A new school year, new soccer season and more lunches and snacks to make! As a mom, I wish there had been Pinterest for lunch ideas on what to feed my vegetarian daughter when Taylor was in school. I always struggled, but when the day came to make her last school lunch, I cried my eyes out.

While the days are long, the years are short. I know this all too well as we just celebrated our daughter getting married. So soak up these mom moments as years from now you will look back on these days wondering where the time went.

Speaking of new, we are definitely entering a “NEW” market. Well, not new to us agents who have been in the market for a long time, but “different” than the pandemic years and for anyone who obtained their real estate license in the last 4 years this seems “odd”.

As the summer months continued we started to see a rise in inventory. Honestly, the highest I recall of the past few years. Longer days on market with homes not selling in the first weekend. What happened?

In my opinion we are going back to pre-pandemic cyclical patterns. With historically high interest rates and concerns over a looming recession there isn’t a frenzy of buyers in the market. Many have opted to continue to rent and wait for interest rates to soften.

I have a strong opinion on renting versus buying as after 20 years in real estate here is what I know to be a truth: There is no mistake in real estate that time won’t fix. And you can quote me on that! If you are willing to hold a property long enough, the market will eventually bring you a higher price, lower interest rate or increased rents. But I digress.

Many sellers waited too long in the “summer selling season” to put their homes on the market and created a flood of inventory at a time when there are fewer buyers in the market. Pricing appropriately became critical to a successful sale. As inventory continued to grow, we then started to see the small price reductions and the “race to the bottom” as I call it.

Buyers also become distracted in late summer with vacations, back to school and family obligations. As we enter the start of sports seasons, choosing a Halloween costume and the Christmas items already appearing in stores, buyers are not thinking about housing right now. Don’t get me wrong, there are still serious buyers in the market, but they have choice and are watching pricing trying to take advantage of any deals. (We are seeing this even more in the secondary home market).

Now more than ever local expertise and experience are needed to navigate this market as “when to sell” or “when to buy” are becoming more relevant considerations. I am a battle tested Realtor who has always been committed to being ahead of what is around the corner not only for our team but also our clients.

We were just talking the other day about how it smells like fall. There’s a certain scent, a change in the weather, maybe it’s the flora and fauna, but fall has its own essence. When you can feel that change in the air, you know the kids are going back to school, the holidays are around the corner and it’s a time to organize, get back to schedules and get back to you.

To celebrate you, MomsTown has officially launched its latest podcast: How Mom Made It! We’ve dedicated pages 12-16 to the podcast episodes. Be sure to have a listen; we’re sharing the stories of local moms. You’ll be able to hear Sarah Wynn of Wynston’s Ice Cream talk about starting out in their garage with an ice cream maker she gave her husband as a gift. Today, they are about to open their third store location. Her story is about helping you to follow your passion, but more importantly, it’s a story about vision, embracing the love from friends and family and supporting neighbors.

We’re also sharing the story of another local mom, Jill McManigal. Jill is the founder of Kids for Peace Global. What started as a small gathering in her backyard has blossomed into a global movement for peace, with more than 19-million children participating. Her journey to success is a pleasure to listen to and will definitely inspire you and leave you feeling great about our world and the up-and-coming generations. We love kids!

We’re also talking pickleball with pickleball champion, historian and hallof-fame inductee, Jennifer Lucore. She’s got some great tips for pickleball fans!

Did you know the voice of John Deere is a mom? That’s right! Her name is Christy Harst and she tells us how she’s making her dreams come true with her voice. She’s also turning her voice into advocacy, by launching a speaking career after suffering a stroke. In addition to Christy’s story, we share how Leeanna Gantt, a mom diagnosed with cancer, not only survived but went on to turn her experience into a product. While she was recovering from chemotherapy, Leeanna came up with a product idea. You’ll want to hear how she took that idea and developed a product that is now on pharmacy shelves nationwide, including the shelves of Walmart and CVS.

Local Mom and author of new awardwinning children’s book, Henri and the Magnificent Snort, makes hearts "burst with joy

With kids back in school and October as National Bullying Prevention Month, a local author’s award-winning picture book about a bullied French bulldog helps children rise above bullying and love all parts of themselves. A touching review from 12-year-old reader, Avery C.: The book made her “heart burst with joy.”

