-profit organization jointly owned by Henry Ford Health System and Presbyterian Villages of Michigan. PACE Southeast Michigan has locations in Southfield, Warren, Dearborn, and Detroit at The Thome Rivertown Neighborhood.

BAY CONNECT Bay Connect was launched to resolve a major issue in northern Michigan: Due to the large number of individuals living in so many rural locations in the Northwestern region of the lower peninsula, there are a variety of challenges many face on an everyday basis such as minimal access to transportation, unreliable support systems, lack of resources and others. As a result of a grant provided by the Michigan Health Endowment Fund, Bay Connect is working to provided individuals in Emmet County with transportation to and from their non-emergency health care appointments and destinations. Along with providing transportation, the goal is to enhance the lives of older individuals by connecting them with community events, social activities and educational programs throughout Emmet County.

CARESYNC SOLUTIONS Dedicated to serving our seniors and the communities in which they live, PVM partners with others through CareSync Solutions to provide personalized options for care. A full-service home care and personal service Provider, CareSync Solutions’ innovative approaches combine time-tested talents and the latest technology to meet the needs of individuals, families and communities. Care management, counseling services, discharge planning, skilled nursing and therapy are some of the many services provided. Over the past several years more and more individuals are taking advantage of this important service.

ADVOCACY PVM continued its long-standing tradition of advocating for seniors and the communities in which they live. We have been an integral partner in Senior Housing Preservation - Detroit (SHP-D), a collaboration of senior living providers and other organizations dedicated to the preservation of senior housing. SHP-D has garnered significant attention and support from community leaders regarding the need to retain and add low income housing for seniors to the mix of economic development. New developments in Detroit are now required to designate at least 20% of their housing mix to affordable housing.
Leaders from PVM, the City of Detroit, and our nation’s capital came together in March to discuss affordable and senior housing.

THE SILVER KEY COALITION PVM is an active member of The Silver Key Coalition. Led by the Michigan Association of Area Agencies on Aging, the coalition is comprised of senior services providers around the state. The coalition has been highly successful in securing additional funding for home and community based services in Michigan, including for the meals on wheels and the Medicaid Waiver programs. The coalition utilizes a key as its symbol to signify the importance for Michigan seniors.

Senior Regional Collaborative
SENIOR REGIONAL COLLABORATIVE (SRC) The Senior Regional Collaborative (SRC), a collaboration of thirty senior services providers, has joined together to educate the public and government/community leaders as to the value of and need to support older citizens. In addition the SRC has provided training for professionals of their member organizations along with technology grants. PVM is also an integral partner with LeadingAge Michigan and LeadingAge nationally to retain support for housing and senior services along with quality of life for all older adults.

DETROIT NEWS & PRIORITY HEALTH’S HOLIDAY CHEER FOR CHARITY: By donating and voting, you won $20K for seniors! PVM was honored to be one of fifteen local charities invited to participate in the Detroit News and Priority Health’s Holiday Cheer for Charity competition at the end of 2017—and to WIN! YOU made it happen. You voted for PVM in the first round and you stepped up to make donations in the second round—to the tune of $21,000+! Winning resulted in an additional $20k being contributed that is now being put to use making Michigan the best place to age! Individual PVM Villages and communities will directly benefit because you took the time to vote or to make a donation. Thank you!

OPEN THE CHURCH & SEE ALL THE PEOPLE! Church communities play a huge role in philanthropy Churches around the state are making Michigan a better place to age, for example Grosse Pointe Memorial Church (GPMC). Many in the congregation, including PVM Board chair Bill Ball, are loyal supporters of Michigan’s older adults. Rev. Dr. Peter Henry serves on the board of PVM’s largest community, Chesterfield Twp.’s The Village of East Harbor. Rev. Henry also co-chaired a fundraising breakfast with Bill Ball, helping to raise over $20,000 for a new state of the art Health & Wellness Center at the Village, a project to which GPMC Outreach Ministry has also awarded $60,000! Because of community supporters like GPMC and other congregations all over Michigan, PVM can serve 5,000+ older adults! Thank you!
Thanks to Grosse Pointe Memorial Church, residents like Pat will soon have a brand new Health & Wellness Center to recover in after a fall or surgery at The Village of East Harbor.

The residents at The Village of Westland needed a new bus. Through PVM’s annual Friends & Family campaign–a fundraiser specialized for each PVM Village’s needs—donors heard the call and stepped up! The bus rolled up in 2017! Now Jean and her fellow residents have reliable new transportation to get to the grocery store, doctor and more! The Village of Westland is a great place to live—donors made it EVEN BETTER!

COMMUNITY ENGAGEMENT VETERANS PREFERENCE PROGRAM HELPS GIVE OUR VETS TOP PRIORITY PVM continued its Veterans Preference Program which was launched in 2016. PVM received approval from the U.S. Department of Housing and Urban Development (HUD) to implement a “Veterans Preference� for 20 PVM Villages. Applicants who are veterans of the United States Military or surviving spouses are given preference for admission, rising to the top of the waiting lists. To date 55 veterans have been able to become PVM residents thanks to this program. To honor those who have served our country is a privilege. Dawn and Dennis are enjoying the amenities and assistance which the Village of Holly Woodlands provides. Dawn coordinates the Meals On Wheels Program at the Village.
Community leaders had the opportunity to provide feedback to the commission.
McFARLAN HOME HOSTED THE JUNE MEETING OF THE MICHIGAN COMMISSION ON SERVICES TO THE AGING McFarlan hosted the June meeting of the Michigan Commission on Services to the Aging in Flint. Richard Kline, deputy director, and Commission Chair Dona Wishart welcomed everyone and thanked PVM for hosting. A public hearing on the state plan was held immediately following the meeting with many area providers giving testimony on needed services.

