Dear neighbor,
I hope this message finds you off to a wonderful start in 2024!
As we embark on another year in the real estate market, we’re closely monitoring the number of homes being listed for sale. Following a year of fluctuation in 2023, marked by a record low number of homeowners willing to sell amidst the high mortgage rate environment, we were optimistic that the news of lowering rates would prompt more sellers to enter the market.
Despite recent talks among economists of “green shoots” in Southern California, indicating positive data in a downturned economy and an increase in overall homes being listed, the situation in the San Elijo Hills area tells a different story. As of this writing, we’re witnessing a staggering 41% decrease year over year in new sellers entering the market. Quite a significant shift, indeed!
While demand is beginning to rise due to softening interest rates, we find ourselves facing an inventory crisis locally. Multiple offers on properties are becoming more common, signaling the potential return of bidding wars reminiscent of 2021 and 2022.
I believe we’re reverting back to pre-COVID cyclical patterns in our market. Historically, Super Bowl Sunday kicks off the spring market (pun intended), and we’re hopeful to see an uptick in inventory and new sellers looking to make a move.
Attempting to “time the real estate market” akin to timing the stock market can be a risky endeavor. Throughout my 20 years in the local market, I’ve witnessed sellers making this mistake far too often. Waiting too long and entering the market at the peak of the inventory cycle could potentially leave money on the table.
As inventory increases and buyers gain more options, we typically see some stabilization in pricing. However, this can pose challenges for properties facing specific issues, such as those located near power lines or busy roads.
Now, more than ever, harnessing local area knowledge and market experience is crucial for optimizing the net value of your home. As a seasoned Realtor with battle-tested insights, I’m ready to put my expertise to work for you.

The Pastry Café owner who doesn’t bake. When I heard Isabelle say she didn’t know how to bake she saw the confusion on my face and responded, “I know what is good and I have the best bakers make the most delicious things.” Isabelle’s French Pastry Café has been a favorite spot for coffee, pastries, croissants and her famous sweet and savory crepes. Let’s get to know how this all began 17 years ago.
MOMSTOWN: What is the history behind Isabelle's French Pastry Café?
ISABELLE: I came from France to visit my cousin, who is a baker and pastry chef from France. I worked for him for a few years and met my husband, John.
One day John had a flat tire and went to Discount Tire in Encinitas. He wanted a cup of coffee and he went across the parking lot to what was then named, “My Favorite Bakery” but it was out of business. He came home and told me about it and we started the plan to open our own café.

Mom HOW MADE IT
We were so lucky to be exposed to the simplicity and natural flavorful cuisine in France. Little did I know that I would be in the food business. I was not a popular kid but I was extremely observant. After high school, I was hired by an advertising agency to sell for a print publication. After seven years I was making a great living so I was able to travel to Israel, Turkey, Spain, Italia, and then to Del Mar, CA for a new beginning in 1995, I was 28.
years. We bring a range of savory and sweet ingredients, the crepe machine and two chefs on location to cook and serve custom crepes. This saved our business and a crepe party is a fun way to celebrate a bridal or baby shower, brunch, a corporate luncheon, birthdays and much more.
MOMSTOWN: Anything else you would like to share?
I called my cousin to get some recipes and here we are 17 years later. The funny thing is that I never made a cake until we opened in 2006.
Today, we have a revolving crew of 20-24 people who are excellent bakers, cake decorators and front-of-the-house good, hardworking people. We hire a lot of teenagers and often it is their first job until they go to college.
MOMSTOWN: Share with us your background in France.
ISABELLE: My parents worked for the school system. Both were from the countryside; Mom from Toulouse and Dad from Bretagne. They met in charming Versailles, where I was born in 1967. I also have a brother, Patrick.
John and I married in 1998. John’s son Casey was 17 and our son Logan was two when we opened the café. At one point, we had a location in San Elijo Hills in the Visitor Center. We left San Elijo when the building we were in was sold.
In 2010, we adopted our son, Andre, and in 2011 we adopted our youngest, Aidan lots of diapers and joy!
MOMSTOWN: Tell us about your catering business; how it was started and how it is going.