Henri and the Magnificent Snort has already been awarded three book awards and has 142 five-star Amazon reviews. MomsTown has asked local Solana Beach author Samantha Childs to tell readers about Henri and the Magnificent Snort, why she wrote it, and the importance of the book’s themes.

"Henri and the Magnificent Snort is about a little French bulldog, named Henri, who is bullied because he snorts. Henri later learns that he is lovable, snorts and all!

The book is inspired by two true stories: my own childhood experiences being bullied, and the story of my Frenchie, Henri. I mix the two stories and share what

happened to me through the lens of Henri. I believe it’s easier for kids to relate and understand when the messages are taught through dogs. And Hannah Farr’s amazing illustrations really bring it all to life.

In the book, Henri turns his challenging experiences into an opportunity to help others see that they are loved, uniquely special, and all connected. For me, the book is my opportunity to do the same, and for beauty to blossom from my own past challenges. It’s also a special way to further share Henri with the world. In the summer of 2020, my son Mason was hospitalized for two months at Rady Children’s Hospital. During that difficult summer, he was diagnosed with severe Crohn’s disease and placed on gut rest. He couldn’t eat or drink anything for four weeks and was fed a liquid diet of TPN through a PICC line in his arm. He was so hungry and frustrated that he started drawing food repeatedly. Despite his pain, the drawings brought him comfort and hope. His nurses and doctors loved to see his different creations each day.

We also realized there were no good options for kids to explain this disease and how fortunate we had been to have a healthy son before his health took a turn. We wanted to help kids with chronic illness, but also have something that helps healthy kids understand and empathize with these little warriors. We wanted to create a bridge between these two worlds.

In the summer of 2020, Mason took a class with Story Xperiential with Pixar. He illustrated a story reel that detailed his medical journey. When the story won best youth story reel, I convinced Mason to help me turn it into a children’s book.

We took the story reel, used all his illustrations, and created “Not Your Average Slice of Pizza”. Thematic elements of

the story would be to teach courage and empathy with humor but also empower kids to be brave advocates for chronic illness. It also helps ease fears about injections, procedures, and blood transfusions.

The story follows Reggie, a slice of pizza, through his journey from diagnosis, to treatment, to healing through helping others. The story is illustrated with colored pencils to mimic the style of food Mason drew in the hospital. Mason’s story is told through Reggie, and the bottom of each page shows a different drawing from Mason’s hospital stay.

Everywhere you look, you see moments of kindness. From a friend sending a thoughtful text message to a stranger holding the bus for someone running late or a person paying for someone else’s coffee acts of kindness happen every day. While these moments can have a monumental impact on the person on the receiving end, they often go unrecognized.

A study published in the “Journal of Experimental Psychology” found that performing acts of kindness improves individual wellbeing and leads to more positive moods. People sometimes underestimate the impact their kindness may have.

To help foster positive connection among friends, family and communities, which the U.S. Surgeon General’s advisory revealed can help reduce the risk of serious health conditions, people should consider ways to weave moments of kindness into their daily lives.

HERE ARE A FEW SIMPLE WAYS TO SHOW KINDNESS:

1. HOLD THE DOOR FOR STRANGERS

It may seem small, but holding the door for someone who is entering or exiting a building after you is a brief way to offer a helping hand and set off a contagious string of goodwill.

2. SEND A THOUGHTFUL SURPRISE

Sending someone a favorite treat, book or even a photo memory can provide a positive boost to not only the recipient but the sender as well.

3. CELEBRATE AND SHARE KINDNESS ONLINE

So much of the world is connected via social media. To build positive connections online, seek out digital spaces or services that emphasize and inspire kindness, such as the Starbucks Kindness Mobile AR experience.

At some point, many parents will likely find themselves encouraging their children to “be kind” or “be friendly.” While they lead with the best of intentions, nearly all parents will worry about whether their child is kind to others when adults are not around.

While children are generally kind, it’s possible they might internalize societal messages that equate kindness with

CONSIDER THE WAYS PARENTS CAN ENCOURAGE EMPATHY:

1. TRY A NEW TWIST ON “WHAT DID YOU DO TODAY?” Find a consistent time during the day at pick-up, during dinner or before bedtime to ask your child, “How did you help someone today?” or “How were you kind to someone today?” Be sure to offer your own examples from your day. This helps your child understand the connection between his or her actions and kindness to others.

