The 2014 Gala Co-Chair, Rev. Dr. Kevin Turman stated it well when he said: “Love The People: Love The Place!“ He stated that when a grandchild comes to visit it is important that they not only love seeing their grandparents but also love to visit their home. It is with that thought in mind that we continued with our 2014 initiatives to make this a reality for our consumers. It may involve their home at a PVM Village or helping them to remain in their homes in the community. They may also be a member of our PACE program while living at a PVM Village or in the surrounding community.

Dear Friends and Supporters of Presbyterian Villages of Michigan, We are pleased to present our 2014 Annual Report. Thank you for your unwavering commitment to our mission, vision and values. We have accomplished great things because of that commitment. Some key highlights of this past year include the: • Continued growth of the The Thome Rivertown Neighborhood with the completion of Phase I, completion of the first portion of Phase II, full occupancy and increased enrollment in programs.

• Total annual philanthropic support for PVM Foundation was the greatest in the organization’s history. Over $7.3 million was raised, mostly from securing large foundation grants. The most notable was the $5 million naming gift for The Thome Rivertown Neighborhood from the Edward N. and Della L. Thome Memorial Foundation, Bank of America, N.A., Trustee. Significant contributions were also made by the Kresge Foundation and the Community Foundation of Southeast Michigan in support of Hartford Village, which is under construction.

• Significant growth of Community Connections with the further establishment of the Greater Midtown Detroit Chapter, active work to establish chapters in Westland and Harbor Springs, and develop a formal affiliation with ShareCare of Leelanau.

• Resolution of many critical issues related to seniors through the Strategic Alliance for Aging in Community, with the most notable being the establishment of a coalition of organizations focusing on the preservation of senior housing in Detroit.

• Overall achievement of the 2014 System-Wide Strategic Objectives and the thoughtful and inclusive development of the 2015 System-Wide Strategic Objectives.

• Continued strong advocacy efforts on local, state and federal levels. PVM was prominently referenced in Governor Rick Snyder’s special message to the legislature on aging.

• Completed construction on The Cottages at Redford, an independent living option.

• Ongoing collaborative discussions and relationships with several local, statewide and national organizations.

Community Report

LOVE THE PEOPLE. LOVE THE PLACE. As human beings we experience the most joy in life while surrounded by beauty. Museums and breathtaking scenic views are most notable for meeting this human need. Yet it is the environment in which we live and engagement with family, friends and neighbors which provide us with the most joy on a daily basis. It is with this thought in mind that PVM strives to assist seniors in creating this joy for themselves and their families.

PVM focused a great deal on the following initiatives: Upgrading of Villages, the launch of Transitional Care Units and a new strategic planning process. We continued with progress on our Strategic Alliance for Aging in the Community, Community Connections, Service Excellence, Advocacy and collaborations at a state and national level to meet the future needs of seniors.

Community Report

Community Service and Social Accountability PVM residents, board members and staff made significant contributions in 2014 to the quality of life and economic viability of Michigan communities and seniors. Thousands of hours of in-kind contributions and major investment in surrounding communities were conducted throughout the year. As a mission based organization, we have embarked on initiatives which aid in solving social problems and strengthening communities.

PVM leaders were very engaged in national, statewide, regional and community organizations while serving on a number of boards.

From universities and gubernatorial board appointments to providing leadership for aging services associations and organizations, we maintained our reputation as innovators, collaborators and change agents. Advocacy for senior services funding and senior housing preservation were key components of our work.

PVM Villages provided numerous tours with community leaders and public officials to spread the word as to the importance of supporting affordable housing, as well as to create an opportunity for residents to get to know their leaders and have their voices heard. They were also highly engaged in community service via donating equipment to service organizations, making blankets for HIV babies, creating pillows for the Goodfellows, participating in local food drives, donating toys to Toys For Tots, assisting with mailings for community groups,

volunteering for transportation services, adopting local families for the holidays, donating personal items to local shelters, working with elder abuse prevention programs, preparing meals for Habitat For Humanity volunteers, making gifts for children in need, helping with beautifying programs and gardening initiatives for local communities. The Village of Oakland Woods choir also performed for home-bound seniors.

PVM and the Villages also hosted numerous organizations by providing an event/meeting site and partnering on key projects: wellness and nutrition programs, health fairs, tax preparation events, community organization meetings, churches, heating and cooling sites, Medicare and Medicaid counseling, Tai Chi classes for the community, safety education, immunization clinics, MiCafe nutrition sites, intergenerational and youth programs, and furniture bank programs all benefited from the intense community engagement for which we are known.

