On July 26, 2020, I found myself inching each time I heard explosions and saw the brilliant lights from commercial-grade reworks detonating outside the barricaded doors of the Mark O. Hat eld federal courthouse in Portland, Oregon.

Earlier in the day, Antifa members had told me they planned to burn it down. ey were wearing all black and had large umbrellas to conceal their identities. I watched them move forward, wielding their umbrellas and communicating via handheld radios. Some members began using battery-powered grinders to cut down the metal perimeter fences of the courthouse.

TIPS ON SELLING YOUR HOME FOR TOP DOLLAR!

Whether you’re selling your home yourself or using a professional REALTOR©, I want to highlight some essential tips to help you get the most for your home.

I was inspired to write this article this past week when we closed on the home below in Alpine, California, with multiple o ers above the asking price. Several people asked me, “How did you guys do it? Homes don’t sell that quickly in Alpine.”

Selling homes for the best possible price is quite complex and takes enormous attention to detail. I feel fortunate Shay Realtors Inc. is in the top 1% of real estate teams across our great country.

Now, let’s get to how we do it.

#1 MONEY SHOT BABY!

If you don’t have a “money shot” of your home, I don’t think you even got up to bat in the residential real estate ballgame. In today’s competitive real estate market, you need to stand out and have less than three seconds to convince someone to look closer at your property for sale.

We hire some of the best photographers in the business, and our drone videographer is o -the-charts amazing. I have worked with Aaron for dozens of years, and he has helped us surpass $400 million in closed-home transactions.

#2 PRICE YOUR HOME COMPETITIVELY

It is a long slide if you don’t garner interest when it rst hits the market. If your phone is not ringing and people are not knocking on the door, look at a possible “re-launch” at an improved price. ere are ways to e ectively re-list, and some are not so good.

#3

MARKETING, MARKETING, MARKETING

Yes, the location, location, and location of your home are important, but you also need to cast a wide net to get multiple o ers and push up the sale price. ese are just some

of the things we do to get your home sold at a high price:

#4 ENTERTAIN ALL OFFERS AND COUNTER ALL OFFERS

Yes, this is more work, but it is almost like you’re hosting a Del Mar horse race. e more horses on the track, the more sense of competition kicks in and the more likely you are to get a higher price.

I have written as many as 18 counter o cers on the same property. Sometimes what initially looked like a sour old mare will rally and cross the nish line rst. Hard work and competition results in a higher price and a happier seller.

#5 MARKET YOUR HOME INTERNATIONALLY

San Diego is one of the top destinations for international home buyers and investors. We are fortunate to have experienced multilingual team members who speak Mandarin Chinese, Taiwanese, Vietnamese, and English. Two of our agents are Broker Associates and also CIPS (Certi ed International Property Specialists), which allows us to get your home on the global stage easily and with broader distribution.

Just a few weeks ago, we sold a home to a family from Taiwan that will be relocating here so their future children can attend our top-level performing schools. I want to give a shout-out to all you teachers that dedicate your lives to helping our kids. We are all very grateful for your service to our families.

#6 ATTEND BROKER CARAVANS AND WORK THE PHONES

Most people aren’t aware of the industry practice called the broker caravan. Our team attends multiple real estate caravans weekly from the northern coast of San Diego to Poway, allowing us access to various homes on the market. A lot of deals are completed due to relationships and making phone calls.

#7 BE GOOD TO FELLOW REAL ESTATE PROFESSIONALS

I could talk about this at length, but each full-time REALTOR active in the business has a reputation, and it is essential to make a connection. It is about doing deals by being honest, respectful, and responsive. Real estate is unlike many jobs in that no paycheck comes in unless you make a sale.

#8 STAY CONNECTED TO LOYAL FRIENDS AND DELETE THOSE THAT ARE NOT

I think the most important thing is the loyalty of our friends and their family members. Over the last twenty years, we have helped our clients make millions of dollars in real estate. I think we have the best clients in the business.

Our team of agents are very experienced, and we value our time. Sometimes we have had to turn away potential clients due to unrealistic expectations or misaligned goals.

#9 PRESENT A GREAT HOMECOMMUNICATE CLEARLY AND EFFECTIVELY

e sign below is at our $2.5 million listing in Olivenhein on “Christmas Tree Lane.” If you look closely, you will notice there is no box to hang weathered paper yers. People have become accustomed to scanning QR codes, and a simple one-page yer cannot convey a home’s whole spirit or story. We want them to see the drone video and have all the information so they can fall in love quickly.

e yard sign also clearly shows the open house times, how to contact the listing agent directly, and our company phone number. You want to make it easy for people to see your home.

