Currently, the real estate market is experiencing a slowdown, which is not unusual for an election year. Recent months have seen a dip in consumer confidence due to external factors like inflation, geopolitical tensions, and stock market fluctuations. This has led to a general decline in housing demand.
We’ve seen this locally as well including longer days on market and less multiple offer situations.
On a brighter note, historical data from the National Association of Realtors indicates that housing prices tend to rise in the year following a presidential election, with this trend observed in seven of the last eight elections. We’re optimistic that our local market will strengthen as we move into 2025.
Inventory remains the critical factor moving forward. Should we see an influx of pent-up inventory, it might stabilize prices if demand stays consistent. Rest assured, we’re closely monitoring these developments.

A mom of two and CEO of The Boys and Girls Club Northwest San Diego (formerly Boys & Girls Club of San Dieguito), Marineke Vandervort also takes care of more than 6,500 community kids. We were able to catch up with this busy mom and executive to learn a bit more about what has driven her to serve our county’s youth for more than 30 years.

Please give us a quick introduction; tell us a little about yourself.

My name is Marineke Vandervort. I have been working for the BGC Northwest San Diego (formally Boys & Girls Clubs of San Dieguito) since I was 15 years old. My brother was already lifeguarding and teaching swimming lessons here at the Club and I couldn’t wait to follow in his footsteps. This place is
away after a 3-year battle with cancer just a year later. I think he led me to this path and what has been my life now for 33 years. My two daughters have grown up here, joining me at work as infants and continuing to become members, volunteers and eventually working at the Club in high school and on their path to college.
After teaching swim lessons and lifeguarding every summer through high school and during summers off from swimming at Colorado State University, I began working full time as the Aquatics Administrator in 1998. I continued in this position for approximately 7 years, until 2005 when our Human Resources Director position became vacant. At that time in my life, I had a one-year-old and a four-year-old and I was looking to progress professionally and was drawn to the position. I was confident I would be well suited for it and worked hard to get it. I also promised to get my HR certification from UCSD, turning a 3-year program into one. I enjoyed my time as the HR Director and during those years I became the right hand person to the CEO, establishing myself, my skills, knowledge and abilities within the administrative team as well as creating relationships with the Board of Directors. 2015 was a transitionary year and I was asked to become the “Interim ED”. Six months later they removed “interim” from my title and changed it to CEO.

What does working on behalf of the Boys & Girls Club mean to you?
Working here means everything. It has truly been my life. I have work/life balance because they are one in the same. I love the kids, the staff and the work. The two worlds are completely intertwined, and it gives me a great deal of pride.
My children are products of what the Clubs have to offer, of which there is so much. It is such an honor to do the work I do and see the positive impact our Mission has on the youth we serve, bridging the gap between family and school.

Is there any one moment or story that stands out in your journey?
MARINEKE
I get verklempt thinking about it, even though it was 10 years ago but I will never forget working long hours, especially when I started my journey as CEO. I was a single mom and my day looked like many others, early mornings getting kids ready and off to school, taking my lunch break later in the day to pick them up from school, bringing them back to “the CLUB” to participate in the after school program, usually finishing late after the CLUB closed so I would bring in a gallon of milk and heat up Trader Joe’s family lasagna in the staff kitchen. The girls would eat dinner in the conference room and then we would make our home to repeat again. They never once complained.

Sometimes your passion finds you just by committing to always doing your best and putting yourself out there. That is what I have done, and I am a lucky to do what I do. If you can find your inner GRIT it will take you places.
What are the future plans or upcoming projects for the Boys & Girls Club?

July 1st, 2024, our Club merged with Boys & Girls Clubs of Oceanside becoming Boys & Girls Clubs of Northwest San Diego (serving 6,500 youth), transforming the landscape of youth services in San Diego County, marking a significant milestone in our commitment to empowering youth and transforming lives. We have a combined history of 130 years and an enormous amount of opportunity within the merger to collaborate and better serve local youth and the community. The merger amplifies our ability to foster leadership, academic achievement, and character development among the youth we serve, preparing them for successful futures. With this merger we will be GREATER TOGETHER. The future holds expanded opportunities in our traditional after school programming (grades K-12), but also in the expansion of our 8 specialty programs including Pardee Aquatics Center & Rancho San Dieguito Swim Team, Athletics & BIG 8 Middle School Sports, Bulldogs Basketball, Carmel Valley Montessori School, Centers for a Healthy Lifestyle & Culinary Arts, R.O.A.D.’s (Real Options for Adults with Disabilities), Summer Adventure Camps and Youth Arts Academy.

