Developing Existing Communities

Smart Growth Principle 7

Development in existing communities using Smart Growth guidelines can revitalize older neighborhoods by utilizing existing infrastructure while reducing environmental impact. While infill development can spark controversy, when done properly, there is room for everyone to benefit.

Infill development is motivated by both financial and environmental factors. As land increases in value, cost recovery for building must include more density. At the same time, denser urban areas make more efficient use of infrastructure and all forms of transportation. Ideally, infill development will replace vacant parcels, flat parking lots, and aging commercial buildings.

Utilization of existing infrastructure and community amenities is not without limit, thus development projects pay impact fees to be used by the City for capital improvement projects to ensure enough water, sewer, roads, fire stations, police stations, parks and libraries meet the needs of the larger community. Incentive programs put forth by City Council must be carefully crafted to ensure there are no loopholes or giveaways that will leave a community underserved.

The importance of developing infrastructure and services in concert with increased housing capacity cannot be understated. Anyone who has hosted a family gathering knows the impact on the kitchen and bath!

Much infrastructure is out of sight and out of mind leading us to not think about underground pipe capacity until the shower pressure drops. Similarly, road maintenance should occur before cracks become potholes. Services like police, fire, parks, and libraries are more visible but can still be difficult to determine without expertise. Urban studies have produced formulas for determining minimum sizes. For parks this is 2.8 acres for every 1,000 residents. In Normal Heights we currently have only 30% of park and green space needed to meet this benchmark.

Transportation planning needs to include all forms of mobility for walking, biking, riding, and driving. Normal Heights, a “walkers paradise” still needs improvements to paving, parking, bike lanes, sidewalks, and transit services. Especially, getting to Mission Valley and points north. Keep an eye on the development of the MidCities Community Plan and make your opinions known.

From lemonade stands to little CEOs

The next generation of entrepreneurs is setting up shop with their own Children’s Entrepreneur Market in Valley Center

Farmers markets might be common around San Diego County, but have you ever heard of a farmer’s market run entirely by kids?! Well, we’ve got some big news about little people making a huge impact right here in Valley Center.

Brick n Barn, located at the historic Betty Crocker Estate, has been chosen as the pioneer location for the Children’s Entrepreneur Market taking place on Sunday, July 21 from 10 AM to 1 PM.

Since its 2017 inception in Utah, to sold-out markets across 24 states, this award-winning program is finally making its way to the Golden State. Brick n Barn is beyond honored to be the first location in San Diego to host this groundbreaking nonprofit initiative that has been transforming the lives of children through entrepreneurial experiences.

Unlike traditional craft markets, here, kids are in charge. Parents are encouraged to take a step back so that young people can build confidence, learn financial literacy, and utilize creativity by selling their own products to paying customers. Adults can assist from the sidelines, but this event is about empowering kids to engage with customers, handle money, and earn profits from their craft.

From personalized artwork and gluten-free snacks, to braided bracelets and dog treats, the product possibilities are endless for these little vendors. Through the process, children develop valuable life skills as they practice the fundamentals of running a small business, all while having fun.

“We believe the Children’s Entrepreneur Market can positively influence a lot of young lives,” said Lynée Fife, Director of the program. “The principles of innovation, leadership, and hard work are lessons that will stay with them throughout their lives.”

Children are offered additional support including a video course on how to set-up their business, scholarships for growth, and a blog series to share lessons and experiences from kids, for kids.

At the July 21 market held at Brick n Barn, 50 lucky children are getting a chance to showcase their talents and learn what it takes to run a “business.”

Registration costs $25 per booth, with 100% of the proceeds helping to spread the vision for these markets to reach all 50 states by 2026. Proceeds also benefit the Children’s Entrepreneur Market Scholarship Fund that enables selected applicants to grow their business.

You can help kids reach their full potential on Sunday, July 21 from 10 to 1, as the best and brightest young minds in North County come together in one place. The 3-hour Children’s Entrepreneur Market will take place at Brick n Barn located at 29200 Miller Rd in Valley Center.

Steve recently helped me purchase a condo near Palm Springs and I'm so thankful for his support. Steve was so patient, caring, knowledgeable, and supportive through the entire process and a pleasure to work with. Steve always made time for our calls, questions, and inquiriesand we had many! I really appreciated that Steve went out of his way to meet us in the Palm Springs area to help us with our decision. I completely trust Steve and I value our friendship.

John and his team do an outstanding job of making the home buying process as easy as possible. We moved down here from northern California and weren't familiar with the area so John did a great job of talking to us about our budget, commute, and house goals to nd the most ideal location for us to live.

With the housing market heating up in San Diego I would recommend working with e Selby Team to ensure you get the exact home you want.

My wife and I couldn’t have asked for a better team to help us with our rst home purchase. We were both nervous about buying our rst home, especially in the extremely competitive market, but knew we were in good hands. John was incredibly helpful throughout the entire process- he was professional, proactive, easily reachable, and kept a calm and uplifting attitude. We went to go see several houses all around San Diego with John and eventually found one that we loved and put an o er in. I believe the house had over a dozen other o ers, but John and I came back with a second o er which got accepted! We felt extremely lucky that we ended up in the rst house we put an o er in, but it’s not luck with John on your side. I would recommend e Selby Team to anyone ready to navigate the home buying experience!