ISABELLE: Some months were difficult at the bakery based on economic changes, fires, and supply price increases, so we had to come up with something new and we decided to start a French Crepe Catering business. This has saved us over the
ISABELLE: We have a good reputation, not only because we use butter (LOL), but during Covid we stayed open. We missed our regular customers; many elderly customers were not coming to us as they were confined. We decided then to go to them and created “The Croissants Route”. We would go to neighborhoods with boxes of 4 croissants: twoplain, one-chocolate and one-almond and sell the box for a set price. This was contactless. We had two vans and about 24 stops on Sunday mornings. We brought fresh food and joy to many. It was very rewarding at that time of sadness.
MOMSTOWN: How can people find you and learn more about your catering?

REV UP YOUR RAS
Training Your Brain to Look for Positive Patterns: Harnessing the Power of the Reticular Activating System
In the journey of life, it's often our mindset that determines our destiny. Understanding how our brain works can be a gamechanger in this respect, especially when it comes to the Reticular Activating System (RAS). By learning how to effectively engage this part of the brain, you can train yourself to seek out positive patterns and achieve your dreams.
What is the Reticular Activating System?
The Reticular Activating System is a network of neurons located in the brainstem. It plays a crucial role in controlling arousal and consciousness, and acts as a filter for the information your brain receives. It prioritizes what needs attention and what can be ignored. Most importantly, it can be "programmed" based on what you focus on, influencing your perception and your reality.
The Science Behind RAS
The RAS helps you see what you want to see in other words, what you focus on. If you're constantly thinking about negativity and problems, your RAS will highlight these in your environment. Conversely, if you concentrate on positivity and opportunities, your RAS will help you spot them. This selective attention mechanism explains why when you're thinking of buying a particular car, you suddenly see it everywhere.
Achieving Your Dreams
5. Gratitude Journaling
Writing down things you’re grateful for shifts your focus to the positive, training your RAS to notice more benefits and blessings.
6. Limit Negative Influences
Reduce exposure to negativity, whether it's news, toxic people, or negative self-talk.
7. Engage in Positive Conversations
Talk about your dreams and aspirations. This verbal reinforcement cues your RAS to pay attention to related opportunities.
8. Read and Listen to Inspirational Content
This conditions your brain to be more receptive to positivity and success.
9. Surround Yourself with Positive People
Their influence can help orient your RAS towards a more positive outlook.
10. Reflect on Your Progress
Regularly review your goals and the steps you’ve taken. This helps reinforce your focus and keeps your RAS aligned with your objectives.
Your dreams aren't just fantasies; they can be your future. Understanding and harnessing the power of your RAS is a step towards making those dreams a reality. By training your brain to focus on the positive and what you truly want, you create a mindset conducive to success.
10 TIPS to Ignite Your Reticular Activating System for Positive Outcomes
1. Set Clear Goals
Define what you want to achieve. Clarity helps your RAS recognize what to focus on.
2. Visualize Success
Regularly visualize achieving your goals. This primes your RAS to identify resources and opportunities.
3. Affirmations
Use positive affirmations daily to reinforce your goals and positive mindset.
4. Mindfulness and Meditation
These practices help in calming the mind and focusing on the present, making your RAS more effective in identifying positive patterns.
In conclusion, your Reticular Activating System is a powerful tool in achieving your dreams. By consciously directing your focus towards what you want to achieve and maintaining a positive mindset, you can train your RAS to spot opportunities and guide you towards success. Remember, it's not just about the destination; it's about enjoying the journey, one positive step at a time.
Spring is starting to spring and we’re fairly confident everyone’s a bit anxious to get outside and enjoy some well-deserved sunshine. To celebrate spring and getting outdoors, we’re thrilled to introduce you to Deanna Ratnikova. Deanna is the creator of a card deck that encourages us to get outside and enjoy all that San Diego has to offer. It called The GO Deck!
MOMSTOWN: Deanna, tell us about what started you on your journey to creating The GO Deck and becoming a mom entrepreneur?
DEANNA: After embracing the 9-5 grind, and later becoming a parent, it was hard to stay active and healthy. I found two simple goals that I could maintain: spend time outdoors and keep moving. I don’t obsess over perfection or duration. I just commit to stepping outside each day and moving my body (even if it’s only a few minutes)!