3. Don’t follow TRENDS blindly: Styles come and go, but great design should be timeless. Your logo should have an enduring appeal that won’t look outdated in a few years.
4. Don’t COPY your competitors: You don’t want your business to blend into a “sea of same.” Dig into what makes you and your business special, then make sure your logo and brand reflect that.
5. Don’t forget your AUDIENCE: When someone sees your logo and brand, they will have an immediate emotional reaction to it. Consider who your ideal customer is, and make sure your logo appeals to them and what they want from your business.

Local artist, Kelly Lara is a professional photographer and the proud owner of Image Maker Photography. Her journey in photography began in 2004 when she was recognized as Barnes & Noble's "Artist of the Month" in Poughkeepsie, NY. In 2016, Kelly made the lifechanging decision to leave her corporate job and fully dedicate herself to her passion for photography. This decision led to the successful establishment of her own photography business, which she considers the best choice she has ever made. Over the years, Kelly has built a loyal client base in Lake San Marcos and North County San Diego, forming numerous cherished friendships along the way. We had the chance to catch up with Kelly to learn more about the life she has created behind the lens.
MOMSTOWN Tell us about your art and photography and what inspires your work?
KELLY My photography centers around beach scenery, wavescapes and landscapes. I photograph the wildlife and landscapes here in my community of Lake San Marcos as well as the Southern Ca coastline from La Jolla to San Clemente. My inspiration is the simple aesthetic of nature with beautiful lighting and lush, colorful scenery.
MOMSTOWN What emotions do you hope to inspire in others through your art?
KELLY Ultimately I hope to give others the feeling of peace, harmony and inspiration. My customers often tell me my images evoke a memory from a special time or place. When deciding to purchase a piece of art, they’re often driven by color; ocean greens & blues seem to really affect people deeply in resonating a calming effect.

KELLY When covid hit in 2020 - the Carlsbad (COAL) art gallery I belong to shut down as did their “Art on the Green” weekend beach community art shows. Our artist group gained so much exposure at these outdoor events; it was very sad when they had to be canceled. With this, I was determined to create a place for people to ‘safely’ enjoy art so I decided to start a small event with five artisan friends here in Lake San Marcos. On the grounds of the Lakehouse Resort, we were given an outdoor courtyard space wearing masks
November 2024 will be our 10th event here in Lake San Marcos as we’ve grown exponentially with over 20 creatives & artisans.Our homebase is now at the Pavilion — a spacious, indoor 3200 sq ft beautiful space overlooking the lake. We have live music and a sponsored complimentary refreshment table with over 250 attendees from LSM and north county San Diego. We're walking distance from the very popular Amalfi Cucina Restaurant and Brickmans Restaurant & Bar at the Links Golf Course for lunch and drinks.

My goal is to have an event where each artist showcases their ‘unique’ talents; no two artists are alike. Nurturing a young child’s love of reading and writing is something that starts at home. At ABC Trace and Say Learning Center, we support a parent’s effort to create a literacy rich environment for their little reader. We passionately believe that parents are the first and best teachers children have, and that teaching and preparing children to read and write can be done easily at home. Our goal is to put research based, time tested methods and tips into the hands of parents. What are a few of these tips and how do they support reading and and writing?

Most parents read aloud to their children. But not all parents know the enormous benefits of reading stories to their children. Reading aloud to children is active instruction for the child and becomes an enjoyable experience. Children learn the skill of listening from being read to. Reading aloud is the best way to grow your child’s vocabulary (one study found that kids whose parents read them five books a day start kindergarten having heard close to 1.4 million more words than children who have not been read to.) Reading stories to children builds their understanding of grammar and story structure. Children learn that stories carry meaning and messages. Reading aloud to children not only encourages children to learn to read, but it lays
a foundation for children to be better writers!
Poems and songs support our youngest readers. Research shows that one of the best predictors of how well a kindergartener will learn to read is if he or she knows just eight nursery rhymes! Rhymes teach children how language works and rhymes help them to understand and work with sounds within words. When children learn rhymes, they become aware that words sharing common sounds often share common letters. For example, the rhyming words hat and mat both end with -at. At ABC Trace and Say Learning Center we have free poetry coloring pages and poetry book lists to support your young reader!
What should you teach your child first? Start with lowercase letters and the sounds letters make. Teaching your child the lowercase letters first is important because 95% of written words are lowercase. When children look at books, most of the print is in
lowercase. Research shows that children who learn lowercase letters first have a huge advantage. Teach the sounds the letters make before teaching the letter names. Children can read and write sooner if they know the sounds letters make (phonics). Letter names are labels for the letters; they do not explain how the letters sound or how the letters are used within the English language. When we build a child's reading and writing skills methodically, by using the best teaching practices, the child will be successful.