Ribbon-Cutting at Redford Drew Crowd for Affordable Housing It was standing-room-only at The Village of Redford on April 30, for the introduction of the new affordable Cottages at Redford.

More than 500 people went through the doors for the ribbon-cutting of Phase I existing cottage renovations and the groundbreaking for Phase II construction of the new Heatherwood Cottages. They enjoyed refreshments and tours. The event was preceded by the Redford Township Town Hall meeting, which was open to the public. More than 100 applications were distributed at the event, with a constant stream of follow-up requests.

The Cottages at Redford are located on the campus of The Village of Redford, a continuing care retirement community. A tax credit program with income requirements through the Michigan State Housing Development Authority (MSHDA), affordable cottage homes is now available for seniors 55 and older.

Prospects received a special gift for touring the model unit.

Unit. Residents of the Cottages will have the convenience and peace of mind of living on a continuing care campus. If health care needs ever change, residents of the Cottages have priority access to all of the living arrangements.

The Redford campus also offers The Villa Apartments option along with assisted living, memory care, long-term skilled nursing and rehab services in the Transitional Care

Life Reimagined; The Second Wind Tour Presbyterian Villages of Michigan hosted a welcome event at the innovative Thome Rivertown Neighborhood given by AARP for the Second Wind Tour team. The featured guest was TV celebrity and author Janet Taylor, who presented to the group on “Life Reimagined: The New Life Phase.” Thome Rivertown Neighborhood is a future

site of a Green House®, an innovative concept in senior living that provides 24-hour care in a warm, home environment, which was created by Dr. Bill Thomas, an author and founder of the Green House® concept. PVM was also pleased to sponsor the appearance of Dr. Thomas’s Second Wind Tour on May 8th at Pease Auditorium on the

campus of Eastern Michigan University. Presented by Capital Impact Partners, AARP’s Life Reimagined, and Merrill Lynch Global Wealth Management, The Second Wind Tour visited 25 cities.

The program offered audiences powerful insight into deeper, more connected ways of living and working.

Community Report

National PACE Conference Held in Detroit Nearly 200 representatives attended the Summer Conference of The National PACE (Program of All-Inclusive Care for the Elderly).

The conference was held in June at the Westin Book Cadillac Hotel in Detroit. PVM was a partner with the National PACE Association and other Michigan PACE programs

in supporting the gathering.

A visit to PACE Southeast Michigan at Thome Rivertown Neighborhood was featured for conference attendees.

PACE Southeast Michigan is a Program of All-Inclusive Care for the Elderly (PACE), which uses

Medicare, Medicaid and private funds to cover all of a member’s medically necessary care and services. The focus of PACE Southeast Michigan is to help seniors live in the community and stay in their own residence for as long as possible. To meet this goal, PACE organizations focus on preventive care.

The General Assembly of the Presbyterian Church (U.S.A.) In 2014 PVM was pleased to be a sponsor for the 221st General Assembly of the Presbyterian Church (U.S.A.) which was held in Detroit. This provided an excellent opportunity to showcase not only PVM but Detroit as well. The meeting brought together representatives from Presbyteries, as well as many observers and participants. PVM was very involved in the planning and engagement of this important event.

Dedicated PVM employees shared part of their Father’s Day while providing bus service to Sunday services; and PVM leaders were very involved in providing tours and participating in the many events.

PVM staff also made a booth available daily to provide information on services. This partnering continued a fine tradition between PVM and the organization which helped to create our legacy.

Community Report

Continued Commitment to Wellness In 2014 PVM continued its commitment to Wellness through expansion and refining of our initiatives. The Marie Claire Damone Falls Prevention Program realized a significant reduction in falls through our pilot program at The Village of East Harbor. In addition to our Wellness training and exercise programs throughout the year, we saw increased participation in our Village Victory Cup. Participants not only joined in on this annual event, they engaged in physical and brain activities throughout the year. Tai Chi and relaxation training became favorite activities for many.

Resident engagement has been foremost in our planning. We have added new programs to enhance the quality of life for residents and participants. Our fitness programs were made available to the surrounding communities; and we were involved in a myriad of community programs for health and wellness. Many residents have shared with us that PVM has made a meaningful difference in their lives. Through our programs and services they have gained better health outcomes and are living life to the fullest in a way unknown to them before.

Community Report

Community Connections Community Connections is a statewide organization made up of local chapters that support seniors’ desire to remain in their homes and stay connected to their community.

