How low would interest rates need to fall before we see more sellers willing to sell?
Answer:
Great question! Here are my thoughts on how low we would need to see interest rates come down before we see more inventory. There are a lot of owners that have their mortgage rate around 3%. I don’t think we need to see it get all the way down to that level before some of the people that want to move start putting their homes on the market. But right now with rates close
to 7% there is no incentive to get rid of that mortgage and more than double their new interest rate. For me, the magic threshold is somewhere around 5%.
For homeowners, who need to make a move... school district, downsize, more space, job relocation, etc. I think they would entertain 2 percentage points higher than their current one, but let’s see what 2024 brings.
