We’ve also taken the opportunity to introduce some members of our dedicated staff to you, as well as providing some comment and insight on the property market in your area. This year we are celebrating our ninetieth year in London. Our regional network was established over 100 years ago and since then we have grown to 44 offices offering comprehensive coverage throughout London, the rest of the country and further afield through the services of our International Department. I believe it is our commitment to providing an excellent service to our valued clients that is a principal reason for our enduring success. Robert Butterworth from our London Research Department takes a look at the latest property research findings in your area. The last few months have continued to see prices in London rising strongly. The average house price in London now stands at £457,072*, a 19.3% increase since last year (July 2013 to July 2014). The growth in price over the last few years has been led predominantly by the central London boroughs. This is still the case with Westminster and Kensington & Chelsea for example, which have seen an increase in prices of 17.9%* and 18.3%* respectively in the last 12 months. Now, however, we are starting to see a price surge in areas such as Hackney and Lewisham, witnessing increases of more than 20% over the past year. Whilst there is a degree of uncertainty as to whether or not this growth is sustainable, as well as the potential tax implications of a new government next year, this does not appear to be having a depressing effect on the market. The fact remains that there are simply not enough properties for sale to meet the enormous demand. The status of London as a ‘must have’ property location and destination for stores of wealth has attracted the ultra-wealthy globally. The majority of indigenous buyers cannot compete with the pockets of those from overseas. Thus British buyers who have found that they cannot ‘buy up’ have ‘bought out’ or ‘cashed-in’ on their property and moved further out. Our offices in Richmond, Teddington, Weybridge and Wimbledon have all seen prices driven up by demand largely from British purchasers. Richmond upon Thames, for example, has seen average prices rise 17.1%* in the last twelve months, rivalling some of the more prime central London locations.

British buyers who have found that they cannot ‘buy up’ have ‘bought out’ or ‘cashed-in’ on their property and moved further out. The London market will likely continue to attract strong demand from overseas, the improving home economy and general sense of confidence that is returning encouraging more British buyers to move house. This will have an effect on the prime markets close to London, similar to what we are already seeing across the whole of Surrey, where prices have risen 9.5% in the last 12 months. We predict that London will not suffer from a ‘bubble effect’ and that prices will continue to rise this year but the rate of growth will likely slow, especially in 2015, given the prospect of a rise in interest rates and the uncertainty over a new government. This should not however negate continued positive growth.

Jackson-Stops & Staff’s Country Houses & Estates Office in Mayfair is responsible for the sale of some of this country’s most interesting and historic properties. In marketing such houses it provides the ideal opportunity to research the architectural and social history of the properties and to pass on a little background knowledge to future owners. This applies not only to period buildings but also to interesting and beautifully constructed contemporary houses which may well become the listed buildings of the future. With a property like The Old Archdeaconry in Rochester it was relatively easy to trace the social history. From this it was possible to match the change of occupant and critical events in the history of the Cathedral to alterations to the house. Typically the refronting of the house to give the appearance of a fashionable Georgian building and the addition of imposing principal reception rooms were designed to impress visitors and emphasise the social standing of the archdeacon. Like The Old Archdeaconry, Rivenhall Place is far older than one might at first expect. Set in beautiful landscaped grounds by Repton, when we came to research the history of the house we discovered that over the centuries it had been forgotten that the later façade was a rare example of Repton’s designs for a building. Of equal importance is the background to the construction of bespoke contemporary houses. A case in point is Holm House. Built in the vernacular style it meets all the demands of the 21st century and is constructed with enormous attention to detail. Of particular note is the choice of materials from the brickwork to the fireplaces in the principal reception rooms, chosen from designs found in various royal residences. The garden is designed by a RHS Chelsea Flower Show medallist. Such a property makes a very positive contribution to this country’s built heritage and like our wealth of historic houses is surely something to celebrate. The Wimbledon property market has remained strong throughout the summer months and continues apace as we head into autumn. The continuing lack of housing stock available for applicants to view is a main factor for the increased sale prices we have achieved for our clients more recently. However, buyers coming out of the heated central London market will still find they can afford relatively more for their budget in this area. The early part of the year was busy as the market climbed, and people were keen to purchase. After the summer recess, we are now seeing buyers returning, but overall I think supply will continue to be limited. This will keep the pressure up on prices, but I do not expect to see ever increasing pricing as buyers are being limited, not by desire, but in some cases by more stringent lending restrictions within the mortgage market.

Richmond Richmond upon Thames has been, and continues to be, a highly favoured location for people at many different stages of life: young professionals enjoy its excellent commuter links during the week (London Waterloo being a mere seventeen minutes away by train and with the District Line providing easy access into the City), whilst making the most of the wide array of bars, restaurants and nightlife at the weekends; families are drawn to the expansive green parks, beautiful houses and well-regarded state and private schooling options within the borough; older, established residents tend to settle because the vibrancy of the town and surrounding areas are, we believe, hard to beat. There is no doubt that the strength of the London property market this year has produced a ‘ripple effect’ on the local area’s house prices.