I created The GO Deck to share my passion for getting outdoors and staying active. The deck features 52 outdoor locations in San Diego where you can walk, run, ride, roll, or stroll–you can have a new adventure every week of the year!
MOMSTOWN: Please share with us the story or inspiration behind the creation of The GO Deck? What specific moment or experience led you to develop this adventure card deck?
DEANNA: When the pandemic hit, I spent a lot of time alone or with my daughter, who was three at the time, and we just started walking around San Diego (remember when even the playgrounds were closed?!). Exploring the city by foot helped me appreciate the city’s landscapes, and my daughter would often stop to observe flowers along the sidewalk. I realized I’d been overlooking the abundant nature that our urban environment offers.
GO Deck
I started to consider how I could share my urban nature outings with others. Inspiration struck several months later when my significant other gifted me with an informational card deck to enhance our relationship. The physical cards — visual, non-sequential, just enough text to give me the gist — were the perfect medium to match my short attention span, coupled with the frequent calls for “Mommy!”. This is when The GO Deck started to take shape.
MOMSTOWN: Creating something new comes with its set of challenges. What were some of the biggest obstacles you faced while developing The GO Deck, and how did you overcome them? Additionally, what keeps you motivated during tough times?
DEANNA: The biggest obstacles are those that happen in my head, like self-doubt and second-guessing. Physical health issues, however, remind me that life is short. I find myself counteracting any negative inner dialogue with, “If I should die soon, I would regret more that I didn’t pursue this idea than if it fails.” That motivates me to keep going, no matter the outcome!
MOMSTOWN: The GO Deck is not just a card game; it's an invitation to adventure and exploration. How do you hope The GO Deck will inspire families, especially children,
to engage with the world around them? Can you share any stories of how it has already made an impact?
DEANNA: Being outdoors, especially with friends and family, is the source of my best memories. I find that when I’m outdoors, I’m more present and more connected, to both those with me and nature. I hope others find that connection and build amazing memories along the way.
MOMSTOWN: Is there a particular card or aspect of The GO Deck that holds special meaning to you or reflects a personal experience or philosophy? How has the journey of creating The GO Deck influenced you personally and professionally?
DEANNA: My family and friends have been incredibly supportive, giving feedback, helping create videos, sharing via social media, etc... I’ve felt so loved starting this entrepreneurial endeavor. Sharing this journey with my daughter, who’s now seven, has been especially meaningful.
MOMSTOWN: Looking ahead, what are your plans for The GO Deck?
DEANNA: There will be more cities. I’m completing a deck now for Knoxville, Tennessee, and I’m researching sites for a North County San Diego deck.
MOMSTOWN: What tips or advice do you have for other moms who have an idea?
DEANNA: Find a community. I received a lot of encouragement and support from Hera Hub, a women’s business community. Fellow members give me product feedback and business-related advice.

Spend your Spring Break week outdoors at these local attractions!
I’m notorious for waiting too late to schedule holiday and summer camps, and while my last-minute scrambles usually result in some form of childcare, there are the occasional days where I find myself serving as “camp counselor.” For those days, I keep a list of new outings ready.
Below, I share some outdoor adventures I’ll be featuring in The GO Deck North County. I hope it helps other moms (and any impromptu “camp counselors” like myself) seeking sunny spots to savor with their family.
SOLANA BEACH COASTAL RAIL TRAIL:
A paved 1.5-mile trail, sandwiched between train tracks and Hwy 101, may not sound particularly lovely, but this trail will surprise you. I enjoyed the artwork dotted throughout, and my daughter loved practicing her scooter skills on the smooth pavement, which makes this trail also perfect for those using strollers or mobility aids.
Nearby attractions also worthwhile: Fletcher Cove and its surrounding sandy shoreline is sublime. Or if you’ve got a four-legged friend in tow, Del Mar’s off-leash Dog Beach is also close.
LEO CARRILLO HISTORIC RANCH:
We came for the peacocks and stayed for the free guided tour (available on weekends), during which we learned to more properly refer to these colorful creatures as “peafowl” (males are peacocks and females are peahens). The loop trail here is about 2 miles with 150 ft of elevation gain.
