Dear neighbor,

Happy New Year! We hope 2025 is off to a great start for you and your family. While other parts of the country are experiencing cold weather, we are experiencing a cold real estate market. The holiday season and start to 2025 have brought more of the same, increased inventory and decreased demand. We anticipate it taking a few weeks for the market to warm up as consumers come out of their holiday fog.

The slight build up of inventory is a direct result of the higher mortgage rate environment. As rates continue to be stuck above 7% this has created affordability concerns for many buyers. San Diego County is a rate sensitive market. Rates go up, demand slows and inventory rises. Rates fall, demand goes up and prices start to rise. As a comparison, this is the highest mortgage rate start to a year since 2001 when we saw rates just above 8%.

While inventory is at record lows due to owners “hunkering down” combined with extremely low demand, we are seeing days on market rise to around the 90 day mark. Some buyers and sellers have not recalibrated their expectations of the market yet in comparison to recent years. In the luxury market, homes above $2 million dollars, demand has plunged even faster than inventory. Market times have grown to well over 120 days. We do continue to see more cash offers in this segment so buyers are not as rate sensitive, but they are definitely more cautious.

So what does this mean for buyers and sellers in 2025?

FOR BUYERS: I expect the market to heat up over the next several weeks. With increased demand and likely not much new inventory, we could see multiple offers as well as sellers not wanting to move on price.

FOR SELLERS: Pricing your home properly will continue to be critical as buyers gauge their affordability and adjust their expectations moving forward. Strategy and going to market at the right time will be the biggest factor in obtaining the highest price. Our years of experience can help you determine the right timing to maximize your equity.

NORIKO USING SOUND TO HEAL SOULS

Noriko Whitfield, originally from Japan, moved to the United States with her daughter 28 years ago, following the loss of her first spouse. Her life journey has been filled with unexpected challenges and surprises, which have deeply influenced her mission to help others reconnect their body and mind. With over 35 years in the healing arts, she combines sound healing, body movement, energy healing and coaching to guide people toward unlocking their full potential and living with joy. She leads over 100 people each month on their personal healing journeys.

You have a focus on sound healing and meditation. Can you explain what sound healing means and the practice of sound healing?

NORIKO

Sound healing, to me, is a gateway to connect deeply with myself and embrace the present moment. It's about aligning with the frequencies that bring me into balance and stillness and discovering myself at a deeper level.

However, offering sound healing to others is a bit different. In this role, I see myself as a guide, and my intention shifts to creating a space where individuals can connect with their inner wisdom and strength.

There is a lot of science behind the benefits of sound healing. What are some of the most promising studies?

NORIKO

Studies have shown that sound healing promotes stress reduction, relaxation, and emotional wellbeing. Research highlights its ability to lower cortisol levels, improve heart rate variability, and help regulate brainwave activity, fostering calm and reducing anxiety.

What are the benefits of sound healing?

NORIKO

From my own experience hosting sound healing events, I can see these effects firsthand. Participants often undergo a noticeable transformation, with their stress levels significantly decreasing. Their breathing deepens, and they are able to release negative emotions such as fear, resentment, and anger. Many people feel empowered and gain new perspectives. Slowing down in this fast-paced society and creating regular mindfulness practice time is very valuable to start with.

How did you decide that sound healing was a career path you wanted to follow?

NORIKO

My journey into sound healing unfolded naturally over time. The pivotal moment that solidified my path was when an artist invited me to lead a wellness event during her solo exhibition at the museum. At that time, sound healing was rare in museums, and it felt like a groundbreaking collaboration with the artist and museum curators.

The event was a tremendous success, with over 50 people attending, and that ultimately evolved into an ongoing series. From there, my work has grown organically, supported by each venue I work with. Without their support, I wouldn't have been able to continue on this path. Through this journey, I’ve experienced deep personal healing—processing trauma, grief, and many other emotions. I see this same impact during my sessions, which aligns perfectly with my mission.

If someone is unable to attend a session in person, is it possible to get the benefits of sound healing online? Do you have recommendations for online classes or resources?