ALZHEIMER’S WALK PVM continued its proud tradition of participating in the annual Alzheimer’s Association Walk to raise funding in support of programs and services. The Alzheimer’s Association presented to the PVM Strategic Planning Committee this year and has provided support and counseling for seniors. The “Wellness Happens at PVM” team at the Alzheimer’s Walk
GROW YOUNG TALENT PVM continued support of the “Grow Detroit’s Young Talent” program in partnership with the City of Detroit via City Connect Detroit. As an employer sponsor we have sponsored youth for summer employment at our home office and PVM Villages. This unique program sets the foundation for career training and future employment opportunities.

AWARDS ROGER MYERS INNOVATION FUND Roger Myers, President & CEO, was honored by the PVM board for 25 years of outstanding leadership at the November board meeting. He has long been known for Innovation and has shaped public policy and aging services in many ways at the local, regional, state and national level. In recognition of this, the PVM Board has created the Roger Myers Innovation Fund to support innovative programs and services system wide. The fund is now available for contributions.

A founder of the Presbyterian Older Adult Network nationally, she has been a constant force behind PVM’s success. As previous PVM Board Member Helen has provided unparalleled guidance and direction over many years. She has also served on many committees and is presently a member of the PVM Marketing & Communications Committee.

Henry Johnson, Vice President Emeritus for the University of Michigan and former board chair (presently board member) for PVM has also served in a variety of capacities including the PVM Foundation. Henry is a recognized leader in community and charitable affairs for many organizations in Ann Arbor and nationally. The Village of East Harbor received the Governor’s Award of Excellence from MPRO and the Office of the Governor. The presentation was made at the MPRO annual meeting and conference. Improving Care: Nursing Homes was the category. A rigorous process of vetting was involved in the selection of The Village of East Harbor.

DEAR FRIENDS & SUPPORTERS, We are pleased to report that the Presbyterian Villages of Michigan’s (PVM) 2017 financial performance for the entities it manages met our strategic expectations, and our financial position is growing and remains strong. PVM’s ownership in programs it does not directly manage also continued to expand and meet their strategic objectives. A key performance indicator is the debt service coverage ratio, which measures PVM’s capacity to meet our requirements to fund principal and interest. For the entities PVM manages the system-wide ratio was 1.26x in 2017, down from 2016. The other key measure, the days cash on hand ratio stood at 261 days at December 31, 2017. We wish to thank all that contributed to the PVM Foundation’s Statewide Comprehensive Campaign which exceeded its seven year goal of raising $27 million by 2017. The Foundation’s actively managed investment portfolio yielded a 13.95% return, net of fees, in 2017. The overall market value of the PVM Foundation’s investments was $12.6 million at December 31, 2017, up from the $10.8 million at December 31, 2016. The overall asset value of PVM’s managed entities was $272 million as of December 31, 2017, up from $236 million at the end of 2016. Our system-wide net assets (equity) under management, plus the forgivable HUD 202 capital advances, of $133 million represents a relatively strong 49% of the total assets at December 31, 2017, and equal to that at the end of 2016. In early 2018 PVM continued to grow the programs it manages through the inception of two new management agreements. Further, PVM’s ownership interest in programs it does not directly manage continued to rise, as overall revenues increased from $40 million in 2016 to $53 million in 2017. Of the 39 PVM managed entities subject to third party audit or review in 2017, there were no matters of material internal control deficiencies and all reports received an unqualified opinion. In May 2017, Fitch Ratings affirmed the PVM Obligated Group’s BB+ rating and “Stable” Outlook. PVM has a strong future thanks to the contributions and dedication of our staff, volunteers, partners, collaborators, and donors who together serve elders and their families and ensure a financially strong and transparent organization. Shirley became involved with PVM in 2000, and was on the Board when the Green Houses®—the first in Michigan— were developed at The Village of Redford. “It was this new idea. Residents of nursing homes would live in a home-like setting in a small group, they could help the employees with cooking and cleaning. My mother lived in a senior residence in Canada where she helped in the kitchen. It gave her a feeling of self-worth and contribution,” Shirley said. “Ron and I feel PVM is a deserving organization to contribute some of our savings. The Board makes every attempt to use the money well and for all our senior citizens.”

Peterson Mission Maker Society Member Profile Janet is a resident at The Village of Oakland Woods in Pontiac. She was inspired to make the move by her mother who THRIVED at The Village of Woodbridge Manor in Detroit while she was alive. At one time, Janet relied on a wheelchair, but hasn’t needed it in years due to wellness programs at her village. “I not only do NOT need a wheelchair, I work out and lift weights at least four times a week and weigh less than I have in 25 years! I have reversed the effects of spinal stenosis and feel better than I ever have,” says Janet. “PVM made it possible for both my mother and I to enjoy our lives and feel a sense of happiness and security that we never had in our homes. I believe in what PVM does for seniors like me.”

STRATEGIC DIRECTIONS AND INITIATIVES 2016 – 2018 When setting a new direction and goals for an organization, steps for successful implementation depend on alignment throughout the organization. In 2017, PVM continued the implementation of the strategic plan that included progress toward archiving the previously adopted strategic initiatives for PVM as described below. Strategic Initiatives and Implementation Plans have been developed to outline the steps necessary to advance the Strategic Directions. The Strategic Planning Committee has prioritized the Strategic Initiatives, for the purpose of enabling PVM staff to develop an Implementation Plan that sequences the Strategic Initiatives. This prioritization is reflected in the draft Implementation Plan and graphically depicted on the following slide. Those Strategic Initiatives designated as “Urgent” are labeled as “Level 1”. Those classified as “Necessary” are labeled as “Level 2” and those identified initially as “Helpful” are labeled as “Level 3”. I. Rebalance and strengthen the Village portfolio.