Through Community Connections, members are invited to share their talents while connecting with their neighbors and community organizations. Together they create a community which is a great place to live at any age.

PVM, in partnership with the Edward N. and Della L. Thome Memorial Foundation and the Luella Hannan Memorial Foundation, sponsors Community Connections of Michigan.

In 2014 its 501(c)(3) status was established. In addition, we broadened the reach of the Greater Midtown Chapter and successfully launched the Greater Harbor Springs Chapter. A toolkit and coaching process were created with the goal of replicating chapters throughout Michigan. Unique opportunities were provided for internships, as well, providing an opportunity to engage in community outreach.

Community Report

The Legacy Corps at PVM PVM’s Legacy Corps is the only program of its kind in Michigan and only one of 17 in the country.

Launched in fall 2014, it has provided positive life experiences for our member volunteers and the seniors they serve. As part of AmeriCorps, Legacy Corps member volunteers are also able to access the other programs in AmeriCorps’ portfolio.

We have had inspirational feedback from clients as well as Legacy Corps volunteers as to the benefits of this program and the difference it has made in their lives.

Legacy Corps partners with veteran/ military affiliated organizations build upon the success of the volunteer, community-based Legacy Corps caregiver service model to create a nationwide volunteer program for caregiver support for veteran/military families. Our collaborative partners include the Easter Seals National VA Caregiver Training Division, the American Legion Auxiliary and faith-based organizations. Our objectives are aligned with the National Alliance for Caregiving study, Caregivers of Veterans: Serving on the Homefront (November 2010) and the 2014 Rand Military Caregivers Study.

Caregiver support services being offered include:

• A matrix of communityspecific, caregiver informational and educational support resources to reduce the burden of stress of veteran/military caregiver families including information about self-care strategies, depression, PTSD, TBI and other cognitive or physical disabilities.

• In-home respite care services through highly trained volunteers with training materials developed by the Easter Seals National VA Caregiver Training Division.

• Learning/mentoring opportunities for veteran/ military caregiver families through peer-to-peer caregiver support activities.

• Caregiver services for veteran/ military families to include information and referral, transitional coordination from hospital to home, transportation and shopping assistance.

The Thome Rivertown Neighborhood Senior Apartments The Thome Rivertown Neighborhood in Detroit maintained and strengthened the many collaborations involved with the project to continue to serve low-income seniors in the first phase and complete the first portion of the second phase. The Edward N. and Della L. Thome Memorial Foundation made a monumental $5 million naming gift to The Thome Rivertown Neighborhood, allowing for the completion of the second phase. The first phase continued operations in partnership with the Henry Ford Health System PACE Southeastern Michigan Program of All-Inclusive Care for the Elderly (PACE), reaching over 120

participants. The first portion of the second phase, which included 50 independent apartments, opened in September 2014 and reached full occupancy immediately.

Planning for the Harry and Jeanette Weinberg Green HousesÂŽ (in collaboration with PACE Southeastern Michigan), community cafĂŠ/life enrichment component and RiverGarden community park are in the planning phase. The Thome Rivertown Neighborhood campus will be complete in 2016 and is anticipated to serve over 700 low-income seniors and community members.

Grand Opening for Thome Rivertown Senior Apartments An estimated 300 guests arrived for The Thome Rivertown Neighborhood Senior Apartments Grand Opening on Friday, October 17th. Tours of the apartments and The Thome Rivertown Neighborhood community (including the innovative and scenic rooftop gardens), refreshments, music, and camaraderie were features of the day. The program included PVM President and CEO Roger Myers’ announcement of the largest single grant ever received in Presbyterian Village’s 70-year history. The $5-million grant will be used to complete the expansion of what will now be known as The Edward N. and Della L.Thome Rivertown Neighborhood.

Guest speakers included Michael Polsinelli, HUD field office director, Arthur Jemison, chief of housing and revitalization for the City of Detroit; and John Thorhauer, president of United Methodist Retirement Communities (UMRC), a partner in The Thome Rivertown Neighborhood Senior Apartments development.

Two Thome Rivertown residents generously opened their apartments for tours which were popular destinations for visitors. Spotted at the buffet table, one of these hostesses said, “People like my apartment so much I can’t get them to leave! I needed a break from my own party. I love living at (Thome) Rivertown!”

City and federal housing officials were impressed by the speed at which The Thome Rivertown Neighborhood was leased. The vice-president of sales & marketing executed a sales lease-up plan which included pre-lease applications and review. Actual lease signing was completed in just three hours.

