The days of open houses are gone--at least for now. And after a few months of doing business in a COVID world, I think there may be a silver lining..for sellers, buyers and their agents.

So often, with an open house, crowds of people would stroll through a home for sale. Some out of curiosity, some looking for design ideas, some to chat with neighbors. While this was a fun and pleasant aspect of open houses, the seller's perspective may be quite different for agents and the participants. After all, they're trying to SELL their home. Most sellers work hard to prepare their homes for the market, and their goal would be to have only qualiďŹ ed and action-ready buyers in their homes.

With showing protocols changed, the seller is getting more of what they want. Our new procedures require all buyers to make appointments for a speciďŹ c time to avoid more than one party in a home at a time. All entrants must sign a Property Entry Advisory Declarations, certifying they are not ill and agree to abide by health and safety guidelines. All parties entering a home will have to have some agent representation. Only decision-makers are allowed at showings (no kids, parents, or friends). Before arranging the appointment, buyers preview the property by driving the neighborhood and reviewing all the virtual material provided. I've begun using 3-D tours to ensure buyers have a clear visual of the layout before scheduling a personal visit. Personal visits require personal protective gear and sanitation before and after showings. In other words, a great deal of preparation goes into each showing, resulting in better use of time for buyers, sellers, and agents. It seems like a win for everyone, always my goal!!

When it appeared masks would become part of our everyday lives, my husband and I mused about how long it would take for them to become a fashion statement. The answer was about ďŹ ve minutes. Just about every major retailer has a signature mask now, from Anthropologie to Johnny Was..I even saw a Louis Vuitton at the mall the other day. It looks like weĂ• ll be wearing face coverings for the foreseeable future, so why not have some fun?