The earliest years of children’s lives lay the foundation for their social and emotional well-being, setting the stage for success in school and beyond. For parents, caregivers and educators, it’s crucial to prioritize and nurture the mental health of children in their care.
Dr. Lauren Loquasto, senior vice president and chief academic officer at The Goddard School, and Dr. Kyle Pruett, clinical professor of child psychiatry at Yale School of Medicine and member of The Goddard School’s Educational Advisory Board, share this insight and guidance to support children’s mental well-being.
UNDERSTANDING MENTAL HEALTH IN YOUNG CHILDREN:
Mental health influences how everyone — including young children — thinks, feels and behaves, impacting the ability to cope with stress, build relationships and navigate life.
The development of mental makeup is influenced by both nature (inherited genetic and biological factors) and nurture (environmental factors). Each person is a combination of a unique temperament combined with life experiences, including family, culture and education.
In young children, there is no distinction between mental and physical health. The brain and body are growing and developing rapidly. By 6 months, children can begin to feel overwhelmed by negative experiences. It’s vital to understand that the earliest
interactions with children can have lasting social and emotional consequences.
CAUSES FOR CONCERN
When it comes to young children’s mental health, there’s no straight line dividing expected and worrisome behaviors. That line is wiggly and can shift. That said, it’s always concerning when children fall off their developmental tracks.
Infants are expected to partake in “serve and return” activities. They provide signals about how they feel or what they need and caregivers respond to those cues. When those signals stop and the child becomes exceedingly passive, that’s a concern.
Toddler troubles are among the most difficult to diagnose. Many are familiar with the concept of the “terrible twos;” deciphering between developmentally appropriate and worrisome behaviors can be challenging. Signs of concern – especially if they occur constantly – include excessive aggressiveness, a consistent lack of control and screaming instead of talking.
For pre-kindergarteners and kindergarteners, tantrums should be over. They should be interested in making friends and mastering their vocabulary and language. If they aren’t displaying interests or are exhibiting a lack of selfregulation, such as hurting others or animals, seeking help is appropriate.
SEEKING HELP
If concerns are identified, parents should contact their pediatric care provider. In some
cases, they may recommend seeking assistance from a mental health provider, such as a therapist. Selecting the right provider – one with training and experience with working with children – is essential. Lean on your network, including your pediatric care provider, friends and family, to identify the best option.
SUPPORTING EARLY SOCIAL & EMOTIONAL DEVELOPMENT
1. Understand your child’s behavior— particularly if they aren’t verbal – is their way of communicating. Narrate what your child is experiencing and label emotions. For example, “I see you’re angry. Can I help you put your shoes on?”
2. Model social and emotional self-control For example, “I’m frustrated. I’m going to pause, take deep breaths then tell you what I need.” This gives children coping techniques they can practice themselves.
3. Be a good example Model, for instance, how to be a good friend, show respect and use good manners.
4. Partner with your child’s teachers There should be two-way dialogue presenting potential concerns.
5. Don’t rush to diagnose issues Remember children save their “toxic waste” – big, negative feelings – for their parents because they trust them. Your experiences with your child may be different than others’ experiences. Be cautious to avoid a quick reaction. Work to understand what your child is trying to convey. Seek information from others.
6. If a child is exhibiting anxious behavior, which is normal when encountering new situations, be present, listen, observe, answer questions, label emotions and provide reassurance. Don’t overreact to fears. Young children are learning to deal with the unknown and, just like learning to ride a bike, it takes time and comfort to develop the skills to manage those emotions.

My father-in-law told me that he recently got a call and was told, in an urgent tone, that his grandson (which is our son) was in jail and needed bail. Upon hearing that, he responded calmly, “Oh, is that so? How many years will he be incarcerated for?” And the scammer hung up without another word. We all had a laugh but we also know many stories where the calls were much more convincing and people, especially older adults, often fall for such scams and sometimes lose thousands of dollars.
The hot and happy-go-lucky days of summer are beginning to fade into fall. Autumn is another beautiful season as the kids head back to school and families fall back into their blissful routines. The air will begin to cool down and the rush of holiday season is right around the corner. This is usually a perfect time for families to take stock on their financials.
As our families settle into routines and we get back to school and to business, a bit of financial organizing and housekeeping can make it clear where we stand, and how are we (hopefully) progressing toward our goals.
Here are a few pointers to help you develop a comfortable rhythm of routinely reviewing your finances with the goal of growing your net worth:
1. Just Do It!
Whether one admits it or not, uncertainties, especially in the finance area, brings stress and anxieties into our lives. It is easy to push off tasks that can make one uncomfortable, but in the long run, it’s always better to know where you stand, and where you are headed.
2. Start figuring out your net worth
If you haven’t done this, here are some tips – start by taking stock in what you have at the moment house you own, savings in your bank, retirement, and investment accounts these are your assets. On the other end, you need to tally up your debt as well mortgage balance, car loan, credit card debt, etc. Subtracting your debt obligations from your assets, and that is your net worth. No matter how good or bad it may be, net worth is a good number to know and keep track of.
3. Set a goal
We all want to be richer someday. That means we all need to grow our net worth. Set milestone goals can be a great way to motivate you to do that. Start with something attainable, such as getting out of debt (having a positive net worth), or reaching $100K, even $1 million, by a certain age.