Residents have been able to enjoy being part of the vibrant Detroit Riverfront community. Everyone has enjoyed the rooftop terrace which has a beautiful view of the Detroit

River. Many activities have increased resident engagement including picnics, family events, fitness programs and walks along the riverfront. Some residents have become participants in the PACE program, also located at the Thome Rivertown Neighborhood.

This internationally recognized campus has been cited as a model for how seniors should be served.

Village Highlights In 2014, each of the PVM Villages “knocked it out of the park,” contributing to an extraordinary year for Presbyterian Villages of Michigan as a whole. Projects came to fruition after years of hard work and efforts by many stakeholders.

PVM could not have reached the remarkable heights of 2014 without the tireless effort of many, including staff, Board members, donors, partners, collaborators and volunteers. Their combined dedication and expertise move the PVM Mission forward each and every year.

PVM Villages in 2014 continued their fine tradition of being engaged with their local communities while utilizing the resources and strengths of the organization as a whole.

PVM Awards & Recognitions Our foundation of success in 2014 was built upon the strengths and talents of many. On a daily basis PVM staff members have exhibited Service Excellence; and some have achieved hero status when it comes to caring for all of our residents and constituents. Residents and board members have also utilized their talents to the fullest in support of our mission. We are blessed to have the skills, talents and commitments of so many. PVM HONORED FOR WORK TO COMBAT ELDER ABUSE SAVE of Oakland County (Serving Adults Who Are Vulnerable and/or Elderly) recognized PVM at its annual International Day of Elder Abuse Prevention event in June with the Sosnick Courage to Lead Award as an organization. Lt. Governor Brian Calley made the award presentation.

SAVE’s International Elder Abuse Awareness Day not only focuses on challenging issues, but it also pays tribute to stakeholders who have

truly made a difference in the lives of older adults within our community.

That tribute comes in the form of the Sosnick Courage Awards, which are named after retired Judge Edward Sosnick, a founding Co-Chair of SAVE. The Courage to Lead and the Courage to Speak Awards are presented to individuals and organizations that have actively undertaken a principal role in leading the campaign against elder abuse or that have had the courage to stand up and bravely speak out against elder abuse and neglect.

DR. LYNDA JEFFRIES RECEIVES AWARD Lynda K. Jeffries, Ph.D. received the prestigious “Trustee of the Year” award from LeadingAge Michigan, the only statewide association in Michigan representing providers of aging services. The award was presented at the Annual Conference held in Lansing in May. It recognizes an outstanding member of the governing board of a LeadingAge of Michigan member organization.

Dr. Jeffries serves on the PVM board, and was 2012-2013 Board Chair.

Past service includes the local village boards for Brush Park Manor Paradise Valley and Woodbridge Manor, the PVM Governance Committee and corporate board Secretary. A native Detroiter, Jeffries is actively involved in her community

and serves in leadership roles on several nonprofit and faith-based boards and committees.

Jeffries has a Doctoral Degree in Education from Capella University, a M.B.A. in Management from the University of Detroit Mercy, an Education Specialist Certificate from Wayne State University and a B.S. in Business Administration from Lawrence Technological University.

She retired from SBC Communications as external affairs director for South Oakland County. Jeffries is the author of the audio CD, “Overcoming Procrastination,” and co-author of the article, “Increasing Diversity of Leadership in Environmental Nonprofit Organizations in a Major Brownfield City: Phase 1.”

PVM INNOVATES IN HEALTH AND WELLNESS FOR SENIORS, SAYS GOVERNOR SNYDER Michigan Governor Rick Snyder called Presbyterian Villages of Michigan an innovator in programs for seniors. The message was delivered to the Legislature in a special message on aging during a visit in June to the Older Persons’ Commission in Rochester, MI. “All across the state, communities, employers, health care providers and other organizations are working on innovative programs to improve

health and wellness. Presbyterian Villages of Michigan is doing just that. Across the state, PVM is using evidence-based practices to help older adults eat healthier, increase physical activity, reduce their risk of falling and better manage chronic health conditions. Through its Village Victory Cup, an annual daylong competition, it is inspiring older adults to engage in healthy behaviors year-round,” Snyder said.

They always have a smile on their face and are willing to learn something new. Their coach allows them to blossom and grow, and step outside their comfort zone. The Hartford Village Campaign won a platinum Hermes Creative Award in the Integrated Marketing Materials category. The Story of PVM, the 2012 Annual Report, won a gold Hermes Creative Award in the Publications/Annual Report category. The Story of PVM also received a gold Gallery of Superb Printing award in the Annual Reports category, from the Detroit Club of Printing House Craftsmen.