2. INTENTIONALLY CALL OUT ACTS OF KINDNESS. Go beyond a simple “thank you” and be specific about why the action was kind: “That was so kind of you to clear the table after dinner. Your help made cleanup go faster. I appreciate that.” Don’t forget to use this same technique with other family members. Ask your child what compliments he or she likes to hear and encourage him or her to do the same for others. This teaches empathy and encourages children to treat others the way they want to be treated.

3. BUILD A TOOLBOX OF RESPONSES FOR TOUGH SITUATIONS. First, help your child build emotional literacy skills by helping him or her learn to identify and name feelings. Then work together to identify appropriate expressions of those feelings.

Balancing schedules, supplies shopping, meal planning and more can make the back-to-school season one of the most hectic times of the year. Keeping stress at bay may be a little easier when you put a plan in place the entire family can follow.

Remember, making the transition as smooth as possible requires a team effort. Help make a new academic year easier on your little ones (and yourself) with these hacks:

1. START YOUR ROUTINES Getting your kids into their school day routines may be a massive undertaking, but it’s often helpful to start weeks before the first bell rings. Set those alarms and encourage kiddos to treat each morning as if they’re going to class. In the evenings, practice prepping backpacks and outfits just as you would during the school year, and ensure children are going to sleep at the times they should on school nights.

2. SIMPLIFY SCHOOL LUNCHES Prepping lunchboxes to send to school doesn’t need to be a time-consuming affair. 1. Language and literacy: Practice writing by making place cards for the dinner table. For younger children, it can be the first letter of each person’s name or fun scribbles on the card. Early scribbles are part of developing writing skills.

2. Mathematics: Count while you work. Ask your children to put away toys. As they work, you can count the toys together.

3. Science: Make yard cleanup fun. As you clean the yard, talk about the leaves and why they turn colors and fall to the ground. Pile them up and jump in.

4. Executive function: Incorporate your children in planning for the family. Help your children stay organized with a daily or weekly chart. Have your children make the chart with you. For younger children, you can use drawings or pictures instead of words.

INCORPORATING PLAYFUL EXPERIENCES:

1. Puzzles: Solving puzzles supports the development of skills such as concentration, self-regulation, critical thinking and spatial recognition.

2. Board games: Playing games provides a number of benefits for children, including supporting memory and critical thinking, helping them learn to take turns and count, and developing early language skills.

3. Blocks: Block building supports creativity, cognitive flexibility, planning and organization. Take some time to build with blocks using different shapes and colors.

4. Clay: Children need to develop fine motor skills beyond using devices. Few things are better for developing fine motor skills than modeling clay. Learning to sculpt with clay also builds creativity, artistic expression and strategic thinking.

5 Recycled materials: Inspire creativity by finding things around the house to build with, such as cardboard, paper, paper towel rolls and plastic bottles.

Many parents of young children face behavioral concerns like children not listening, throwing tantrums, biting and more. While every situation is unique, parents can rest assured they aren’t alone and these behaviors aren’t atypical.

“As young children grow and develop, behavioral challenges are to be expected,” said Dr. Lauren Starnes, senior vice president and chief academic officer, The Goddard School. “That said, just because these behaviors are often normal doesn’t mean they are easy for the parents addressing them or the young children experiencing them.”

Starnes recommends these ways to understand and address challenging behaviors in young children:

BITING Infants often bite when teething. Young toddlers bite out of excitement, exploration or in response to inconsistencies in their environment. Older toddlers and two-year-olds frequently bite as a communication method, such as when they fail to have the language to communicate frustration.

For children three years of age or older, biting is typically an aggressive behavior. Understanding the root cause can help tailor the response more appropriately to curb the behavior. For example, giving infants various textured teething toys can lessen the likelihood they will bite. For two-yearolds, modeling how to use words and phasing can reduce the likelihood of biting.

DEFIANCE Raising young children means preparing to hear them say, “No.” One of the primary developmental milestones of early childhood is

emerging independence. The overt exertion of independence tends to peak at or around age two and can continue at varying degrees of intensity, depending in part upon the personality of the child.

While defiance is an independence exertion, it is also attention-seeking. Behavior is communication and some defiant actions may simply be a means of obtaining attention and situational control. By giving children more independence (asking “Can you please put your shoes on for me?” or “Can you pick which one of these dresses you want to wear today?”) may help them be compliant. Logical consequences can also help. For example, if children refuse to sit in their chair to eat, have them stand for dinner or remove their snack until they sit.