4. Work on your cash flow and save money
Just having a goal is not enough, the next step is to move toward that goal. The source of growing one’s net worth starts with a positive cash flow – which means you need to make more money than you spend, and save that surplus. Making savings a priority is the key in growing your net worth and feel good about your financial future.
5. Invest for the long run, with a properly diversified portfolio
Inflation as we all have experienced in the recent years taught us that putting cash under our mattresses is a sure way to lose purchasing powers over time. And despite the risks involved, investing in the market (stock or housing, etc.) can be a great way to beat inflation over the long run. Though how to reduce your risk exposure while trying to get higher return is not an easy task for most people, though it helps in growing one’s net worth overtime.
6. Seek help where you need it
Whether it is a wise family member or friend, or a CERTIFIED FINANCIAL PLANNER® professional, help is available to those who ask. Don’t listen to those who are broke to tell you what to buy and where to invest. Seek out professional help as this is your future on the line. HAWAIIAN CHICKEN W/COCONUT RICE
PREP TIME: 5 minutes + marinate 4 hours
TOTAL TIME: 4 hours marination + 20 minutes
4 chicken breasts, skinless and boneless
1/2 cup soy sauce
1/2 cup water
1/2 teaspoon sesame oil
1/2 cup brown sugar
1 garlic clove, minced
1/4 cup white onion, chopped

4 pineapple rings

AFTER MARINATING for 4 hours, remove chicken and pat dry.

Pat pineapple rings dry and grill about 1 minute per side.
Mix shredded coconut with rice. Place pineapples on top of chicken and serve with rice.

2 garlic cloves, minced
1 red bell pepper, chopped
1 can (14 ounces) diced fire-roasted tomatoes
1 can (14 ounces) red beans, drained and rinsed
1 can (14 ounces) pinto beans, drained and rinsed
1 cup vegetable broth
1 can (7 oz) chipotles in adobo sauce
2 cans (15 ounces each) sweet corn with liquid
2 limes, juiced
In large Dutch oven, heat oil over medium heat. Add onion, 1/2 teaspoon salt and 1/8 teaspoon pepper. Stir and cook 5 minutes until onion is translucent. Add garlic and red pepper. Stir and cook 8 minutes until soft.
Add tomatoes, red beans, pinto beans, broth, chipotles in adobo sauce, corn, remaining salt and remaining pepper. Simmer 25 minutes, stirring occasionally, until chili has thickened.
Squeeze lime juice into pot; stir.
Serve with guacamole, sour cream, jalapeño slices and cilantro, if desired.

To make cabbage slaw: In medium mixing bowl, add cabbage, carrots, cilantro, lime juice, olive oil, maple syrup and salt. Toss to combine; set aside to soften.
To make peanut sauce: In blender, blend prunes, milk, peanut butter, soy sauce, lime juice, maple syrup, ginger, sriracha and water until smooth. Taste and add more water, if desired.
Warm tortillas, fill with roasted cauliflower and top with slaw, peanut sauce, green onions, prunes and peanuts. Serve with lime wedges.

4 large Honeycrisp apples, peeled, cored and sliced 1/4 cup sugar
1 1/2 tablespoons cinnamon, divided
1 tablespoon lemon juice
6 tablespoons butter
1/4 cup, plus 2 teaspoons, brown sugar
2 refrigerated pie crusts
2 teaspoons whipping cream
caramel sauce
HEAT OVEN to 350 F
In large bowl, combine apples, sugar, 1 tablespoon cinnamon and lemon juice until apples are covered. Set aside.
In oven-safe, 10-inch nonstick skillet, melt butter. Add 1/4 cup brown sugar and remaining cinnamon; mix until combined. Boil 5-8 minutes.
In same skillet, place one pie crust over brown sugar mixture. Pour apples over pie crust. Cover apples with second pie crust. Cut slits in top to release steam.
Brush whipping cream over crust.
Sprinkle with remaining brown sugar.
Bake 35-45 minutes until crust is golden brown.