In the Aster Awards competition, produced in conjunction with “Modern Healthcare” magazine, and honoring excellence in Medical Marketing, the 2013 Accomplishments internal report received a gold award.

The campaign and publications were created by the Sales & Marketing and Public Affairs Departments and produced by Grigg Graphic Services, a Southfield-based marketing communications firm.

Financials

Dear Friends & Supporters, We are pleased to report that the Presbyterian Villages of Michigan’s (PVM) system-wide 2014 financial performance for its managed entities met our strategic and budgeted expectations and improved over 2013. Our financial position remains strong.

A key performance indicator is PVM’s ability to meet our principal and interest payments and capital replacement reserve requirements from operating and non-operating income. For the entities PVM manages the system-wide ratio was 1.78 in 2014, which exceeded 1.72 in 2013.

This improvement was driven primarily from the overall operating and non-operating income of $2.32 million in 2014, compared to $2.06 million in 2013. The other key measure, days cash on hand ratio, rose to 113 days at December 31, 2014 from 102 at the end of 2013. We were able to achieve these important indicators due to a continued emphasis on service excellence, innovation, cost containment, capital financing, and fund raising.

The PVM Foundation’s comprehensive state-wide Capital Campaign raised $7.3 million in 2014. The actively managed investment portfolio yielded a 5.4% return in 2014, which was slightly below the 5.5% aggregated, indexed benchmark return. The overall market values of the Foundation’s investments were $14.7 million at December 31, 2014, up from the $13.2 million at the end of 2013.

The overall asset value of PVM’s system-wide managed entities was $202 million as of December 31, 2013, up from $182 million at the end of 2013. Our system-wide net assets (equity) plus forgivable capital advances represent 51.9% of the total asset value at December 31, 2014, down from the 55.9% at the end of 2013. The decline is due primarily to the $7.3 million in depreciation and amortization expense.

We encourage you to visit the PVM website to review our complete financial results and disclosures. We are pleased to report that each PVM managed affiliate subject to third party audit or review had no matters of internal control deficiencies in 2014 and all reports received a clean opinion. In December 2014, FitchRatings affirmed the PVM Obligated Group’s BB+ rating and “Stable” Outlook, which consists of the Villages of Redford, East Harbor, North, and Westland and PVM Corporate and Foundation.

PVM has a strong future thanks to the contributions and dedication of our staff, volunteers, collaborators, and donors who together serve PVM’s clients to ensure a financially strong and transparent organization.

1. BE A PROVIDER OF CHOICE • Launch the “consumer driven” engagement strategy that was developed in 2014, with established metrics for evaluation, that will strengthen PVM’s organizational culture. At least one needed service or program will be made available to residents by December 31, 2015. (PVM-SW & V) • Foster aging in community in PVM Villages through the development of a system-wide strategy and plan that includes enhanced service coordination, care coordination, and engagement initiatives

STRENGTHEN PHILANTHROPY THROUGH BROADENING OUR DONOR BASE OF SUPPORT • Two months before the start of the 2015 Friends & Family Campaign, each Village will contact and thank, by telephone, all its 2014 donors who gave cumulatively $25 or more. (PVM-SW & V) • In collaboration with residents, board members and staff, each Village will develop a clear and succinct statement by July 1, 2015 that describes how donations to their Village have impacted and improved the quality of living for residents, and answers why a potential donor should give to their Village. (PVM-SW & V) • Develop and implement a board member engagement strategy on fundraising/fund development

by December 31, 2015.

(PVM-SW & V) • Meet or exceed 2015 budgeted fundraising targets associated with the comprehensive system-wide campaign (at least $2.7 million raised by December 31, 2015). (PVM-SW & V).

4. ENHANCE THE ENGAGEMENT AND DEVELOPMENT OF EMPLOYEES • Each Village, the PVM Home Office and all other PVM managed entities will develop and implement at least one employee engagement strategy related to a core value of Service Excellence

STRENGTHEN FINANCIAL CAPACITY • Achieve a 2015 operating ratio (operating cash expenses over cash revenues) of 98% and 94% for PVM Obligated Group and system-wide managed entities, respectively, and limit the amount of decrease in Obligated Group and PVM Corporate days cash on hand ratio by 20 and 13 days, respectively by December 31, 2015. (PVM-SW & V) • Execute the 2015-2017 Capital Structuring Plan and integrate plan into PVM 2016-2018 Strategic Plan by December 31, 2015.