NORIKO

Absolutely! I offer various online sound healing sessions from personal healing to corporate wellness events. Recently, I presented at Lululemon's international wellness event, where I combined self-care tools with sound healing via Zoom. I was traveling in the UK at the time, and hosting the event from overseas was pretty amazing! I always customize sessions based on individuals' needs - all in the comfort of their own homes while also providing a deep sense of community connection. It seems as though more people are starting to learn about the healing art of sound healing; do you find more people are seeking your classes and services? What do you think the future of sound healing holds for you?

NORIKO

Yes, more and more people are discovering the benefits of sound healing. I love introducing people to sound healing, yet I also have a lot of repeat attendees at every event. Part of the reason

people often come back to my sessions is that they resonate with my authenticity and the care I put into my work. A very important element is that at each event I give them useful self-care tools they can practice on their own.

I will continue to learn and refine my sessions without ego and offer support to those who need it. For the future, I would like to do more international workshops and collaborations.

Whether you were already working back then, a baby, or not even on this planet, it’s wild to think the next 25 years could fly by just as quickly for all of us. So, picture celebrating New Year’s in 2050. How do you want to feel when you look back at today?

About a year ago, I shared my first insights here on MomsTown on budgeting.* At its core, maintaining positive cash flow—ensuring your income exceeds your expenses—is essential for setting aside that *extra* money for the future. The secret lies in spending less than you earn. Nowadays, many banks and credit card companies help track where our money goes, allowing us a clearer view of our spending habits. I recommend examining your spending reports and focusing on the top discretionary categories to uncover potential savings.

3. Saving Smartly for Your Goals

When you're able to save money each month, it’s important to consider where those savings go. Think of your savings as fitting into three categories: short-term, mid-term, and long-term. Short-term savings, which typically cover 3 to 6 months of living expenses, are essential for emergencies. Mid-term savings target goals within the next 1 to 5 years, like vacations, new cars, or home renovations. Long-term savings usually focus on retirement or education for kids. One effective vehicle for retirement savings is a workplace plan (like a 401K), which often offers tax benefits; the first two categories may require a bit more discipline on our part.

Investing can encompass much more than just the stock market, though that's our primary focus here. You have options like stocks, mutual funds, and exchange-traded funds (ETFs). The real challenge lies in choosing the right investments, knowing when to buy or sell, as these decisions can significantly impact

your returns. Each investor has different circumstances, interests, knowledge, timelines, and risk tolerance, all of which are crucial to consider. Investing carries the potential for growth, but it also comes with risks. Therefore, it’s wise to tread carefully and seek professional advice when necessary.

Benjamin Franklin once said, "If you fail to plan, you are planning to fail." This is especially true when it comes to achieving your financial goals. Since my days at Nordstrom doing their fashion shows, I’ve always enjoyed keeping my thumb on the current trends and to this day, for me personally and as a personal stylist I still do. During my time working in the Fashion Office it was my job not only to represent in the shows what was trending but to also wear the trends while at work. In reality it wasn’t feasible to purchase and wear every single trend out there just because I was in the fashion office, however, I would choose a few trends I personally loved to represent that season’s hottest items.

One thing to remember when watching fashion shows. They are meant to entertain you. There’s music, there’s model choreography, there’s lights, cameras and everything seems to be exaggerated and bigger than life. They are meant to inspire you and move you. You are meant to leave there breathless.

You may look at the fashions and say, I would never wear that, but in reality that amazing and over exaggerated trend that you see in a NYC fashion show will be transformed into an everyday wearable item that you could definitely see yourself in.

My philosophy as a stylist is to start with a good solid base. What I mean by that is, start with items that are the staples in your wardrobe, the anchors.. They are the classic items that are the investment pieces that will stand the test of time. They are the forever pieces that if they were the only things you owned, you would have a variety of outfits to wear. The six that are a must for your wardrobe are, a white blouse, black pants, a pair of jeans, a trench coat, a blazer and a Little Black Dress (LBD).

