Market Harborough has received exceptional press coverage over the last 12 months, relating to quality of life, schooling, countryside, niche shopping within the town and of course accessibility into London St. Pancras from our station in under an hour. For villages within striking distance of the station, demand from London buyers has created excited bidding, the likes of which has not been seen previously. Within Market Harborough itself, dramatic shortages exist for modern family homes in the range of £300,000 to £450,000. Recent instructions of apartments and bungalows have produced an exceptional level of interest, particularly from buyers at or nearing retirement, looking for convenient access into the town.

The volume of sales generated by our Leicester Office provides an extremely useful barometer of activity across all sectors of the market. During the course of 2014, we have acted for vendor clients with modest single bedroom city centre apartments at prices under ÂŁ100,000 to those with substantial suburban homes in prime locations around the peripheral fringe at over ÂŁ2,000,000. What is clear is that all sectors of the market have improved noticeably during the course of this year. Key performance indicators are all significantly improved year-on-year, with applicant registrations, viewing activity and offers received on properties all going in the right direction. A key factor in assessing the strength of the market is the number of viewings per sale and the time taken from initial instruction to exchange of contracts. Both of these statistics have improved to the benefit of our vendor clients.

The market review has been significantly underestimated by many. The banks are now stress-testing mortgages and applying new affordability criteria. We are very fortunate to have our own in-house team of Mortgage Advisors who have proved invaluable in guiding both vendor clients and purchasers alike through this uncertain period.