Good to know: The ranch is closed on Mondays and no pets are allowed.
SAN LUIS REY RIVER TRAIL & GUAJOME
REGIONAL PARK:
Hike or bike it’s your choice in Oceanside and you’ve got two great options here. Hike along 4.5 miles of multi-use trails at Guajome Regional Park traversing diverse habitats. Or for a paved adventure, bring your bike or maybe even inline skates — and take to the 9-mile (one-way) San Luis Rey River Trail, whose entrance is across Hwy 76 from the park. This relatively flat trail takes you all the way to Oceanside’s coastline.
Good to know: Parking is $3 at the Guajome Regional Park. Nearby attractions also worthwhile: Visit the nearby Antique Gas & Steam Engine Museum (the admission fee is well worth it, especially if you’ve got a train enthusiast in your group). The museum is located next to the Rancho Guajome Adobe, an authentic 1850s adobe hacienda, which features free guided tours Wed-Sun.
7 Sunny Adventures
By Deanna RatnikovaOCEANSIDE PIER:
in North County San Diego
Speaking of Oceanside’s coastline, walk out the nearly 2,000 ft wooden pier and cast a line in the ocean no fishing license required here! If you’re searching for ways to increase your step count, take to “The Strand” along this wonderful waterfront; it’s approximately 1 mile one-way.
Good to know: Why pay for parking (or spend an hour searching for a free spot) when you can take the Coaster or Sprinter. Kids love traveling by train, and both routes stop near the Oceanside Pier.
PALOMAR COLLEGE ARBORETUM:
No need to trek down to Balboa Park to see an enchanting Moreton Bay Fig tree; this arboretum has a spectacular one and much more, including a James Hubbell sculpture. The main trails are ADA compliant, so visitors of all abilities can enjoy this space. The arboretum itself isn’t particularly large, so if your kiddos are still brimming with energy after exploring the arboretum, venture out to the rest of the Palomar College campus. It’s also designated as a botanical garden (yes, the entire campus!).
Good to know: Though the arboretum is free to visit, be prepared to pay for parking. Also, only service pets are allowed.
KIT CARSON PARK LOOP TRAIL:
After discovering that Queen Califa’s Magical Circle is not open daily, I quickly concocted a plan to convince my daughter that our trip to Kit Carson Park wasn’t for naught: “Let’s travel the loop trail and see how many different creatures we can find along the way!” Though she was definitely bummed to see the sculpture garden’s gate closed, two playgrounds, some disc golfers, and a lot of waterfowl later helped soothe her soul. Part of the loop trail is hard-packed dirt, the other half paved. The loop itself is just over 2 miles, but if you add on the Upper Valley Trail and visits to viewpoints along the way, you can reach about 3 miles in total mileage.
Good to know: Queen Califa’s Magical Circle is open 9am-noon Tues/Thurs and 9am-2pm the 2nd & 4th Saturdays of the month.
SAN ELIJO LAGOON ECOLOGICAL RESERVE:
Until recently, I had only explored one trail within the reserve’s system, and you can probably guess which one...yep, Annie’s Canyon Trail. But I’ve been remiss to not visit more of the 9 miles of trails that cover this alluring lagoon. One day we started at the Nature Center on Manchester Ave (open daily) and explored the 1-mile loop trail. Another day we discovered the La Orilla Trail off of El Camino Real (after I passed the San Dieguito County Park entrance and figured this trailhead 0.5 mile down the road might connect somehow to the park’s trail system, it does not, but it was still worthwhile!).
Good to know: There are 10 trailheads for the San Elijo Lagoon Ecological Reserve.

My tax education started with my first job. I had a great mentor, who saw that I was frugal and saved big chunks of my paychecks, and advised, “Try to save as much as you can into your 401K!” I took that advice, maxing out my contributions as much as possible with each job. That was the start of my education on tax-planning the more money I deferred into my 401K account, the less I paid in taxes. How wonderful!