TANTRUMS The American Academy of Pediatrics defines tantrums as a behavioral response by young children who are learning to be independent and desire to make choices yet lack the coping and self-regulation skills to handle frustration. Whether a tantrum is triggered by communication gaps, frustration or a reinforced behavior to control a situation, there are specific techniques that can be used to deescalate the behavior and help children regain emotional composure. Your reaction to a tantrum is a direct predictor of its intensity and longevity. Taking an opposite position to children in terms of volume, speed of movement and pace of speech can be enough to counterbalance the tantrum.

Using a soft tone of voice, referred to as "sportscasting," can be used to retell what is happening in the moment. This is done in "third person" as though telling a story or broadcasting a sport. This often catches child’s attention and deescalates their reaction. Example, “Lou wanted more gummy bears. Mom said no. Lou is yelling and crying.”

3. GET OUTSIDE & EXPLORE

In spite of returning to busy school-day schedules and never-ending to-do lists, most families want to maintain a sense of connectedness all year round. Special moments with your family start by leaving behind that checklist, setting smartphones aside and saving responsibilities for tomorrow.

If you catch yourself reminiscing about the goodness you grew up on, turning back the clock and showing your kiddos what childhood was like for you is one way to foster a better connection with your kids. Throw it back to your childhood with these family-favorite activities to enjoy at the breakfast table, after school or over a weekend.

FIVE WAYS TO SHARE CHILDHOOD CLASSICS WITH YOUR KIDS:

1. READ FAVORITE BOOKS

Take it a more educational route and hook your children on a favorite novel, short story or book series.

2. SHARE THE GOODNESS YOU GREW UP ON Childhood in the ’80s and ’90s meant school-day mornings with

As we move into new chapters of life, it is easy to lose our focus and spend a lot of time looking back with regret and wishing we could change things or worrying about the future. The key is finding a way to be more present and to focus on the things we can control.

That’s the basis of my journal, focusing on self care, being present and making the rest of your life the best part of your life. This starts by defining and creating your really good day. When you are present and you run your day with intention versus letting your day run you, you can have a really good day. And when you have a few really good days in a row, that turns into a really good week. Really good weeks turn into a really good month, and really good months turn into a really good year. My goal is to help everyone become more aware and to start creating more really good days.

Here is an exercise that can help you make that happen:

Let's start by defining your really good day and break down what that looks like for you.

Following are a few questions from my journal that can help you get started in defining this in your life.

What time do you like to get up?

How many hours of sleep do you like to get?

Do you have a morning routine?

Do you workout? If so, what do you like to do and what time of day is best for you to work out?

What morning habits make you feel good?

What do you like to read, listen to?

What is your ideal day socially?

Who do you like to spend time with?

What do you like to do to add fun into your day?

What does your ideal family time look like?

What do you like to do for meals and snacks?

Have a plan or figure it out based on your day?

What is your ideal bedtime?

Is there a time that you put your phone down and let your mind relax?

Take a few minutes to write your answers down and define what a really good day looks like for you. You can do this for a work day and a nonwork day if that pertains to you. Once you’ve defined it then you can start creating it.

CHRISTY HARST LEEANNA GANTT

You might not know it but chances are good that you’ve heard this mom’s voice on commercials for John Deere, Delta Faucets, Sherwin Williams, Bank of America and PNC Bank.

In this episode, we’re chatting with Christy Harst, who for the past 20 years has been working as a voice over actor.

Her journey started in college when she applied for a news internship at a radio station. During the interview, the station manager told her she had a good voice, escorted her to the studio, asked her to read the Star Spangled Banner into a microphone, and pressed record. After she was done, he played it back and said, “You’d do well in voice overs.”

At the time, Christy says she didn’t even know what a voice over was, let alone how to get into the business.

At the end of the internship, the station manager hired her to record a tag line for a commercial. She remembers her parents drove an hour to get in range to hear it on their car radio.

More than two decades later and one home studio, Christy has lent her voice to clients like Delta Faucets, Sherwin Williams, Bank of America, and PNC Bank.

Shannon truly enjoys what she does, and it shows.

Prepare quinoa according to package directions. Preheat oven to 350 F. Coat 12-cup muffin tin with nonstick cooking spray.

In large bowl, combine shredded cheddar cheese, shredded zucchini, diced ham, eggs, egg white, sliced green onion, salt and black pepper. Mix well. Spoon batter into prepared muffin tin.

Bake 25 minutes.