#10 TELL THE STORY OF YOUR HOME

Storytelling can help you sell anything. We like to start early to determine which aspects of your home should be emphasized in marketing. We have the right contractors to paint, stage, and improve your home’s saleability.

We also o er a Shay Realtors Re-Fresh Program™ where we will cover the cost of improving your home and get paid back a er it sells for a great price.

#11 HIRE SHAY REALTORS INC

Even if you’re selling your home without a REALTOR©, don’t hesitate to call me. Many layers of expertise result in a successful sale, and if I can help you, I certainly will. Our philosophy is to be honest, transparent and enjoy our work.

If you have been following us for a while, you have likely seen our unique drone videos Adding humor to a beautiful home tour increases our views and o en results in people wanting to learn more about the home and ultimately falling in love with it.

Last year in preparation for one of our client appreciation events, we did a spoof of Top Gun 2. e video below was played in three movie theaters as a movie trailer before Top Gun 2, was premiered, where we thanked over 300 of our loyal friends.

I want to close this month’s article with very sad news. A colleague and friend Sonia Azizi, passed away this past week from cancer and le behind two amazing young daughters. Her tenacity, work ethic, and love for her children will not be forgotten.

Sonia Azizi and her daughters are in our thoughts and prayers.

There are enough excellent steakhouses in San Diego that waiting hours for a seat at Born and Raised is, admittedly, a little silly. Maybe it’s the Great Gatsby vibe. Or the trippy mirrored bathroom. But that doesn’t explain why we’ll join similar queues for a speakeasy, Raised By Wolves at West eld UTC in La Jolla or a hi- music bar, Part time Lover, in North Park. e common thread, of course, is the group that owns them: Consortium Holdings, the company behind 19 of San Diego’s most popular restaurants and bars. Last year, CH purchased the Lafayette Hotel & Swim Club and set about revamping the iconic building from top to bottom. It’s set to reopen its doors next week and hotel guests and locals can line up at seven fresh food and drink establishments, including a lobby bar & cafe, a classic diner, a luxurious Parisian-style restaurant, a live music venue, an old-school bowling alley, a swanky new pool bar, an intimate chef’s table dining experience, and an Oaxacan-inspired eatery & mezcal bar.

Luckily I belong to the groups’ member only private club, e Reading Room, and was able to preview the so opening of the Lafayette hotel and Swim Club this weekend.

When CH Projects formally shut down the Lafayette Hotel, the project was so complex, the founders and a few top executives, such as Clyde pictured below moved into the vacant hotel to better oversee its transformation. e company’s goal is to return the Lafayette to its heyday of the late 40s and 50s when it hosted notable guests like Ava Gardner, Bob Hope, Lana Turner, and Bing Crosby and help to reestablish the historic hotel as a destination entertainment hub for visitors and locals alike.

Here’s an early taste of what to look forward to:

Beginners Diner- this replaced Hope46 and will be open 24 hours a day. A place where people can eat pie and fries for breakfast or pancakes for dinner, its menu will have modernized takes on greasy spoon favorites.

Quixote- Slotting into the former Red Fox Room space, and inspired by how the original steakhouse was assembled from parts of an antique English inn, this new restaurant will be built with parts salvaged from a 110-year-old Mexican church, with stained glass and an agave bar fashioned from the old church altar. Serving Oaxacan cuisine, including various types of mole and memelas, or masa cakes, Quixote will also have a wood- red hearth oven for roasting meats.

Gutter-Taking cues from the climactic last scene of ere Will Be Blood, set in a home bowling alley, this vintage bowling hall and game room will include two regulation bowling lanes, a custom-made gravity-fed ball return system, and a bar serving classic cocktails like Manhattans made with barrel-aged spirits.

Mississippi Room- e scene in the rst Top Gun movie where Tom Cruise serenaded a woman by singing “You’ve Lost at Loving Feeling” was shot at the Lafayette in this event space, which will now host live shows curated by the Casbah’s Tim Mays and features a bar stocked with rare rums sourced by bar legend Paul McGee, who is also putting together the mini bar set-up for each of the hotel’s 141 rooms.

e Lafayette’s pool has always been the focal point of the property, and it will soon receive the addition of a luxe new pool bar. Visitors will be transported to the Amal coast with a new menu of Italian-in uenced cocktails and small bites, as well as a garden-like ambiance. Access to this area will not be limited to hotel guests, as day passes and swim club memberships will be available for purchase.

Such an exciting playground for the adults, I am looking forward to visiting again very soon, see you there at Gutter with our bowling shoes and Tequila Negroni. Cheers!