Ph.D., CFP®
THANK YOU FOR THE WONDERFUL RESPONSES TO MY FIRST POST IN JAN/FEB 2024 ISSUE OF MOMSTOWN: “HOW A TINY POCKET NOTEBOOK CAN CHANGE YOUR LIFE IN A BIG WAY”
IT'S TAX SEASON AGAIN!
The old adage says, “There are two things that are certain in life death and taxes.” Well, that is certainly true, especially in California. We pay a lot in all forms of taxes. While we can’t escape death, ultimately, we can certainly try to live our best lives. That’s the same with taxes we all pay taxes, and it can’t hurt to plan and perhaps save some money on our tax bills.cost ways, to do all of this!
After the birth of our first son, I learned about education IRAs. Then there were the 529s, FSAs, HSA, ROTH IRAs, cash value lifeinsurances, annuities, investment tax-harvesting, ROTH conversions you name it. I learned as much as I could, and tried to use them where I saw fit.
In fact, one of the main reasons I left my corporate job to embark on a financial planning career was so that I could also itemize and save more money on our tax bills.
I want to help you do the same. Even though there might not be a lot you can do to reduce your tax bill for 2023, I want to share a few tips this tax season to help you strengthen your tax-planning muscles for the long term:
1. Review your tax returns
To better plan for the future, it’s important to find out the current state of your finances. Take a closer look at your current year (maybe 2022 and 2023) tax returns, and find out where you are paying most of your taxes.
2. Reduce your taxable income
There might be possibilities to reduce your taxable income putting more away into retirement account pre-tax contributions, Health Savings Accounts, Flexible spending accounts, deductible IRA contributions, itemizing your expenses (if they are higher than standard deduction), etc.
3. Review your capital gains taxes
If you are doing well with your non-qualified investments, you may have more capital gain taxes to pay. Tax-harvesting, and not just at the end of the year, might help you to reduce your tax exposures.
Tax Planning
401K, ROTH IRA & BEYOND
4. Planning ahead
Trying to do more before tax-filing day could have very limited impact, but if you plan ahead (years ahead), that could potentially make a big difference. For example, when you have a new baby, or young children, consider if you would help with their college funding. 529 or Coverdell Education Savings account could grow tax-deferred if the funds are used for qualified expenses. Flexible spending accounts and Health Savings accounts could also help save some tax dollars when used appropriately and often requires more advanced planning as well.
5. Additional opportunities
According to eFile.com, there are nearly 10,000 sections in IRS tax codes. It is complex and sophisticated, and some codes are aimed to help motivate businesses to grow, and tax-payers to save more for their own retirement and future. Understanding more, and applying where appropriate, could help both business and tax-payers to do better financially. It’s always a good idea to learn more.
Overwhelmed? Get help from a qualified professional. Just like a GPS helps you to navigate through the roads to arrive at your physical destination, a good CPA or financial advisor might be able to help you identify more options to save on your tax-bills.

FROM IDEA TO ENTREPRENEUR
BY LORI CHURCHCountless women dream of becoming entrepreneurs but they are burdened with fears, anxiety and imposter syndrome.
In 2022 the U.S. Bureau of Labor Statistics released that 20% of new businesses failed during their first year, 50% failed during the first five years, and 65% failed during the first 10 years. Remember that you are going to wear many hats in the beginning, even if you have the resources to build a small team.
THINGS TO CONSIDER IF YOU WANT TO START A NEW BUSINESS:
• Find your niche, do what you love, solve a problem or create an experience. A successful business drives demand, exceeds expectations, keeps customers coming back and more importantly attracts other customers.
• Have you evaluated the time commitment this will take? There is no halfway when launching.
• How do you feel about putting yourself out there? It can be intimidating to share your business with the world, especially when you are new. But you are the face of your brand so it’s time to get comfortable in what can get uncomfortable.
• What does success look like to you? Reaching and impacting as many people as possible or retiring on your yacht? Success is measured and felt differently by all of us.
• Do your research. Make sure you aren’t launching something in a saturated market. Listen to what others have to say friends, family, experts, even your competition.