I find that trends put a little punch into your wardrobe. Trends are meant to be added into your timeless staples. They are the pieces that may last a season or two. They are a fun accent to your wardrobe. Trends can easily go with one of your staple items, complimenting rather than overshadowing their functional role. A few trends that have caught my eye for Spring ‘25 are: the color blush, fringe, stripes, sheer and wallpaper florals, to name a few.

Not all trends are for everyone, so choose what speaks to you and what you are comfortable wearing. We fall in love with them, we wear them, then we are over them. From shoulder pads, to bell bottoms, the burning question with these past trends is, are they coming back in style? My answer is, probably. Just like the song. Everything Old is New Again. But what I've observed is that designers do have a way of putting a new spin on them when they resurface in the fashion scene.

Fashion Weeks are held twice a year to show the spring/summer and fall/winter collections. These shows happen usually in February and September with New York kicking it off, then London, Milan, Paris and Miami. Fashion Week is the heartbeat of what’s next. You just might be intrigued by what lies ahead in this next season's trends.

Take steps to limit risk for cardiovascular disease

The last decade has seen a surge in cardiovascular risk factors such as uncontrolled high blood pressure, diabetes and obesity, each of which raises the risks of developing heart disease and stroke. These trends are leading researchers to conclude that the prevalence of cardiovascular disease (CVD) will continue to rise.

More than 60% of U.S. adults will have some type of CVD by 2050, according to forecasted projections from the American Heart Association, which is celebrating 100 years of lifesaving service as the world’s leading nonprofit organization focused on heart and brain health for all. Additionally, total costs related to CVD are expected to nearly triple in that time to more than $1.8 trillion.

The increase will be driven by an older, more diverse population, but these risk factors are rising even among children and adults.

“We recognize the landscape of cardiovascular health will change over the next three decades because of the coming tsunami of rising health care costs, an older population living longer and increasing numbers of people from under-resourced populations,” said American Heart Association volunteer Karen E. Joynt Maddox, M.D., M.P.H., FAHA. “Yet these are still leading causes of death and disability in the U.S.”

While continued systematic changes are needed in science, policy and health care, the majority of CVD is preventable at an individual level. You can help turn the tide on the dire outlook of CVD while improving your own health by following and encouraging others to follow the American Heart Association’s “Life’s Essential 8.”

EAT BETTER

Aim for an overall healthy eating pattern including whole foods, fruits and vegetables, lean protein, nuts, seeds and cooking with olive and canola oils.

BE ACTIVE

Adults should get 2 1/2 hours of moderate or 75 minutes of vigorous physical activity per week. Kids should have 60 minutes every day, including play and structured activities.

QUIT TOBACCO

Use of inhaled nicotine delivery products, which includes traditional cigarettes, electronic cigarettes and vaping, is the leading cause of preventable death in the U.S.

GET HEALTHY SLEEP

Most adults need 7-9 hours of sleep each night. Children require 10-16 hours for ages 5 and younger, including naps; 9-12 hours for ages 6-12; and 8-10 hours for ages 13-18.

MANAGE WEIGHT

Achieving and maintaining a healthy weight has many benefits. Body mass index is a useful gauge. Optimal BMI is less than 25, but less than 18.5 is considered underweight. You can calculate it online or consult a health care professional.

CONTROL CHOLESTEROL

High levels of non-HDL, or “bad,” cholesterol can lead to heart disease. Your health care professional can consider non-HDL cholesterol as the preferred number to monitor, rather than total cholesterol, because it can be measured without fasting beforehand and is reliably calculated among all people.

MANAGE BLOOD SUGAR

Most of the food you eat is turned into glucose (or blood sugar) your body uses as energy. Over time, high levels of blood sugar can damage your heart, kidneys, eyes and nerves.

MANAGE BLOOD PRESSURE

Keeping your blood pressure within acceptable ranges can keep you healthier longer. Levels less than 120/80 mm Hg are optimal. High blood pressure is defined as 130-139 mm Hg systolic pressure (the top number in a reading) or 80-89 mm Hg diastolic pressure (bottom number).

TAKE BACK BUSY SCHOOL DAYS with simplicity & creativity

Oftentimes it’s school day meals that take a hit with families opting for quick bites or drive-thru dining, but that doesn’t have to be the case.