TRAVEL WITH TROY

I’ve discussed previously how to leverage credit card points for airlines but I have yet to tackle utilizing points for hotel bookings. For many, it seems incredibly confusing (I can attest as I too get lost in all the information) but I aim to break it down as simply as possible and show you how your next vacation could potentially be booked for a fraction of the cost.

In case, you aren’t well-versed with point redemption bookings, I got you covered. All it means is you accumulate points through making purchases on your credit card, staying at the hotel chain, or even buying the points to then make a hotel booking using those points rather than paying cash rates. A mouthful I know but hang in there. Most major hotel chains (ex Marriot, Hilton, IHG, Hyatt, etc) have their own loyalty programs that allow you to redeem these points at any of their properties. Some chains like Marriot have a dynamic point system which just means the points coincide with the cash price and don’t allow you to maximize all those hard-earned points.

It may sound trivial but when we’re talking about properties like the Ritz Carlton Maldives with an average going rate of $2,500 and nightly redemption of 150k you start to see the potential of point redemptions. However, I want to specifically focus on my current favorite hotel chain/redemption program and that is World of Hyatt. I’m sure you are familiar with the hundreds of Hyatt properties you’ve passed driving along but did you know their hotel portfolio boasts some of the most aspirational hotels including Park Hyatt Vendome in Paris or the world-famous Park Hyatt in Tokyo? Not only does the brand set itself apart with its 5-star properties but they also happen to have the best point redemption chart. In other words, Marriot has a dynamic chart while Hyatt has a fixed-point redemption chart. Ultimately you don’t have to worry about what the cash prices are if you can find point redemption availability instead. For example, a nightly stay at the Park Hyatt Kyoto, which by the way is an exquisite hotel, averages $2,000 per night but can be booked with points for just 35k points. Comparing that to the 150k point redemption at the Ritz Carlton it’s a no-brainer which is more bang for your buck so to speak.

Now you might ask, Troy I don’t have a bunch of Hyatt points laying around to make a booking. Have I ever left you hanging? It turns out Hyatt is running their summer promotion for a 25% bonus on all point purchases and you can purchase 110k worth of points. Even with the 25% bonus, the points may seem expensive to purchase but if you break them down you can save around 75% in comparison to cash

rates. Take for example you buy 56,000 points plus the 25% bonus of 14,000 which costs exactly $1,344. You decide to book the Park Hyatt in Kyoto which averages a cash rate of $4600 for two nights including taxes. Instead of paying cash you pay with points and are roughly saving 71%. You can start to see why I love the Hyatt brand because you can’t beat these kinds of deals.

Keep in mind there is a yearly cap (usually 55k with Hyatt but is currently 110k) on how many points you can buy so make sure to choose wisely. However, many point redemption bookings have a 14-day cancellation policy which is just another perk (always check cancellation policies beforehand as some properties do vary).

A very coveted and difficult property to book using points under the umbrella of Hyatt is Alila Ventana Big Sur. Take a look online and you will start to see why it’s regarded as one of the best luxury all-inclusive hotels in the United States perched on top of a mountain overlooking the Pacific Ocean. Expect nightly rates in the summer to near $3,000 a night but if you’re able to find award space you can spend just 45k Hyatt points and not spend a penny more. Quick tip, use Max My Point to search calendar availability as you must be flexible to book desirable hotels like Alila Ventana Big Sur. Then once you find available dates, go to World of Hyatt’s website to make the reservation.

Last but not least, in all World of Hyatt point redemptions there are no additional taxes, resort fees, or surcharges so what you see is what you get. Now go ahead and book that dream vacation you deserve. Happy traveling!

Need some more help with point redemptions, booking your next luxury getaway, or just in need of some travel advice? Email me at troyjourneys@gmail.com and I would be glad to help.

Market appears to have begun to cool. As we’re still notably in a Seller’s market, prices have not yet adjusted. If the market continues to cool, then expect prices to follow lower. Top Five Strains for Musk-Zuckerberg Cage Fight

Elon Musk and Mark Zuckerberg have (more or less) challenged each other to a cage fight. There’s been lots of hype over it. But as a Musk biographer noted in a Twitter Spaces conversation, Musk is “not in hyper training mode.”

Indeed, while Mark Zuckerberg has been practicing jiu-jitsu, Musk admits he’s not in shape for a cage fight.

Hence why Musk biographer Walter Isaacson called the fight a “metaphor.” But is it really? What if the fight happens?

How It Began

A couple of weeks ago, Musk said he would fight Zuckerberg. The Facebook creator took the comment to heart and responded on Instagram with a screenshot and the text, “send me location.”

But as the days pass, the fight looks more symbolic than anything that will happen.

On Twitter Spaces, Isaacson said: “All this talk about going to the Colosseum for a cage match with Mark Zuckerberg, it’s more of a metaphor for his struggle with Meta and Zuckerberg — I don’t know if that will really happen, no.”