If you have answered the questions above and you’re still excited about the potential of being your own boss and building an empire, here are some potential next steps:
o Develop a business plan, budget, core values and revisit them often. Data drives decisions!
o Choose a legal structure, open a business bank account, get an EIN and obtain the proper business license and/or permit.
o Purchase a website domain and create your social media handles.
o Connect with a broker about business insuranceprofessional liability, workers comp etc.
o Technology and Operational Processes. Organization is a must! You may want to use QuickBooks, Monday.com or Slack and always document, document, document.
HOW DO YOU KNOW WHETHER YOUR IDEA IS A HOBBY, SIDE HUSTLE OR A SCALABLE BUSINESS YOU WANT TO PITCH TO SHARK TANK? HAVE YOU ALREADY STARTED YOUR BUSINESS BUT WONDER IF YOU ARE ON THE RIGHT TRACK? FROM TIME AND MONEY TO UNCERTAIN MARKETS, YOU CAN MAKE A MILLION CASES FOR NOT STARTING OR EVEN CONTINUING A BUSINESS.
Things to remember:
• Perfection is where new businesses go to die. “Done is better than perfect.” Sheryl Sandberg
• What makes your business unique? Write down three things.
• Customers look for a connection with who they are purchasing from be yourself!
• You have to take risks but make them calculated. Do you need capital or are you self-funding?
• Sometimes you have to scale down to level up! If you find yourself daydreaming about making a change in your life, listen to your gut (and do the research and planning).

POPULAR FOR MOMS
SIDE HUSTLES
In 2024, the U.S. side hustle market is expected to be valued at over $2.58 trillion.

BLENDING BUSINESS & FITNESS FOR SUCCESS
MOMSTOWN: Tell us about your journey as an entrepreneur.
DANI: My entrepreneurial journey began in Washington in the late 1990s, when I supported my then-husband as he started his career as a winemaker. Together we built Baer Winery into a successful enterprise, creating multiple wines that landed in the Wine Spectator annual Top 100 list. At the same time I pursued my career in wine distribution, rising from sales rep, to district manager, to key account manager.
In 2006, my father asked me to help him run his Massage Envy location in Carlsbad. After I told him he couldn’t afford me, he offered me a partnership. I accepted and moved my family to Carlsbad. My franchising partnership with my dad continued as we expanded Massage Envy throughout the county, growing to 24 locations.
In 2009, we included European Wax Center in our Franchising portfolio, buying the area rights to San Diego and Riverside counties. After selling our Massage Envy region and locations in 2013, we sold our EWC regions at about the same time but kept three EWC locations until 2022. In addition, we bought the San Diego and Riverside regions for Amazing Lash Studio in 2014, and I still own two of those locations.
In 2022, motivated both by my passion for fitness and by a recent back surgery, I started looking into a fitness-based franchise concept, with a particular focus on Electro Muscle Stimulation EMS technology. I investigated three different concepts and, after taking a class at the first OHM Fitness location in Scottsdale, Arizona, I knew I had found my next business and fitness home. I decided to buy the San Diego region, as well as the rights to Riverside County. I chose San Marcos as my first OHM Fitness location, because I love my town! We just celebrated our Grand Opening on January 11th, in Grand Plaza.
A local mom is blending her love of business and fitness right here in San Elijo Hills. Owner of the new fitness studio, OHM fitness, says she knew this was the business for her the first time she took a class. OHM Fitness opened its doors in January. We recently had the chance to ask Dani Conklin about her latest venture and what drives her entrepreneurial spirit.
MOMSTOWN: Who or what inspires you?
DANI: My biggest inspiration has always been my dad. He has never had a traditional, 9-5 job and has never worked for anyone but himself except for his four years in the U.S. Army! His bold entrepreneurial spirit and sharp intelligence led him to great success, and he has been my role model in many ways. In addition to holding myself to his high standards, I have also tried to pass on his example to my son and daughter.
MOMSTOWN: What impact do you hope to make on the local community, specifically women?
DANI: As a working mother of two who has been a single mom for years now, I understand the many challenges working moms face. Balancing the complexities and demands of motherhood with being a provider can leave moms with precious little time for themselves. Of course, working women without kids can also find themselves overwhelmed with work and other life obligations. So it gives me great joy to provide busy women of all ages and fitness levels with a way to very efficiently 25 minutes! get in a great workout. I also love being a part of our vibrant North County community of female business leaders.