— JACKSON M

ere aren’t enough kind words to say about John and his team. First time buyer and he answered every (and I mean EVERY) question, was a great communicator and never made me feel like a pain. His relationships in the area made the home buying process feel like a breeze and he has been there night and day to help me. A joy to work with - if you looking to buy, John’s your guy. — KNMURPHY21

We are so grateful to have had John on our side when buying our rst home. He found the perfect home for us and did such a great job negotiating that he got it for an amazing price. We keep seeing homes exactly like ours in our community that were purchased for much more and it makes us feel so thankful that we had John. He really knows what he is doing and was thoughtful and intentional with his negotiations. We always felt very comfortable, supported, and like he truly had our best interests at heart. Would recommend him to anyone! ank you John! — KRISTANAZIVIC

I would recommend Joanie to anyone and everyone! Morning, night, weekends and even while she's on vacation - she's always there to answer questions and very knowledgeable about the industry and SD area - bringing up things that we never even thought to consider! She guided us through the entire buying process and was able to get us into properties the day they were listed - we can't say enough about Joanie and the Selby team!!

Wings of Change Flutters High

Generous Donation from Fiesta Tableware Company

It was late 2021 when Stephanie Holbrook walked through the gates of Brick n Barn in Valley Center, asking if she could spread the word about her new nonprofit, Wings of Change. In a season of pandemic uncertainty, she boldly launched her business to educated others on the importance of butterflies and help create a sustainable future for these vital creatures.

While a partnership between a butterfly rescue and the Brick n Barn antique shop might have seemed like the odd couple, the timing could not have been more ideal. Open just one weekend a month, Brick n Barn located at the history Betty Crocker Estate, was seeking an official nonprofit partner to help facilitate county requirements. The fact that Stephanie was needing a platform to “spread her wings” made it a match made in heaven.

volunteers spanning various age groups.

“I’m so thankful for Brick n Barn’s continued support in making a positive impact on our community,” says Stephanie. “By becoming a partner with Wings of Change, years ago they not only contributed to a worthy cause, but also helped us gain valuable exposure and goodwill within our network of supporters.”

Just when it seemed like the nonprofit had reached its highest point on the mountaintop, on June 11th, Wings of Change earned two back-toback unexpected donations to continue the vision. Harold Cook, Manager of Brick n Barn, announced a donation given by the Fiesta Tableware Company Collectors Organization (FTCCO).

Where there is a will, there is a way . . .and so Stephanie went full steam ahead in educating the community about butterflies, all while promoting beautification, music, and the arts. From educational workshops and gardening classes to walking tours and selling butterfly-luring seeds, Stephanie hustled to share her deep passion for these precious pollinators and their native host plants that have endless benefits. Not only do they help contribute to a healthy environment, but the native plants also feed birds with seeds and caterpillars, deter fires, stabilize sand banks, and help wildlife of all kinds.

During one Brick n Barn event, Stephanie even brought in volunteers to help plant milkweed and eradicate invasive plants. All the while, she continued to encourage people to “be the change” and to educate others on how butterflies impact fire safety, drought tolerance, and even our health. Stephanie’s efforts have slowly paid off, earning a prestigious “All in 4 Change” award from Harrah’s So Cal Resort in 2022.

Between 2022 and the present, Brick n Barn has contributed nearly $7,000 to Wings of Change for her committed efforts in workshops, product sales, donations, and membership dues. For as little as $10 a month, Wings of Change members receive resources, butterflyof-the-month information, discounts, an e-book, and monthly seed packets.

Each tax-deductible donation helps Wings of Change continue to provide free education and help build butterfly habitats. So, exactly how far does this money go? In the past three years, Wings of Change has fostered a vibrant community through fostering artistic expression and environmental awareness, has partnered with the Boy Scouts and Girl Scouts, has supported underprivileged members of the community through the Fallbrook Food Pantry, and has hosted monthly educational sessions on butterflies though crafts offered to children and adults. Wings of Change has also successfully executed service projects that have enhanced community aesthetics and bolstered a sense of camaraderie among

As Immediate Past President of the FTCCO organization, Harold is actively involved in the volunteer-run club that was formed to educate individuals about one of the last remaining American-made dinnerware companies.

Along with Harold, the entire FTCCO Board of Directors are made up of experienced collectors with knowledge of all Homer Laughlin lines, dating back to the early 1870s. Harold’s commitment to the US-made Fiesta dinnerware line not only makes him an authority on the brand, but it has made him the “go to” source on all things Fiesta Tableware at Brick n Barn.

And so . . . during the recent FTCCO event this past May, the Board generously approved six donations, totaling $24,000 to the following organizations:

Museum of Ceramics - East Liverpool, OH - $4000

Newell Community Improvement Coalition - Newell, WV - $4000

Newell Volunteer Fire Department - Newell, WV - $4000

Oak Glen High School Alumni Scholarship - New Cumberland, WV$4000

Save Our Monarchs - Edina, MN - $2000

Wings of Change - Fallbrook, CA - $2000

In addition to the $2,000 donation to Wings of Change, the FTCCO banquet theme was centered on the Monarch butterfly, which was displayed through signature designs and $250 worth of butterflyluring seeds, purchased by Harold.

“It was an honor to be supported by Fiesta Tableware,” says Stephanie. “It was the largest single order of seeds we’ve had since we were founded in 2020. I know Mother Earth and the planet will thank us all in years to come.”

Needless to say, just like a butterfly, Stephanie’s wings have unfolded as the world can finally witness the colors she was meant to share.