Sharing meals that are filling and flavorful can still be a quick endeavor you just need creative recipes that help simplify school day schedules. In fact, with kids, more imagination can mean more deliciousness. This playful Caterpillar Sandwich is a ham and cheese spinoff crafted to excite little ones and their little taste buds at lunchtime.

CATERPILLAR SANDWICH

TOTAL TIME: 20 minutes

Servings: 1

2 slices whole-wheat bread mayonnaise, divided

1 slice Kretschmar American Cheese

2 slices Kretschmar Off the Bone Ham

1 leaf iceberg lettuce

1 cherry tomato

1 carrot, shaved

1 slice Kretschmar Provolone Cheese black decorating gel

On two slices whole-wheat bread, spread thin layer of mayonnaise on each.

Lay American cheese, ham and lettuce leaf on one bread slice then top with other bread slice.

Using biscuit cutter, punch four holes into sandwich, removing crust from sandwich, then set aside.

Using toothpick or knife, poke two holes into cherry tomato. Insert small cores of carrot into tomato for “antennae.”

Using pastry tip, cut “eyes” out of provolone cheese. Cut out sliver of provolone cheese for “mouth.”

Dab mayo on back of “eyes” and “mouth” then attach to cherry tomato.

Use black decorating gel to add tiny dots to eyes for pupils; set aside.

Place four mini sandwich circles on plate to form caterpillar body then place cherry tomato face at one end

SPICED PINEAPPLE SKEWERS

TOTAL TIME: 30 minutes

Servings: 4

8-10 stainless steel or wooden skewers

16 ounces pineapple,

1 1/2 pounds Kretschmar Spiced Pineapple Ham

1/2 cup Hawaiian-style barbecue sauce

1 green bell pepper

1 red bell pepper

1 small red onion

1/4 cup canola oil

1 teaspoon salt black pepper, to taste oil, for grates

Prepare skewers. If using wooden skewers, soak in water 30 minutes.

Heat grill to 300 F.

Trim and cut pineapple and ham steak into 1-inch cubes, 1/2inch thick, and lay on paper towel to pat dry before placing in mixing bowl. Add barbecue sauce to bowl. Toss to combine.

Cut bell peppers and red onion into equal-sized, 1-inch cubes. Place in small bowl and coat with canola oil, salt and black pepper, to taste.

To assemble skewers: Alternate threading ham, pineapple, bell peppers and onion onto skewers then place on baking sheet.

Using paper towel, apply oil to grill grates or grill pan then place skewers on grill uncovered, turning every few minutes until charred, no longer than 6-7 minutes.

In mixing bowl, toss arugula, olive oil, lemon juice and salt, to taste.

Transfer to serving bowl; if packing for lunch, transfer to plastic container.

In another bowl, combine cooked farro and pesto; toss to coat. Transfer farro to serving bowl or plastic container next to arugula.

Top farro with squash and mozzarella bocconcini balls. Drape prosciutto next to squash.

2 teaspoons olive oil

1 garlic clove, smashed

4 cups (about 1/2 bunch) Tuscan kale, cut into ribbon salt, to taste

1/2 lemon, juice only

2 tablespoons salted butter, softened

4 slices sourdough sandwich bread

2⁄3 cup (about 2 oz) finely grated Grana Padano PDO cheese, divided 2/3 cup shredded mozzarella cheese

In large skillet over medium heat, heat oil. Add garlic; cook until golden and fragrant, about 3 minutes. Add kale; cook and stir until slightly wilted and dark green, 2-3 minutes. Season lightly with salt, to taste, and lemon juice. Remove to plate.

Wipe skillet clean. Spread butter on one side of each slice of bread, dividing evenly. Place two slices, buttered sides down, into skillet over medium-low heat. Onto each slice, divide half the Grana Padano; top with half the mozzarella.

Cook until cheese is melted and bottom is golden, 6-7 minutes. Add half the kale to one slice and close sandwich. Repeat with remaining ingredients.

1 package (16 oz) extra-firm tofu, cut into 1/2-inch pieces