MOMSTOWN: If you could give your 20-year-old self advice, what would it be?
DANI: My first piece of advice to my 20-year-old self is... do not try to do everything on your own, and never think that you have all the answers in every situation. A support system is vital to your success, so build a team that is likeminded, and that challenges you without beating you down. Realize that the only thing you can truly control is your attitude, so maintain a positive one! Change is inevitable, and failures will happen. But if you stay open to possibilities and never stop learning, you will continue moving forward.
MOMSTOWN: What is one book that has inspired you, that you feel could also inspire other women, moms, and/or entrepreneurial women?
DANI: The book is “The Greatest Salesman in the World,” by Og Mandino, published in 1968. This book changed my father’s business and personal trajectory, and I am so glad he told me to read it when we first started working together. I have all my managers read it as well. It’s only 111 pages but takes ten months to complete, as it is a workbook. But it is time very well spent. The book is a road map to a positive mindset, with practical applications for personal growth, as well as spiritual undertones. It absolutely changed my trajectory, just like it did my dad’s.

Caring for Fresh Flowers
Find
The beauty of having a garden is buds continually blooming on one plant or another throughout most of the year. While this provides lovely views from your windows, it can also be nice to bring some beauty indoors.
Don’t be afraid to snip off a few blossoms each week. Many plants thrive after trimming and may reward you with even more flowers. Once you’ve gathered a bouquet from your garden, consider these tips to help keep fresh flowers at their best for a week or more:
Bacteria can quickly destroy fresh flowers, which is why it’s important to use a clean vase. Any floral foam, wires or frogs used in your arrangement must also be washed in warm, soapy water.
Remove any lower leaves that may come in contact with water inside the vase.
Carefully trim each flower stem at a 90-degree angle. It may also be helpful to cut flowers while they are underwater to keep moisture flowing into the stems.
Keep your arrangement out of direct sunlight. The darker and cooler the room, the longer your blossoms will bloom.
Adding a crushed aspirin, bleach, vinegar, sugar or penny to the vase are age-old tricks. However, you can keep bacteria at bay and help flowers thrive by adding a packet of flower food to the water. It can be found at your local florist or home improvement store.
Even after cut, flowers are living things that still require water, food and care. Every 2-3 days, change the water, replenish the flower food and recut the stems for additional days of glorious color!
Celebrating Birds
National Audubon Day, celebrated annually on April 26th, honors the birthday of John James Audubon, a renowned American ornithologist, naturalist, and painter. Audubon's extensive studies and detailed illustrations of American birds greatly contributed to the field of bird conservation and appreciation. This day is a call to action for bird enthusiasts and conservationists to celebrate and protect our feathered friends and their habitats. It's a day to raise awareness about the importance of birds in our ecosystems, the threats they face, and how we can contribute to their preservation. As bird watching is a popular activity among nature lovers and plays a significant role in bird conservation efforts, here are three tips to enhance your bird-watching experience:
1. Learn to Identify Birds:
Start by familiarizing yourself with the birds commonly found in your area. Use field guides or birding apps to learn about different species' appearances, sounds, and behaviors. Paying attention to details like size, shape, color patterns, and songs will help you identify birds more easily and make your bird-watching experience more rewarding.
2. Invest in Good Quality Binoculars:
A good pair of binoculars is indispensable for bird watching. Look for binoculars with a magnification of 8x or 10x, which are ideal for observing birds in their natural habitat without disturbing them. High-quality optics will provide clearer and brighter views, making it easier to observe the intricate details of birds from a distance.
3. Visit Diverse Habitats:
Birds inhabit various environments, from forests and wetlands to grasslands and urban parks. Exploring different habitats will increase your chances of seeing a wide variety of bird species. Early morning or late afternoon are the best times for bird watching, as birds are most active during these periods. Remember to respect nature by staying on designated paths and minimizing noise to avoid disturbing the wildlife.
National Audubon Day is not just a celebration of birds but a reminder of our responsibility to protect the natural world. By engaging in bird watching, we can foster a deeper connection with nature and contribute to the conservation of bird populations and their habitats for future generations.