Many suspect the saber-rattling started with Zuckerberg announcing Threads, a Twitter-like app aimed to displace Twitter’s market share.

Since Elon Musk came out against the lockdowns in 2020, the media have given him the Saddam Hussein treatment. The corporate press demonizes and ridicules Musk, and masses of useful idiots repeat the narrative as if it were an original thought.

This propaganda campaign against Musk has been effective. Many celebrities and media brands (such as PBS) have left Twitter since Musk took over the reins.

Why This Matters

While the actual Musk/Zuckerberg cage fight might be cheap entertainment, the underlying rivalry between Twitter and Threads is the critical factor.

Since buying Twitter, Musk has exposed the unholy alliance between alphabet agencies and the social media platform.

Through the work of dedicated journalists, the “Twitter Files” exposed just how much the FBI worked with Twitter to bury the Hunter Biden laptop story.

Thanks to the Twitter Files, we know the truth. Censors threw people with contrary opinions into a “Russian disinformation” category. The algorithm punished them for “wrongthink.”

People criticize that since Musk bought Twitter, it’s becoming an echo chamber for the “right-wing.” But clearly, before Musk bought Twitter, it was an echo chamber for the corporate state.

And that’s the real threat behind Threads. While Musk’s Twitter isn’t perfect, it respects free speech more than the old FBI-influenced version.

But with Threads? Look no further than Zuckerberg on Joe Rogan’s podcast. He admits that when the FBI says, “This is Russian misinformation, your platform needs to censor it,” Zuckerberg wholeheartedly agrees.

Will the Musk/Zuckerberg

cage fight happen?

It’s one thing to boast on social media. But will the Musk/Zuckerberg cage fight actually happen? Last week, podcaster Lex Fridman posted photos of him and Musk doing martial arts training.

“I’m extremely impressed with his strength, power, and skill, on the feet and on the ground,” Fridman tweeted. “It was epic.”

Meanwhile, Zuckerberg is continuing to train and work out. Earlier this year, he won some jiu-jitsu tournaments.

The Italian government is also interested in having the fight at Rome’s Colosseum.

So if this happens, what are the best cannabis strains to watch?

#5 Strain for Musk/Zuckerberg Cage Fight: Blue Dream

We feel this one goes without saying. Blue Dream is the perfect combination of cerebral effects and relaxation. Not only will you feel euphoric watching the fight, but a creative boost will keep you focused on the action.

#4 Strain for Musk/Zuckerberg Cage Fight

This strain is known for its energizing and invigorating effects. Perfect for watching two billionaires beat the crap out of each other. In fact, Musk or Zuckerberg may benefit from some Sour Diesel performance enhancement.

Sour Diesel can help increase focus, heighten sensory perception, and provide a burst of mental and physical energy. Whether you’re watching or taking part, Sour Diesel is an ideal strain for the Musk/Zuckerberg cage fight.

#3 Strain for Musk/Zuckerberg Cage Fight

You can’t go wrong with a classic. OG Kush remains popular for a reason. A potent combination of cerebral euphoria and physical relaxation, choose OG Kush if you need help deciding which strain to try. While you immerse yourself in the Zuckerberg/Musk cage fight, OG Kush can promote a sense of calmness and contentment.

#2 Strain for Musk/Zuckerberg Cage Fight

While relaxing with OG Kush may sound satisfactory to you, for others, something with more of a kick is needed. Hence, Green Crack. This sativa-dominant strain can enhance the energy levels that keep you engaged throughout the event. Furthermore, it’s a clear-headed high, so you stay focused on the fight without slipping into that stereotypical stoner absent-mindedness.

#1 Strain for Musk/Zuckerberg Cage Fight

Is it any surprise our number one strain for the Musk/ Zuckerberg cage fight is Gorilla Glue #4?

This hybrid strain delivers full-body relaxation with a heavy headband euphoria. Its calming effect can keep your mind alert and focused on the match.

Gorilla Glue #4 is also known for its stress-relieving properties. Depending on who you’re cheering for and how well (or poorly) they’re doing, you may need some #4 to calm your nerves.

Of course, Musk’s biographer may be right. This entire thing may be a “metaphor.” But there’s a real danger here.

Whether you like Elon Musk or not – the fact is – he, with the help of actual journalists, exposed high-level corruption between social media companies and agencies like the FBI.

Suppose Zuckerberg’s Threads overtake Twitter in popularity. In that case, the internet’s “town square” is back to being controlled by agents who do not value freedom of speech and consider counter opinions “harmful.”

Musk must win this cage fight… if it happens.
